Say Yes to the Home Inspection!

Whether you are buying or selling, a home inspection is an important step in the process. In this market, lenders only require an appraisal, but the reality is that an inspection helps and protects both the buyer and seller.

For the seller, a prelisting home inspection will uncover potential issues that could derail the home sale. As the seller, knowing this information offers the opportunity to correct any problems that could detract from the value of your home before you put it on the market. e last thing you want is to get blindsided with something serious after your house goes under contract. is way you can feel confident that your property will pass inspection, thereby clearing the way for a smooth sales process.

As a buyer, an inspection is critical once you make an offer as part of moving forward in the purchasing process. While a house may look great to the untrained eye—especially with creative staging that can conceal a myriad of issues—serious problems may not be so easy to spot. Knowing a home’s flaws, especially those generally only revealed through a professional inspection, positions you, as the buyer, to objectively weigh the pros and cons of the property. Many professional inspectors will also complete, or arrange for, a sewer line inspection, and also test for Radon since radon can negatively impact the health of those living in the home. Radon mitigation is not very expensive, but sewer line repairs or replacements can be extremely costly. It’s important to note that insurance companies may deny coverage, especially where existing deterioration due to age or damage is concerned.

For proven expertise in establishing your home value and/or searching for a new or existing home, please call Jan at (303) 520-4340.

CDs can be part of your investment strategy

Inthe financial world, stocks and stock-based mutual funds often get a lot of attention. And deservedly so, because they often form the core of a portfolio. But to help achieve your goals, you may also want to consider a broader array of investments — one of which may be a certificate of deposit (CD).

* Annual Percentage Yield (APY) effective 03/20/2023. CDs offered by Edward Jones are bank-issued and FDIC-insured up to $250,000 (principal and interest accrued but not yet paid) per depositor, per insured depository institution, for each account ownership category. Please visit www.fdic.gov or contact your financial advisor for additional information. Subject to availability and price change. CD values are subject to interest rate risk such that when interest rates rise, the prices of CDs can decrease. If CDs are sold prior to maturity, the investor can lose principal value. FDIC insurance does not cover losses in market value. Early withdrawal may not be permitted. Yields quoted are net of all commissions. CDs require the distribution of interest and do not allow interest to compound. CDs offered through Edward Jones are issued by banks and thrifts nationwide. All CDs sold by Edward Jones are registered with the Depository Trust Corp. (DTC).

As you may know, a CD earns interest on a lump sum for a designated period. You can purchase CDs whose maturities range from a few months to 10 or more years. Generally, the longer-term the CD, the higher the interest rate, although this isn’t always the case.

In recent years, CD rates have been pretty low, reflecting the overall interest-rate environment. But now, as the Federal Reserve has repeatedly raised interest rates to combat inflation, CD rates are rising, too. In fact, one-year CDs can currently be found paying in the 5% range — a rate that hasn’t been seen in more than 15 years. Later in 2023, though, if the Fed eases up on rate hikes, or perhaps even starts reversing them, CD rates could fall again.

You can purchase a CD from a bank or buy a “brokered” CD from a financial services provider. e income you receive from a CD may be its main attraction, especially if the rates remain elevated for a while. But there’s another key advantage to owning CDs: ey can help diversify a portfolio of stocks and stock mutual funds that are generally more susceptible to movements in the financial markets. A portfolio that contains CDs, as well as bonds and government securities, can help reduce the effects of market volatility. Keep in mind, though, that diversification can’t guarantee profits or prevent losses in a declining market.

While adding individual CDs can be valuable, you might get a greater benefit from a more strategic approach known as laddering. You can build a CD ladder by buying a series of CDs that mature at different dates in the future — perhaps one month, three months, six months, nine months and 12 months out, or an even longer-term ladder of one to five years. In either case, as one CD matures, you can use the money if you need it or reinvest it to another “rung” on your ladder. If interest rates are up, the reinvestment option might be appealing, but if the available CD rates are lower than your maturing CDs, you could find better uses for your money. And you’d still have your longer-term CDs, possibly paying higher rates, working for you. You must evaluate whether a CD ladder and the securities held within it are consistent with your investment objectives, risk tolerance and financial circumstances.

e amount of space occupied by CDs in your portfolio should depend somewhat on your stage of life. If you’re a long way from retirement, you may want to own a larger percentage of growth-oriented investments. But once you’re retired and getting more income from your portfolio becomes more important, you might find a greater need for CDs.

