Welcome Home

A

fter I moved back home to the Peninsula in 2014 following more than a decade in New York, husband and kids in tow, I have to admit that I found house-hunting in suburbia to be a little uninspiring. Most of the houses that were in our budget were characterless, poorly designed and lacked the indoor-outdoor connection I longed for after years of condo living in Brooklyn.

That all changed when my husband and I happened upon an enclave of Eichlers in the Highlands neighborhood of San Mateo and decided to make an offer on a small model in “original condition” — a project to be sure, but one we were excited to tackle. Despite their modest size, these midcentury-built homes had something many others we toured did not: an innately appealing aesthetic, layouts designed for real life (except the bathrooms!), and a seamless connection to the outdoors with walls of glass windows and large sliding glass doors. It was then that I came to truly appreciate just how much good design can impact our everyday lives.

Today, I’m proud to join SPACES publisher and cofounder Nikki N. Wood and the team at 270 Media to usher in a new era of SPACES magazine in print, a venerated brand that has celebrated these same principles since its inception in 2016. This issue — our first dedicated SPACES print publication in six years — champions exceptional Bay Area architecture and design that’s as functional as it is beautiful and values what’s outside as much as what’s inside.

On the following pages, you’ll find features on gorgeous homes in Marin County, Sonoma, San Francisco and the Los Altos Hills; products, resources and expert tips to embellish your own abode; stylish design destinations; makers, architects and industry pros who help bring incredible visions to life; and much more.

Standing inside Austin Carrier and Alex Mutter-Rottmayer’s warm, inviting 1,200-square-foot Sonoma home, it’s hard to imagine its former life as a derelict, 1970s-era car barn with two dingy upstairs apartments. The couple completely gutted and re-envisioned the structure, combining the two upstairs apartments and transforming the lower level into an office and showroom for their businesses, Hommeboys Interiors, HOH Builders and furniture brand Haus of Hommeboys.

property surrounded by olive groves — is part of a family compound purchased

by Mutter-Rottmayer’s parents in 2012.

The couple moved in a little over 10 years ago when Mutter-Rottmayer’s father invited them join his design-build firm, and they finally embarked on a major overhaul about two years ago as their own businesses expanded.

“The barn was like forgotten architecture with no character, but from our point of view, it was a blank slate,”

Mutter-Rottmayer recalls. “We also loved the idea that it fit the vernacular of the architecture in Sonoma.”

On the exterior, the duo leaned into “Sonoma style” with white board-andbatten siding and black steel windows, but inside, the aesthetic is entirely different.

“We wanted to showcase who we are as designers and what we love — an interconnection of natural materials and an earthy California vibe,” Carrier says.

Illuminated by sunlight streaming through 20-foot-tall windows, a grand, curvaceous staircase clad in Marmorino plaster makes a bold statement the moment guests arrive. “Alex’s father suggested we put in a staircase to access the apartment, because originally you had to walk up an exterior stairway to get into the upper floor, and we said, ‘that’s a great idea, but we’re going to take it 100 times further,’” Carrier laughs.

Upstairs, the plaster finish transitions to Roman clay, used on both the walls and ceiling. Natural materials meant to evolve over time feature prominently throughout, including limestone, wood, marble and quartzite, while the color palette ranges from sandy taupe to chocolate brown, punctuated by pops of color. “We like to joke in our firm about how much we love brown,” Carrier says.

A vaulted ceiling with exposed trusses and skylights shelters the kitchen and dining area, where ebony-stained white oak cabinetry is complemented by quartzite surfaces. The curved-edge peninsula and range hood are clad in wood that the firm’s in-house workshop hand-carved with a motif reminiscent of Sonoma’s ubiquitous stacked-stone walls.

A wide archway — a Mediterraneaninspired element repeated throughout the home — separates the kitchen from the intimate living room, where the lowered ceiling is embellished with wood beams.

The primary suite, meanwhile, is awash in color. Mossy green Roman clay walls contrast with the electric tangerine crushed-velvet upholstery on the custom wall-to-wall bed, and the primary bath is decked out in pale blue zellige tile from Zia Tile.

Outdoors, a restored 1972 airstream stands ready to host overnight guests; a limestone patio is outfitted for alfresco dining; and a Japanese soaking tub and outdoor shower overlook a vineyard and the surrounding mountains — the epitome of outdoor living in Sonoma.

Ten years after Building Lab renovated the interior of a San Anselmo home, the family invited the Oakland-based firm back to tackle the property’s awkward exterior entryway.

“Our clients had always disliked the approach to the house because the front entry was tucked unceremoniously under a deck,” says Building Lab principal Stephen Shoup. Among the issues, the deck’s bulky posts obstructed the flow to the front door, requiring visitors to walk up the sloping driveway to reach the entrance.

To improve access and enhance outdoor living and curb appeal, Building Lab demolished the bulky old deck, regraded the site and built a sleek new deck with slender steel posts. Beneath the sunny second-floor deck, a new shaded terrace featuring black locust wood pavers set in gravel opens to the street. Cascading concrete steps with integrated lighting guide visitors to the entrance. Artful new plantings and sculptural wood furnishings by ORCA Living add textural interest. “Now, the deck and porch allow the family to enjoy the outdoors in both mild weather and hot or inclement weather, and the exterior of the home reflects the continuity of the language of the interior,” Shoup says. Taking it Slow

Anthony Mazzei’s passion for “tactile things” inspired him to launch Slower Things.

Anthony Mazzei champions the simple beauty of analog objects in a digital world.

In this era largely defined by the onward march of technology, Sausalito resident Anthony Mazzei believes we could all use a little more analog in our lives. “Using tools and toys in the physical world helps us slow down,” he says. That’s why Mazzei launched Slower Things, an online shop dedicated to analog objects for home, work and play. The thoughtfully curated collection of products includes radios, alarm clocks, handcrafted model boats, colorful ballpoint pens and retro spinning tops — single-purpose objects made with buttons, knobs, wood and string rather than screens and microchips. “Living in the Bay Area, I’ve watched as hobby shops, roller rinks and music stores quietly disappeared, with few fun or meaningful replacements,” Mazzei says.

