“W

ill it snow in Christchurch?” my boys ask me with wide-eyed excitement at the thought of seeing the flakes of wonder for the first time.

Experiencing it as babies in the UK doesn’t count, apparently. They’ve got years of snow deprivation to make up for, and this winter we’re going to brave Mount Hutt to make sure they don’t miss out. To be honest with you, I’m a little bit excited about it too.

Just because it’s cold outside doesn’t mean that we can’t brave the weather. There’s something very cosy about enjoying a midwinter evening outside, toasted by the warmth of an open fire and a warm woollen blanket under the stars.

The Abode team has explored some warming ways for you to enjoy your outdoor space this winter with heating, outdoor room ideas, lighting, and accessories to keep you entertaining outside, whatever the weather. Inside the home, we talk about air quality and how to monitor yours for optimal health.

lthough styling is intuitive, there is a process. Here are some tips to ensure you end up with shelves that are thoughtful and personal.

Firstly, create a blank canvas. Remove the clutter and completely clear the shelves of all the existing items. This enables you to look at the space with fresh eyes.

Next up, take inventory of what you currently have. Are there some essential items you want to display? Anything personal or unique that you love to have on show? Group the items you have together according to size and scale – this helps you evaluate what you have to hand.

Get underway! Take the large items you have and balance them throughout the shelving to create focal points that you can then style smaller items around. Large décor items and artwork help ground your spaces and provide visual weight to the styling scheme.

The next stage is to group your smaller items. This part can be a little tricky and often requires a few tweaks and attempts to get to a finished result. The aim of this part of the process is to group small and mediumsized items in the areas where the large objects don’t occupy real estate. Think about grouping similar items together or items that talk to each other through texture and shape.

Sometimes pairing items together can be impactful and smaller items can gain height by placing them on stacked books or trays.

It does take time to evaluate and curate your look, so it may be a great time to pour a gin and step back to assess your work.

Don’t be concerned if it takes a few attempts and versions to get to an end result you are happy with.

Styling a console or hall table follows much the same process, however, there are a few different considerations. When you get to the styling stage, we like to firstly ground the scheme at the bottom with some baskets or large décor pieces that have visual weight and texture.

Next layer in a large signature item on top of the console. We like to use large mirrors or artwork, and they can be either hung or leaned against the wall (ensure to still use fixings, though!). Following this, add in some significant décor items with visual weight and height – think lamps, pots, large vases, sculptural forms and even layered artwork.

Lastly, style the details. There are so many different ways to style console tables, but we love using florals and greenery, candles, interesting decorative items and trays.

ur homes should be a place we feel most relaxed and restored at the end of a busy day. As well as having a clean, uncluttered environment, here are some ideas to transform your space and give it a resort-like appeal.

A few sensory touches can transform your home into a sanctuary. Introduce aromatherapy mist to your bedroom or pillow for a soothing night’s sleep. The scent should create happiness and serenity. Your sense of smell has the capacity to trigger good memories and calmness. Quality candles and diffusers are also essential, not to mention fresh flowers or lush indoor plants that improve the CO2 in the air. Open windows and doors to let the air circulate to freshen your rooms.

Indulge in plush robes, natural fibre bed linen, soft feather pillows, glamour cushions and throws. Choose colours and textures that lift your spirits and are divine to touch.

Brands matter less than comfort. Choose whatever makes you most cosy and relaxed.

Develop a regular pre-bedtime ritual that is device-free. Indulge in herbal tea and reading a good novel. Replace your TV’s glare with soft music for calming stillness – open a window if possible so you can hear natural sounds like wind, rain or birdsong in the morning. If light and noise is a bother, a satin eye mask and good earplugs help you zone out when needed.

If you don’t have the luxury of living on the waterfront with stunning views, then invest in a water feature that is visually

pleasing and has the soothing sound of running water. Swimming pools can add value to your home and be the ultimate place to relax. If space is limited, plunge pools, spa pools and outdoor baths can be just as enticing to take a soak in.

Organise your pantry and fridge with natural foods so it’s easy to whip up a nutritious, healthy meal. A spiralizer can turn vegetables like carrots and zucchini into slender strands to give ordinary salads an elegant touch. Also, why not invest in a quality blender to introduce vegetable or fruit smoothies into your diet. Fill a jug with water and get creative with infusions. Slice lemons, limes, mint, or opt for cucumbers or watermelon for a true spa feeling. Have fresh herbs close at hand to add the extra zing to your meals.

s a surveyor, Jeremy grew up in the surveying and land development industry, first undertaking fieldwork for his father’s business in the 1990s. Jenny has local and international expertise in resource management and environmental project management.

“The convergence of our professions and experience enables us to offer a broad and in-depth knowledge across the full spectrum of rural and urban land development and planning projects,” says Jenny.

When searching online for appropriate sections to develop, the Christchurch City Council District Plan website is a good place to find zoning information, although for the untrained eye, it can also be quite daunting.

An initial compliance review is helpful to confirm if there are any interests or encumbrances on the title which may have implications for subdivision and development. This review would also confirm the proposal’s level of compliance with relevant District Plan provisions. When considering a residential subdivision, it could be a fee simple or cross-lease title – the latter can have implications for subdivision and development.

Does the topography or shape of the section lend itself to subdivision or the development proposed? Is there appropriate access to any proposed rear allotment?

The location and capacity of the council’s existing drainage and water network also needs to be considered.

Rural sites may not be serviced by the council’s reticulated drainage network.

Consider the requirements for on-site wastewater and a stormwater treatment system. Access to water for firefighting purposes is also critical in rural areas.

