heck this out,” says my threeyear-old granddaughter before making a silly face. It makes me laugh every single time.

She was just growing out of the baby stage when I arrived at abode and is now almost sounding more like a teenager than a toddler. They really do grow up so fast, which, of course, sets one thinking about the future they’ll see.

So the abode team is thrilled to highlight in this issue just a few of the people, products and ideas that rethink the ways we build and furnish our homes with an eye to sustainability.

hen building or renovating, one of the biggest expenses is the kitchen.

It’s easy to see why, with gorgeous materials and finishes, alongside time and labour, a new kitchen is most definitely an investment in your home and lifestyle.

However, any investment needs to be well thought out to ensure it’s a good decision and not a costly one. Here’s how: •

Start with quality. Select finishes and details that will stand the test of time.

That extra dollar at install will help to avoid replacement or repair later.

A kitchen that doesn’t function is a bad investment. Poor design choices don’t just look bad; they cost you time, money and frustration. Whether it’s awkward layouts, poor spatial flow or inefficient storage, the wrong design can set you back thousands.

Consider your future needs. Are you planning a family? Is your home a short- or long-term abode? Do you need accessible spaces? All these decisions should impact your kitchen design. Is porcelain the best choice for your family because it’s nonporous, durable and easily maintained? Do you need your bench at an accessible height or soft touch cabinet hinges? Does your kitchen need to be more marketable to ensure saleability is higher? Work out your needs and future needs to ensure your kitchen goes the distance.

Set yourself a budget and make sure you have enough not to cut corners. Our 2025 NKBA trends survey showed that most kitchens cost somewhere between $20,000 and $50,000, excluding appliances.

ith the deadline of 1 July 2025 for compliance with Healthy Homes Standards fast approaching, landlords nationwide are working hard to ensure their properties meet the requirements. It’s a busy time for everyone involved.

The Residential Tenancies (Healthy Homes Standards) Regulations were established on 1 July 2019, and set out the minimum requirements for heating, insulation, ventilation, moisture control, drainage and draught prevention in all rental properties. Each has had various deadlines along the way that landlords have been required to meet.

The aim is to help tenants maintain warm and dry homes while also helping landlords save on long-term property maintenance by preventing issues such as damp and mould.

It is a timely reminder for us that property investment isn’t a passive venture,

or a set-and-forget process. It requires strategic and proactive management and maintenance to protect your portfolio’s long-term value. While maintenance might sometimes feel like a financial burden, neglecting it can often lead to significantly higher costs in the long run.

Small issues, if left unattended, can quickly escalate into expensive and sometimes extensive repairs.

write this from our Nelson studio to the sound of an atmospheric river raining down on the roof above. Atmospheric river is a term new to my lexicon. I have recently learned such phenomena are “relatively long, narrow regions in the atmosphere (five times longer than they are wide) – like rivers of water in the sky, bucketing rain onto your head”.

Colloquially, and to most, a downpour.

A slightly strange segue into the concept of amenity, which is possibly a new term for some of you. It’s a construct not necessarily long and narrow; rather wide, braided and entangled. Amenity is a term I continue to wrestle with; it mostly has me in a Half Nelson. However, it’s a term I find interesting and worthy of a few words.

As landscape architects, not only do we design, but some of us also undertake landscape assessments for resource consents and plan changes.

Such projects can be very wide-ranging.

One minute, we may be assessing the landscape effects of a solar farm; the next, a new town or even a Colonel Sanders bucket sign! For the past 34 years this has

been under the statutory framework of the Resource Management Act (RMA). One of the things that is often considered in a landscape assessment are amenity values.

So, in this context, what is amenity?

(Not to be confused with amenities – a good, clean one of which we all appreciate.)

Amenity values are defined in the RMA as: “Those natural or physical qualities and characteristics of an area that contribute to people’s appreciation of its pleasantness, aesthetic coherence, and cultural and recreational attributes.”

That all seems straightforward enough.

But as a learned family member pointed out to me, considering “people’s appreciation” is fraught because as soon as the idea of individual judgement is introduced to an objective conceptual framework, it collapses from the inside. A good point.

Our definitions of amenity are very much shaped by cultural values, traditions and societal structures. We all appreciate different things for different reasons. Astrid from Norway, who has an infinity with sustainability and cycle infrastructure, may

view the under-construction Kawarau Gorge Trail quite differently from a herpetologist.

Eric, the structural engineer specialising in cantilevered structures, may be more appreciative than anyone.

To unpick amenity, one must identify landscape values first. Importantly, landscape values exist in all landscapes. The places where we mostly live our lives have values to those who live in them and pass through them. It is then an explanation as to how such landscape values contribute to amenity values. That is probably the crux of making sense of the rather amorphous term “amenity values”.

Recently the coalition government announced new planning legislation that would see two new acts – a Planning Act and a Natural Environment Act – replace the RMA. As far as amenity values go, I wonder if they will be swept away in the torrent the equivalent of an atmospheric river.

I imagine this will render some aghast, others excited, and the majority indifferent. rmmla.co.nz

We have used colour blocking in the powder room, ensuite bathroom and main bedroom suite to create a sense of intimacy and depth within these private spaces. The carefully

chosen hues define and enhance each area, adding a layer of warmth and character.

Skylights introduce natural light, subtly shifting the perception of colour throughout the day, further enriching the atmosphere.

My approach to colour stems from the understanding that paint is more than just wall coverage; it’s a tool for creating atmosphere and emotional connection.

When clients walk into our bathroom, they’re immediately struck by how the green trim elements complement and enhance the wallpaper, creating a space that feels both bold and harmonious.

