New-Construction Homes: Some Things to Consider
Though the housing market has slowed some in the past year or so, people are still buying homes, and with existing low inventory, selecting a new construction home just might make the most sense. If that’s the case, it’s easy to get caught up in the excitement of “shiny and new” and forget that just because it’s new, doesn’t mean there aren’t potential flaws or pitfalls. Here are a couple of crucial considerations when purchasing a new build.
Check the builder’s reputation. Make sure your home is being built by a builder who is known for good quality builds and business practices. at means not taking shortcuts, working with quality sub-contractors, using quality materials, and paying contractors and suppliers on time. Don’t be afraid to ask for references including past buyers, contractors, and suppliers. And if you are purchasing in a community that is already partially built out, go ahead and ask some of the existing owners about their experience.
Be sure you understand the warranties. Most new construction comes with at least a first-year general warranty, but never assume. Make sure you ask questions and get all warranty information in writing. e builder’s reputation also comes into play with this—is there any history of warranty issues and will they, or applicable sub-contractors, be around and able to carry out any necessary warranty work?
Don’t forget to hire an experienced REALTOR® who is well-versed in representing new-construction buyers, who will be able to navigate through negotiations with the builder, advise you on customization decisions, and ensure that warranties are in place, and any other concerns are addressed.

Tell us about you and your business. Where did you originally come from and what made you decide to go into the HVAC business?
We are originally from the East coast and we decided to move to Colorado five years ago in pursuit of more opportunities in the HVAC business realm. We were also seeking a better quality of life. Between the both of us we have over 20 years’ expert experience in business management and heating and cooling. Can you build an estate plan like a house?

Ifyou’ve ever been involved in building a house — or even if you’ve just heard about it — you know that there’s a well-defined process to be followed. But here’s something to think about: Some of the same steps connected to constructing a home are the same as those needed to build an estate plan. What are those steps? Here are some to consider:
• Get the right “builder.” Unless you’re an experienced do-it-yourselfer, you’ll probably have to hire someone to build a house for you. Of course, you’ll make your wishes known about what you want your house to look like, but you’ll be relying on the builder’s expertise. And the same is true with estate planning — you’ll want to share your goals and vision with a legal professional who’s experienced in creating comprehensive estate plans.
• Build a strong foundation. “Every house needs a strong foundation” isn’t just a metaphor — it’s true for every house that’s built. And when you create an estate plan, you also need a foundation that includes whatever basic elements are appropriate for your situation — a will, a living trust, power of attorney and so on.
• Make the necessary additions. Even if you’re pleased with your new house, you may eventually decide to make some changes, such as adding on a new bedroom or bathroom. And the structure of your estate plan may need to undergo some modifications, too. For example, if you drew up a will two decades ago, but haven’t looked at it since, it may be out of date — especially if you’ve experienced changes in your life, such as new children or a divorce and remarriage. at’s why it’s a good idea to review your estate plans at least every few years.
• Protect your investment. Of course, when you build a new house, you’ll have to insure it properly. And while there’s no actual “insurance policy” for an estate plan, you do have ways to protect it. For one thing, you need to make sure beneficiary designations on retirement plans, investment accounts, insurance policies and other assets are correct. ese designations are powerful and can even supersede the instructions in your estate-planning documents. So, as mentioned, if you’ve had significant life changes involving your family, you need to ensure your beneficiary designations are updated if you want to protect how insurance proceeds, investments and other assets are distributed.
• Watch for mistakes. It’s unfortunate, but mistakes do happen in home construction. Water stains can indicate that water is seeping through cracks in the foundation. Or cracks in retaining walls and garage floors could be a sign that the concrete structures were installed improperly. Estate plans can also contain errors or bad choices. Some are inadvertent, such as failing to put intended assets into a trust, but others are done with the best of intentions, such as naming adult children as joint owners of your assets. Even if your children are quite responsible, this move could give their creditors access to your money. If you want your children to be able to step in as needed, you could find other methods, such as giving them power of attorney.
Following these “construction” techniques can help you create an estate plan that can last a lifetime — and beyond.

