I
n Canterbury for a long time our reasons for building or renovating have been based on the earthquakes. As a city, building suddenly became the primary topic of conversation at social occasions; we became experts in the various materials and complex engineering needed to combat seismic movement. We knew more about ground repair, foundations and lightweight construction than ever before. We stopped entering into construction projects simply because we wanted to. Until now. This issue of abode we step inside five unique homes. A mix of renovations and new builds, they each have their own story, yet each was inspired by a desire to change, to create – not simply driven by a need. It is refreshing and exciting to once again be talking to people who have elected to build. They possess a sense of ownership and excitement that is not always found in quake rebuilds and repairs. Rather than be dictated by insurance companies and EQC, they set their own pace, budget and outlook. They entered into a project built around a vision, and poured their heart and soul into creating safe, vibrant homes for their families and friends to enjoy. While the rebuild of Christchurch continues, we should be inspired, once again, to create beautiful homes and spaces, simply because we can.

ARE TILES LIMITED TO THE FLOOR? Most tiles are suitable for application to both walls and floors, which opens up the realm of possibilities when it comes to their use. In the bathroom we are seeing tiles used more and more from floor to ceiling to achieve a sense of luxury and glamour. It does pay to note, however, that depending on the height of the walls and the weight of your selected tile, additional support may be necessary. So, it is important you consider your tiling needs early in the build process. WHY WOULD I OPT FOR A NATURAL STONE TILE?
Natural stone is timeless. Each piece is different from the next resulting in a unique finish. Natural stone also tells a story of luxury. It has a depth of colour which cannot be fully replicated in man-made tiles, and as the tiles age so does the character of the stone giving a warmth and personality that cannot be reproduced. Our natural stone tiles are sourced from all over the world including Italy, Turkey, China and Brazil bringing a touch of something special to your home. 16

WHAT KIND OF MAINTENANCE AND CARE DO THEY REQUIRE? Provided the correct cleaning agents
are used, natural stone tiles are no more difficult to maintain than any other kind of flooring. And like all materials you select for your home it is imperative that you treat and use them in the correct manner. Maintenance can be further simplified with the range of Lithofin products which we have available. We do recommend natural stone be sealed before and after installation: before to create an easy surface for cleaning after grouting is complete; and after to seal the grout. ARE DIFFERENT TILES SUITED FOR DIFFERENT PURPOSES? Absolutely. For example: polished tiles
should not be used outside due to the slipping risk; a natural split finish is perfect for a feature wall; and honed or brushed finishes are great for external areas. PERFECT MATCH We talk to Graeme Moody about how Canterbury Building Brokers can help you find the right builder for your new build HOW DID CANTERBURY BUILDING BROKERS COME ABOUT? Working for ten years as a Regional
Manager for a local bank, I noticed that there were an awful lot of customers experiencing difficulties with their building company. Most had chosen good companies, but the wrong ones for their particular builds. I had relationships with various building companies, so I thought it would be great to help people by bringing parties together. HOW DOES IT WORK? We assist our customers to find the right building company for them. This means being involved during the planning stage and negotiating the contract, and remaining involved in a more passive way throughout the build. We are there for our customers should there be an issue that cannot be resolved directly with the builders. We manage to get the right companies for our customers, and this means the incidence of issues that require us to get involved is low. However, on the few occasions that we have been involved, our customers have been very grateful to have another voice in the process.
Bringing together client and builder, this is a recent collaboration with Mike Greer Homes, after extensive consultation with the client. 20

HOW DO YOU KNOW WHICH BUILDER IS RIGHT?
There is an element of intuition; but the great thing about working with a large number of building companies is that we know what each can and cannot do. We do not have to ‘sell’ the benefits of a particular building company. We review each customer’s wish list and make the appropriate choice from there, considering such things as whether they need a turnkey or whether it can be a progress payment arrangement, or whether the customer wants to do some of the work themselves. It all makes a significant difference in the decision-making process. WHY SHOULD I FIND MY BUILDER THIS WAY?
The first reason is that it doesn’t cost you any money – you have someone helping you for free. Someone genuinely interested in getting the best deal for you, not for any particular building company. Most people ask a friend, ‘who did you use to build your home?’, and then go with that builder. I liken that to asking someone which surgeon they used. The problem with that is one operation may have been on a knee, the other one on the heart. They require different specialists. Most surgeons are recommended by GPs who have a wide knowledge, which is more in line with our business. HOW DOES THE DESIGN PROCESS COME INTO THIS ARRANGEMENT? Generally we use in-house
designers at the building companies. We work on the basis that customers will not pay any money until such time as they know how much the house is going to cost them. For more expensive homes, there may be a small fee once the design is agreed on; but generally speaking there is no design fee. rchitect Bob Burnett is committed not only to rebuilding Christchurch, but to designing exceptionally sustainable and energyefficient homes, and inspiring homebuilders to raise their expectations. Bob emphasises that ‘a little extra thought and good design at the outset will lead to a lifetime of savings and good health.’ Showcasing the possibilities for sustainable design, he has recently completed two show homes in Church Square, Addington, which have achieved 10 star Homestar ratings. Although they top the charts, they also demonstrate the varying levels of specification that may be implemented for 6, 7 and 8 Homestar rating homes. In terms of achieving such high ratings, he explains that ‘an integrated design approach’ is the key. And choosing the right materials for the job is essential. When it came to selecting cladding materials for these outstanding homes, Bob used a range of James Hardie products. As he takes us on a tour and explains his choices, it is evident that Bob recognises the strength, reliability and compatibility of these materials. For the single storey house James Hardie Axon Panel, James Hardie HardieGroove Soffit Lining and HomeRAB Pre-Cladding were used. EXTERIOR The exterior of the home was replastered with a Rockcote fibreglass reinforced masonry render from Resene Construction Systems. Coloured Resene Half Wheatfield, with Resene Eighth Rice Cake used as a highlight, it provides an elegant and strong backdrop to the garden. While the hard landscaping was completed by Fowler Landscapes, the garden’s timeless appearance was crafted by Ben McMaster. Three urns are found down the side of the home and have been perfectly positioned as focal points from inside. The entire property has been executed with an eye for detail, setting the scene for a private and tranquil space for both the family and Hugo, the dog, to enjoy. FRONT DOORS Transforming the exterior from ‘mundane to something special’ was the addition of architectural detailing by Accumen Shapes. The custom-made decorative mouldings are evident on the columns, cornices and windows. Designed by the owners, the Cedar front doors were made locally by Alsop Joinery and finished by MF Turnbull Ltd. Striking in their presence they set the scene for the beautiful interior which lies beyond.