In Christchurch, checking whether a site is located within a Flood Management Area or is subject to any other District Plan overlay is important as this can potentially impact development and have limitations around finished floor levels and earthworks.

If there is potential for site contamination, this should be investigated to establish whether consent might be required under the relevant National Environmental Standard. The quality of soils on-site may also require assessment to confirm that they are suitable for development.

Acoustic insulation is also a consideration for urban developments, particularly when sensitive activities are proposed near arterial or collector roads, or railways.

“The Kingston is a really simple midcentury style updated in white and grey, walnut and dark oak,” says Maika. “The walnut table is made from the top one per cent of American walnut. The veneer has been treated for direct sun to offer the most protection you can for uneven fading. It’s a linear veneer made from a single piece of wood sliced thinly down the length of the trunk. This means no cracking or warping. It will stay straight for a lifetime.”

The stylish Princeton dining chair has been ergonomically designed. It’s guaranteed to bring comfort – even through the longest dining sessions. The variety of fabrics available means that the Princeton can be made to suit a range of budgets.

For a premium experience, Maika recommends the elegant Alicante table.

There’s the option of having a ceramic tabletop or taking the ceramic right through to the pedestal base for added luxury.

“Full body ceramic goes all the way through the surface, so it’s the same colour throughout the material. As it’s fully sealed with a coating, it’s also more durable than natural stone,” says Maika.

The ceramic Alicante tabletop is child and dinner party proof. The smooth surface means that food, red wine, and coffee spills can wipe off up to 42 hours

later. The hardwearing tabletop can take up to 200 degrees Celsius on top straight from the oven to the table, and it won’t scratch or mark.

Plinth or centre-based tables, like the Alicante, are great for accommodating more people. The fact that you can see past the base to the rest of the room in a large space gives them a light, airy feel with extra legroom for the taller family members.

As well as being available in three textural stone ceramic finishes and a smooth marble look, the Alicante is also available in a white lacquer and white glass tabletop.

The Vienna chair distinctively combines creased lines, soft organic shapes and emphasised edges to ensure stylish comfort.

Several years ago, Natalie, a health professional, came to them after having to leave a newly built home when she developed a range of debilitating symptoms. Within one week of moving in, Natalie experienced pain in her stomach, liver and kidneys. She had developed sore, dry skin with facial bleeding.

Her airways were inflamed, she felt anxiety at a physical level, and suffered from earache, insomnia and poor concentration. Natalie soon realised that this was due to exposure to toxins in her new home. After investigating the building materials used, she found that the internal walls used a grade of timber treatment recommended for outdoor use. It was a treated material that contained pesticides.

“It wasn’t surprising to find that pesticides, which are developed to attack the respiratory system and nervous system of insects, are also harmful to humans,” says Natalie, who was shocked by the lack of regulation in the building industry. “There needs to be a minimum standard for air quality, not just structural quality,” she says.

Natalie held onto the property and moved in with family.

Robin and Casey encouraged her to take charge of her environment with a uHoo monitor, and she decided to try the uHoo in her workplace. “I’d recommend a uHoo to anyone,” says Natalie. “Before I had the uHoo, I thought that I was just very tired every day.

It wasn’t until I was able to monitor the levels of toxins in the air that I realised that CO2 was making me drowsy.” Natalie was able to minimise the CO2 levels by opening a window for just a few minutes each day.

After living out of her toxic home for nearly two years, Natalie set up the uHoo for four months and was disappointed to find that VOC levels were still in the red. Natalie has since moved on from the home but has remained highly sensitive to VOCs ever since. t the minute, I am deep into a most interesting read – The Winning Mindset, a book written by Professor Damian Hughes that explores what sport can teach us about great leadership.

What this has to do with landscape architecture, I am not sure. Rather, for me, more to do with keeping a team of landscape architects motivated, excited and enjoying their creativity. One chapter that piqued my interest somewhat was the one that focused on the use of the element of surprise in training sessions and the transferral of that into a game situation. Creating surprise to keep things interesting.

This also resonates with a research paper I read a while back about product design and the concept of setting a product apart from others by creating strong experiences and emotions through surprise. Back in 2005, the satin rose shower head did it for me, as did the plastic finger loop moulded toaster plug, a few years later. The enjoyment, and ease of removing the toaster plug from the electrical socket, was immeasurable.

Our ability to google anything and everything means we live in a very accessible world. Remotely, we can visually and audibly connect with places and landscapes. No need to be there. But the experience of a place is so much more than sight and sound; it is smell, touch, taste and surprise too.

This makes me think about a recent experience I had at Ōhinetahi. A wonderful juxtaposition of garden rooms, some formally laid out around two perpendicular axes linked by paths, steps, and expanses of lawn or those that happen informally within a woodland setting.

Meandering tracks and small timber bridges link the latter, taking you on a journey of discovery through an arboretum of magnificent exotic and regenerating native tree species. They happily fight with each other for light and prominence, both providing plenty of perch for the kereru and the inquisitive piwakawaka.

A magnificent setting for sculpture, the odd folly and a Corokia parterre too. Some you happen upon quite unexpectedly, others a controlled vista providing you with a visual clue. Mark White’s ‘The Receiver’ stands tall and powerful, in contrast to Pauls Dibble’s ‘Here I am’, which is a little more playful, waiting to be discovered amongst the clipped Buxus balls.

We endeavour to weave surprise, intrigue, and excitement into the landscapes we create. By doing so, we seek to heighten and elevate one’s sensory experience. The surprise of the unexpected, the spontaneity of an encounter, the breeze felt on a cheek, an unexpected view gained, the energy and anticipation associated with movement, too.

hen considering what kind of outdoor heating will be suitable for your space, think about your location. If your space is sheltered, then gas heating will provide a strong source of heat, but if you live in a windy, hillside location, then gas heat is not a good option.