The current trend toward neutral interiors makes these colour choices even more impactful. When thoughtfully applied, colour becomes a powerful tool for creating distinctive spaces that stand out from the crowd.

HOW CAN WE DO THE SAME?

For those hesitant about using colour, I recommend starting with these smaller elements. Painting a door or skirting board in a bold hue is less committal than an entire wall but can have equally impressive impact.

Some of my favourite colours for these applications include Resene Half Foundry, Resene Field Day and a new favourite, Resene Outlaw. These are all versatile choices that bridge natural and designed elements beautifully.

Jonny says he thrives on problem-solving and refining techniques to create unique pendant lights. “Collaborating with interior and lighting designers to develop one-of-akind pieces is particularly rewarding, often sparking new ideas and innovations.”

As each piece is made to order and tailored to the client’s needs, no two are ever identical. “Some of my favourite projects involve repurposing timber salvaged from a client’s old home, transforming a piece of their history into a bespoke light fitting for their new space,” he says. “Creating lighting with personal meaning is a privilege, and I take pride in every piece I make.”

A light touch

ast Lighting was founded four years ago to fill a gap that Jonny Hall saw in the market for handcrafted lighting made from locally sourced timber and materials.

The designs are pared-back, sculptural and sustainably made, using recycled and local materials. Each piece is unique, showcasing the natural beauty of timber grain and New Zealand spun wool.

Jonny’s journey began about 12 years ago when he started making small lamps as a side project. “These early designs became the foundation for the bonded woollen shades I create today,” he says.

The wool he uses is undyed and sourced from surplus carpet yarn produced by a manufacturer in Christchurch. When illuminated, the woollen shades emit a soft, ambient glow, creating a cosy and inviting atmosphere. The timber, either reclaimed or locally grown, reflects the natural beauty of

The art of (un)building Levela Deconstruction offers a sustainable alternative to demolition.

very year, the construction and demolition industry sends thousands of tonnes of perfectly reusable materials straight to landfill, making up 50 per cent of New Zealand's total landfill use. Levela Deconstruction in Tāmakimakaurau takes a different approach, carefully dismantling houses and allowing materials to be salvaged, and then reused in future buildings.

Unfortunately, the former is the status quo and involves destroying buildings with heavy machinery. Levela, however, dismantles everything with hand tools, including managing all asbestos requirements, which is significantly safer and more contained.

“Our work is proving that there’s a better way to start a new project, one that aligns with New Zealand’s sustainability goals,” says one of the company’s founders, Alex Hawthorne.

Adds co-founder Dylan Bull: “We do this first and foremost because it is the right thing to do.”

Alex and Dylan, who are childhood friends, started the business four years ago when they were only 23, and the fact that it has grown and expanded significantly proves that careful deconstruction is a viable economic option.

“Our deconstruction process follows the waste hierarchy, a framework that prioritises waste prevention, to reusing material, then recycling, and, as a last resort, safe disposal.”

Levela always determines whether a building slated for removal can be relocated and repurposed first, and if not, engages with local communities to ensure salvaged materials have a suitable destination.

The young duo is already processing salvaged native timbers into reusable flooring and cladding and is currently setting up a separate business, Waste Less, to act as a link

between other deconstruction contractors and the community. Waste Less will accept construction and demolition materials from sites, including timber that will be de-nailed and on sold, along with things like roofing, windows, doors and cabinetry. Furthermore, they'll be on-site with contractors to help implement correct waste separation practices.

Levela’s financially viable alternative to demolition can divert over 90 per cent from landfill and reuse over 50 per cent of materials, with the rest being recycled. All of which can be accurately measured and reported back to the client.

A place in the sun A very special project was designed

by Kate Rogan and Eva Nash of Rogan Nash Architects in Auckland: Eva’s own family home.

T

he longtime friendship and working relationship of Kate Rogan and Eva Nash is clearly evident in everything they do. Dual directors of Rogan Nash Architects in Tāmakimakaurau Auckland, they know each other well and work collaboratively on every aspect of every project.

They have even taken on the challenge of designing their own personal family homes together – more than once. This time, it was for a two-storey double-gabled home in Westmere for Eva, her husband and their two school-aged children.

Thoughtful details matter to Rogan Nash. They consider form, function and the practicalities of the dayto-day, and the homes they design are intended to be truly lived in. For Eva’s home, that meant two key priorities.

Number one is sunshine. “I’ve discovered over the years that the afternoon sunlight is actually really important to me feeling happy,” she says. So gable windows and large doors in the living area face northwest, welcoming in pools of sunlight and filtering it through soft linen curtains.

Multiple elements in the house further play with the light. There’s adjustable shade for outdoor living in the form of a pergola with a louvre roof, and privacy screens on upstairs windows, that are perforated to allow dappled sun. An oak screen on the stairwell creates patterns of sunlight through the centre of the house.

The idea of warmth is then expanded, says Eva. “That natural, earthy feeling is replicated through the materials used inside, such as the timber oak floor.”

There are plush furnishings, moody marbles, and rich colours like rusts, caramels and mossy greens that make the house both contemporary and cosy.

A louvre roof on the outdoor area was an easy choice for homeowner Eva Nash of Rogan Nash Architects, who wanted to prioritise full control of sun and shade.

“Outdoor living is really important to us,” she says. The custom louvre roof system was designed, fabricated and installed by EXO Louvre Systems, as were the home’s perforated panel shades and screens. All were powder coated in Dulux Matt Slate.

The second priority for Eva is her large extended family. The kitchen is at the heart of the home to allow for the natural congregation that inevitably happens. “That’s really important to the way that our family works,” she says. “It had to be a central hub. I was wanting to create a house that could be for everybody, so people could just call in and always feel welcome. The door’s always open; bring your children, come and hang out.”

