As
summer approaches, I have been thinking a lot about kids and summer activities. Summer is such an anticipated season with thoughts of sun, sunburns, BBQs and vacations! It’s one of my favorite times of the year, as I love to pool-sit and hang out with our kids and now grandkids! On a deeper level, I spend a lot of brain power on how I can support them over the summer with their mental, academic and physical health. The options are endless! Summer seems so long at the beginning and then I find it’s over with a long list of things we just didn’t get to. In our family we like to consider Good, Better, and Best. Some options are good, but others have the best long term effects. What will be the best for you and your kids this summer? Where do you feel your time and energy are best used (physically and financially)? We have 5 little grandchildren now. They are being raised with “all the things” that parents do to love and protect their little ones. I recommend taking the time as a family to discuss and make a list of your summer bests. Each child might have a different best, and that’s ok. Family is about give and take, and finding the balance together. Y
ou’ve made the decision to sell your home and need to establish the asking price. With limited inventory and bidding wars that exceed asking price, the temptation to over-price your home can be challenging to resist. I cannot stress enough how risky overpricing with a “start high and negotiate down to the price you really want” approach can be. There are critical factors you should consider, and discuss with your realtor, when setting your price. First and foremost, by pricing too high, you risk excluding potential buyers because your home won’t fit their search criteria (number one factor is price). Pricing too high risks extending the days on the market (DOM) which, in times when most homes are going under contract almost as soon as they are listed, can be a huge red flag for potential buyers and discourage them from even considering your home for fear there’s something wrong with it. Additionally, potential buyers may decide to wait and see if the price decreases. By pricing too high you encourage potential buyers to submit low-ball offers, figuring they need to start lower and leave room to negotiate up. Pricing too high helps other more accurately priced homes on the market look better. Last, but not least, over-pricing can cause appraisal problems and jeopardize your buyer’s financing if the variance is too drastic. All in all, over-pricing your home with the hope of realizing a little extra reward can end up accomplishing the opposite when you consider that you’ll continue paying taxes, interest, insurance, HOA fees, and utility bills because of the delay which you wouldn’t otherwise need to pay. It brings to mind the saying “A bird in the hand is worth two in the bush.” In a nutshell, with good pricing strategy, you increase the odds of multiple offers that escalate into a bidding war and potentially that desired higher price. an investor, you can easily feel frustrated to see short-term drops in your investment statements. But while you cannot control the market, you may find it helpful to review the factors you can control. Many forces affect the financial markets, including geopolitical events, corporate profits and interest rate movements – forces beyond the control of most individual investors. In any case, it’s important to focus on the things you can control, such as these: • Your ability to define your goals – One area in which you have total control is your ability to define your goals. Like most people, you probably have short-term goals – such as saving for a new car or a dream vacation – and long-term ones, such as a comfortable retirement. Once you identify your goals and estimate how much they will cost, you can create an investment strategy to help achieve them. Over time, some of your personal circumstances will likely change, so you’ll want to review your time horizon and risk tolerance on a regular basis, adjusting your strategy when appropriate. And the same is true for your goals – they may evolve over time, requiring new responses from you in how you invest. • Your response to market downturns – When the market drops and the value of your investments declines, you might be tempted to take immediate action in an effort to stop the losses. This is understandable – after all, your investment results can have a big impact on your future. However, acting hastily could work against you – for example, you could sell investments that still have solid fundamentals and are still appropriate for your needs. If you can avoid decisions based on short-term events, you may help yourself in the long run. • Your commitment to investing – The financial markets are almost always in flux, and their movements are hard to predict. orses have always had a special appeal for youth. This is depicted in a lot of movies out there where a troubled teen works on a ranch, meets a special horse and adult mentor, and turns their life around. While this is fictional, there is still a lot of truth to it. What is it about horses? And why does being around horses help people to be more open about their feelings and more receptive to feedback? From a scientific standpoint, there is a growing body of evidence that a horses’ electromagnetic bio-field has the ability to regulate our nervous system when we are within 30 meters. What this means is, by being in their mere presence we can get out of our heads and feel calmer. Horses live in the present moment, and when we interact with them they have the power to ground us and help us learn what it means to just be. Horses also desire connection, which is most obvious in the herd, however they connect deeply with humans and other animals. This connection can make us feel joy, love, and belonging. Kim Swaney is the owner of The Happiness Ranch (located 15 minutes from downtown Brighton), and she founded the non-profit Happiness Through Horses. Being a horsewoman herself, Kim understands the very deep bond that youth, and in particular teenage girls, develop with horses. She sees this as an opportunity to offer young people coaching and mentoring alongside horses and other farm animals in a rural setting. Research also supports how impactful outdoor interactions with animals and nature can be for struggling youth. With well-established evidence to support the programming being offered, Happiness Through Horses primary goal is to provide youth with hope and towards a promising future as successful adults. This summer’s SelfLeadership class starting June11th has openings and scholarships available.

