hen our kids were little, we used to put time capsules in our houses. Whenever a plumber opened up a wall, or we climbed into a roof space to add some ducting, we’d tuck away a zip-lock bag with a note. We’d include useful information, like the year and what the house was like. “It’s 2012,” we’d explain.

“We’ve lived here two years, and we planted the tītoki trees and added the back deck.”

There was also a personal element.

The children would add their ages, their favourite food, their new toys, which bedroom was theirs and that their parents let them paint it purple.

It gives us all a chuckle to think about future homeowners coming across these wee surprises in a house that they also love and are probably upgrading in some way. It feels like we’re making a connection, over the distance of decades.

This issue is full of people making connections: with their homes, each other, the land and their whakapapa. In our Inside Style section on page 26 Yellowfox interior designer Sophia Cole talks about the joy of creating holistic interior experiences. And in one of the feature homes, by Herriot Melhuish O’Neill Architects on page 46, a beautiful spiral staircase has layers of symbolic meaning. Like several in this issue, that house is an homage to the past – and the future.

While, as always, abode is bursting with practical ideas and solid advice for building and renovating, there’s also inspiration for those more emotional decisions.

UNDER A BIG SKY Tony Milne of Rough Milne Mitchell Landscape Architects tests his limits in the rugged beauty of Mackenzie District.

T

hree pm Friday 22 August: a 6.5km run within Hagley Park followed by a cleansing ale at Volstead. Pleasant enough, a whiff of spring in the air. One down, 11 to go, and curious excitement in regard to the challenge ahead of us. Tony B, Sam and I had decided to tackle the (ex-military hard man) David Goggins 4x4x48 challenge.

Simple enough really: 48 miles in 48 hours, running four miles every four hours.

While we started on a temperate afternoon in the leafy and familiar surrounds of Hagley, Twizel was our chosen base for the weekend. Not quite in the footsteps of pioneering Aoraki Mt Cook mountaineers Ollivier, Mannering and Adamson, but we felt adventurous. Aside from our first two outings (the second one being in the silage-infused darkness of Kimbell on Friday evening), we ran around Twizel and its dun-coloured tussock surrounds.

This is big-sky country, vast and open – a semi desert-like landscape much painted and photographed. Written about too by poet Brian Turner, who likened the once

8

ˉ mighty Ohau River to a heavyweight boxer, “boisterous and belligerent” as it “flexed, bumped and bulged”. A landscape also rustled by the notorious James Mackenzie and his dog. While in places appearing uninhabited, wind-blown and pockmarked by rabbits, it is a modified working landscape – the iconic intermontane basin setting curated by farming practices.

It's a strong place, too. Since the 1950s – a decade that also saw the emergence of patches sewn on the leathers of motorcycle gangs throughout our country – immense hydroelectric infrastructure has been woven into the fabric of this landscape. A land etched by the weather, the farmer and the scraper. Passed through, too, by the motorcyclist. The perfect setting to test our physical and mental fortitude, a place to leave only our footsteps, some sweat too – sans patches.

We wanted to experience the rising sun over the Two Thumb Range and Grampians to the east, so set a running schedule of 3pm, 7pm, 11pm, 3am, 7am, 11am, and repeated.

We were not disappointed. As darkness yielded to the first rays of light revealing paddocks crisp with frost, we enjoyed the sun washing our faces. Steam rose from the languid waters of the canal we ran alongside, the snow-covered Ben Ohau mountains to the west, tinged pink and Aoraki standing tall, commanding respect.

With our spirits lifting with the arc of the sun, conversation replaced the selfreflection and quiet that enveloped the previous night’s runs. At night the Milky Way was our guide and companion. The silence, broken only by our footfall, was comfortable, as we were with it. As we ran our conversation was wide, varied, nonsensical, searching, irreverent, occasionally meaningful and often inquisitive.

By the time we had completed our final run, we were unanimous that the Mackenzie had left an indelible impact on us. This was a landscape that made us feel alive, the raw beauty inspiring our every stride. rmmla.co.nz

BRINGING THE WORLD HOME NKBA’s Rachael Kwok reflects on a design industry punching above its weight.

s a small country at the bottom of the globe, New Zealand could be forgiven for leaning heavily on local design traditions. Yet, the reality for many of our kitchen and bathroom designers is the constant pursuit of professional development to stay on top of global trends and keep pace with the rest of the world.

The centre for international design education and excellence is Milan, Italy, which hosts the Salone del Mobile Milano every two years. The largest and most prestigious interior design fair in the world and a major event for the furniture and design industry, the fair attracts over 370,000 visitors. Many New Zealand designers and suppliers travel to the fair, forging strong international relationships and returning with fresh ideas and insights. These connections help bring exclusive products and design trends into Kiwi homes.

Closer to home but equally impactful is the NKBA Design Tour. Held for the first time in June 2025, over 70 New Zealand designers gathered to explore Melbourne’s dynamic showroom scene and learn directly from top Australian design minds. While there, we also attended the Kitchen+Bath Show along with 12,500 other design professionals – an invaluable source of professional development opportunities.

In addition to inspiration gleaned from overseas trips, our kitchen and bathroom designers also gather ideas online from the varied world of social media. No need to hop on a plane – much of our inspiration nowadays comes from a computer or phone screen. In fact, many of our kitchen designers are influencers themselves, building a following of thousands across the globe.

New Zealand kitchen and bathroom designers value international design exposure, and many of their kitchens and bathrooms feature products and materials sourced from overseas. I have heard stories from designers who have flown to Europe to source a rare piece of Italian stone for a benchtop, a tile from Spain or cabinetry from Germany, resulting in bespoke spaces that sit outside the box with a unique, cosmopolitan vibe.

