The keys to the kitchen Rachael Kwok of NKBA chats with the NKBA Designer of the Year about achieving timeless design.

his month I sat down with the 2025 NKBA Designer of the Year to hear firsthand how to prioritise great kitchen design.

Natalie Du Bois of Du Bois Design in Auckland understands how to create an excellent kitchen. She says that if Kiwi homeowners focused on just three things while renovating, they would set themselves up for success.

“First, I would invest in the layout and planning,” shares Natalie. “A kitchen is a working space, not a styling exercise. If the fridge is in the wrong place, if prep space is tight, if the island blocks flow, you’ll feel that every day. Carefully planned layouts are the foundation of longevity, and it’s where true value is created.

“Second, consider cabinetry construction and hardware. Cabinetry is what you physically interact with. It’s opened, shut, pulled, leaned on, cleaned constantly. So, I prioritise good joinery, excellent internal function and quality hardware.

“Finally, I always invest in key surfaces, particularly the benchtop. You live on your benchtops, not your splashback tile. So, I’d rather invest in one beautifully resolved,

durable surface than in multiple trenddriven finishes that date quickly.”

Concerns about a kitchen feeling dated sooner than expected are common and understandable. A kitchen represents a significant investment, not just financially, but in the time and energy involved in creating it. That’s why considering longevity from the outset is so important.

Natalie says the fastest-dating kitchens are usually the ones that are driven by trends rather than fundamentals.

“Options that quickly date include a highly specific tile that locks you into a look, overly fashionable colours, especially when used on large permanent areas, finishes selected for impact rather than longevity and kitchens designed as photo backdrops and social media trends rather than real spaces.

Futureproofing isn’t about being boring; it’s about being strategic. The Du Bois approach is simple. Make the permanent decisions timeless – layout, proportions, cabinetry detailing, and quality materials, then express personality through elements that can evolve like stools, artwork, styling and smaller accessories.”

In the pursuit of the perfect kitchen, costly mistakes can be made. As an Elite

Designer of NKBA, Natalie Du Bois says she sees common mistakes undo a great project.

“A kitchen renovation is always about more than a kitchen; it’s about how the whole home works. The most successful kitchens feel calm and effortless, and that always comes down to good planning. Some pitfalls are choosing finishes before the layout is resolved, underestimating storage and real-life function, treating lighting as an afterthought and cutting costs in the wrong places. Ultimately, a great kitchen isn’t about adding more; it’s about considering everything properly, so the space works beautifully for years. A great kitchen isn’t designed for a trend cycle, it’s designed for the way you live, and it should still feel right 10 years from now.”

Natalie highlights the importance of thoughtful planning and investment in these key areas of kitchen design, enabling homeowners to create kitchens that are not only beautiful but also functional and enduring. Enjoying imperfection When it comes to his own garden, Tony Milne of Rough Milne Mitchell Landscape Architects embraces a wabi-sabi mindset.

A

s I write, the summer rain dances on the roof above, melodic and soothing.

I look out to our vegetable garden, abundant with growth and rejoicing in the warmth and moisture it unexpectedly receives. I start to write about sculpture and art in the landscape, but then the rampant leader of one of the tomatoes catches my eye.

Seeding broccoli and lettuce, rocket too, reach skyward through the spring onions, potatoes, strawberries, tomatoes, rhubarb, spinach, lettuces not going to seed, mint, parsley, marigolds, yarrow, gaura, sage, nasturtium, daisies, penstemon, echinacea and other random flowers that I can’t identify. Two once-espaliered apple trees stand over the garden, one bent in half with the weight of fruit, the other upright, unencumbered. Oh, and weeds aplenty.

The garden seems to work, as does the thyme that spreads, claiming the terrace edge, in an imperfect way. It’s certainly no parterre of Versailles, I muse. But rather subconsciously I associate this pleasing misalliance of foliage, produce and colour

with a text message I received a little while back from my colleague Nikki, extolling the virtues of wabi-sabi.

Wabi-sabi is a traditional Japanese worldview centred on finding beauty in imperfection, impermanence and simplicity.

Distilled, wabi means understated, austere beauty. As Yoshida Kenkō, Japanese monk and poet, wrote some eight centuries ago: “Are we to look at cherry blossoms only in full bloom, at the moon only when it is cloudless.... Branches about to blossom or gardens strewn with faded flowers are worthier of our admiration.”

While first explored in poetry, the idea of wabi was further developed in the art of tea and the context of Zen. I do like the way of tea: the elegant simplicity of the tea house and the utensils that contradict any notion that beauty must entail magnificence and opulence.

Incorporating the equalising aesthetic of wabi into the tea ceremony is a wonderful story, and one I encourage you to learn.

The term sabi, through time, has acquired the meaning of something that has

aged well, is rusty or has acquired a patina that makes it beautiful. At the heart of being sabi is the idea of authenticity. As described

by Japanese author Jun'ichirō Tanizaki: ”We do not dislike everything that shines, but we do prefer a pensive lustre to a shallow brilliance, a murky light that, whether in a stone or artefact, bespeaks a sheen of antiquity… We love things that bear the marks of grime, soot and weather, and we love colours and the sheen that call to mind the past that made them.”

The evocative simplicity and emptiness of an alcove in a tea house is antithetical to the riot of our vegetable garden, I am aware.

