Cost-effective Tips for Upgrading Your Home’s Value
Continuing last month’s theme of renovation projects and getting your home market-ready (if you’re planning a move), here are some additional tips for upgrading your home’s maximum value.
Strategic Color Choices for Paint: A fresh coat of paint is more than a facelift, it’s an opportunity to significantly enhance the appeal of your home. Choosing neutral colors will not only speak to a broader range of buyers, but lighter colors can also give a room the appearance of being larger, especially when enhanced by natural lighting.
Flooring with Harmonious Hues: We’ve all got busy lives these days— choosing materials that not only look great and harmonize with your decor but are also durable and easy to maintain is the way to go! Consider high quality laminate as a cost-effective way to achieve that hardwood or tile look you want without breaking the bank.
Let ere Be Light: Cosmetic upgrades to lighting and window treatments is another budget-friendly way to enhance your home’s appeal. Window treatments that allow maximum natural light inside help a room feel lighter, larger, and more welcoming. Smart light bulbs are the new “it” trend—allowing you to not only control them remotely, but also offer the ability to choose intensity and hue to further complement your décor.
Energy Efficiency is King: No one likes high energy bills and there are many ways to increase the energy efficiency of your home. Installing reversible ceiling fans in bedrooms and living/family rooms helps maintain a more comfortable temperature and can reduce the need for air conditioning and heating by keeping rooms cooler in the summer and, when reversed, warmer in the colder months by recirculating the warm air that is normally trapped up near the ceiling.

Sciatica? Pain, Tingling, and Numbness OH MY!
O ered by: Brighton Clinic of Chiropractic
Sciatica? Have you experienced it or do you know someone who has? It is a very painful nerve condition where you often feel pain in the buttock muscle and sometimes down the back of the leg. Sciatica is the most common type of radiculopathy, where irritated nerves in the low back cause pain along the nerve pathway.
Typically, this nerve irritation can be caused by spinal stenosis, which occurs when bone or soft tissue narrows the space affecting the nerve. e stenosis can result from degenerative disc disease (DDD) or degenerative joint disease (DJD). Other factors can also contribute to this nerve irritation, underscoring the importance of taking it seriously.
Symptoms are often described as vice-grip like or a hot-poker causing burning pain in the buttock muscle. is pain is often associated with an electric shock-like feeling down the leg, sometimes exacerbated by certain ranges of motion, coughing, sneezing, or bearing down. Some may experience tingling or numbness. A thorough examination is necessary, and often x-rays and/or advanced imaging like MRI or CT scans may be ordered.
Medical treatment typically includes medication, physical therapy and/or steroid injections. Some cases may require immediate surgery. Alternative medicine approaches offered in our office include chiropractic adjustments or true non-surgical spinal decompression (such as with the DRX9000). Other conservative approaches may include acupuncture, massage therapy, Rolfing, specific exercises, or various types of body work. Call us today at 303-993-6092! We are here to help.

Last Monday evening there were twenty or so students on the floor in our intermediate Karate class. In a class that size you may find some students working very hard, while others may work hard only when Sensei is watching, but slack off when no one is looking at them. is evening though, everyone was working really well, firing on all cylinders, and they all looked amazing.
I was very happy and proud of their effort, and I was struck by the fact that everyone, and I mean everyone on that floor, displayed some amazing potential. Seeing that I told myself: “Ah, if we can get everyone here to get even close to realizing their full potential, what a wonderful future we could build for them.”
At the end of class, I asked the students, “What does it mean to have Potential?” Some said that potential is the things you can do, another said that if you think you can do something, you can. To which I replied, that while those answers were very close, potential is more like having $10,000 cash in your pocket. What could you do with it? You could buy food, clothes, pay rent, maybe start a business, you could save it, or if you’re unlucky enough to have a hole in your pocket, you could just lose it all.
It’s the same with potential, we all have unique talents and abilities which may allow us to do great things. But as I mentioned to my students, there’s nothing more common in society than wasted potential, and even worse, our jails are fi lled with very talented people. How sad to see misused and wasted potential.
So how do you fulfi ll your potential? Well, first, I think that you have to believe in yourself. Sometimes all it takes is someone believing in you for you to follow suit. Second, you must put in the work, bring your best effort and your full focus to all the things that you do. Even if no one is watching, the only one you need to impress is yourself. If you believe in yourself and put the work in, the universe will conspire to make sure you are successful. Some people even call it “luck”.
I finished Monday’s class by asking my students a question that I ask and answer myself everyday, “Do I commit to doing my best in everything I will do today? Or, will I be satisfied with doing just enough to get by and waste my true potential? It’s my decision to make, and today I choose to do my best.” And that’s what I wish for you as well.

