Joseph Privitera is a Kansas City, Missouri native who began his construction career shortly after earning a bachelor's degree from the University of Missouri–Kansas City in 1993 Starting as a union apprentice, he gained hands-on experience and built deep industry knowledge from the ground up, completing trade school in 1997 By 2001, he launched his own general contracting company
With over 30 years in the industry, Joseph has held leadership positions with Fortune 500 companies and has worked as a general contractor and construction consultant. He has managed a wide range of industrial, commercial, and high-end residential projects, collectively valued at more than $1 billion.
Since 2018, Joseph has played a key leadership role in major projects across the Valley He has led operations, shaped strategic direction, and driven significant revenue growth Known for his strong reputation in Arizona, he has built lasting relationships with subcontractors, architects, engineers, city officials, brokers, and other industry professionals while overseeing large-scale land development and construction initiatives.
Anthony John Bellantoni is a seasoned construction professional with over 38 years of experience, specializing in the multifamily and commercial sectors of Arizona's Valley region. Known for his strong leadership, he has successfully delivered major construction and rehabilitation projects, including recent high-profile developments in Phoenix
Most recently, he oversaw the Allero 59 Project, a West Phoenix rental community featuring smart home technology, resort-style amenities, and private backyards Another key project was Luna Bear, a luxury smart townhome community in Phoenix that offers private backyards, two-car garages, and a resort-style pool In addition to new construction, his work includes numerous tax credit programs and rehabilitation projects
Prior to his current role, Bellantoni served as the President of Bellantoni Custom Remodeling and held the position of Vice President at A. Devito & Sons, further solidifying his diverse experience in the construction industry.


Brianne Abbasi runs Business Development at 41 North Contractor’s Arizona Branch. She studied Veterinary Medicine and Biology-Pre Med at Iowa State University. Brianne has spent her career fostering a robust, sustainable network of clients in the Southwest region, leveraging strong listening, presentation and closing skills Her background has been largely focused on the restaurant and retail industry where she has worked alongside key decision makers at every phase of the development process

Renovating the Partners by Design office was a complex and rewarding endeavor. The project involved reconfiguring approximately 17,000 square feet to create a modern, innovative workspace that reflects the firm's architectural and design ethos Key challenges included integrating creative environmental branding and custom millwork, while ensuring the space remained flexible and functional for both collaborative and private work settings

Attention to detail in finishes and materials was critical to achieve the high aesthetic standards expected from a top design firm Coordination across trades was essential to seamlessly implement advanced lighting, mechanical systems, and durable yet refined surfaces within the constraints of the existing office shell The renovation demanded thoughtful scheduling to minimize disruptions and maintain project timelines
Overall, the project exemplified how precise construction management and focus on quality help deliver a cuttingedge office that supports creativity, collaboration, and functionality hallmarks of Partners by Design’s brand and client experience.


Building out Hoerr Schaudt’s office in Fulton Market neighborhood was an inspiring adaptive reuse endeavor The project centered around transforming a historic, 14,600-square-foot industrial building into a modern headquarters that embraced both sustainability and the firm’s design ethos. Retaining and patching the building’s original concrete floors, exposing brick walls, and salvaging steel doors and beams required careful dismantling, preservation, and skillful re-integration. Special attention went into maximizing natural light by adding skylights and an interior courtyard, drastically reducing electrical demand through thoughtful planning and all-LED, smart-controlled lighting
The interior space was crafted to support fluid, collaborative work for design and siteworks studios, with break-out areas, private phone booths, and a welcoming kitchen designed for gatherings We collaborated closely with Hoerr Schaudt to use repurposed materials wherever possible, reducing environmental impact while maintaining a high level of finish The new courtyard, set for further development in summer 2024, showcased the firm’s landscape expertise and provided a lush, functional escape for occupants Witnessing the transformation of this industrial space into a vibrant, creative hub while minimizing waste and honoring the building's heritage was a professional highlight for all involved.





The Denton Law Office renovation required detailed tenant improvement work tailored specifically for a professional legal environment. This project involved careful planning and seamless coordination to create office spaces that balance daily functionality with an elevated sense of sophistication. The design emphasized elegant finishes, refined materials, and modern upgrades that align with the firm’s established reputation.
Among the key challenges were integrating contemporary lighting systems that improve comfort and visibility, selecting durable yet polished materials suited for a high traffic setting, and optimizing the overall layout to enhance workflow efficiency Equal consideration was given to ADA compliance and accessibility, ensuring the office supports all staff, clients, and visitors

The project included installing highperformance, tailored office furnishings and innovative modular wall systems to create an efficient, collaborative workspace We worked closely with designers to ensure every detail from ceilings to storage and seating met the client’s high standards

The 79 W Monroe project involved the careful adaptive reuse of the historic Rector Building, constructed in 1905 The team transformed seven floors of office space into 117 modern residential units while preserving key architectural features like brick masonry, terracotta details, and historic wood windows. We worked closely with preservationists to maintain the building’s integrity while upgrading systems for energy efficiency and modern living. The project also added high-end amenities, including a rooftop deck and fitness center, demonstrating precision and respect for this landmark’s legacy.



Renovating the Emerson Group office involved meticulous planning and execution The team upgraded infrastructure, installed energyefficient systems, and implemented flexible workspaces tailored to client needs We collaborated closely with architects and designers to maintain quality and functionality throughout The result was a modern, efficient office environment reflecting Emerson’s commitment to innovation and sustainability, delivered on time and within budget.