The wide, curved island bench invites plenty of seating – gatherings are all about good food – and the open-plan space flows to the outdoor barbecue area and garden.

Kate has seen many big get-togethers at Eva’s, and, as a parent herself, she also knows how vital it is to provide breakaway spaces for all family members while still staying connected. She dubs the concept “together alone”. Hence, like Kate’s house, Eva’s has a quiet snug off the living area. In here is a nod to the family feel Eva wants; displayed on the wall is a needlepoint created by her grandmother.

The house is on a corner site, in a busy city-fringe neighbourhood. Among a mixture of contemporary and heritage homes, this house reflects both, and its two-gabled forms step down the sloped site so the scale doesn’t overwhelm the street.

The function is finely attuned to the family’s needs. In one gable form is the laundry, two bedrooms, a bathroom and the snug with an acoustic ceiling.

Upstairs is the master suite, a spare bedroom and a home office – modestly sized because it’s rare for either of the couple to work from home.

The kitchen is the heart of the home for this family, a place to gather and entertain. The natural stone benchtops here and in the bathrooms were sourced and installed by Auckland specialists Italian Stone and add to the organic elemental feel Eva loves.

Timber flooring is Feature grade Moda European Oak in Capri, the warm blonde colourway enhancing the sunny feel of the home. It has a high-performance UV lacquer, perfect in this environment, and is by Forté.

pon arrival at this Far North home by Arcline Architecture, the resort-style entrance and the oversized front door tell you everything you need to know: come on in.

The brief was simple on this project, says Alan Simpkin, Arcline Architecture founder and design director, who has known the family for a long time.

“They’re very social, very friendly,” he says. “They wanted a resort feel about it, like they were always on holiday. And they wanted a big house that family and friends could enjoy. They’re big entertainers, so they wanted a place they could share with all their mates.

And with kids and grandkids, they wanted a home that catered to all their family needs.”

As a first impression, the feature entrance here is a stunner. “It’s almost like arriving at a hotel,” says Alan of the grand portico and sweeping circular driveway.

Move beyond the double-height lobby with its floating staircase, and the view shoots straight through to Tohoraha Mt Camel and Houhora Harbour.

The form of the house is very much a response to the site and its amazing location.

For a start, there was a 5.5-metre height limit, says Alan, plus the site slopes away to the back of the house.

“We chose the most level part of the site to put the house on, which was L-shaped, then tried to stack as many rooms as we could along the harbour side. A lot of liaison with the council and photographic 3D modelling got us approval to build it higher.”

Arcline Architecture’s Alan Simpkin says he unhesitatingly specifies EZpanel cladding by Specialized Plaster Systems. EZpanel is a cavity-based autoclaved aerated concrete (AAC) panel cladding system, which, when finished with a layer of fibreglass-reinforced polymer-modified cement plaster, creates a lightweight, highly durable exterior cladding. The home’s exterior plastering is by Absolutely Plastered in Kerikeri.

The lighting design by Firefly Light & Design was themed around contemporary luxury. It was intended to highlight the variety of textures used throughout the home while creating a warm and inviting ambience. On the lobby wall is Song ‘D’ by Flua, which accents the large marble tiles with a soft, indirect light.

The height restriction drove the design of the roofline. “It has a mid-century modern influence,” says Alan of the low-pitch roof floating over swathes of glass with large overhangs. The style affords privacy and ensures the house blends into the landscape.

“All the colours had to be recessive,” says Alan.

The front of the home presents a more solid facade and opens up at the back with natural materials like stone and cedar, adding warmth and texture.

“It invites the outside in.”

Flowing straight off the kitchen and living areas is an impressive outdoor area with large automatic blinds, a pizza oven, fireplace and barbecue. Running parallel with the house is a pool and a louvre-roofed cabana, and the lawns extend beyond the pool to meet up with the dramatic-looking edge of the hillside.

Despite appearances, Alan says the house is not in an exposed area. It’s well set back from the edge and is remarkably sheltered from wind.

The views, however, are unbeatable, and Alan loves that some of them are unexpected. Right at the end of the main hallway is a guest room that faces the garden.

With two walls of glass and recessed blinds, it’s almost like the garden is on stage, with the added surprise of a sightline through the greenery straight up Rangaunu Harbour. “It gives quite a theatrical feel,” says Alan.

Perhaps the most cinematic outlook is from the main bedroom ensuite upstairs, where the star of the show is a freestanding bathtub that overlooks the sparkling ocean.

The main suite is the hideaway for the homeowners in a busy house that is open to everyone. In addition to the guest rooms, the layout includes a bunk room for the grandchildren, a handy coffee and tea station, a study and a media room. A fully stocked bar sits alongside one living space, connected to the dining area with a double-sided fireplace, which leads to the kitchen with a huge island and an efficient scullery.

Kerikeri Cabinets worked closely with the interior designer to create the full suite of cabinetry for the home, including the kitchen, bathrooms, laundry, and bespoke built-in furniture.

An elevator ensures the home is future-proofed, and wide doorways and level entrances are intended to reduce any tripping hazards or access issues.

The interiors are a collaboration with interior designer Aleysha Pangari of APD Interiors. Her scope included conceptual through to developed design, from colour and material selections through to cabinetry design and specifying fittings and furnishings.

Her aim was to create a sense of living in a luxury resort with a nod to the local landscape. “The clients wanted to create a welcoming destination for family and friends. Also importantly, the home needed to be conducive to seamlessly entertaining guests indoors and out, providing a variety of spaces for enjoying meals, conversation and family time with young children.”

