s I write this, it’s the end of a full day of rain, and it reminds me how fortunate we have been here in Canterbury not to have experienced such devastating weather as our friends up north. Kia kaha hoa e whānau – stay strong friends and family.

Those golden autumn hues are starting to transform the landscape of Ōtautahi.

As much as I love summer, this is the season that makes me breathe more deeply – and not just because my hay fever finally clears up. It’s a beautiful time of year in the garden city and a great season to be outdoors.

This is also the time of year to think about warming your home. In this issue we look at some cosy ways to warm up, from heating to woollen furnishings.

Our new Autumn Edit feature on page 40 brings autumnal colour inspiration along with fresh finds from some of our favourite design stores.

Our selection of homes includes a dream family home in Fendalton, an idyllic haven in Merivale, a stunning property nestled into the Jack’s Point landscape, a double-gabled haven in Canterbury and a minimalist Scandinavian-style retreat in Germany.

“Magnum Board is also CO2 negative, non-combustible, mould and insect-proof and free of nasty chemicals. Paired with wool insulation, it helps minimise climate change while saving energy and providing a healthy living environment.”

e are fortunate to be travelling and are thoroughly enjoying the briskness of a European winter.

Temperatures on either side of zero stimulate the senses, and one feels very much alive.

Given the time of the year, the parks and urban spaces feature trees bereft of leaves.

Even without leaves, the trees forming allées and bosques stand statuesque, shaping, manipulating and defining movement, views and use.

Grand, alluring and majestic were the Jardin des Tuileries and Le Jardin du Luxembourg. Both, a fulcrum for daily life for so many for such a long time. Irrespective of season, the pores of these parks seep history. The first, centrally located between the Louvre and the Place de la Concorde, the second was originally on the edge, however now very much contributing to the grain of the inner city.

Within these ‘gardens’, the many trees and hedgerows strongly frame daily life.

On the park benches, the grass swards, the hoggin paths, the pétanque piste and oddly enough, around the water features (empty for winter), there is a lot of life.

Mid-winter bonhomie fills the spaces of these parks. At this time of the year, a lovely surprise. At Le Jardin du Luxembourg, the good-heartedness is disrupted only by the cacophony of police whistles signalling gateclosing time at dusk. Young lovers, families and the aged are all hurried along. While some linger, others are more compliant. I certainly am.

I imagine the sounds of summer fun and life, trees in leaf, resplendent with seasonal colours, the water features soothing and offering respite on a hot summer’s day.

In Paris, I also visit Parc de Villette, a park inspired by the post-modernist architectural ideas of deconstructivism.

Unsure I am that this is understood by the everyday user. However, the underlying cross-axial arrangement of a canal and wide promenade, and 26 metal follies that are painted bright red and laid out on a grid engage the user.

A park a little rough around the edges and gritty in places that invites discovery and surprise. In my case, a girl and her goat seeking solace and solitude in the early morning sun. The interruption by a guy running, perspiring and seeking a photo she possibly was not expecting. A surprise for us both. Beauty and grittiness juxtaposed, a park I found thoroughly absorbing for very different reasons than the first two.

Colourful autumnal change is still a little way off. I am glad, though, that I sought out these spaces in their nakedness of winter.

Both the historic and modern settings evoke a strong response, a reminder of the wonder of the seasons.

CO LO U R here’s been a shift in the past couple of years to move away from pops of colour and jewel tones to quieter, more harmonious interiors,” says Hannah Newborn. “Things are a lot more pared-back.

Emerald green has been replaced with olive green. Grey is gradually being phased out in favour of sandy, earth-based tones and calming neutrals.”

Louise Foote says, “Our climate is not hot enough for greys and cold whites. Warmer colours are coming in with murky mustards, browns and cinnamon. Fabrics are leaning into these more ochre based tones with a notable increase in soft pinks and skin tones.”

Louise also notes that warm whites, creamy off-whites and warmer chocolate browns are popular, as are colour combinations of dark denim blues with brown and gold. Blues with greens are coming through with a greater variety of natural green shades, such as moss and avocado.

In upholstery fabrics there’s a move away from shiny to natural matt looks with an organic feel.”

Hannah says, You might have a sofa with a neutral base colour, styled with cushions that have chunky open weaves, contrasting colours and finished with a gorgeous wool throw. Designs are more tactile than before; rather than plain patterns, they are layered and textural. Embroidery is coming through with a hand finished look and more traditional appliqué techniques. This is creating a more artisanal, handcrafted feel of yesteryear.” Hannah explains that these new textures are elegant, comfy and quietly three-dimensional.