Often our spines are telling us a story in the form of lower or mid back pain, pain in the shoulder blades or even headaches. At our office, we routinely begin with X-rays for this simple and yetastonishing data that provides information that otherwise would go unseen and possiblyuntreated. In the past couple months our radiologist has confirmed cases of scoliosis, and has also confirmed that someone that was told they had scoliosis, in fact did not. Guess work is removed with data and expertise.

God Does Not Help the Lazy Man!
“Mydad was a real estate investor, and also a very cheap one,” said Eddie Wilson with a big smile on his face. “He would be building these apartment complexes, and he would take me to work with him as a young boy.”
“ e dump trucks would come out and lay huge piles of sand to fi ll-in the foundations. I’m standing there with my dad expecting a bobcat to show up anytime. But instead, I got handed a shovel.”
“I’m about seven or eight years old at that time and I’m looking at this massive pile of sand, and this huge hole around the foundations, and we are supposed to shovel all this in and compact it ourselves. I’m thinking, this is going to take weeks.”
“My dad was a taskmaster, so he told me: ‘A little bit at a time, so get going’. We would both shovel and shovel, blisters and all, three to four days shoveling. But every couple of hours he would stop and say: ‘Eddie God will help anyone but he will not help a lazy man’. A few hours later, ‘Eddie, in the Bible, God helped a murderer, but he would not help a lazy man’. Some time later: ‘Eddie, Moses went up the mountain and when he came down, he destroyed the law of God right in front of the people, so he went up the mountain again, and God gave him His law again. No lazy man in the bible.’ ”
“He would teach me bible stories, and he would point out how people in the bible who got God’s help were never lazy. I guess he had his own spin on the bible, and he lived it too.“
“I have carried this hard working mentality throughout my life”, continued Eddie, “even to the point that sometimes I have trouble watching TV for more than 10 minutes at a time. I’m expecting my dad to walk in and tell me how I’d better get up and do something because God is gonna help someone, but He’s not gonna help you sitting there watching TV…”
As I listened to Eddie I smiled to myself, because I was also taught that “God helps those who help themselves”, and while I’m no bible scholar, the concept is one that I also embrace and teach our students. Work diligently, intelligently, and good things will happen to you.
Eddie Wilson is now a very successful entrepreneur who also dedicates his time to helping other business owners achieve greater success in life and business. His dad’s lessons may seem a bit harsh to some today, but in a way, we all could use some of his: “A little bit at a time, so get going” kind of motivation. For Eddie, this mentality of hard and honest work stuck with him and made possible a very prosperous personal and business life.
So the next time you fi nd yourself in front of a huge pile of… whatever might be, tell yourself: “A little bit at a time, so get going, because God will help anyone, but He will not help a lazy man”. It worked for Eddie, and I’m sure it will work for you too.

