One of their most revered employees, Scott Tolman, (a 30 year veteran) was in a near tragic automobile accident February 25th this year. Both of these energetic ladies are golfers and both showed us their golf swing. They discussed with us where they felt tightness, causing reduced movement while swinging a club. or anyone looking into the details of Medicare, the first thing that happens is eyes go crossed, tempers start to flare, and headaches begin. The confusion of Medicare is real. You are not alone. There are essentially two types of Medicare Insurance plans available to everyone: a Medicare Supplement or a Medicare Advantage Plan. Now of course there are those who might have a special circumstance where they also have access to retiree benefits, V.A. Benefits, or Tricare for Life. If this is you, it’s good to know all of your options and then make a decision. For the rest of you, here is a brief summary of the two types of insurance options you will be looking at. Medicare Supplement plans will pay second to Medicare. This means Medicare is your Primary Insurance. The doctors, clinics, and hospitals that you go to would need to take Medicare in order for your insurance to work there. The nice thing about this is the insurance provider on your Medicare Supplement card does not have an additional network for the provider. You can go to anyone who takes Medicare. There is an additional monthly premium when you have a Medicare Supplement plan and little out-of-pocket costs as you need services. With a Medicare Advantage Plan, you would choose a Primary Care Physician (PCP) who would be your gatekeeper. This PCP would refer you to other specialists for other needs you may have. The insurance company for your Medicare Advantage plan would determine which providers you could go to in their network. A lot of these plans do not have an additional premium. Instead, they take over for Medicare and Medicare pays them to manage your healthcare. These are the “pay as you go” type of plans with copays and coinsurance responsibilities when you need services. 2022 Real Estate Market Update 2.0 Offered by: Jan Hepp-Struck, Hepp Realty
W
hat a difference a few months can make! In my May market update I spoke of navigating through uncharted waters and that is still the case, but the winds have shifted some since then which has had some impact on our housing market. The biggest factor—earlier in the year interest rates were predicted to stay under the 4% mark through the end of 2022. But that was before persistent inflation forced rates past that prediction and into the low to mid 5% range on the average 30year fixed-rate mortgage (Freddie Mac) in June. According to Realtor.com and economic experts, the nearly two percentage point difference between the initial prediction and the actual rate increase is a game changer. That difference, while it may not seem like very much, extrapolates out to about a 20% increase in a monthly mortgage payment on a median-priced ($447,000) home. Realtor.com economists are now predicting a little cooling on home price increases and a slight slowing in home sales because potential buyers on the lower median income curve have been forced out of the equation. Economists remind us, however, that while this may sound like reason for concern, the reality is that because of the explosive sales numbers from last year, the current market is still starting at a residual higher price point, and there is no reason for panic because even if prices do fall, over all the market is still on track for an historically good year, and we’re a long way from a crash. There is some welcome news for buyers though because all these factors should lead to a boost in available inventory, potentially upwards of 15%, an increase from the prior prediction of less than 1% (Realtor.com) For proven expertise in establishing your home value and/or searching for a new or existing home, please call Jan at (303) 520-4340.

In
just a few weeks, students will be heading off to college – and parents will be getting out their checkbooks. Without a college-bound student in your home right now, you might not be thinking much about tuition and other higher education expenses, but if you have young children, these costs may eventually be of concern – so how should you prepare for them? It’s never too soon to start saving and investing. Unfortunately, many people think that they have a lot of “catching up” to do. In fact, nearly half of Americans say they don’t feel like they’re saving enough to cover future education expenses, according to a 2022 survey conducted by financial services firm Edward Jones with Morning Consult, a global research company. Of course, it’s not always easy to set aside money for college when you’re already dealing with the high cost of living, and, at the same time, trying to save and invest for retirement. Still, even if you can only devote relatively modest amounts for your children’s education, these contributions can add up over time. But where should you put your money? Personal savings accounts are the top vehicle Americans are using for their education funding strategies, according to the Edward Jones/ Morning Consult survey. But there are other options, one of which is a 529 plan, which may offer more attractive features, including the following: • Possible tax benefits – If you invest in a 529 education savings plan, your earnings can grow federally income tax-free, provided the money is used for qualified education expenses. (Withdrawals not used for these expenses will generally incur taxes and penalties on investment earnings.) If you invest in your own state’s 529 plan, you may receive state tax benefits, too, depending on the state. • Flexibility in naming the beneficiary – As the owner of the 529 plan, you can name anyone you want as the beneficiary. You can also change the beneficiary. If your eldest child foregoes college, you can name a younger sibling or another eligible relative. • Support for non-college programs – Even if your children don’t want to go to college, it doesn’t mean they’re uninterested in any type of postsecondary education or training. And a 529 plan can pay for qualified expenses at trade or vocational schools, including apprenticeship programs registered with the U.S. Department of Labor. • Payment of student loans – A 529 plan can help pay off federal or private student loans, within limits. Keep in mind that state-by-state tax treatment varies for different uses of 529 plans, so you’ll want to consult with your tax professional before putting a plan in place. Despite these and other benefits, 529 plans are greatly underutilized. Only about 40% of Americans even recognize the 529 plan as an education savings tool, and only 13% are actually using it, again according to the Edward Jones/Morning Consult study. But as the cost of college and other postsecondary programs continues to rise, it will become even more important for parents to find effective ways to save for their children’s future education expenses. So, consider how a 529 plan can help you and your family. And the sooner you get started, the better.

