Temple City has always been defined by more than its streets and buildings. It is a community built on strong neighborhoods, excellent schools, local businesses, and generations of families who have chosen to call this city home. As Temple City continues to evolve, new development celebrates the expansion and strength of the community. Today, several projects are helping shape the next chapter of Temple City's story. Together, the Begonia mixed-use development, the Pacific Las Tunas Place mixed-use project, and the revised Crossroads Specific Plan represent a long-term vision that strengthens the local economy, expands housing opportunities, and creates vibrant places where residents can live, shop, dine, and gather.

A New Era of Mixed-Use Development One of the most visible signs of Temple City's growth is the Begonia development on Rosemead Boulevard, which opened December 2023. As the City's first mixed-use development, Begonia combines modern residential living with commercial storefronts at street level, bringing new life and activity to one of Temple City's primary commercial corridors. The project includes 74 residential units above approximately 14,000 square feet of retail and commercial space, creating opportunities for new businesses while providing additional housing within an established neighborhood. Formosa Aroma currently occupies a space in the retail section, which serves specialty tea and snacks. Pure Yoga Pilates is another tenant within Begonia, offering visitors a tranquil and elegant place focused on improving the body and mind. This milestone demonstrates how thoughtful redevelopment can enhance community vitality while complementing the surrounding area. Along our downtown corridor, construction currently continues with another exciting mixed-use project, Pacific Las Tunas Place, on Las Tunas Drive and Cloverly Avenue. Like Begonia, the Pacific Las Tunas Place mixed-use development will embrace the idea of creating walkable destinations where housing, dining, shopping, and everyday services coexist. By encouraging activity throughout the day, these developments help support local businesses, increase foot traffic, and create a more connected downtown experience.
The Vision Behind the Progress Vibrant change is coming to the Downtown area, along with Begonia, which is part of a broader vision established through the revised Crossroads Specific Plan. Centered around the intersection of Las Tunas Drive and Rosemead Boulevard, the Crossroads Specific Plan provides a comprehensive roadmap for one of Temple City's most important commercial districts. The plan establishes design standards, land use policies, infrastructure improvements, and development guidelines that encourage high-quality investment while ensuring new projects reflect the community's character and long-term goals. Rather than allowing piecemeal development, the Specific Plan creates a coordinated vision for revitalization—one that emphasizes attractive architecture, pedestrian-friendly streets, quality public spaces, and a balanced mix of residential and commercial uses. The goal is not simply to build more, but to build for economic sustainability. 6
Growth That Reflects Temple City's Identity Temple City's brand has long been rooted in being a welcoming, family-oriented community with small-town charm and a strong sense of belonging. That identity remains the foundation for planning decisions. As redevelopment occurs, the City's focus continues to be on creating places that strengthen community life. New residents help support neighborhood businesses. Modern commercial spaces attract restaurants, retailers, and services that residents want close to home. Walkable environments encourage people to spend more time in the community, fostering connections between neighbors and creating vibrant public spaces.
Looking Ahead Cities are strongest when they honor their history while preparing for the future. Temple City's recent developments demonstrate that progress and preservation can go hand in hand. From the groundbreaking Begonia project to the emerging Pacific Las Tunas development and the long-range vision established by the Crossroads Specific Plan, Temple City is thoughtfully shaping places where people can live, work, shop, and connect. As the City enters its next century, these projects represent more than new buildings. They reflect a continued commitment to thoughtful planning, economic vitality, and a community-first approach that ensures Temple City remains a highly desirable place to live in San Gabriel Valley. Together, these investments reinforce what has always defined Temple City: a community that grows with purpose, values its heritage, and builds a future that generations to come will be proud to call home. WINTER CAMP
BABY BALLET
The Parks and Recreation Department offers a fun and exciting Winter Camp during Temple City Unified School District’s Winter Break. Join us for Winter Camp at Live Oak Park consisting of one winter session beginning December 21 through December 30th from 7 a.m. – 6 p.m. Participants ages 5 – 12 will engage in a variety of fun activities including games, arts, and crafts, sports, educational activities, plus a field trip! Location: Live Oak Park

LEAD PROGRAM The Leadership Education and Development program (LEAD) facilitates opportunities for middle school and high school students ages 12–17 years old to earn volunteer service-learning hours, develop confidence in leadership skills through a mentorship program, and learn about educational and future career opportunities. In addition to accruing community service hours needed for school, participants will develop a variety of leadership skills aimed at creating positive impacts in the Temple City Community. STARS CLUB STARS Club offers on-site after-school activities including homework assistance, sports, games, and arts and crafts in a fun and well supervised environment. The program is offered at La Rosa, Longden, Cloverly, and Emperor Elementary Schools in the Temple City Unified School District (TCUSD). Care is provided for youth in grades kinder through 6th on site from school dismissal time until 6 p.m. Pre-registration is required for participation and includes care Monday-Friday during regular and minimum days. DANCE TUMBLING This class is designed for individuals who are looking to improve their dance/ tumbling skills for performance. Students will learn the proper dance techniques and safe tumbling. LET’S LEARN CHINESE
STEP UP AND STAND OUT, FOR CHILDREN!
Throughout the course, students will develop proficiency in speaking, reading, and writing simplified Chinese characters using Pinyin. Classes will be conducted in a bilingual format utilizing both Chinese and English to enhance comprehension. Students will take an evaluation test on the first day to assess their proficiency level.

YOUTH BASKETBALL The Temple City Youth Basketball program is back, offering boys and girls ages 3½ through 12 (up to 6th grade) a chance to learn the game, grow as teammates, and have fun on the court. With twice-weekly practices and games starting in January, participants will develop key basketball fundamentals like dribbling, passing, and shooting—all while learning valuable life skills such as teamwork, leadership, and sportsmanship. Practices are held at Live Oak Park and local school sites, and all games are scheduled on weeknights or Saturdays. Players are placed on balanced teams and coached by Recreation Staff. League Dates: November 30th, 2026 – March 13th, 2027 Evaluations: Mandatory Evals will take place on 11/14 at Live Oak Park. Times are still being determined. Practice Location: Cloverly, La Rosa, Longden, Emperor Elementary schools and Live Oak Park. Games: Oak Avenue Intermediate School. Athletes may be selected for the Temple City All-Star Team, representing the city in regional competitions through the Southern California Municipal Athletic Federation (SCMAF). DIVISION

Transportation and Youth Scholarship DIAL-A-RIDE Dial-A-Ride is an appointment based public transportation service for Temple City residents aged 60 years or older or for residents below the age of 60 with a disability. Dial-A-Ride will transport residents to any destination within the City or to designated locations within the cities of Arcadia, El Monte, San Gabriel and Rosemead. Dial-A-Ride also accommodates adjacent unincorporated residents, providing transportation services within Temple City boundaries only.
YOUTH SCHOLARSHIP PROGRAM The City of Temple City's Youth Scholarship provides funding to income qualified families for City sponsored programs. To see if you qualify for the program, families must complete an application, prove residency, and provide income documentation. If approved, a 50% or 75% scholarship discount will be applied toward recreation programs offered through the City of Temple City’s Parks and Recreation Department.

Holiday Decorating Contest The annual Holiday Decorating Contest launches the second week of December! There is no need to apply —all you have to do is display your festive decorations! A committee will canvass the entirety of the City in search of standout festive homes and businesses. If your home or business is selected, staff will award a winner sign, holiday ornament and an invite to be recognized at the first City Council meeting of January.