Despite our geographic isolation, New Zealand kitchen and bathroom designers have earned their place on the world stage. In fact, NKBA designers regularly win international design awards. Take, for example, Celia Visser, who has twice won a Society of British and International Interior Design award.

BETTER BUILDS Why Kiwis want more than just four walls and a roof, says new columnist Nathan Miglani of independent mortgage broker Squirrel South Island.

uying a home straight off the plans has always been a leap of faith. You’re picturing your life in a home that doesn’t yet exist; trusting that the renders, drawings and images on a website or in a builder’s showroom will deliver what you are after. For many Kiwis, that trust hasn’t always been rewarded.

Recent research from our team at Squirrel, in partnership with The Research Agency (TRA), spoke to over 500 future homeowners across New Zealand. The results? While 82 per cent are open to buying off-plan, only 32 per cent are seriously considering it. The reason is simple: too many developments still feel like shoebox rentals, not homes to be loved.

What buyers really want is a combination of practicality and a deeply personal touch. A home must function well: key features mentioned were storage, warmth, privacy and energy efficiency. But beyond that, it has to reflect identity and

lifestyle. Today’s buyers are asking: Does this home feel like mine?

Some key takeaways stood out from the research: •

Lifestyle fit matters: 84 per cent of buyers want a flexible third room. This is an important space that can adapt to life’s stages, whether that’s a nursery, home office or gym. Two-bedroom houses won’t cut it.

Privacy is valuable: 39 per cent of New Zealanders associate townhouses with a lack of privacy. Developers who integrate fencing, gardens and thoughtful layouts will stand out.

More information is always better: Buyers need confidence that what they see in renders is what they’ll get. Give physical evidence, existing builds for comparison, and help buyers get their hands on the fittings and fixtures they will find inside their homes.

This shift is exciting because it gives developers and buyers a chance to create something better. OPPORTUNITIES AWAIT Rachael Cone sees the possibilities for families with the upcoming expected changes to the rules around small standalone dwellings.

here’s been a lot of discussion recently about upcoming changes to the rules around building small standalone dwellings in New Zealand. Our Total Realty agents are frequently asked about the proposed exemptions, how large these dwellings can be, and if they are limited to granny flats, as their name suggests.

Here’s a brief overview of the coming updates as we see them, but I encourage anyone looking into this to visit building.govt.nz as there is plenty of more detailed information there.

In general, from early 2026, new rules are expected that will make it easier to build and use granny flats, also known as secondary or minor dwellings. These changes aim to ease housing pressure, support generational living, and provide families with more flexibility regarding their land and living options.

Under the updated regulations, homeowners will be able to place a small, self-contained unit on their property without

the lengthy resource and building consent processes that were often required in the past. These dwellings will still need to meet Building Code standards for safety and quality, but the red tape around planning will be reduced, saving both time and money.

The proposed building consent exemption will allow new, one-storey dwellings of up to 70sqm to be built without a building consent, if: • •

They have a simple design and meet the Building Code.

The building work is carried out or supervised by licensed building professionals.

The homeowners notify their local council before commencing building, and once it is completed.

While granny flats were originally intended to house close family members, such as elderly parents wanting to live near their children, the proposed changes do not

appear to limit occupation to older New Zealanders or even close relatives.

However they could be a lifeline for adult children needing an affordable start while saving for their own homes.

In fact, supporters of the changes say that they better reflect how many Kiwis want to live – with generations supporting each other while maintaining independence and privacy.

By loosening the planning requirements, it is hoped that more families will choose this option, which should ease the strain on the wider housing market. It’s a move that recognises changing needs and the value of keeping family close, while also increasing the supply of housing options.

Inside Style Colour advice from New Zealand’s best designers and architects

Making connections Interior designer and director Sophia Cole of Yellowfox explores meaningful colour in a Bay of Plenty farmhouse.

AND WHAT WAS YOUR INSPIRATION?

Omanawa Farmhouse is a new home designed by Jason Macdonald of JMAC Architecture, situated on a dairy farm in Omanawa, Bay of Plenty. In addition to selecting all the interior colours and materials for this project, Yellowfox designed the bespoke cabinetry for the kitchen, sunken lounge, laundry and bathroom vanities.

I am still learning to embrace colour in my designs. So when the client asked me to reference the greenery in the surrounding landscape and as a nod to their Māori culture, I felt that a soft, muted green was ideal to weave through the colour palette. It was applied in different mediums for a flow throughout the home, and helps to create that sense of natural calm. Colour helps to connect our indoor and outdoor spaces, as well as connect to something more deeply within us. I now love using colour in context with other textures and materials, to help form a more holistic interior experience for my clients.

I started with the Lume tiles in Musk from Tile Warehouse, which are an incredible dusty green. I paired the wall and kitchen panelling with Resene Double Stonewall, and I am thrilled at how perfectly they match.

WHAT ADVICE DO YOU HAVE ON USING COLOUR AND PAINT?

Trust your instincts and go for it!

You can always change paint colours if you decide it’s not working for you. If a certain colour makes you happy, then you should find a way to incorporate it into your interior scheme, whether it be a whole room, a feature wall or accents.

WHAT COLOURS DO YOU LIKE TO USE?

I’m a fan of the Resene Merino colour family for layered, neutral tones for walls, doors and trims, and I love bringing Resene Element indoors to reference the popular FlaxPod roofing and joinery colours we’re seeing in new builds. I have also taken a liking to Resene Scrub. If you visit us at either the Hamilton or Tauranga Yellowfox studios, you’ll see this colour feature prominently on our walls. The mid-green tone sets a calming, natural backdrop for our working environment, and pairs well with most floorings and soft furnishings.