Today’s entryway has been re-envisioned into a fully functional, aesthetically pleasing sanctuary. Here, two local pros share tips for turning this previously overlooked space into a tranquil room that marries practicality and charm.

MAKE IT FEEL PEACEFUL

“The entryway is where the energy of the day shifts,” says Ansley Majit, principal designer and owner of Sausalito-based L+P Interiors. “It’s about creating a mini moment of calm and style before you drop the day and settle in at home.” Majit says her firm designs these spaces to “feel good,” by employing layered materials, intentional lighting and personalitydriven details. “Our clients lead really busy lives, so this space is where they can slow down, drop their bags, kick off their shoes and exhale,” she says.

FINE-TUNE FUNCTIONALITY

Unlike traditional entryway closets that feature a generic mix of hanging rods and shelving, today’s iterations can be dialed-in to homeowners’ personal needs. “Storage solutions are now very personalized to address busy lifestyles with open storage for convenience; closed areas with specific functions, like for backpacks or sports equipment; and oftentimes a seating area,” explains Kelly DeFonzo, owner and principal designer of the San Carlos-based Spruce Studio Interiors. “This area can really be a workhorse to support daily routines and activities.”

OPT FOR DURABLE FINISHINGS

Entryways are high-traffic areas, so design choices should prioritize durability, stresses Majit. “You want materials that can take a hit and still look good,” she says. For the mudroom in a Kentfield project L+P worked on, the team painted the bottom half of one wall in a deep teal shade — great for hiding the scuffs of backpacks and busy kids. Meanwhile, for a project in San Carlos, DeFonzo selected handmade floor tiles that do double duty, adding both durability and visual interest to the space.

L+P Interiors’ Ansley Majit used hand-painted floor tiles in the mudroom of a Kentfield home to blur the line between outdoors and in. Other touches include concealed storage; warm lighting; a half-wall painted in a dark, scuff-resistant teal shade; and a multifunctional sink for washing up after playing outside, topping up the dog’s water bowl and even chilling beverages during backyard parties.

ELEVATE THE AESTHETIC

Though an entryway’s primary purpose is to house everyday items, functionality needn’t come at the expense of form and design. Custom cabinetry, unique hardware, colorful tile, warm lighting and textured surfaces are some of the many ways DeFonzo and Majit enhance the aesthetic of entryway storage areas. “Now, this area of the home has become a real design opportunity to create spaces that are not only functional but also have an aesthetic appeal,” DeFonzo says.

All in on ADUs A new book from Marin resident Lili Weigert illustrates how building small can solve big housing challenges — in style.

Wondering whether an ADU might be right for you? Corte Madera-based author Lili Weigert’s book, Making Space: ADUs for Modern Living (October 2025, Chronicle Books), explains how the compact structures can be an ideal solution for work-from-home scenarios, aging in place, multigenerational living and more through engaging stories and inspiring imagery. Nearly two decades on, Tina Frey — best known for resin goods for the home — continues to evolve her namesake practice.

After graduating from the University of Alberta in Canada with a major in biology and minors in chemistry and psychology, Frey embarked on a career in food science, but soon after, she pivoted and returned to the university to pursue a degree in business. Frey spent the next dozen or so years in finance, working at large companies like LVMH and the Gap before shifting to startups.

Eventually, however, she decided to embrace her own entrepreneurial spirit. In 2007, at age 40, she entered her third act, launching her eponymous San Francisco-based product design venture that specializes in resin goods for the home.

“Originally, I didn’t really know what I was going to do,” she recalls. “Looking at my bookshelf, I thought, ‘Wait a minute — I have all these books on resin.’

I just liked the material. It can look like ceramic, porcelain, stone or sea glass, and I knew that I wasn’t going to run out of ideas any time soon in terms of what I could make.”

Frey is mostly self-taught. Once she has a design in mind, Frey initially sculpts it in clay, usually from her San Francisco studio or Marin home. There are no stacks of drawings or sketchbooks in her workspace. “I find sketching very unsatisfying,” she says of her process. “I really prefer to get my hands on the clay.”

Next, she makes silicone models of the completed clay models. Then, she pours a lead- and BPA-free resin mixture into the molds and allows it to cure, a process that can take up to a week for larger items.

Upon removal from the molds, she sands and finishes the pieces by hand.

Today, TF Design is essentially the product arm of Frey’s business. Over the

past 19 years, she’s expanded from table and bath collections to furniture and lighting, and her palette has grown too, from basic white, black, gray and nude to include such vibrant hues as ocean blue, emerald green and pink quartz.

larger scale and limited edition.” The Orbit furniture collection, for example, encompasses a chair and an accent table, both featuring an organic silhouette — rendered in resin and, as of December, available in bronze as well, marking the latest evolution of her practice.

Across product launches, a personal need or desire is a through line. At the onset of the pandemic, Frey was “baking a lot and unearthed the ice-cream maker,” she recounts, explaining how the Sculpt cake server and Pedestal petite bowl (perfect for a scoop) came to be. eight years ago, meditation became an important part of Frey’s life, prompting the launch of the 6.5-foot-high Meditation Orb. While Frey is known for designs that are both sculptural and functional, some collections, like Noodle and Landscape, are more decorative in nature. “They were sculpted with the intention of appreciating the color and how the pieces look together,” she elaborates.

She also works with hospitality clients. At acclaimed chef Alain Ducasse’s restaurants, sauces flow from Frey’s

creamers and chocolates are presented on her mini bread boards. Meanwhile, her champagne buckets are a favorite of wineries, including Napa Valley’s Realm Cellars. The Four Seasons and Edition properties use her collections at their rooftop and poolside restaurants, and at Posada Ayana, a hotel in Uruguay, custom translucent sage and pink bath products appear in guest rooms.

The journey to this point has ultimately provided Frey with a path to creative fulfillment. Now, she says, “I can really just create from my heart — things that I’m truly inspired to make.”