Aleysha’s creative process starts with a full understanding of the homeowners. “They were keen on creating a wow factor while referencing the beauty of the surrounding natural environment through use of earthy tones, organic forms and texture. Using high-quality product throughout was also important.” With this in mind, Aleysha’s concepts created a sense of understated luxury and harmony.

“I drew up ideas for how each space would look aesthetically and spatially. For instance, to create a sense of arrival, the large format tiles on the foyer wall are reminiscent of the inside of an oyster shell, and the large pivot front door is finished in a metal application that provides a sense of movement and colour, representing the bay below.”

She says achieving the best results is a collaborative process, working with a mutual understanding with the lighting designer, contractors and cabinetmaker. “What is rewarding for me is the privilege to work with such a wonderful couple to deliver their dream home.”

The house has come a long way since Alan’s pencil sketches while walking around an empty site. And as luxurious as the final result is, for the homeowners, it’s all about the lifestyle. That also includes some quiet time for themselves. As avid gardeners, there are extensive vegetable patches with a glasshouse to keep them busy.

With that, and an open door for family and friends, it’s everything they had hoped for and more.

Exceptional circumstances A challenging design from Threefold Architecture led to masterful execution from Bagley Construction on this Wānaka family home.

I

n the breathtaking landscape of Wānaka sits a home that defies convention – brought together thanks to an adventurous homeowner and an architectural designer willing to push the boundaries.

Conceived with the purpose of being more than just a family home, this project was envisioned as an opportunity for the homeowner to showcase his talent as a builder.

“I actually said to Bryce to push the boat out a little bit design-wise,” says Hugh Bagley, homeowner as well as director of Bagley Construction, of his initial brief to Bryce Monk, director and architectural designer at Threefold Architecture.

While many would have been deterred by the rather odd 650sqm section, Hugh and Bryce saw opportunity and creativity. “It’s a very funny-shaped section, which would put off a lot of people. There are only really about four or five right angles in the whole of Bryce’s finished design.”

The design process began with a deceptively simple wish-list from Hugh and partner Zoe: three bedrooms, an office, typical bathroom configurations, and a living space that maximised the outstanding Wānaka views – plus high ceilings to accommodate Hugh’s hunting trophies.

But it was a challenging site to fit it all on: it was awkward and angular in shape, and undulating, with limited usable space. There was a need for shelter from the southerly winds and a desire to infuse the heart of the home with sunlight. These challenges became the driving force behind Bryce’s innovative design, incorporating high-level windows and a louvred outdoor area, turning nature’s elements from obstacles into integral components of the design.

“The layout works really well,” Bryce says. “When I proposed the sketch plan, I actually emailed it to Hugh and then rang him straightaway because I wanted to hear his immediate response. And it was a few swear words – in a good way!”

That initial reaction wasn’t surprising. “On plan, it looks really complicated,” Bryce admits. “But Hugh’s definitely the sort of guy who is up for a challenge.

We both wanted to use that opportunity to challenge ourselves.”

The result is what Bryce describes as a “modified pavilion” – a V-shaped segment with unconventional angles that frame the spectacular views. Despite its unusual form, he emphasises, “it’s a layout that would work for 99 per cent of families. It’s not so different in its utility.”

Hugh and Zoe Bagley worked closely with Contour Furniture & Joinery to create this moody, tactile kitchen, featuring stained planked oak veneer, Toitu, by NZ Panels.

The company also collaborated on designing the joinery for the media room, bathrooms, stairwell and wardrobes.

The material palette showcases a thoughtful connection to the region. Local Otago stone and cedar create a natural harmony with the landscape. Corten steel frames the horizontal roof forms, which feature stone chip topping – an important detail given that the roof can be seen from the home office above.

The building forms dance across the skyline, integrating the roof seamlessly into the line of the landscape. The angular shapes and unconventional angles defy the traditional, allowing Threefold Architecture’s vision and Bagley Construction’s precision detailing to shine.

Inside, the interior unfolds as a sanctuary of luxury and refinement. Cedar ceilings flow through the living spaces, and textured wall finishes create what Bryce jokingly calls a bit of an urban hunting lodge. The snug,

with its warm panelling, exemplifies this concept. “That’s what a snug should be,” Bryce says. “Almost like a cave.”

One of the home’s bold features is the curved wall in the master ensuite but it almost didn’t make it into the final design. “Hugh said, ‘Is it worthwhile?’” Bryce recalls. “I said, ‘Absolutely.’ It curves around to create a striking space for a double shower.”

Other bespoke elements include in-situ concrete work that Hugh particularly enjoyed creating – the exterior fireplace and bench seats in the sunken area around the indoor fireplace.

While Threefold Architecture led the interior concepts, Hugh and Zoe worked closely with Contour Joinery to fine-tune the details. Zoe and Hugh’s collaborative approach to the interiors resulted in bold, dark colours and earthy materials that complement the architecture.

What makes this project notable is the enduring relationship between architectural designer and builder. “Our ongoing working relationship made the job more special than it would have been if they were a fresh client,” Bryce says. “The ability for me to go back and have a wander through with them anytime I like in the future is so much more valuable than the specific architecture.”

This trust flows both ways. “As soon as I set up Bagley Construction back in 2015, I bought a section and built a house and used Threefold Architecture,” Hugh says. “It’s just become a great relationship over the years. If I get clients coming to me wanting to build, I push them towards Bryce. If Bryce has clients looking for a builder, then Bryce will recommend me.”

This home stands as a striking example of how a challenging section can inspire rather than limit creative vision, and showcases the audacious spirit of both the builder and designer.

Refined by design Urbanfunction and BUILT transformed a modest Sumner bungalow into a delightful beachside retreat, combining design excellence with practical liveability – all on a strict budget.

