Making Community Connections

As the days stretch longer, summer brings with it warmth and togetherness. It invites us to step outside, enjoy our surroundings, and our community.

With our children out of school and vacation planning in full gear – festivals, farmers’ markets, and family outings dot the calendar, offering us a chance to mingle, share stories, and renew friendships.

Along with the many shopping opportunities that pop up during summertime, don’t forget the many opportunities around town such as Flix & Kicks hosted at the many awesome venues in Brighton, offering free movies and concerts.

For those wanting to make an impact, look into volunteer activities and community projects that interest you, or start your own and build camaraderie and strengthen our community.

Let’s not forget our health. Summer is a great time for outdoor exercise, whether it’s a bike ride, a leisurely hike, or the competitiveness of a sports league – becoming more active is great for the mind, body and spirit!

Whatever sparks you, let the long sunny days of summer get you out doing what you love!

See you on the trail,

The traditional approach to estate planning in America is a challenging system, at best. The chance of a successful planning experience is remote if you define “success” as “meeting people’s expectations”.

Most people consider the subject of death and dying taboo, and as a result, professionals have created a reactive system that has the capability of producing as many problems as it solves. The process usually starts with professional advisors accommodating the individual’s desire to make the process as short as possible (think: trip to the dentist!). Sadly, as long as the experience is short and relatively painless, most “planning” experiences are treated as “successful”. However, this is an extreme disservice to you and your loved ones because those you love are often left to suffer the consequences of this type of planning.

Professionals rely on sterile form documents, with little effort to educate individuals about their options, and the additional steps necessary to actually produce results. This includes financial advisors who recommend simple document acquisition, and attorneys who perpetuate the myth that the documents accomplish everything. In reality, people accomplish the tasks associated with estate planning, and people receive the benefit, or bear the brunt of, the results produced through the planning process.

Understanding the steps needed for success, customizing the plan to fit your family, and preparing your family to effectively implement the plan are critical steps to producing a smooth transition upon disability and death. These steps are regularly disregarded in most estate plans because they take more time and effort.

There is a better process available for those who take the time to seek it out. If you have questions, I encourage you to gain more knowledge about the available estate planning options, by visiting www.EstatePlansThatWork.com to sign up for a complimentary educational workshop.

HelloJune! I’m sure I’m not alone in asking “how are we already halfway through 2024”, but here we are. at said, it’s a great time for a few highlights of the recent mixed bag of real estate news and trends according to economists and real estate thought leaders at Realtor.com.

• As of the mid-May report, mortgage rates dropped for a second consecutive week with news that inflation is continuing to ease slightly. Hopefully this will continue and not return to the repetitive mortgage rate seesaw we’ve seen the first part of this year.

• e second week in May saw the highest number of homes available for sale since August of 2020, and 35% higher than this time last year. is is good news for buyers and marks 27 consecutive weeks that home listings have been above the previous year’s levels.

• Time on market nudged up by one day, putting the national average for a typical home at 47 days on market in April.

• e median list price stayed the same at $430k.

• During the first three months of 2024, the median down payment homebuyers brought to the closing table was an average of 13.6%. at’s down from the previous quarter’s peak of 14.7%. While it may not seem like much, when you’re talking cold hard cash, it’s a savings of $4,400 the buyer didn’t have to come up with in a lump sum. It’s important to note that while it may make it easier for buyers challenged with saving a large lump sum to get into a home, if you do have some extra cash to put towards your down payment, it may save you in the long run.

Hearing In Noise

Several months ago, a woman came in with her significant other after he had gotten the new Genesis AI hearing aids. He was pleased with the performance and they wanted to know if there was anything that I could do for her. She was wearing her second pair of hearing aids that were just under 2 years old and she was having significant problems with hearing and understanding, especially in noise. She also was having problems understanding her friends during a weekly meeting. After removing wax from her ears and cleaning her hearing aids to see if it would offer any improvement, we set up an appointment for a comprehensive hearing evaluation. At that next appointment, we performed an air conduction test, bone conduction test, and a number of different speech tests. en we completed the speech-in-noise test which revealed just how difficult it was for her to understand in noise. Her brain just would not process multiple sound sources.

Upon finding this, I gave my recommendation for the Genesis AI hearing aids, and also recommended an assistive listening device called a Table Microphone to be used in noisy environments, such as restaurants, as well as at her weekly meeting. She decided she would like to try the devices and the following week we delivered them to her. As soon as they were fit to her, she noticed an immediate improvement in her hearing with the new hearing aids. Her ability to hear in noise improved slightly, but it still was not good enough for her to be comfortable in a noisy situation. We then reviewed how to use the Table Microphone and set a follow up appointment. When she returned the following week, she was ecstatic about the Table Microphone. She said she used it during the week, and that it was wonderful for her meeting, explaining that she heard and understood everything that was said for the first time since she started attending the meetings a number of years ago. Not only was she excited, all the other group members were excited

for her, and many expressed interest in getting the device for themselves. Since that time, I have recommended the device to several more people and had similar results.