WHAT HAVE YOU DONE AT THE PAPANUI CLUB?

The Papanui Club in Christchurch is an award-winning, architecturally designed club facility with entertainment, dining, bars and a fitness centre. They approached us about a year ago to work with them to turn an existing restaurant space into a new, fresh cafe, and we couldn’t wait to get stuck in. They wanted to retain the oak flooring, so we removed much of the detailing on the walls and painted throughout in a soft beige colour to give warmth and lighten up the whole space. We then redesigned the bar area to include a coffee station, and injected some colour with a beautiful feature panoramic wallpaper. The entire space now feels completely different: contemporary, fresh and inviting.

HOW HAVE YOU USED COLOUR IN THIS PROJECT?

We used a warm lighter colour as a base for the whole area and then layered earthy colours on top. So in this project I’ve used Resene Half Drought and Resene Double Kalgoorie Sands, which are both lovely warm colours. This is a versatile approach that keeps the spaces feeling open and neutral, with the added character and grounded feeling of the warmer colours. Colour is one of the many ways to inject personality into the space. It can evoke many emotions and create different feelings based on the client’s wants and needs. Paint is also one of the fastest ways to update a room.

WHAT ADVICE DO YOU HAVE ON USING COLOUR?

I say don’t be afraid of it. A dark colour doesn’t have to mean a dark or cold-feeling room if you choose correctly. Some more of my favourite suggestions are to add colour to your ceilings and doors, and to play with different finishes to create texture and layers.

The entryway celebrates the warmth and versatility of timber with an elegant series of coffered ceiling panels, accentuated by soft integrated lighting that draws visitors in. The wall and ceiling planes are clad in VidaSpace veneer, applied in large-format panels to maintain cohesion.

Flush detailing, concealed junctions and an absence of visible fixings celebrate the purity of the timber material.

At the heart of the space is a floating curved island that functions as both a workspace and a sculptural centrepiece.

Construction of the island required a highly technical approach, with VidaSpace Radica Di Madrona veneer precisely formed over a series of custom-fabricated ribs, ensuring the integrity of the island’s

silhouette, maintaining the illusion of lightness and providing stability.

Another standout feature is the monolithic wall plane, reflecting the clean aesthetic and handleless theme within the space. This is achieved using the push-toopen Blum Revego Duo pocket door system, engineered to fully recess into the cabinetry, and serving as a fully functional, practical kitchen space when engaged.

Overall, it’s a bold design that demanded impeccable workmanship to highlight the best of the showroom products. TIME BLOOMS INTO ART Canterbury artist Sue Knowles doesn’t just paint roses, she grows them as well.

n her garden studio in Ladbrooks, Canterbury, Sue Knowles tends her peony roses with the patience of a gardener and the eye of an artist. Each painting begins years before brush ever meets canvas. She nurtures all peonies and roses from planting, watching them strengthen through seasons, waiting for that one perfect moment when the bloom reveals its soul.

“I paint them fresh, in their moment of glory,” Sue says. “You can feel the difference when an artist truly knows her subject: when she’s tended it, fed it, shaped it and admired it, and celebrates its beauty.”

That intimacy transforms her canvases.

Refreshed memories Thoughtful design by Herriot Melhuish O’Neill Architects honours a bygone bach on a Bay of Plenty beachfront.

aze at the sparkling water at this idyllic beachfront location in the Bay of Plenty and it’s easy to imagine the joys of summer breaks, special occasions and long weekends spent at the beloved family bach.

No surprise then that the homeowners were sad when it became clear that time was up for the ageing home.

“The original intent was to look at schemes for alterations, which we did,” says Duval O’Neill of Herriot Melhuish O’Neill Architects. “There were a lot of associated memories for the family with the little house that was there, but it became evident that it was going to be more feasible to replace it, and that was a really tough decision for them.”

The brief, therefore, was for a new home that felt like the old one. To Duval, that meant using the proportions of the previous spaces as a framework to ensure the home retained a familiar, cosy feel. “That was a great catalyst for us in terms of how to approach it,” he says. “It was about the scale of the spaces, and those constraints gave the new design meaning and structure. It became very clear why we were doing what we were doing.”

Dryden Woodoil was used to protect this timber, with a special oil formula designed to maintain the wood and ensure durability from the elements in such an exposed environment.

The goal was to honour the emotional connection to the old bach while creating a place for new memories, allowing future generations to experience the same sense of belonging and continuity.

There were, of course, practicalities to consider.

With waves lapping at the edges, the site is highly coastal – meaning potential issues around future erosion or sea level rises. In a worst-case scenario, the design of the house means it can more or less be lifted and moved. There were also difficulties with construction on what is essentially a sandhill.

The build was the remit of Mt Maunganui-based construction company Thorne Group. “It is always difficult digging out in the sand,” acknowledges Thorne Group construction director Gavin Morrow. “But we’ve done a lot of this over the years, and we have a good system. It’s time-consuming but once the project is out of the ground, you gain momentum.”

Another challenge of such a coastal location is that the weather can be extreme. “We work on a lot of beautiful homes with beautiful views, but the storms are a little bit harder to deal with when you’re on the beachfront. The wind can really pick up when you’re using cranes or putting on a roof.”

The custom spiral staircase was crafted by Iron Design in Tauranga. It’s a meaningful part of the home’s design, as the ascent to the sanctuary of the primary bedroom, and the homeowners added personalised carvings to the treads.

