Assummer shifts into high gear, we find ourselves in more of a rush.

Midyear Real Estate Snapshot –It’s a Mixed Bag
There are no two ways about it, the housing market is quite the mixed bag as we hit the halfway point of this year. According to the most recent (as I’m writing this) Realtor.com Weekly Housing Trends report, median home listing are up a little over one percent over the prior week, new listings are down about 25 percent over this time last year, the time houses are staying on the market is up a couple of weeks over this same period last year, and, of course, mortgage rates are much higher than they were at this time last year. e biggest takeaway from those four stats, there is still movement in the market, and it appears to be gaining some momentum, albeit more slowly than last year.
So, all that said, there are still reasons to smile peeking out amongst reasons to slow down and take a deep breath, and reasons to frown. If you save and invest for decades, you’d like to know you can retire without financial worries. Nonetheless, you still have to be aware of some threats to a comfortable retirement — and how to respond to them.

• Inflation – Inflation has been high recently, but even a mild inflation rate can seriously erode your purchasing power. In fact, with just a 3% inflation rate, your expenses could double in about 25 years — and your retirement could easily last that long. So, if you’re going to rely on your investment portfolio for a sizable part of your retirement income, you will need to own a reasonable number of growth-oriented investments, such as stocks or stock-based funds, whose potential returns can equal or exceed the inflation rate.
• Excessive withdrawals – Once you retire, you should establish a withdrawal rate for your portfolio — an amount you can take out each year and still feel secure that you won’t run out of money. Some people make the mistake of withdrawing too much, too soon, once they’re retired. Your withdrawal rate should be based on several factors, including your age at retirement, the size of your portfolio and the amount of income you receive from other sources, such as Social Security. A financial professional can help you determine a withdrawal rate that’s appropriate for your needs.
• Market volatility – e financial markets will always fluctuate. When you’re still working, this volatility may not be such a problem, as you have years or decades to recover from short-term downturns. But when you retire, you don’t want to have to sell investments when their price is down. To help prevent this, you can tap into the cash in your portfolio, assuming you have enough to cover several months’ worth of living expenses. You could also draw on a CD “ladder” — a group of CDs that mature at different times — to provide you with resources for the next few years and allow your equity investments time to recover their value.
• Unexpected costs – You had them when you were working, and you’ll probably have them when you’re retired: the furnace that breaks down, the car that needs a major repair, and so on. But if you’ve established an emergency fund containing a year’s worth of living expenses, with the money kept in a liquid account, you may be able to “ride out” these costs without jeopardizing your investment portfolio. Be sure to keep these reserves separate from your typical day-to-day accounts to avoid the temptation of spending your emergency money.
• Health – Retirees may face more health concerns than younger people, and those concerns often come with larger medical bills. at’s why it’s important to maximize the benefits from Medicare or your Medicare Advantage plan. Also, if you contributed to a Health Savings Account (HSA) while you were working, and you haven’t depleted it, you can use the money in retirement. How are chronic pain and sleep disturbance interrelated? Pain disturbs sleep and sleep disturbances exacerbate pain. Impaired sleep is a predictor of pain, leading to a risk of chronic pain. Narcotic pain medications (acute or chronic) can affect your breathing, and increase your risk of sleep apnea. Patients diagnosed with sleep apnea who are on narcotics have a greater likely hood of morbidity and mortality. If you snore loudly, are overweight, or fatigued, sleepy, and irritable, throughout the day, you could have sleep apnea.