Background noise can make it difficult for people with normal hearing to hear and understand speech. For those with even a mild or moderate hearing loss, background noise can make it impossible to understand speech. For some, simply amplifying the sounds is enough to help understand speech in background noise. But the more severe the hearing loss, and the longer a person has had hearing loss, the more difficult it becomes to understand in noise, even with hearing aids. Unfortunately, difficulty hearing in noise leads to a negative feedback loop where hearing loss leads to avoiding social interactions which leads to decreased ability to hear in noise and diminished mental and emotional health.

Hearing aid manufacturers continuously work to develop technologies and instruments to help improve hearing in all environments, but especially in noise. Some of these include advanced microphones, microphone placement, and multiple microphones on devices for directionality. In addition to hardware, the software that runs in the hearing aids works to distinguish different types of sounds and process them in such a way to make speech more audible. e latest technology actually uses processors that mimic the way the human brain separates sounds to hear in noise. e Edge Mode+ in Genesis AI devices also allows for real-time analysis and adjustments of current actual environment at just the touch of a button, and also allows for advanced adjustment using a smartphone app. For those who have lost the ability to understand in noise, external devices, such as remote microphones, table microphones or other streaming devices give a significant advantage as mentioned in the story above.

Like most of you, I am the type of person that if asked, will tell you that “family comes first.” ere is nothing more important I would say. And yet, there are those times that make one reflect, that hit you upside the head to make you realize that maybe you’re falling short of the mark.

Jerry was my father-in-law, him and I were very close. Over the years we became the best of friends. We would go play golf (par 3 mostly because I’m terrible at it), we did house projects together, from fences, to installing our sprinkler system, we would also work on computers, from building them to trying different types of Linux Operating systems. We’d spend time as a family too, having Sunday dinners, playing cards, and watching football; even though he hated it when I jumped out of my seat and yelled “Touchdown”, he’d say: “Oh, Willy, calm down!”

My mother in law, with whom I also had a wonderful relationship, had passed away only a year earlier from cancer, and now, Jerry was battling it too. To rid himself from it, he had decided to undergo surgery, which made him quite nervous. e doctors expected it to be a simple procedure. And as a matter of fact, he came out of it well.

My wife went to see him as he recovered, and he was in great spirits. ose days I was busy working on our apparel business, and trying to finish an order of embroidered jackets. My wife came back from the hospital and told me: “You should go see him, he would really like that!” I told her that I would go see him the next day, today I had to finish the order. But as you can imagine, I never got the chance. In the middle of the night, Jerry called and said that there were complications and needed to go back into surgery. His heart couldn’t bear the stress of another surgery, and I lost my dearest friend early that morning.

All these years I have regretted not being there with him and taking time for granted. I think back and realize painfully that no business dealing was ever more important than spending time with Jerry that day. Today though, I use that experience to remind myself of what is truly important. Life is made of little, simple moments with the people we love. And while we must make a living, there is nothing more valuable, more important than making time for those we love.

In your life, today, is there someone who would love to have a little of your time? Someone you could call or visit, but haven’t yet? Pick up the phone, or get in your car, take the time to be with them while time is still on your side.

at is something you will never regret.

Summertime

is almost here — and for many people that means it’s time to hit the road. But even if you decide to take a vacation, you’ll want other areas of your life to keep working — especially your investments. So, how can you prevent your investments, and your overall financial strategy, from going on “vacation”? Here are a few suggestions:

• Check your progress. You want your investments to be working hard for you, so you’ll need to check on their performance periodically — but be careful about how you evaluate results. Don’t compare your portfolio’s results against those of a market index, such as the S&P 500, which tracks the stock performance of 500 large U.S. companies listed on American stock exchanges. is comparison may not be particularly valid because your own portfolio ideally should include a range of investments, including U.S. and foreign stocks, corporate and government bonds, certificates of deposit (CDs) and other securities. So, instead of checking your progress against a market index, use benchmarks meaningful to your individual situation, such as whether your portfolio is showing enough growth potential based on a compounding rate of return to keep you moving toward a comfortable retirement and other long-term goals.