Nevertheless, the build progressed smoothly and the result is striking. A garage topped with a sleepout was the only remaining structure on site, so that was upgraded and incorporated into the new home as guest accommodation. The rest of the house Duval describes as a series of small, elegantly crafted pavilions framing the open spaces. The floor plan responds to opportunities for views both to the ocean and to an estuary, which led to the one main point of difference from the previous bach: the addition of a second-storey master bedroom.

The homeowners have embraced this new horizon with a special piece, a custom spiral staircase with detailed carvings on the edges of the treads. “They really took it to another level with this idea of ascending this beautiful staircase into their zone,” says Duval.

The home seamlessly offers layered experiences of being indoors or out. For example, if necessary to avoid strong sea breezes, there’s a recessed outdoor room to hunker down in by a fireplace. “The house really acts as a kind of mechanism for allowing you to do all these outdoor activities. The homeowner is really into surfing, so there’s a storage area for surfboards and an outdoor shower. So it’s all set up as a typical beach house.”

That lifestyle and the environment are all very demanding of materials. “We had to think about every single component in terms of durability.” Outside, that meant mainly a combination of vertical and horizontal oiled cedar, and powder-coated aluminium.

Inside the textures continue, thanks to Annique Heesen of Gezellig Interiors, says Duval.

“She was able to pick up on that really crafted aesthetic that we had developed, and everything has been so well-considered.”

Collaboration is key to the success of a project such as this. Duval worked alongside colleague Jenny Duck, architect for Herriot Melhuish O’Neill Architects in Tauranga. “She had a really strong hand in the design and delivery of this house,” says Duval. “Her level of passion and skill in terms of bringing this all together is the reason we have this result.”

This project was the first time Herriot Melhuish O’Neill Architects had worked with Thorne Group, and Duval was impressed by the level of care and detail. “They were very good at liaising with us and in celebrating the level of craft in the build. We really enjoyed the experience.”

Gavin agrees. “All architects have their vision and our job is to deliver that for everyone. It was really nice to be able to sit down and dig into how we could achieve what they wanted; they were very open to that.”

He’s so proud of the results here, from the impeccable detailing to the efficiency of the build, thanks to utilising the latest technology that offers full transparency and seamless communications.

Most of all, he and the team loved getting to know the homeowners and delivering such a personal home for them. “The best part of any project is that the clients become friends. That’s a huge thing. It’s why we do it.”

And the homeowners? “We are incredibly grateful to the craftspeople who built our stunning beachfront home. Their dedication to quality and attention to detail is evident in every aspect of our house, which has become the heart of our family. The impeccable construction reflects not only their skill but also their passion for creating enduring legacies.”

B

eing both a quantity surveyor and a certified builder gives Tom Robertson, director of Stoke Homes, a unique point of difference. So when ˉ he spotted this property in St Albans in Otautahi Christchurch, he saw an opportunity to create a home that would balance old with new, and create value for any future homeowner.

“I’ve got a good handle on construction costs, consent documentation and monitoring expenses,” says Tom. He initially trained as a quantity surveyor in 2016 and went out on the tools shortly after, after seeking a more practical focus to his career.

“In the past few years we’ve built a few modern weatherboard homes in Rolleston and Lincoln,” says Tom. “But we’ve never had a site where we could honour the past and build a classic Christchurch weatherboard home to a high specification that appeals to discerning buyers, who can see value in downsizing from larger properties in, say, the nearby suburb of Merivale.”

Although Tom initially considered renovating the original home on the 615sqm section, it was decided that by developing new plans, he could create something entirely new but that would give a nod to the traditional character of homes of classic early 1900s New Zealand architecture. “We wanted to keep it single level with wide hallways, level access and low maintenance for someone looking to downsize or come in from the country, seeking an easy, convenient home close to the city,” says Tom. “What makes this home unique is its commitment to authentic period detailing,” he says. “We wanted every element to be carefully considered.” And that’s precisely what he’s done. From the timber weatherboard exterior to the intricate shingles work, everything has been thoroughly thought out.

For example, the apex gables feature genuine vintage cedar shingles, which Tom sourced from a couple in West Melton who had stockpiled bundles for a project that never eventuated.

“The level of detail on the exterior was probably our biggest challenge,” says Tom. “Getting all the heights around some of the windows and working out how to finish things off so it looks all perfectly nice and neat, that was time-consuming but worth every hour.”

The timber weatherboards, corbel work around the roofline and the cedar shingles on the gables are all key indicators of the era and add plenty of interest to the exterior.

Step inside, and the attention to detail continues.

Working with interior designer Jemma Chambers from Nextdore Interiors, they have created spaces that feel both grand and intimate. Dado rails, cornicing and plantation shutters all maintain the heritage theme, while floating laminate floors, wool carpets and carefully selected tiling all showcase uncompromising quality in every room.

The people behind the paint brushes on this property are Dyer Decorating. Known for bringing quality painting services to Christchurch homes, this home is no exception, with every surface looking clean and durable.

Award-winning kitchen joiners Hagley Kitchens manufactured and installed joinery throughout, including the wardrobes and this practical and inviting kitchen. The cabinetry is Resene Quarter Napa with Mardeco Toledo handles in Satin Brass, and the bar area features Bestwood Melamine in Blackened Teak.

The key, says Jemma, to achieving the delicate balance in building a new house made to look old, lies in the meticulous attention to period-appropriate details from the very beginning of the build process.

“I’ve worked with Tom before, so I know the level of detail that he’s after,” says Jemma. “Every element, from the exterior shingles stain, to the interior picture rails, was carefully specified to ensure authenticity.”