rom the moment you enter Candy and Fred Harding’s home, there is little doubt that you have entered something truly special. From the hand-painted wallpaper in the entranceway to the impressive double doors, it is simply breathtaking in its elegance, opulence and detail. Having purchased the home over five years ago, the couple set about transforming the imposing structure into an impressive home. Describing her style as ‘New Hamptons meets New York elegance', Candy has worked tirelessly and with a fierce eye for detail to bring her vision to life. The exterior of the home was re-plastered by Glenn Munro of Properly Plastered with a Rockcote full mesh masonry render from Resene Construction Systems. Reinforced by fiberglass, the system can be applied over an existing brick or concrete block facade, achieving a cost effective exterior solution that offers excellent performance. Low maintenance and versatile, it features the premium Rockcote finishing system that allows it to be pre-coloured any colour in the Resene range, which in this instance was Resene Half Wheatfield, with Resene Eighth Rice Cake used as a highlight. Along with new plasterwork, the exterior was given a facelift with the entranceway opened up and impressive double front doors added, along with architectural detailing by Accumen Shapes. ‘It changed the house from mundane to something special’, shares Candy.

‘Custom-made decorative mouldings always create an element of uniqueness’, offers Josh Mainwaring of Accumen Shapes. Working with specifiers, installers and directly with homeowners, Accumen Shapes manufacture custom lightweight decorative exterior details with an eye for detail. For the Harding residence DecraShape lightweight mouldings were selected for the columns, cornices and window detailing. A decorative kiln-dried product, they are coated in Accumen’s unique and robust KickIt plaster ensuring longevity. The ultimate addition, however, is the exquisite front entrance moulding, which has been manufactured in ShapeCrete, a decorative lightweight concrete. Also working on the impressive double front doors was Alsop Joinery. Designed by Candy the Cedar doors are the icing on the cake when it came to achieving an opulent and elegant front entrance. ‘All of our work is individually designed to suit homeowner requirements’, explains Dave Coombes. Specialists in wooden windows, kitchens, stairs and bespoke joinery, they pride themselves on their quality finish. With a reputation for exceptional craftsmanship, Candy and Fred also called on their expertise to assist with their walk-in robe, stairs, moulded skirtings, architraves and much more. Working alongside Alsop Joinery was MF Turnbull Ltd. As furniture finishers and spray painters they worked with
Candy to achieve the exact colours she wanted, and for the entrance the perfect stain for the Cedar doors, before finishing them in a high quality urethane suitable for their exterior location. ‘This home was about perfecting a unique look, rather than working with off-the-shelf colours and finishes’, explains Murray Turnbull. ‘We love a challenge and enjoy working with clients to help them create their vision and turn their dreams into a reality.’ Designed to complement the home, while connecting it with its riverside boundary, the landscaping is timeless in its appeal and beautiful in its appearance. Landscaper Ben McMaster worked alongside the owners to ‘marry the garden with the home’, which involved dividing it into three ‘rooms’. The side garden exemplifies the clever interaction between inside and out: running the length of the living and formal lounge, it has been structured around three large urns, ensuring that from inside ‘every window has a focal feature’, explains Ben. Stepping out from the kitchen and dining, the front garden runs down to a tributary of the Avon River and it is here that Candy’s vision and Ben’s design comes into its own. A sweeping lawn gives perspective, and standing at the end of the garden looking back to the home, the addition of Thuja Smaragd – columns of neat, glossy conifers – achieves a strong and timeless aesthetic. ‘Instantly adding formality,

the Thuja achieves a connection with the house and pulls your eye down into the garden towards the stream, all while framing Candy’s roses’, explains Ben. Onsite regularly during the transformation process and afterwards, Ben and his team are no strangers to getting their hands dirty – and return several times a year to trim, shape, train and feed. This commitment ensures the longevity of his designs, as well as their sculptural integrity – imperative that the landscaping is perfect, and remains so. Creating ‘layers and a succession of colour’, Ben and his team have established a lush and texture-filled landscape in which the family and beloved golden retriever Hugo are able to relax and play. Completing the hard landscaping in the garden was Fowler Landscapes. Undertaking the outdoor paving, Richard Fowler designed and built the steps that connect the house to the outdoor living area, laid the lawn, and installed Warner Fences across the property both for privacy and to create a safe enclosure for Hugo. Richard was also involved in the design and build of one of the most picturesque settings on the property – a small jetty, complete with gnome, for those needing a place to dock while kayaking down the stream. As with the garden, the home has been beautifully transformed with impeccable attention to detail – under the watchful eye of Nick Griffin Builder. For Nick it was a project that began as a ‘minor’ job and that – excitingly – ‘evolved as it went on’.

