New Te Aroha centre draws closer Kim Newth Te Aroha’s new $4.75 million events centre, under construction at Boyd Park, represents the culmination of years of discussion, planning and determined community fundraising. When the centre was first mooted six years ago, the town swung into action to raise the necessary funds to get its own dedicated sports, function and conference facilities. Community support has been unflagging over the years, with a charitable trust leading the mammoth fundraising effort. The Matamata Piako District Council provided $2 million for the multi-purpose facility, but the rest has had to be raised from other sources. The hard work is now coming to fruition as foundations are completed and the first precast walls installed. Building work is due to be completed by mid-July, followed by development of the car park area. The centre, due to open in late 2016, will house two full-size netball/basketball courts and space for up to eight badminton courts. It will also boast a conference/theatre room with seating for up to 160 people. “It has been a huge commitment and a lot of work, but we have stuck to our guns the whole way,” says local dairy farmer Paul Williams, spokesperson for Te Aroha Events Centre Charitable Trust. “We’re a small town that has raised a lot of money. It is so exciting to have reached this point.” Meat processor Silver Fern Farms pledged $500,000 to the project to secure naming rights, with other big donors including Trust Waikato ($370,000) and the Lotteries Commission ($750,000). The Lion Foundation gave $150,000 and the NZ Community Trust $25,000. An annual calf-rearing drive by local farmers has alone raised $160,000 for the centre. A motorcycle poker run, held for three years in a row, has been another successful community fundraiser. Several high profile sportspeople also gave their time as guest speakers at social fundraising events, while a house-building initiative in the town raised $55,000. Thirty one members of the community have also pledged $10,000 to the centre as members of the Half Million Dollar Club. The goal is 50 members. “I think now that things are starting to happen, we will get a few more signing up,” says Paul. The project still needs another $250,000 but fundraising is ongoing and the trust is also looking at selling naming rights to the conference area and courts. Te Aroha has a proud record of sporting accomplishment but has always lacked a modern facility.
The centre will house two full-size netball/basketball courts and space for up to eight badminton courts. It will also boast a conference/theatre room with seating for up to 160 people.
“Hopefully the whole town will now get behind it. Once people can see what it is, I think they will want to form new clubs. “This is not just a sports facility either. It could be used for cultural and community events too.” The centre will also be large enough to accommodate large funerals, as well as wedding parties.
“Eight of us have served on the trust board from the start. We all know this centre is badly needed. “It has taken a long time - some thought we would never do it. Now people are stopping to look at what’s underway and starting to realise the centre is going to happen. “It will be a great asset for Te Aroha.”

Skyline Rotorua gets recipe right Sue Russell In 2015 Rotorua’s top visitor and local attraction Skyline Rotorua picked up a a stellar number of highly respected business awards; proof positive that the go-ahead company is not happy sitting on its laurels but instead continually strives for improvement. General Manager Bruce Thomasen has been connected with the Skyline group of businesses here and overseas for many years. On his return to the helm of the Rotorua enterprise back in 2012 he made it a priority to invest not only in new products but in transparent and continually evolving quality management processes that have really gained traction. “We set an objective to grow by 60% in five years and we achieved that in three years,” says Bruce. “We were surprised to see this occur but there are several external factors that play into this wonderful result,” he says. Te Rapa park continuing on track Karen Phelps Stage two of new industrial park Te Rapa Gateway is currently under construction with site works due for completion in August. Comprising 20ha the second stage of the development was released to the market in September last year. Indicative boundaries have been set for 28 sites and individual sites can be combined to create larger parcels of land, says Michael Clark, sales and marketing manager for Chalmers Properties. A 1.35ha site is already under contract in stage two which comprises six of the indicative lots. Located next to State Highway 1 Te Rapa Gateway is being developed by Chalmers Properties Ltd’s subsidiary Te Rapa Gateway Limited. The 60ha South Precinct is being developed in the five stages with stage one, 13ha offering 24 sites, already completed. Stage one of the development was opened in June 2014 by Hamilton mayor Julie Hardaker. Eight sites have already
been sold in stage one and buildings completed for Norman’s Transport & Storage and Lely NZ. Michael says that the site has been engineered to a high spec. He says that this means purchasers can be assured the sites are ready to build on with the lot of the risk of unseen factors, that can lurk beneath the ground, removed. The development includes ultrafast broadband and 11kV of power along with prepaid Hamilton City Council development contributions up to 30% of the gross floor area. Michael says there are strong covenants in place to ensure only a good mix of high quality businesses will operate in the park, protecting the value of the property. Although sites can be purchased lease options are also available with Chalmers Properties Ltd working with clients to custom design and build premises. He says proposed bus and rail links close to the industrial park along with the Rotokauri planned urban area on the opposite side of the expressway, will provide potential future customers as well as a readily accessibly workforce for businesses moving to Te Rapa Gateway. With the expressway from Hamilton to Auckland due for completion by 2019 there will be more direct access between these two cities, he says. He says predictions are that the northern part of the city, where Te Rapa Gateway is located, will continue to grow as a result of the booming Auckland market.

Ports of Auckland has recently purchased a large parcel of land just north of Hamilton to create a significant container port, he says, and other companies which have already established themselves in the immediate area include New Zealand Post, Mainfreight and the Porter Group. Stage two of Te Rapa gets underway Karen Phelps Schick Construction & Cartage Ltd is currently working on stage two of the Te Rapa Gateway project. The company has already completed the bulk of the earthworks on the eastern side of the site, which included importing 30,000 cubic metres of fill material. Schick is presently working on the completion of the wastewater and storm water reticulation and, once complete, the company will commence road construction along with footpath and berm works. Schick also completed the civil works for stage one of the project, which included construction of Arthur Porter Drive from Wairere Drive to Te Kowhai East Road. Open swales were constructed through to the large storm water wetland pond which functions as a treatment device to naturally treat storm water before it leaves the site. Stage two will involve linking the new storm water infrastructure into this system and expanding the existing storm water wetland pond by two hectares. Sam Reed, Schick’s project manager for the site, says the biggest challenges so far have been the variety of soil conditions for which Schick has undertaken its own extensive quality assurance testing to ensure specifications are being met. Other challenges included a high water table and completing earthworks on the large open area in close proximity to The Base shopping centre, which meant dust required close monitoring and suppression with water carts. Sam says the project demonstrates the company’s capabilities in terms of achieving project timeframes despite challenging conditions such as these on site. The company has had up to 20 staff working on the project at peak and the civil works are programmed for completion in August 2016. Schick was established in Hamilton in 1986 by LG and JH Schick. Patrick Peoples bought the company in 2001 and took over the reins as managing director. Schick has undergone significant growth in the wider civil construction industry since then and in the past decade the company has gone from a fleet of 12 trucks and two diggers to a fleet of over 90 heavy plant and machinery. The annual turnover has grown from $4.5 million to in excess of $40 million during this time. While the company is still earthworks and cartage specialists it now also undertakes