These architectural bones provided the perfect canvas for Jemma’s vision. The material palette reflects a textured approach with muted and restrained colours.

“The whole concept was about layering, rather than having strong features or colours,” Jemma says. This philosophy presents itself in carefully chosen products such as the Porcelanosa Elegant Grey tiles on the bathroom floors and in the powder room, Bremworth Kensho wool carpets and James Dunlop drapery.

Structural Design Lab were the structural engineers on this project. Central to the team’s work is establishing strong relationships with partners and clients to deliver a practical and economic design solution.

The indoor fireplace came from Stoke Fireplace Studio, who specialise in a curated range of indoor and outdoor wood, gas and electric fireplaces.

The heart of the home is the open plan living and dining area, where a gas fire provides ambiance and a thoughtfully positioned window seat captures natural light throughout the day. Of light and land Sam Petrie of Petrie Construction and Sam Connell of Figure & Ground collaborated on this stunning Fendalton home, beautifully capturing all the natural light – and more.

or these retired homeowners, few decisions are made as impulsively – or as successfully – as this purchase of their dream section. After viewing the site in Fendalton in Christchurch, the couple went for a weekend away to Wānaka. But they just couldn’t shake the desire for this land. Throwing caution to the wind, they made an offer from afar and trusted their instinct that this would be a perfect plot for them.

The section that had captured their hearts came with an unexpected bonus: preliminary concept plans already drawn by Sam Connell from Figure & Ground.

The couple liked what they saw but wanted to reduce the size of the original concept, while maintaining the essence of the shape and incorporating their own lifestyle needs.

“We just fell in love with it,” says the homeowner.

“The proximity to the river, combined with the established trees; we couldn’t resist. We changed the

concept plans to include a separate office and separate dining room, which better reflected our needs for occasional entertaining and occasional work commitments.”

The site’s natural features shaped many of the home’s defining design decisions. As Sam Connell explains, “The stream wraps around the north-eastern boundary, and with morning light from the east and afternoon sun streaming through the day, we were able to capture natural light throughout the home.”

The kitchen design was also modified to accommodate the homeowner’s love of cooking and baking. “I can be quite untidy in the kitchen but I love to cook, so I wanted the kitchen tucked away but still a part of the main living space,” she says. The result is clever and considerate: with a benchtop area maintaining visual connection and a separate, almost commercial-feeling, kitchen workspace behind extensive joinery units.

This unique kitchen, installed by Cutting Edge Kitchens, housed most of the operational elements behind extensive joinery, where the homeowner could cook up a storm without worrying about creating a mess.

This thoughtful design extends throughout the home, with distinct living and dining areas complemented by a separate media room. “I studied architectural design before deciding that office life wasn’t for me,” says Sam Petrie. “So I decided to get on the tools and I re-trained as a builder.”

This rare combination of design understanding and practical building expertise did not go unnoticed by the homeowners, who speak highly of Sam’s “technical precision, and creative and thoughtful problem-solving”.

In addition, the builder and homeowners have worked together in the past and their established relationship proved invaluable with this build too, with plenty of seamless collaboration and communication between the two parties. “It’s always nice to be invited back to do more,” says Sam Petrie. “It’s a good validation that we did a good job the last time.”

Every build has its moments of complexity, and this project was no exception, particularly when it came to the home’s dramatic cedar batten fins that define the facade. The installation of these required concealed brackets, rebated cedar backs, precise mitre cuts and a complex gluing and fixing process, due to the height involved. “It was probably a 30-step process, and took us two weeks to complete all of them around the front and sides of the property,” says Sam. The result – clean lines with no visible fixings – shows the kind of craftsmanship that separates good builders from great ones.

Today the homeowners are rewarded daily with a home that justifies their leap of faith. The aspect of the home on the property brings all-day sun, creating perfect spots for reading the morning newspaper or relaxing in the evening. The perfectly placed table and chairs in the kitchen are ideal for the homeowner to consult her recipe books in comfort before cooking up a storm.

The sheepskin beanbag in the media room by Wilson & Dorset is a great multi-tasking piece of furniture – acting as a rug, an ottoman or a seat, depending on who’s calling it their home.

t was Dennis Dowling, founder and managing director of construction company DCD, who discovered this unpolished gem in Queenstown.

The Fernhill area, facing south-east on the slopes of Ben Lomond mountain, can tend to be shady, but Dennis says this site is a rare find: an 800sqm flat section offering privacy, views and sunshine.

“It sits on a promontory, so it gets almost all the sun that’s available to that part of Queenstown all year round, and it has an incredibly broad view of Lake Wakatipu. The beauty of it was that once you pulled up to it, you were completely private with no neighbours looking onto you. So you’re in a completely secluded spot in a bustling part of Queenstown, close to public transport, and with these amazing views.”

The existing 1970s-era home on the site was neglected and in desperate need of intervention. But there was a lot that was right about it, too. Dennis could see the vision, and took a punt on it.

“The general layout of the house made sense,” says Dennis, and the initial aim was for some repairs and a light renovation. Then came further investigation into straightening up the structure. “By the time we had gone to the effort of lifting floors and shoring them up and reframing sections, it made more sense to take it all down to the slab and rebuild it.”

There was no need to completely reinvent the wheel, however. The existing bach had already made the most of the site’s constraints, such as the retaining walls and fixed points like the location of the internal stairwell, so the house was rebuilt to the same room configuration.

“If you had lived in the home originally and came back

and walked through the renovation, you would think it was the exact same house. It looks very much the same.

We just massaged some of the features to make them work a bit better.”