While downstairs the floor plan remains the same structurally, the opening up of the stairwell and the upper level have been significant transformations. ‘Upstairs has been converted from a series of smaller rooms into a large landing, two guest bedrooms and the expansive master suite’, explains Nick. ‘We gutted the entire level’, shares Candy. A process, which allowed them to achieve exactly what they wanted. ‘Candy and Fred had an unwavering dedication to quality and detail’, recalls Nick. ‘And it was a pleasure to work alongside them to translate their thoughts and pictures into a reality.’ Sharing the Harding’s passion for quality, Nick and his team have become specialists in large-scale renovations and new builds, bringing to each of their projects an eye for detail, an ability to problem solve and an understanding of intricate structures. One of the most beautiful spaces in the home is the ground level guest bedroom. Fondly referred to as the Ralph Lauren room, it is sumptuous and instantly appealing in its warmth. Designed by Emma Morris of Eterno Design, the adjoining guest ensuite is striking in its simplicity. ‘Every piece in the bathroom was carefully chosen to follow the Ralph Lauren theme’, shares Emma. ‘The combination of the extreme high stud with the interplay of natural light from the angled skylight creates a synthesis of forms within the small but dynamic space. The custom-designed tiled shower and floor makes for a wonderful showering experience, with the tiled drain disappearing in the diamond laid black granite tiled floor.’ ‘The intention was to make use of all the space without feeling too enclosed, all while achieving an elegant, yet functional space. It has become a piece of art and a haven for the owners and their guests’, Emma explains.

INVOLVED IN THIS PROJECT
While the dining, living and the adjoining formal lounge have been refreshed with new paintwork and custom-made furniture, it is the art work adorning the walls that makes this a home with heart. ‘Art hanging is a great and rewarding job’, shares Graeme Patching of Eco Frame and Mirror. ‘It helps turn a house into a home, and truly allows the personality of those who live there to shine.’ From family portraits to mirrors and landscapes, Graeme and his team work with their clients to get it right. ‘There are a lot of discussions and a bit of up, down, left and right – but it is essential homeowners are involved in where and how their art is hung.’ In this instance the stacking of the family portraits in the living room draws your eye from the kitchen down the length of the room, an effect which is mirrored in the Ralph Lauren bedroom. 'Consultation with the customer was provided in-store and on-site to ensure the best possible result', continues Graeme. 'The mirror and the framing in the Ralph Lauren bedroom are perfectly in keeping with the space.' Taking centrestage in the living room are the impressive Bowers and Wilkins 800 front and centre speakers. As directors of B&W Loudspeakers, home automation was an important inclusion for Fred and Candy. ‘We wanted to have the best theatre in the place where we spend most of our time – the informal living room’, explains Fred. ‘And at the same time not compromise on two channel audio (stereo), which we listen to in the same place.’ They also wanted to have audio in every room of the home allowing them to stream wirelessly, and at the touch of a button have music playing in the bathroom, bedroom or living – a concept achieved through the addition of Bowers and Wilkins ceiling speakers, Classé amplifiers and Marantz Blu-ray player and components. ‘Our sense of hearing is fundamental to our enjoyment of life’, remarks Fred. ‘And buying quality audio like Bowers and Wilkins allows you to participate fully.’ Listening to Candy talk about her home, there is no disguising the pride and passion she has – and rightfully so. Standing tall and proud, the magnificent home is flawless in its finish. However she is quick to point out that there is more to come, with a new kitchen the next phase. ‘Standing back and looking at this finished product is immensely satisfying’, shares builder Nick Griffin. ‘It is a project which evolved as it went on, and one that will continue to grow. It was a pleasure to be part of it.’ 34

t is with warmth and a great sense of humour that Karen Bryant describes her recently renovated home as the product of her vision and husband Graeme’s hard work. ‘Graeme makes it happen’, she enthuses. ‘I would outline what I wanted – be it a small vineyard setting in the garden, or the exterior painted black – and would come home from work, and there it would be!’ That is not to say that Karen hasn’t poured her own blood, sweat and tears into the project. Having purchased the home over three years ago, the couple invested endless hours in those first few months clearing and cleaning both house and garden to achieve a blank canvas on which to ‘build’ their dream home. Drawn to the property due to its unique architectural lines, the couple only ever had the intention of enhancing what was there – and have done so with beautiful results. While the exterior has undergone a makeover – with plaster now covering the brick and a monochromatic colour palette of Resene Spanish White and Resene Ebony highlighting architect Peter Beaven’s distinctive modernist lines – it is inside where the couple’s hard work has truly paid off. Stepping inside, it is immediately apparent

that the interior is as warm and personable as its owners, with a custom-made wallpaper adding instant wow factor in the entranceway. Wanting to add depth to the narrow space, Graeme and Karen turned a much-loved picture of a French street into an eye-catching feature thanks to Electronic Imaging. Highly regarded for their innovation and quality, the award-winning company is no stranger to large-scale printing. ‘Feature wallpaper allows you to make a personalised design statement’, explains Lloyd Mearns. ‘And in this instance we were able to do so by printing the image on Phototex, a self-adhesive polyester fabric, instantly transforming a run-down space into something special.’ From the entranceway, visitors to the home are welcomed into a large open-plan living area with the kitchen at its heart. With a number of renovations under her belt, Karen had a clear vision of what she wanted to achieve here and turned to Roger Syme of Moda Kitchens to translate it into a reality. Working with Karen and Graeme on the design, Roger recalls the Bryants’ requirement to increase the storage on offer, yet ensure it was hidden when