In 2016, San Francisco interior designer Jon de la Cruz splashed onto the Bay Area design scene with his work at Leo’s Oyster Bar, drawing designers, divas and diners who flocked to the restaurant to see and be seen against a backdrop of glitter-glass, tropical-print wallpaper and rattan furnishings.

The Academy of Art Universitytrained designer began his career more than two decades ago while working at a Michelin-starred restaurant, which left an indelible mark. Today, de la Cruz designs interiors for dining destinations like San Francisco’s Wayfare Tavern and Via Aurelia, as well as residences in the Bay Area and beyond at the helm of his namesake firm, de la Cruz Interior Design (DLC-ID).

We met up with de la Cruz at San Francisco’s Wayfare Tavern to chat about his background, where he looks for inspiration and why wallpaper remains a cornerstone of his brand.

When did the residential design come into play? I worked for residential designer Steven Volpe. He’s established here in San Francisco. He does beautiful work, and I consider him one of my mentors.

How did you get into restaurant design?

Was there a turning point where you started to develop your own design perspective? I got to round up my experience in residential and hospitality design while working for Ken Fulk. That’s where I learned how to run a circus, basically. I was design director for him for almost seven years creating experiences for people. Home Road in Woodside wanted to simplify. Most houses will have a formal dining room and a kitchen with a breakfast room. For this project, however, we married all of that into one function, turning it into a big, beautiful entertaining kitchen — an informal place where everyone could gather. The client wanted modern, dark cabinets and a dining table to seat 14.

We took inspiration from an Olson Kundig House in Ketchum, Idaho, that the client asked me to tour. There was a screen that would come down and separate the kitchen from the open dining room to block the view of any kitchen mess — a modesty panel, if you will.

The design is a nod to Italian Rationalist architecture. My aim was to channel touchstones of Italian style to create a palette rooted in antiquity yet current today — vaulted ceilings; frescoed plaster patinas; and burnished, time-worn tones like olive, terracotta, ochre and blue juniper.

which also opened last year in San Francisco. The restaurant is located in the Financial District, but historically, it happens to be on the Barbary Coast.

Some downtown buildings have ships buried underneath them. A mural downstairs recalls what the scene might have been during the Barbary Coast era. It’s printed on gold leaf paper to further allude to the Gold Rush. We also referenced local history by painting the iron columns and rivets in the downstairs space the color of the Golden Gate Bridge. The serpentine green of the bars and the kitchen counters is a reference to the grand historical banks found in the Financial District.

One of my other conceptual muses was the board game Clue. When we started designing Wayfare four years ago, I looked at the floor plan and the first thing I thought of was Mrs. Peacock in the dining room with a knife. It was like a game board with all these different spaces that each needed to function in a different way. I wanted to make the rooms feel a little different but still connected, almost like a residential mansion. Wallpaper, and

Where do you find inspiration?

Travel. Travel. Travel. I’ve been to Palm Springs a lot lately, and I like going to Dallas, New York, LA and Seattle. I try to go to Italy every other year. Italy is where my heart is. My next stop will be Bologna.

How does your residential and restaurant design work intersect?

It’s all about relationships, communication and serving people, whether you’re serving them a plate at a restaurant or designing their house. You try to understand and anticipate their needs and make them happy. That’s really why I do this.

TUCKED INTO THE HILLS OF MARIN COUNTY, a striking new residence deftly settles into its surroundings. San Francisco-based architect Andrew Mann designed the 7,000-square-foot, four-bedroom home for a local couple seeking a retreat that felt gracious, welcoming and deeply connected to its woodland setting.

The hilltop property came with steep topography, sweeping valley views — and a rambling old vacation home, built in First Bay Tradition style in the 1890s for a San Francisco family. Even though the home didn’t meet the standards for historic preservation, Mann saved the oldest part of the house, with its steep rooflines and signature gables, while completely rebuilding the inside and expanding the footprint.

“We essentially picked up the existing house, turned it, and moved it to the edge of the ridge to optimize the quintessential California views and allow for additional outdoor space with a pool and pool house,” Mann says. “We kept the form and the character of the original structure, but we rebuilt it entirely to create something luxurious and elegant.”

The resulting home feels at once grounded and light-filled, blending traditional wood gables and cedar siding with sleek metal finishes and rectangular shapes for a contemporary feel. Materials like wood, stone, bronze and copper were chosen for longevity and tactility.

The patinated stainless steel roof, which mimics the look of zinc, is intended to complement the surrounding metal finishes, even as they evolve over time.

Interior Designer Antonio Martins traces the idea for the metal window and door casings back to a dark bronze sculpture he once saw on his travels. “It all began with that piece, “he says, “I love the texture and the richness of the bronze — it has this timeless feel that’s so beautiful.”

Floor-to-ceiling glass also keeps the stunning natural surroundings everpresent. Even the primary bath opens to a private sun deck. “We’re interested in views through spaces to the outdoors,” Mann explains. “There’s always a visual anchor, whether it’s the garden, a sculpture or just the light coming through a specific opening.”

The house, built by San Franciscobased Oarcon, feels warm and welcoming despite its impressive scale. One of Mann’s primary goals was to design the home in such a way that it could flex between everyday family living and largescale entertaining. The homeowners, who often host gatherings with friends and extended family, wanted spaces that could adapt, whether hosting an intimate weekend brunch or a dinner party for two dozen guests.

That balance plays out in the elongated dining room, which opens onto the trellised pool deck via expansive, multipanel sliding glass doors. Close the doors, and the room becomes a formal space framed in bronze; open them, and the space flows effortlessly into the sun-drenched courtyard and alfresco entertaining area. The spacious kitchen can also be closed off from the dining room via pocketing textured glass doors.

In the same vein, the home’s circulation plan invites both movement and moments of pause. Mann designed a central hallway that gives a sense of order to how the spaces are organized. It acts as a strong axis through the home, guiding occupants through a series of spaces — the living room, family room and dining room — that shift subtly in mood and light. The hallway ends in a quiet garden courtyard with a stone Buddha sculpture that invites stillness and reflection.

and stunning craftsmanship set the tone for what’s to come. Constructed to look like a seamless piece of metal, it was designed by Martins and fabricated and installed by Oakland-based IronGrain.