Fully integrated engineering and land development consultancy CKL is presently completing the contract administration for Stages 1B and 2 of the Te Rapa Gateway industrial park. The 50 hectare industrial development project is underway after the tender for the core contracting services for Stage 1B and 2 was awarded to Schick Construction & Cartage Ltd. CKL is responsible for the civil engineering design, land transfer surveying and subdivision planning services for the development as well as responding to any changes desired by potential purchasers. Green Star recognition for NZ steel Karen Phelps The New Zealand steel industry has achieved a victory - after many years of lobbying - with the Green Star building rating system finally recognising steel manufactured in New Zealand as eligible for points. “In the past Green Star New Zealand awarded points for steel only for use of recycled content,” says Stephen Hicks, general manager structural systems from the Heavy Engineering Research Association (HERA) and chair of the Sustainable Steel Council. “The Sustainable Steel Council has spent many years lobbying, suggesting that the scheme should aim to reward sustainable sourcing,” he says. When Pacific Steel closed its scrap metal plant meaning all New Zealand recycled scrap was exported, Stephen says it was recognised by the New Zealand Green Building Council (NZGBC) that change in the accreditation system was needed. After over 12 months of discussion NZGBC released MAT-8 Steel, which removes the need for recycled content and recognises both sustainable steel production and sustainable use of the steel in production processes. “Basically MAT-8 Steel has now changed from requiring recycled content at high levels to rather encourage responsible sourcing and the reduction of environmental impacts of steel building materials. “It is now a prerequisite to the achievement of any points in this credit that at least 90% of the steel used in the building is sourced from a responsible steel maker,” explains Stephen. It was in 2009 that the Sustainable Steel Council (now a part of Metals NZ Inc) was formed to promote the sustainable properties of the industry’s products and primarily to lobby the NZGBC to recognise the industry by providing achievable Green Star credits. Stephen says it has been an extensive consultation process, which has consisted of lobbying successive NZGBC groups about the sustainability of New Zealand steel production and downstream processing. “At all times we have been conscious of the need for the rating/credit to drive improvement and innovation not just to recognise the status quo,” he says.

“It is now a prerequisite to the achievement of any points in this credit that at least 90% of the steel used in the building is sourced from a responsible steel maker.” The Sustainable Steel Council along with the Building Research Levy also provided seed funding to support the development of the Australasian Environmental Product Declaration (EPD)
Programme, which is a joint initiative between the Life Cycle Association of New Zealand (LCANZ) and Australian Life Cycle Assessment Society (ALCAS). Stephen Hicks says that EPDs provide an
internationally recognised format for declaring the environmental performance of a product in a comparable way. The updated NZGBC Green Star credits also recognize EPDs. Stephen says the recent move by the NZGBC is significant: credits for materials in New Zealand in the Green Star rating system can account for a maximum of 10% of the total credits. It is also a significant move forward for the industry in New Zealand in terms of quality.
Quality assurance scheme gains traction in industry Over 70% of the New Zealand constructional steel work capacity has now been covered by the Steel Fabricator Certification scheme. Released in late 2014, the independent quality assurance scheme was developed by the Heavy Engineering Research Association (HERA) and Steel Construction New Zealand (SCNZ) to help the industry to set itself apart from imported prefabricated steelwork. HERA general manager structural systems Stephen Hicks says that the SFC scheme ensures certified New Zealand fabricators manufacture structural steelwork according to international best practice. The SFC scheme is based on four main requirements: technical, a risk-based approach, conformity assessment and an independent auditing body. Participating fabricators must manufacture product to the specified quality standard and also have appropriate personnel and quality management systems in place. SCNZ manager Alistair Fussell says the SFC scheme has been an important milestone for the industry. “As with other construction materials, the current compliance regime for structural steelwork relies, for the most part, on self-inspection and self-certification,” says Fussells. “This Steel Fabricator Certification scheme raises the bar by providing independent, expert certification of New Zealand fabrication companies. The scheme provides procurers and specifiers,
such as engineers, architects and contractors, with certainty of product quality and significantly reduced compliance risk,” he says. While the SFC scheme is at the moment voluntary for steel fabricators and suppliers SCNZ and HERA have worked with the Australian Steel Institute to develop a Code of Practice in the hope that it is adopted as an AS/NZS standard and integrate the SFC’s technical and quality requirements into a regulatory framework, says Stephen. The issue of quality control has come to the forefront recently with the recent Ministry of Business Innovation and Employment (MBIE) and Commerce Commission announcement that some concrete reinforcing steel mesh supplied into the New Zealand construction market doesn’t comply with New Zealand standards. Stephen says there appears to be the strong view emerging from the steel industry that industry self-regulation on its own is insufficient to guarantee the performance of buildings, particularly, when there are external pressures to reduce costs, often at the expense of quality. He says a move to eventually seek all steel for critical applications via certified supply lines will be key and that HERA would like to explore whether, irrespective of building material type, all safety critical building work should be required to have reliable third party certification enforced by MBIE through a robust regulatory framework.