Stepping inside, it is immediately apparent that the interior is as warm and personable as its owners not in use. ‘We achieved this with a new walk-in scullery and added workable bench space that can be shut away’, shares Roger. ‘It is amazing to see how much extra space they now have to work with.’ Adding to the functionality of the kitchen is the addition of Moda Soft Close Drawers and Hinges, and Heritage Aluminium Extrusion Handles. Despite opting to retain the kitchen in its original location, walls were removed to open the space up, creating more of a connection with the outdoors while ticking all the boxes for practicality. ‘The kitchen is an area where Karen and Graeme spend a lot of time so it was important to give them space that was both social yet workable.’ These considerations saw the use of white Dezignatek thermoformed doors and drawer fronts, complemented by a Moda white engineered stone benchtop. ‘The use of white was introduced to enhance the clients' desire to incorporate a timber top into the island bench’, explains Roger. ‘We love timber’, shares Graeme, ‘and the island bench is actually a table!’ Bringing a homely aesthetic to the space, while perfectly matching the original timber joinery found throughout, the tabletop benchtop is one of Karen’s many beautifully-executed design ideas. ‘We then bought a second one to use as our dining table’, continues Graeme. ‘That one still has its legs though.’ Living in the home throughout the renovation, they recall sleeping in the compact spare bedroom for the first few months. ‘The project was a true labour of love, and it was wonderful to finally be able to move downstairs into the master bedroom’, shares Karen. Like the rest of the home, the master bedroom is a private and restful space, enhanced by the addition of the textured wool carpet underfoot. Working with Karen and Graeme on the flooring of their home was Alastair Murcott and the team at Floorpride Mandeville Street. ‘We wanted to achieve a richness in both tone and texture’, shares Alastair, ‘which saw Cavalier Bremworth Lattice carpet in colour Bramble selected for the bedrooms, stairwell and hallways’. Defined by a precision loop pile construction, the Lattice carpet achieves a tailored appearance, offering comfort and luxury, as well as durability. Paris Stone tiles from the Tile Concepts range at Floorpride carry this luxury through to the ensuite and family bathroom.
From the outside in, this architectural masterpiece has been reinvigorated with care and an unwavering dedication to detail and design. And while they debated long and hard over the initial decision to purchase the home, Karen and Graeme are immensely pleased that they embraced the opportunity it presented. ‘It has been exhausting and painstaking’, continues Karen, ‘and has meant that we have been working seven days a week for nearly three years. But the end result makes it all worthwhile. We love it!’

reen leaves shimmer in the breeze, the clear water quivers almost imperceptibly, and, above, feathery clouds drift by. In the centre stands a resplendent house that, within and without, opens up new possibilities for living and entertaining. When opportunity arose to build their ‘forever’ home, Russell and Jen Webley knew precisely what they wanted: a light and spacious home that would capitalise on the section and satisfy their penchant for entertaining. Russell recalls the moment they found the ideal spot: ‘It was beautiful, with huge flowering cherries and even a palm’. The stunning two-storey house that stands on the spot today acknowledges the story of the original garden, whilst rejuvenating the outdoor spaces. Comprising a private suite as well as luxury boutique accommodation, the home offers a warm welcome to guests, at the same time that its elegant lines and expansive windows make a striking statement. For the exterior, Russell and Jen opted for a Rockcote Integra lightweight concrete facade system from Resene Construction Systems. Poring over the Resene range in search of the perfect colour, Russell selected Resene Ceremite, a sea fog white that offers a gentle, clean contrast with the garden and sky. This is a home that plays with space. Walking inside, a blonde wooden staircase with glass sides emphasises the light, airy feeling of the space, at the same time that the ingenious design appears to defy gravity. Meanwhile the design of the lounge – as it interacts with the kitchen and outdoors – pushes boundaries even further. From the start the couple were determined to have a sunken lounge. Initially envisaging a connection between this space, which actually sits below water level, and a pool, the couple ended up opting for a pond, which folds around two sides of the house and comes up to elbow height when you’re seated in the lounge. As Russell says, ‘it’s difficult to imagine how the space would work without it’. Opening out above the lounge is the kitchen. For the Webleys, entertaining is an integral part of home life, and so the kitchen needed to be something special. Pouring all their ideas into its conception, they called on award-winning designer Trish Simpson to capture their vision. ‘Russell and Jen wanted to have an entertainer’s kitchen’, Trish explains. Large appliances give the kitchen a