Its imperfectness is the delight. I wonder if I can get one more year out of my twisted, asymmetrical bamboo tomato stakes and how much longer I can ignore the family’s protestations over my predilection for the weathered patina of the timber within our garden – it connects us to our past, I suggest. rmmla.co.nz

ouncils all over the country have introduced a more streamlined approach to presenting natural hazard information in Land Information Memorandums, or LIMs. This means that details about risks such as flooding, coastal erosion, landslides and earthquakes are now laid out clearly and more accessibly. This improves transparency and helps homeowners and potential buyers understand the risks their properties may face. Plus, you can now easily find all this information online for free, making it easier for everyone – homeowners, tenants or future buyers – to stay informed.

While councils have always included hazard information in LIMs, these updates are making it more straightforward and, most importantly, user-friendly. This means better decision-making for everyone involved,

giving you the knowledge you need to protect and adapt your property accordingly.

And with online mapping tools like GeoMaps, which highlight flood zones and landslide-prone areas on a map, property buyers can feel more confident in their choices. The Insurance Council of New Zealand is on board, too, recognising that informed decisions lead to better property management and risk planning.

hristchurch is stepping into one of its most exciting periods in recent memory.

hen a couple with two young children bought this character villa in the leafy suburb of Pt Chevalier in Tāmakimakaurau Auckland, it was with the intention to extend and renovate, creating a home perfectly suited to modern family life.

A modern wing added to the rear expands the kitchen, dining and living areas and allows for more space in the original house for sleeping and relaxing. It’s the best of both worlds but raises the question of how to marry old and new? Enter interior designer Chantelle Shaw of Shaw Design in Tauranga.

“It was important to retain and enhance the original charm of the villa while the

modern extension showcases clean lines and modern architectural elements, leading to a beautiful seamless blend of classic and contemporary design,” she says. “The result is a home that feels both welcoming and spacious, with a sense of history and modern comfort effortlessly intertwined.”

The key is in the choice of materials.

Organic, natural and durable finishes throughout are harmonious, with a contemporary look that still honours the original house.

Polished concrete floors in the extension were used for their warmth, durability and style. “We tinted the concrete colour to tie into the warm tones used throughout.”

Internal shutters by Santa Fé encapsulate the clean lines of the interiors with a nod to traditional character. In the living area are Woodlore Plus Shutters in Pure White with Invisible Tilt. Waterproof versions are in the bathrooms.

Often we repeat materials in multiple places, so it was nice to choose something that was distinct but still had cohesion to the design.”

With her years of experience, Chantelle has perfected the recipe for successful interiors for any new build or renovation.

“Plan everything in advance. Lay out budgets, and figure out your must-haves and nice-to-haves,” she says. “Expect surprises, especially with old buildings. And if you’re not someone who can visualise things in a space, definitely engage with a designer!”

Think about the end-use of your home, she advises. Ask yourself who will live there, what you value, and how long you intend to stay. Try not to get fixed on current trends – save that for furnishings which are easy to update.

Every design project Shaw Design undertakes follows a process. “We think about how the homeowners will interact with each space, and what practicalities need to be considered. Once plans are being finalised, we work with the client to decide on a style or look. From there we prepare indepth finishing schedules, including joinery, lighting, fixtures and appliances. We work closely with homeowners to uncover their unique style and requirements, designing

spaces that reflect who they are while anticipating how their needs may evolve over time.”

In this project, as always, the kitchens and bathrooms were carefully planned.

They’re the most complex and expensive to upgrade, and they add instant value and saleability to a home.

“Bedrooms and living areas are easy to change up, kitchens and bathrooms require trades, permits and structural changes. For this reason, it’s a great idea to stay with a look that will age well, using materials that are timeless.”

Creating a classic For her own mother’s new home, interior designer Lynley Hansen of By Design Interiors built on the elegance and sophistication of navy blue.

TELL US ABOUT THIS SPECIAL PROJECT.

This home is incredibly personal. It’s my mum Anne’s home, built with Hann Construction in the Te Whāriki development in Lincoln, Canterbury. Set in a quiet cul-desac and backing onto a reserve with a pond, her spot has become a natural meeting place for neighbours exploring the walking tracks.

It’s close to the city but immersed in the landscape, so it feels connected yet private.

DO YOU HAVE A FAVOURITE ROOM? 28

I worked closely with the architect to position the master suite so Anne could wake

to views across the Port Hills and watch the sunrise from bed. We joked early on that electric blinds were essential, and we did indeed install electric sunscreen blinds and curtain tracks throughout. Beyond convenience, they serve a practical purpose, protecting furnishings and the carpet from harsh UV light while maintaining softness and privacy. The ensuite was designed as a boutique retreat. It’s fully tiled, with the bath positioned to capture the outlook.

Every material, every finish, every colour was carefully selected with Anne in mind.

Nothing was accidental.

HOW DID YOU CHOOSE THE COLOURS?

Anne’s love of navy guided the palette. It’s a colour that feels confident but thoughtful, and it became our grounding tone throughout. The deep navy wool carpet adds richness and depth, and we chose cabinetry and accents to echo that strength. To soften and balance it, we added warm neutrals inspired by the Canterbury Plains – golden grasses, soft fawn undertones and dusted neutrals – layered with texture for a sense of luxury. We were also inspired by the more immediate surroundings. The greens of the reserve, the reflections off the pond and the golden sunrise were all influences.

AND WHY IS COLOUR SO IMPORTANT?

For me, colour is about emotion, reflective of the people living in a space, and is one of the most powerful design tools we have.

When used intentionally, it elevates every other element. Colour in this home was about warmth, depth and personality. The main living areas are in Resene Quarter Napa, a soft neutral that sits beautifully in natural light and is calm without feeling flat.

Doors were taken slightly deeper in Resene Quarter Craigieburn, adding subtle, cohesive definition. Ceilings were finished in Resene Milk White, keeping the spaces feeling fresh and light. In the powder room, a playful wallpaper was paired with Resene Double Cod Grey for a more dramatic statement.

