If you’ve gone on an afternoon drive lately, you’ve probably noticed new neighborhoods popping up around the Springfield area. New homes are peppering freshly paved streets with features that are important to today’s buyer. We talked to two custom home builders to learn the ins and outs of these neighborhoods.

PEYSON SHIELDS: What has driven an increase in new builds and what areas of town are you seeing “boom” the most?

TYLER BUSSELL, VICE PRESIDENT, BUSSELL BUILDING, INC.: We have seen a lot of out-oftown buyers moving into the area. Battle eld, Nixa and Republic have been very popular.

DUSTY ESSICK, OWNER OF ESSICK BUILDERS: We see a lot of people moving in from out of town from the east and west coast who want more house for their money. Republic and Rogersville have seen crazy growth, but the whole area, including Christian and Greene County, is booming.

P.S.: What style of home is your signature?

T.B.: Our signature home is a traditional fourbed, three-car garage, 1,800 square-foot home. Brick used to be the most popular exterior, but we are seeing a lot of vinyl and hard-board siding. The new materials allow you to achieve looks that you cannot with only brick or stone.

D.E.: We used to build more French country and now that’s switched to modern farmhouses with large attached shops.

P.S.: What features are you seeing more home owners include in new builds?

T.B.: We are seeing a lot of white kitchen cabinets, black hardware, some gold hardware and lighter color ooring in the common areas.

D.E.: We’re doing a lot of large pantries with

countertops. We’re also adding more fabricated metal handrails and onyx showers. It seems like every shower used to be cultured marble and tile, but onyx is a middle-of-the budget option for home owners.

P.S.: With interest rates rising, are home owners prioritizing wants vs needs di erently?

D.E.: We’re not seeing a big change in what owners are asking for, but we’re seeing a slowdown in the new builds, so I won’t be surprised if owners start to scale back.

T.B.: I’m not seeing the wants or needs changing, but buyers are becoming more selective in which features and options they include in their homes.

Money TALKS

Ready to invest in your home but wary of rising interest rates? These two lending pros have tips about how to make the most of your investment.

HAVE OPTIONS BESIDES REFINANCING

1. YOU

Only 17% of applications we see are for renancing. With interest rates going up, we’re seeing fewer people re nance because they would lose the low interest rate they locked in.—Steve King, director of retail lending at Great Southern Bank

2. ASK ABOUT A HELOC VS HELOAN HELOCs—home equity lines of credit—can give you a lifeline if you have a sudden repair or want to remodel, but the interest rates are variable. If you use the funds right away, it might be worth moving your HELOC to a HELOAN—an installment loan secured by your home, and interest rates are xed.—Hannah McCaig, mortgage sales manager at BluCurrent

3. IS THE REMODEL WORTH IT?

Not every renovation has the same return. If I put new windows in, the next person who buys the home is still getting windows, so that might not increase your home’s value. Now, if you go in and remodel your kitchen, you’re going to get a higher return on that investment.—S.K.

4. DON’T OVER-INVEST

Make sure that you’re in an equity position that makes sense. I don’t personally think home values are going to crash, but they could dip. So if your home is worth $300,000 today, it could be $290,000 next year just because home values jumped so much in the past few years.—S.K.

5. SHOP AROUND FOR RATES

Every nancial institution can have a di erent rate, so shop around. If you want customer support, ask your lender how you can reach them. Also ask how much they charge for lender fees, do they charge any points and do they have any at fees for third-party vendors such as appraisal or title work?—H.M.

The Great OUTDOORS

As more people invest in their outdoor living spaces, we turn to the pros to discover the latest trends and get tips on what to avoid.

OUTDOOR KITCHENS

Joan Nutting is the store manager at Maschino’s in Spring eld, and she says one of the latest trends to pop up with outdoor kitchens and grill islands is griddles. “These mean you can cook almost anything in your outdoor kitchen,” Nutting says. “You could cook breakfast or make a stir fry for dinner or use the griddle to saute onions and peppers for burgers.”

When designing your outdoor kitchen, Nutting says wood is a big no-no. “It will absorb moisture and rot.” Cabinets should be made from concrete blocks or galvanized metal wrapped in durox.

OUTDOOR FIREPLACES

Adding an outdoor replace can upgrade your outdoor patio or kitchen. You can choose a gas or wood-burning design, but if you go with a wood-burning replace, Nutting advises hiring a professional to make sure the ue is the right size to draft smoke. If you go with a gas replace, Nutting recommends an IPI system—an intermittent pilot ignition system—so you never have to worry about the pilot light.

HARDSCAPES

Walkways and patios are moving to larger pavers. Josh Gwennap, owner of JAG Hardscapes, says the larger pavers come in a range of neutral colors like grays, whites and blacks—a move away from the earth tones. “The biggest mistake people often make with hardscapes is trying to DIY it,” Gwennap says. “You have to keep the slope in mind and make sure there’s plenty of drainage. Fixing drainage issues is the No. 1 issue we get called out for.”

