40+ Years of Setting Extraordinary Standards
Football games, pumpkin patches, and Halloween events still lie ahead for those yearning for a few more days of fresh air and sunshine. In this month’s Brighton Buzz issue, you will find a variety of activities. There are several spots to find that perfect carving Jack-o’-lantern pumpkin. Or, check out the Harvest Fest on North Main Street (page 2) featuring food and live music, or the Halloween Pub Crawl (page 12), both on October 24th, hosted by several of downtown Brighton’s businesses where you can gather for a drink (non-alcoholic too) with friends and family. So, not ready for winter? Make sure your home is. Check out several of the specials offered this month for furnace and water heating maintenance and repair. Colorado weather can change “scary” fast, so be prepared. There’s still a lot to see and do in our community before the clocks roll back and daylight savings time comes to a close. We hope to see you there, or there, or...

10 Mistakes People Make When Dying Offered by: Dolan & Associates, P.C.
(Part 2 of 3)
In this three-part series, the following are 3 of the top common mistakes people make when they die. Focus on Taxes. Spending too much time and energy focusing on tax implications and overlooking critical family issues that arise upon and after death can cost you and your family much more than what you would have paid in tax. Saving taxes is important, but it should not be put ahead of family consideration and future harmony. Confusion about Documents. Another common mistake is the belief that the estate planning documentation you have put in place will accomplish specific goals when it does not. You should know what documentation you have, why you have it, and what it accomplishes. Also, you should know how it works in relation to the other steps you take in an effort to have an effective estate plan. Don’t Know What Options Are Available. Putting a plan in place without knowing what all of the options are to produce an effective plan is a common reason why estate plans fail to meet their objectives. There is no such thing as a one-size-fits-all estate plan. You should understand what options are available to you so you can maximize the benefit to your family upon and after your death. Don’t let your failed estate planning be the horror story people talk about when they get together for coffee. Take the steps necessary to avoid these common mistakes so that things go smoothly after you die. Tune in to next month’s Brighton Buzz for final installment of the Top 10 Mistakes People Make When Dying, and if you have questions about these issues, you are encouraged to gain more knowledge, by visiting EstatePlansThatWork.com or calling 303-654-0100 to sign up for a no obligation complimentary small group educational workshop. I’ll call him Peter. He’s a composite of more kids than I can count, but every parent reading this has met him. Peter was nine. Given the choice, he would be on his tablet. Homework was a fight. Chores were a fight. Anything that made him sweat or wait or try twice was a fight. His parents didn’t come to me asking about karate. They came in tired, asking how to get their son back. Nothing dramatic happened next. That’s the point. At the dojo, Peter learned that we finish what we start, including the last set of push-ups when his arms are shaking. At home, his parents made a few quiet rules and kept them: homework before screens, chores before screens, and no negotiating in the middle of a meltdown. Small things, each and every day. It wasn’t a straight line. Around week six Peter decided he’d had enough. He stopped trying in class, dragged his feet at home, and asked to quit. That week was harder on his parents than on him, but they held the line anyway. I’d argue that week is where the whole story turned. Today Peter is stronger and in much better physical shape. His grades are up and teachers are noticing the change. He’s happier in a way you can see from across the room. When I ask his parents how things are going, they tell me that the house is peaceful, he’s a joy to be around, and he is now happy to go to school. Big change! The late Jim Rohn put it better than I can. We all live with one of two pains, he said: The pain of discipline or the pain of regret. And “discipline weighs ounces while regret weighs tons.” In life, there is no comfortable path. That’s what children don’t understand yet, and what we as adults already know by experience. The discomfort comes either way. You can choose a small amount of it now, doing what you ought to do, or you can take a crushing amount of it later, when you realize what you missed in life because you always picked the easy, comfortable thing. Here’s the part I’d ask parents to sit with. The discipline isn’t only Peter’s. Holding the line through a meltdown, hearing “I hate this” and not giving in, putting the tablet away when leaving it on would buy you an hour of “peace and quiet”, that’s the pain of discipline too, and it lands on us, the adults in the room. It weighs ounces. Pick it up anyway. The alternative is a weight none of us wants our children carrying as adults, when it may be too late to fix. our financial security is only as strong as your digital security. A single stolen password, convincing scam or fraudulent investment offer can lead to lost savings, damaged credit or hours spent recovering compromised accounts. As our financial lives move increasingly online, protecting your personal information is part of protecting your financial future. Cybercriminals are getting smarter, and technology like AI is making their job easier. But fortunately, some consistent habits can help protect you from many of today’s common threats. Watch out for phishing. Phishing is a common way criminals break into accounts and