New flight specialist Auger Flights NZ is a new business specialising in supplying true form sectional helix flights to engineering firms and manufacturers around New Zealand and internationally. Significant investment in the latest flight forming machines, coupled with on-site laser, plasma and gas cutting capabilities is enabling the company to produce flights at high speed and with minimum lead times as well as offering the best price in the market, says company general manager Chris Marshall. “We identified a need for good quality helices in New Zealand that cannot be compromised as many flight manufacturing companies were struggling to get good product resulting in diminished service life of their equipment. “Our machine quickly produces true form helices, which means consistent pitch and an accurate fit to the shaft for efficient handling and uniformity for weld procedure,” he explains. Auger Flights NZ is part of the JP Marshall Group and as such has a long-standing involvement in the flight manufacturing industry and capabilities from 30 years of experience. Auger Flights NZ specialise in manufacturing a range of flights from 50mm to 4000mm outside diameter for a number of applications such as screw conveyors, augers, agitators, anchors and agriculture equipment. The type of flights the company produces includes sectional flights (individual 360 degree sections of helices/flights formed from a plate), ribbon flights (continuous, large diameter one-piece helices formed
from bar or cut plate) and flights with legs and/or notches on inside and outside edges. Chris says the company is able to produce almost any size auger flight from any material, including stainless steel. While producing contamination free, high quality welded and polished stainless steel flights can be challenging Chris says that the company has developed specialised techniques. “Our flight forming machine and software enables us to produce flights others cannot including flights from high strength Hardox steel and flights that can be quickly fitted to square shaft,” Chris explains. “As an example, one of our latest jobs was to supply large flights with 1.5m outside diameter with a one metre pitch for a landscaping company in Hamilton.” The company continues to invest heavily in its plant with the most recent being the signing of an exclusive license of the award winning New Zealand made flight forming machine from Helix Flight Manufacturing Machines which was a finalist for the 2015 HERA metal innovator of the year. Investment in the state of the art 6kW Trumpf laser and high definition plasma and gas cutting has further extended Auger Flights NZ’s capability to produce flights to strict tolerances and lead times out a range of material thicknesses. Industries the company works for are diverse and include engineering, drilling, mining, pulp and paper, timber, grain and other materials handling, cement and food processing. Partnership extends firm’s capabilities Karen Phelps Since Waikato Steel Fabricators has gone into partnership with D & H Steel Construction, one of the largest structural steel companies in the country, Waikato Steel Fabricators’ clients are already receiving an even more professional service, says Waikato Steel Fabricators managing director Gary Lightfoot. A good example is the company’s push towards higher levels of qualification for the business. A member of HERA and Steel Construction New Zealand, Waikato Steel Fabricators was one of the first companies in the country to achieve the new welding AS/NZS ISO 3834 Certification, a critical part of the new Steel Construction Accreditation Scheme that is being developed by HERA and Steel Construction New Zealand to safeguard safety and reliability of structural steelwork under New Zealand seismic conditions. Gary says that AS/NZS ISO 3834 also addresses wider issues such as material traceability. “We only work with reputable material suppliers who can provide full material certification to demon-strate compliance with New Zealand codes,” says Gary. “This gives traceability so every item manufactured for a particular project can be traced right back to where the material came from and the client can see who fabricated it and welded it in our workshop. We give the client a folder with all this data so they can have complete confidence that their product is being produced to the very highest standards,” he says. Waikato Steel Fabricators offers an end-to-end solution for clients including free quotes, design advice and assistance and erection/installation of the finished product. Services include detailing services, mainly structural steel fabrication to any size, plus house beams, metal work bracketing, precast bracketing,
various types of hand railing, coatings and stainless steel services. The company was originally founded in 1990 by Gary and a business partner and has since experienced solid growth from a small business operating from a farm shed through to a large structural steel company. Although D & H Steel Construction is involved as a partner in the company Gary and his team is responsible for running and managing Waikato Steel Fabricators on a daily basis. He says a lot of changes have already been made to the company including restructuring for increased efficiency. Waikato Steel Fabricators employs 62 staff. The company mainly works in the Waikato area but has also done work throughout the country. As a result of the partnership, the company can handle larger volumes and has its sights set on gaining a larger share of the booming Auckland market. “Structural steel is a huge growth industry in Auckland and we are now part of that growth due to our partnership with D & H Steel Construction. So we will be looking to take advantage of opportunities as they arise in Auckland as well as Hamilton and the Waikato,” says Gary. At present the company is working on a number of large projects including the Tokoroa freight hub development subcontracting to GST Construction to provide approximately 220 tonnes of structural steel for the construction of an 8470sqm shed. The company has just completed work for the 335m long pipe bridge, weighing 135 tonnes, at Fonterra Lichfield subcontracting to Hendl & Murray Engineering. It is also working on another project consisting of six structures weighing approximately 230 tonnes in total for BUPA Care Services NZ’s St Andrews, Hamilton, care home and apartments, subcontracting to Foster Construction. The company has also been working together with D & H Steel Construction on some of their larger Auckland projects.

Smaller format a sign of the times Karen Phelps Countdown is in the process of opening its second metro format supermarket in New Zealand in response to changing urban demographics, with more people living and working in the main centres nationally, says Countdown development manager property Will Ellison. “The intention is to provide convenience and accessibility to a walking customer, whether they be a local resident, worker or tourist,” he says. Located on the corner of Lambton Quay and Cable Car Lane, the main design challenge of the new 1000sqm Countdown metro was working with the spatial confines within the existing multi store office building where the metro is located, which is only around a quarter of the size of a full supermarket. Will says that the initial phase of construction required a major structural reconfiguration of the rear of the space, removing a concrete access ramp from the adjacent laneway to the podium retail level above and a redundant fire stair, which increased the usable space by around 20%. Seismic strengthening works were undertaken to improve the strength of building to a similar level to a new build and a complete replacement of all mechanical, electrical, hydraulic and lifting equipment was undertaken before the extensive fit out could even begin. Undertaken by Watts & Hughes Construction, work on the project commenced in November and will be completed by mid April. Watts & Hughes Construction senior contracts manager, Shane Rowse, says due to the busy location of the build the company had to expertly manage timing of delivery, coordination, storage and factors such as noise control. While the company undertook work outside of normal business hours it also had to be mindful