Throughout the home, Martins curated a quiet palette that mirrors the peaceful landscape outside. “These are spaces meant to be lived in,” he says.

“We avoided anything too trendy or fashionable. We focused on quality and timeless materials that would give the home longevity.”

Clean lines, natural materials and thoughtful craftsmanship are on display in every room. A bronze fireplace mantel sculpted with tropical leaves

by New York-based artist Gianluca Pacchioni is the centerpiece of the living room. The family room ceiling is clad in linen panels. In the kitchen, custom cabinetry by San Francisco’s StudioBecker is complemented by the marble countertops and backsplash and a custom steel hood crafted by IronGrain in Oakland. And over the dining table, a custom-made chandelier by David Wiseman — designed to mimic a branch from one of the property’s ancient live oak trees — brings the outdoors inside, in stunning fashion. “In every room, there’s at least one piece that’s exceptional — something that could be a collector’s item in 10, 15 or 20 years,” Martins says.

Outside, the team used the architecture itself to define a series of outdoor “rooms” — spaces that feel deeply rooted in the surrounding terrain — rather than relying on fences or walls.

That connection is reinforced in the landscape design by San Francisco-based Strata Landscape Architecture.

team at Strata worked hard to preserve as much of the original plantings as possible, along with several significant trees, including Japanese maples, mature oaks and redwoods. “Every plant selection was made to complement the existing palette while adding seasonal color and visual interest,” says Todd Cole, a landscape architect with Strata.

A focus on sustainability informed the use of solar arrays and a battery system aimed at reducing long-term environmental impact. And, given the risk of wildfires due to the home’s North Bay location in a remote area surrounded by old redwoods, conifers and oaks, Mann integrated a subtle exterior sprinkler system designed to coat the building and nearby vegetation in a nontoxic fire retardant if activated.

“It’s a technical feature, but also a design one,” he says. “That kind of resilience is part of how we adapt architecture to place now.”

In the end, what sets the home apart is the way it feels inextricably tied to its location. From the preservation of part of the property’s original structure to the integration of topography, Mann’s design feels natural and thoughtful. “To me, this house embodies what I strive for in my work,” he says. “It’s personal, and it’s connected to the landscape. It’s about craft, detail and rigor. And, it’s rooted in its place. This is a house that wouldn’t feel right anywhere else.”

n the site of a former ranch house in the Los Altos Hills, a tailored farmhouse-style residence now serves as hub for gatherings of family and friends. Conceived by architect Catharine Fergus Garber and her team at Fergus Garber Architects (FGA), including architect Sneha Avargerimath, the taupe stucco-clad structure is crowned by a gray standing seam metal roof and features multiple zones for entertaining, both in the expansive, lofty great room and outside around the pool.

The clients, a couple with two young sons, “had relatively few programmatic requirements as far as families go, but they wanted to optimize the entertainment aspect of their lives,” Avargerimath says. To help them refine their vision, the architects and the clients visited three FGA projects together early in the design process. “One house had entertaining spaces on both sides of the living and dining room, and that appealed

to them greatly,” Garber recounts. Smaller bedrooms, in favor of a more expansive great room, was another takeaway from those visits. “Everything else was malleable to support the entertainment parts of the house,” Avargerimath adds.

(The ability to host dance parties — complete with a deejay, catering and a bar — was often mentioned.)

To determine the perfect location and orientation for the ground-up project on the flat 1.1-acre property, FGA took an empirical approach, because even in Silicon Valley, technology such as drone photography doesn’t always suffice. “We spent quite a bit of time standing on the roof of the existing one-story house,” Garber recalls. “Siting the new house

around a mature oak tree was a pivotal starting point.”

From the get-go, FGA collaborated with landscape architecture firm Collin Jones Studio to “position the house in a way that maximized privacy, preserved existing trees and captured key views,” Garber says. In the front yard, the oak tree not only makes a majestic first impression, but it also provides welcome shade for alfresco gatherings.

To achieve the clients’ goals, FGA also worked alongside general contractor von Clemm Construction and interior design firm Studio JYO. The 4,700-squarefoot house is T-shaped, encompassing four bedrooms and three-and-a-half bathrooms: The stem holds a vaulted great

room — kitchen, dining and living areas — while the two-story crossbar is largely designated for sleeping quarters. The great room, which has four sets of French doors, opens onto the front porch and lawn on one side, and the covered patio and pool on the other. A poolside ADU offers an extra 500 square feet.

A striking 5-by-8-foot aluminum-clad pivot door defines the primary entrance, leading into a foyer that essentially divides the home’s public and private zones. Nearby are the stairs, designed

quiet sense of drama and movement, distinguishing it as a focal point,” she explains. On the lower portion of the stairs, the treads span from wall to wall with floating steps integrated on the right side only, creating open surfaces on the opposite side, perhaps to display artwork.

Oh was also tasked with bringing warmth and texture to the rooms.

The wife “made it very clear she didn’t want to live in a white, modern box,” the interior designer says. Hence, Oh selected earthen tones like olive, rust, orange and eggplant for accessories and furnishings. In the living room, the curves and caramel hue of the Muse sofa from Design Within Reach counterbalance

the linear architecture. Throughout the interior, Oh kept the wood tones light, introducing black accents for depth and sophistication.

White oak cabinets, ceilings and floors yield a uniform backdrop. In the great room, the repetition of various materials further lends cohesion. The kitchen features a backsplash and countertops composed of Macchia Vecchia marble, along with oak wall paneling and cabinetry crafted by Henrybuilt. The latter, which was customized onsite, includes oil-rubbed brass details. On the opposite end of the great room, the fireplace, with its oak, marble and oilrubbed brass surround, “elegantly mirrors the design language of the kitchen,” Oh observes.

Given the clients’ penchant for entertaining, Oh aimed to “create a series of flexible seating zones that could accommodate a range of activities and social dynamics,” she says. “We designed groupings that encourage guests to come together or naturally break off into smaller, more intimate gatherings.” The

back patio, for instance, offers distinct sections for dining, lounging and relaxing on chaise lounges.