WHAT’S YOUR BEST PAINT ADVICE?

Always test large samples, not small swatches. Never choose paint in isolation; it must relate to flooring, joinery and tiles.

WHAT WERE YOUR AIMS WHEN DESIGNING YOUR HOME?

This is the home my partner Jon and I designed and built together. It's our sanctuary: a place of rest at the end of a long day, and a space to host friends and family. We wanted the home to feel like a relaxed holiday retreat, layered with timeless selections that feel as though they’ve always belonged here, despite it being a new build. The intention was to create warmth and familiarity from the outset; a home that feels grounded, welcoming and deeply personal. Colour weaves subtly throughout the house in varying intensities.

In some spaces, such as the master suite, we embraced bolder paint schemes and colour drenching to create a cocooning effect. In more permanent elements – such as concrete

vanity counters, plaster finishes and tiling – we opted for softer, restrained tones that will age gracefully over time. The balance between expressive and enduring was important to us.

WHAT DOES COLOUR MEAN TO YOU?

My background is in hospitality design, where colour is embraced as a powerful tool to shape atmosphere and mood. It has the ability to influence how a space feels almost immediately. Whether energising, calming or grounding, colour sets the emotional tone of a room. That philosophy underpins my residential work – I believe a home should evoke the same curated, sensory experience as your favourite cafe, restaurant or spa.

The atmosphere should feel intentional, immersive and restorative.

Complementary tones, subtle shifts and different strengths of the same hue can bring real depth to a space. I’m naturally drawn to tones found in the landscape, such as warm clay hues paired with soft sage or turquoise blues. When working with clients I look for cues in their surroundings, the architecture, their artwork or the stories they share about their lives.

The aim is always to curate a palette that feels deeply personal and authentic to them.

I’ve also been noticing beautiful shades of lilac, violet and burgundy emerging recently.

n interesting statistic caught my attention a little while ago: the sauna-to-population ratio in Finland is approximately 1:2. Meaning, there are roughly 3 to 3.3 million saunas for the population of 5.5 to 5.6 million, and thereby enough capacity to fit the entire population into a sauna simultaneously. It is no big surprise, though, that saunas are popular in Scandinavia due to the colder climate and longer winter hours, but what is surprising is how low this ratio of saunas per capita is elsewhere around the world.

In New Zealand, however, there has been an emergence and adoption of urban, coastal, public and private installations. We have all seen the standalone saunas doing the social media rounds, whether in public coastal settings or in private, serene settings.

There are good arguments for this: the known

health benefits of saunas for longevity, immunity and the mind are among many.

It doesn’t stop at just a sauna; a variety of wellness-focused spaces and activities are becoming increasingly prevalent inside the home. These can include spa and steam rooms, cold plunge and swimming pools, home gyms or wellness spaces for yoga or contemplation. Equally as important as the use of these spaces is the craft and execution that shape how they make you feel.

As architects, we at Sheppard & Rout Architects find ourselves with the opportunity to embrace and integrate this into many projects for our clients.

Materiality, lightness or darkness, orientation and composition all play a big role in this. There are also biophilic principles of incorporating nature and natural elements into and around the

home to serve the innate need to connect with nature. It is truly remarkable how a combination of these can be used to form a sense of calm and serenity in spaces for people to find sanctuary in their own home.

Perhaps one factor driving the adoption and integration of wellness spaces within the home is the fast pace of many people’s lives and the rapidly changing world around them. Whilst this seemingly uncontrollable change swirls around, maybe there’s something that won’t change: realising that as humans with a pulse, we need to take a step back and find grounding and disconnect. his new home is all about place, permanence and connection. After the 2011 earthquakes destroyed their original Redcliffs property, the homeowners ˉ spent years elsewhere in Otautahi Christchurch before being drawn back to build again – this time just a stone’s throw from where they’d lost everything.

Strong, sculptural and seamlessly engineered, this feels like a forever home. It’s deeply rooted in its environment – materially, spatially and emotionally.

A multi-levelled home, it’s anchored into a steep hillside and features timber, stone, concrete and metal in its construction.

Look a little deeper and you see this 350sqm home demonstrates an extraordinary feat of detailed coordination and exceptional craft. Every corner has been uniquely designed, every wall serves a purpose and every aspect has exquisiteness at its core. +MAP Architects established the design of the residence – conceiving both the exterior and interior design style, including kitchen design, bathrooms and joinery throughout. Interior designer Angelique Armstrong of Armstrong Interiors brought the surfaces, finishes and furnishings together. Her role was to create a considered material and colour palette that would meet the homeowners’ needs, and in particular, display their art collection in a way that would honour the works.

Working within the architectural vision already established, Angelique approached the project with a mindset of listening rather than imposing. This approach was perfect, considering the couple had already been through the trauma of losing their original property to the earthquakes and wanted every element of their return home to feel exactly right.

The material palette Angelique developed is restrained yet rich. A theme of timber and black runs throughout the three-bedroom home, providing structure and warmth without competing with the art.

For the flooring a neutral porcelain tile was chosen, that functions as a gallery-like backdrop.

“We deliberately went for sophistication in the materials, and this extends to other hard surfaces as well,” says Angelique. “We wanted to create a refined, contemporary home, defined by clean lines and a minimalist aesthetic. The overall feel is sophisticated and understated, with a raw yet natural material palette that delivers a high-end finish. The home embraces a modern architectural language – clean, minimal and highly resolved – balanced with raw textures and natural materials to create a sophisticated, understated luxury.”