PAT TE R N “We are seeing a real softening of geometric patterns into more fluid, curvaceous prints and textures, within our contemporary fabric ranges. Classic botanical designs will always be popular and we have loved seeing a hint of nostalgia coming through with some of our 'Arts and Crafts' favourites like the new William Morris 'Cornubia' collection from Ben Pentreath, as well as the 'Brentworth' collection by GP and J Baker.

Both of these new releases have beautifully re-coloured patterns from their archives,” says Anna.

Hannah is excited about new manufacturing techniques in textiles.

“Designs are more tactile than before; rather than flat-printed patterns.”

“More fabrics from our key suppliers are now made from fashion industry waste- which is exciting,”says Anna. “The textile industry is ever evolving and it is wonderful to see these more sustainable practices being adopted. We are now able to offer gorgeous fabrics that have been produced in an eco-friendly manner with an affordable price tag.”

A DV I C E Clients can often be wary of trying new paint colours and wallpapers. This is the easiest and most economical way you can refresh a space and does not need to be daunting.

Louise recommends wrapping paint colour around two walls rather than a single feature wall. “Recently, my clients painted their walls in Resene Wombat, which is a big change to what they had used in the past. Although initially hesitant, they now love the colour so much the have used it in another room.”

Anna says, “It can help to take your time to select furnishings. Slow things down and get us on board to help with the overall vision. Ideally work in stages.

We start with the main items of furniture that function well for the client. Then, work on the colours, textures and finally all the finishing touches such as window furnishings and accessories.”

“Furniture needs to be the right scale for the room,” says Louise. “when the proportions of the space are balanced you immediately get an inviting atmosphere that people want to spend time in.”

Hannah’s advice is to choose items that are made with the long term in mind rather than a passing trend. It’s all about things that bring you comfort and joy.

“When we visit you in your home, we chat about your lifestyle, the bones of your house and what is important to you and your household,” adds Anna.

“It’s a very personal process, and we enjoy helping people to create beautiful and functional spaces they truly love.”

Until 2021 Murchison Homes was a conventional housing company, but after half a decade of watching all the waste removal and plastic waste hidden within the home, Marty started to look for more sustainable methods of building.

“The ForeverbreatheTM specification was the one that addressed things, not only from an environmental perspective, but it actually started to answer questions I had around air quality in the home. I had the experience of waking up with a headache in a conventional

home, and when I started to monitor the air quality, that was very confronting. But it enabled me to see I’m not just doing this for myself but everyone I’m building for.”

Robin says, “Built environments are major contributors to human health and impact our environment. The building industry and businesses that construct and supply building materials must evolve to a stage where today’s buildings are healthy and benefit future generations.”

For Marty and his team, the process is much the same as it was for their conventional builds. Home buyers select a design displayed on the Murchison Homes website, then six weeks after signing a contract, the build begins and takes a maximum of five months to be completed.

Murchison Homes sections are available in Amberley, but Marty welcomes buyers who have already found one elsewhere. Offering fixed pricing gives buyers the peace of mind that they can maintain an affordable price point. At the same time, there is still scope for them to choose their own colour palette, brick specification and feature timber cladding so that each home still feels special and unique.

Everything from the fence to the driveway, washing line, patios and paths, even down to the letterbox, are part of the package. While each build has a project manager, Marty is the first point of contact for customers at Murchison Homes and is proud to represent this exciting offering.

hether it’s the chocolate browns of the 1970s, the coffee and tea tones of the 1980s and 1990s or the greiges of the 2000s, brown in its many mutable forms is a winner when it comes to interiors.

Now, we’re seeing browns emerge that have delicious warm undertones like nuts, toffees and spices and reassuring tones of leather and oilskin. Spicy shades of paprika, cinnamon, allspice, cumin and cardamom are a riff off the other current trend for earthy colours such as clay, stone and sand.

Using such warm colours is all part of a move away from cooler tones to cocooning, enveloping colours that make us feel safe and secure after some tumultuous years of global and personal change.

Spicy colours are ultimately flexible, despite their big personalities. They can be toned down, as with this room, by painting a feature wall rather than the whole room.

The depth of the brown is tempered by using Resene Quarter Akaroa, a subtle creamy beige, on the other walls of the room.

Feature walls can be used to visually anchor a zone within the larger space to help define it. This feature wall serves as the main player in a soothing tonal scheme of rich browns – whether those are represented through paint or through other items such

as the timber table, a basket, cushions and throws or a foraged arrangement of twigs and grasses. The wall in Resene Spice here acts as a perfect frame for a large inviting linen-covered sofa strewn with plump cushions.

