The past year has been a huge year at the HBA. We have accomplished so much and have a lot still to do. We are equally excited for both. We have a new location for the Home Show, a new website, a Members Relations Committee and a Codes Committee. We hired Member Relations Specialist Scott Crosby and Events Coordinator Chelsey Taylor, we’re currently working through a Strategic Plan, and we have two new ideas that we unveiled in the first quarter of 2024! Even with obstacles such as rising interest rates, our industry continues to hold steadfast. People are still moving to the Ozarks, families are still growing, and Baby Boomers are still transitioning to the home where they will spend their sunset years. All of these life movements require new homes in our area and continue to keep the industry busy. All the while, The HBA of Greater Springfield is at the forefront of our industry, pushing for more growth and upward trajectory within the housing market of our community. The Home Builders Association leads the way as we face and overcome adversity. The HBA has always been a trusted and reputable pillar of our community, and I’m honored to serve another year alongside our leader and Executive Officer, Laurie Soulsby. Whether it’s working with local municipalities on building codes to keep housing costs low, offering education and tools to keep our members at the forefront of a changing industry, or working to develop the next generation of skilled trades professionals, the HBA is here fighting for the Springfield area. Build New OR REMODEL? In today’s tight housing market, homeowners who need a change are wondering if they should remodel or build. What are the benefits of each? Brandon Fisher, area sales manager of Cadence Bank, and treasurer of the HBA of Greater Springfield, has advice for people who are planning a remodel, new build or mulling over both options. BY JULIANA GOODWIN

BRANDON FISHER: What is the goal and benefit of the renovation or new build? What are you looking to accomplish? Is your family expanding, or downsizing? What we are finding in today’s environment is sometimes renovation costs as much as new build. The first thing I recommend is to talk to a builder and from there see if it fits your budget. Be cognitive of the ever-growing and changing cost of material. Plan and budget for cost overrun as you build your dream because everything is more expensive in todays economy.

HBA: What kind of financing is available? B.F.: We have a One Time Closing Construction loan program, they can lock in their rate on a permanent loan at the same time they do a construction loan in a single closing. It is a protective measure to make sure they don’t build their dream and outbuild themselves. Single-close construction loans only require one round of closing costs. It also offers a free float down if interest rates go down during the construction phase. It is designed to protect the homeowner, bank, and builder. During construction, they only have to make interest payments on the interest of the loan, and after construction, it converts to full principal and

interest payment. We have had the program for nearly five years. We have had massive success with it because of the value it gives to the customer and the security to builder. HBA: How do you find the right builder or remodeler for the job? B.F.: Lean into the HBA resources and look at

the local list of approved builders. I have great confidence in all of the builders approved by HBA. Look at the website and let them take some of the work out of it for you because these are all vetted builders. Not all builders meet their criteria. Then interview three to five builders and figure out who you are going to mesh well with.

Our homes have long provided a safe space and comfort from outside world stressors. Now, two professionals show us a few simple updates that can elevate these havens even further—to organizational assistant status. BY JENNIFER JOHNMEYER

GRAB AND GO “People love clean, tidy spaces, but with quick access to their things,” says Concepts by Design’s Shelley Wehner. New fixtures include rollout shelves for coffee pots or toasters that can be pulled out for use, and then pushed back in. They also work with larger items. “Mixers are pretty, but take up space. We have an appliance lift or a mixer lift. You just pop it up, use it, then put it back,” Wehner says. FASHION, BUT MAKE IT ORGANIZED Erica Lea Hendrix of Erica Lea Design Studios says that for her clients, it starts with what to wear. “We’re taking inventory of master closets and creating systems that work specifically for the homeowners. It’s easy to stay organized when everything is in a configuration that’s easy to navigate,” Hendrix says.

UTILIZE EVERY SPACE “There are so many nooks and crannies in kitchens,” Wehner says. For those areas, she recommends tall and skinny organizers that pull out. “That way, you can easily access everything all the way to the back.”