The wind makes the heat less effective and spreads fumes.

In exposed settings, electric heating is the ideal choice and works at the touch of a button for immediate warmth. Darren says, “The Moderno electric heaters are Mico’s most popular seller for those wanting an entry-level solution with a good output at two kilowatts.

Some other electric heater brands even come with bluetooth speakers and LED lights which people love when entertaining.”

Using electric heaters in a larger outdoor space, though, will require a higher output of heat. Any electric heaters with an output of more than 2.4 kilowatts require an electrician to install and need to be connected to the circuit board in your home, which can be expensive. The high heat output, however, makes them a good option for heating large outdoor spaces, especially those exposed to the wind.

For powerful, moveable outdoor heat, the Bromic free-standing range is sleek and stylish. Darren says, “The Bromic range is well made and sturdy. They come in electric or gas options and have built-in wheels, so they’re easy to reposition in your space.”

o create ambience, you need the right type of lighting fixture to suit your outdoor space. Lighting is generally divided into three layers based on their function. Ambient lighting provides illumination for a whole room or space. Task lighting is used to allow you to perform a specific task or used for a specific purpose, such as to light a path or step. Accent lighting is used to draw attention to an object or area, which is usually achieved with spotlights or floodlight type fittings.

When it comes to outdoor lighting, balance is vital. Light that overflows onto your neighbour’s property can create unnecessary conflict, while not enough light becomes ineffective. To minimise light pollution in your outdoor space, position lights at night and check their position frequently. Use fixtures that have reflectors and shielding to concentrate light where you want it. Separately zoned lights with timers, controls, dimmers, or motion sensors will turn on lights only when needed or enable them to be turned down as necessary.

uring a summer spent in Wānaka, owners Phil and Rosie were introduced by chance to the unique development at Hillend Station. Against the stunning backdrop of the working high-country farm, the couple had their pick of the available sections as the first buyers to take the opportunity. Now they are savouring the views and the comforts of their beautiful new home built for them by Christie Brothers Building.

“We chose Hillend because of its proximity to Wānaka and the way the sites are spread through the farm. We thought it would feel less like a property development than some others we considered. We chose this particular site because of its northerly aspect, secluded location and because it offered the best access to sun throughout the day,” says Rosie.

RTA Studio Architects were engaged to design the property with a brief to create a family home using forms and materials which referenced the location and the history of the area. Phil also had a special request to borrow design elements from a piece of his family history.

“My dad helped build my great aunt’s home on a farm outside Lowburn - which is now underneath Lake Dunstan. I would spend the August school holidays there recovering from bronchitis that I used to get every year growing up in Southland. Richard from RTA Studio came up with a simple concept that reflects the rugged schist of her house with a few more amenity features, such as internal doors!”

HOMES I N S P I R E D BY TH E PA S T The home design was inspired by this old family hut, which the homeowner’s father helped his great aunt to build.

ROCK SOLID Wanaka Landscapes covered all aspects of landscaping and irrigation, including the stone walls surrounding the home.

The resulting design is a 338 square metre, three bedroom home, incorporating a master bedroom with ensuite, living area and media room as well as garaging and separate sauna and massage rooms. According to the couple’s desire to savour the outdoors year-round, the swimming pool and outdoor living spaces are designed to cater to all seasons.

Richard from RTA says, “The form of the house was developed to reference many of the local vernacular pitched roof buildings that have been used in the region throughout history. We approached the project with a sensitivity to the local context and landscape, creating a building that was sympathetic to its surrounding rather than contrasting it.”

When searching for a builder, Phil and Rosie asked around friends who had built homes in the area and Christie Brothers Building came highly recommended.

“We spoke to a number of builders before deciding that Matt and Brad from Christies were right for us. The quality of workmanship on their projects was excellent, but it was more about the attitude and openness of them as people that made our decision easy.”

Strict covenants on the resource consent for the development meant the project team had to make some last minute changes to the pavilion heights. To get the building proportions right, the team had to excavate to drop the floor level which meant moving approximately 2,500 cubic metres of material. Despite these challenges, the owners say the project hummed along smoothly.

“Matt and Brad have a great sense of humour and no problem was too big for them to solve (we are quite fussy). They made us feel like we were the most important to them. We worked well together and there wasn’t a single day of the build that there was no-one (builder or subtrade) on site. They ended up completing almost two months ahead of programme,” says Phil.

The exterior cladding of vertical wide shiplap cedar and locally sourced schist blends with the natural environment so that, despite its modern lines, the home appears as if it has always been there.

The couple love the location which, at just three kilometres from Wānaka, is close enough to pop in for a meal and far enough away to feel like a private retreat with uninterrupted starscapes at night.

“Living within the farm, being able to observe farm life happen around us is great. The layout of the house means that it can function effectively whether we have just the family there, or a crowd of people either visiting or staying over. We particularly enjoy the openness of the main pavilion and the ability to open up the house to the courtyards and barbecue, so that everyone can be included whether cooking in the kitchen, slow cooking beef short-ribs on the barbecue or just chilling by the fire or the pool,” says Phil.

Clean lines and materials selected with a discerning eye have delivered an elegant interior, punctuated with eye-catching design features such as the copper freestanding bath, lacquered blackwood cabinetry and decorative black and white bathroom tiles. A doublesided fireplace between the living and dining areas creates a cosy atmosphere in both spaces.

Now enjoying the comforts of their home, Phil and Rosie are hard pressed to say which are their favourite features.