steal money. These attacks often arrive as emails, texts or phone calls that appear to come from your bank, employer or another trusted organization. Fake websites can trick you into typing in your password or financial details. To protect yourself, verify unexpected requests through a separate channel, such as calling a company directly using a number from its official website rather than one provided in a suspicious message. Avoid clicking unexpected links and consider using a password manager which auto-fills your login information only on legitimate websites. Strengthen your accounts. Stolen passwords give criminals easy access to your email, banking and social media accounts. Try using a unique password for every account and enable multifactor authentication whenever it’s offered. When possible, choose phishing-resistant options like passkeys or security keys; they’re harder for scammers to bypass than basic text message codes. Be skeptical of urgency. Scammers increasingly use deepfakes, which leverage AI-generated voices, videos and images to convincingly impersonate trusted people, including company executives, advisors and even family members. These messages often create pressure to send money or share sensitive information immediately. If you receive an urgent request that feels off, slow down. Hang up and try calling back to the person or organization using a known phone number. Many successful scams rely on emotional pressure rather than technical tricks, so a moment of skepticism can go a long way. Protect your money and identity. Fraudulent investment platforms and cryptocurrency schemes continue to cost Americans billions of dollars each year. Be cautious of investment opportunities promoted through unsolicited messages or social media contacts, and always verify a platform independently before sending money. If you’re unsure whether an opportunity is legitimate, a financial advisor can help evaluate it before you invest. Data breaches can also put your information at risk, even when you’ve done everything right. It’s smart to check your bank and credit card statements regularly for unfamiliar charges, and to freeze your credit if you suspect your information has been compromised. You may also choose to freeze your credit preemptively. Keep your devices updated. Software updates often fix security weaknesses that criminals could otherwise exploit. Backing up important files, whether to the cloud or an external drive, also protects you if ransomware ever locks you out of your own data. Small habits matter. Unique passwords, multifactor authentication and skepticism help stop many scams before they start. Take steps to help safeguard your money, identity and long-term financial goals. Fall is Beautiful, Falling is Not Offered by: John Wilson, B.S., BC-HIS Blue Ribbon Hearing & Tinnitus Center
Recently, a member of our family experienced a fall that caused a broken back. The resulting surgery and recovery process has led to significant life changes and prompted me to write this article.
M
ore people than ever are aware that untreated hearing loss significantly increases the likelihood of developing dementia. But most people are not aware of the connection between hearing loss and an increased likelihood of falling. A study published in 2023 shows individuals with untreated hearing loss were 2.4 times more likely to experience a fall. Untreated hearing loss contributes to an increased risk of falling in multiple ways. Cognitive decline and muscle weakness are two factors that contribute to an increased risk of falling, both of which can be worsened by untreated hearing loss. The balance system is extremely complex and requires significant amounts of energy to function properly. A network of skeletal muscles controlled by the brain keeps the body upright while standing or walking. The brain relies on feedback from the ears, eyes and muscles to know what muscles to activate and nerve signals to send out to maintain balance. All of the nerve signals coming to and going from the brain require energy. The brain can become too weak and tired to effectively manage the signals and coordinate the muscles needed to maintain balance. Individuals with untreated hearing loss use a significant amount of energy and brain
power trying to hear and understand and can become significantly more mentally and physically tired from trying to listen. This can leave the brain without the energy needed to coordinate and maintain balance. Individuals with untreated hearing loss are also significantly more likely to become socially isolated and experience greater levels of depression. When an individual withdraws socially, they become less physically mobile and more sedentary. Individuals who are less mobile and more sedentary experience diminished nerve functionality and their muscles atrophy and become weaker. Diminished nerve function leads to slower reflexes and weaker muscles which increases not only the probability of falling, but also the likelihood of injury when experiencing a fall. Wearing hearing aids gives the wearer better spatial awareness and decreases the mental energy needed to understand muffled sounds, freeing up energy that can be used for balance and coordination. Long term usage decreases cognitive decline and helps individuals stay more social and physically active. We encourage individuals with hearing loss to wear hearing aids for improved health, safety and quality of life. We also encourage all individuals to try to stay physically and socially active to the best of their abilities. Programs such a Silver Sneakers provide opportunities for physical exercise. Locally, we also have an exceptional resource at the Sue Corbett Active Adult Center at Eagle View that provides numerous opportunities for physical, mental and social improvement.