T

he vision for this home came from Aaron Jones, director and architectural designer at Urbanfunction. The clients were his parents. Like ˉ many in Otautahi Christchurch, they were transitioning from a large, earthquake-damaged family home in the Port Hills to a more compact, manageable space for retirement. They purchased a humble cottage in Sumner with the goal of one day transforming it into a home where they could enjoy their later years.

“We wanted to create a really comfortable, warm, compact home that balances design aesthetic with practicality for my ageing parents,” says Aaron. “We decided to stick with the original 90sqm footprint of the home, apart from extending the existing roofline to accommodate a carport and ensuite. We then reconfigured the interior layout for better functionality.”

The renovation involved significant structural upgrades – a common challenge with older homes.

“Managing the balance between structural upgrades and aesthetic improvements was probably our main challenge of this build,” says Aaron.

To bring the design to fruition, Aaron worked with Karl Saunders, director at BUILT, and his locally based team.

“The brief was simple – to bring to life the vision for his parents’ two-bedroom bungalow,” says Karl.

That seems straightforward but it belies the considerable thought that went into making this modest home punch well above its weight.

Rather than pursuing a costly total rebuild, the team cleverly worked within the existing structure, making strategic interventions that delivered the greatest impact per dollar spent.

The original layout felt disjointed, with small, disconnected spaces that didn’t capitalise on natural light or coastal views.

The Rockcote EPS Insulated Facade System cladding was chosen due to its high thermal rating and lightweight rating, which was an ideal solution for the existing foundations of this home as well as for the overall aesthetic.

“Like a lot of renovations, you really don’t know what you’re going to unearth until you start demolishing the existing structure,” says Karl. “What we found was that the original house framing was badly damaged.

So much so that we ended up needing to replace the majority of the exterior frames.”

This unexpected finding could have challenged the budget, but instead became an opportunity to rethink the approach. “The initial plan was to plaster over the existing plaster-over-weatherboard cladding, but the replacement of frames meant we needed to adapt the plans to suit.”

The BUILT team suggested a Rockcote Insulated Facade cladding product with excellent thermal properties that was also lightweight enough to work with the existing foundations – a perfect example of turning a potential setback into an advantage.

The true magic of this renovation, however, lies in its spatial reconfiguration. Urbanfunction thoughtfully

reworked internal walls to create a more open, fluid living environment without expanding the footprint.

Key sightlines were introduced to create a greater sense of space and connection to external view lines and interior space.

“We also wanted to use as many passive design principles as possible to create a comfortable home,” says Aaron. “That includes cross-ventilation, high levels of insulation and optimising natural solar gain. Plus, we needed to factor in the coastal environment and make sure the home could withstand salt-laden air, strong winds and fluctuating temperatures.” This was tackled through durable, low-maintenance material selections and thoughtful design choices to make the home more efficient, durable and liveable.

“Rather than splashing out on expensive statement pieces, the design prioritised upgrades that enhanced functionality and aesthetics without unnecessary expense,” says Aaron.

The relationship with the outdoors was also strengthened through larger openings, betterpositioned windows, and seamless access to external living areas – essential improvements for a beachside residence where the surrounding landscape is part of the home’s charm.

The personal connection has resulted in a home that feels genuinely lived-in and loved rather than merely showcasing design trends.

“It’s always nice to see people enjoying living in projects we’ve completed locally in Sumner,” says Karl.

“Aaron’s parents have brought the bungalow to life with their tropical planting, which has created a nice consistency with the coastal aesthetic inside.”

This humble beachside bungalow proves you don’t need a mansion to live luxuriously by the sea. rawing from the surrounding alpine and coastal landscape of Aotearoa New Zealand, this Wānaka home embraces natural materials, flowing movement and contemporary design.

“My main inspiration for the home was the tail of a diving whale,” says Priyanka Sareen, director at Home Factor, the boutique development company responsible for this architectural gem. “It was probably a very difficult inspiration that I set for myself, but that’s what my inspiration was.”

Home Factor isn’t your typical property developer.

Founded in 2014, they operate on a unique model where they purchase premium sections, design and build distinctive homes, and then sell them either during construction or upon completion.

“At Home Factor, we craft bespoke, architecturally designed homes in New Zealand’s most breathtaking locations. The splashback and benchtop in this kitchen are Oyster Honed Marble from CDK Stone. The look perfectly complements the kitchen area of the home, and stays on theme with the natural materials used throughout the property.

This Wānaka property began as a 2000sqm bare section and the whale tail idea guided the design of the 300sqm house. The homeowners came on board before the build started. As a family, they had been coming to Wānaka every winter since their children were little.

“It’s now so special to have a beautiful place to come home to after a busy day up the mountain, as well as now experiencing the long summer days down here,” say the homeowners.

While the home doesn’t have direct lake views, its orientation captures the stunning mountain views instead. The most striking feature is the central courtyard – an unusual approach that transformed how the home functions.

“We wanted to create an internal courtyard right in the centre of the home – a real-size courtyard that the entire home would essentially flow around,” Priyanka

says. “Every room in the house can access it. The homeowners love it because they’ve put a massive dining table outside, and we’ve done louvres so they can enjoy it in all seasons. It’s become the heart of the home.”

This central courtyard serves multiple purposes: it draws nature into the home, creates a natural gathering space, and floods the interior with light. “With big homes, you can give a lot of glazing, but having a central courtyard draws in so much natural light. It creates such an airy, vibrant home to walk through.”

The home is entirely clad in cedar, with contrasting dark and light shades that highlight the curvature of the design. “Anytime anybody thinks of alpine and premium living, cedar is always the best choice of material,” Priyanka says. Schist stone appears as an accent at the entrance, continuing inside past the front door.

