Council has published an outstanding document called “Design For Code Acceptance”, which is a prescriptive residential wood deck construction guide. It is known as DCA-6, and the 44 page document is easy to locate online. This document is a necessity for safe deck construction.

Wood decks are the most frequently added structure on a home. They are added by homeowners, they are added by handy men, and most frequently added with safety concerns. For example, the “railings are required to hold a point load of 200 lbs of force applied to the mid span, on the side of a post”. In layman’s terms, if you and six of your friends are all leaning against a railing on your balcony deck, it should not collapse and ruin your party!

A few ground rules; decks where labor and materials are less than $5000, and 30” or less off the ground are not known to require a permit.Home Inspectors do not inspect “to code” when they inspect a deck, because once a house is competed, it is “to code” unless changes are made. Changes in codes are not retroactive to homes. But, “do it your selfers”, builders, and Home Inspectors are expected to have a general knowledge of building standards. The “codes” are quite vague on deck construction. To correct this, the American Wood

Several common contractor defects will quickly jump out; first, you cannot notch 4x4 posts for railings (page 19). Yes, you can buy these prenotched posts at your local big box lumber store, but just because they sell them that does not make them safe. Think about it, you have taken a 4x4 post with structural integrity, and cut it down to a 2x4 stud with very little resistance to failure.

Second, you are required to have a minimum of a 4x4 post every six feet in a railing. (Still on page 19) In our inspections of decks, we see everything.

Decks using 2x4’s for posts, decks with no posts, just 2x2 balustrades, decks with 4x4’s every 10 feet. When we push on the middle of the railing, it sways outward with very little force.

As home inspectors, our first concern is your safety.

We refer to building standards, because they are the product of material testing. These determine minimum standards for deck construction to allow for structural integrity that results in a safe deck railing. If you have questions, Call a Home Inspector. Most will provide consultation for a nominal fee that is a worthwhile investment to protect your friends and family.