Format caters to new urban dynamics • from page 13 Will says that the design of the new Countdown metro is unique in terms of its visual identity when compared with a full line supermarket. “For example the usual varying clear heights within the space, which reduce towards the rear of the building, risked creating a confined feeling. “This has been, we think very effectively, addressed with use of light colour palettes throughout, exposed services in place of the normal suspended ceiling, provision of new windows into Cable Car Lane and extensive use of different types of LED lighting. “The front of the store is open to both Lambton Quay and Cable Car Lane, making the best use of the key retail frontages.” Will says that Countdown plans to selectively rollout the metro format in the future where it sees an opportunity to make “a meaningful improvement to convenience for a large number of people”. “We see these areas increasing over time, particularly in parts of Auckland where significant intensification is occurring.” Watts & Hughes Construction is also completing the new Countdown Aotea. Construction began in December and will take around 12 months. It is the first design and build project for Countdown Watts & Hughes Construction has completed. Shane says that the company was able to offer input and advice on the buildability of the design in terms of ease, cost effectiveness and timing.
Countdown says it plans to selectively rollout the metro supermarket format where it sees an opportunity to make a meaningful improvement to convenience for a large number of people.
Watts & Hughes Construction is also working on a refurbishment of the Queensgate Countdown. The project includes relocating existing departments to create more space, replacing flooring, a new colour scheme and new LED lighting. Work on the project commenced mid January and is expected to take six months.

DML builds on firm’s earlier success Karen Phelps DML Construction was started on April Fools Day, 2015. However, it was no joke as a year on the company has grown significantly. Owned by Keryn and Jodi Amon the beginnings of the original company actually extend back much further to 1991. Keryn, who hails from a background as a dairy farmer and property developer, brings a variety of skills to the company as he leads a team of 30 including an administration team, health and safety officer, two quantity surveyors and a team of qualified builders, labourers and apprentices. Since the Amons took over the company and renamed it they have been focusing on enhancing and improving systems to further back up the company’s established reputation for producing quality work. “Repeat work is the aim so we are very focused on providing an extremely high quality service, says Keryn. DML Construction has been largely focusing on commercial projects for the last year but is also quickly gaining a reputation for design and build of architectural homes. The company works with architects and designers to offer clients a turnkey package, says Keryn. Under the Amons development company called Tirimoana Developments they are currently building a spec home. Keryn says the company is focused on producing distinct individual homes and that the spec home will be a good example of this. Located on Tirimoana Place in Wanganui, the home is part of the company’s 10-lot subdivision where nine of the lots have already been sold. The 260sqm spec home is a distinctive U shape.
DML Constructio recently completed constructing the dry tower at Open Country Dairy Wanganui subcontracting to Ebbett Construction. Bedrooms are located on one side and living areas on the other. At the end is the family/TV room. The design is located around a central courtyard.
The home includes three bedrooms, a study, ensuite, bathroom and separate toilet. Distinctive features include a high cathedral ceiling opening from the kitchen/dining area to an outdoor fireplace.

Demonstrating the diversity of the company, DML Construction is also working on a project at the Fonterra Lichfield in Tokoroa fitting out the amenities block. The company will start on stage two later this month. It will also shortly commence earthquake strengthening of another heritage building on Victoria Avenue, converting it into an inner-city apartment. DML Construction also offers a maintenance division, which takes on jobs of all sizes, and has extensive experience in rural work. The company is a member of the Registered Master Builders Association of New Zealand and Hazardco. Keryn says his aim for the company going forward is simple: “To become the leader in the field in Wanganui in both the commercial and high-end residential markets. “We plan to continue to build on the company’s good name. “We want to be here for the long haul.”

Family focus sets company apart Karen Phelps Being a second-generation family owned company gives clients the comfort that Isles Construction is here for the long haul, says company managing director Tarsha Isles. Originally set up by Tarsha’s parents Bob and Desma, Isles Construction is today still owned by them along with Tarsha and her brother Cameron. The company has now been in business in the Manawatu region for over 40 years and has gained a proven and respected track record for providing consistently high quality workmanship, says Tarsha. Isles Construction has been the winner of multiple Registered Master Builders awards over the years and in 2014 won the Westpac Manawatu Business Awards – Professional Services Award. Tarsha says it is the strong family focus – both in ownership and operational structure – that sets the company apart. It is Tarsha and Cameron who are responsible the day-to-day running of the busy business. Tarsha oversees all commercial and residential aspects of the business as well as leading the finance and administration team. Qualified builder Cameron heads the commercial construction team of project managers, quantity surveyors, and construction staff. The business currently employs around 60 staff. Based in Palmerston North, Isles Construction focuses on commercial construction and has completed close to 1000 projects in the Manawatu and lower North Island. That this gives some idea of the complexity of the project, especially as we had to undertake the work with tenants in the building.” More recently the company completed the construction of a Green Star rated two-story office building at 227 Broadway in Palmerston North the client Wallace Development Company Ltd. Cameron says it was a complicated precast panel structure on a stainless steel sub frame. “It took a lot of coordinating to get all the pieces
to align perfectly,” he says. “But the project was completed ahead of schedule because we have the ability, knowledge and resources at our fingertips.” He says the handover date was vital as the construction programme had to align tenancy timeframes. Isles Construction also completed tenancy fit outs for Cooper Rapley and the New Zealand Automobile Association. The company is currently completing the remaining tenancy fit outs for Columbus Coffee Roasters, People Safe and Wallace Development Company Ltd. Isles Construction also undertakes a small amount of architectural new home builds but also offers residential home building services through the Jennian Homes Manawatu franchise which was purchased in 2013. Another family member, sibling Carmen Isles, heads this. Jennian Homes Manawatu has a new show home due to open in June on Milson Line and
McGregor Street. The 227sqm four-bedroom home will showcase some of the latest James Hardie products. Isles Construction covers the lower North Island. The company has recently set up a branch in Christchurch to assist in the Canterbury re-build and has 10 staff based there. The company is in the final stages of subcontracting to Arrow International on the Awly Building, a four-storey office and retail development. Isles Construction has contributed carpentry services to the project since mid-2014. “Ten years ago we had five staff – now we have around 60. The growth has been quite rapid,” says Tarsha. “We are quite happy with where the company is at as we have good staff and a good workload. The aim is to start undertaking our own developments as well as expand more down in Canterbury, continuing to provide clients with high quality construction services, delivered in a safe and professionally managed project environment.”