Indoors, a tinted concrete floor with underfloor heating sets the foundation. “Even though it’s concrete, it’s been tinted ever so slightly, so it really grounds the space,” Priyanka says. Warm, natural textures of cedar, stone and soft textiles create a sense of refinement and comfort. “The cedar-lined raking ceiling extends the length of the home, drawing the eye upwards and reinforcing the connection to the alpine surroundings. Every space within the home has been designed to flow naturally, ensuring an intuitive and immersive living experience.”

The kitchen presented an interesting challenge.

The homeowners initially wanted an all-white interior similar to their other home. “It was a careful process of building trust and expanding the creative vision.”

The collaborative discussions paid off. The finished kitchen features dark cabinetry with reeded glass and a spectacular oyster stone benchtop – reminiscent of oyster shells and connecting to the ocean theme. “There were only two slabs available in the entire country at the time and we secured both,” she says. “In the end, the homeowners loved it, saying, ‘This is amazing. We never thought we would actually love a dark kitchen.’”

Lighting plays a crucial role throughout the home.

“Layered lighting creates a seamless blend of function and ambience, enhancing both everyday living and elegant entertaining. Soft ambient lighting sets the foundation, complemented by precise task lighting that illuminates the key workspace. Accent lighting adds depth, with subtle LED strips highlighting architectural details and natural materials, while statement fixtures double as art, elevating the space’s design. Large windows invite natural light, shifting the atmosphere throughout the day. The result is a perfectly balanced kitchen – warm, inviting and effortlessly sophisticated.”

Creating this unique home presented three significant challenges. First was the roofline, which needed to avoid blocking views from the property behind. “It was imperative that this home wouldn’t be in the line of sight of the rear home, so they could still enjoy the lake and mountain views,” Priyanka says.

The second issue was the central courtyard itself.

“An internal courtyard is usually a space surrounded with walls – usually an extended living area with a proper roof. But because this is an open space which has glazing on all four sides, and quite a big open space, just from an engineering and design perspective and the amount of steel to bring that to life – it was a challenge.”

The swimming pool was a later addition to the design. The frameless glass pool fence and showers at this property were supplied and installed by NZ Frameless Glass. The pool is incorporated into the landscaping for a low-key look.

The final major evolution of the design came when the clients requested a swimming pool during the building process. “The brief changed to having a swimming pool, outdoor sauna, outdoor shower, spa... which also meant there was a major change in the landscape design.”

This extended the project timeline further, but Home Factor embraced the change. “The beauty of our model is that we are the sole point of contact for clients,” Priyanka says. “Our entire focus is to make people happy, so it’s no problem. We’ll get it drawn up, get it to council, and deal with any issues with the subcontractors or their timeframes. Rohit loves working with the team and always prioritises our clients’ happiness and desires.”

The Home Factor team prioritised finishing the house itself so the family could begin enjoying it while work continued on the expanded outdoor living areas.

The redesigned landscaping needed to complement the home’s architecture. “We had to redesign the landscaping to create more of the beautiful curves, in keeping with the curvature of the architecture.

Everything has to look cohesive.”

INSIDE OUT Paula Broderick Design, South Architects and Southen Builders have transformed this 1970s townhouse through a collaborative vision and furniture-first thinking.

aula Broderick is unique in the interior design ˉ space of Otautahi Christchurch, with her “reverse engineering” approach to homes. Her distinctive methodology – honed through years of property styling experience – was the perfect match for homeowner Milton Weir and South Architect’s bold vision to transform a classic 1970s townhouse into a modern home.

“I always start by envisioning how people will actually live in and move through a space,” explains Paula. “How will the furniture sit in the house? How will the spaces inside and outside the home feel and function? It sounds backward to some, but it ensures the space actually works for real life.”

This practical philosophy proved perfect for Milton’s project – an almost complete rebuild that retained the advantages of single-level living while expanding into something far more spectacular.

The exterior plastering and entrance interior wall required a high level of detailing. It was undertaken by Properly Plastered using Resene Construction Systems.

The windows were supplied and installed by Fairview Concepts. Particularly notable is the front opening door, made of glass and a challenging project due to its weight.

The architectural design for the renovation came from Craig South, director of South Architects. As Craig says: “We’re creative with form and overall concept.

If we put something on the table that the client has already considered or imagined, we’re not really doing our job as architects.”

The brief was relatively open – modernise creatively, open up the living spaces, and create a low-maintenance lock-and-leave property. At a modest 173sqm, the house might seem compact, but clever design choices make it feel expansive and airy.

What makes this project unique isn’t just the stunning result but the collaborative journey that produced it. Unlike traditional renovations that can follow rigid blueprints, this home evolved organically during construction.

“That would be typical of Milton, he has great vision” smiles Tom Southen, director and builder at Southen Architectural Builders. “The further into the project we got, the more the excitement built, and the creativity started to flow.”

This flexibility was crucial to the success of the project. Says Craig: “Milton was good at making calls and working through design changes with me, collaborating around different things during construction.” Tom adds, “I’m good at being flexible to changes, and can work far enough ahead that we’ve got what we need, but not too far ahead that changes can’t happen.”

The majority of the furniture and soft furnishings in the home are from Copper + Pink, on Coleridge Street in Christchurch. Interior designer and store owner Paula Broderick helped Milton select from a wide range of homeware and furniture and also found specific pieces from local and international art galleries and auction houses. “Some of our best decisions happened right on site,” homeowner Milton says. “Paula or I would see an opportunity as the structure took shape, and we’d pivot on the spot. That flexibility was crucial – it’s why the home feels so cohesive despite being full of unexpected elements.”