“The house flows so well. We like the main pavilion with views both towards the mountains to the north and to the Criffell Range to the south. The internal courtyard and outside fire is great all year round. Sitting in the bath looking out over snow-capped mountains is hard to beat.”

n 2016 when Sarah and David Attwood were looking for somewhere to build their first home, they felt an immediate connection to the upper slopes of Mt Pleasant, where they could pursue their loves of adventure racing, trail running and road cycling.

After buying a section, the couple moved to David’s home city of Cambridge in the UK and worked there for two years before heading back to build their home and start a family. While they enjoyed living in Cambridge, David says, “We just can’t believe how close we are to everything here. When the wind comes through, it feels like we’re living in a high mountain hut on a hiking holiday, but it’s only a short drive down the hill to everything we need.”

When they returned to Christchurch, Sarah and David rented a house down the hill in Mt Pleasant and began the search for an architect and builder to create their dream home.

The couple looked at various architects on Instagram and were drawn to the environmental considerations and clean lines in Borrmeister’s designs.

“They were a good fit. We loved their work, and when we met Wulf, he really listened. It wasn’t just another job for Borrmeister, and they were considerate about the budget,” says Sarah.

Sarah Hooran from Borrmeister Architects took the brief for the home, that was to be no more than 230 square metres, including the garage. Sarah Hooran says, “Sarah and David wanted a versatile home with abundant storage, dual-purpose rooms with maximised views and space.”

The couple wanted the home to be on two levels, with large glazing to make the most of the sea and city views and, on clear days, the outlook to the Southern Alps beyond. For that reason, they also wanted the main living area on the second level. Their favourite view, though, is looking out on the Heathcote Valley from their dining room window with Castle Rock looming above it.

The home was designed with a simple shape and rooflines, with an open plan living, dining and kitchen space, extensive windows and a balcony with the majestic Castle Rock backdrop. Sarah says, “The design was very clever in the way that it made the most of the views from all sides, even though there are houses just below ours, we still have a great view to the hills, the city and the water below.”

Sarah and David wanted three good sized bedrooms with wardrobes built into each and an office. The master bedroom has an ensuite and walk-in-wardrobe, and another room on the second level, currently being used as a playroom for baby Jack, has the potential to be a media room or spare bedroom in the coming years.

The main family bathroom has a separate bath with a window to take in the Heathcote Valley view.

Indoor-outdoor flow was essential to the design and is provided via the balcony on the top level and a front deck off the bedrooms and office on the second level.

Roof overhangs or soffits have been incorporated over the decking for added protection from the prevailing winds. The landscaping has been integrated into the overall design, capturing the existing rock outcrop and hillside slope.

Energy efficiency was at the heart of the design.

The home is warm and well insulated, using solar gain, natural ventilation and natural light, underfloor heating and a fireplace for added comfort and a nod to the cabin aesthetic.

Wulf Borrmeister nominated Parker Construction to submit a tender, and having worked with them before, he was impressed by the quality of their work.

“We were lucky enough to win the tender to build David and Sarah’s house. After acceptance, we sat down with them both, discussed the build and worked out what style they were after, and what their expectations were,” says Barry Parker from Parker Construction. “From there, we were able to take that information and deliver a quality product on time and on budget.”

The build process was originally due to start in March 2020 but was delayed several months by the COVID-19 lockdown. When the build eventually got underway, Sarah fell pregnant with baby Jack. “There were a lot of decisions to be made on finishes for the house around the time that Jack was born, but we got there somehow, and we’re happy to enjoy this home that has also been designed with Jack in mind.”

The exterior is primarily cedar. Initially, Sarah and David were going to use charred larch, but after discussions with the suppliers, Barry and the team felt the cedar would give a more stable product. “When you combine the cedar with the Titan panel fascia and trim, the aluminium cladding, from Cudoclad, around the master bedroom bay window and the white-washed grooved ply soffits, I believe that they have ended up with a home that fits nicely into the surrounding environment,” says Barry.

“I think the biggest challenge was the weather,” adds Barry. “We were open to the weather from all sides.

The wind in that area is something to behold; at times we were unable to work as scaffold planks and roofing were being blown around. It took a while to understand how much work was needed to ensure the site was safe. We realised that if we split our build into different areas based on the weather forecast, we would be able to keep things moving.”

Barry credits good professional advice coupled with a great bunch of tradesmen, subcontractors and suppliers with the successful end result. “We’re really impressed with the quality of the build,” says Sarah, who especially likes the tiling in the house. The green bathroom tiles in the main bathroom are a favourite, as are the kitchen and ensuite tiles.

Sarah, David and baby Jack are protected from the elements in their rugged new home.

They enjoy regular hilltop walks with access to the Mt Pleasant track at the back of their section. “Jack loves going for walks with us in his carrier,” says Sarah, who, along with David, is ready to face the adventure of family life.

ucked away in a knoll overlooking Tai Tapu, with a 360 degree view, is a family home that epitomises relaxation. Comfy yet stylish, homely yet spacious, this place is the perfect place for owners Claire and Joe to call home. Everything about it exudes calmness and peace, from the courtyard entry to the refined palette of materials used throughout.

“We knew we wanted somewhere elevated,” says Claire. “And this place has a natural, outstanding landscape and beauty. We just fell in love with the place.”

Moving from Auckland, the couple now revels in the views of Lake Ellesmere, the Alps and the Canterbury Plains. “And with the city being just 20 minutes away, it’s a dream for us,” says Claire.

After locating their piece of paradise, the couple set about making plans to design a home for themselves. It needed to be a place where the couple could entertain their extended family of 38 and also create a calm sanctuary for the two of them.

“It had to accommodate lots of people easily,” explains Claire. “And this home does that perfectly.”