Firm carves out a unique niche Karen Phelps Paul Mulholland entered the building industry by accident. It was when he was building a new home for his family in 1999 that he decided not to employ a traditional home build company and instead hired a couple of local builders to do the job. After tinkering around on site Paul says that he quickly realized that he enjoyed building so he quit his job in logistics and started building and developing properties full time. Paul, who boasts NZQA trade qualifications in carpentry and has experience working in concrete and foundation construction in Far North Queensland, started Mulholland Construction in 2006 after gaining experience working for another local building company in Kapiti.
Since that time the company has grown considerably and Mulholland Construction now focuses on the custom design and build of up highend homes and commercial buildings. The company also undertakes alterations and additions to both homes and commercial buildings. Along with building from plans and specifications supplied by clients, the company also has a good network of local architects and designers it works closely with to design and develop new projects. A point of difference for Mulholland Construction
is that all of the company’s work is based on an open book policy with all contracts, including the larger commercial ones, being completed on a charge-up basis. “We pride ourselves on our transparency and honesty, explains Paul. “This process lets our clients ultimately dictate their own budget and eliminates the costly paperwork and delays with re-pricing that is involved with traditional fixed price contracts if there are variations or changes in scope as the project progresses, which there almost always are. “Our margin is agreed upon and determined at

Mulholland Construction is a family company owned by Paul and wife Lanita, who assists clients with the interior choices for their home. The company completed the main house build a few years ago and this current project involves building a 150sqm pool house wing, which can also be used as a guest house. The project is expected to take around eight months to complete. Mulholland Construction also has a few family home builds on the go in the local area.

Mulholland Construction will also soon begin another of its own developments, a high end apartment complex in the heart of Raumati Beach Shopping Village just across the road from the beach. This will be marketed shortly to the public. Mulholland Construction is just one of a group of companies owned by Lanita and Paul. The group also includes Construction Labour Hire, a company that hires labour to other construction companies. It was started during the recession when work was a quiet and they needed to find work for Mulholland Construction. It now operates in Wellington and Auckland and has grown into a significant employer and trade training organisation, says Paul. New name, same commitment for construction firm Karen Phelps
MCL Construction carries out all types of work from housing to major commercial buildings.
Mackersey Construction Ltd has been renamed MCL Construction Ltd signalling a new future for one Hawke’s Bay’s largest and oldest construction firms, says one of the company directors John Bower. Two other businesses have been created as part of the new direction – MCL Interiors, specialising in suspended ceilings, office partitions and passive fire, and MCL Joinery Limited, a high-end commercial and residential joinery business. Two new shareholders have also joined the business - Philip Mitchell (a project manager/ estimator) and financial accountant Michael Bush who join the company’s other shareholders David Mackersey and John Bower. David says the ownership structure is focused on the future: “Succession planning is important and we are particularly pleased that we have a good mix of experienced staff stepping up, as well as some younger talent keen to come through,” he says. John Bower says it is business as usual with the company continuing to build on its strong reputation in the region: “The Hawke’s Bay construction scene is very buoyant. There seems to be no letting up at the moment, which is fantastic for the local economy and the community by way of jobs. MCL Construction has a busy 12-18 months of committed construction projects,” he says. Among the company’s current projects is the $25 million Village Exchange & Porters Hotel complex. Located in the centre of Havelock North, the development by Lowmac Properties is a two year project comprising of basement parking for 100 vehicles, 1030qsm of retail space for up to nine tenancies, 1200qsm of office accommodation, a 250sqm restaurant and a 40-room boutique hotel with conference facilities.
MCL Construction started the project in September last year and it is due for completion in December 2016. Other current projects include Tamatea Pak ‘n Save and a nine tenancy commercial development at 304 Queen Street, Hastings, including 1500sqm of new build and an 800sqm refurbishment of an existing building. Projects recently completed include 265 Marine Parade in Napier for client Capeview Properties, which included refurbishment of a three-storey commercial building with tenancy fitouts, a 6000sqm food warehouse in Hastings for Elwood Road Holdings and a 9000sqm water bottling facility including office and factory for Tomoana Water. MCL Construction is one of the largest construction companies in the Hawkes Bay and has a long history in the region. John Charles Mackersey founded the business in 1948. John’s son David took over managing the business in 1989, although he stepped back from day to day management in 2003. John Bower, who has been with the company for 27 years was appointed managing director in 2013. MCL Construction carries out all types of work from housing to major commercial buildings. Refurbishment has its challenges Karen Phelps The installation of the large HVAC fans onto the roof of the new Bunnings premises in Petone using a helicopter literally stopped traffic on Hutt Road on the morning of the lifts. It was just one part of a large design and build project undertaken recently by Peryer Construction Wgtn Ltd. Company director, Bill Peryer, says that professional site management and an experienced construction team were key factors in the success of the $7 million project located at 47 The Esplanade in the former New Zealand Post Te Puni Mail Centre building. “Long hours, numerous challenges and complex problem solving is usual when undertaking such a large refurbishment on an old existing building, but everyone involved worked tirelessly together as a team to complete this project to a very high quality of finish and delivery,” says Bill. Peryer Construction was responsible for the design and build contract to convert the building, owned by building owner Shayne Hodge from Seaview HP Ltd, to suit tenants Bunnings. Peryer Construction had previously completed the Bunnings Naenae warehouse. The Petone project involved extensive external and internal refurbishment of the existing building including creating a new 10,000sqm retail warehouse, 3000sqm covered nursery, cafe and new 300sqm office space. In order to meet the deadline of both developer and tenant, the construction programme for the entire project was just seven months. Construction included new concrete walls and new concrete floors as well as a substantial upgrade of the existing concrete floors including grinding and polishing to a high finish as this would become the floor of the main warehouse. Bill says that the timing of this work was critical and that it was a major logistical exercise for the site team to coordinate and manage with the work undertaken in and around all the other construction installations and elements this type of build requires. The contract also involved extensive mechanical, electrical and fire services upgrades to bring the building up to current building codes, re-cladding a third of the existing building and

construction of new exterior walls and the main front entry to the warehouse. Peryer Construction also undertook a cosmetic uplift with a full repaint of interior and exterior, installation of signage, perimeter fencing including extensive site works and associated landscaping. Bill says that an important critical factor for the success of any design and build project is ensuring the best project team is selected to deliver a quality product to meet the client’s demands. Architects Designgroup Stapleton Elliott and engineers Spencer Holmes also worked on the Petone Bunnings Warehouse project.