In any case, CDs may prove useful to your overall financial strategy — so give them some thought.

Share Your Successes

O ered by: Brighton Clinic of Chiropractic

Recently we received an amazing testimonial from one of our new patients. I’d like to share a portion of it with you: “ ank you so much, your practice has been an answer to my prayers after months of acute pain and years of adaptation after my injuries. I feel heard and seen as a patient and the level of care, communication, and respect has profoundly shocked me.” How wonderful that this person took the time to share her initial experience with us. We love it when our patients share their success stories with us as it allows us to share it with others. I emphasize the importance of celebrating even the little victories as they happen along the way. We collect these success stories and testimonials and put them up on our wall in our practice to share with others. I tell them that if they are feeling this way, often times there are others in our community that are experiencing the same thing.

It is so important to share our experiences with others. Recently, our society seems to be quick to mention the bad interactions they have with businesses. I encourage all of you to look for those businesses where you have exceptional results or customer service and take the time to share that on their business surveys, Google reviews, or even write them a little note to thank them for their kindness. ese little acts of appreciation go a long way and you never know you could be making someone’s day especially if they were having a hard day but took time to give you above average customer service. We’d like to help you with your health goals. Call us at 303-993-6092 to schedule.

The World Doesn’t Owe You A Thing!

It’s another foggy morning in Lima’s Spring of 1987, my brother and I have been fortunate enough to catch our connecting bus ride to school. As usual, the bus is packed to the point that people are hanging out the doors, and our noses have already gotten used to the rancid smells of the folks who push against us from every side. It’s just another school day.

As the bus makes its way through the city, we pass by the KFC restaurant that lies in ruins after the MRTA (Tupac Amaru Revolutionary Movement) set off a bomb that brought it down a day or two ago. e terrorists were “kind enough” to get everyone out before setting off the explosives so no one was seriously hurt. A bit farther we pass a very poor area where the mounds of garbage rise about 10 feet off the ground, and where children rummage through the trash for food or salvageable junk.

45 minutes later our bus finally arrives at our designated stop. Pushing and shoving we get off the bus to the muggy but fresh air outside. We are still about twelve blocks from school, so we hurriedly make our way, backpacks in tow. It doesn’t even register the number of kids that, covered in newspapers, sleep at the entrance of the businesses we pass along the way. We are just glad we made it to school with five minutes to spare before the doors close.

For a long time these memories were just recollections of times past, they did not seem to be anything out of the ordinary. But in perspective, I realize the messed up world we lived in, full of strife and misery all around us, my brothers and I however, appreciated the little joys of life and were very grateful for what we did have. Crazy to say, but we indeed had a very happy childhood.

On the other hand, as I fast forward to this day of safety and prosperity in the USA I observe a vastly dissatisfied younger generation. ey may drive themselves just five blocks to school and pay no bills, but still complain about the traffic, the poor cell phone reception, the boring cafeteria food, and how their clueless parents bought them the wrong color iPhone. In abundance they seem so deprived and unhappy. Which makes me wonder, what’s going on here?

In his book “Hustle Harder, Hustle Smarter” Curtis Jackson, AKA “50 Cent”, seems to answer the question. He describes how his son, Marquise, fell into the entitlement trap because Curtis gave him everything he ever asked for. Marquise even came to resent his own father because Curtis could never do enough to satisfy Marquise’s demands for assistance.

Jackson concludes that “One should never feel like the world owes you anything. Because It doesn’t. It is all on you! And knowing that is liberating, because only then are you free to become the best version of yourself.”

