BIAN Chicago is located at 600 W Chicago Ave in the heart of River North It spans over 25,000 square feet across two levels inside the historic Montgomery Ward warehouse, blending an “active zen” aesthetic with a comprehensive ecosystem of wellness amenities

As the general contractor, 41 North Contractors managed the gut rehabilitation of the site, transforming it into a large, luxury environment. The project demanded meticulous coordination to deliver a diversity of spaces: state-of-the-art fitness and yoga studios, medical and therapeutic treatment rooms, spa facilities, co-working areas, dining options featuring Michelin-quality food, a vinyl listening lounge, and even a nap room The design, by Studio K Creative, called for a seamless integration of exposed concrete, calming neutral tones, and abundant greenery to evoke growth and serenity

The construction required both technical expertise and flexibility balancing the historical features of the building with modern luxury and hospitality standards The firm’s work brought to life the vision of BIAN’s founders: to offer a holistic, coordinated approach to wellness in a single, vibrant community space 41 North’s successful completion of BIAN Chicago stands as a testament to their ability to deliver complex, high-end projects with precision, integrity, and a focus on client needs

The Fairmont Scottsdale Princess renovations encompassed complex, multi-phase upgrades across the 65-acre luxury resort, including guest room modernizations, aquatic facility enhancements, conference space upgrades, and new private villas and event venues A major component included the complete demolition and reconstruction of an elevated pool and deck system above existing locker rooms, requiring the installation of a new heavy-gauge steel support frame to meet the structural demands of the redesigned space Each phase required careful logistical coordination to keep the resort fully operational and preserve the seamless guest experience the property is known for

Skilled teams integrated advanced HVAC, plumbing, and technology systems while preserving the resort’s signature Spanish Colonial architecture Close collaboration with designers, engineers, and brand stakeholders ensured all upgrades aligned with the resort’s elevated standards and upheld the Fairmont Scottsdale Princess’s distinguished AAA Five Diamond reputation.

systems, and modern amenity spaces in the heart of Chicago’s West Loop. Located near Fulton Market and Greektown, the project demanded careful integration of high-end residential amenities while ensuring long-term durability within a dense urban environment and Chicago’s demanding climate conditions.

A signature feature of the property is the 24,000-squarefoot outdoor sundeck and elevated resort-style pool, constructed above occupied amenity spaces and office areas within the building This required precise structural coordination, waterproofing, and MEP integration to support the complex loading, drainage, HVAC, and electrical demands associated with both the pool deck and the occupied spaces below Sustainable design elements targeting LEED certification also required careful material selection and energy-efficient system installation throughout the project

Efficient coordination among trades ensured minimal disruption during construction and renovation activities, particularly while implementing upgrades to residential interiors featuring premium finishes such as quartz countertops, stainless steel appliances, and frameless glass showers The project exemplifies the balance of luxury, sustainability, and operational efficiency within a challenging urban setting

This project involved meticulous coordination and specialized expertise to successfully install a state-of-theart aquatic facility within an existing retail space. The team managed the full construction of a 25 ft by 80 ft pool, ensuring the building's structural integrity was carefully maintained while integrating specialized mechanical systems, including rooftop dehumidification units engineered for optimal indoor air quality Precision was paramount in installing dropped ceilings and upgrading mechanical equipment to meet the unique demands of a professional swim school environment

The team embraced the challenge of creating a safe, inviting space that fosters learning and water safety for children Close collaboration with architects, engineers, and aquatic specialists ensured both functionality and long-term comfort The successful completion of this swim school reinforced a steadfast commitment to quality and community impact, delivering a top-tier facility that champions skill development, confidence building, and water safety education for future generations.

Enchantment Resort in Sedona stands out as a remarkable example of building in deep harmony with nature Nestled in Boynton Canyon, the resort’s construction demanded not only technical expertise, but a genuine sensitivity to the region’s dramatic geology and cultural significance, especially with respect to the Yavapai Tribe. The development process involved meticulous site planning and intensive collaboration with architects and designers. Every element from the positioning of casitas and suites to the selection of finishes was chosen to match the red rock landscape, often using authentic 14-inch adobe bricks sourced from Mexico and locally-milled Douglas fir beams.

The team had to devise creative solutions, such as building decks around mature trees, ensuring that the environment shaped the resort rather than the other way around Major renovations, totaling $25M, included expanding multi-level pool areas, constructing new decks, and introducing the Trail House center Each improvement required efficient trades coordination, respect for tribal and environmental guidelines, and precise craftsmanship Ultimately, the project’s success lies in its seamless integration with Sedona’s natural beauty, showcasing the unique role of a contractor as both creator and steward ensuring that every detail honors the land, history, and the guest’s immersive experience.

We managed every detail of constructing a 25 ft by 80 ft pool, carefully ensuring the building's structural integrity remained fully sound while seamlessly integrating specialized mechanical systems, including rooftop dehumidification units engineered for superior indoor air quality and guest comfort

Our team executed precision installations of dropped ceilings and comprehensively upgraded mechanical equipment tailored specifically to the demanding requirements of a professional swim school environment Through close, ongoing collaboration with architects, engineers, and aquatic specialists, we delivered a space that is both highly functional and genuinely welcoming for families Completing the Big Blue Swim School reinforced 41 North's unwavering commitment to quality craftsmanship, technical excellence, and communityfocused construction.