Success built on honesty, integrity Focusing on commercial construction, Peryer Construction brings over 30 years experience to its client’s projects. Based in Wellington, the company was started by qualified builder Bill Peryer in the early 1980s and has since established a proven track record for not only building physical structures but also building relationships with clients based on honesty and integrity, says company manager Jan Peryer. “We do what we say we’re going to do and if things aren’t right we stand by our brand and we put it right. Peryer Construction undertakes a wide variety of projects including light commercial, industrial, educational and accommodation as well as residential work. Previous projects include design and build commercial developments, new build commercial and industrial facilities, seismic structural strengthening projects, multi-housing accommodation and retirement villages, commercial and retail and government fitouts, extensive alterations and additions to existing domestic residences and new build and refurbishment of educational facilities. Other recent projects completed by the company include a retail show room upgrade in Victoria Street at Alicetown, Lower Hutt and the $2 million seismic strengthening, building extension and refurbishment of the Upper Hutt Health Centre. Rapid growth brings satisfaction Karen Phelps Since its inception in 2012, EF Construction has experienced rapid growth, says company director Dean Ellis. The company now employs six staff working in three crews and undertakes a variety of residential and light commercial building projects. Dean brings extensive experience to the company. He started his apprenticeship when he was 15 and worked in the industry as foreman before running the Wellington division of another building company. He says the biggest point of difference for EF Construction is not being afraid to tackle new and challenging projects. “We really go the extra mile for our customers,” he says. An example of this attitude in action was apparent on a fit out project for Jean Jacques Hair Design on Lambton Quay in Wellington. The client needed the salon to be operational throughout the fit out so EF Construction completed the whole build at night, sectioning off areas of the salon as required. Dean acknowledges not many building companies would be willing to work in to that extent with the customer’s requirements to get the job done with the least hassle possible. A key point of difference, which enables EF Construction to work so closely to customer requirements, is that Dean is still on the tools. “Customers can come and talk to me any time they like. It’s a more personal building experience,” he says. EF Construction also focuses strongly on quality and attention to detail, says Dean, who runs the company with wife Ashley who completes the marketing and administration side of the business. Each project has a qualified foreman on-site and most of the company’s staff has been trained in-house. Dean says this means that he has been able to train his team in the right way so the company can produce top-quality work every time. EF Construction is also a member of the Certified Builders Association of New Zealand, which maintains a strong emphasis on trade-qualified builders. EF Construction offers a full design and build service from single-level to large multi-level projects, predominantly working with local architect Moore Design & Drafting. Clients are also welcome to come to the company with their own plans. “We can walk clients through the whole process. We prefer to be involved early on so we can steer things in the right direction and there are no surprises. This means clients have realistic

In addition, the company offers project management and outdoor/landscape services including decking, retaining walls, garden features and fencing. A recent project completed by the company was a renovation and landscaping project for the Home Ideas Centre in Wellington. The company renovated the front entranceway and lobby area, as well as constructing an outdoor walkway including retaining walls, fences and structures for the display areas. The company has also recently completed a home renovation project on a play centre in Newtown. The project was completed in a tight timeframe of one month over the Christmas period

The project is clad in a variety of materials including schist, weatherboard and cedar batten. The company is also just finishing a renovation/
extension of a home in Lower Hutt designed by Calcott Architecture & Landscape Design. EF Construction is building a garage, master bedroom and ensuite, kitchen/dining area as well as a general renovation of the interior of the home. The project is being conducted while the clients are living in the house requiring strict project management to ensure the least hassle to the client, says Dean. “We are happy with where the company is at, delivering quality projects to clients who are keen to refer us on to their family and friends.”

Attention to detail important Sue Russell Jay Walsh stepped out on his own in 2014 to take up the Navigation Homes Wellington franchise and since that time he hasn’t looked back, culminating in winning gold as well as category winner in last year’s Registered Master Builders awards. He won these accolades for the show home he built in Grace Cove, Aotea, which also serves as his office. “It was a great honour to receive these awards from the industry. It is all about attention to detail and excellence in quality and my show home ticked all the boxes,” says Jay. Heart of the home is the kitchen which has plenty of space in the 202sqm four-bedroom home. For its size, the home has an abundance of storage space and the clever design gives a feel of roominess with great flow. “We also made use of natural elements like a retaining wall constructed of railway sleeps and stone surrounding the fireplace.”
Jay chose Navigation Homes because of the strong level of support and encouragement he received from the principles Aaron and Michelle. He says any time he needed a question answered it was given without delay and he is certain the quality of that relationship has been instrumental in the success of his journey to date. When new clients approach Jay to consider building their home, he directs them toward the comprehensive range of plans Navigation Homes has designed but all his residential projects are “design and build” in nature. “We sit down and go through the book of plans and I ask my clients to circle all the design features and elements they like from throughout, then I create a concept plan for them to look over. “Once the design is settled the plan goes to one of two architects I use. It’s a system that works very well, with plenty of flexibility,” Jay says.

In his first year in business Jay built four homes. This year, that number will increase to 10, a number he feels is just about right for his size. “I am a very proud builder who does not want to take on any more builds than I can comfortably manage because at the end of the day it is all about the building experience for my clients and for me about building consistently high quality homes.” He aims his market at middle to high-end home builders; realistic clients who may have owned several homes before and know what they want. Looking ahead, Jay is preparing within the next couple of months to build his second showhome in the same street as his existing one. This time it will be a larger two-storey home measuring 240sqm. Running a building business is occupying all of Jay’s time these days. When needed he can be found on one of his building sites swinging a hammer but spends the bulk of his time pricing jobs and working closely with clients throughout the building process. “It is all about quality and making sure I give plenty of time to my clients is my priority right from the outset.”