Energy Cleansing and/or Blessing for your Home or Office
O ered by: Wellyssa’s Well
Spring is the time we focus on cleaning our homes and offices, shampoo the rugs, washing the winter dirt off the windows. Why not clear away the negative or stagnant energy as well?! Energies build up in spaces over time. is is not usually about haunting. is is just old, stagnant, accumulated energy. is is especially true after we’ve been shut into our homes and offices during the winter.
Space Clearing is not a diagnosis or paranormal investigation. is is a cleansing and clearing process, removing all negative energies and entities that do not belong in the location. I will employ a variety of techniques in this process. Depending on the size of the space and the type of energy or entity present, I may bring a team of trained associates with me. Energy Clearing will remove the following from your home or space:
- Emotional dross - Elemental disturbances
- Spirits (ghosts) - Closing or sealing of Portals
Space Blessing will bless the space with incense and/or smudge, then complete with fragrant healing waters and herbs. Anointing all doorways and windows with oil to create an energetic barrier to ill will and spirit entities. I will then imbue the space with harmonious energy. Verbal blessings, chanting and singing bowls may be used depending on your preferences.
Feng shui or functional space analysis options may be discussed as a way of altering the space and its contents to bring about a more harmonious or balanced environment.
Please call or text Wellyssa at 720-732-5798 for an appointment. Visit Wellyssaswell.com for more information about me and my services.

Spring is almost here, which means it’s time for some spring cleaning. is year, in addition to tidying your home and surroundings, you might want to consider sprucing up your financial environment, as well. Here are some suggestions for doing just that:Improve your vision. Once the days are warmer and longer, you may want to get outside and clean all the winter grime and smudges from your windows, allowing you to see the world more clearly. And you may want to bring more focus to your financial vision by asking some key questions: Is my investment strategy still appropriate for my needs, goals and family situation? If not, what changes should I make? And am I prepared for changes in my life, such as health challenges or a need to retire earlier than planned? e answers to these and other questions can help you clarify where you are, in terms of your financial picture, and where you want to go.
De-clutter. As you look around your home, you may find things such as expired health care products, old prescriptions, ancient cleaning solutions, and so on, in addition to duplicate household items (how many blenders do you really need?) and non-working equipment — printers, laptops, etc. Most people find that eliminating this clutter gives them a good feeling – and more livable space. As an investor, you can also find clutter in the form of redundant investments — for example, you might own several nearly identical mutual funds. You might be better off selling some of these funds and using the proceeds to find new investments that can help you further diversify your portfolio. As you may know, diversification is a key to investment success, but keep in mind that it can’t prevent all losses.
Plant seeds of opportunity. Whether they’re planting camellias and crocuses or carrots and cilantro, gardeners are busy in the spring, hoping their efforts result in lovely flowers and tasty foods. And when you invest, you, too, need to plant seeds of opportunity in the form of investments that you hope will grow enough to enable you to make progress toward your goals. So, you may want to review your portfolio to ensure it’s providing this growth potential, given your individual risk tolerance.
Reduce dangers. You may not think about it that much, but your home and surroundings can contain potential hazards. You might have ill-fitting caps on cleaning products with toxic chemicals, or sharp cutting instruments protruding from shelves in your garage, or heavy, cracked tree branches hovering close to your roof. Spending some time on a spring-cleaning sweep can get rid of these dangers — and devoting time to consider the possible threats to your financial security, and those of your family, can pay off, too. For starters, review your life insurance to determine if you’ve got enough. Your employer may offer some coverage as an employee benefit, but it might not be sufficient, so you may need private coverage. And the same is true for disability insurance, because if something were to happen to you, and you couldn’t work for a while, you’d still want to protect your family’s lifestyle.
Spring is a great time for brightening your physical space — and your financial one, too.