Who You’re Going To Call
You Graduated, Time to Start Over Offered by: Colorado Karate Club
O
S
eems to me that this year I have attended more High School graduations and graduation parties than usual. My daughter’s for one, other family, and friends too. It is amazing to see these, once little rambunctious toddlers, are now adults, and getting ready to take on this scary world. It is interesting to think that after having finally achieved this milestone, these young folks now face all new challenges, college, work, armed forces boot camp, and much more. Although, that is just how life goes, a series of climbing, achieving, and starting over again. This reminded me of how our students are promoted in Karate, brought down from the high spot they have earned into the bottom of a new class. At our Karate school, after rank evaluations, many students are promoted from one class level into the next, pre-Karate to beginners, beginners to the intermediate, and intermediate to advanced. The student has earned the promotion by demonstrating discipline, skill, and by distinguishing him/ herself above the rest, becoming top of their class. However, after being promoted, they find themselves now at the bottom of the totem pole. Things are suddenly hard in the new class, other students seem so much more competent. In the new class they are now following instead of leading, struggling instead of excelling, looking up from the bottom of the hill rather than down from the top of the mound. The question is whether they will endure this shock to their ego for a small amount of time, so that they may become top of the class again, be promoted again, and start over again... but at a higher level each time. I like to think that by experiencing these challenges early in life, many of our Karate students learn to take these life cycles of “achievement and starting over” in a more positive way. Their minds have been trained to see new beginnings as signs of progress, and the new challenges as exciting opportunities which they may embrace wholeheartedly. As I watch all these young smiling faces walking with cap and gown to receive their diplomas, my hope is that their minds are strong and their egos kept in check as they approach life outside the comfort and security of home. These new experiences may be difficult at first, but by enduring and overcoming them they will become stronger, more resilient, and unstoppable in every facet of life. To the graduating class of 2022, our congratulations and best wishes in all your future endeavors. Stay strong, work hard, and never give up.

O
ver a 20-year period, The Williams Group interviewed 2,250 families who actually went through the estate transfer process. The study found that 70% of the families lost family harmony and wasted assets in the settlement of the estate. The issue that undermined the successful implementation of the estate was the breakdown in trust and communication among family members. So, how do we avoid our families fighting after our death and spending our hard-earned assets on unnecessary battles and high-priced litigation attorneys? The single most important factor is preparation. To have an effective transition upon your death, it is critical that you have a well thought out plan that your family understands how to implement and what to expect upon your disability or death. A common pitfall of planning is naming one family member as a beneficiary and trusting that they will divide it among the other family members. This almost always results in family problems. Since there are no written instructions, if the family member wants the assets more than maintaining a relationship with the rest of the family, they simply keep the assets. This will result in the other family members never speaking to them again, or hiring a lawyer and suing them on the assumption that you had a different intention. Another major mistake is purchasing a will or a trust and assuming that your estate plan is complete. This is the equivalent of buying a bicycle with “some assembly required” and assuming that the project is done because you have a set of instructions and a bunch of parts. Wills and trusts are simply “a set of instructions”. If they are not properly implemented, it will result in a mess after your death. Protecting your hard-earned assets and the family relationships requires time and effort. But it is time and effort well invested for the future of your family. When putting together an estate plan you should look for professionals who are focused on getting results, not just selling you a set of instructions. If you think about it, the people selling the instructions are the ones who make money cleaning up the mess after your death.