Overlooking the pool and backyard, a steel arbor is embellished with willow panels overhead that were custom fabricated by The Willow Farm — at once functional and decorative. “I wanted to use as organic a material as possible to mitigate its size and strengthen the indoor-outdoor connection,” explains landscape architect Collin Jones. “Also, the quality of the shade that the woven willow casts is wonderful, and the shadow patterns are rich and interesting.”

Across the pool, additional loungers beckon. Meanwhile, a firepit anchors another casual seating spot. “With young, active children and a lifestyle centered around frequent entertaining, the clients needed a layout that could seamlessly support both vibrant social events and quieter moments of relaxation,” Oh says.

With the children — and thus, durability — in mind, Oh ensured none of the interior or exterior furnishings were “too precious or fragile” by sourcing many

pieces from retail brands such as CB2, West Elm and Design Within Reach. “I employed creative strategies to make these pieces feel bespoke and refined,” she says.

Case in point: The live-edge walnut Mars dining table from Sobu, for which Oh collaborated with Jafe Custom Finishing on a custom gray-washed stain. “This subtle yet impactful modification transformed the piece, elevating it from a simple retail item to a centerpiece that feels both intentional and unique,” she says.

Indeed, such meticulousness on the part of all of the firms involved in the project turned what is, in Garber’s words, “a straightforward building plan,” into a singular abode. Take the door thresholds. Rather than comprising aluminum, custom thresholds were made with Pistache limestone, the hardscape material for the patio. “It’s one less transition material between the inside and outside,” Avargerimath says. “You recognize it as a higher-end detail on homes that are custom. We push for those details because they really make a difference.”

A

1925 Spanish Revival home in San Francisco’s Sea Cliff neighborhood held undeniable charm on the outside: red tile roof, arched windows and a lofty location overlooking the Golden Gate Bridge. But inside, the layout told a less romantic story, with cramped rooms, disjointed spaces, and an oddly placed staircase that obstructed the very views that made the location so desirable.

For homeowners Linda and Chris Conner, it was a classic case of falling in love before fully realizing the scope of the project at hand. “On a whim, we took a field trip to the city one Sunday in August just to look at some open houses,” Linda recalls. “Never in a million years could we have anticipated making an offer 72 hours later.”

After nearly two decades in Palo Alto, the empty nesters were ready for their next chapter — Chris more so than Linda, who had just finished a major remodel on their previous home. But when they stepped into this Sea Cliff property, something clicked. “Walking into this house for the first time, there was something that immediately hit me with memories of my grandparents’ home,” says Linda, whose family hails from the Boston area and spent summers on the coast in Rockport, Massachusetts. “Maybe it was the foghorns or the smell of the ocean, but even some of the finishes and architectural elements elicited a sense of familiarity.”

That sense of familiarity — with

a Pacific Ocean twist — became the emotional foundation of the project. The physical foundation, however, needed serious work. The home had been in the same family for nearly 60 years and had fallen into a state of disrepair.

Urgent upgrades included less glamorous elements: all new plumbing, electrical and seismic retrofitting.

The Conners lived in the house for over a year before starting construction, a decision Linda calls “one of the best we made.” From an old window that fell off when they opened it to rainwater pouring through a ceiling light, the experience offered valuable insight. “Our ideas for the remodel on day one versus 18 months later were significantly different,” she says.

CKA Architects’ Chris Kummerer and Emilie Blase of Menlo Park, both of whom had worked with the Conners on previous projects, immediately saw the potential. “The biggest priority was to really maximize the view and move the living spaces to the back where the view is,” Kummerer says. The home’s layout — a byproduct of its era — divided the space into many small, closed-off rooms, including a tight kitchen with minimal counter space and limited storage.

The team, which included John Murphy of Macnamara Construction, removed the awkward stairwell, opened up the main level and reconfigured the floor plan. “We abandoned the stair and used that square footage to put the day-today living spaces at the back of the house,” Kummerer explains. They also excavated the previously unfinished basement, adding over 1,000 square feet to include a game room, laundry, guest suite and garage — all integrated with the rest of the house via a new, more thoughtfully placed stairwell. The result is a seamless connection between inside and out with all four floors gaining some part of the Golden Gate Bridge view.

Though Linda initially thought she’d just need “some adult supervision” on

furniture, it quickly became clear this was a full-scale design job. “It took about 72 hours for us to realize we were in over our heads,” she says with a laugh. That’s when interior designer Laura Elliott of Bay Areabased Refined Interiors came on board.

Elliott worked closely with the Conners to source everything from hardware and stone to paint colors and custom murals.

“They basically said, ‘Can you just handle all of the pretty stuff?’” Elliott recalls. Still, Linda and Chris remained collaborative throughout the process. “They wanted their home to be beautiful and impressive, but also with a pop of humor,” Elliott says.

and cheeky blowfish wallpaper in the bathroom.

The newly opened kitchen and family room is now the heart of the home. What was once five rooms is now one. “We love to cook, have our family over, entertain friends and watch the pelicans fly by,” Linda says.

Just off the dining area is a formal living room painted in Benjamin Moore’s Van Deusen Blue — a space Linda especially cherishes. “The serene blue walls, the stunning original ceiling beams, the curated bookshelves and cozy fireplace make Sunday mornings a peaceful ritual,” she says.

Upstairs in the top-floor “Crow’s Nest,” original beams and a nautical palette nod to Linda’s Boston roots. “That room has a very East Coast beach house vibe,” Elliott says. “We even painted the hardware a silvery color to bring out that nautical feel.” It’s one of the couple’s favorite spots with a cozy Camerich Nature Sofa offering everyone who sits a spectacular view. “When the sun is setting over the Pacific Ocean to the west, and the vibrant orange glow hits the Golden Gate Bridge, it’s literally pure magic,” Linda says.