Those improvements included vastly upgrading energy efficiency with superior insulation, triple-glazed windows and hydronic central heating. Crafting luxury homes with high performance is a priority for DCD, with the goal of making a positive impact in every build.

Other changes saw the upstairs hallway widened, a rejig of the roofline for more ceiling volume and a slight expansion to the footprint of the top floor to give balance to the scale of the bedrooms. The stud height of the downstairs was increased and the flow of the stairwell improved.

“It was quite a significant undertaking.”

Architect Stacey Farrell was engaged at the outset, says Dennis. “We were focused on meeting the needs of the house, and considering what a really smart renovation would look like. One of the reasons we worked with Stacey is because we feel she has a real talent for utilisation of space.”

Says Stacey: “My design process was all about the views and the light. We didn’t tweak too much, just little tricks for borrowing and sharing light between rooms and adding skylights, and, of course, providing a luxury environment that’s updated for today. That meant making some practical decisions, such as creating a powder room, carving out some storage space and generally adding some breathing room. We made the deck a more useable size, so that we could fit a carport underneath it.”

Another success was adding texture, she says, including salvaging the home’s original rimu framing and reusing it as interior cladding, such as in the stairwell. A favourite moment is the slatted screen on the deck that draws the eye to the lake view. “The blackfluted block cladding matches those screens, as well as the fluted wall linings and the reeded glass in the living area. Together, it all sings.”

Dennis and Stacey have collaborated several times before. “It’s always a great experience working with Dennis.”

The new owner of the holiday home, James Thyne, also came on board early in the process, and had complete trust in Dennis. He could see the potential of the site, with such stunning views and a walkable distance from Queenstown’s centre, and describes the transformation of the house as a journey. “Dennis is a perfectionist. We went through every decision in incredible detail, we didn’t take any shortcuts at all, and we’re very happy with the outcome. It’s testament to the collaboration between Dennis, Stacey and us.”

To James, the home’s restored 1970s vibe also has a Japanese edge, thanks to the charred timber cladding that felt like a bold choice but is one that they love.

“We’ve leaned into that with the interior design, too.”

He’s also thankful for the effort put into increasing ceiling heights: “It just makes such a difference to the feel of the place.”

Performance was an important aspect of the project, so a hydronic central heating system by Optum Energy Solutions provides energy-efficient year-round comfort.

The grills integrated into cabinetry toe kicks are almost invisible.

His highlight is getting up every morning to the magic of the changing colours and snowy patterns on the mountains across Lake Wakatipu. “We spend quite a bit of time here, but we’re also happy to rent it out and have other people enjoy it as well.”

The care and craftsmanship that Dennis and his talented team put into creating a warm, inviting and resilient home resulted in a well-deserved 2025 Master Builders House of the Year Southern Region Gold Award.

To Dennis, the home’s success is in its integrity.

“DCD’s philosophy is staying true to the brief and keeping the project front and centre. We considered the best way to be respectful to it, and it’s now quite cohesive. It just feels like it belongs there.”

The fluted masonry bricks are from the 10 Series by Viblock in the colour Kohl. Low-maintenance and weather-resistant, they also add to the cohesive family of textures throughout the home.

IN FINE DETAIL A symbolic moment of birdsong sparked the development of this stunning semi-rural new build curated by Onyx Homes.

W

hen these homeowners first drove through ˉ West Melton, on the outskirts of Otautahi Christchurch, they weren’t seriously house hunting; they were simply dreaming. After three decades of farming in Ellesmere and commuting to Christchurch, the pair were pondering their next chapter. What started as a casual look around the area became something much more meaningful when they heard bellbirds singing in the trees of a bare paddock.

“That has significant meaning for us, so we thought maybe this is meant to be,” the homeowner says. “We both said, ‘Wow, this could work.’”

The following morning, they contacted the developer, only to be told the section they wanted had just sold. But fate soon intervened, and the original

buyers pulled out. Sometimes the stars align, and this 1230sqm site in West Melton was clearly meant to be theirs.

They discovered Onyx Homes through the company’s Facebook page. For Rich and Kerry, owners of Onyx Homes, these homeowners epitomised what they call “the perfect clients”. After 25 years in the business, Rich and Kerry know the value of clear communication and decisive clients. “They knew exactly what they wanted, and that clarity was awesome to work with,” says Rich.

The homeowners had renovated before and understood what worked for them. “We were quite clear about what was going to work for us – we’d spent 18 months thinking about it before we found the land.”

The sweeping curved concrete driveway to the property, created by Stallions Concrete, ensures a low-maintenance and welcoming arrival to the home.

They worked with Onyx’s architectural designer, Joe Armitage, along with Rich, and the brief was refreshingly straightforward: to create indoor-outdoor flow, to maximise the sunshine, to be environmentally friendly, to include an entranceway that said “hello”, and to achieve budget. They wanted a simple home that was comfortable, but definitely not the standard black and white boxes dotting many developments.

The resulting 302sqm home showcases clean lines with fully plastered walls and Veedek roofing. Attention to detail shines through in features like the Cerano concrete-finish floating walls at the entry, a coffered ceiling in the lounge, and a scissor truss ceiling in the dining area. The home features thoughtful touches, including over-height doors, gunmetal hardware and 5.2m-wide doors on the garage, which provides a fully insulated and carpeted space for the cars and tools.

This Grandor front door by Parkwood adds a magnetic beauty to the home. Crafted from Italian-designed porcelain, from the Series 3 Porcelana range, it’s a striking entrance to this abode.