It was Claire’s love of mid-century design, coupled with the inspirations of her travels through Asia, Europe and the Middle East, that led to the idea of creating a courtyard, a key feature of this home, with the house built around it.

“I like the concept of a ‘safe place’ as part of the house, and the courtyard idea certainly harks to mid-century,” says Claire. “Jarrod [the architect] was amazing. I talked, and he heard. He fully understood my desire for a courtyard, where you look through the house to see the view.”

Jarrod Midgley of Rural Workshop Architecture can be rightly proud of his design for this home. It’s been recognised as the Winner of the 2021 Canterbury Architecture Awards, and is now shortlisted for the national awards jury to appraise in an upcoming nationwide jury tour happening later this year.

HOMES “Claire and Joe’s home is on an exceptionally windy hilltop site,” explains Jarrod. “On our first site visit, we had trouble standing up! But having recently completed a couple of courtyard houses on exposed sites in Hawkes Bay and Marlborough, we knew Claire’s idea would be a success.”

The courtyard allows the house to be opened to the outdoors even on windy days and also offers opportunities for a central lush garden ‘oasis’ in an otherwise exposed rural property. The design also allows morning sun directly through the courtyard into the main living spaces.

“We were also conscious of the very prominent spot in the visual landscape, so we wanted to make the house ‘settle in’ as much as we could,” says Jarrod. “So we stepped the design to follow the shape of the hillside, and the roof is the same pitch as the hill on which it sits.”

What this creates is a beautifully slim and low-slung building form. This, again, provides a calmness and natural sense to the place.

Claire also comments on the calmness of the architecture team. “I think Jarrod is quite an intuitive person. He loves to use natural materials in their raw forms, such as wood and concrete. It makes the place feel very authentic and real,” says Claire.

The combination of light and heavy materials makes for an earthy, grounded home. The light material is a cedar cladding in a modern, crisp-edged take on the traditional ‘rusticated’ board. The heavy material was in-situ concrete using off-form roughsawn timber boxing.

“We use the ‘heavy’ sparingly and use it to provide an anchoring element and a real sense of permanence and connection to the ground. The ‘light’ provides warmth of feel – and relative economy,” says Jarrod.

This combination of natural materials and an organic, collaborative approach helped create this beautiful home. As Jarrod summarises, “We are interested in creating quality buildings, which, in the words of Marie Kondo, ‘spark joy’. It’s important to us to uplift the spirit and enable our clients to live their best lives in the properties we build.”

All of this design would not have been possible to bring to reality without John Creighton Builders. Coming on board early with the project meant everyone had an equal voice and passion, rather than the traditional model of the architect being the one in charge.

John’s skills were needed from the outset, in the form of the placement of a double-sided fireplace on each side of a massive concrete wall structure in the middle of the main living space. That in itself was a huge project for James Kearns, project manager, and his team.

“Claire and Joe wanted a rustic concrete board look,” explains John. “You only get one chance with concrete. We had to pour it all in one go, as concrete doesn’t join. We spent several weeks building a mould, which was then craned into place.”

Getting it wrong would be a very costly mistake. But John and his team took the job in their stride and created a fabulous feature wall, with a cast-iron double-sided fireplace settled within it.

The fireplace has a lovely ‘rawness’ about it and performs exceptionally well in the home. Claire and Joe only have to light one fire in the evening as they move between the living room and the snug, an area Claire describes as her favourite part of the home.

With close to 30 years of experience in the trade, and the only builder in Canterbury to receive the New Zealand Master Builders’ Sapphire award, John loves early involvement with homeowners and architects.

“That’s where you get the best results,” he says. “Our job is to look at how we can achieve the result required and do it seamlessly.”

Over time John Creighton Builders has built up loyal suppliers and contractors and a fabulous team who loves a challenge. Claire agrees with John, saying, “Even the youngest employees at John Creighton Builders were great communicators. They give you time to ask questions, and John has clearly built a great culture in his business.”

A N U RTU R I N G I NTE R I O R The light beech plywood interior captures the feeling of being nestled in the landscape.

I

t’s not every day that you get to swoon over a house.

But there’s something about this place that instantly captures your heart. Gently nestled into the tussock grasslands at the foothills of the Ben Ohau range sits the Skylark cabin.

For homeowners Garry and Liz, they get to call this place home. Liz has family connections in the Twizel area, and after discussing what they were going to do with the next stage of their lives, the couple decided to buy some land and create a retreat.

“We just fell in love with the place,” says Garry. “We signed the sale and purchase agreement the same day we saw the land. It just felt right.”

The beauty of the surrounding landscape inspired Garry and Liz’s brief to Barry Connor, the architectural designer. What they conceived is a place for relaxation and rejuvenation with the intention to provide only for the essentials: a place to cook, sleep, reflect and bathe.

“We knew we wanted to build under 50 square metres,” says Garry. “We wanted a point of difference. It had to be interesting and in line with our personalities.”

What this meant, in reality, was a home with two offset open-plan spaces. One contains the bedroom and bathroom, positioned to allow morning sun in both winter and summer, and the other holds the kitchen, entry and living areas.

Barry Connor, an architectural designer with over 20 years of experience building homes throughout New Zealand, explains more about the quirky layout of the home, saying, “The angle of the offset was derived from plotting specific views from certain activities; lying in bed, washing the dishes, having a shower. The folded form also nods to the distinctive aerial displays of the local skylarks, with their angular, precise and purposeful acrobatics.”

It’s these moments of capturing the natural paradise of this place that really sum up the home: elegant, respectful and peaceful.

The couple has been delighted with Barry’s work and enjoyed the collaborative process between the three of them. “Barry worked his magic and wasn’t put off by our ‘what ifs’ and ‘how abouts’,” says Garry.