Estimated Tax Payments: Stay Ahead and Avoid Surprises Offered by:
Don’t be haunted by Estimated Tax Payments for — • • • • •
For many taxpayers, income taxes are automatically withheld from each paycheck. However, if you receive income that is not subject to withholding, you may need to make estimated tax payments throughout the year. Estimated taxes commonly apply to self-employed individuals, independent contractors, freelancers, business owners, and investors. You may also need to make payments if you receive significant income from rental properties, interest, dividends, capital gains, or other sources without sufficient tax withholding. Generally, individuals may need to make federal estimated tax payments if they expect to owe $1,000 or more when filing their tax return after subtracting withholding and refundable credits. Selfemployed taxpayers should remember that estimated payments may need to cover both income tax and self-employment tax. Federal estimated taxes are generally paid in four installments during the year. Taxpayers can use Form 1040-ES to calculate estimated payments and pay electronically through IRS Direct Pay, an IRS Online Account, EFTPS, or other approved payment methods. Paying too little tax during the year may result in an underpayment penalty, even if the remaining balance is paid when the tax return is filed. Generally, taxpayers can avoid the federal penalty by paying at least 90% of the current year’s tax liability or 100% of the prior year’s tax liability. Certain higher-income taxpayers may need to pay 110% of the prior year’s tax. Don’t wait until tax season to discover an unexpected tax bill. Pricewise Business Solutions can help estimate your tax liability, calculate quarterly payments, and develop a proactive tax strategy designed to reduce surprises, avoid unnecessary penalties, and improve cash-flow planning.

Is Your Healthcare Coverage Ready for What’s Ahead? Offered by: Headwaters Health and Wealth LLC - Lisa Asmussen
M
edicare is an important part of your healthcare coverage, but it may not be the whole picture. As we head toward the Medicare Annual Enrollment Period, this is a good time to look at your coverage as a whole—not simply to ask, “Should I change my Medicare plan?” but, “Am I prepared for the healthcare expenses I could face?” Start with your Medicare coverage. Review your prescriptions, doctors, specialists, and anticipated care. Once your Annual Notice of Change (ANOC) arrives, look at what your current plan will cover in 2027 and your potential out-of-pocket costs. Sometimes the right answer is to make a change. Often, it’s to stay right where you are. But there are other risks Medicare doesn’t fully address. A cancer diagnosis, heart attack, or stroke can bring expenses beyond medical bills, including travel, household expenses, or additional help during recovery. Cancer, heart attack, and stroke policies can provide cash benefits to help with these unexpected costs. It may also be worth considering how you would pay for help at home or other care needed during recovery. Short-term care coverage can help fill some of the gaps Medicare was never designed to cover. At Headwaters, our goal isn’t simply to review your Medicare plan. We want to help you look at your complete coverage, where you’re well protected, and where gaps may remain. Give us a call for a no-cost, no-obligation coverage review. Sometimes peace of mind comes from making a change. Sometimes it comes from confirming you already have the right pieces in place. Lisa Asmussen 303-887-8584 • Lisa@headwatershw.com We do not offer every plan available in your area. Currently we represent 10 organizations which offer 106 products in your area. Please contact Medicare.gov, 1-800-MEDICARE, or your local State Health Insurance Program(SHIP) to get information on all of your options.

It’s Annual Enrollment Time for Medicare! Offered by: Jennifer Bell - Bell Benefits, LLC
J
ust a reminder, the Annual Enrollment Period (AEP) is a time when you can change your Medicare Advantage (MA) or Prescription Drug Plan. You can change from one MA plan to another, change from a Medigap plan to a MA plan, or change from a MA plan to a Medigap plan. You can do this between October 15 – December 7. If you are on a Medigap plan, a plan that pays 2nd to Original Medicare, Medigap plans do not require updating during AEP. However, AEP is the time that you would review your Prescription Drug Plan (PDP) coverage. If you are thinking of changing from the Medigap plan to a MA plan, AEP is the time to do that. Please take your PDP coverage seriously. There are usually some significant plan changes that take place. Reviewing your PDP coverage can save you a lot of money for the following year. Just as a heads up, there is a PDP that is no longer being offered in CO in 2027. If you are on a plan that is leaving the state, you definitely need to submit an application for another plan. The Medicare Advantage (MA) Plans are also going to experience a few changes. One of the changes that will have a big impact on some people is another change in grocery benefits. That’s right, it’s changing again in 2027. If you receive a grocery benefit on your current MA plan, that might not be a benefit for you in 2027. Medicare made a rule that only people with certain Chronic Conditions may qualify for the grocery card benefit. This rule is tightening up even more in 2027. Other plan changes could include your MA plan leaving the area. If this is happening to you, you have a few options so please don’t let this time pass by without consulting a professional. As always, I am happy to help you with your Medicare questions. Just reach out. 720-665-6015 call/text.

