nce is a mistake, they say. Twice is a coincidence. Three times is definitely a choice. My husband and I have just moved into our third fixer-upper, so I must now accept that I am a serial renovator. We would have loved to have found a shiny new (or nearly new) turnkey house. Apparently that’s not who we are. Show us something faded and dated – even slightly rickety – and our eyes light up at the chance to make it our own. By now we have learned a few tricks. Consistent flooring throughout makes a huge difference. Updated taps, handles and lighting work wonders. Paint is magic. We also know to expect the unexpected. This time? Our standardsize washer and dryer don’t quite fit into the laundry nook. For now, we’ll mull over that with the doors annoyingly ajar and focus on something more fun, like landscaping or window treatments. So, surrounded by towers of unpacked cardboard boxes, I am eyeing up every page of abode for fresh new design ideas. Our Inside Style section from page 26 is an especially useful resource, where we delve into the minds of some talented architects and designers for colour advice. With an increasing number of apartments ˉ being built in Otautahi Christchurch, we’re often asked if they’re a good investment and what potential buyers should keep in mind. As with any property purchase, it’s essential to consider your priorities: the amount of space you need, the location, and your preferred proximity to neighbours. If you purchase an apartment you’ll usually be part of a body corporate that manages and maintains the building and property, which comes with ongoing costs. We always recommend seeking legal advice before and during the purchase. Your solicitor will help you understand the body corporate’s rules, which outline your obligations as well as what you can and cannot do with your property.

SOME ADDITIONAL POINTS WE ALWAYS RECOMMEND BUYERS TO CONSIDER: •

Soundproofing. While apartments can offer affordable living in sought-after areas where standalone houses are expensive, living so close to neighbours can be noisy and sometimes challenging for those who prefer their privacy. It’s wise to check if the building has long- or short-term rentals, as temporary residents may not always be considerate neighbours. Confirm with the agent whether your apartment includes a parking spot or if it needs to be purchased separately. Also, check the availability of visitor parking and any rules regarding the off-street parking available. Review the body corporate meeting minutes from the past 12 months to understand any key issues or concerns. Ask questions about the financial health of the body corporate, including

whether all owners’ levies are up to date. Also, make sure you understand the details of the insurance policy. Inquire about whether there are any weather-tightness issues with the building. If you’ve found an apartment that ticks all your boxes and passes the checks above, there’s no reason not to dive into apartment life. A lot of apartment owners comment on how much safer they feel with their neighbours so close by and that they love how low-maintenance it is. Plus, having shops and amenities close at hand makes life much easier. With less time spent on chores, you have more time to enjoy what you love. e had ten days. Not enough time to discover all the delights of Tokyo, but time enough to find delight in the many nooks and crannies that create this fantastic city. A well-considered itinerary curated by our son Jack provided time to glean a cursory understanding of the juxtaposition of tradition and modernity. As we explored the streets, lanes, alleys, parks and gardens, we found that care, nurture and respect were ever-present. Staying in Tsukiji, we were adjacent to Sumida River. Most mornings, my day would start with a run along the banks of this river. While not a particularly attractive body of water, and signs dissuade swimming, its languid flow provided a comforting and identifiable element within a city I was getting to know. Its many bridges are each an experience in themselves.

In places along its banks, people fished. A “Konnichiwa” as I passed seemed to elicit a bemused look in response. I suspect such a dishevelled, perspiring mess they were not familiar with. All other runners I encountered were the complete opposite: tidy and without a bead of sweat. A short stroll from our stay was the original Tsukiji fish market. Sashimi cut in front of you, skewers of octopus torched to your liking, sweet potato chips an unexpected but pleasant surprise. Even the scuttling rat was not enough to deter us. Satiated, a slightly longer walk we then took to Hamarikyu Gardens; a garden of the Edo period, steeped in history and formerly the private domain of the emperor. Once a shogun’s falconry ground, Hamarikyu is a calm oasis of ancient trees, swards of wildflower meadows, traditional