LIVING The sunken lounge was the couple’s opportunity to ‘go a bit retro’. The large windows create a seamless threshold between the lounge and the water, drawing the eye outwards to the lovely garden. Hilton, a Premium Solution Dyed Nylon carpet from Nextdore, adds comfort and luxury to this space. BATHROOM Brymac Tiles offered the complete package from expert advice on design, to sourcing the perfect tile, to installation. Classic Austral Blanco wall tiles create a fresh elegance in the bathroom, and these were installed using the complete Ardex waterproofing system. 46

commercial yet homely feel, while under-bench commercial fridges for drinks reflect their focus on entertaining. While focusing her creative energy on the kitchen, Trish was also involved in the design of the office, laundry and walk-in robe in the master bedroom. For Trish, ‘this house has such a lovely feel; the attention to detail is superb and the utilisation of space totally mastered’. When it came to the flooring in the kitchen, Brymac Tiles came on board, and sourced glaze porcelain, semipolished 590x590mm tiles from Fanal Ceramicas in Spain – especially for the project. As James Thomson points out, ‘the kitchen tiles are similar in tone to the natural schist of the hills of Central Otago, a place where Jen and Russell spend a lot of their time’. The natural warmth of the kitchen tiles is complemented by the chocolate tones of the open-plan living spaces. Desiring comfort and luxury, as well as durability, Jen and Russell turned to Nextdore to help them choose the perfect carpet. For the living spaces, they selected Hilton, a Premium Solution Dyed Nylon carpet, in colour Dune. The dense pile offers superior comfort and warmth, while exuding sophistication. With luxury underfoot and room to stretch out, Russell and Jen shifted their attention to optimising comfort and creating a cosy ambience with the introduction of gas fireplaces from Escea. Offering superior efficiency and heat output, the powerful Escea DL1100 was selected for both of the living areas. With a dark classic bevelled Fascia in Volcanic Black with Black Coals, combined with a concrete floating hearth, this fireplace radiates heat while making a stunning statement. As Sarah Hill explains, the owners can control the heat output from anywhere in the house using the Escea Smart Heat app on their phones. ‘In fact they can even turn on the gas fire before they leave work for the day, and walk in to enjoy a warm and cosy home.’ With such a spacious home, comprising distinct spaces – for family living, for entertaining and for accommodating guests – the couple installed four fireplaces, including the Escea EF5000 outside. Designed to create ambience and to heat smaller rooms, the ST900 was chosen for the master suite. With its zero clearance rating, they were able to fit a television above. Comfort and entertainment go hand-in-hand in this house, with fireplaces as well as audio systems and televisions in its luxurious bedrooms. Specialising in audio visual systems and electrical wiring, Northbrook Electrical completed the audio visual wiring installation – an intricate and exciting undertaking. As Mike Gibson from Northbrook Electrical explains, ‘not many houses have seven independent sound systems, one in each bedroom’. For Mike and the team, every project involves working out the best way of meeting clients’ particular requirements. Russell couldn’t be happier with the service and with the end result, talking about Mike as one of the project’s ‘unsung heroes’.

With ample warm and inviting spaces within, this remarkable home takes living and entertaining outdoors. From the main living room, a deck reaches out to a pocketsized lawn, where an automatic 200 louvre roof from Louvre Solutions can be opened out. With the water hugging the windows close by, the louvre helps to create a wonderfully fluid space, literally opening up possibilities for the space and for those who enjoy it. As Craig Rogers, from Louvre Solutions explains, all of their products can be customised to operate remotely or manually. With such easy operation, the homeowner has considerable control over the temperature, which can reduce heating and cooling costs. Refreshingly outdoors, reassuringly undercover, the louvre optimises the best of both worlds, creating a space that instantly transforms from intimate and cosy to fresh and lively, and back again. ‘The louvres can be made in any shape, size or colour you like’, explains Craig. Powdercoated to match the joinery of the home, Russell and Jen love the way their louvre adds a new dimension and character to the space in such an unobtrusive, sophisticated way. The couple make the most of this inviting, refreshing space and plan to install a teppanyaki plate; and with the louvre overhead they are not restricted by the notorious vicissitudes of Canterbury weather – a considerable advantage with winter upon us. This is a home that stretches out on different axes, incorporating bold design ideas, such as a floating staircase and sunken lounge, and innovative products like a louvre roof to transform what is a popular space for relaxing and entertaining. With all the planning and visualising that went into every stage, Russell and Jen Webley had every confidence that the end result would be great. And yet the house – comprising so many inspiring spaces and interacting so beautifully with its surroundings – managed to blow them away. As Russell says, ‘we can’t believe it is what it is!’