Warm browns also suit several styles and themes – add rich reds such as Resene Hot Chile, solemn slate blues such as Resene San Juan and complex ochres such as Resene Tussock for an exotic global vibe that speaks of Morocco or Turkey. Develop a palette of tonal browns and sandy shades – try Resene Okey Dokey and Resene Sand – for a homely rustic look. Add accents in deep black and off-white, such as Resene Element and Resene Sea Fog, for an artsy, graphic appeal.

For a contemporary look, add mellow greens, pale pinks and warm greys of equal tone and strength – Resene Spanish Green, Resene Wafer (as with this scheme) and Resene Quill Grey.

e had been carefully crafting natural woollen products for conscious consumers, and I was sick of having no option but to fill our cushions, stone sets and shaggy bags with synthetic fibres,” says Amanda.

“In the 1940s, 80 per cent of our homes had wool carpets; sadly today, it is only in 15 per cent of homes,” says Amanda, who notes that we have reached a tipping point now where New Zealanders are increasingly turning away from synthetic products and wanting to live a more natural, sustainable lifestyle.

Amanda heard about Wisewool through a friend. This revolutionary product is being

developed by the Hansens in East Cape, a family of fifth-generation wool handlers who are reengineering wool into fillers for cushions, mattresses, sofas and chairs.

Wisewool is engineered by intertwining wool fibres into tiny spring-like buds that enhance its inherent bounce and resilience while retaining all the natural, organic properties and attributes of wool.

Using Wisewool inside their cushions and stone sets, Wilson and Dorset have saved more than 600 kilograms of imported polyester fill from ending up in landfills.

While Amanda says finding alternative fill for the shaggy bean bags has been more complicated, Wilson and Dorset is investigating both an eco-bead to replace the polystyrene beads, and also a wool fill option. Watch this space for an innovative new development.

illimetre perfection’ would be an accurate way to describe this home. On arrival at the Merivale abode, you might expect high standards due to its location alone, but it’s more than simply a feast for the eyes. This home pushes the bar high in terms of its fastidious attention to detail and exquisite finishings.

The homeowners were not unfamiliar with the task of home building. With seven new builds already under their belts, they had chalked up plenty of building experience over the years. But this home was different. It was to be their forever home.

“I’m passionate about property,” says the homeowner. “It took us two years to find this section. I wanted to get it right.”

So finally, in July 2021, after a lengthy search, the section was found. The previous owner’s home, rich lister Tracy Gough, was demolished, and a blank canvas allowed for a new lease of life to emerge. What the team has created is nothing short of a masterpiece.

The house consists of a combination of vertical Canadian Cedar, with shiplap weatherboard running horizontally and overlapping, and a Resene Rockcote masonry plaster system with Cerano Grey finish on the upper level, giving it the precast concrete effect. There’s a grandeur about it, but it’s not ostentatious or exuberant.

Maybe it’s the stream boundary at the rear of the property that grounds this four-bedroom home firmly in the present moment. Or the northerly aspect, which creates plenty of opportunity for al fresco dining and entertaining, or simply listening to the local wildlife while basking in the sunlight.

“Coming from Canterbury, I was very conscious of the easterly wind, so we made sure in the design that

we could create sliding glass screens to protect us from the wind while still enjoying the outside spaces,” says the homeowner.

The outside area also features a pool and dry riverbed effect, an outside fire pit and an outdoor kitchen. Despite the neighbouring property being visible across the stream, the vista is one of calm greenery and sun-drenched serenity.

Inside, the large living zone gives the home an impressive sense of space. The kitchen and living area lead naturally outside, and the entire scheme of dark, earthy materials and natural tones make the home feel remarkably serene. The material and colour palettes cohesively continue throughout the bedrooms and bathrooms, where the vanities have been constructed from the same material as the kitchen benchtop. It’s a seamless result.

The kitchen and scullery have an elegance about them, while also maintaining functionality. The granite stone benchtop and island give depth and solidity to the space, and with self-closing skylights the room is lit up for an easeful dining experience.

builds and is well known for its work on a number of high-profile restoration projects across the city following the Christchurch earthquakes.

Company director, Josh Simon, says, “The entire build from foundations to roof was heavily detailed with a sleek design. The first challenge was constructing foundations adjacent to the river with an elevated water table. We met daily with the geotech engineer, and based on all our shared experiences, it became an early success.”

Another success was the build itself, particularly given Covid-19, building restrictions and problems with sourcing and transporting supplies.

“Simon Construction planned ahead, so I had no issue with GIB or cedar supply,” says the homeowner.

“It’s thanks to their forward planning that the 18-month build went remarkably well.”