Coresteel gains traction in regions Karen Phelps The Coresteel franchises for Wellington and the Wairarapa are starting to gain traction in the regions as franchise owner Holmes Construction Group completes some major projects using the system, says Andy Holmes, managing director of Holmes Construction Group. The company has just completed the Porirua PlaceMakers frame and truss plant and is presently constructing a new PlaceMakers retail outlet in Seaview. Andy says the benefits of the Coresteel system have been clearly apparent in both projects. Because Coresteel offers an in-house engineering and design team the documents for Porirua PlaceMakers were ready for consent within six weeks. The ease and speed of installation the system offers meant that the 1770sqm building could be completed in just 4 1/2 months from start to finish. The new retail outlet project for PlaceMakers, which includes an extensive site works package of car parking, roading etc, was started in midFebruary and will be completed by the end of August. Andy says that one of the reasons that Holmes Construction Group decided to take on the Coresteel franchises is that Coresteel buildings are New Zealand designed, manufactured and constructed to the highest engineering standards. Coresteel’s cold-formed structures are coated with a Z450 galvanised coating, providing a 50year durability offered by the manufacturer, New Zealand Steel. Structural points of difference include the fact that it is a bracketless portal system and uses embedded splice plates, no knee or apex braces, is fully bolted and has bird proof purlins and vermin proof girts. Andy says that the bracketless portal system offers a more cost-effective option to hot formed steel or wooden products for nearly every build as the system allows for buildings of virtually any size, without compromising structural integrity. Sections are simply bolted together, which vastly reduces construction time making for a cost effective build, he says. “The Coresteel system also allows for long spans without the need for central supports giving more space in the building and therefore more options for the occupants,” says Andy.
Holmes Construction was started in 1957 by Andy’s father Will and the family tradition on which the business was founded remains strong as it is still owned and managed by the Holmes family with three generations actively engaged in the business. Today the company boasts offices in Wellington and the Wairarapa - Andy runs the company’s Wairarapa branch while brother Tim, also a highly qualified builder, runs the Wellington office. Holmes Construction focuses on commercial and industrial builds as well as high quality architectural new home builds, alterations and extensions. Committed to building excellence Karen Phelps The new Cambridge Veterinary Services building is an example of Livingstone Building NZ’s focus on building excellence, says Livingstone marketing and communications coordinator Monique McLennan. Designed by Hamilton company DLA Architects, the two-storey building has been constructed from precast panels and structural steel. The development included an internal fit-out, a car park and the construction of a retention tank for an eco-friendly storm water solution. “The ground floor of the building was developed to look after animal care, consisting of examination rooms, two surgical rooms, kennels and a reception area. The upper floor is used as an office space, for meetings and as a storage facility. We worked very closely with the client and the architect throughout the project to achieve an excellent result,” says Monique. Based in Hamilton, Livingstone Building NZ had its beginnings in 1947 as Cavanagh Brothers Limited. Managing director Peter Clarke and fellow directors, David and Mike Livingstone, take an active role in the day-to-day management and operation of the company. Livingstone Building completes construction projects in the commercial, residential, educational, healthcare and rural sectors. Built to help those with disabilities Sue Russell Having lived with a significant disability since the age of 17, Neil Cudby, of Papamoa residential building company Cudby Homes, knows first-hand the impact poor design has on quality of life. “When I left home I found it really hard to find good accommodation that worked for me using a wheelchair. My health struggled in my first year at uni at Massey; we tried to find flats that I could live well in. They were few and far between.” As a result, Neil’s interest in the built environment began to evolve. Armed with a Bachelor in Technology majoring in product development, and with cross-over skills that lent themselves to project management and building, Neil developed a growing interest in finding a way to turn his accident into an opportunity to advance the cause of those with disabilities. “Generally, I would say that there had been little thought put in to building houses that were future proofed from a disability perspective, and even if there had been that thinking translated in to design I didn’t see it reflected in elegant beautiful spaces,” Neil says. One of the reasons Neil enjoys working in the residential building sector is the chance to educate people on just how hard it is when design has not been informed by the experience and reality of living daily with disabilities. “I find it so heartening when I can talk to people in the very first planning stages of their home to provide suggestions that will future-proof that home regardless of whether they are directly affected by a disability. “These can be simple things like turning circles, level access and especially harnessing the amazing smart home technologies that now exist.” Cudby Homes offers a range of services, from consultation on existing plans, 3D concept design through to full design and builds. With an ageing population, and with more and more home-owners wanting to live well in their homes in old age, the question of designing with changing physical realities in mind really comes in to play. Neil says new design builds are his company’s niche for lots of good reasons. “It’s the absolute ideal that design is informed right from the start with the concept of changing needs and the potential that the home owner will, in time, experience some form of disability. It is costly and less effective to work with existing spaces and create user-friendly homes for the disabled.”

Currently, Cudby Homes is working on designing a home for a client who broke her neck three years ago. Before the accident, this client was a professional chef - a key area of redesign, therefore, is the kitchen. Neil says working with the client’s professional capabilities and expectations is an interesting and exciting journey, as he has been able to challenge and show the way she could get some of that “prior life” back through creating a highly workable food preparation space for her to enjoy. Since 2011, Cudby Homes has designed and built houses to the exacting LifeMark standards. The association the company has to these standards is important to Neil.