While not a fan of his music, I do tend to agree with 50cent on this. But what do you think? Are we making our children feel entitled by giving them too much, too often, and too easily? Are we creating an Entitled Generation? Private Message me your thoughts on Facebook or Instagram @coloradokarate . I would love to post an update with your feedback.

Living Trusts More Expensive Than Probate?

Offered by: Dolan & Associates, P.C.

Many people believe that if you use a living trust to plan your estate, that it avoids probate and costs less to administer after your death. While a living trust can provide incredible benefits for you and your family, the unfortunate truth is that many living trust based plans end up failing to avoid probate and result in your family bearing the cost of going through the court probate process, in addition to paying for the trust administration process. The only way to have a living trust that avoids probate and results in a more cost-effective administration is to properly implement that living trust. Proper implementation is also critical to your family receiving the other benefits you may have designed into your estate plan.

If you currently have a living trust, I encourage you to look through the material that was provided to you with your living trust. In almost all cases, there is a letter from the attorney spelling out all of the things you need to do for the living trust to perform the way it was intended. While this letter may protect the attorney, it does very little to help you have a plan that works effectively for you and your family, unless of course you did all the things set out in the letter. This rarely happens. If you walked out of the attorney’s office with documentation and there was not significant activity and follow-up after signing your trust, your plan is in danger of failure. Living trusts require proper implementation and upkeep to perform their intended result. If you are using a living trust to plan your estate, you should understand all of the critical aspects of proper implementation to get its full benefit.

If you have questions, I encourage you to gain more knowledge about the available estate planning options, by visiting www.EstatePlansThatWork.com to sign up for a complimentary educational workshop.

MEDICARE Need Help?

How Much can Medicare Really Cost You?

Thispast year I have had a few clients impacted in a variety of ways by a BIG thing called an Income Related Monthly Adjustment Amount (IRMAA). Let me start off by explaining what the IRMAA is.

Typically a person would see this right at the beginning of Medicare at retirement. The reason you would see this at the beginning is because Medicare takes a look at your income each year and goes two calendar years back to see if they need to charge an IRMAA. For those starting Medicare in 2023, the government looks at your Modified Adjusted Gross Income (MAGI) from 2021. They are looking to see if you have eclipsed a certain income limit. For single folks, that income limit is $97,000 and for a couple filing jointly, the income limit is $194,000. (Dollar amounts change annually)

Most of the time you would only have to worry about this right at retirement since, generally speaking, your income decreases at retirement.

The past few years I have had clients experience this IRMAA after being on Medicare 5+ years. One way they have been impacted by IRMAA is through the sell of a rental property. If you sell a second property and in turn have a large amount of income from that in 2023, you will see an increase in your Medicare premium in 2025.

You could also experience this if you receive an inheritance (or win the lottery). You might receive a lump sum of money that takes you over the income limit and then two years later, your Medicare premium will be adjusted.

Something to remember, if you’re filing joint with a spouse, both of you would have the higher Medicare premium. It will impact both Part B and Part D. You will be required to pay this IRMAA for the full calendar year and then it should go away. You can dispute the charge at the beginning of the following calendar year.

There are charts on Medicare.gov for the adjusted premium and a form with CMS that allows you to dispute the charges after a year. I am always happy to help get you the information. Please reach out.

Sudden Hearing Loss? Don’t Wait to be Checked!

Oneof the most common calls we receive is from someone who has suddenly lost hearing, typically in one ear (although sometimes it is in both.) When I receive one of these calls, I try to get them in the office as soon as possible to verify the cause of the loss, because in certain instances, waiting too long can have permanent long-term consequences.