Kerry runs the construction side of Onyx Homes and provided a detailed schedule from day one. Much to the delight of the homeowners, the build finished five weeks early. “There was always something happening on site,” says the homeowner. “The contractors were all lovely and kept the place clean and tidy. They were all really good guys, who did a good job. Communication was outstanding and nothing was ever a problem.”

For Rich, this level of service isn’t optional. “It’s our building sign out the front of the property. So we treat every house as if it is our own,” he says. Onyx’s business model centres on costing transparency and detailing.

He prefers to spend more time in the specification stage, drilling down into details such as which toilet roll holders to choose.

“I don’t believe there’s any such thing as a standard plan,” he says. “I think clients should have the house that they deserve and want. I don’t want clients to use the words ‘if only’ once their house is built with us.”

The homeowners are over the moon with their interior colours, choosing soft and sandy tones with the help of Lynley Hansen from By Design Interiors.

The custom built interior joinery on this home was provided by Wanaka Joinery to give a stylish, functional solution throughout the home. A particular standout is the way the kitchen, bathroom and bedroom joinery have been matched to give that seamless finish.

F

or this young family, the building of this holiday home is the culmination of years of family adventures in Central Otago. The couple had fallen in love with Wānaka as a retreat from Christchurch when their oldest daughter was very young.

“Initially we holidayed here only in the summer, but since Covid-19 we’ve discovered Wānaka as a winter destination, too. Now, all three of our daughters are incredible skiers.”

The decision, then, to build their own holiday home was an easy one. It came from a desire to soak up this lakeside environment and create a space that connected the mountains, the lake and the feeling of Wānaka as an outdoor playground.

The project started with a simple recommendation.

“We were contacted directly by the homeowners, as they were looking for a builder to build a holiday home for their extended family,” says Tom Dupont, certified builder and director of Archi Build Ltd architectural

builders. Tom’s reputation for quality construction clearly preceded him, and what followed was a collaborative approach that would define the entire project.

“The homeowner asked us to refer an architectural designer to him, and we passed on the details of Bryce Monk, director at Threefold Architecture,” says Tom. “We regularly work with Threefold, and it seemed like a natural fit.”

There was much to pack into the brief. The family wanted the home to work in hot summers and cold winters, and they wanted to maximise the views of the lake and mountains. “We were keen to have a wraparound deck so we can step out of the living area from every angle to take in the fresh air.” Most importantly, they wanted a large, open living space. “And central heating so we can feel cosy but not cooped up on those cold, wet days.” In addition, requests for a hot tub, a drying room for skis and a bunk room that sleeps seven meant that Bryce had his work cut out.

“The site presented its own challenges and opportunities,” says Bryce, referring to the sloping topography and surrounding existing dwellings. “But it’s a gorgeous spot with plenty of possibilities. We instantly knew we would be building a two-storey home to capture the best views possible, with the living areas on the top floor.”

Bryce’s 260sqm solution is elegant, versatile and functional. He designed a flight of steps from the driveway directly to the main living level, to avoid an awkward journey through the house that would have disrupted the arrival experience. “We wanted to bring people in so that it was just a single flight, rather than up half a flight from the garage and then up a full flight.”

The exterior palette speaks to both durability and aesthetics. Siberian larch timber cladding was chosen over typical cedar “for a little bit more character”, while aluminium weatherboard is robust and very low maintenance. Schist natural stone anchors the design to the landscape, particularly on the south elevation.

There’s a cohesive timber theme that flows from outside to in. As builder Tom says, “The Siberian larch forms the backbone of the design, and we’ve used it in the construction of the exterior wall cladding, soffits and internal ceilings. This was the first time we had used the aluminium weatherboard. It was chosen due to the low maintenance benefits on the upper level of the house, where it would be hard to access.”

The horizontal timber slats on the exterior serve multiple purposes: they provide shading on the upper level and offer privacy from the reserve to the north. It’s these thoughtful details that elevate the design beyond mere function or form.

The clerestory glazing serves dual purposes, as Bryce explains: “It lets in plenty of sun, but we also wanted to maintain some wall space for artworks inside, and to maintain some robustness to the design.” The upper windows also help focus the views out towards the lake and mountains, while maintaining privacy from the adjacent reserve. Inside, the material choices continue the theme of practicality.

For the homeowners, what makes this house sing is the central living space: “We love the panelled larch ceiling – this extends from east to west through our living areas, giving views right through the house, and providing the living area with a feeling of expansive space. The steel feature fireplace in the living room and the built-in seating around the dining space also make it so universal and a great place to hang out. Our girls also love the bunk room, and it’s a favourite when cousins come to stay.”

What elevates this project is the attention to detail that is visible on every aspect of the build. Tom’s team invested significant time in resolving complex junctions, particularly where the timber ceiling meets

window frames. “There were a lot of angles to consider, and this took time to think through the best way to construct to ensure a seamless finish.”

This meticulous approach extended to project management, where coordinating multiple specialised trades required constant communication and oversight.

Perhaps most tellingly, the team’s genuine affection for both the project and the homeowners shines through in Tom’s reflections on the experience.

“Our team thoroughly enjoyed building the house and looking out at the beaut views every day. It was an honour to be engaged by the homeowners and be involved in the full journey from concept to conception.”

The home’s split level design as well as the open plan living that extends into an outdoor room (supported by steel portal frames) required careful engineering by ENGCO. To meet specific architectural constraints, an inverted portal frame was integrated through the centre of the space and the custom-designed staircase also required detailed planning by the engineers at ENGCO.

The homeowners are equally complimentary of Archi Build and Threefold’s involvement. “Bryce’s initial sketch was already very close to perfect, and he was very amenable to taking on our feedback and designing it just how we wanted it. And Tom was excellent to work with, and his team were really responsive. He was a builder we could trust, and he’s built a home we are absolutely delighted with.”

