/overview One New Bailey is a new, Grade A BREEAM excellent office building, totalling 125,000 sq.ft. Consisting of eight floors of prime space rising above the banks of the River Irwell, it’s a building that plays a key role in the transformation of this previously underutilised land.

One New Bailey is the first commercial building to be completed as part of the New Bailey Masterplan; a development that creates a much needed link between Manchester’s Spinningfields, Salford Central Station and Chapel Street.

On completion, the masterplan will provide over 200,000sqm of mixed use space in this prime location.

/research Although other colleagues had worked with Taylor Maxwell before, this was the first time that architect Alasdair Mealey, Associate at Aedas, had worked with them.

His introduction came through the contractors who knew that Taylor Maxwell had the capability and range of products to provide exactly what the project required. Alasdair explained, “Our performance specification for materials was very detailed, so it was vital that the solution would be technically compliant.”

The design was complex; the Argeton terracotta and generix natural stone cladding framing systems needed to work seamlessly together.

“This was a combination that hadn’t been used before and each part was specially developed for this job. TM assured us that their proposition would work, and it did. I was impressed by the way that Taylor Maxwell could offer a joined-up solution.”

This confidence was reaffirmed when the system was tested to required CWCT (The Centre for Window and Cladding Technology) standards. The CWCT standards are very specific and not all systems achieve the level of compliance needed. “It was a strong solution, and it ended up being very flexible as well, which was an added benefit.”

/guide “As the client had fallen in love with the design as it was, and Taylor Maxwell had provided an excellent solution, we didn’t consider alternative systems.

We did however spend a long time reviewing and selecting the materials. Building on a site with such a rich industrial heritage, meant that all our choices had to have meaning. For example, when we were looking at the Argeton terracotta cladding, there is a historic Grade II* listed rail viaduct a very short distance from the building, part of the overall masterplan site, so it was important that we colour-matched with that. We achieved this by recreating an obsolete British Standard paint colour and applying it as a special glaze to the terracotta. When it came to the colour of the generix stone cladding that was to be used, we visited the quarry in Italy, with the client team, to ensure we got it exactly right.�

/provide Due to the amount of thought that had gone into how the choices would work together, installation was relatively straightforward. Andy Barker of SIMCO agreed, “As installers, we need to have confidence in what has been proposed, so we are always happy to work with Taylor Maxwell. They have the experience and expertise that ensures the solution is fit for purpose. They are also very easy to work with. Although this configuration had never been used before, the system is a good one, and one that I would definitely use again.”

Alasdair is very proud of the end result and says it has been incredibly well received.

“One of the great things about One New Bailey, is that it has already lifted the area. The fact that the majority of the space has been snapped up by two prestigious tenants, even before it was complete, speaks volumes” he concluded.