Known for his creative approach and attention to detail, Barry describes this project as, “Pretty out there!”

“It’s not often that the client is open to being brave and bold,” says Barry. “I am always open to having ideas thrown at me. This is what allows me to capture the client’s personal lifestyle in the designs that I create.”

The cabin’s exterior is cloaked in a rough sawn Siberian larch timber rainscreen and represents the idea of a bird’s nest. Located within the harsh and extreme alpine climate of the Mackenzie Basin meant the choice of materials was paramount to its success. With temperatures reaching highs of 30 degrees in summer and lows of minus 10 degrees in winter, it was vital the materials could stand the radical temperature changes.

The contrasting burnt orange window frames punctuate the shell and frame the views of the mountains and the stars. The circular skylight over the bed provides for views of the prized and protected Mackenzie Aoraki Dark Sky Reserve by night and lazy views of the vast hazy skies by day.

The contrasting light beech plywood interior reflects the warm cream tones of the exterior and captures the feeling of being nestled in the landscape. Black-edged ply rib detailing represents the ‘cradle’ of being inside: protected, safe and private.

“The burnt orange structural frames that connect the entry porch with the carport were a specific request from Garry and Liz,” says Barry. “These were used to emphasise the main structural elements of the home and frame the outstanding views.”

It is clear that a lot of thought has gone into this home.

Designed to be robust, warm and energy-efficient, the home has a fully corrugated roof and hidden spouting within the timber rainscreen cladding. “It’s different to a normal build,” says Barry. “The way I’ve designed the home means that individual panels can be removed easily if repairs or replacements are ever needed.”

This practical and ingenious home sits beautifully within the landscape. Natural stone boulders reclaimed from the site excavation create a nestled plinth on which the cabin perches, with views of The Black Hills, Backbone Peak and Ben Ohau.

“Our digger driver, Andy Carpenter, did all of our earthworks. He was such a skilled and patient guy,” says Garry.

Jason Bint, award-winning Master Builder from JM Bint Construction, took on the challenging task of making this home a reality and getting to grips with the unusual angles and complexity of a build like this.

“It was a fantastic project to work on,” says Jason. “It was a challenge to travel from Wānaka, especially during COVID lockdowns, but we would typically go up early on Mondays and stay working on the project until Fridays.

It’s this commitment to building in the dead of winter which impressed both Garry and Liz. “We can’t thank the guys enough,” says Garry. “Jason and his team were great to work with and easy to bounce ideas around with.”

Jason thrived on the occasional difficulties associated with this build. For example, there was no building code for the rainscreen cladding, so it wasn’t easy to get consent from the council. “We thrive on the tricky stuff,” says Jason. “That’s what I’m proud of. I try to really be sought after and not seen. I worked with Nick Parson in Christchurch for ten years. We worked on building sites that other building companies wouldn’t touch, as they were deemed too complicated. ” In the case of the Skylark cabin, Jason sought alternative solutions when the laminated beams holding up the carport roof started to de-laminate.

“The whole part had to be re-engineered,” says Garry. “We went from timber to steel. The end result was beneficial, as it actually created more headroom.”

After a year of building, the home is finally built, and the owners are already enjoying the beauty of the place. Liz’s favourite part of the build is, without a doubt, the outside bathtub. This epitome of relaxation holds 450 litres of warm water, and on a frosty evening with a glass of wine, it’s a special spot for Liz. It’s when standing back and looking at the whole home, sitting amongst the grass, that Garry’s heart is full. “It’s that sense of connecting with nature and soaking up the landscape, knowing you have built a place of total relaxation,” he says.

And lucky for us, we don’t need to just swoon over this property; it is now available to rent as a private luxury holiday accommodation.

fter several years of living in the aftermath of the Christchurch earthquakes, Steph and Darren decided to move their family further south. “Life in Christchurch became logistically challenging after the quakes,” says Darren, “with many roads closed or tricky to drive on. Getting around with the kids to all of their sports activities was a time-consuming challenge.”

When Darren was offered a transfer to Waˉnaka with work, the outdoors-loving family leapt at the chance for a change of pace. They rented a friend’s holiday home when they arrived and continued to rent long-term while they looked for a section to buy.

Steph and Darren were the first to buy one of five sections in a new subdivision and chose the one with the highest elevation to make the most of the incredible views of Cardrona Valley, Mt Roy, Treble Cone ski field, Mt Aspiring and Lake Waˉnaka. Darren was determined to maximise the views with his design, and instead of choosing the flattest area of the section to build on, he set the home on the highest point possible.

They found designer David Chilton from Chilton and Mayne Architecture through a friend in Ashburton. The builder, Hayden Smitheram from Smitheram’s Building, was a friend of Steph’s who had moved there ten years earlier. Hayden says, “We had known each other years ago, then met again when our children were going to the same school in Waˉnaka.”

Through his previous experience in the building industry, Darren was able to draft his own concept plans in a simple self-design. When it came to presenting his design, Darren was inspired by watching his kids playing Minecraft and, with some advice from his children, created a home design within the game. A builder friend of Darren’s helped him to get the correct scale for each room in the plans. Darren then took the Minecraft plan to David at Chilton and Mayne Architecture, who was blown away and said he had seen many homemade plans before, but never one that had been drafted in a game.

Hayden says, “The house is essentially a series of boxes or blocks, with cantilevered boxes on the level above – an ideal design for Minecraft.”

David worked with Darren’s concept plans to design a modern, contemporary family home that maximised the site and captured the sun and views. “All living areas and outdoor spaces experience the wonderful views overlooking Waˉnaka,” says David.