Imagine walking into your local gym, and as you make your way through the rows of machines, you notice this guy that only has one arm doing arm curls. Even more surprising, he has no legs either. Automatically, for most of us, the first impulse would be to feel sorry for him. “Wow, a man with no legs and one arm, how terrible is that?” One may think…
Well, meet Nick Santonastasso, who not only does not feel sorry for himself, but is an amazing motivational speaker earning millions of dollars touring with the likes of Tony Robbins. A few weeks ago I had the good fortune to see Nick live at an event here in Denver. ere were many wonderful speakers like Irving Magic Johnson, Marcus Lemonis, Terrell Davis, and others, but Nick was my favorite that day.
Nick touched on many great topics, but what I would like to relate to you here are his thoughts on our life focus. Because what we focus on, we get more of. e big question Nick put to us was:
“In your life, do you focus on the things that you have? Or the things that you don’t have?”
“As a man with one arm and no legs, if I woke up every day focusing on what I don’t have, it would be horrendous’, he said. But the negativity wouldn’t end there. He continued: “Focusing on what you don’t have makes you feel bad. When you feel bad, you take bad actions, and you get bad results… Welcome to the cycle.”
Conversely, as a young man of twenty two Nick decided to become a bodybuilder, he moved to another city, and in the process met many great people who saw in him a man with amazing vision and motivation.
Now in his late twenties, Nick is an inspiration and a challenge to many of us who while physically able, are many times handicapped by our negative mentality, our victimhood syndrome, our laziness, or any other self defeating mental jails we’ve created for ourselves.
When we open our eyes, truly open them, and see all the wonderful gifts that we have today, combined with the opportunities and possibilities in front of us, our world will look much more positive, and our results will follow suit.
I am truly thankful and blessed to have the opportunity to meet people like Nick in the world, resilient individuals who show not just by words, but especially by their actions, how we can be truly happy if we make a positive change, a change that starts within our minds.

Since we are now mid-year, I thought I would take time to offer some reminders for your Medicare coverage.
If you have a Medicare Advantage Plan, don’t forget all the benefits that come with that plan. Here are a few that might be included in your plan: Dental insurance, Vision insurance, Hearing coverage, credits to spend on Over-the-Counter items, and transportation benefits. Remember, to receive these benefits, the facilities need to be in the network.
e credit for Over-the-Counter (OTC) items either comes to you monthly or quarterly. ese benefits need to be used in that time period. Unfortunately, they do not roll from one period to the next. ey are designed as a “use them or lose them” benefit.
Some of the carriers are allowing you to use your OTC credits in retail stores and/or with their online catalog. See your plan details to know where you can spend your credits.
If you are on a Medicare Supplement, you may have an annual deductible. is is a dollar amount set by Medicare itself, not your insurance carrier. For 2023, that deductible is $226. Once you have paid the first $226, the plan kicks in and works like it is designed. e Plan G will pay all the remaining Medicare approved medical and hospital expenses for the year.
e Plan N will pay for most Medicare approved expenses leaving you with an occasional copay for a MD visit or ER visit.