City of Brighton extends Stage 1 Drought Restrictions Offered by: City of Brighton
Due to the continued drought conditions, the City of Brighton has extended its Stage 1 Drought restrictions through Nov. 15. In April, Brighton City Council approved a resolution establishing Stage 1 restrictions in response to low snowpack levels and ongoing regional water conditions, limiting irrigation and outdoor watering to two days per week. “In the region, we continue to see hot weather conditions and minimal rain. Extending the restrictions through the entirety of the growing season will place us in a better water resources position going into the 2027 irrigation season.” Utilities Director Scott Olsen said. Irrigation will continue to be limited to two days per week through Nov. 15 under the following schedule: • Even street address may irrigate only on Tuesday and Friday • Odd street addresses may irrigate only on Wednesday and Saturday • Unassigned addresses (i.e., landscape tracts, HOA tracts) may irrigate only on Monday and Friday • For help verifying if a tract is addressed or not visit the Brighton General Map Recognizing the need for sod installation, the City has revised the rules to allow for sod installation with a permit. Beginning Oct. 1, the City
will issue free sod permits that include a strict watering schedule to allow newly installed sod to become established. Due to the historic drought conditions, the City is requesting that sod only be installed if necessary. Further information about the permit and watering requirements will be available on the city website. Irrigation is still prohibited for all customers between the hours of 10 a.m. to 6 p.m., unless following the new sod permit schedule. Residents can still water with a watering can or a hose held by a person, which is encouraged for young trees, shrubs and flowers. Waste of water continues to be prohibited, including allowing water to pool in a gutter, street, or on property. For customers found in violation of the restrictions or permit schedule, a four-strike system will apply. A written notice will follow a first and second violation. A third offense will be subject to a $125 fine for water taps up to 1 inch, a $500 fine for taps between 1.5 to 4 inches, or a $1,500 fine for taps greater than 4 inches. Fines can be disputed as provided in the ordinance. A fourth violation will result in a municipal summons and mandatory court appearance. If you have questions, please contact the Utilities Department at 303655-2243 or waterconservation@brightonco.gov.
Don’t be scared to - Play Sudoku! S
udoku is one of the most popular puzzle games of all time. As a logic puzzle, Sudoku is also an excellent brain game. If you play Sudoku daily, you will soon start to see improvements in your concentration and overall brain power. Start a game today and make it a part of your daily brain workout! The goal of Sudoku is to fill in a 9×9 grid with digits so that each column, row, and 3×3 section contain the numbers between 1 to 9. At the beginning of the game, the 9×9 grid will have some of the squares filled in. Your job is to use logic to fill in the missing digits and complete the grid. Don’t forget, a move is incorrect if: • Any row contains more than one of the same number from 1 to 9 • Any 3×3 grid contains more than one of the same number from 1 to 9 • Any column contains more than one of the same number from 1 to 9 Level: EASY

Track your listing
The clock starts ticking as soon as your listing agent inputs your home into the local multiple listing service (MLS). Days on market (DOM) measures the time between when a home is listed and when it goes under contract or is removed from the market. Generally, a shorter DOM suggests strong buyer demand, while a longer DOM may indicate that buyers are proceeding more cautiously. DOM varies significantly by market, price point, and location. Luxury, rural, or highly specialized properties often remain on the market longer than homes in densely populated areas. The first few weeks after listing are often critical. Limited showing activity or a lack of offers may signal that pricing, condition, or marketing adjustments are needed.

Examine your finances. A quick look at your loan balance can tell you how much equity you have. Subtract estimated closing costs and seller expenses to better understand your potential proceeds. Set priorities. Why does your current home no longer meet your needs, and what do you hope to accomplish by selling? Pick your team. Your Berkshire Hathaway HomeServices Colorado Real Estate agent can help with your timeline, point out areas to improve for curb appeal, and provide a comparative market analysis to help establish an effective list price. Declutter and deep clean. Empty closets, built-ins, and tabletops of clutter and unused or unwanted items.
Buyers can either pay cash or get a mortgage, which comes with several hurdles before closing. The buyer typically has about one week to 10 days to have your home’s structures, systems, appliances, and fixtures professionally inspected. The inspection may reveal unexpected issues that need to be fixed before the transaction can move forward. The buyer’s lender will also require an appraisal. If the appraisal does not meet the contract price, the buyer may have to bring more money to closing, or you may have to lower the price.
Meeting buyers’ expectations
There’s a lot you can do to prevent the sale from taking too long or collapsing. Price it right from the get-go. Don’t “test” the market with a high price that isn’t supported by comparable data. Provide a move-in ready experience. If you haven’t completed needed touch-ups, repairs, and maintenance, buyers either won’t make an offer, or their offer will be low. Location matters, but buyers will compromise if the price and condition are right. Every home has its own timeline. Your Forever Agent® can help you prepare thoughtfully, price strategically, and respond as the market unfolds with guidance based on your goals and what’s right for you.