• Invest with a purpose. When you work intensely at something, it’s usually because you have a definite result in mind. And this sense of purpose applies to investing, too. If you buy a stock here, and another one there, based on “hot” tips you might have seen on television or the internet, you may end up with a jumbled sort of portfolio that doesn’t really reflect your needs. Instead, try to follow a long-term investment strategy based on your financial goals, risk tolerance, asset accumulation needs, liquidity and time horizon, always with an eye toward where you want to go in life — how long you plan to work, what sort of retirement lifestyle you envision, and so on.

• Be strategic with your investments. Over the years, you will likely have a variety of competing financial goals — and you’ll want your investment portfolio working to help achieve all of them. at means, though, that you’ll likely need to match certain investments with specific goals. For example, when you contribute to an IRA and a 401(k) or similar plan, you’re putting away money for retirement. But if you want to help your children go to college or receive some other type of post-secondary education or training, you might want to save in a 529 education savings plan, which allows tax-free withdrawals for qualified education expenses. Or, if you want to save for a short-term goal, such as a wedding or a long vacation, you might choose an investment that offers significant protection of principal, so the money will be available when you need it. Ultimately, this type of goals-based investing can help ensure your portfolio is always working on your behalf, in the way you intended.

When you take a vacation, you will hopefully be more relaxed and refreshed. But if you let your investments stop working as hard as they should, the results could be stressful. So, be diligent about your investment strategy, monitor it regularly and make those moves appropriate for your situation. By doing so, you can’t necessarily guarantee a long day at the beach, but you’ll have a good chance of enjoying a sunny outlook.

Don’t

I have been thinking a lot about summertime and vacations. Recently, I realized that if I was at retirement age and not retired yet, summer would definitely make me want to retire.

When we think about retirement, we start to look at all the areas we have had coverage while working. When you have a job with benefits, you’re used to having healthcare, dental & vision insurance, maybe life insurance, and a 401k. When you leave your employment, what do you do with all of that and how do you move or replace it?

Looking at Medicare, it may come as a surprise to you but Medicare is not free. Medicare comes in two parts. Part A commonly is “free” because when you work in the US for 40 quarters (or 10 years) you pay into the Medicare tax long enough to justify premium free Part A. Part B, however, does have a monthly premium. e standard monthly premium in 2024 is $174.70.

is means that as you’re figuring out what you’ll be spending in retirement, you have to calculate the cost of having Medicare. is premium is not a fi xed premium. Each year the government determines what the new premium will be and implements that across the board each January 1.

Some of the other benefits you have through your employer can be encapsulated in a Medicare Advantage Plan, like Dental & Vision benefits. Other times, you can get them as stand alone policies and I’m always happy to help you learn more about these.

If losing your employer sponsored life insurance is also a concern for you, as a Life & Health Insurance Agent, I can help you price out a replacement policy. Even if that just means covering your final expenses and making sure your family doesn’t have to come up with the funds to cover a funeral. Remember, the advice of an insurance agent is free. I don’t charge a fee to help you through the retirement adjustment. Please call or text today.

Moving??

Spring is here! Did you know that most people tend to move homes during the late spring through the end of summer, with the peak moving season stretching from May to August. This period is popular for several reasons. The warmer weather makes moving conditions more favorable, as opposed to dealing with weather that can complicate moves in fall and winter. Additionally, families with children prefer aiming to settle into their new homes before the new school year begins, thereby minimizing disruption to their children’s education and social lives.

No, I’m not a real estate agent LOL! My passion is, and continues to be, helping individuals and families obtain a health insurance plan that best matches their needs. This time of the year, I want to remind you that when you move, you may have the option to change your health insurance coverage. Depending on your unique situation this may be an opportunity for you to increase your benefits and/or reduce your costs.

If you or someone you know is moving and you’d like more information about the possibility of changing your health insurance plan, give us a call. We can help and our service is at no cost to you. We offer Medicare health insurance along with health insurance for those not yet Medicare eligible, (those of us under the age of 65).

“ ere are known knowns. ese are things we know that we know. ere are known unknowns. at is to say, there are things that we know we don’t know. But there are also unknown unknowns. ere are things we don’t know we don’t know.”

Everyone has areas of expertise, something they are very skilled at. You know all the details about that and can speak intelligently about it. Everyone has areas that they have very little knowledge or skill in, and they know that. Such as if you’re NOT a Doctor, you know that you are not qualified to practice medicine. You know that you don’t know. e tricky area is the things that you don’t know that you don’t know. ink of those experiences where you exclaimed: “Oh wow! I had no idea that even existed.” Prior to that experience, you din’nt know that you didn’t know about that. And finally, many of us have things we belive in, and “know in our hearts” to be true, such as our faith in God. Yet, if someone asks you for proof of his existence, all you have is your own inner “knowing,” and no scientific discussion will dissuade that knowledge. is is knowledge as belief. So there are different types of knowledge.