For many years, my children had a small stuffed animal that was sent to me by a hearing aid manufacturer. e toy was a promotional item to raise awareness of a “Revolutionary New Product” that had a ribbon around the neck with the name of the product stitched on it. My kids called the animal by the name written on the ribbon, not knowing where the name came from. If it were not for that item, I do not think I would remember the name of the technology or that it ever existed because it turned out to be a total flop.
At the beginning of this year, I became aware of a new hearing aid technology that was going to be announced in February. e product was made available to the public in March after five years of intense development. Part of me was excited and wanted to advertise the arrival of the new technology right away, but at the same time I had a wait-and-see attitude because over the last 15 years I have seen many hearing technologies that sounded amazing turn out to be less than stellar.
Numerous times over the last decade and a half I have gotten excited and told all my patients about new technology advancements. Some of them never actually came to market, some were less impressive than advertised, while others were amazing improvements. For some of these technologies, the only indication that they ever existed is the promotional items such as the stuffed animal I mentioned before.
Some technologies are revolutionary and become industry standards,
with new products being created that implement improvements built on the successes of past technology. Some examples include directional microphones, feedback cancellation and Bluetooth connectivity. e first generation of Bluetooth compatible devices showed huge promise and led to other devices that significantly changed the hearing aid industry. However, limitations in the original technology resulted in most of the first-generation devices being replaced with improved devices.
Now, after two months of experiences with patients using the latest technology, I have decided that it is definitely worth announcing and endorsing the Genesis AI hearing devices from Starkey Hearing Technologies. What is Past Life Regression? Many believe that we have lived multiple lifetimes upon this planet. I certainly do. Your past experiences effect your present life, things that you experienced in childhood, past relationships, skills that you have learned, particular talents and gifts that you were “born with,” are all brought forth to make you who you are today. And that is true for past-life experiences as well. Maybe you’re a musician because you were a musician before? Maybe you’re called to take a certain path in life, because you didn’t complete that path in a previous life? Maybe you’re afraid of something in this lifetime, because you had a bad experience in a past lifetime? All of these things are possible, and I’ve seen many more in my practice.
Why do I need this? You might just be curious? Doing a PLR is always interesting and illuminating, you might not need a particular reason to do one. But maybe you find yourself engaging in activities, behaviors and beliefs that don’t serve you, or that seem out of character, or inappropriate to the situation at hand? You are drawn to something and you don’t know why? Do certain responses and emotions seem programmed or out of your control? Do certain things, places, smells or a particular person trigger fear or anger in you, that doesn’t seem right? Do you suffer from repetitive nightmares? All of these things can be a sign of a past life memory effecting your behavior in this lifetime.
How does a PLR work? I will take you into a state of trance or light hypnosis and then guide you to that particular past life, which is being triggered, or that we have decided to work with, so that we can seek answers to your questions or relief from a specific struggle or circumstance recurring in your life. We will take a look at what happened, do work to bring healing or completion of that event, discover how it’s linked to your current life and sever that connection, if appropriate. You will be left with a greater understanding of yourself, and in many cases, the recurring patterned or nightmare will disappear, as the issue has now finally been resolved. PLR is deep and personal work, which will have lasting healing effects, in this lifetime and in your next.

Road Trip Safety
At any age a road trip with friends is one of modern life’s great pleasures, and for the young, one of the exciting steps to maturity, independence, and self-reliance. We Americans love books and movies about road trips and at some time most of us will be included on one. Our teens and young adult children are probably highest on the list of likely road trip participants. It’s worth the time to consider and discuss with teens and preteens the important and practical safety aspects of climbing into a car headed for the open road. What should you check on before departing with your friends? Some items to consider are:
Is the registration sticker on the license plate current? Do you have the car’s license number, make and model in your memory or better yet, your phone? Is sobriety an agreed upon requirement for driving? Do you have roadside assistance coverage and is their contact number in your phone?
Are the registration and proof of insurance easily accessible to the driver, and do all potential drivers have their licenses on hand? Imagine getting pulled over in the next 5 miles and plan accordingly.
Who is the designated driver? Does everyone have a cell phone with the phone numbers of a parent of every other person in the car? If you needed their health insurance information could you easily/quickly get it? Is there a cell phone charger in the car? A charged cell phone is always the number one safety device while traveling. What are the group’s agreements on the route, stops, and payments for gas? Who is the designated navigator? Is there a second set of car keys and where? If you lose your credit card is the cancellation phone number in your phone?
Have you photocopied all the ID and credit cards in your wallet so you know exactly what’s gone if the wallet disappears? Smoking and smoke exposure is largely a question relegated to the past but if anyone insists on lighting up, be prepared to tell them that you don’t have permission from your pediatrician to remain in the car. Vaping is also a harmful exposure: it is not just water vapor but it is time to leave the dark ages of nicotine addiction/dependency behind us. Nicotine is a previous generation’s affliction, unworthy of perpetuation.
Who in the group knows how to change a tire and are the spare and jack in the trunk AND well maintained? Who In the group knows how to jump a car, and are there cables in the trunk?
How much night driving will there be and who will drive at night? Who will NOT drive at night?
Things to pack: A box of TicTacs/breath mints and a Vicks VapoInhaler handy in the driver’s door pocket or in the clean ashtray, for ready access by the driver, in the dark. A mouthful of breath mints and/or a sniff of Vicks will fight off the sleepies and help to focus the mind even in the dark. And when this is needed, it is time to stop, walk, and change shifts. A small cooler of water and sodas for everyone. Pushing fluids makes your pediatrician happy and ensures regular stops for bathroom breaks, a brief walk, and reassessing the travel plan.
Other things to pack: a trash bag, window cleaner and paper towels, and a well charged jump starter kit. These are cheap, compact and a valuable gift for any new driver or teen (available on Amazon, Walmart, etc.).