Another tricky storage item, spices, often can’t be seen because they get pushed back into the cabinet. “My favorite space for spices is in a tiered drawer. You can alphabetize them, and it’s kind of a library of spices,” Wehner says. Wehner adds that another popular element is a station within cabinetry with a niche for pet food, so it’s right there to pull out when you need it. Finally, paper towels are taking a step back from years of visibility. “There are pull-out organizers that can take up eight inches of space. You can pull it out, grab your paper towel, and push it back in. There is also an open-faced drawer option,” Wehner says. SEPARATE, BUT TOGETHER Hendrix points out that kitchens can be such social areas, but it can be difficult to make space for those preparing the food when everyone is gathered. “In the kitchen, we’re making space for coffee bars and drink stations to keep beverage items organized and separated,” says Hendrix. “People can cook and have their space while everyone else congregates around the beverage bar.”

Students at OTC obtain hands-on learning for a career in construction.

FOUR REASONS TO CONSIDER

a Career in Construction In-demand careers, high-paying jobs—construction and skilled trade careers can pave the way for the future. BY REN BISHOP

J

ustin Frese laughs when he talks about how he ended up swinging a hammer for a living. “I got into construction because Dad was in it,” he says. “Dad built houses as a younger man. He was building houses during the summer when he was a teacher, and I got an early introduction to construction but didn’t have a lot of choice in it. But those skills have stayed with me forever.” Today, Frese is a construction technology instructor at Ozarks Technical Community College, helping the next generation of construction workers gain the skills and hone the talents to discover the tools to pursue lucrative, in-demand, long-term careers in a growing industry. In less than one year with a certificate in construction technology, OTC students can gain stable jobs starting around $20 an hour. Frese shares four reasons why hard workers should consider a career in construction. 1. CONSTRUCTION IS FULL OF OPPORTUNITIES From the foundation to the finishes, any aspect of residential construction offers lots of job opportunities to choose from in the Ozarks.

“Rough carpentry, fine carpentry, concrete, heavy construction, drywall interior, everybody is hiring,” says Frese. “On a weekly basis, I will receive calls from contractors or companies looking to hire a student of mine not on a temporary basis, but to join their team.” For a fast track to high-paying jobs, OTC students might consider earning a certificate in construction technology in as little as nine months or open the door to even more opportunities with a two-year associate’s degree in construction technology. 2. HIGH INCOME POTENTIAL AND EXCEPTIONAL BENEFITS Even just beginning their career, construction workers can expect $18 to $20 per hour. After a year’s experience, those workers can expect up to $25 an hour, and can earn beyond that when the prove their skills, says Frese. “Many skilled laborers in residential construction can expect phenomenal benefits, including paid health insurance, retirement investment funds and paid time off, all the stuff that comes with a grownup job is now the norm in construction,” he says. In order for contractors to maintain their quality workforce, they often offer exceptional benefits to support a high quality of living.

3. SKILLS ARE TRANSFERRABLE Construction skills are skills that go with you, wherever you go, in whatever season. When Frese was younger, he used construction jobs to travel the country and fund his winter hobby: rock climbing. But construction skills can be built upon for even more opportunities in the future. “Construction as a temporary job provides good wages with flexibility while you learn valuable skills that can transfer to a next career,” he says. “Easily accessible jobs after a career in construction can include HVAC, electrical or welding, all high-paying jobs that aren’t impacted by the weather and can be attained with a credential from OTC.” 4. LONG-TERM, STABLE WORK The residential construction industry is stable, and the opportunities are limitless, says Frese. “If you get into a construction company at 20 years old, the opportunity to move up is endless,” he says. “With construction, the skilled laborer has the opportunity to determine their level of success. If you work hard and stay within a company, you can advance and even become an executive, or you can keep working on a job site. Your career in construction can be as long as you’re willing to work.” 2024 |

It’s a great industry for a hard worker with thick skin, says Robin Altman, a flooring subcontractor. She specializes in tile and hardwood floors. While she’s encountered sexism at times, Altman shrugs it off because nothing beats standing back and looking at your finished floor or backsplash and enjoying the sense of accomplishment it provides. If Cass runs into sexism, she finds common ground. “I say, ‘I’m putting food on the table for my family just like you are,’” Cass says. Altman says women have strengths — such as good communication skills and attention to detail — that benefit them in the industry. The number of women in residential construction is increasing, especially among younger women, says Laurie Soulsby, executive officer of HBA of Greater Springfield. “I would encourage women to think outside the box especially if their instinct is telling them a traditional female career is not the route for them,” Soulsby says. “These are lifelong careers. You make a good wage and can take care of yourself and your family. It’s exciting to see so many women on the jobsite in a variety of roles.”