hether building or renovating is on our radar, many of us spend hours poring over magazines seeking inspiration for our dream home and storing away must-have ideas. For Jenny and Tim Edmonds, their build centered on a fireplace: a 'must-have' that Jenny had had her heart set on for a long time, and was waiting for the time to come for when they could build their own home. The starting point for their entire design, Jenny recalls their resolve to have a double-sided gas fire: ‘We had our hearts set on it right from the beginning.’ As well as the fireplace, the first-time builders wanted to achieve a home that was warm and inviting, that centred on family life, and that was ideal for entertaining. With a brief in mind and a desire to build in Lincoln, the couple turned to Graeme Moody at Canterbury Building Brokers for assistance and guidance on the next step – engaging a builder. Working with clients to find the right building company for them, Graeme fills a gap in the market where many homebuilders select reputable builders, but the wrong ones for their projects. When it comes to advising on the best builder for a particular job, ‘there is an element of intuition’, explains Graeme. ‘We review the client’s wish list and budget, and, from there, suggest appropriate choices.’ For Jenny and Tim’s build, one such option was Paul McStay Homes. ‘When we first started the process we were working with two companies around design and pricing’, offers Graeme; ‘and McStay Homes was more responsive around design and their pricing sharper. Brendon and his team are very personable and easy to work with, plus they offer a fantastic product with regard to quality.’ As Graeme says, ‘the choice was obvious’. For Brendon McStay, working with a broker helps to ensure the right fit: ‘clients come to us knowing what we are about, and they can have the confidence in us to fulfil their expectations.’ Building throughout Canterbury for nearly fifteen years, Brendon and his team are driven by the reward and inspiration they find in handing over a client’s dream home. ‘We work with clients from the design stage right throughout the build process’, explains Brendon. The close-knit team has a reputation for organisation and consistency, and are passionate about producing an end result that satisfies every item on the homeowners’ wish list. Their high standards and drive sees them working with a ‘core team of contractors, each selected for their knowledge and service’, Brendon explains. One such contractor is Gardiner Excavating. Fronted by Kevin Gardiner, the company carries out the entire earthwork required inside the building perimeter and across the section. Excavation is not simply the removal of soil and debris, but involves compaction tests to ensure the soil is firm, and precise digging to ensure the foundation of the M AY/J U N E 2 0 16

home can be poured and completed to the specified level. ‘The entire build is subject to the base of the structure’, explains Kevin. ‘If the base isn’t right then the whole job is no good.’ Achieving instant street appeal is the streamlined exterior. Welcoming, yet architectural, the lines of the home are enhanced by the use of a Rockcote Integra lightweight concrete Facade System with their Natural Tasman Mineral Texture Finish. Applied by Licensed Building Practitioner Glenn Munro of Properly Plastered, this premium exterior facade system offers homeowners a full cavity based, weathertight plaster facade system that is BRANZ appraised and guaranteed by Resene Construction Systems. Low maintenance and versatile, the plaster facade also features the premium Rockcote finishing system, which allows it to be pre-coloured any colour in the Resene range. Setting off the bold, warm tones of the red front door, Jenny and Tim opted for Resene Half White Pointer, while the addition of a subtle texture ensures it has an added level of interest. While the landscaping is still a work in progress, Jenny and Tim have engaged Kim Odering Ground Design to help them translate their garden and outdoor living area into a private haven. Run by husband and wife Kim Odering and Zhenya Evgenov, the landscaping team works with clients to the level they require. ‘Jenny and Tim know what they want

to achieve, and are able to do the work themselves’, explains Kim. ‘However they need help when it comes to translating those wants into a cohesive plan.’ Taking the architectural lines of the home and Jenny’s brief, Kim has crafted a cohesive and contemporary design solution. ‘Once this landscape is developed they will have privacy and shelter from the wind, and a completely enclosed, heavily planted and scented garden that will open off the master bedroom. Decks will join paved areas to create spaces for entertaining and
for watching the children play’, explains Kim. ‘They will be able to pick apples or pears espaliered along their fence line. A splash of native small-to-medium sized plants and Punga ferns will be visible from the kitchen and living room windows – igniting notions of the West Coast without them having to travel.’ All this within a modest-sized suburban section. With years of experience in the industry, Kim’s top tip when it comes to creating a garden is to utilise what you have. ‘The garden should give you extra space in which to live and relax, offering you more choices for entertaining and living – beyond your four walls.’ Once inside the four walls, there is no escaping the beautiful double-sided gas fire that inspired the build. Found in the heart of the home, the fireplace provides definition between kitchen and living, while creating instant wow factor and of course warmth. Selecting an Escea DX1500 for its beautiful ambience, its ability to heat the whole house and its efficiency, the couple couldn’t be happier with their decision. ‘The Escea fireplace ticked all the boxes’, enthuses Jenny. ‘The length was a draw card, along with its ducting ability’. Using Escea’s Multiroom Technology, the Edmonds’ DX1500 redirects excess heat to other areas of the house through air ducts. The couple installed three ducts from their Escea gas fireplace, one in the lounge, one in the dining room and one in the hallway outside their daughter’s bedroom. ‘It’s perfect and offers great heat’, explains Jenny. ‘We haven’t used our heat pump at all.’ Looking for a way to dress their feature wall and fireplace surround, Jenny opted for a selection of bold wallpapers to frame the fire, settling on a warm wood grain wallpaper on the kitchen side to mimic the wooden floors. Working with the couple on their flooring needs was the team at Nextdore. Ideal for the high-traffic location of the kitchen and dining areas are the Floorworks Vinyl Planks. Bellingen tiles in White were then selected for the bathrooms. Like many homebuilders, Jenny and Tim wanted to achieve a home with efficiencies at its heart. A desire that saw the inclusion of Isovalves installed. Isovalves, invented by a plumber, provide both an isolation point at each plumbing fixture for servicing – no need to turn off water to the entire house at the street/in the garage – and flow control, which enables the control of water flow – hot and cold – at individual fixtures. As Gilly Southen from Isotec NZ explains, ‘Isovalve is a both a service valve and a flow control valve allowing both energy and water savings for the end user.' Tamara Lee, from Zip Plumbing Plus, agrees that the home boasts a number of energy saving and innovative additions. ‘This home is unique, as the customers hand-picked the majority of the fittings, giving the home a personalised feel. You can really see the owners’ flair throughout.’ While the home’s two bathrooms showcase beautiful fittings and fixtures, including the Methven range of Waipori Tapware and Caroma toilet suites, it is the addition of a feature tap in the kitchen that adds individuality. ‘The Aquatica Kudos Sink Mixer with Coiled Spring is industrial in its aesthetic’, continues Tamara, ‘and is a real feature point of the space’. 52