The entire home is designed with clean, straight, minimalistic lines, from the structural steel, block work and timber framing. There was no room for any variance, and everything was constructed with absolute precision. For example, the exterior windows and interior doors have no standard reveals, and there are no interior door heads, meaning door head clearance margins had to identically match the ceiling linings.

Simon Construction’s construction manager Geoff Atkinson explains more, saying, “For the doors to open and close 180 degrees to within two to three millimetres of the ceiling lining takes an enormous amount of precision. There was no room for any variance.”

Any true tradesman or consultant will recognise and respect this incredible attention to detail and accuracy. Other details continue throughout the home.

All the rooms have recessed blinds and curtains, which are controlled by a remote.

The way the kitchen benchtop has been mitred in place shows off the finessed joinery at play, as well as all the custom-built cabinets. The built-in furniture and diversity of the recessed lighting options both within and outside the home also profile the second-to-none approach to this build.

Now, following an incredible amount of hard work, it’s time for the homeowners to relax, take a breath and enjoy their forever home. “I’ve been surprised at how much time we’ve spent outside,” says the homeowner.

The end result is a functional and prestigious home with exceptional outdoor-indoor living. The combination of both modern and traditional composition provides a timeless and contemporary home, which blends beautifully into the streetscape and streamscape.

ypically, when people are looking to build a home, they opt for either an off-plan design or an architectural build. But there is another way.

Less well-known but just as relevant in today’s market, the use of a tender process and working directly with a trusted builder is a great way to ensure a high-quality build at a competitive price.

That’s exactly what these homeowners did when it came to building their Fendalton home. Having lived in their previous dwelling for 22 years, Sarah and Howard knew it was time for a fresh start. They loved the suburb but were seeking more sun, space and privacy. So when they came across the 900 square metre section down a quiet street, they knew they had struck gold.

“We’d spent about two years looking for the right spot,” says Sarah. “Going to multiple open homes and visiting lots of new homes gave us time to figure out exactly what we wanted.”

The couple took the plunge just after the first Christchurch Covid-19 lockdown in 2020. They purchased the land, by which time their design brief was already shaping up. “It was never about an architectural statement home,” says Howard. “We wanted a simple weathertight home, which we could make into a gorgeous, contemporary family home.”

“I had it all in my mind how I wanted the home to be,” says Sarah. From the floorplan to the materials, products and finishings, it was all planned out. So it made sense to work with an independent builder and draftsman, who could provide unbiased, independent and transparent advice and guidance through the build process.

“We wanted to get it right and had the luxury of not being in a hurry,” says Howard. Through the tender process, the couple was able to get everything costed and sourced from the very start of the process.

As you step through the front door, you are effortlessly drawn in from the outside by the continuing Rustic Ledge West Coast stone exterior cladding, which becomes the interior entrance wall. A guest wing and master bedroom create two of the private retreat areas, while the children’s bedrooms occupy the other side of the house. Drawn down a long corridor, you are led to a bright and airy main living space and kitchen, with an outdoor louvred entertaining room beautifully blurring the line between inside and out.

Sarah relished the opportunity to unleash her creative side on the blank canvas. The result is a restful, almost romantic abode, with a sense of soothing natural tones about the place. For example, the master bedroom is styled after The Great Gatsby movie, with New York blacks and whites informing the stylish yet romantic room.

“I love how the curtains billow in the wind,” says Sarah. “It takes me to that feeling of being in a historical romantic drama. Julie Anderson from Julie

This New York style is continued throughout the rest of the home. For example, the ensuite and walk-in wardrobe have plenty of room for clothing, shoes and space to get changed, while the kitchen has those black and white tones throughout.

The couple worked directly with Larissa Brekelaar, designer at Modern Age Kitchens and Joinery, to achieve their desired look in the kitchen, scullery, laundry, office and bedroom wardrobes.

“Sarah loved black and white, and she had lots of inspirational images when she came to see me,” says Larissa. “She knew she wanted a sleek yet functional and cohesive space, so we used only a few materials but showcased them in different ways.”

For example, the Acrymatte cabinetry in the kitchen is a soft matt finish with anti-fingerprint resistance, so it stands out well in the dark kitchen. The simple, light marble-look Calacutta Gio benchtop pulls through the colours and looks incredibly sophisticated.

“To provide some texture we changed the overheads and feature shelving to a black-stained veneer, so it ties in nicely and has a subtle texture," says Larissa.

Sarah and Howard are pleased with the kitchen, which often becomes the hub of the household’s activities. As Larissa says, “Some people underestimate how important a well-designed kitchen is. Having a space like this creates a really beautiful central area which grounds the home.”