aria Cass, builder and owner of Intrinsic Homes, was always attracted to the construction industry. As a child, she’d ask for floor plan books instead of coloring books. In 2020, she was working for Atrium Hospitality, a large hotelier, as lead designer and then design-project manager, when she was laid off. Cass decided to start her own business. “My husband has been an electrical contractor for 20 years. He said, ‘You should start building,’” she says. With family support and a loan from her parents, she jumped into residential building and never looked back. “It’s in my blood,” Cass says. Hailey Flores graduated from OTC’s construction program in spring 2023 and has worked for Soul Properties for the past two years. The 20-year-old realized she was good at finishing work like flooring, trim and tile. Soul Properties specializes in custom builds and remodels and Flores enjoys the hands-on experience. She says the construction industry has many opportunities for women. “It’s not a boring job,” Flores says. “You’re not doing the same thing every day.”

THE BEST TIME TO BUILD

by Season

In southwest Missouri, you can build year-round. Christopher Souliere, owner of Soul Properties, shares the benefits of building in each season to help you nail your project’s timing. BY REN BISHOP

SPRING Spring brings better temperatures and increased daylight, and ice is long gone. But spring has its own challenges, with top rainfalls in April and May each year. “It can take a long time for things to dry out and get concrete in the ground,” says Christopher Souliere. Instead, spring can be a great time to complete projects. “When nearing completion, spring is ideal for supporting new landscaping.” SUMMER Summer’s dry weather and extended daylight make it easy to keep a project on time. Plus, with local students on break, construction companies can find seasonal help more easily. Shipping times often accelerate in the summer. “Late August or early September is the best time to start a new build with a solid couple of months of ideal weather for excavation, foundation work and beginning framing.” FALL As the leaves change, it’s the perfect time to do exterior finishes. With plenty of daylight, it’s easy to complete the final touches like siding and brickwork. “Fall is typically more dry with ideal temperatures, so there’s great motivation and ability to finish a project’s exterior before it gets too cold,” says Souliere. WINTER Southwest Missouri’s winter weather still allows construction to continue. “Scheduling can be a challenge as the winter weather changes from sunny one day to sleet the next,” says Souliere. “Those changes and time-sensitive steps can add additional costs. Plus, drywall and wood trim have to stay at a constant temperature, so the heat must be on, even when the home is still under construction.”

Do you build mostly production homes or custom homes?

What is your communication style?

AUSTIN MILLER: “This question is a great place to start because homeowners want to select a builder that’s best for their project,” says Austin Miller president of the HBA of Greater Springfield. Production builders have designs and floor plans that customers can choose from, so if the homeowner wants to customize their home they will want to hire a builder who specializes in custom homes. If the homeowner is going with a production home, a good question to ask the builder is how flexible they are with their floor plans and how many options they have. A good follow-up question for a custom builder would be what their availability is like and how many projects they take on in a year. The answer will help homeowners determine how much attention and detail their project will receive from the builder.”

A.M.: “I don’t think there has ever been a point in history where there were so many forms of communication, so that makes this question extremely important,” says Miller. “Whether you prefer phone calls, text, or emails, homeowners need to ensure they will be comfortable with the builder’s form of communication and that the builder is capable of communicating in the method they prefer. Both the homeowner and builder want to be sure there will be strong communication.” How often do you check in with owners with a project update? A.M.: “This is a good thing for homeowners to think about before they start interviewing builders because this depends on how involved they want to be,” says Miller. “Do they prefer multiple check-ins a week? Or do they only

want reports when something major happens? They want to make sure they find a builder who is willing to meet them where they are.” Are extended lead times still disrupting construction? The Home Builders Association of Greater Springfield represents its members and the communities we serve. ll the dreaming, planning, decision-making, excitement, and stress: done. Now, it’s time to settle in and enjoy the dream of home ownership turning into an actual reality. The Bryant family moved into their custom home in the Canopy neighborhood, along the banks of the Dry Sac River in north Springfield, in the fall of 2022. Working with builder JJ Hetherington, the Bryants were able to customize the floor plan to suit the needs of

a growing family. Adding a wall to create another bedroom was an important so each child had their own space, and Hetherington was able to make the adjustments before construction began. A cozy family game night in, a crackling fire in the fireplace, original artwork wrapping the walls, and plenty of laughter filling the room — those special moments are when a house becomes a home. Welcome home Bryant family!