The transformation of this integral space spurred a complete interior makeover – breathing new life into the ‘gorgeous old bones’ of the house
T
he blank-canvas appeal of this modest home was irresistible for Emma Morris of Eterno Design. ‘It needed a magic wand waved over it – to bring love and life back into its gorgeous old bones’, she enthuses. An exciting opportunity – to focus her creative flair into designing the perfect home for her young family. Looking to the interior, Emma wanted to hold onto the character of the home. ‘We wanted to retain the timber panelling in the hallway and lounge. We painted these to create a more Hamptons style, and to lighten and widen the overall interior feel.’ She adds, smiling, that this undertaking was ‘a labour of love’. Lifting the carpet revealed stunning rimu floors, which they also restored, sanding back and finishing with a coffee bean stain. As Emma knows well the kitchen is the heart of home life: a place of production and creativity; a hub for socialising with friends; a junction for the comings and goings of family life. It feeds into the rest of the house, setting the tone for living. As Emma’s vision for the kitchen – and home-life generally – took shape, the original layout of the house was revised. The kitchen now stands in the place of what was once the master bedroom and
lounge – as if it has always occupied this space. In this position, ‘the indoor-outdoor flow from the adjoining lounge to the new deck area is wonderful’, Emma explains. The kitchen needed to be ‘functional and flowing, catering for our family and friends’, she explains. But more than that, Emma desired a kitchen that created dynamic interest and exuded a sense of drama. ‘I wanted to create a mini “Entertainers’ kitchen”, with an industrial, yet theatrical feel.’ The challenge was to do so in such a way that complemented the existing features of the home and created cohesion and flow. The rimu floors certainly create flow throughout the home, and provide a stunning contrast with the modern and petite kitchen. The space is both striking and perfectly at home in the 70-year-old bungalow, showcasing Emma’s flair and finesse when it comes to balancing texture and colour. The island is wrapped in stained noir/black oak, which defines the dining area. This is carried through in the tall units, and blended with the matt lacquer joinery. Emma explains that ‘the open shelves were designed to break the dark kitchen, allowing us to put personality – and colour – into the space’.

Designed by Emma Morris of Eterno Design, the kitchen has an industrial yet theatrical feel. The Carrara Goia Marble Benchtop from Artisan Stone by Trethewey perfectly balances the dark cabinetry, while the Azulej tiles from BellaRoc add drama and wow factor.

BATHROOM When it came to the bathroom, Paloma Honed and Filled Travertine Tiles from CDK Stone were selected. ‘The natural stone provides texture and warmth, as well as a lovely contrast with the rimu floors’, Emma explains.
When designing for clients, Emma encourages people to be bold and ‘have fun!’ as they embrace features that they love. But she also emphasises the importance of blending features into the design correctly to ensure there is coherence. Seeking that perfect balance of texture and colour, Emma could not go past the Patricia Urquiola tiles from BellaRoc. ‘The Azulej tiles are from our boutique designer range from Mutina’, shares Stu North. ‘This particular Italian company is a concept company that asks interior designers, artists or free thinkers to come up with a possible tile range that they could manufacture and market to the world as art, but in tile form.’ Designed by Spanish architect and designer Patricia Urquiola, the tiles feature patterns which deliberately combine different aesthetic languages – memories, geometrical schemes and floral designs – all developed in both longitudinal and diagonal directions. ‘This allows clients to utilise the tiles anywhere in the home, in whatever combination they like’, finishes Stu.

ake sure you get prepared for the cooler months ahead by getting on to these house tasks early.
CHECK YOUR SMOKE ALARMS The start of a new season is always a good time to check that your smoke alarms are in working order. A smoke alarm can quite literally be a lifesaver by giving you an early warning to fire. A good way to check your alarm is in working order is by simply clicking the test button – if a loud series of beeping or long beep occurs, then you’re good to go. If your smoke alarm doesn’t respond when clicking the test button, then you’ll need to replace the batteries. It’s important to note that your smoke alarm batteries should be replaced once a year – for more information on smoke alarm maintenance, please visit fire.org.nz.
STORE YOUR OUTDOOR FURNITURE Your deck chairs, loungers and outdoor dining furniture will get next to no use over the next six months and, therefore, you should look to clean them down and store them away to ensure they remain in good condition. The chilly winter elements have a tendency to damage outdoor furniture by causing cracks, rusting and splitting (depending on the material of your furniture) and the damp, wet weather can also cause mould and mildew to grow on any outdoor cushions. Before storing your furniture in the garage or storage unit, you should give them a good scrub down, but avoid using highpressure hoses which can often be too harsh. If you have any cushions on your furniture, then you can simply dip a sponge in warm water mixed with dishwashing liquid and give them a good scrub before you store them away.
FERTILISE AND FEED YOUR LAWN
Autumn may not be the season that instantly comes to mind when it comes to lawn maintenance and while your grass may not be growing, its roots are still active. The start of autumn can still be reasonably warm so you should delay any treatment until the temperatures start to drop and apply the fertiliser after you have completed your final mow of the season. By fertilising your grass in the fall, not only will you promote deep and healthy root growth before the grass goes dormant for the winter, but you will also help your lawn turn green faster in the spring and also make your grass more resistant to disease and drought. It’s important to use a specific fertiliser for application at this time of year and your local garden centre will be able to help you choose the best product. Some other important tasks to attend to going into the cooler weather includes servicing your heat pump, having your chimney and flue checked and cleaned as well as cleaning and repairing any guttering.