Every aspect inside the home’s walls were coordinated by the homeowners. As a result, they felt entirely in control of the process and knew exactly where they were in the process. This was very much a hands-on build, so a strong relationship with their builder GMac Builders, and draftsman Steve Butterworth, was going to be crucial.

GMac Builders have had a presence in the Canterbury region for almost 20 years, so over this time director Geoff and his team have gathered longterm relationships with subcontractors and suppliers throughout the region.

Geoff was born and bred in Canterbury, so he understands the industry and specialises in a range of building services, from bathroom and kitchen renovations to new house builds, home extensions and earthquake repairs.

“Architecturally designed homes always throw up a few challenges,” says Geoff. “An experienced builder can generally work through issues as they arise.”

The biggest challenge of all were the constant supply issues and price increases. “The GIB board crisis had a direct impact on this job, pushing the completion date out.”

In addition, the couple introduced some special effects lighting in some of the living areas and master bedroom that didn’t feature on the plans. “We were able to come up with a solution to achieve this,” says Geoff. “And we had to give some forethought to the outdoor fire, as the Kwila deck was not going to support the 800 kilograms Masport Matakana fire, so we needed to construct piles at an extra depth, and joists spaced closer together to carry the weight before laying the decking.”

The homeowners were impressed with Geoff and his team of Hayden, Greg and Leon who worked on this job. “Nothing was a problem, and they saw any problems before we did and dealt with them promptly,” says Howard. “They were very professional and completed work to a very high standard.”

The result is a great family home, with lots of communal spaces as well as private areas to retreat to.

This family has created something that expresses their dreams as a family. The home’s success is also largely due to the extensive research and many hours the homeowners spent envisioning the kind of house they wanted. It is the embodiment of who they are.

e purchased this site several years before we built.” Those are the words of architect Ben Hudson, who saw the benefit of time when deciding to buy the section where his home was to be built. “We wanted to build our family home, but we wanted to look at the site throughout the year first,” says Ben. This luxury of patience allowed the family to see how the sun tracked across the section throughout the year and throughout each day. It was an intentional build that complimented the site and felt like it naturally belonged to the landscape.

Originally from the UK, Ben and his wife emigrated to New Zealand in 2004. Fast forward ten years, and they purchased the section in the Jack’s Point area of Queenstown. As an architect, Ben explains, it’s practically in the DNA to have the desire to build. “After my years of training, experience and creative flair, I was now designing a home for my family,” he says. “Just as I approach any other project, I wanted this home to be an expression of the family who lives in it.”

And the expression of this home is one to be comfortably and practically lived in. There’s space for muddy boots and a large kitchen bench for people to congregate around: cook, eat and entertain. “There’s nothing gimmicky about the space,” says Ben. “It’s a functional, thoughtful space.”

The design is fundamentally two distinct pavilions – one for bedrooms and one for living, each connected by a central entry set back from the main building. There’s a change in angle in the two sides in response to the irregular site boundary and to provide a sunny outdoor living area, sheltered from the prevailing southerlies.

“The separate pavilions are positioned and shaped to embrace and frame the view of the Remarkables mountain range,” says Ben. “We used natural building materials and earthy, recessive colours to reinforce the connection to the environment.”

The Remarkables mountain range is very much front and centre of the home, with views from all the bedrooms and living spaces. The living wing holds the kitchen, dining, lounge, fireplace and study, with a mezzanine space above. This entresol has morphed in its usage over the last year or two, with children’s Lego creations being replaced with a studio space for Ben and his business partner to work in.

“The engineered oak timber floor gives it a warmth, and we like the Nordic maple-coloured appearance which was the aesthetic we were after,” says Ben. The fire area is also a favourite hang-out spot for all members of the family, with polished concrete surrounding the poured board-formed concrete walls (moulded by cedar

planks). The dark-painted walls give the space that comfortable cabin feel. “There’s definitely a sense of living in an alpine landscape, yet the house provides a comfortable retreat to enjoy a glass of pinot.”

The project went out for pricing and tendering and Summit Build was selected for the job. Wayne O'Donnell, owner of Summit Build was delighted to be accepted for the project.

“This was the first build our company completed for Ben Hudson Architects, and we’ve done multiple builds with them since then,” says Wayne. “It was a pleasure to work on this build, mainly because of the passion of the owners. We were delighted to make sure they got what they wanted.”

Wayne explains despite the interesting type of roof and the insulation being ahead of its time, there were no major challenges or hold-ups with this job.