Dear Dad, Happy Father’s Day! This is the fifth Father’s Day without you here, and it’s still hard for me to believe. A lot has been happening down here on Earth and I wanted to keep you updated. We’ve had three blood drives in your memory so far, and plan to have even more this year. It’s important for me to share the reasons I donate blood and how your leukemia diagnosis has made donating even more important to me. Did you know that one donation of blood can help save up to three lives? We have had several first time donors join our blood drive in honor of you, and it’s been amazing to watch these life-saving heroes save the lives of strangers they will never meet. The non-profit founded in your memory, Ripbeams, is still at it and going strong. Since our journey began on 02/03/2018, we have received 9,102 beanies, scarves, blankets and animals that we have turned into “Ripbeams” and given to kids with cancer. We have volunteer instructors that continue to teach classes in the community and schools on how to knit or crochet a beanie. We are hopeful that the hospitals will start accepting donations again, as they ceased during the COVID-19 Pandemic. As a result, I have securely stored thousands of beanies in my basement until we can get Ripbeams on the heads of kiddos. Prior to the Pandemic, we had Ripbeams on the heads of kids in 39 states. I wish more than anything I could call you on this Father’s Day. I miss your voice, your laugh, your bear hugs and you. I would say to you, Dad, thank you for loving me and being my dad. From the time I was young until we both become older, you never gave up on me or my dreams. I followed in your small business owner footsteps and am grateful to still be here in our community, doing what I love and being able to provide employment for my team. Thanks for showing me the way. I love you dad. I miss you so much. Happy Father’s Day.

your plan makes changes to their benefits, premiums, copays, or networks, etc. The modifications generally go into effect as of January 1st of the following year. The plan sends out a notice in September so that you have time to review the plan changes. If you are unhappy with those changes or looking for benefits that may be enhanced with a different coverage, then you can use the Medicare Fall open enrollment window to select a new plan that will begin January 1st. Some individuals qualify for changes year-round. Plan to use your routine and preventative services before fall if possible. This will allow you the opportunity to make the most of your coverage and be ready to change plans if desired. Doctor’s offices are overly busy seeing patients that delayed care during the last 2 years. Often you may have to wait weeks to get an appointment scheduled, so now is a great time to plan and schedule your care. Completing any care prior to year-end will leave you ready to evaluate your coverage and make a change if needed. If you are involved in a course of treatment that spans from one year to the next it will be more difficult to determine if a change would be a good option. If you need help understanding benefits and applying for additional support you may qualify for, please give me a call.

Family Eyecare of Brighton Welcomes Dr. Yessica Cañas Dr. Cañas
grew up in the city of Brighton, Colorado. She attended North Elementary, Vikan Middle School and received her diploma from Brighton High School. At BHS she was an active member of DECA, NHS and Link crew where she learned the building blocks for leadership in the community. She attended the University of Colorado Boulder where she obtained a Bachelor of Arts in Integrative Physiology with a certificate in Public Health. During her time at Boulder, she became an active member of Pi Lambda Chi Latina Sorority Inc., and the dance group, Grupo Folclórico de Boulder. Dr. Cañas received her doctorate degree from Midwestern University Arizona College of Optometry. During her time in Arizona she was a member of the American Optometric Student Association, American Academy of Optometry Student Fellow and Student Chapter of Volunteer Optometric Services to Humanity. Dr. Cañas recently moved back to Brighton, her hometown. Growing up in Brighton made her appreciate the importance of community and kindness towards others. Patients should be treated like the neighbors we are. Care for patients as if they were family is her motto. Dr. Cañas enjoys all the wonderful outdoor activities the state has to offer. She enjoys running, skiing, kayaking, hiking, and paddle boarding. When she is not spending time with family, she enjoys learning new cooking recipes. ummertime is a great time to schedule your child’s and adolescent’s annual well visit exam at your primary care pediatrician office. The American Academy of Pediatrics recommends yearly well visits starting at 3 years old with screening on growth, development, nutrition, hearing, vision, and behavior. The Center for Disease Controls (CDC) schedule for vaccinations boosters are at the ages of 4 and 11 years old with yearly flu vaccination starting in the fall. Your child’s annual well visits incorporate reviewing child’s vaccination records, providing screening questionnaires focusing on your child’s growth, development, and behavior. Your primary care provider can also complete school forms such as an asthma action plan, allergy plans and medication administration forms for the school nurse. Completing your child’s well visit in the summer prepares your child for a jump start for the new school year. Please remember to bring in your child’s vaccination records, list of current medications and forms that need to be completed for school for your child’s annual well visit exam. In addition, for providing a yearly well exam during the summertime your primary care pediatrician can also provide school sports physicals at the well child exam. The sports physical exam focuses on your child’s/adolescent’s overall health while providing key screening tools promoting a healthy