Hayden says, “The build started out as a basic house with trusses and standard frames but evolved into a more complex proposition with steel portals and a flat roof with glass insulation.” Hayden met with David to amend the plans for Steph and Darren’s more ambitious brief.

“Once we were able to settle on the basic form of the building we then worked through the exterior materials palette. Darren and Steph were keen on the cedar and stone and we bounced the idea of using ACM panel for the first floor as this would give the building a great aesthetic complementing the natural materials,” says David.

“When flattening out the roof structure, space for insulation to the ceiling became a real issue, again we went to Darren and Steph with a low pitch warm roof option, which, at the time was not all that common.

Darren and Steph could see the benefits: and the fact that it meant we could flatten out the roof structure and keep it as thin as we have, made them all the more happy.”

Essentials for Darren in the build were to have a large main garage and a second garage on the side of the house for his boat. Having a warm home was essential, and that brief has been met with ducted heat pumps upstairs and down as well as a gas fire and a Stovax wood fire.

HOMES Construction consisted of flat concrete slabs on different levels and a lot of steel bolted onto timber. The upstairs decks were cantilevered and required some complex engineering, with large steel beams. The most impressive deck is the one off the master bedroom which looks straight out over the lake. Hayden says, “The build went pretty smoothly; the biggest challenge was with the flat roof and getting the services in, such as the ducted heating.”

The exterior of the home blends well with its natural environment with cedar weatherboard, schist walls and aluminium soffits. “This beautifully crafted house uses a mixture of materials from the stone cladding that helps ground it to the site and the use of a lighter vertical cedar cladding to complement the stone,” says David. “Cantilevered balconies and rooflines give the house a sense of the first floor floating above the site and connecting with the surrounding environment.”

Hayden and the team built two garden sheds to match the style of the house. “Another great feature,” says Hayden, “is the way the decking meets the grass at the top of the hill, which was levelled off to create this effect.”

For Hayden, the standout area of the home is the outdoor space with a sunken spa pool that overlooks the lake with spectacular views. Another clever feature is in the showers. Instead of tiling the shower walls, Darren created the marble look by having it printed onto sheets of glass. The shower walls have the look of tiles with the easy-clean functionality of glass that, much like a fish tank, doesn’t leak.

Hayden says, “Steph and Darren work well together as a team. They’re great at making decisions and had a similar vision for the home. While Darren was more involved in the overall design of the home, Steph undertook all of the interior work on her own and has done a spectacular job.”

Steph baked a delicious carrot cake for Hayden and the team every week, while Darren put on a regular barbecue for the workers. “You don’t often see that level of appreciation these days,” says Hayden. “They made us feel like part of the family.” When the build was finished, Steph and Darren presented Hayden with a very generous gift, a Williamswarn BrewMaster kit.

Steph, Darren and their two teenagers love the outdoor lifestyle in Waˉnaka and have no regrets with the move. “The whole family enjoys skiing and tramping, and it’s a safe place for the kids to grow up,” says Darren.

The family is delighted with their new home, and Darren and Steph are currently working on plans for an infinity pool – yet another outstanding feature to help them take in some of the best views in Waˉnaka.

ombining manor houses with housing estates, and industrial locations with idyllic parks and natural lakes, the Berlin district of Reinickendorf is both relaxed and inspiring.

“Life moves at a much slower pace here, compared to Berlin’s city centre,” Ewelina explains. “The lack of trendy cafés and restaurants provides ideal conditions for genuine contemplation and focus. In addition, the local lake is a great summer destination.”

Ewelina and Jan, both originally from Poland, couldn’t have picked a better place to grow their work. The couple settled in their art studio in 2017. The warehouse was a former factory that was likely to have been used as a storehouse for aeroplane parts during World War II. The building had remained unnoticed for many decades, until several years ago when a carpenter leased and renovated the property, sectioning the available space into several artistic workshops.

Ewelina and Jan made it just in time to stop the full-blown renovation works and claim it completely for themselves. They managed to save the original walls and floorings: witnesses of the times when the workstations and machinery were being disassembled.

The interior, designed by Ewelina, is not an obliteration of such traces. On the contrary – she has allowed them to function on their own in a vertical space, over five metres tall. A space that is clear and undisturbed by an excess of items.

Searching for traces and remnants of the past as well as studying the broadly understood problem of memory – are all recurring themes developed by Ewelina in her art. The building’s space conceals a plethora of traces and imprints of human labour and history, the couple wished to preserve.

Partially painted in white, the dwelling’s exposed concrete structures imbues the studio with a soothing austerity, enhanced by the large loft windows that bathe the space with an ever-changing peplum of natural light.

“We did only some basic renovations, mostly ourselves.

We loved the raw walls, and wanted to keep it as it is, adding some nice furnishings. In general, our space changes constantly; it depends on what art project we are working on at that moment. We also love experimenting in the space when it comes to interior, design or art. The space itself is an inspiration,” explains Ewelina.

Blessed with ample daylight, tall ceilings, and peaceful surroundings, not to mention a handpicked group of creative neighbours, the property that the Polish couple took over not only made for an inspiring studio but also turned out to be a great place to call home.

“All this makes for a stimulating environment in which diverse projects can be brainstormed and eventually developed in various directions,” mentions Ewelina.

The space is sparsely furnished with a selection of Jan’s designs as well as vintage pieces such as the Tatra sofa mass-produced in Czechoslovakia in the 1950s. Predominantly made of brass and channelling a pre-war, art deco aesthetic, Jan’s pendant, desk and wall lamps add accents of opulence and refinement into the studio’s otherwise industrial starkness, while their handcrafted quality echoes the human labour that once filled the premises.