Ben deliberately chose materials like the concrete and engineered timber flooring to keep the home simple. The exterior cladding is a European product from Estonia. It’s a heat-treated pine, meaning it has excellent durability, as well as the grain lending itself to the alpine environment. “Temperatures can range from 30 degrees in the summer to minus six degrees in the winter,” says Ben. Thermally broken windows with argon and Low E coating, alongside the insulation well above Code requirements, mean this home is warm in winter and cool in summer.

Landscaping and extensive planting have also been used to bring the natural environment closer, which has attracted bellbirds and tuis as regular visitors. Ben says, “It’s as much about the experience of living here as the physical structure. Listening to the birds, seeing them close by, watching the changing light on the mountain range, is wonderful.”

Simplicity is the key to this home’s success. It has an unobtrusive silhouette and sits very naturally within the context of the dramatic alpine landscape. One of Ben’s many architectural heroes is Todd Saunders. “Todd is a Canadian architect based in Norway. I like how his studio adopts a highly contextual approach to their buildings,” says Ben. “It’s often the landscape that’s the hero, not the house. We’re not trying to compete with the landscape.” This sentiment indeed resides here.

I

t’s an art to capture the spirit of a home and an even finer art to envision a home yet to be built. So, the homeowners of this rural architectural residence on the Canterbury Plains knew they wanted a highly proficient interior designer to create and complete the embodiment of their home.

By chance, the homeowners had previously purchased the bach of Angelique Armstrong of Armstrong Interiors. Angelique had completed a renovation on the Akaroa bach and, before selling it, had carried out an extensive remodelling to create an original and authentic interior. The homeowners loved the style and so tracked down the award-winning Angelique to commission her to work on their new home.

“The client wanted me to take care of all aspects of the architectural interiors,” says Angelique. “We initially worked with Garry Maynes’ architectural plans and had many meetings with the clients to fully understand their needs and how we could assist with selecting the most appropriate interior palette and materials to enhance their interiors and enhance their lifestyle.”

Angelique describes the home as modern with a farm-like style. “There were a lot of natural timbers throughout the interior and exterior, so it was apparent that the clients wanted a timeless home with quality pieces.” Situated on grassy pastures with beautiful

views, it lent itself to clean lines inside to avoid detracting from the beautiful natural landscape surrounding the home.

“We chose natural materials – warm and calming – with a darker, timber-toned palette,” says Angelique.

“We worked with each space but also made sure there was good flow throughout the home.”

The architectural brief for the home was a timeless, three-bedroom home with energy efficiency integrated throughout and generous outdoor living with views of the mountains and rural outlook.

Garry Mayne, designer and director at Chilton and Mayne Architecture, saw that the solution to this brief was a simple one.

“We adopted an H-shaped layout of two simple wings,” says Garry. “This allowed for a separation between the interior spaces yet still provided plenty of integration.”

The pavilion-styled home is a natural response to the site and the surrounding subdivision. To visually soften the impact the house had on the site, different areas of the home have been defined with the pavilion structures linked with lower flat roofs. This, in turn, breaks down the mass of the house into forms that are reminiscent of the scale of buildings traditionally found on rural sites.

“Raking ceilings increase volume and create a feeling of space beyond the square metre area of the floor plan,” says Garry. “In the living pavilion, ample glazing on the north and west-facing sides of the house opens the interior to the views and encourages engagement with the outdoor spaces. Orientated to the mountain views, the living volume opens to a large internal courtyard, enclosed between the living and bedroom pavilion. This arrangement has the advantage of bringing shelter from the prevailing winds and maximising the views.”

The living pavilion contains the kitchen, dining and living areas. Angelique has made sure that natural materials are at the heart of this home and the interior scheme. For example, to achieve this, Angelique layered timber on timber, working with different textures and significant furniture pieces to create the classically proportioned spaces. “When there’s a lot of timber involved, I like to make sure to either use opposite tones of wood or the same tones of timber,” says Angelique.

“In this case, I’ve used the same shade, but a slightly darker tone on the ceiling panels.”

This timber theme flows through the home beautifully, with the simple palette of materials of dark

charred larch making an appearance as the exterior cladding, which follows through to the entranceway and powder room. Woven fabrics, natural colours and sumptuous textures give a richness to the feel of the home, and this is carried through to the final layer of plants, artwork and accessories.

“The butt-jointed bluestone tiles around the fireplace are a particular favourite of mine,” says Angelique. “We worked hard to make sure that everything we chose for the house was going to work for the homeowners’ lifestyle: mud, dust and pollen all feature in country living, so we wanted to embrace this factor and make it an easy space to live in.”

The kitchen is particularly welcoming. Its sense of openness despite the relatively small square meterage is achieved with light-coloured tiles and a clean and pale neolith benchtop. The lighting and dark cupboard handles offer that sense of grounding with seating available for four at the island.