After completing a recent continuing education course, I reviewed the cases of every patient who we fit with new hearing aids at Blue Ribbon Hearing & Tinnitus Center this year. No two individuals were the same. Every person had a different situation or circumstance relating to cause of hearing loss, type and severity of hearing loss, presence of tinnitus, size and shape of ear canals, years of hearing aid usage, need for assistive-listening devices, etc.
Fortunately, every one of them has been satisfied and improved either their hearing, tinnitus or both.
Multiple patients had previously purchased hearing devices from big box stores and although the price was inexpensive, the devices did not solve the patient’s problem (which is why they decided to come see me.) When I explained how much good premium devices cost and why I recommend them, one new patient said, “Well at this point I don’t care how much they cost as long as they work. I already tried the cheaper ones and they did not help.” After listening to the patient’s struggles, past experience and complaints, I was able to find the correct product configuration that included custom earmolds.
Quite often the reason for aids not working correctly is the way the aids “couple” to the ear, or are fit into the ear canal. In order to keep the price of devices down, a common practice is to create a one-size-fits-all model. However, not all ear canals are the same size or shape. For some, a generic ear bud will fit just fine. But when a hearing aid does not fit correctly, the sound energy does not end up where it needs to be, leading to less-than-optimal hearing and often ringing, whistling, or other feedback.
Fitting hearing devices correctly is not necessarily a fast process. When a standard bud does not work, a custom earmold may be required. Sometimes impressions of the ear must be taken multiple times. Ear molds may need to be reshaped, shaved down, buffed and polished. Customization takes time. Fortunately, customization is not always necessary, but when it is necessary it
can significantly improve hearing.
In addition to reviewing satisfied patient cases, looking at the specifics of those who are not satisfied is very helpful. Commonly, those who have not been satisfied are insistent they will only wear one type of device, even when the device is not the appropriate type or style for their specific situation.
We will always do our best to give the patient exactly what they want in terms of style. However, not every style is right for every person. Some are limited to one type or style based on the size or shape of their ear canal, type of hearing loss or other factors. Some have a hearing loss that could be successfully fit with any type or style of hearing aid. e key is, we have the ability to figure out exactly what would work best for your situation.
Fortunately, we have access to every style of prescription daily wear hearing aids. is includes all styles that fit behind the ear as well as all custom devices that fit only in the ear, in both battery operated and rechargeable options. Plus, we have the expertise and tools necessary to fit and modify every style of custom hearing device. is includes the brand new Signature Series from Starkey which includes the smallest rechargeable custom hearing aid available. Between the Starkey Genesis AI and Signature Series lines, we have something for nearly every type of hearing loss. (We do not provide surgically implanted devices such as Cochlear Implants or BAHA devices.)
So if you currently wear hearing aids and are looking for something better, or have never worn hearing aids but know or suspect you have hearing loss or tinnitus, give us a call. If you have never had your hearing tested and need a baseline for future reference, we are happy to help. And even if you think it is just wax, give us a call and we can show you on the screen exactly what is happening in your ear canal.

10 Mistakes People Make When Dying
O ered by: Dolan & Associates, P.C.
(Part 3 of 3)
Here is the final segment of the top 10 common mistakes people make when they die.
Misunderstand Beneficiary Designations. Beneficiary designations are often used in planning but can have unintended consequences if misunderstood. Beneficiary designations override the instructions left in your will or trust. ey also do not allow flexibility for unforeseen changes like a child who predeceases you, which can unintentionally disinherit grandchildren.
Fail to Plan for Disability. Another common mistake is failing to plan adequately for a mental disability. Not planning for a possible mental disability can create significant problems for those who will be responsible for taking care of you. Caring for a person with a disability is hard enough. Having to overcome the legal challenges caused by a lack of planning can be overwhelming and also increase the complexity of things following your death.
Fail to Discuss Matters with eir Family. Communication is critical to a successful transition upon your disability or death. Failing to openly share information and discuss your plans with your family puts everyone at a disadvantage. Studies have shown there is a 50% chance that you will need care before you die, so have the conversation with your family before it is too late. Sharing openly with your family may be the single largest component in producing a smooth transition upon your disability or death.
Don’t let your failed estate planning be the horror story everyone talks about when they get together for coffee. Take the steps necessary to avoid these common mistakes so that things will go smoothly when you die.
If you have questions about these issues, you are encouraged to gain more knowledge about available estate planning options, by visiting www.EstatePlans atWork.com to sign up for a complimentary educational workshop.

crack down on taxpayers who buy and sell
but don’t report or pay tax on their gains. To do so, it wants people and companies that facilitate the sale of digital assets to provide the IRS with the same information that stockbrokers must provide when selling stocks and other investments.
Starting with the 2025 tax year, digital asset brokers must fi le a new Form 1099-DA with the IRS whenever they facilitate the sale of digital assets. e 1099-DA will include such information as the customer’s name and TIN, sales proceeds, tax basis, and gains and losses.
When the reporting requirements take effect, the IRS estimates that it will receive eight billion new Form 1099-DAs each year fi led on behalf of 13 million to 16 million taxpayers.
Receiving Form 1099-DA should make your life easier when you fi le your tax return. You can rely on the gains and losses reported on the form when you complete your return.
e new rules will also enable the IRS to compare the amounts reported on Form 1099-DA with the numbers taxpayers report on their returns. If there is a discrepancy, the IRS system will automatically send you a notice to correct your error. So, the days of evading tax on crypto transactions may soon be over.