Some of them are still prototypes, like the glass office desk and the living room coffee table. Others such as the Hasta lamp (imitating fencing foils belonging to Jan’s grandfather) or the U2 suspensions lamps have already acquired the status of desirable and highly acclaimed collectible design pieces under the brand name of Jan Garncarek Design.

On the mezzanine level, hardwood flooring and white curtains soften the starkness of the exposed concrete surfaces while a free-standing bathtub, cheekily suspended on timber supports, further stokes the dialogue between the hand-crafted and mass-produced that runs through the project – a fitting discourse for a studio housing the practices of both an artist and a designer.

As Ewelina discovered, the loft windows are particularly useful when making large-format paintings.

As an artist, she is always amazed by the warm light within the workshop, which plays on the warehouse’s surfaces, creating an aura of daybreak lucidity or hazy twilight – depending on the time of day and year.

Ewelina describes the workspace’s overall style and design as eclectic, with various elements of new and vintage coming together. “The place is like a haven to us.

It lets us quiet down and focus, simultaneously providing an inexhaustible source of inspiration,” says Ewelina.

I N G R E D I E NTS : 2 cloves of garlic, crushed and finely chopped 3-4 cm piece of fresh ginger, grated 3-4 cm piece of fresh turmeric, grated or 1 tsp ground turmeric 1 brown onion, finely diced 2 tbsp oil 1 tsp ground cumin 1 tsp ground coriander ½ tsp ground cinnamon 2 large carrots, grated 400 ml can of coconut cream 1 cup of red lentils 2 cups water 1 tsp sea salt Black pepper 1 tbsp miso paste Juice of 1 lemon 2 large handfuls of spinach, chopped TO S E RV E : Cooked brown rice Plant-based or dairy yoghurt Fresh coriander, roughly chopped Handful of peanuts, toasted and roughly chopped M E TH O D : Heat the oil over a medium heat in a large pot. Add the garlic, ginger, turmeric and onion. Sauté for 3-4 minutes.

Add the cumin, coriander, cinnamon and continue to sauté for another couple of minutes. Then add the grated carrot, coconut cream, red lentils, water, sea salt and black pepper. Stir everything together and bring to a simmer. Cook for 20-25 minutes.

At the very end, add the tbsp of miso paste, lemon juice and spinach and stir until well combined, allowing the spinach to wilt.

Divide between bowls. This is delicious served with some brown rice, a dollop of coconut yoghurt and a sprinkle of chopped coriander and peanuts.

Any leftovers will keep in an airtight container in the fridge for up to 4 days.

promote high-performance housing in my role with the Healthy Home Cooperation and volunteer with the Superhome Movement, where we work towards educating, advocating, and promoting the design and building of healthy homes.

My interest in building better homes goes back to my first home renovation in the 1990s, where I consciously renovated my first home to be as thermally efficient as I could make it. I was inspired by 10 years in the UK, where central heating is widely used, and every room is the same toasty temperature.

Recently the Ministry of Business Innovation and Employment (MBIE) sought feedback on proposed amendments to the Building Code, aiming to make homes and buildings warmer, drier and healthier, with less impact on our environment.

The MBIE is looking to increase the minimum insulation levels for roofs, windows, walls and floors. They have suggested three options based on going halfway to international standards, comparable to international standards, or option three of going further than international standards.

The only real option is option three, as the comparison data provided by the MBIE is not always current. For example, the MBIE used 2017 Irish standards when Ireland had further updated their standards in 2020.

New Zealand code levels of insulation are often around one third of other countries with similar climates, such as England.

Homes built to code minimums do not achieve World Health Organisation (WHO) standards for internal indoor environment and acceptable internal room temperatures of 18 degrees Celsius for healthy people.

A recent study of more than 2000 New Zealand children has found nearly half are sleeping in bedrooms that are much colder than the recommended minimum temperature of 19 degrees Celsius.

The longer we delay the inevitable changes that must happen, the harder it will be to meet our climate change commitments, the more houses that will need to be retrofitted in the future, and the more these improvements will cost. The MBIE needs to develop a road map for change that signals the industry pathway for the next 20 years to ensure we are actually building warm, dry, healthy homes for people and planet well before 2050.

ou might hire a builder to take care of the plans, consents, and construction of your home to an agreed standard and budget. But what else are they doing for you?

Aligning yourself with a builder you can trust is imperative. You need to ensure the details (and, importantly, the disclosure of full inclusions) are covered in your contract.

Building a house that meets the subdivision standards and rules (covenants) is often overlooked and can create enormous implications for the homeowner.

To assume that your builder is taking care of the covenants, fences, landscaping plan, subdivision bonds, developer’s approval and streetscape changes is not a wise assumption to make. Subdivisions often require some or all of these items to be signed off and completed within a certain time frame after the build completion, for full developer’s approval, allowing you to move into your new home. In some cases, this gets down to items like fence staining to be completed, which may not be included in the build cost. Make sure you understand the covenants of the subdivision you are looking to build in.

Building for the first time is both exciting and daunting. Often, I see firsttime home builders leap into contracts with a construction company that from the first glance, seems affordable. Check the inclusions; some builders may fail to include all the items needed to finish your journey.

A good building company will talk openly to you and be clear about your section’s full requirements and what it takes to build a home there. Caution should be taken if you’ve asked for a home build based on the lowest price. You need to make sure you are clear on what your ‘price to build’ really includes.

The difference is in the detail. Choose a builder who includes all the necessary items, the steps you haven’t considered before, and the parts of the puzzle you didn’t know you needed. Are they just building your house, or are they helping you navigate through the whole journey to new homeownership?

Ask the question, “What else do I need for a complete sign off from the subdivision developer, and what timeline do I have to complete this in?” Become informed.