The bathrooms continue the flow with the same mitred neolith on the vanities and dark wood cabinetry.

The bedrooms are light and airy with some pops of natural blues and greens to connect the space to the outside.

Because this home was built during the Covid-19 pandemic, Angelique sought to source much of the products and materials from local manufacturers and suppliers. Local builder Sam Millar was the main contractor when it came to the construction of the home. Des Millar Construction is a family-owned business that started over 40 years ago and now specialises in new home building that can be enjoyed for generations to come.

The final result is a home that is more than just a dwelling. It’s a fine example of Angelique’s mastery of colour, texture and design and her demonstration of sensitivity to the clients’ lifestyle. The home has a comfortable, peaceful lived-in ambience and allows for easy living, every step of the way.

“This home is one of our favourite homes and gets a lot of nice comments from people passing by,” says Garry. “It was an absolute pleasure to have the opportunity to work on a project like this, and to see the final outcome is always a special moment for me.”

Angelique agrees, saying, “Seeing the clients are happy gives me the most joy. Working alongside Garry Mayne and his expertise was an easy process. I read the whole space as one, and it’s come together beautifully.”

here’s an intangible yet very real quality of “specialness” about the coastline of the Baltic Sea – an atmosphere that has been attracting holidaymakers to the region since the mid-19th century. Ask homeowners Thekla and Einar Osterhage (who live and work two and a half hours from here, in Hamburg) why this is the spot they chose to build a holiday cottage, and they explain that it is the area’s “amazing coastline” as well as the unique “shape of the landscape in combination with a kind of mysterious light” that make it so very attractive. In short, the Baltic coast has a touch of the magical about it.

The Osterhages had been searching for the right piece of land in the area on which to build their own holiday house for quite a while when, says Einar, this one suddenly appeared. “It even had a view of the sea,” he adds, a “semi-requirement” that they had “never expected to be fulfilled”. Possibly even more of an attraction were the property’s open-ended vistas of the surrounding landscape in both easterly and westerly directions – a feature that meant the house could be designed along a dawn-to-dusk axis and is flooded with light throughout the course of the day.

Having reserved the plot of land in 2014, the Osterhages started planning their future house right away, and finally purchased the property outright about a year later. A further process of planning and getting a first building permission followed – at which point, they “reconsidered and involved an architect, who created the final design”, says Einar. In the end, the entire process of designing and building was completed in 2018.

Apart from a delay during the construction phase that led to some anxious autumnal moments before the roof went on, and during which the Osterhages were “praying for sunshine”, Einar says, the process went smoothly. Their chosen architect, Anja Richter Modersitzki, studied with Einar’s brother at the Bartlett School of Architecture in London – and here,

created a design that cleverly shifted and tweaked what Einar describes as “the strict symmetry and rectangular angles” the Osterhages had initially envisaged. By doing so, he adds, she “offered really new perspectives that the final structure greatly benefits from”.

One such especially striking element is the large, off-centre picture window that punctures the rear façade of the house: perfectly placed to frame a large tree when looked through from the interior, the window “is the result of the very good imagination of our architect, who put it in place asymmetrically and designed it asymmetrically, both aspects that work very well,” explains Einar.

The selection of materials with which to build and finish the house was also crucial to the resounding success of its design, which combines minimalism and warmth to memorable effect. With interior spruce-wood cladding – this is a home that is as lovely to smell in person as it is to view in photographs, complemented by screed floors and yet more wood on the exterior. The latter will continue to fade from its initial yellow to grey over time and, Einar says, serves as “an offering to the surrounding plants to get in touch with the house”.

With their daughters Herta and Irma, the Osterhages now regularly spend weekends at the house as well as holidays – with the annual summer holiday an especially cherished time. No matter when the family arrives here, though, “it’s always an uplifting moment to get to the place, enter the house and have a look out of the window,” says Einar. “We very much enjoy coming here – be it on our own or with company.”

As its design demonstrates, this is a place that is all about simple pleasures. Time spent here most frequently involves “enjoying the openness of the whole place and just sitting in the garden”, Einar says. Everyday tasks such as shopping from “the local baker and butcher and preparing meals” are complemented by outdoor activities such as trips to the beach, taking a walk with the dog, or heading out for a bike ride or a spot of sailing.

The striking and resolutely contemporary feel of the design means that initial feedback from neighbours and locals was mixed, says Einar. It ranged from “‘Oh, it’s such a beautiful house and I like the staircase so much’, to ‘Ah, you mean that ugly house up the street’,” he smiles. But following its completion, the house has become “generally accepted, and we figure that it fits

into the village and the landscape well. In the end, it’s not so much the house as the way you behave that defines the reaction of your neighbours.”