POOLS

Now that people are staying home more, Brad Tanzer, owner of Creative Pool Concepts, has seen a spike in demand for pools. The biggest design trends making waves are features like tanning shelves and automation that allows owners to engage pool covers and heaters from their phones. The biggest thing to consider is site access. “We have to get large equipment to the site,” Tanzer says. “Slope we can deal with by adding in retainer walls, but site access is trickier. It’s important to talk with a pro about what your site will allow.”

If you’ve spent any time watching HGTV, you know white is in. Owners are adding all-white kitchens, all-white bathrooms, all-neutral wall colors… It goes on and on. But what about adding in pops of color? Hear from a local builder and designer on their top tips for white and color-forward spaces.

DO: “Go classic. Mix in a marble or soapstone looking counter. White kitchens have been around and popular for decades and will continue to be a popular design. I think you play o the classic style no matter the style of your home.” —Jason

DO: “Incorporate texture with materials. Allwhite kitchens can often feel cold and sterile, but this can be avoided by mixing in natural stone and accents of warmer woods like walnut. DO: “Let the backsplash or surrounding walls be bold. Those accents are easier to change once a trend has come and gone.” —J.B.

DON’T: “Go bold everywhere. If you choose a color on the cabinets, keep other accents more tame.” —J.B.

DO: “Choose beautiful wood oors. This is something that adds warmth into your space, so it doesn’t get too sterile.” —J.B

DO: “The key here is layers. To avoid a space that feels at, incorporate a mix of textured fabrics. Pair leather upholstery with softer textiles like velvet or linen. To add more dimension, add architectural interest with shadow box paneling, co ered ceilings and venetian plaster. These details elevate a home.” —N.T.

COLOR-FORWARD LIVING ROOM

DO: “Stick with neutral paint colors and use furniture, art and accessories to add color. Of course, if you love a color, embrace what makes you happy. Oranges, pinks and yellows can brighten and energize your day, and reds and purples feel majestic, but that strength might overwhelm you. A black and white color palette can appear classic and chic while others might feel the contrast is too arresting.” —N.T.

DON’T: “We’re seeing fewer accent walls in living rooms. Instead, owners are using accent furniture to make a statement.” —J.B.

DON’T: “This is a simple x, but it’s often overlooked. Don’t put the bathroom door facing a main living space. Let access be around the corner for privacy.” —J.B.

DO: “Go bold. We’re seeing a willingness— either homeowner- or designer-driven—to be more bold in a smaller space that you don’t see every day.” —J.B.

DO: “If you are surrounded by chaos, pattern, color and noise all day, you might actually need your home to be a tranquil and calming retreat. Cocoon yourself in soothing neutrals, tinted tones and monochromatic color. We love white and use it often.” —N.T.

How to Find A BUILDER RIGHT FOR YOU

Ready to build a home? Use these steps to find a builder who can bring your dream home to life.

If you’re thinking about building a new home, you rst have to nd the right builder. Working with an experienced, professional builder can make all the di erence, but seeking out a home builder that will meet your expectations involves research and making sure you ask the right questions. Laurie Soulsby, Executive O cer of the Home Builders Association of Greater Spring eld, has some steps you can take to nd a builder who is right for you.

MAKE A LIST OF POTENTIAL BUILDERS

With so many local builders to choose from, the rst step is to make a list of potential builders you’d like to work with. Soulsby says the best place to start that list is on the HBA of Greater Spring eld’s website where you can nd builders in the area. All builders listed with the HBA have been vetted for quality and maintain insurance requirements. “Many builders advertise what type of homes they construct and even o er a price range,” Soulsby says. Attending an HBA Home Show can also be an excellent way to meet builders face-to-face. And if you have other home projects you need done, builders can often recommend industry professionals they know.

ASK QUESTIONS

Once you’ve generated a list of potential builders, reach out and ask questions. “You can start by asking about associated costs in the shortand long-term such as nancing options, fees, homeowner’s association dues and estimated taxes on the property,” Soulsby says. Don’t forget to request references from recent clients. “A professional builder will be able to provide you with names and contact information of customers,” she says. When you connect with a reference, talk to them about their experience working with the builder in terms of planning, timelines and budgeting.

GET TO KNOW YOUR BUILDER

Once you’ve narrowed down your list, make sure the home builder has substantial experience building the type of home you want. You can ask to see model homes, example oor plans and design options. You are also able to browse through builders’ portfolios on the HBA website, which Soulsby says can be especially helpful. Some builders have professional designations, which is a sign that the builder has expertise in a speci c area of building, for example, Certi ed Green Professional (CGP). Soulsby says another tip is to “make sure the builder sets realistic expectations. While it

might be disappointing to experience longer wait times for your project to start, you want a builder who will be upfront about potential issues.”

ESTABLISH COMMUNICATION EXPECTATIONS

Before you agree to work with an area home builder, make sure to establish communication expectations. Will you be speaking with them or a member of their sta ? Will they check in weekly or only if there is a problem? Either way, you should both agree on how often to connect to discuss updates throughout the project. It is best to determine early on which communication channel (email, text or phone) ts your needs. Taking this small but important step will help eliminate confusion in the home building process and avoid damaging your relationship with your builder. Building a home is a major investment and a time-sensitive process, so you want to make sure you establish a good working relationship with your builder.