Swinard Flooring provided the European Prime Grade Oak 190x20mm engineered flooring with a 6mm timber top, a custom stain and a hard wax oil finish.

With this simplicity in materials choice, there are also moments of drama. The main ensuite features a solid Timaru bluestone with a leathered finish. “It provides textural interest alongside the beautiful steel vanities and large Neolith panels of the shower,” says Angelique. The same Timaru bluestone has been used elsewhere in the home, including large slabs at the base of the staircase.

In the kitchen, Angelique worked with a Neolith ceramic from Spain for the benchtop. This works across the rooms and between the indoor and outdoor spaces that define the building’s relationship with its hillside site.

The main bedroom has a darker colour palette that creates what Angelique calls a “refined and luxurious” atmosphere. Against the dramatic copper brown bathroom fittings, she introduced a linenbased wallpaper and soft linen curtain fabrics, with

their natural fibres providing a soft balance to the harder surfaces elsewhere. The bedroom furniture is all bespoke, including a velvet luxury bedhead with integrated LED lighting.

The downstairs area functions largely as a private gallery and so the placement of each piece, in collaboration with the homeowners, needed careful consideration. Angelique’s perceptive eye led her to matching pieces to create visual dialogues between the works. This curatorial process created the layers of meaning and memories that ties the homeowners to this place, in this town.

Angelique is delighted with the finished home, especially given most of her work involves renovations.

“The couple were great to work with and together with the architect and builder we’ve created a striking architectural home.”

While Angelique provided consultation on the furnishing, fabrics, fitting and finishes, builder Steve Brown from Steve Brown Builders was involved from the preliminary meetings, offering guidance on both the practicality and monetary aspects of the build. The homeowners wanted joinery that looked like artwork in and of itself, and so achieving this required what Steve describes as probably the hardest, most complex job he’s ever worked on.

“It was the high level of boutique finishings that was the main challenge, but also the success, of this build,” he says. “The project demanded lots of structural steel within the joinery itself. With the two coming together with such precision, it really showcases our craft as builders.”

The site itself also presented complications.

Access was up a narrow lane only suitable for small vehicles. Length and weight restrictions on the lane forced the team to handle much of the products and materials in small quantities. Inside, the floating staircase required a 20mm thick steel plate to be installed (forming the spine of the stairs). “We installed this at the concreting stage of the build, so we had to wrap it in plastic to keep it waterproof while we carried on with the framing and roofing.”

The project’s recognition, including the Regional Supreme Award at the 2025 Master Builder House of the Year awards, along with Regional Interior Design Award, Regional Gold and the National Interior Design Award, validates what the team has achieved: a home where every surface has been deeply considered, every finish calibrated to create rooms that honour permanence, all while celebrating the pleasures of daily life.

Rock the boat Easy collaboration between Nicola Ross Design and Inhouse Construction creates a Palmerston North home as individual as it is beautiful.

T

here’s a comfortable, familiar feeling of home that can be so easily missed in a new build. A house may be Pinterest-perfect, but how do you create that instant sense of belonging?

Nicola Ross of Nicola Ross Design in Manawatu describes herself as a technical interior designer, who really understands how a house can work on a personal level, and what that means for liveability.

“I’m the translator between the architect, the builder and the client, to make sure what the client wants becomes buildable,” she says. “From my point of view, it’s really about functional use first. If we’re not making space for your life and how you live it, it’s not something that you’re going to come home to and love.”

Nicola ideally becomes involved in a project from the get-go, ensuring the design intent stays true throughout the process.

The Rockcote Integra lightweight concrete facade system was finished in Classico pre-coloured acrylic plaster, and painted in Resene Half Delta. Inside, the feature wall in the golf simulator room also utilises a Resene Construction Systems finish: Rockcote Otsumigaki Clay/Lime Artisan Plaster.

“When I’m starting with a client, I’ll sit down and talk to them about their aspirations for the place. If I’m coming to your house for dinner, what are we having?

What do your weekends look like? What are your hobbies? I feel like design success for us is in the human experience of a space. It’s not just about bricks and mortar; it’s about the house supporting how you live and how you want to feel.”

This house, a generous connection of pavilions with a courtyard and pool house and adjacent to a golf course in Palmerston North, was a special case. It was built by Ben Cousins of Inhouse Construction as his own family home, and Nicola had already collaborated closely with him and Precinct Architecture on several previous projects.

She’s fully in tune with Ben’s sense of style, careful craftsmanship and big ideas. “He has a language that he likes, so we have translated that over time into a signature style for him. And this house is very much that.”

Ben founded Inhouse Construction about eight years ago, with a small team that brings bespoke, highend residential builds to life. He and his wife Shinade were expecting baby number three (Poppy, joining older siblings Olivia and Archie) during this build, so the intention was to create a haven for the young family to grow up in.

Ben says he and Shinade have built and lived in about 10 houses together. “This house was about bringing together all the ideas we’ve liked, and trying to evoke a bit of imagination and something a little bit different.”

The house, built across two sections in a development, is a series of gabled forms with each offering opportunities for different identities. Ben wanted lots of timber, classic high-end carpentry, bespoke finishes and a mid-century feel.

“Probably the biggest challenge, more than anything, was pulling all those ideas together in a cohesive way. That’s where Nicola came in,” he says.

“She brings all the design into play and puts the pieces together. I find it a lot of fun working with Nic, she’s really easy-going.”

The feeling is mutual: Nicola is also impressed with Ben’s work. “The beauty of his projects, across all of his builds, is that he always does things to a higher standard than other people,” she says. “He really brings his craftsmanship into a build.”