This willingness to adapt led to some inspired features, like the elevated ceiling in the main living area with a full-length triple-glazed skylight. “When we realised how the light would move through that space throughout the day, we knew we had to maximise it,” Paula says.

The kitchen exemplifies Paula’s talent for creating spaces that are both functional and beautiful.

A stone benchtop and timber cupboard fronts create warmth, while brass detailing adds unexpected luxury.

A huge awning window opens completely to the outdoors, making the kitchen feel expansive beyond its actual footprint.

“A kitchen needs to work,” Paula says. “But that doesn’t mean it can’t be stunning. The brass inlays in the oak flooring are not just decorative – they define zones within the open floor plan, subtly guiding how you move through the space.”

Perhaps most impressive is how the design blurs the line between indoors and out. Sliders in the living area stack completely into the wall cavity, disappearing to create an uninterrupted flow to the terrace.

Craig explains the complexity behind this seemingly effortless design: “The whole facade opens up. There’s a four-panel sliding door, where the fourth panel is not glass and sits beyond the building envelope.

It absolutely opens up the whole living space, and that was quite purposeful.”

For a house this size, embracing indoor-outdoor connection was essential. Multiple outdoor spaces offer different experiences – from the pool with its hardwood and brass shower to the outdoor fire area with a built-in pizza oven.

“The outdoor spaces are really just additional rooms,” Paula says. “We approached them with the same attention to detail as any interior. The outdoor fire with its adjustable cooking grill isn’t just beautiful – it’s designed to be functional and specifically for entertainment.”

For Paula, this project exemplifies her belief that great design emerges from collaboration and flexibility.

“Working with clients like Milton who embrace the evolutionary nature of design – that’s when magic happens,” she says. “This home evolved with every decision we made on site, and each choice informed the next. That’s why it feels so cohesive despite being so unique. Some people might think it’s chaotic to make so many decisions during construction but I find it liberating.

The best designs respond to what’s actually happening in the space, not just what looks good on paper.”

Craig and Tom both agree that what makes the project special is the feeling that you get when you’re in the space. “That’s what we try to create,” says Craig.

“Plus the relationships that you build with clients.”

The project also demonstrates what can be achieved within existing structures. “There are so many houses like this in Merivale,” Craig says. “You can create something pretty amazing out of existing buildings. The whole environmental sustainability aspect of re-using and re-adapting to different lifestyles is so important.”

Spectacular revolution There has been a complete metamorphosis here. What was a classic 1970s townhouse has become a very cool avant-garde space to appeal to the most discerning.

BRUTALIST RETREAT On a hillside east of Wānaka above the meandering Clutha River, this modernist holiday home from Team Green Architects was designed to frame the views of its breathtaking Central Otago site.

unedin-based pottery enthusiast Antonia and Fine Art photographer Alan found the ideal location for their family holiday home in the wider Luggate area of Queensberry. At just over six hectares, towards the lower slope of the hillside, the site offers unobstructed views of the Clutha River and privacy with plenty of space for their three teenage children.

Inspired by brutalist architecture with its concrete construction and modernist elements of a flat roof and glazed walls, Antonia and Alan looked for an architect who could make their vision a reality. The creative couple saw the award-winning Oliver’s Ridge project (as seen in abode: “Life in the landscape”) designed by Team Green Architects and approached Siân Taylor and Mark Read to design their retreat on this generous Wānaka site.

“We’re lucky enough to be able to design buildings in some of the most beautiful locations you can imagine,” says Siân. “The brief was for a brutalist holiday home. Antonia and Alan wanted a modernist concrete residence with floor-to-ceiling glazing to take in the view of the bend in the river.”

Unlike the Oliver’s Ridge project where the concrete walls needed to be poured in situ, the walls of this

233sqm home were made off-site. “Prefabricated concrete walls meant you saw the house taking shape quite quickly,” says Siân.

While Team Green followed the brief to design a brutalist home, they also wanted the architecture to reflect its occupants. “We added the recessed port hole window in the concrete wall as a nod to the creative and fun personalities of Antonia and Alan.”

The recessed port hole window creates visual interest at a junction of two walls. The angle of the junction forms a wedge shape with outdoor living on one side flowing through from the open-plan indoor living space. “To create sheltered outdoor living spaces and stop the house from overheating in the warmer weather, an overhang was constructed which also provides shelter from the elements,” says Siân.

While Antonia and Alan chose the interior finishes for the home, Team Green specified triple-glazed windows throughout. Sourced in Dunedin, this European window joinery is made of timber on the inside and black aluminium on the outside. “We wanted a natural aesthetic inside the home and specified bamboo flooring to match the tone of the timber window joinery.”

One of Siân’s favourite places in the home is the custom window seat in the separate living room, designed as a place to relax and enjoy the view through the porthole window. Siân also likes the functionality of the large hidden pantry, which Antonia and Alan frequently use on their holidays with family and friends.

In addition to the aesthetic design elements, the house was built using passive house principles with a sealed thermal envelope, heat recovery ventilation and a high level of energy efficiency. This ensures that the home retains heat, circulating air and releasing moisture, to keep it warm in winter and cool in summer.

This considered approach to architecture has resulted in a dry and healthy home with reduced energy consumption and increased sustainability.

While the construction process was very efficient, the hillside site did present one time-consuming challenge. “There was a considerable amount of groundwork undertaken on this project,” says Siân, “The builders spent the early stages breaking down a lot of large rocks.”

Mark was involved in the landscaping of the property and used the excavated rocks from the hillside to create a border wall around the back of the house that gently cradles it into the hill. The sheltered space between the house and the rock border provides a perfectly secluded spot for the family spa pool.