Throughout the home, heirlooms from Linda’s family add character and history. A stagecoach-era Wells Fargo safe, a Louis Vuitton trunk from 1885 once owned by Linda’s Parisienne great-greatgrandmother, and the infamous “Prisoner’s Chair” — a 17th-century oak chair complete with hidden leg irons — are just a few of the standout pieces. “That chair lived in my grandparents’ Boston home for decades,” Linda says. Carved in elaborate detail, the chair offers an invitation to “sit and rest.” “Today, the chair holds a commanding spot where unsuspecting guests get quite a surprise when the leg irons drop!” Linda notes.

For Elliott, incorporating these storied pieces was a new challenge. “I was so scared at first,” she says. “But the chair

worked so well with the architecture of the home and added so much interest to the living room — even though everything else is more contemporary.”

Chris’ own photography also plays a major role. Elliott discovered one of his photographs — taken on an African safari, just as a small crane touched down among a group of towering elephants — while

flipping through one of the couple’s travel albums. Wanting to ensure a diverse mix of artwork, Elliott worked with a creator to turn the striking image into custom wallpaper she displayed in the new game room. “It’s one of our favorite elements in the house,” Linda says.

Reflecting on the transformation, Linda sees the home as a serendipitous

gift. “The move to San Francisco wasn’t planned, as we had no real intention of leaving Palo Alto when we did,” she says.

“But we feel a lot of kismet.”

The house succeeds in feeling both elegant and unpretentious — a home that holds space for children, friends and dogs.

“It’s beautiful, comfortable and not too fancy all at once,” Linda says.

n a region dominated by white farmhouses, a custom home on Sonoma’s historic east side paves the way for a new architectural path. Its natural modernism stands apart, yet its soul remains pure wine country: earthy, honest and thoughtfully built with sustainability in mind.

The home is the work of Ridge Design and Build, a family-owned firm led by siblings Allegra Diggins and Aaron Tudisco, and Tudisco’s wife, Sena Tudisco.

The team handled nearly every aspect of the project, from the architecture and construction to the interior design and landscaping.

“The aesthetic is modern organic with a strong sense of place,” Allegra says. “It’s grounded in natural materials and soft neutrals with clean architectural lines and curated textures that feel elevated but approachable.”

The moment you step inside the U-shaped, 7,000-square-foot home, designed around a central courtyard and pool, it’s clear that every decision was made with purpose and perspective.

Floor-to-ceiling windows line nearly every wall, capturing stunning views of the surrounding vineyards and scenic Sonoma hills. “The rear courtyard became the heart of the layout,” Sena says. “It allows for nearly every room to open to the outdoors and makes the most of the site’s natural light.”

The material palette throughout is restrained but richly layered. Ceilings are clad in hemlock from Delta Millworks, while brass details punctuate door hardware and light fixtures. Softening the streamlined architecture, lime-washed walls, hand-troweled plaster and white oak cabinetry create a warm, lived-in feel.

Even in the design’s restraint, the Ridge team embraced whimsy and variation.

The first impression is made in the foyer, where a cobalt blue Arcade console from Martin & Brockett, sourced from 1stDibs, anchors the space with a sculptural Noctambule floor lamp from Flos. A mix of terracotta pottery and a Queensland bottle tree (Brachychiton rupestris) are just a few of the organic surprises woven throughout the light-filled home. Celebrating Sonoma’s oenological roots, a 20-foot wine vault, ambiently lit at night, stretches across one wall that connects the foyer to the main space.

At the center of the living space is a dramatic fireplace, a sculptural moment anchored in Madeirus quartzite sourced from Brazil, a stone rich in green tones with warm brown veining. At night, LED lighting from above casts a soft glow, enhancing the earthy lime plaster surround and revealing the thoughtful curvature that gently pulls the fireplace into the room. “We wanted to evoke this feeling that it just kind of fell from the sky,” Aaron says. “It’s my favorite detail in the entire house.”

Beyond the fireplace, the main living area spills into a “show” kitchen. The separate caterer’s kitchen is outfitted with double ovens, a hidden dishwasher and beverage drawers. This dual setup keeps the main kitchen pristine during gatherings, which aligns with the home’s

purpose as a second residence.

The home includes five bedrooms, each with an ensuite bathroom “We made each bathroom a little different,” Aaron says. “We used similar palettes but shifted materials.” Skylights flood the spaces with natural light, enhancing their serene, spa-like atmosphere.

The primary suite is a masterclass in merging architecture and furniture.

A bouclé Alcova bed from Conte Casa inspired a custom backlit architectural wall that elevates the space. “It’s a great example of how we let furniture guide the design,” Allegra explains. “We pulled from Italian brands like Nicoline and Ditre, vintage finds and local makers to create a balance of lived-in and refined.”

by Clé embellish the bathroom, and an additional lounge room offers versatility as a gym or media escape. An outdoor fireplace clad in earthy brick creates a warm gathering point, mirroring the design language of the main house.

The outdoor areas are designed to be an extension of the home’s indoor spaces. The pool, visible from nearly every room, is the focal point, inviting the homeowners and their guests to dive in from spring to fall.

Drought-tolerant landscaping composed of olive trees, agave and boxwood ensures sustainability is key. “We try to really tie into zero-scape as much as possible,” Aaron explains. The property also features wells, a rainwater capture system and solar panels.

In all aspects of the project, the team ensured no element was overlooked — from the concealed HVAC registers to the soft-close custom doors — reinforcing Ridge’s ethos: no corners cut, every box checked. Even the baseboards, made from slim white oak planks, are thoughtfully inset beneath the drywall, eliminating visual clutter and creating a seamless transition between floors and walls. “My father always taught us that quality comes first,” says Aaron, referencing the late Alan Jay Tudisco, founder of Ridge Design and Build. “We still carry that mandate into every detail.”

Perhaps what makes the home truly exceptional, however, is how much of it is personal. “It was definitely collaborative — equal parts creativity, decision-making and group text debates over tile samples,” says Allegra with a laugh. “Working as a family meant we could move quickly, trust each other’s instincts and also laugh through the occasional ‘spirited’ discussion.”