Ben always has a vision for how he wants a space to look, she says, and then it’s just a matter of layering everything in. This often features stone, timber, metal and concrete, warm colours and biophilic inclusions.

“The more natural it feels, the better,” she says. “There’s a real honesty to the material palette.”

Even in a home full of extraordinary features, the innovative steel staircase is a standout. It was fully designed and built from concept to completion by AvantGarde Interiors.

In addition, there’s a sense of playfulness, which was really embraced this time. “Ben is always looking for something that’s a little bit quirky, which is so fun for me: the design discovery between us is quite collaborative.

He’ll come into my studio, we’ll chat about the things that we’re liking. This time, I got a phone call from him, saying, ‘I’m thinking that we should have a clinker boat hanging from the ceiling of the pool house. Do you know where you could find one?’”

This sense of humour – the suspended rowboat, a full-on golf simulator, the “drunken monkeys” powderroom wallpaper – creates moments of surprise.

“I would describe it as a grand house,” says Nicola, “but the spaces themselves are quite warm and immersive. It feels really relaxing, and that’s what we’re always trying to achieve. It’s our job to give you what you never realised you needed. It’s a big responsibility, but it’s always a privilege.”

eing in the building industry, it’s hard not to go down the new-build route,” says Sam, the director of Benchmark Homes. He’s clearly someone who’s thought deeply about the why behind each project. “There are so many upsides to building at the moment. Like getting the exact design you want, updating the style to suit where you’re at in life and taking advantage of the updated building regulations.”

This latest creation – a 359sqm modern farmhouse in Redcliffs – is perhaps his most personal build. Here, on a generous section near Sumner and with views of the beach, he has crafted a home for his young family.

It’s a house that speaks to continuity and change in equal measure.

“Both my wife and I have always loved more traditional homes – that’s what we were brought up with, so it just feels right to us,” he says. “In our past builds we’ve played around with different styles, including black-and-white colour schemes and more modern looks, but for this one we wanted something that would really stand the test of time.” The result is what he describes as a “modern take on a classic farmhouse or traditional Kiwi home”. It’s a place that feels grounded and familiar, yet still fresh and up-to-date.

The site wasn’t without its difficulties, but Sam approached these rationally – seeing both the opportunity and the challenge. “The property sits in a flood management area, which means the entire finished floor level had to be raised 1.3m off the ground.

We had to think carefully about how to access the home.

Do we come in at ground level or step up? And how do we connect the house to the outdoor living space?”

These practical considerations shaped the entire approach to the build, influencing decisions about elevation, privacy from the street and how the home would present itself to the neighbourhood.

From the exterior, the four-bedroom home sits comfortably on the sizeable section. Sam chose a weatherboard cladding, traditionally associated with smaller character homes. It’s a simple form, and the recycled red brick and carefully planned planting work softens the home’s substantial form. “Over time, once the planting matures and the climbers start growing up the house, it’ll only look better,” says Sam.

Step inside and the home’s character has already begun to ooze charm through considered details.

French oak stairs lead from the entry – with its matt polished concrete floors featuring elsewhere – up to the main living level. The powder room is positioned prominently and somewhat unusually, in plain sight as you go up the stairs. “It was a clever design feature that works in this small space,” says Sam. “And since it’s right in view, we spent a bit of time making it feel special.”

A custom travertine vanity, a feature light and in-wall fixtures create what he says is one of their favourite rooms. “It’s small, but it makes a big statement.”

The main living area opens up with plenty of natural light flooding in through dual outdoor access points and a triple skylight over the dining area. Scissor trusses run through the space, giving more volume and character.

The kitchen is another example of the home’s blend of traditional and contemporary: shaker cabinetry nods to classic forms, while stainless steel benchtops and modern appliances bring industrial vibes.

Upstairs the main bedroom opens to ocean views and includes its own Japanese-style retreat area, with the ensuite including travertine tile flooring, walnut cabinetry, brushed-copper tapware and soft grey mosaic tiles.

Above the garage a plywood-lined loft serves as an office and an art room. The couple really have thought of everything. “For us, it’s really the home as a whole that we love. There’s not necessarily one single space that stands out on its own – it’s more about how the whole thing comes together.”

When it’s managed well, building can be an exciting and rewarding experience.

T

ransforming an empty paddock into the site of a forever home can bring a mix of excitement and challenge. With an expansive 30-hectare property and virtually no spatial limitations, these homeowners were presented with boundless opportunity and also the daunting task of deciding where to actually begin – a dilemma many would envy.

After selling their original farmhouse, the couple set out to build a sanctuary they could cherish for years to come. With their adult children and grandchildren living close by, they envisioned a home that would capture the sweeping views, while thoughtful landscaping would provide privacy from their former residence and frame their new beginnings.

“Our mission is always to listen to our clients,” says Leon Browning, principal architect at NB Architects, “and in this case, the clients wanted a lodge-like retreat that draws from the rugged rural character of South Canterbury.

“The inspiration for the design of this home began with the homeowner’s response to the Timaru Ambulance building,” he says. “They liked that textured look of the Timaru bluestone, and so this became the cornerstone of the project’s design and construction.

It was nice to be able to work with a local stone.”

This natural stone defined the aesthetic direction for everything that followed. “We paired it with Abodo timber cladding, in both darker-stained weatherboards on the exterior and lighter timber on the soffits and ceilings.” The combination of these materials almost hints of an American lodge-like sensibility, with the dark wood and rumbled stone sitting equally well here as among towering pine trees.