Pushing Past Obstacles to Physical Activity

Despite the benefits of regular physical activity, many families have excuses for why they aren’t more active. Benefits of physical activity include spending time with friends and family, maintaining a healthy weight, improving body image, increasing energy levels, decreasing stress, and just plain having fun! Some excuses or barriers to getting enough activity include things like: “I don’t have enough time,” “I’m not good at any sports,” “I’m too overweight,” or “My neighborhood just isn’t safe enough.”
For each obstacle, there are several solutions that could work. One suggestion is to build activity into your day (such as taking the stairs, walking the floor of the mall once before shopping, or parking the car far from an entrance to walk more). If sports is an issue, try other enjoyable activities such as dancing, hiking, riding a bike, or swimming. Sometimes having an “exercise buddy” to be active with 2-3 times a week will increase how much fun you have and keep you on track.
Starting slow with 10-15 minutes of activity per day and then regularly increasing activity time is good for those who feel they are too overweight or lack the endurance to be active. If outdoor activities don’t feel safe enough in your neighborhood, then indoor activities such as dancing or workout DVDs are an option. Most communities will have a YMCA, Boys & Girls Club, or local recreation center available; signing up can be an incentive to use the facility for physical activity. Finally, consider writing down a personal activity plan as a guide for keeping on track.

116 acres of significant farmland and water preserved in Historic Splendid Valley
Offered by: City of Brighton
TheCity of Brighton and Adams County, with the expertise of The Conservation Fund, have successfully preserved the 116-acre Wagner-Mayhew Farm and its related 115 shares of senior water rights. The farm is located in Historic Splendid Valley, the vibrant agricultural area south of Brighton and within the Greater Denver Metropolitan area. This partnership, along with significant grants from the Adams County Open Space Sales Tax program and Great Outdoors Colorado (GOCO), have enabled Brighton to purchase the Wagner-Mayhew farm, with a conservation easement held by Adams County placed on this property, allowing farming to continue while ensuring the land will not be subdivided or developed.
Immediately adjacent to Brighton’s southern boundary, the farmland is located on the northeast and southeast corners of Sable Blvd. and 144th Ave., adjacent to other preserved farms to the northeast, west and southwest. The preservation of this area furthers the mission of Historic Splendid Valley to protect one of the state’s last remaining areas of urban agricultural land with available water rights to ensure food production can continue for the benefit of the local community and region.
The Conservation Fund, a national environmental nonprofit focused on conserving land and water for the benefit of local communities, acquired the property from the Wagner-Mayhew family when it came up for sale. The Conservation Fund then held the property for several months until the conservation easement to Adams County and sale to Brighton could be completed. This “buy-protect-sell” strategy enabled The Conservation Fund to acquire the Wagner-Mayhew Farm when it was for sale, securing the farmland for future conservation by the city and county.
A $977,000 grant awarded by GOCO, which is funded by Colorado Lottery proceeds, was combined with $5,312,000 from Adams County to complete the conservation easement, permanently protecting the property’s irreplaceable soils, water rights, and open space resources.
The Wagner-Mayhew Farm is one of the largest parcels to remain in agricultural production in Historic Splendid Valley with its cultivated fields of onions, sweet corn, cabbage, and other food crops forming the “agricultural gateway” to Brighton from the south. The preservation of this property brings the total land preserved by the City of Brighton and Adams County in the Historic Splendid Valley to 560 acres, which includes both privately owned lands under agricultural conservation easements and lands owned by the city or county for agricultural preservation.