Energy healing, past life regression, soul retrieval, healing trauma that has been passed down from your ancestors . . . these are techniques and practices that are time honored, and at the same time - hard to pin down. If you watched me performing any of these services you might now actually observe much with your eyes, yet if you were experiencing this service, you WOULD feel a difference, and leave with a “new knowing.” at which you didn’t before know, you now know.

Many have told me of their questions about energy healing, a hesitancy to try it out, because they don’t really understand it, they have no “knowledge” of the techniques or the energy used. But after a time, maneuvering through their lives with the same unresolved dissatisfaction or complaint, they make their way to my office to discover what they don’t know, that they don’t know.

Maybe you will to? How long have you been wondering? How deep is your dissatisfaction? Just because you can’t find the answer with what you already know, doesn’t mean there is no answer for you. All my services are 25% off in June. You find out more at Wellyssaswell.com. en call or text 720-732-5798 to make an appointment.

Navigating Gig Economy Income and Tax Obligations

Gig economy income is becoming increasingly popular as more people turn to freelancing, ridesharing, food delivery, and other types of contract work. is flexible work model offers independence and supplemental earnings, but it also requires careful tax planning. Understanding how gig economy income impacts your tax obligations is essential.

In the gig economy, you’re typically classified as an independent contractor rather than an employee. is means you’re responsible for reporting your earnings directly to the IRS, often using Form 1099-NEC or Form 1099-K, which you receive from clients or gig platforms. Unlike traditional employment where taxes are withheld from your paycheck, gig workers usually receive their full earnings, and it’s up to them to pay the taxes due. is includes not only federal and state income taxes but also self-employment tax, which covers Social Security and Medicare contributions.

To accurately report your income, keep thorough records of your earnings and deductible business expenses throughout the year. ese expenses may include vehicle costs, home office expenses, software, and marketing costs, among others. Deducting these can lower your taxable income and reduce your overall tax liability.

e IRS offers a Gig Economy Tax Center to help you understand your obligations. It provides guidance on determining if you’re self-employed, required forms, and tips for fi ling. To ensure accurate and timely payments, consider making quarterly estimated tax payments using Form 1040-ES.

Being proactive with your tax planning helps avoid surprises and penalties. By understanding the tax implications of gig work and leveraging the resources available, you can better manage your finances and ensure compliance with tax laws. Need help understanding how to report gig economy income? Give us a call at (720)949-7733.

Sports and School

During the summer there tends to be an increased need for physicals as many schools and sports teams will require an up-to-date physical or annual wellness exam. Wellness exams include routine vaccines, continued growth monitoring, evaluation for participation in sports and routine screenings such as development, hearing, vision, and mental health screenings.

Schedule sports physicals early for student athletes to avoid the lastminute rush and ensure they are ready to play when the season begins. Kindergarteners and 6th graders are often due for routine vaccines to keep them up to date. Students who need medications at school will likely need refi lls and new paperwork to access these medications.

To ensure the transition back to school and sports is as seamless as possible be sure to call and schedule any necessary visits with your child’s primary care provider early. Please feel free to call our office for questions regarding physicals.

What to Expect for the 2024 Summer Housing Market

Onetruism about the housing market is that it changes constantly to favor sellers or homebuyers. Seldom does a balanced market exist where buyers and sellers are more evenly matched except for summertime, when schools are out. at’s why it’s the busiest of homebuying seasons.

To be a better prepared buyer, you should get prequalified for a mortgage loan, and if costs are too high, you should lower your debts and pump up your savings for a down payment until you’re ready to buy.

If you’re looking to sell, you should get your homes in top condition so you can command the highest price possible. But the most important step is to build a strong relationship with your Berkshire Hathaway HomeServices Forever Agent

Your Forever Agent® can help you, whether you’re a buyer or seller. With a vast amount of data at their fingertips, they can keep you abreast of any changes in your local market. is spring, for example, the share of homes with price reductions was the highest since January 2017 and mortgage interest rates dropped slightly, which enticed sidelined buyers back into the market.

269 E. Bridge Street, Brighton, CO 80601 303.659.0223 • info@brightonchamber.com

Freddie Mac predicts that interest rates won’t drop by much before June 2024, so homebuyers and sellers should be aware of the importance of having good credit. As banks tighten lending standards for unsecured loans like credit cards, they’ll favor purchase mortgages for borrowers and home improvement loans for sellers who’ve protected their credit without high balances, late payments or defaults. Mortgages are also secured by the borrower’s home.

Your Berkshire Hathaway HomeServices Colorado Real Estate Forever Agent SM is always here to help with your real estate needs and questions. Call us at 303-905-8850 or visit BHHScore.com