Aaron echoes that sentiment, adding: “This was a chance to honor our dad. We learned so much from him — how to do things the right way. That shows up in every decision we made.”

OUTDOOR LIVING MAY BE TRENDING EVERYWHERE, but in the Bay Area, it’s something else entirely. With soft, sloping hills, gorgeous bay views and golden-hour light made for lingering, it’s no wonder local homeowners are rethinking their exterior spaces as true extensions of the home.

To find out how to make the most of these alfresco spaces — whether you’re starting fresh or updating what you’ve got — we turned to some of the region’s most thoughtful architects and landscape designers. Their tips go beyond the basics, offering smart, stylish and surprising ways to elevate the way you live outdoors.

1 START WITH A STRONG

INDOOR-OUTDOOR CONNECTION

Designing a truly inviting alfresco living space starts with rethinking the threshold between indoors and out. When done well, the transition is so smooth you almost forget where the indoors end and the outdoors begin.

“The use of large-scale sliding glass walls has transformed how we connect interior and exterior living areas,” says architect Frederico Engel from San Francisco-based Butler Armsden Architects. For one of his recent projects in Marin along Richardson Bay, he incorporated entire walls of double-pane glass doors that slide open to link the great room with an outdoor kitchen and terrace, creating an expansive indoor-outdoor space with wow-worthy water views. One clever touch: a mirror placed on the wall of the outdoor dining area. “Someone always ends up facing away from the view at a dining table,” Engel says. “The

mirror reflects the water, so even if your back is to the bay, you still get to enjoy it.”

Mill Valley architect Chris Dorman of Dorman Associates takes a similarly holistic approach to connecting indoor and outdoor spaces. In a Mill Valley remodel, he replaced the home’s traditional doors with pocketing glass panels that disappear completely into the walls. “When you open the doors, the line between inside and outside is gone,” he says, “and the usable living space of the room is essentially doubled.”

Materials play a subtle but important role in blurring the indoor-outdoor boundary. Engel often uses stone or porcelain tile with a natural limestone look to continue flooring from the interior to the patio. “With the porcelain, you get the timeless feel of limestone without the staining or maintenance,” he says. “It makes the space feel unified, and it holds up to the elements.”

2 DESIGN FOR WELLNESS

More than ever these days, homeowners are looking to their yards and gardens not just for beauty, but for balance. For San Francisco-based landscape designer Katharine Webster, that starts with intentional choices that engage the senses and create calm.

“It’s not just what the yard looks like; it’s also about how it makes you feel,” she says.

For a family ranch getaway in Sonoma, Webster designed an open meadow space where her clients — multiple generations from the same family — could gather, stretch or simply unwind.

“It feels very open, but also quiet,” she says. “It gives people room to breathe.”

She often incorporates layered plantings including grasses and perennials to create movement, rustling textures and softness.

Water features, too, can make a space feel alive, enchanting and meditative. And when it comes to poolscapes, Webster says they should feel like “a garden you happen to be swimming in,” vibrantly framed with beautiful plantings and deftly integrated into the landscape.

Landscape architect David Roche of Sonoma firm Roche + Roche also notes a growing interest in health-focused, spalike amenities. “More and more clients are asking for cold-plunge tubs, hot tubs and saunas, and that’s something you can do even in a small backyard,” he says.

To infuse a little wellness into your own outdoor area, tuck

a few herbs or veggies into an edible garden bed or add a bench under a shady tree for quiet and reflection. “Landscapes aren’t just about beautiful environments,” says Webster, “they’re also about helping people expand themselves.”

3 MAKE COMFORT A FOUR-SEASON PRIORITY

In the Bay Area, outdoor living doesn’t stop when the temperature dips. “It’s a climate where you can be outside most of the year, but you still have to design for it,” says Engel. That means planning for shade, shelter, warmth and lighting.

“If it’s dark, cold or windy, people go inside,” Dorman says.

“But if it’s lit, warm and inviting, they’ll linger.” Firepits — whether built-in or freestanding — can go a long way in making outdoor spaces cozy and communal and are still in high demand.

“They’re often the first thing people gather around,” Dorman says.

One smart solution Engel often uses to maintain climate comfort is a motorized louvered pergola system. “It has a rain sensor and can open and close depending on the weather or the amount of sun you want,” he explains. “It gives you a lot of flexibility — shade when you need it, openness when you want it, and protection if it rains. It’s great for year-round use.”

For cooler months, Engel often recommends installing radiant heaters directly into a pergola ceiling, especially above dining tables or lounge areas. “They’re tucked in and not super visible,” he says.

“You get this nice ambient warmth without bulky portable heaters.”

4 THINK IN ROOMS, NOT JUST ZONES

One of the most effective ways to elevate your outdoor space is to treat it like the interior: with distinct rooms designed for specific purposes. Whether it’s dining, lounging, cooking or soaking up the sun, defining how each space will function brings clarity and ease, even in a compact yard.

“People understand how to use a room, so when you give outdoor spaces that same structure, they immediately feel more welcoming,” Dorman says. In his Mill Valley project, he collaborated with a landscape architect to create three distinct outdoor “rooms”: a dining area under a shady trellis, a lounge with a firepit and a kitchen. Each space had its own identity but shared materials, lighting and visual flow. “When you walk through it, you’re moving through experiences, not just furniture,” he says.

In a property with stunning views overlooking Napa designed for a family that loves to entertain, Roche used broad steps and subtle shifts in elevation to guide guests between a sunken area with custom lounge chairs, an open-air dining space and a tucked-away firepit — all oriented toward sweeping valley views. “It doesn’t have to be a huge space,” Roche says. “It just has to feel intentional.”

Recreational features can enhance a sense of purpose, too. Play areas — like the bocce court Roche discreetly placed behind a

hedge or the tennis court Webster nestled among oak trees — can serve as their own destinations within the landscape and add an extra layer of fun.

5 STYLE SUSTAINABLY

Sustainability in outdoor design is about making intentional choices from the ground up. “Reclaiming materials is a big part of sustainability,” Webster says. “I go to salvage yards for stone, or reuse something the client already has. I just love the story reclaimed materials add to a project.”