onnie is an energized four year old attending our Pre-Karate program. Today, as every day when he has class, he is a few minutes early so he can get changed and be ready and on-time. Ronnie always makes his presence felt by everyone, and doesn’t have a shy bone in his body. After coming into the school he pokes his head into the office and loudly announces: “Hello Sensei!” I smile and say back: “Hello Ronnie, how are you today?” He then proceeds to tell me all the adventures he’s had since the last time we saw each other. After a minute or so mom rolls her eyes apologetically, interrupts him with “let’s get you changed”, gives him a little nudge and off they go. While at the beginning of his Karate training he could be a handful in class, in the past few weeks Ronnie has begun to take his Karate training more seriously. He is now paying attention, getting less distracted, and his technique has also improved. Even better are the reports I get from home of him listening to mom and dad, doing as he is asked the first time, and being nicer to his two year old brother. Looking at Ronnie in class, I cannot help but to feel proud of him and wonder how much more we may be able to accomplish in the future. Now, don’t get me wrong, he is still as rambunctious and energetic as always, but he is now aware that there are certain expectations of him. He is also proud of himself for getting his next belt, and for the positive feedback he gets from his parents and instructors for a job well done. Of course Ronnie is not any one student, but a mix of so many of the children that have come to our Karate school over the years. No two students are the same, some are shy, some are extroverted, and some, like myself, somewhere in between. However, what they all have in common is the growth they all experience, each in their own way, children, youth, and adults. And that is the main reason that we exist. At Colorado Karate Club we are helping to build a better community by instilling strong values of discipline and respect one student at a time. Come join us.

hen Bill and Jane learned of Bill’s illness, they sought legal advice. The lawyer told them to put everything in joint tenancy, because “it is simple and avoids probate.” They weren’t comfortable with that advice and sought advice from a counseling-oriented attorney who took the time to learn more about them, their estate, and their goals. Bill’s primary objective was to protect Jane after he died. Under Bill’s plan, their savings, his life insurance, and the home would be put in trust. This would protect the assets for Jane and help Jane protect her own assets as well. After Bill’s death, Jane began volunteer work to keep her mind off her loss and it became a fulfilling passion. She met David. They connected immediately, and she fell in love. He proposed. She accepted. Her family noticed that his focus suddenly turned toward a keen interest in her finances. Blindly in love, she did not. Bill’s plan left his assets in trust for Jane. A requirement of receiving benefits was that upon remarriage she must obtain a prenuptial agreement protecting her assets. The assets Bill left her were protected, but she needed to take action to protect her own assets. David was enraged when she told him that she was required to have a prenuptial agreement to preserve the assets for her children. he Internet can be a wonderful place, filled with endless possibilities for learning and exploration. However, it also contains a lot of inappropriate and unreliable information, making it a place that can also be unsafe for children. There are some guidelines that parents can follow to make sure their children stay safe but also have a fun experience on the Internet. It is important to keep the following in mind about the Internet: • Online information is usually not private • People online are not always who they say they are • Anyone can post information online This means you cannot trust everything you read on the Internet. People can also unintentionally find material on the Internet that is offensive, pornographic, violent, or racist. Because of this, it is good to set some rules for your children when using the Internet. This will protect them as much as possible and teach them what to do if they encounter anything improper. Make sure your children know these rules and that they are important for their safety: • NEVER give out personal information • NEVER share passwords • NEVER meet someone you only know from the Internet in real life (unless a parent says it is OK) • NEVER respond to messages that make you feel uncomfortable or hurt your feelings (ignore them and tell an adult about them instead) It is also important to teach children good Internet behavior, which means not to send mean messages, post information that can make someone look bad, or post other people’s information as their own. Limiting time on the Internet to 1-2 hours a day will also keep it from interfering with other healthy activities, like playing outside or spending time with friends. It is well known that early access to mental health services makes the greatest impact on these challenges. Yet, access to mental health services often seems to be beyond reach. Many barriers to these services exist such as insurance coverage, distance to a mental health provider, and time, just to name a few. Does Hearing Loss Cause Alzheimer’s Disease? Offered by: John Wilson, B.S., BC-HIS - Blue Ribbon Hearing & Tinnitus Center
S
ince starting to work in the hearing industry 15 years ago many things have changed in terms of technology used to treat hearing loss. Most of the advancements we use today were in their infancy or unheard of a decade and a half ago. During that time, we also gained greater knowledge and understanding of the negative consequences that occur when hearing loss goes untreated. Almost everyone knows someone who suffers from dementia. Those who care for a family member with dementia have stories of situations ranging from humorous to humiliating to heartbreaking. Dementia robs individuals of their mental capacity to perform everyday tasks and for some, eventually takes their life. Dementia and hearing loss typically effect the lives of people in the same age ranges. Because of this, many of our patients and their family members ask something along the lines of, “Does hearing loss cause Alzheimer’s Disease?” This question comes as a result of the relationships that do in fact exist between Alzheimer’s Disease, dementia, and hearing loss. The short answer is definitively “no, hearing loss does not cause Alzheimer’s Disease.” So what IS the connection? Before answering that question, it is important to understand that we hear with our brain. The ear and auditory system is a system designed to get sound energy into the brain where it is processed and interpreted. The auditory system, including the outer ear, middle ear, inner ear, auditory
nerve and brain must all work correctly for hearing to take place. Dementia is a syndrome that occurs when something causes the brain to malfunction, and typically shrink, and has multiple different causes. Dementia may be caused by everything from a stroke to traumatic brain injury. The most common cause of dementia is Alzheimer’s Disease. Individuals with Alzheimer’s may experience a loss of matter in the region of the brain responsible for hearing and processing sound. When this occurs, the individual will experience hearing loss. However, when a person has hearing loss, it does not, cannot, and will not ever cause Alzheimer’s disease. On the other hand, hearing loss is strongly correlated with a greater risk of developing dementia. When the area of the brain that receives and processes sound energy receives less due to temporary or permanent hearing loss, that area will typically shrink. The more severe the hearing loss, the higher the likelihood an individual will experience brain shrinkage and cognitive decline and thus, dementia. So the connection is that both Alzheimer’s disease and hearing loss contribute to dementia, but hearing loss does not cause Alzheimer’s. Fortunately, research shows that when individuals receive treatment for hearing loss, brain shrinkage and cognitive decline slow. The best way to treat hearing loss is to constantly wear hearing aids that are custom programmed for the specific hearing deficit the person is experiencing.