Who You’re Going To Call
It’sbeen awhile since I have written an article on the basics of Medicare. For those of you who are seasoned veterans and using Medicare, this might be a little helpful. For the newbies to Medicare, this could give you some help on what to look forward to.
Original Medicare is what the Federal Government provides to folks who have worked in the US for 40 quarters or more. is can also be provided through a spouse’s employment. Original Medicare has two parts: Part A and Part B.
Part A is your Hospital or Skilled Nursing Facility coverage. ink of this as your inpatient coverage. Something to remember is that when you are held for Observation in a Hospital, that is not considered an inpatient stay even if it feels like it. Part A will also pay if you need inpatient rehabilitation after an inpatient hospital stay. When you work in the US for the qualifying amount of time, you will not have a monthly premium for Part A.
Part B is your Medical insurance. I like to refer to this as your dayto-day coverage. is is what will cover a doctor’s office visit, outpatient surgery, wheelchair, walker, oxygen, emergency room visit, ambulance ride, injections, etc. is will generally have a monthly premium attached to it that can vary based on your income.
To have prescription coverage, you would need a Part D plan. is can be a separate plan or it can be built into a Part C plan. e prescription coverage is provided by an Insurance Company that has a contract with the Federal Government. ere are plenty of options to choose from. Generally you would select the plan with the lowest projected cost for your specific list of medications.
You could have a penalty for delaying enrollment in Parts B and D. I am happy to help you with your specific questions. Please call my assistant Rose to schedule a time to chat: 720.665.6015.

Spring Break and Summer are around the corner! That means cook outs, trips to the park, and, of course, pools and the beach on your summer vacation! While swimming pools are a great place on a hot summer day, they can be very dangerous for children if left unattended. The National Safety Council reports that drowning accidents are a significant cause of death or injury for children under 5 from being left unsupervised. This can include community or neighborhood facilities, private or backyard pools, lakes, water parks, and the beach. Even bathtubs, toilets, and buckets of water can pose a risk to very young children if left unattended. All it takes is a moment of distractions.
So, what can you do to keep your kids safe and have fun? Here are some safety tips:
1. Never leave your child alone. If you need to step away, bring your child with you.
2. Enroll your child in swim lessons. They should learn skills like floating, rolling to their back, and swimming to the sides of the pool. However, keep in mind that even “good swimmers” can drown too, especially if they are tired or there is rough play.
3. Lifeguards are not babysitters.
4. Teach children to stay away from drains.
5. Do not swim alone, and especially not at night.
6. Do not consume alcohol when operating a boat, and make sure everyone has a wellfitting life jacket.
7. Do not dive into unfamiliar or murky water where you cannot see the bottom.
8. Get trained in CPR!

Let Your Brain Blossom - Play Sudoku!
S udoku is one of the most popular puzzle games of all time. As a logic puzzle, Sudoku is also an excellent brain game. If you play Sudoku daily, you will soon start to see improvements in your concentration and overall brain power. Start a game today and make it a part of your daily brain workout!
The goal of Sudoku is to fill in a 9×9 grid with digits so that each column, row, and 3×3 section contain the numbers between 1 to 9. At the beginning of the game, the 9×9 grid will have some of the squares filled in. Your job is to use logic to fill in the missing digits and complete the grid. Don’t forget, a move is incorrect if:
• Any row contains more than one of the same number from 1 to 9
• Any 3×3 grid contains more than one of the same number from 1 to 9
• Any column contains more than one of the same number from 1 to 9

Should You Make Repairs Before Listing Your Home for Sale?
Offered by: Scott
and Lora Nordby, Berkshire Hathaway HomeServices Colorado Real Estate
Ina fast-moving housing market, you may conclude that you don’t need to do much to sell your homes. But, selling a home “as is” may cost you more than you know.
Your listing contract will include a clause that says the home is being conveyed “as is,” which means you’re selling the property in its current condition with no intention to make repairs or improvements. at doesn’t absolve you of responsibility to the homebuyer—you’ll still have to provide a state-mandated seller’s disclosure attesting to what you know about the home’s condition.
If the buyer includes a home inspection contingency in the sales contract, it allows them to come back and ask for repairs before closing or they can ask for a price reduction. You can refuse, and the home will go back on the market, wasting precious marketing time. In the event that the buyer intends to tear down or gut the home, the sales contract can be drafted without an inspection contingency or it can be contingent to major systems only. ere’s also a stigma to selling “as is” which means the buyer is purchasing the property sight-unseen and will likely make a much lower offer—if they make one at all. Your home could stay on the market longer than you want, leaving you obligated to manage expensive carrying costs, including the mortgage, home insurance, HOA fees, utilities and taxes.
Ask your Berkshire Hathaway HomeServices Colorado Real Estate Forever Agent SM for advice before you decide to sell “as is.” We are always here to help with your real estate needs and questions. Call us at 303-905-8850 or visit BHHScore.com