Roche shares that ethos. “In one project, we reused old bluestone from the patio and turned it into pavers for the driveway; some of it we even cut down and used as veneer on the outdoor kitchen,” he says. “We always try to balance aesthetics with low-maintenance and low-environmental impact.”

Sustainable material choices are key. “Instead of hardwoods, we’ve been using thermally modified ash, which is durable and more sustainable,” Webster says. And when it comes to plantings, Webster prioritizes native and climate-adapted plants and grasses whenever she can. “The more we can support birds, bees and other beneficial insects, the better,” she says.

In the end, these decisions are better for the environment, and they also result in richer, more meaningful landscapes. “When we’re thoughtful about what we use and where it comes from, we end up with outdoor spaces that really reflect a sense of place,” Webster says. It’s that same thoughtfulness that makes some of the most memorable rooms the ones that don’t have walls at all.

the modern structure. Though modest in scale as far as wineries go at only 3,000 square feet, Auteur envelopes visitors in the vast landscape beyond. A wall of windows extends across the south face of the building, and large sliding glass panels open to an outdoor patio sheltered by the sloping, metal-clad roof. Inside and out, materials including buff-colored limestone and rich wood paneling connect the building to its natural surroundings. A large fireplace in the main room invites lingering in colder months, while outdoors, Munden Fry Landscape Associates complemented the natural surroundings with windswept grasses and native plants.

The Reef House Vomo Island, Fiji Guests: 10 The year was 2020, and a family was looking for an escape from their busy lives in San Francisco. Their goal: a white sand beach; warm water; low-key surroundings; and an architecturally inspiring home that could fit all of their children as well as nannies, extra family and friends.

They envisioned a tropical compound, where they could surf, swim and explore the local towns and then reconvene in the evening to watch the sunset. On the advice of a friend, they visited Vomo, which is part of the Mamanuca Islands near the border of the Yasawa Islands in Fiji, and were instantly captivated by its natural beauty and sense of seclusion. The island is about 225 acres, with 28 resort villas and six residences. During their first

visit, they decided to build a retreat-style home that embraced indoor-outdoor living and the warm, welcoming spirit of Fijian culture.

Their dream took shape through the award-winning design of architect Mark Ritchie, cofounder of Architecture Building Culture, who had designed other homes on the island.

From the moment guests arrive in Fiji, the journey is seamless — Fiji Airways nonstop flights from San Francisco and Los Angeles to Nadi International Airport connect with a chauffeured transfer by speedboat or helicopter, whisking travelers from plane to paradise in under an hour.

Inside, the Reef House exudes understated elegance across five suites and six baths, each with its own soaking tub and rain shower. Four interconnected rooms make space for families and a freestanding master suite offers a private oasis. Retractable glass doors open up to extend the spaces outward. Villa Vista Mariposas

Just north of San Pancho, which is just north of Puerto Vallarta on Mexico’s chic Nayarit Rivera coast, two Bay Area artists have dreamed a refuge into being. What began as a family escape in the jungle has blossomed into Villa Vista Mariposas — a sanctuary where the art of nature and the nature of art intertwine. This hidden aerie sits above the Pacific Ocean near a private beach in a protected reserve that feels both close to everything and blissfully far from it all.

Eight casitas spill down the hillside, linked by meandering paths and flowerdraped terraces, encompassing five bedrooms and four and a half baths, accommodating up to 10 guests. There are two kitchens — one with an outdoor bar by the pool, which in the afternoons plays host to a bevy of birds. The other, high atop the property, plays host to spectacular jungle sunrises and sunsets.

Here sits the couples’ art studio just down the path. Another open room with a swing bed and hammocks serves as a gallery.

The resident caretaker family — gentle, warm and kind — tends the grounds, keeping the jungle at bay and standing watch over this quiet paradise. (They can also prepare simple, homestyle meals upon request, and a bilingual concierge is on call for anything else you may need.) Cell service is strong and Wi-Fi is reliable, so when night falls, you can stream a film beneath the stars. A near-private beach, shared only with a tiny eco-hotel, lies just down a rustic dirt road — 15 minutes by foot or an eight-minute drive, (four-wheel drive recommended).

t’s been a year since the Palisades and Eaton fires consumed over 37,000 acres in the Los Angeles area, tragically claiming more than two dozen lives and destroying about 16,000 structures — many of them homes. To help homeowners rebuild, Los Angeles-based Crest Real Estate launched the Case Study 2.0 program featuring a catalog of 50 single-family model homes that can be built quickly and economically. Inspired by the original 1945 Case Study program, the Case Study 2.0 homes are designed by esteemed architects from around the globe, including several firms with strong Bay Area ties, such as Backen & Backen, Geddes Ulinskas Architects, Marmol Radziner, Parco Studio and Richard Beard Architects.

“We were moved by the families in the Palisades, Malibu and Altadena communities who lost their homes to the fires,” says Geddes Ulinskas, principal at Geddes Ulinskas Architects, which was founded in San Francisco and recently opened an office in Los Angeles. “Our experience rebuilding after the Napa fires showed us firsthand how thoughtful design can help people recover and move forward without losing the special character that defined their neighborhoods.”

While updated for modern living, the Case Study 2.0 homes draw from the area’s rich architectural heritage and are designed with sustainability and fire resilience in mind. For example, Backen & Backen’s design features a standing seam metal roof, plaster walls, aluminum doors and windows, concrete accents and native plant landscaping. “Our regenerative practices department ensures we design not only for the built environment, but also for the ecological and sociocultural context of a place and the underlying resource flows that animate it,” says Patti Baker, principal architect at Backen & Backen, which has offices located in St. Helena, Sausalito, Montecito and Los Angeles.

Indeed, Case Study 2.0’s emphasis on resiliency in suburban residential design is relevant in other wildfire-prone areas as well — including here at home. “The Bay Area faces many of the same risks, from wildfires in the surrounding hills to broader climate challenges,” Ulinskas says. “Our work with the Case Study 2.0 program demonstrates just how important it is to fire-harden dense urban communities.”