athlete. The sport physical includes making sure your child is up to date with their vaccinations and accessing their growth, development, nutrition, and behavior. Kick off the fall sports season and school year with a well exam/sports physical this summer to ensure that you have a healthy athlete that is prepared for the season. I will take you into a state of trance or light hypnosis and then guide you to that particular past life, which is being triggered, or that we have decided to work with, so that we can seek answers to your questions or relief from a specific struggle or circumstance recurring in your life. We will take a look at what happened, do work to bring healing or completion of that event, discover how it’s linked to your current life and sever that connection, if appropriate. t any age a road trip with friends is one of modern life’s great pleasures, and for the young, one of the exciting steps to maturity, independence, and self-reliance. We Americans love books and movies about road trips and at some time most of us will be included on one. Our teens and young adult children are probably highest on the list of likely road trip participants. It’s worth the time to consider and discuss with teens and preteens the important and practical safety aspects of climbing into a car headed for the open road. What should you check on before departing with your friends? Some items to consider are: Is the registration sticker on the license plate current? Do you have the car’s license number, make and model in your memory or better yet, your phone? Is sobriety an agreed upon requirement for driving? Do you have roadside assistance coverage and is their contact number in your phone? Are the registration and proof of insurance easily accessible to the driver, and do all potential drivers have their licenses on hand? Imagine getting pulled over in the next 5 miles and plan accordingly. Who is the designated driver? Does everyone have a cell phone with the phone numbers of a parent of every other person in the car? If you needed their health insurance information could you easily/quickly get it? Is there a cell phone charger in the car? A charged cell phone is always the number one safety device while traveling. What are the group’s agreements on the route, stops, and payments for gas? Who is the designated navigator? Is there a second set of car keys and where? If you lose your credit card is the cancellation phone number in your phone? Have you photocopied all the ID and credit cards in your wallet so you know exactly what’s gone if the wallet disappears? Smoking and smoke exposure is largely a question relegated to the past but if anyone insists on lighting up, be prepared to tell them that you don’t have permission from your pediatrician to remain in the car. Vaping is also a harmful exposure: it is not just water vapor but it is time to leave the dark ages of nicotine addiction/dependency behind us. Nicotine is a previous generation’s affliction, unworthy of perpetuation. Who in the group knows how to change a tire and are the spare and jack in the trunk AND well maintained? Who In the group knows how to jump a car, and are there cables in the trunk? How much night driving will there be and who will drive at night? Who will NOT drive at night? Things to pack: A box of TicTacs/breath mints and a Vicks VapoInhaler handy in the driver’s door pocket or in the clean ashtray, for ready access by the driver, in the dark. A mouthful of breath mints and/or a sniff of Vicks will fight off the sleepies and help to focus the mind even in the dark. And when this is needed, it is time to stop, walk, and change shifts. A small cooler of water and sodas for everyone. Pushing fluids makes your pediatrician happy and ensures regular stops for bathroom breaks, a brief walk, and reassessing the travel plan. Other things to pack: a trash bag, window cleaner and paper towels, and a well charged jump starter kit. These are cheap, compact and a valuable gift for any new driver or teen (available on Amazon, Walmart, etc.). The Brighton Buzz | June 2022

ust over a decade ago, I was in the middle of a project to replace the grass in the front yard of my new home. The lawn had died before we bought the house and had sat all winter long. We closed on the home and by the time we got our mailbox key and picked up our mail for the first time, we had a lovely letter from the HOA welcoming us to the community and advising us we were in violation of the HOA ordinances with a dead lawn and dead tree in the front yard. We were gently encouraged to fix the problem quickly or face fines and possibly torture, or something of that nature. The first step I took to fix the problem was to turn the sprinkler system on and water the lawn. In the past on other lawns I had, doing something as simple as watering would bring back most dormant grass fairly quickly. However, watering did absolutely nothing. Not a single blade of grass turned green after two weeks of regular watering. Shortly thereafter a neighbor came by and explained that the grass had slowly died while the previous owner had it and had actually been dead for almost two years (the home had been vacant for over a year before we purchased it.) There was no bringing it back. It had to be replaced. When I began the process of removing the old lawn, it became obvious why the grass had died. Whoever installed the original grass had simply placed sod on top of the existing clay material without any preparation of underlying soil. No root system had developed so the old grass rolled up off the ground just like removing carpet from a floor. Properly replacing the lawn required removing 6 to 8 inches of nutrient deficient clay and replacing it with a layer of healthy compost material. With the help of some friends and neighbors we laid the compost and sod, replaced the tree with the same type found in the majority of the yards on my street, and within a few weeks had a beautiful lawn and had appeased the HOA.