Practicing Mindfulness With Money Can Help Boost Your Financial Wellness
Many people practice mindfulness through yoga, tai chi or other forms of movement, often incorporating breathing exercises. Others rely on their smart watch or phone to ping them at the same time each day, urging them to practice it for a few minutes. While there are many definitions of mindfulness, this one from mindful.org seems to capture it well:
Mindfulness is the basic human ability to be fully present, aware of where we are and what we’re doing, and not overly reactive or overwhelmed by what’s going on around us.
Practicing mindfulness with your money can be a valuable exercise, too. Here are four ways it can help you boost your financial wellness.
Pay Yourself First
Practicing mindfulness here is about determining a savings amount and considering it a bill, the same as any other bill, like electricity or rent. Whether it’s building up an emergency account or saving for some other financial goal, put away what you can, such as $100 a month, $50 or even just $25. Small amounts add up, and can be incrementally increased over time. e good news here is that you’re already practicing pay-yourself-first mindfulness with your 401(k). Which leads us to…
Increase Your Retirement Account Contribution
You should be looking at your retirement account at least once a year and seeing if you can improve how you’re saving for the future (hint: the start of a new year is a great time to do this). For example, how much are you contributing? Are you contributing enough to get the full employer match? Can you increase the amount you are contributing? e longer you put off increasing your retirement savings, the more you miss out on the mindfulness of compound interest. So don’t wait — even a $50 per month increase in retirement savings has the potential to grow to nearly $75,000 over 30 years, assuming an 8% annual rate of growth, compounded monthly.*
Make a Game Out of Saving
A no-spend challenge is when you don’t spend money for a certain period of time. It could be a weekend, a week or a month. You can set rules to spend only on essentials or other allowances. Doing this forces you to be creative with what you have and learn new skills and possibly open up ideas for more ways to save. Leverage Technology Apps
One popular savings app is called Acorn (a subscription-based app). As an insurance agent, I often get asked about medical insurance when traveling abroad. Knowing what to expect and how to protect yourself in an emergency is critical.
First, it’s important to check to see if you’re currently covered while traveling abroad. Many plans have limited coverage or none at all when you’re outside the U.S., including Original Medicare and Medicaid. If this is the case, you may want to consider purchasing a travel medical insurance policy.
Here are a few things to keep in mind about travel medical insurance:
• Know what you’re buying - things like deductibles, co-pays, and coverage limits. A policy with $50,000 in emergency medical coverage and $100,000 in medical evacuation coverage for international trips is a good starting point.
• Look for emergency medical evacuation coverage inclusion.
• Check for pre-existing conditions - Some policies may exclude coverage for pre-existing conditions.
• Keep your policy information handy while traveling.
• Don’t wait until the last minute or until you’re already abroad to try to buy a policy.
Remember, accidents and illnesses can happen anywhere, even when you’re on vacation, so it’s always better to be prepared.

What we have today is the result of the hard work and sacrifice of others. e knowledge and wisdom we have today is due to the collective experience others passed onto us.
Just over 79 years ago, my wife’s grandfather was storming the beach at Normandy. A photograph of him shortly after he landed on the beach is displayed at the WWII museum in New Orleans, Louisiana. Unlike so many who were with him there that day, he survived. In the aftermath of the landing, he was tasked with clearing land mines on the beach where he stepped on one. Miraculously he survived, although with only one leg for the better part of the rest of his life, and later with no legs. His attitude of no excuses regardless of circumstance was passed on to his children and grandchildren, and my wife is passing it on to our children today.
For many years, he visited schools to share stories of his experience of D-Day. He passed away before I met my wife, but I have seen video of the interviews he did for the local news while he was still alive. My life has been touched by the experiences of a man I never met as his influence is felt in my home on a daily basis. As a wise man, he communicated with his family and passed on a legacy of determination and hard work, thanks to the connection he had with his children and grandchildren.

While some history can be read about or watched, being tutored by someone who was there is special. One individual communicating their real-life experiences to another is memorable and powerful. Such communication is a two-way process. Barriers make communicating difficult, if not impossible. Hearing loss is a major hindrance to communication and meaningful relationships.
Hearing loss creates real barriers, some seen and some unseen. Breaking down those barriers for husbands and wives, parents and children, grandparents and grandchildren will strengthen families and ultimately communities. Treating hearing loss, no matter how mild or severe, sooner rather than later, allows for opportunities for greater bonding and stronger relationships. Preserving and enhancing hearing provides for greater freedom and independence now, and in the future, and removes barriers for passing on information that will strengthen future generations. Wisdom and knowledge communicated from parents and grandparents to children and grandchildren is a key to future success, freedom and independence in all aspects of life.

It’s the blistered viral rash that starts with a sore throat, mouth pain, sometimes a fever that is not higher than 101 F, and spreads so rapidly that spots seem to be popping up before one’s eyes. e classic locations for the lesions are palms of hands, soles of feet, around and inside the mouth, and skin of the groin, however the blisters are often present all over.
e good news - the skin rash usually isn’t itchy or painful and frequently resolves within 3-4 days.
e bad news - the oral blisters can be very uncomfortable and lead to poor eating and drinking. Additionally, weeks to months after the rash has resolved, fingernails and toenails can fall off (they grow back).
e best way to prevent the spread of the virus is good hand and surface hygiene, especially after changing diapers or coming in contact with body fluids. It can be spread by people without symptoms, people with active symptoms, or by people who no longer have symptoms.
Management is mostly supportive, do what you can to keep your child comfortable and hydrated. In children under 6 months old, acetaminophen can be used every 6-8 hours. In children over 6 months old, both acetaminophen and ibuprofen can be used. e total course of symptoms is typically 7-10 days.