The finished result speaks eloquently to the building team’s vision and execution. “It was designed as a lowmaintenance holiday home, and it ticks that box,” says Tom. The icing on the cake is the acknowledgement from the 2025 Masters Builders House of the Year awards, with the home picking up a Regional Gold award.

Home base Combining barn-inspired architectural lines with warm, wood-clad interiors, this family home in South Africa is a design delight.

“W

e wanted to feel as if we were on holiday at home,” says Nina Stewart, who with her husband Alastair owns this recently built contemporary house in Plettenberg Bay, South Africa.

Plett, as it’s colloquially dubbed, is a burgeoning small town right on the coast with much to attract young families. Wide views, pristine beaches and a nature reserve close to Nina and Alastair’s home are among the attractions that have made it a pleasure living here with their daughter Chloe – and at various times of the year, Nina’s parents too.

A large part of the reason Nina says she and her family spend 90 per cent of their time at home, however, isn’t the beautiful surroundings. Rather, it’s the fact that their house was crafted right from the start to perfectly suit their needs.

Wanting a move to Plett from Johannesburg in search of a more laid-back lifestyle, the Stewarts purchased this plot of land shortly before their permanent relocation here. Via local friends, the Stewarts knew the work of architect Guillaume Pienaar, and having met him soon after relocating permanently

to Plett in December 2021, quickly decided he was the right person to design their new home.

They liked Guillaume’s way of working: “Guillaume takes his time,” says Nina. His attention to every detail, from the structural essentials to the skirtings, meant that his painstaking process suited the Stewarts, who were themselves very involved in almost every element.

Guillaume says he thrives when working collaboratively with his clients, and vividly recalls Alastair’s request that his essential work-from-home area include a space where he could build his Lego – he has a huge collection – making for a unique brief.

Among the other requirements for Nina and Alastair was, as she puts it, that the house be “conceptualised for cohabiting” with her parents, whose private wing allows them to be completely independent and self-sufficient.

Aesthetically speaking, Nina says that because she’s long been fascinated by mid-century and particularly 1970s design, she asked for a 1970s barn that also had a considered relationship with the surrounding landscape and its indigenous plants.

By the middle of 2022, approvals were in place and the build was underway. Guillaume’s design consisted of a trio of linked, barn-inspired structures with a facade of bagged white brick topped with steeply pitched roofs.

The creation of the three forms of the dwelling had its origins partly in the aesthetic and occupational parts of the brief from the Stewarts, but was also necessitated by the physical characteristics of the site.

“The main challenge was difficult soil conditions,” explains Guillaume. “There’s a lot of clay here, and it’s an aggressive clay – in other words, it moves a lot.” Knowing that the house was definitely going to shift on its foundations at some point led Guillaume to consult extensively with a structural engineer. The links between the three barns are all made from timber frames and lined with timber, a simple yet very smart solution that means that any even quite substantial movement will result in a need for only relatively lowcost repairs.

These short passageways also make for striking transition elements, with the architectural compression and release technique that opens out into the expansive areas making them feel even more spacious. Angular spaces were created by the need to fit together the puzzle of all the various necessary rooms within the barns, as Guillaume says.

Large sliding windows open from the quiet TV lounge onto a lush interior courtyard garden, with sills deep enough to use as seating. This room regularly doubles as a working space for Nina, and stays cosy in winter thanks to a wood-burning stove.

This atmosphere of welcome and intimacy is enhanced by further textural interest, including wood panelling on walls, poured terrazzo floors, brise-soleil elements, handmade ceramic tiles and tactile furnishings.

The interior finishes were a collaboration with Nina, says Guillaume; a reflection of her ideas. Deep autumnal shades prevail, and the furniture includes original midcentury items sourced from vintage specialists.

The final aspect of the home is its relationship with the outdoors and the exterior living spaces that can be used almost year-round. From the start, Nina and Alastair very much wanted to bring in the natural surroundings and indigenous vegetation. The design team worked with plant specialists to create a garden that is already lush and burgeoning. A shaded outdoor dining space and adjacent barbecue form part of a protected central courtyard area that also features a round plunge pool.

Having moved into their new home in November 2023, the Stewarts are hugely enjoying their space.

One of Nina’s very favourite spots in the house is the kitchen’s intimate breakfast nook, which is situated alongside a large, east-facing picture window.

“Watching the sun rise in winter here combines an amazing view with the soft autumnal colours of the sunrise. It’s magical.”

The outdoor living area includes a built-in barbecue for alfresco cooking, as well as a swimming pool and dining space. Situated high up on a slope, the house enjoys charming views in almost every direction.

INGREDIENTS: 150 g dark chocolate (50% cocoa) 20 g butter 100 ml cream 150 g soft licorice, chopped zest of 2 limes ¾ tsp flaky salt 1 tbsp cocoa powder METHOD: Chop the chocolate and place into a bowl.

In a small saucepan bring the butter and cream to the boil and pour over the chocolate. Whisk until smooth.

Stir in the licorice followed by the lime zest and salt.

Pour the mixture into a small tray lined with baking paper and leave to set for at least 2 hours in the fridge.

Cut the truffle into small squares and sprinkle with the cocoa powder, or roll into balls and toss in the powder.

Makes 40 truffles. Store in the fridge.

Tip: Chop the licorice as fine as you can be bothered; it takes a little patience.

To easily cut the truffle into squares, wipe the knife you plan to use with a clean, hot cloth between each cut.