And it really works. The 390sqm home’s gabled form, with its full-height triangular glass walls at each end, floods the interior with natural light. Above the kitchen, the windows draw in plenty of sunshine, and the timber ceilings create a cohesive warmth throughout. “The raked timber ceilings create a generous sense of height and light that opens the living spaces to the north,” says Leon. “These areas extend seamlessly onto terraces that capture sunlight throughout the day and frame long views across the surrounding countryside.”

At the heart of the four-bedroom home lies a covered courtyard – a sheltered outdoor room that serves as the family’s central gathering space. “It offers a sense of enclosure and calm while allowing the changing light, air and seasonal atmosphere to permeate the interior.”

Nick Shore, director at Shore Construction, worked with his team and the homeowners to bring these features into reality. “We loved working with the bolstered bluestone walls of the Timaru bluestone,” says Nick. “It’s an incredible material that was all hand-laid and hand-finished. It adds to that sense of hunkering it down on the land. Plus, it works really well with the timber cladding to create that modern farmhouse feel.”

The homeowners also wanted to include a nod to the industrial aesthetic, and so the exposed steel portal frames and rafters in the living room provide this drama.

“The exposed structural steel elements really allowed us to show off our construction skills,” says Nick.

Where the architectural drawings left room for interpretation, Nick and the team provided tailored suggestions that improved functionality, comfort and flow. “Thanks to our experience, we can ensure the home not only looks exceptional, but it also supports the way the clients want to live.”

“We’ve custom made some aluminium sliding doors, for example, designed to mimic old steel,” says Nick. “These bring a distinct urban vibe to the home, and allow the homeowners to close off areas [for example, the media room and entry area] without creating isolation.” It’s an elegant solution to the problem of wanting both openness and privacy.

Perhaps the most significant challenge in the construction of the home was one of abundance rather than limitation. With a large farm shed built behind the home, Nick had to ensure the home didn’t look like an afterthought to the agricultural infrastructure. Hence, there was a need for thoughtful landscaping and clever site development. “We worked with the homeowners to create a raised platform for the home, incorporating rock landscaping walls that gives the impression of the home sitting on its own elevated stage,” says Nick.

The carefully shaped driveway and a landscaped rock mound provide the visual separation that was needed between the domestic and farm buildings.

“When you’ve got plenty of land, you don’t have boundaries telling you where to stop,” says Nick. “It’s actually harder than working with restrictions. You have to really think about positioning, focal points and creating definition where none exists naturally.”

His approach involved pegging out the footprint and standing with the homeowners in the location of the future living room and kitchen to identify any focal points, and adjusting from there. Every element was considered and reconsidered.

The quality finish on the decorating, carried out by Shore Decorating, adds to the timelessly elegant feel of the home.

Chapman Consulting Engineers worked on the exposed steel elements in the living area to ensure the structural design achieved the vision for this home.

Nick and his team were involved in all aspects of the build, beyond just the construction, to include working with the homeowners to make the countless decisions, such as carpet selection and decking specifications.

The result is a home that feels both rustic and refined, familiar and distinctive. “It’s more than a house; it’s a home shaped by partnership, built with care, and designed to be lived in and loved for generations,” says Nick.

As Leon says, “This home balances solidity with openness, and texture with light. It’s a brilliant contemporary expression of rural architecture that feels timeless and deeply connected to its place.”

For Nick, the pride in this project is simple: “It sits beautifully within its environment. Our philosophy is to create a home that truly reflects our clients and the way they want to live. When it feels authentic to them, we know we’ve achieved something special.”

A place to unwind This Wānaka getaway was designed

by Threefold Architecture and built by Bespoke Builds for owners who wanted just one thing: to arrive, put down their bags and immediately feel at home.

F

or a couple with busy careers and living overseas most of the year, the idea of a holiday home needed to represent one essential thing: a place to unwind. Having previously owned a property in Wānaka, they approached Bryce Monk, director and architectural designer from Threefold Architecture, with a clear vision.

“They wanted something that they could feel relieved to be in, in a positive way,” says Bryce. “An uplifting feeling when they walked in the door, rather than more work.”

With this in mind, Bryce set about designing an easy-going space, with unpretentious light-filled spaces that were above all else low maintenance and liveable.

The property needed to function both as a home and a short-term holiday home rental, which meant every design decision had to balance durability with the welcoming warmth of a true home.

The kitchen doors in colour Ruakaka are made

by Sage Doors, using the Timbalook product imported from Europe. They are designed to imitate a natural oak veneer, but are much more affordable, durable and colourfast.

The finished design is very simple in form, says Bryce, with a long, monopitch structure with an attached flat-roof garage. But there’s considerable sophistication within the simplicity of the design. The garage has been built with structural capacity for a future rooftop deck (including space for an external staircase), and the palette is warm and earthy.

“We wanted to use materials that fitted in to the landscape,” says Bryce. While brick isn’t commonly used in Wānaka currently, the creamy, earthy tones create a sense of belonging in the environment.

The main spine of the three-bedroom home is clad in Kahu Colorsteel, which provides a lovely contrast between the hard exterior and the softer interior of the home. The inner layer is mainly timber, with the timber ceilings in the living and dining areas extending out through the monopitch form to create a covered outdoor space.

The interiors, also designed by Threefold Architecture, continue the theme of honest, unpretentious comfort. Colours were chosen for their calming, neutral quality – nothing too dense or moody.

Timber floorings lighten the space, while high ceilings in portions of the living and dining areas provide that crucial sense of loftiness and breathing room. “We’re doing more of this interior design work alongside our architecture,” says Bryce. “It makes sense to integrate these two aspects of the design and from our clients’ point of view it makes communications that much easier.”