During a June 8 event in downtown Brighton, representatives from the U.S. Environmental Protection Agency (EPA) joined city officials and local leaders to announce a $500,000 Brownfields Assessment grant for the city.
The purpose of the EPA funding is to conduct environmental site assessments, develop cleanup plans, and conduct community outreach activities at contaminated properties in the Brighton’s downtown core. Brighton will use the EPA grant to address priority sites with redevelopment potential, including a warehouse and former grain elevator destroyed by fires, and an abandoned cannery and warehouse.
“The City of Brighton has put together a comprehensive plan to strategically assess, clean up and redevelop downtown properties to contribute to the future health and vitality of the community,” said EPA Regional Administrator KC Becker. “We look forward to seeing these projects address contamination concerns at sites and pave the way for their productive reuse.”
“I’m looking forward to the impact this funding will have on Brighton,” said Congresswoman Yadira Caraveo. “Not only will it jumpstart existing local businesses, but it will also help keep our community safe and healthy. Better yet, by investing in this revitalization now, we can continue to attract businesses who will serve Brighton and boost our local economy for years to come.”
Sites prioritized for assessment and cleanup include the former Tortilleria Cuauhtemoc, the Brighton Grain Elevator, the Midland Cereal Building, the Wilmore Canning Factory (The Cannery), Petroleum Wholesale Inc., and other properties in the downtown area. Most targeted properties are adjacent to the railroad, resulting in persistent concerns about potential contaminants.
“The city is excited to be awarded this grant as it will be used to assist property owners in formulating plans to repurpose underutilized sites in Brighton,” said Mayor Gregory Mills. “We feel this grant will help us attract more employment, tourism, retail options and investment in core areas of the city. We are grateful to the EPA for investing in Brighton’s bright future.”
Revitalization plans for these properties include new housing, mixeduse development, industrial space, marketplaces, restaurants, breweries, community gathering and event spaces, and artisan locations.
EPA’s award to the City of Brighton is among seven Brownfields grants totaling more than $5 million for cleanup and revitalization projects in communities across Colorado.

Overall, exterior enhancements and moderate upgrades are key for maximizing a home’s appeal.
Among improvements the survey found that add value for 2023 are those that provide an ROI of 85% or above. These include:
• HVAC replacement (from gas to electric) - 103.5% ROI
• Garage door replacement – 102% ROI
• Manufactured stone veneer – 102.3% ROI
• Entry door replacement – 100.9% ROI
• Vinyl siding replacement – 94.7% ROI
• Fiber cement siding replacement – 88.5% ROI
• Minor kitchen remodel – 85.7% ROI
According to the survey, homebuyers in this inflationary economy want to save as much money as possible. They want workable kitchens and baths, but don’t have the income to pay for high-end renovations. That’s why it’s important that home sellers are realistic about where their homes would likely rank in the marketplace and not over-improve for the neighborhood. Homebuyers are equally reluctant to take on home improvement projects themselves, especially if they’re first-timers or buying at the top end of their mortgage qualification.
There’s good reason why HVAC conversions deliver the best ROI. There’s a definite trend toward electrification – away from natural gas. More electricity in the U.S. is coming from renewable sources, making the operation of gas more expensive than electricity. Heat and air conditioning account for the greatest percentage in home energy use, reports the Energy Information Administration. Reducing dependence on fossil fuels is most important to Millennials and Generation Z. Pew Research found in 2021 that these younger generations, who are now at prime homebuying ages, talk more about the need for action on climate change, and they’re doing more to get involved.