RASPBERRY OAT BARS Makes 12 large bars
When I was working on this recipe, every time I made a batch my sons ate it all up, just like that, and kept looking in the empty tin to check if maybe it had magically filled again. Frozen raspberries are fine; and actually I haven’t tried them but I imagine blueberries or blackcurrants would be delicious as well. BASE 380g plain flour 240g rolled oats 380g brown sugar 1½ teaspoons baking powder ½ teaspoon flaky salt 340g butter, melted FILLING 450g raspberries 1½ tablespoons caster sugar 3 tablespoons ground almonds 60g butter, melted TO MAKE THE BASE Preheat the oven to 180°C. Grease and line a small slice tin. Put all the base ingredients in a bowl and mix well. TO MAKE THE FILLING Put all the filling ingredients in a bowl and mix together.

TO ASSEMBLE Spread three quarters of the base mix on the bottom of the lined tin, and bake in the oven for 10 minutes until golden brown. Next, spoon the raspberry filling over the cooked base, then sprinkle the last quarter of the base mix over the raspberries. Now bake in the oven for 30-35 minutes until a lovely golden brown on top. Let it cool completely in the tin and then cut it into rectangles. These bars will keep in the fridge for 4-5 days.

WHAT YOU'LL NEED Old stool/chair
Sewing machine & thread
Fabric (upholstery fabric or heavy non-stretch sewing fabric)
Staple gun
Screwdriver
Paint (optional)
Scissors
Pencil
Find an old stool or chair that you want to recover. Unscrew the seat from the base, making sure you keep the screws safe until you need them at the end. This is a good opportunity to repaint the base of your stool if needed. Start by removing the old fabric. Usually the fabric is stapled to the underside of the seat, so you will need a flat head screwdriver or similar tool to lever these staples out. To cut out the new fabric, place the upholstered stool in the centre of the fabric, making sure there is enough to cover the top and approximately 1/3 of the underside, and then cut out. Doesn't matter if the fabric isn't cut perfectly straight â&#x20AC;&#x201C; it will be trimmed up after it's stapled to the seat. Place the seat upside down in the centre of the fabric. Fold in and staple the fabric at the four opposite sides. This secures the fabric so it doesn't slip while you are stapling your way around. Once the four staples are secure, turn the seat up the right way and check that the fabric is sitting straight and looks good before carrying on with the stapling. Staple around the base, making sure the material stays smooth and taut. Keep the staples close together and the same width apart the whole way around. Trim the excess fabric off at 3-4cm away from the staples. Next, cut a circular piece of fabric to cover the whole underside of the seat. It gives a professional finish by hiding all the staples and raw edges of fabric. You can use any fabric for this â&#x20AC;&#x201C; it doesn't need to be the same as it won't be seen. To cut this piece out, place your seat in the middle of your chosen fabric. Trace around the seat with a sewing pencil so you have a circle; then cut out the circle 2-3cm inside the line you have traced. To attach this piece, lay it on the underside of the seat so it covers the staples and fabric edges; then staple into place. Place the reupholstered cushion top onto the base of your stool, adjust into position, and then secure into place with the original screws. Sit back and enjoy! threadbarecloak.com

Our houses should be better designed to handle the changing climate – David Killick explains
I
n case you haven’t noticed, isn’t the weather crazy? We sizzled during one of the hottest summers on record and the warm lazy days lingered well into March. But we can expect wild variations in temperature any time. One week the thermometer plummeted to less than 10 degrees Celsius only to soar again to over 30 the next week. That’s pretty crazy in my book. And now that autumn is turning inexorably into winter, what can we expect? My bold prediction is that we will get more weather! Sunshine, rain, hail, wind blasting in from all points of the compass, and possibly more snow to low levels. You can blame climate change if you like, but the fact remains, we have to live with it. Adapt or suffer. What I find really crazy, is how few of us bother to make sure our homes cope well with changing weather. The World Health Organisation recommends a minimum indoor temperature of 18 degrees Celsius for healthy living. Yet too many New Zealand homes bake in summer and freeze in winter. It doesn’t have to be that way, because designing or renovating to handle the weather actually isn’t that hard. Or even that expensive. Other countries have been doing just that for centuries.

Some examples. The thick plaster-clad masonry walls of Mediterranean houses have what’s called thermal mass. They store the sun’s heat so the home stays at an even temperature, in winter or summer. You simply close the shutters to keep it cool. In really hot places, like India and Southeast Asia, verandas and cross ventilation provide respite from the heat. And when it gets really cold in Europe or North America their homes cope well. Double- or even triple-glazed windows and extra thick insulation help regulate extreme temperatures, whether you live in the frozen tundra or on the fringe of a desert. You can make it even simpler: design for the sun. Place windows so that they capture the sun when required but screen it out when it isn’t. It is not a surprise, or shouldn’t be, that a home in Queenstown or Invercargill has to cope with different conditions than one in Christchurch, Wellington or Auckland.