The structure doesn’t have a large footprint, but the design makes canny use of every centimetre. On the ground floor, an open-plan living, dining and kitchen space feels larger than it is in part because of the doublevolume ceiling space at its centre, and also as a result of its minimal, mostly built-in furnishings and plethora of storage, which keeps all the usual family clutter neatly stowed away.

The large windows and the sliding doors out onto the open-air terrace at the front of the house add to the sense of expansive ease. No less than four bedrooms have been tucked in, too: two on the ground floor and another two upstairs, where a widened corner of the wooden gallery is also furnished as a “pyjama lounge” with a slouchy sofa that invites reading and relaxation.

When asked about their favourite spaces in the house, the Osterhages plump for its ground floor and open-air deck. “These are the places just to ‘be’ in… cook, eat, relax and enjoy yourself,” says Einar.

As expressed by its thoughtful architecture, this is a holiday home in which the oft-neglected pursuit of “just being” is paramount – and in turn, it’s what makes this minimalist house so very attractive.

I N G R E D I E NTS : 1/3 cup (100 g) laksa paste 1 tbsp tamarind puree 3 garlic cloves 3 cm piece ginger 2 cm piece fresh turmeric 4 spring onions, white and light green parts chopped, green part thinly sliced 2 tbsp peanut oil (200 g deep-fried tofu – for vegetarian version only) 200 g white button mushrooms, quartered 2 litres chicken or vegetable stock 400 ml can coconut cream 400 g chicken tenderloins or breast, thinly sliced 200 g dried wide rice noodles juice of 2 limes 2 tbsp fish sauce, plus more if needed Fresh herbs, crispy fried shallots, finely chopped peanuts, bean sprouts and chilli paste to serve

M E TH O D : Place laksa paste, tamarind, garlic, ginger, turmeric, and white and light green spring onion in a food processor and whiz until a smooth paste forms.

Heat oil in a large saucepan over medium heat. Add paste and cook, stirring constantly, for 3 to 4 minutes or until darkened slightly and sticking to the bottom of the pan.

Add tofu, mushrooms, stock and coconut cream, stir and bring to the boil. Reduce to a simmer and cook for 15 minutes to reduce slightly. Add chicken and cook gently for a further 5 minutes, or until chicken is cooked through.

Meanwhile, cook noodles as per packet instructions, drain and set aside.

Season laksa with lime juice, fish sauce and salt and pepper to taste. Divide noodles among bowls and top with laksa broth, then garnish with sliced green spring onion, fresh herbs, crispy fried shallots, chopped peanuts, bean sprouts and chilli paste to serve.

ow timely this publication is, around the subject of heating. In May, the building industry is about to see changes to the Building Code by introducing new ‘H1’ requirements. “What is H1?” I hear you ask. Well, putting it into words we can all understand, this is an increase in insulation and heating to many facets of a new build.

This is a nationwide change, and the requirements will differ depending on your location within New Zealand. For example, Queenstown will have a higher level required than Northland, as the change in code is climate-orientated.

What does this mean for Cantabrians?

For those in Christchurch (and surrounding Canterbury areas), this means items like a higher level of insulation in the foundation slab, better-insulated windows and doors (thermally broken) and thicker batts in the walls and ceiling, to name a few.

It sounds simple, however, it’s actually quite costly. I’ll give you an example: in order to increase the thickness of the batts in the ceiling space, it will be a common requirement to also increase the roof pitch to be able to fit this new batts thickness requirement into the corners of the roof space. An increase in roof pitch also means extra costs.

On average, for Golden Homes Christchurch customers, these new code changes will likely mean an eight to ten per cent increase in house build costs moving forward. One of the positive things is that if you are looking to build with us, we have already been building above minimum building standards, so the increase is not likely to be a huge jump in the building cost.

For other building companies in the industry that have been building to lower insulation and building standards, they may likely see a much higher price increase to be able to comply with the new regulations in May. Perhaps you are thinking that buying existing instead of new is the answer.

Well, I guess it could be if you’re after an immediate band-aid answer and need to get into the market on a tight budget. However, at some point, you will most likely want to sell the home. Today, you would be asking if the home had double glazing. Soon enough, the question will be whether the existing home is built to new standards or old.

The additional outlay now is not one any of us can avoid. However, it is likely to be a valid question that will be asked in the future when you go to re-sell.

Looking at the glass half full rather than empty, these are positive changes.

Remember there was a time when single glazing met Building Code, and there was no requirement at all for batts? It seems crazy now!