How to Invest in Real Estate

As
a homeowner, you may consider your property to be an investment. You’re putting money into it that you hope to get back when you sell. But there are other ways to invest in real estate that will give you a nice profit. It’s just a matter of finding the best way to do it that is comfortable for you and your budget. Start with a starter home. First-time and lower income homebuyers have great opportunities to build wealth through buying a home and living in it long enough to build equity. There are many government supports that will help you gain wealth more easily, such as lower down payment requirements on mortgage loans, lower interest rates, and lower property taxes. Build equity. Equity is the percentage of the home that you own VS the amount the bank owns. There are four ways to build equity: 1. Down payment. You gain instant equity when you put a down payment. If you put 20 percent down, your equity ownership is 20 percent. The larger your down payment, the less you’ll pay for your loan in terms of interest rates. 2. Purchase price. You can gain instant equity by buying your home below the market. Homes don’t typically sell below market unless there is some sort of problem, such as poor condition, lack of updates, short sale or foreclosure. You’ll have to invest in updates and repairs to bring your home up to neighborhood standards, so make sure the cost of the home plus improvements keeps your home competitive among similar homes. 3. Paying down principal. As you pay your mortgage, little goes toward reducing the principal while a lot goes to paying interest. The longer the term of your loan, the less quickly you’ll build equity. But as your salary increases and housing costs rise, your mortgage will appear less formidable. If you can, put extra money toward paying down your principal. 4. Time. Historically, home values beat inflation by one or two percentage points, which means the market will go up in price, giving your home more equity without your doing anything further. Your goal should be to build enough equity in five or so years that you can rent out your home and make a profit. Buy, hold, and lease. Real estate seldom goes down in value, and if it does, it soon recovers, as proven by the Great Recession. Your goal should be to pay off your mortgage so that you own the home outright. If you want to buy another home, the debt on the home you already own won’t count against you as much as you may think – especially if you already have the home leased. To see if you qualify to buy a second home, the lender will see if your proposed rent is enough to cover weeks or months that the property may go unrented. There may be lag-time between renters and you also need a little time to clean up, repaint, make repairs etc. before your renter moves in. You can also pull money out of your first home with an equity line of credit to put down on another property. The ideal time to lease your home is if you can rent it for more than you’re paying in mortgage, taxes, and insurance. You also need some savings that will cover the mortgage while the home isn’t rented, as to pay for repairs that may come up.