Typically, the problem is earwax, some other blockage of the ear canal, or a middle ear infection. ese problems are common and can be resolved by removing the blockage or treating the ear infection. However, the small percentage of cases that are due to an inner ear condition may require urgent, timely treatment, as was the case in the following stories

Years ago, late on a Friday afternoon, I received a frantic phone call from a doctor trying to get a patient in for a hearing test. e patient had experienced sudden onset hearing loss and the doctor needed the test to verify the nature of the problem to properly treat the condition. I knew the seriousness of the situation and was able to squeeze the patient in to complete the exam that evening. Unfortunately, the patient actually had lost all hearing in one ear and would need to undergo a treatment as soon as possible to try reverse it. If the treatment did not work, the hearing would likely never return. Fortunately, I was able to get the patient in within 24 hours of onset and the doctor was able to begin treatment immediately afterward. After completing the multi-week treatment, the patient’s hearing miraculously returned.

Unfortunately, this is not typically what happens with sudden onset hearing loss. Most of the time in these situations, people wait too long to have it checked and the hearing loss becomes permanent. In order to have the greatest likelihood of saving the hearing, treatment should begin within 24 hours of onset. Over the past 15+ years, I have seen countless patients who did not receive treatment in time and ended up with permanent, typically complete, hearing loss in one ear.

Up until last week, the prior situation mentioned was the one and only time a patient had come in soon enough to get treatment to potentially save their hearing. en, last week I received a call from a patient who wondered if I could remove wax. It was Friday afternoon, but they had stopped hearing in one ear two days prior. I had them come in immediately and found there was no wax or blockage in the canal, and the eardrum looked perfectly healthy. I proceeded to test the hearing and found the hearing was completely gone at most frequencies in the ear. I immediately began calling every otolaryngologist (ENT) in the Metro area and found one who was working and not in surgery who would get the patient in that evening. e patient was treated immediately and during the first follow up, a small amount of hearing had returned. e treatment will continue for a couple of more weeks. In the worst-case scenario, the patient will lose almost all of their hearing in the ear and the type of loss is not treatable with hearing aids. In the best-case scenario, their hearing will return completely. Had the patient not come in when they did, it would have been too late to have a chance to treat the loss.

So, when it comes to sudden hearing loss, it is always better to have it checked immediately to catch the most serious cases before it is too late to possibly save the hearing. If it is wax or some other problem, it can be easily remedied. If it is something more serious, immediate treatment is imperative.

UPDATE: e patient mentioned completed treatment with the ENT and as of last week most of the hearing has returned! I am sharing this article, slightly modified, for a second month to increase awareness since another patient came in on Monday with the same problem and diagnosis. e patient waited a few days to call, but said had they known about the potential seriousness of the problem, they would have called sooner. Please, be aware and share.

Soul Retrieval

O ered by: Wellyssa’s Well

What is Soul Retrieval?

As a result of traumatic events or deep physical/emotional wounding, sometimes a piece of our soul breaks off, shredding from ourselves, and flees to a place of perceived safety in the astral realms. ere it hides, until it is called back, if it is ever called back. is leaves our soul incomplete and fragmented, it leaves us less and less able, over time, to emotionally cope with life and to experience desire and enthusiasm for life . Retrieving these lost pieces of soul is deep meditative work using Shamanic techniques. With the assistance of our guides, I will assist you in your journey to find those lost pieces. I will guide you in the process of reintegrating the lost fragment back into your soul. is integration brings relief from unknown longings, doubts and fears, while enlivening and healing the soul as it moves towards completeness.

Do I need it?

Anyone who has experienced a significant traumatic event or a deep physical/ emotional wounding in their life, (this lifetime or past lifetimes), will benefit from soul retrieval. e human race has been on this planet for over 12,000 years, experiencing multiple lifetimes and multiple traumas. I have yet to meet anyone who does not have a fragmented soul.

Is it safe?

Yes. e process is non-invasive, compassionate and private; you will not need to re-experience the trauma, although you may become aware of it and some memories may resurface. Homework will be given to assist you in the continued integration of your soul fragment for a short time after the actual work is performed.

