Berkeley Controls provide a dedicated bureau service for multi-site retail customers for monitoring and controlling the electrical, mechanical and comfort cooling systems. Our team of mechanical and electrical engineers complete all mechanical, electrical and fabric works on site, including minor builders’ fabric works and we will liaise with other trades to ensure we undertake a seamless installation. executive summary We thank you for the opportunity to work with the Halfords Group and develop a seamless approach to monitor and control your HVAC and lighting. This approach will focus on the main HVAC equipment installed at Halfords. The data generated by our simple installed equipment needs to be monitored, analysed and acted upon in order to be effective. This can be achieved via our bureau facility based in Bristol. Our energy management solutions can be configured and adapted to suit your needs. There are no limits to the number of information points or geographical locations that can be connected to the system, making it an ideal central energy monitoring and management tool for multi-site operators. A major advantage of systems remotely reporting to a bureau, allows our operators to contact the relevant maintenance contractor with correct information on the piece of equipment that has failed. Utilising the option of on-site networking to other equipment such as AC units, faults can be identified and we can provide the correct fault code to the engineer so that they can attend site with the correct part and in doing so reduce the site time and cost. Remote access to the software within the controller’s allows bureau staff to check the temperatures and their settings (set points) and alter them accordingly in line with the guidance and authorisation of you, the client. With the ability to evaluate and remotely monitor the site specific conditions this will ensure set points are only adjusted if there is real operational need. The constant adjustment of set points leads to energy wastage, by being able to evaluate the information of all aspects of site conditions remotely allows us to investigate and interrogate the system as whole, in many case the fault lies with a failure of equipment, the adjustment of the set point has no operational benefit. If your need is to meet energy targets, or to generate new efficient environmental control strategies then discussions with our specialist engineering team would allow the opportunity for a control plan to be evolved and put into action, so you can relax in the knowledge that your system is being controlled and securely monitored with your best interests in mind. 1 introduction 1.1 Objective A Building Energy Management System (BEMS) will be supplied, configured and commissioned by Berkeley Controls to provide control of the store heating and ventilation plant and lighting. As a result, enhanced climate control of the store will be achieved as well as substantial savings on energy and maintenance.

2 system integration 2.1 Trade Lighting The trading lights operate at full lighting level on the Mode Lighting System via a 10 channel switch. The lighting will be activated when the intruder alarm is unset. The building lights will be off when the intruder alarm is set.

2.2 Window / Signage Lighting The window/Signage lights operate at full lighting level on the BEMS Window time clock being active. The window/ Signage lights arte switched off when BEMS Window time clock is inactive.

We can potentially operate a 1/3 2/3 basis via a RS232 connection in the Mode Lighting panel. This is only available on certain Mode products.

2 system integration 2.3 Intruder Alarm The intruder alarm is monitored via the BEMS. The heating and ventilation plant is disabled when the intruder alarm is set as well as the lighting.

2.4 Air Conditioning Units The air conditioning units are interfaced into the BEMS. The BEMS then optimises the running of the units to provide an energy efficient operation as dictated by the showroom temperature as monitored on the return air temperature sensors located on the air conditioning units or local air temperature sensors The air conditioning units operate during the BEMS trading time clock being active no fire alarm condition and the intruder alarm being unset. The BEMS integrate to the following air conditioning unit functions:-

Note: Both air conditioning units operate on their respective temperature sensors. The above description of operation may alter slightly dependant on the manufacturer of the units installed.

2.5 Entrance Door Heaters The entrance door heaters are interfaced into the BEMS. The BEMS optimises the running of the units to provide an energy efficient operation as dictated by the showroom temperature (i.e. the main heating will be provided by the showroom air conditioning unit while the door heater will operate the fan pending the season. The heating of the door heater will then be switched on if the respective showroom temperature cannot be maintained by the AC unit alone – pending the season). The entrance door heaters operates during the BEMS trading time clock being active no fire alarm condition and the intruder alarm being unset.