Nakajima-no-ochaya (a teahouse), skinny tracks through stands of bamboo, broad promenades flanked by mown grass, stone steps promising prospect, hummocky landform providing pockets of solace and retreat, delightfully detailed structures all arranged around a large tidal inlet pond, feed by Sumida River as it enters Tokyo Bay. I’d run along the banks of that same river that morning, I tell the family. I get a similar response to that I received from those fishing. Interaction and experience of landscape is personal; we respond differently and that is how it should be. There was a reason we didn’t get an audio tour I remember, a little too late. It was a beautiful late autumn day, and the gardens were a tapestry of colour with leaves of every autumnal hue imaginable. Quite the show. Autumn is also the season of preparation within the gardens. It is during autumn that the traditional technique of Yukitsuri is practiced. Originating from the Edo period, this is where a series of ropes are strung over trees in an umbrella-like appearance to protect them from heavy snow during the winter months. It is often the very old and brittle trees that have been grown and pruned for aesthetic beauty, making them more susceptible to breaking, that are protected like this. Even in our short time in Tokyo I was very much appreciating the care and respect given to preparation. Preparation itself is both beautiful and thoughtful. rmmla.co.nz

Green light Architectural designer Bryce Monk at Threefold Architecture takes a considered approach to colour in his latest project, a family home in Wānaka. TELL US HOW YOUR PRACTICE USES COLOUR .

At Threefold Architecture, we believe in designing with intention – creating spaces that not only function well but also evoke a strong sense of place and comfort. Our projects span a broad spectrum, from commercial buildings and fit-outs to bespoke residential homes, and we love to be involved from concept to completion. This holistic approach allows us to craft cohesive environments where architectural form, materiality and interior elements work in harmony. Colour plays a crucial role in our design philosophy. It influences how spaces feel and function, guiding movement, defining zones and subtly shaping emotions. In residential projects, a well-balanced colour palette can transform a house into a home. We often take

a restrained approach, using a neutral base to create longevity and layering in colour strategically to add personality and warmth.

WHAT DID YOU USE IN THIS PROJECT?

For this home in Wānaka, we drew inspiration from Wānaka’s natural landscape, incorporating timber joinery to bring warmth and a tactile connection to the surroundings. The use of Resene Port Phillip adds a calm, contemporary character, making it an ideal choice for private and service areas like the laundry and bedrooms. This soft-muted green creates a retreat-like atmosphere while seamlessly integrating with the home’s overall aesthetic. Paired with the always reliable and crisp Resene Black White, in a Quarter shade, the scheme remains timeless and sophisticated. To introduce contrast and energy, we

incorporated a bold pop of orange in the soft furnishings, injecting vibrancy without overwhelming the space. A key advantage of this approach is flexibility – bedding and accessories can be swapped out to refresh the look and feel without altering the architectural palette. Adding further texture and depth, we used Resene Rockcote Otsumigaki in Silver Sand, a refined Japanese-style plaster finish that brings a subtle, organic quality to select interior surfaces. This polished plaster effect enhances the play of light and shadow, creating a soft, natural warmth that complements the home’s material palette while adding a handcrafted, bespoke touch. DO YOU USE GREEN A LOT?

We tend to. Green is an incredibly versatile colour that resonates deeply with the New Zealand landscape. Depending on the shade and context, it can be fresh and invigorating, moody and dramatic, or soft and organic. It works beautifully in both interior and exterior applications, whether as an accent or a dominant feature. We find it particularly effective in bridging the transition between indoor and outdoor spaces.

WHAT ARE SOME OF YOUR FAVOURITE PAINT COLOURS?

While every project is unique, we tend to gravitate towards earthy, nature-inspired tones that provide depth and longevity. Soft neutrals, warm whites and muted greys create a strong foundation, while rich blues, deep greens and terracotta hues add warmth and identity. Our colour selections are always tailored to the client, the architectural context, and the way light interacts with the space. Depending on the mood we are looking to create, current favourites to give a punch are Resene Tuscany, Resene Midnight Moss, Resene Off The Grid and Resene Kia Kaha – not all at once, of course!