Water Safety

Spring Break and Summer are around the corner! That means cook outs, trips to the park, and, of course, pools and the beach on your summer vacation! While swimming pools are a great place on a hot summer day, they can be very dangerous for children if left unattended. The National Safety Council reports that drowning accidents are a significant cause of death or injury for children under 5 from being left unsupervised. This can include community or neighborhood facilities, private or backyard pools, lakes, water parks, and the beach. Even bathtubs, toilets, and buckets of water can pose a risk to very young children if left unattended. All it takes is a moment of distractions.

So, what can you do to keep your kids safe and have fun? Here are some safety tips:

1. Never leave your child alone. If you need to step away, bring your child with you.

2. Enroll your child in swim lessons. They should learn skills like floating, rolling to their back, and swimming to the sides of the pool. However, keep in mind that even “good swimmers” can drown too, especially if they are tired or there is rough play.

3. Lifeguards are not babysitters.

4. Teach children to stay away from drains.

5. Do not swim alone, and especially not at night.

6. Do not consume alcohol when operating a boat, and make sure everyone has a wellfitting life jacket.

7. Do not dive into unfamiliar or murky water where you cannot see the bottom.

8. Get trained in CPR!

Milestones of Speech

Asa pediatrician, I often hear from concerned parents about their child’s speech development. It’s important for parents to understand that every child develops at their own pace, but there are some general milestones that should be met by the age of two. Here is a brief overview of what to expect and when to seek medical advice.

At six months, babies should be cooing, blowing raspberries, and babbling. By nine months, they should be making alot of different sounds, (like mamama, dadada), and start to mimic sounds. At 12 months, they should wave bye-bye, call parents by specific names (mama, dada), and understand the word “no”. At 18 months they should have three to 4 more words besides mama, and dada, and able to follow one step commands like “give it to me”. At 2 years old they should be able to point to things in a book when you ask such as “Where is the cow?”, can put two words together like “more drink”, be able to name at least two body parts, and using more gestures than waving and pointing like blowing a kiss or nodding their head.

If a child is not meeting these milestones, it may be a sign of a speech delay. In some cases, speech delays can be due to hearing loss or other medical conditions, and it’s important to seek medical advice if you have concerns.

If you notice that your child is not making sounds, mimicking words, or using gestures, or if they are not responding to their name or seem to have difficulty understanding simple instructions, it’s time to schedule a visit with your pediatrician. Early intervention is key, and speech therapy can be very effective in helping children catch up and reach their full potential.

Remember, every child develops at their own pace, but if you have concerns about your child’s speech development, don’t hesitate to reach out to your pediatrician. We are here to support you and your child’s growth and development.

Brighton Youth Rugby Association (“BYRA”) is excited to head into our fifth spring/summer season. During 2022 we not only had a successful summer season, but a great fall season which included our first all girls high school team. We are very excited to continue growing our program and sharing our passion for Rugby with Brighton and surrounding areas. As BYRA grows, our mission continues to be keeping kids active and providing a safe and welcoming environment.

Our program focuses on building strong character in our young athletes and having a positive impact on the local community. Rugby is rapidly growing in popularity, especially among football families and coaches that embrace the safe tackling methods taught in Rugby.

Our youth league begins with co-ed flag for kids ages 5-8 and co-ed tackle for ages 8 and up; as well as boys and girls high school teams. If you want to be a part of a league that believes every family is part of our family, we invite you and your child to come check out our FREE rugby camp week on April 11th and April 13th from 5:30 - 7PM at Pheasant Ridge Park. Market conditions are changing. According to a new report, national mortgage rates have gone from a high of 7.37% in October, to 6.2% into January 2023. Home prices in November were 2.5% lower than the peak achieved in spring 2022, and 42% of home sellers offered concessions in Q-4, 2022. Also boosting homebuyer confidence is that the job market has improved. In January 2023, the national unemployment rate lowered to 3.5% as employers added an unexpected 223,000 new jobs.

While those shifts aren’t monumental, they’re making some consumers feel better about the housing market; homebuyers believe home prices will fall through Q3-2023, and they also said they believe mortgage rates will come down, despite the Federal Reserve’s determination to tame inflation by increasing interest rates.