2.6 Heat Recovery Main Ventilation Fans

The ventilation fans are interfaced into the BEMS. The BEMS then optimises the running of the fans to provide an energy efficient operation as dictated by the following:• Showroom temperature Level

The full array of unit fault codes is monitored. Therefore, the engineer attending site to maintain the units has full knowledge of the site status.

2.7 Back Office / Warehouse Extract Fans The fans operate during the BEMS trading time clock being active no fire alarm condition and the intruder alarm being unset.

2.8 Toilet Fans The toilet fans operate during the intruder alarm being unset and no fire alarm condition.

2.9 Gas Appliances Gas appliances can be configured so that if the Extract system is not running then the appliances will not fire until a proving switch is triggered.

3 store interaction facility 3.1 Electrical Power Meter The BEMS monitors the HVAC plant electrical consumption via a volt free pulse on the electrical meter or using a modbus electric meter. This is dependent on the premises having meters.

4 bureau facility 4.1 Bureau Monitoring The bureau monitoring is supported by the use of web based graphical and text based pages.

4.1.1 Time clocks The time clocks within the site software is checked on a regular period to ensure that the plant is switched correctly. This assists in trimming time schedules, to make an energy saving.

4.1.2 Temperatures The temperatures are monitored on a site to ensure that the plant operation is correct. This also assists in the system analysis (if temperature is drifting away from the set point, analysis upon the system can tell you where the failure is and where rectification can be organised upon the heating and ventilation and air conditioning systems).

4.1.3 Plant operational times The plant operational times are monitored via the use of software hour run meters. All items of plant have a life expectancy cycle. By utilising the plant operational times, alarms can be raised to notify contractors of maintenance tasks.

4.2 Alarm Reporting

4.4 System Interrogation

4.2.1 Equipment Fault Reporting

The bureau staff personnel are trained to a high level to allow them to access the engineering level program within the BEMS controllers remotely. This allows the engineers to alter parameters within the program (override values). This assists contractors on site when performing maintenance tasks.

The site BEMS system is set to dial out to notify the bureau staff of a plant/equipment failure.

4.2.2 System Fault Reporting The site BEMS system is set to dial out to notify the bureau staff of a system failure. Detailed below are some examples of system failures: • BEMS Communications failure • BEMS I/O Controller failure • Health and Safety failure

4.3 Bureau Alterations The bureau monitoring is supported by the use of graphical and text based pages.

4.3.1 Time clocks Having access to the BEMS software within the controllers, allows the bureau staff to access time schedules and alter them accordingly. The times are altered typically to encompass holiday periods and extended hour periods (early or late operations).

4.3.2 Temperatures Having access to the BEMS software within the controllers, allows the bureau staff to access temperature settings (set points) and alter them accordingly. The set points are altered to the client’s requirements for comfort levels and also energy levels.

4.5 Software Engineering Upgrades The software within the BEMS controllers can be fully reprogrammed from the bureau location without having to attend site. This will allow the bureau staff the facility to: • Upgrade software to client’s requirements • Alter software to encourage energy savings after a site profile has been created • Reprogram on a system crash (typically caused by high electrical spikes on the transmission line)

4.6 Technical Help Desk The technical help desk employees are trained to provide a varied solution from: • Basic phone support - Interaction with the site staff to alter the system parameters to suit the site requirements • Technical phone support – Interaction with the site contractors to rectify site issues by altering the software or via discussion to source a solution

5 system evolution 5.1 Bureau Connection The bureau can be connected to the premises in different variations. All items detailed below have been tested for full compliance:• Standard modem connection via hardwired telephone network • GPRS modem connection via a mobile telephone network • TCP/IP connection via the World Wide Web.

5.2 System Expansion The Building Energy Management System is configured to allow simple expansion. This will be achieved by simply adding further BEMS devices, wireless devices or third party protocol devices.

6 energy savings 6.1 Conclusion The above would typically yield a saving between 10% and 25% of the annual electrical energy consumption.