Jason Bint of Bespoke Builds came onto the project early on to bring the home to life. Working solely in the Wānaka area now, Jason understood the context and setting of this home. The early engagement proved crucial, allowing Jason and his team to simplify construction details while maintaining the architectural integrity.

“We’re really focused on durability, performance and aesthetics,” Jason says. “And it was a great opportunity to showcase our craftsmanship and detailing.”

The building process itself was smooth and presented the rare challenge of creating a home for clients who would see it just three times during the entire build. “You’d think having clients overseas would make it easy, but we had to ensure we were really proactive and could solve problems as they came up, with little intervention from the homeowners.”

This hands-off approach was only possible because of the thorough design process that preceded construction. Says Bryce: “We did a lot of work upfront to ensure the family were comfortable and on board with the specifications. We explained a lot of the materials, and the clients were very easy to work with.

They took on our recommendations. It was a very trusting relationship, both with the homeowners and the builder.”

The resulting 215sqm home sits comfortably in its landscape without trying to dominate it. The execution was so successful that the project came in under budget, with the savings “enough to cover all the landscaping costs”, says builder Jason.

Two years on from completion, the home continues to impress. “I still go there now and it looks like we’ve just finished it,” says Jason, who’s proud of how he’s helped to create a home that balances liveability and absolute beauty. “It’s hard to achieve both of those things,” he says. “Often we build multimillion-dollar homes, and you just don’t want to touch anything!”

This isn’t that kind of house. For these homeowners, they can drop their bags, sink into the carefully chosen furnishings and simply be present in one of New Zealand’s most stunning locations. It’s a place designed not to impress, but to welcome.

Maison en place Meticulously designed to the last detail, this compact home in a leafy suburb in Cape Town, South Africa, packs some serious architectural punch.

“I

t’s like I’ve always been building a furniture and art collection for this house.” These were the words of new owner Craig Lahee to the home’s architect Liani Douglas of Douglas & Company, much to her delight.

Liani’s appreciation for Craig’s considered taste is evident. “It’s so great when someone just gets it,” she says. Although Craig isn’t the original owner of this resolutely original home, he and the space are a the perfect match. It shows that conceptual rigour in architecture makes it right for anyone who appreciates good design.

It was the classic story of “the ugliest house in a nice street” when she was briefed by the previous owners to design their home, says Liani. The property was a jumble of ad hoc extensions, outbuildings and a garage. All had to go, so the house could breathe.

“We went up on the existing footprint without keeping anything, apart from the existing foundations and exterior walls,” says Liani.

Situated in the charming environs of the popular Cape Town suburb of Newlands meant that the architectural plans had to be approved by the local

heritage authorities, and had to fit in with what Liani calls “a village vibe”. This is why the facade, while very contemporary in some ways, also has an old-fashioned symmetry of proportion. The house retains the idea of a typical Newlands cottage, interpreted in a modern way.

It was important to Liani to avoid a pastiche-like feel: “We thought, we've got free rein, so let's be honest about all of this being new – we're not trying to pretend it was all here before.”

The architecture is centred around two main principles: first, that if you’re going to make something, you should make it beautiful. And second, that ordinary, everyday building materials should be celebrated.

“We were very deliberate about not trying to hide the building’s materiality.”

The wooden floors and ceilings are exposed, as is the steel frame that holds up the house. “That's what we enjoy doing: being honest about natural materials, but also simple and humble materials,” Liani says.

For example, she says, people tend to hide away South African pine, but she instead prefers to use it in an inventive way that makes it beautiful.

All the elements of the house’s design are colourcoded. The steel frame structure is painted in an oxide red. Light fixtures and other essentials that need to be in the background are black. The kitchen joinery is green.

The wooden elements are left as natural as possible, and the brick exterior walls are plastered and painted white.

In a house as compact as this one, every aspect needs to work hard. “We've used joinery to demarcate areas rather than deploying brick walls to define spaces.

And they also have a connective function: a piece of joinery might include a TV unit on one side and then a storage cupboard on the other, for example.”

Says Craig, “Everything has to have a purpose and do two or three jobs at the same time.”

In a way, the architecture is mise en place – a French culinary term meaning “everything in its place” and referring to the practice of organising and preparing all your ingredients and equipment before you start cooking. Here, there is a thoughtfully designed place for everything, and everything has its ideal place.

Appropriately, one of the places where this smooth and efficient design approach is most evident is the kitchen.

It’s clear that Liani has strong ideas on joinery design.

“I don’t see it as a separate entity to the architecture,” she says. “It’s complementary – and I feel they need to talk to one another. Otherwise, it always feels like it’s just plonked in. This feels like it’s part of the furniture.”

From the garden shed to the recessed handles on the main ensuite bathroom’s full-height door and the steel balustrade that snakes up the staircase, there is both surprise and delight. Combining beauty with functionality, every element of the design works perfectly while also being pleasing to the eye.

Because so many of the necessary aspects of storage and furniture are built in, the house requires relatively little additional furniture. “You just need beds, your bedding and some seating,” says Craig. The conceptual architecture, however, means it does take a discerning eye to add just the right items. “We struggled to find a sofa,” Craig says. The one he’d had in his previous home

was too large and contemporary. After a few months of searching, he and his partner, Tiernan Clifford, chose the low-slung Quilton by HAY that now graces the space.

“I love it because it’s got that Scandinavian appeal, which suits the house,” he says.

Both Craig and Tiernan admire the open-plan living, dining and kitchen area that forms the heart of the house.