The next year I noticed nearly all of the neighborhood trees that were the same type of tree we had planted were looking sickly and many were dying. After two years, my tree showed that it was struggling with the same signs as the other trees. I researched the type of tree and necessary nutrients it needed that were lacking in the soils found in our area. I then began the tedious process of adding iron and other nutrients to the root area of the tree. Since then, nearly every other tree on the street has died, while ours has flourished. For the first few years, the grass was healthy as I dutifully watered it, but then it began to thin. I tried some fertilizers and aerating, but it still continued to diminish in appearance. Then five years ago I realized I needed to add a layer of compost to the top of the soil to replace the nutrients that had been lost. However, I was in the process of opening a new business, and it quickly became too late in the season to add it without burning up the lawn. Every year for the next 3 years I would realize that I had missed the best window for adding the compost, and would say, “I will do it next year.” This year, I was able to get the compost on the lawn at the end of April, just prior to heavy rains. The improvement in the health of the grass was immediately noticeable and the lawn looks the best it has in years. Being healthy requires knowing what to do AND doing it. The health of the plants in the yard did not happen on its own. It required observing physical characteristics and making changes based on appearance and other clues. The same is true with physical and mental health of people. Many physical and mental changes are the result of deficiencies and choices made in earlier years. Knowing what healthy choices contribute to better health and then having the discipline to make those choices impacts long term health. Platte Valley Players Present Free Children’s Theater Production “Tomás and the Library Lady” is the first show in new “Theater for Young Audiences” Series Offered by: Platte Valley Players

he Platte Valley Players, Brighton’s nationally award-winning community theater, presents “Tomás and the Library Lady”, the true and inspiring story of Tomás Rivera, son of migrant workers, who is introduced to the wonderful world of books by a local librarian. This play is being presented free of charge as part of The Platte Valley Players new “Theater for Young Audiences” series on Saturday, July 30th at 11am and 1:00pm, and again on Saturday August 6th at 11am and 1:00pm at the Armory Performing Arts Center, 300 Strong Street in Brighton, Colorado. Adapted by José Cruz González from the book by Pat Mora, young Tomás and his family travel from Texas to Iowa for long days working in the fields, followed by nights listening to his grandfather’s stories. After being told there are more stories in the library, Tomas meets the local library lady who introduces him to books and all the places they can take him. Based on the true story of Mexican American author and educator Tomás Rivera, the story illustrates how his love of books leads to a lifetime of curiosity and learning. Writing his own success story, Tomás becomes the first person of color to become Chancellor of the University of California Riverside which is home to the school library that bears his name. “We are thrilled to make this fun, entertaining production available to area young audiences for free”, said Kelly Van Oosbree, Artistic Director for the Platte Valley Players. “It’s such a powerful message, told in a very relateable and entertaining way for young audiences. Bringing live theater to kids is a thrill in itself but having a great message within the story is doubly fun. MOVIE & CONCERT SERIES IN THE PARK Temporary water supply expansion project underway Offered by: City of Brighton Communications
C
onstruction is underway for a new water project that will temporarily expand Brighton’s water supply sources. This project will accommodate summer irrigation demands, as well as fulfill a previous commitment to provide water to the residents within the Fuller Estates who don’t utilize wells. This project will impact traffic and service along Peoria Street between 120th and 112th avenues. For this seasonal water supply, the City will be purchasing water from Denver Water for a maximum of five years or until the new water treatment plant is completed, whichever is sooner. This water will be collected through an interconnect constructed between Brighton and South Adams County Water and Sanitation District, which is also connected to Denver Water. Construction for the project began the week of March 7. For phase one, a pump station is being constructed near 119th Ave. and Peoria St. to connect a water main to the city’s existing infrastructure. For phase two, a new water main will be installed within the northbound lane of Peoria that will run south to 112th Ave. Finally, for phase three, the City of Brighton will be fulfilling a previous commitment to be the water provider to residents within the Fuller Estates community currently purchasing water from South Adams. This will be done by disconnecting the South Adams main on 114th Ave. and connecting that line to the city’s new main. This is not a temporary connection so after this is achieved, all residents within City of Brighton boundaries who aren’t on wells will receive City of Brighton water. When the water mains are connected, traffic will be impacted along Peoria St. and 120th Ave., so alternate routes are recommended. Water services won’t be disrupted during phases one and two, but brief interruptions will occur during phase three for residents receiving water from South Adams when the new water main is connected within 114th Ave. The entire project is expected to be completed by the end of September 2022.