Siân says the approach to the landscaping is in keeping with the minimalist style of the home. “There has been a suitably pared-back approach, letting the landscape speak for itself.” Kanuka trees and tussocks, which are naturally occurring in the area, have been planted to embed the home into the rugged Central Otago landscape.

“Antonia and Alan’s children, now older teenagers, spend more time in the home than their parents do,” says Siân. “They are there on the weekends, and it’s wonderful that they can enjoy it.” Siân is happy to see that this beautiful home will be there for the family to enjoy for many generations to come.

“We are enchanted with the home,” say Antonia and Alan. “From our first meeting it was clear how carefully Mark and Siân listened to our vision. They gave us practical advice which, alongside their teams’ creative skills, served to expand our dream.”

“The home we now have is far better than either of us could have imagined, and we are very grateful for the mastery of the whole team to create such a beautiful, modern dwelling. We love our brutalist retreat!”

Special vintage Charming and elegant, yet without a trace of pretension, this unique Cape Town cottage is a masterclass in irreverent style.

T

his Cape Town, South Africa cottage is as utterly individual as its owner – a local hotelier renowned equally for her eccentricity, her generosity and her indefatigably stylish interiors. Located in one of the city’s most sought-after suburbs, it was originally built in the 1920s.

Like quite a few similar homes in the area, the house is not quite Edwardian and not exactly art deco either.

Rather, the architecture is a quirky blend of the two, combining square exterior pillars with an embellished interior arched lintel, a wide central passageway and an unusually curvaceous corrugated-iron roof over its front verandah. It seems likely that it was first built as a farm manager’s home, back when this area was still in an early phase of its development.

For the magpie homeowner, all this was catnip.

An avowed maximalist with a penchant for vintage furniture, oversized bathrooms, multiple places to sit and read a book, and “staying home” whenever possible, she created precisely what she desired in this cottage.

In a three-month renovation after she purchased the property in 2019, she took the unusual step of reducing its bedroom count from three to two. The result is that the two bedrooms are now enormous, and each with an almost equally spacious adjacent bathroom. The changes also included the addition of beautiful old wooden exterior shutters that add both atmosphere and privacy to the front of the house, and the creation of a plunge pool in an old-fashioned, galvanised steel plaasdam (farm dam) style, painted in jaunty green and cream stripes.

The cottage was very much a downscale for the owner in terms of both size and formality, but her wealth of interior design experience meant that she knew from the outset exactly how she would furnish and decorate its various spaces. Having moved here from a much larger dwelling, she happily let go of items that were too big to fit – such as an enormous, four-metre-long dining table that is now in use in the courtyard at her hotel.

Her signature wall colour, also seen in the hotel, has been used throughout the cottage: it is a remarkable green-tinged, sandy beige shade that shouldn’t really work but somehow absolutely does. As room upon room unfolds through the house, the overall feel is both tranquil and beautifully cosy, augmenting the sense of spaces that have developed and settled into place over time without ever being self-consciously styled.

The dining room features wooden panelling painted in the owner’s signature green-beige wall colour and a scrubbed wooden table surrounded by mismatched vintage chairs. The blue and white porcelain bowl is part of her extensive collection of antique serveware, and the metal candlestick was purchased at a local vintage store.

Positioned at the front of the house and complete with a charming bay window, the main bedroom feels cosy yet spacious. The bed is covered in a pink vintage counterpane. The barley twist standing lamp was found at a local vintage store.

A classic clawfoot, cast-iron bathtub is the star in the main bedroom’s ensuite bathroom. A natural sponge, a bowl of scented potpourri and candlelight add final touches of old-fashioned bathtime glamour. The vintage mirror and the armchair were both purchased at auction.

The owner’s flair for unusual colour selection is matched by a true collector’s sensibility. Sourced from auctions, vintage retailers and online searches, her extensive hoard of antique and original furnishings is the stuff of local legend. The mix is seemingly offhand but actually carefully considered, and includes a beautiful inlaid wood daybed, glass-fronted burnished teak bookshelves, an eccentric variety of seating, and an old scrubbed wooden kitchen table. These items are perfectly offset by an eclectic blend of pattern and colour in the soft furnishings. There are old-fashioned floral chintz fabric covers for the plush armchairs in the living room and a grand, fully upholstered bedstead, as well as vintage rugs and lamps and a plethora of memorabilia and artworks.

These are interiors where both whimsy and luxury are accorded high status; it’s also a home in which art, books of every persuasion, and eye-catching bric-abrac pieces all play starring roles. Chaotic, however, it is not. The way items are “bunched” – to use the owner’s own description of the way she styled these spaces – on display is meticulously considered. The final result is a home characterised by discreet charm, subtle yet powerful energy, and an immensely generous spirit.

INGREDIENTS: 4 lamb hind shanks 6-8 baby/small potatoes, scrubbed clean 1 medium onion, sliced 80g (about 3-4 big tablespoons) massaman curry paste 300ml coconut milk 2 cups vegetable or chicken stock 2-3 whole star anise 2 sticks cinnamon ½ teaspoon chilli flakes rice or naan to serve fresh coriander leaves to serve METHOD: Preheat the oven to 180°C. Select a roasting dish or ovenproof dish that will hold the shanks nicely.

Lay lamb in the dish in one layer and scatter in potatoes and onion.

Mix the curry paste with coconut milk and stock and pour over meat and vegetables. Add the star anise, cinnamon sticks and chilli flakes. Turn the lamb to coat in sauce, then cover tightly with two layers of foil or a lid.

Bake for 1½ hours, then remove the foil or lid (careful of the steam) and bake for a further 30 minutes, turning the lamb a few times to brown evenly. The meat ought to be super tender and the sauce thickened.

Serve with rice or naan and garnish with fresh coriander.

Serves four.