With its triple-volume ceiling height, and fronted by a pair of boxy bay windows, this is the space that draws light into the structure as a whole – and glimpsed from the exterior, it’s also what attracted Craig to this home in the first place. He was house-hunting in the area and came to view the property next door to this one, which was on the market at the time. “I looked at it with a friend,” says Craig, “and when we came out from the viewing, we looked up and saw this house and were like, ‘Wow, that would be the house to buy.’ Then about seven or eight months later, he sent me a link: ‘The house is for sale, the house is for sale!’ So I messaged the agent, we came and looked at it, and I think I put in an offer on the same day.”

Almost everyone who visits, he says, is struck by the fact that the house feels so much bigger than it is. The living area, which Craig describes as almost cathedrallike, is one of the main reasons. On the ground floor, this space leads outdoors to a small courtyard garden at the rear, as well as a guest bedroom and bathroom. A central, partially enclosed stairwell leads up into the more private spaces. On the first floor is the main bedroom and ensuite bathroom, and perched like an eyrie on the second floor is a working space that has a lovely view of the mountains over the surrounding rooftops.

The way this home cleverly mixes sociability and privacy, practicality and aesthetic appeal makes it a gem of contemporary domestic design.

Tiernan’s favourite part of the house is the main living area. “I love the light, and sitting on the sofa looking out. Having this feeling of space and greenery in such a small home is so lovely and unexpected. I think that is what the beauty of this house is: it is a tiny plot and a small footprint, but it carries such a big presence.

There’s a lot of bang for your buck. Everywhere you look, there’s something to wow you.”

The courtyard garden is lush and thriving, adding a touch of softness and greenery to both the outdoor and indoor spaces. Brick pavers form the floor of the courtyard.

When Thomas Cheeseman arrived in Aotearoa as a child in 1853, the outside world knew little of this country’s people, plants, animals and environment. Within weeks, he began collecting and classifying, and by his early twenties he was making waves in colonial scientific circles. He was appointed director of the Auckland Museum when it was little more than a shed of curiosities, and he developed it into a leading institution.

In 1891, a remarkable map of Wellington was made by surveyor Thomas Ward. It recorded every building from Thorndon in the north, across the inner-city slums of Te Aro to Berhampore in the south.

In incredible detail, it outlined oyster saloons, brothels, stables, Parliament, the remnants of Māori kāinga and even the street lamps.

Mr Ward’s Map tells the marvellous stories of a vital capital city at the turn of the 20th century.

In the Kitchen Recipes from our favourite cookbooks INGREDIENTS: 400g dried haricot beans salt 1 tbsp olive oil 1 onion, thinly sliced 3 cloves garlic, finely chopped 2 x 400g tins chopped tomatoes 2 tbsp brown sugar 2 tsp paprika 2 tbsp Worcestershire sauce 2 tsp chipotle in adobo sauce, chopped 2 tsp dried oregano 3 cups stock, beef or vegetable METHOD: Soak the beans overnight in cold water with 1 tsp of salt. The next day, drain and rinse them.

Place the beans into a saucepan, cover with cold water and add 1 tsp of salt. Bring to the boil, then reduce to a simmer and cook until tender: about 45 minutes, but best to check them after 30 minutes. Drain and set aside.

Preheat the oven to 170˚C fan bake.

Heat the oil in an ovenproof, lidded casserole dish and gently sauté the onion for several minutes, then add the garlic and cook until soft. Add the remaining ingredients along with a little salt.

Cover and cook in the oven for 1 hour, then remove the lid and cook for a further 30 minutes until it has reduced to a nice saucy consistency.

Serves 6 as a meal or 10 as a side.

Tips: If I’m not feeding a crowd for brunch, I freeze half of these beans for a lazy day, as the recipe makes a generous amount.

Beef stock gives the dish a good depth of flavour, but vegetable stock is fine if you want to keep it suitable for vegetarians.

Increasingly, buyers from across the country are looking beyond the city itself and into surrounding locations such as Kaiapoi, Amberley, Ashburton and Timaru, drawn by a combination of affordability, employment access and lifestyle. With Christchurch acting as the central hub for work, services and infrastructure, these nearby towns are becoming compelling choices for homeowners and investors alike.

Lifestyle remains a major drawcard.

Shorter commute times, less congestion and easy access to beaches, mountains and open spaces define daily life across the wider region. Coastal communities near Kaiapoi, the rural appeal of Amberley, and the strong community feel of Ashburton and Timaru offer attractive alternatives that complement Christchurch’s urban core.

Affordability remains a key advantage, particularly when compared with larger metropolitan centres. While Christchurch

still offers strong value relative to many parts of New Zealand, demand is steadily increasing, and this is flowing outward into surrounding districts. Towns within commuting distance of the city are benefiting from this spillover, offering buyers more space, newer housing options and competitive price points without sacrificing access to employment or amenities. As with most growth markets, once pricing begins to adjust in response to sustained demand, it rarely reverses in a big way.

As interest in the region continues to grow it also comes with some growing pains. Land supply is one of them. It is unlikely we will ever have undersupply as a whole, however we are starting to see readyto-buy land supply tightening. Fully titled sections are becoming less readily available, leading to a rise in sections across the wider region on offer that have yet to undergo the full title process.

While this is a viable pathway into the market, it may require longer wait times before house construction can begin,

making timing and contract structure increasingly important when looking to secure a new home build. Buyers should be mindful when signing build contracts, particularly where titles are delayed.

Some builders are introducing escalation clauses to account for potential cost increases during extended pre-build periods. Choosing a builder that offers a genuine firm fixed-price contract without escalation clauses can provide greater certainty and help protect against unexpected price increases.

For buyers considering their next move, the greater Christchurch region presents a narrowing window of opportunity. As demand spreads and land supply tightens, acting earlier can mean more choice, better value and greater certainty.