Building seems to run in the blood Karen Phelps Building must run in the blood for the Quinn family of Wellington. Mark Quinn, a qualified builder by trade, has been working in construction for over 30 years and is the director of Pencarrow Construction 2009 Ltd. Daughter Rosie, also a qualified builder, is in the final year of a construction supervisor course level 5 and runs projects for Pencarrow Construction. Son Harry is a second year apprentice in the family business and other son Wilson starts his apprenticeship next year. Wife Lesley runs the rental side of the operation. “We have to continue to develop the family business because all our kids want to be builders and developers,” says Mark. Based in Wellington, Pencarrow Construction mainly focuses on its own development projects. The company has just completed a seventownhouse development with a commercial premise on Victoria Street and Karo Drive. Designed by Aymac Architecture, the project is located in the Te Aro corridor meaning the style of the development needs to be in keeping with the early 1900 designs in the area, says Mark. The development comprises a set of four and twoterrace houses linked by the commercial premise on the corner of the two streets, which also has an additional house on top. Pencarrow Construction will own the development and lease the townhouses and commercial premise. Next for the company is constructing 16 townhouses on a 2400sqm section in Hataitai. These townhouses will be offered to the market for sale and the design is also in keeping with the early 1900’s architecture in the surrounding area. The project will be completed in three stages. Stage one is earmarked to be on the market by November 2017. Other past projects completed by the company include two townhouses in Moxham Avenue and Tapiri Street. Mark says that he likes to be involved at the design stage of each project. “It’s critical to be on board early. A common problem in construction is that the plans don’t marry with the client’s budget. Being on board early allows me to ensure the project is buildable and fits within the client’s budget.”
Based in Wellington, Pencarrow Construction mainly focuses on its own development projects. Although Pencarrow Construction mainly focuses on its own development projects, it also undertakes high-end residential projects and residential and commercial developments for clients. The company undertakes every aspect of the project, including project management. Clients are also welcome to approach the company with their own plans. Pencarrow Construction is a tight team of just five staff. Mark is still on the tools from time to time, as well as running the company. He says working on site is important as it allows him to be at the coalface of each project. The company is presently completing a $500,000 renovation of a home at Seatoun. The project involves building a car park above a house

and a walkway to a new lift taking the clients down into their house. Pencarrow Construction is a member of Hazardco. The company already has a significant workload booked ahead, says Mark.

Landscaping big part of new work Sue Russell Rob Seymour made the decision 3 1/2 years ago to go out on his own; having built spec houses as an employee he was inspired to forge his own building journey. That “own thing to do” began by doing smaller jobs, slowly gaining contacts over the first year. “I found that by word of mouth and my clients seeing my workmanship and attention to detail more and more work came. “It gave me the opportunity to build at a rate that was comfortable for me,” Rob says. In time, benefits flowed in terms of relationships with key merchants. Rob says more and more suppliers are recognising the bulk of their business comes from the small to medium building businesses and as a result he is able to tap in to really good prices for gear and materials. Savings he passes on directly to his clients. These days, Rob has a team of five who are kept busy working between individual renovations, new builds and a recently gained long-term contract supplying landscaping services to play centres in the lower North Island. Rob has discovered a real passion for landscaping and growing this arm of his business since the contract got underway February last year. “Landscaping in these environments is all about touch, smell and feel. “It is really nice to see timber and grass coming back and a strong move toward individualising the outside play environment for each play centre,” he says. Seymour Construction was approached by Greenstone Design to undertake the physical transformation of the outside areas of a total of 19 play centres around greater Wellington. “They liked me and what we did and asked me if I wanted to take on this major contract. “I jumped at the chance, though still have half

Just like a good build begins with a strong foundation, Rob’s philosophy in terms of the future growth of his company is to take measured considered steps. “I feel a real responsibility toward my clients and my team.
“They all carry the same values and pride in their work and that is why the business has succeeded. I’m not in any hurry to get a lot bigger.” Seeing a strategic future forming around the landscaping design and construction services he is building, Rob is currently going through the process of joining the NZ Landscaping Association. “In joining this professional body I very much view it as an opportunity to grow the organisation through my membership just as much as the reputation that comes from belonging,” Rob says. Seymour Construction has also evolved strong capabilities working with recladding of existing homes and commercial properties. On the larger recladding projects Rob chooses to use shrink wrap technologies.
“There are costs, of course, in using the shrink wrap but the benefits that come from being able to get on with the job regardless of the weather are enormous and I think it just makes good sense in terms of total costs.” With a good balance of work and the security of the long-term landscaping project and with an interest in growing this arm of the business, the future is looking bright for the lad who started his building journey building “tree-huts” as a youngster. “It is a good feeling to be doing well and establishing a solid reputation. While I basically work seven days a week between on the job and paper work I balance this with a love of sporting activities. “Wellington is a great place to get out and explore.”

Building success opens new doors Kelly Deeks When the first new home built by Rotorua’s AB Builders ended up being a well recognised and well publicised award winner, the door to the next level of business was swung wide open for the building firm, as its previous mainstay of renovations and additions gave way to more new home builds. AB Builders founder Aaron Brown has been building for 24 years, beginning his career with an apprenticeship in the high-end Auckland subdivision Karaka Park. For the past 10 years, he has lived and worked in Rotorua as a self-employed builder, building up AB Builders from scratch as an unknown builder in a small town. “I was new in town, but it was boom time,” Aaron says. “Everyone was doing renovations and additions to improve their homes.” AB Builders soon built up a reputation for quality work, and word of mouth and referrals gave the company a steady stream of work and the opportunity to grow. Aaron now employs site manager Henry Price, a carpenter, an administration person, and a supervised apprentice. AB Builders has trained several apprentices over the past 10 years, including a runner up in the New Zealand Apprentice of the Year competition. The company has completed a wide range of renovation and alteration projects, both residential and commercial. AB Builders tendered for and won the Lake Tarawera Cabin project with Darryl Church Architecture, which is one of New Zealand’s most awarded architecture practices. The project took three years from concept to completion at the end of 2014, with the build by AB Builders lasting about seven months. The 150sqm Lake Tarawera Cabin, built for owners Mark and Erin Wansbrough, won the National People’s Choice Award at the Architectural Designers New Zealand/Resene Awards late last year, for Rotorua architectural designer Darryl Church. The design was also a finalist in the Residential and Colour in Design categories. The lakeside retreat, set amongst native bush at Lake Tarawera, is designed with access to all rooms coming off a central covered deck, with the journey from space to space taking residents outside to

AB Builders is active throughout the Bay of Plenty, currently completing a substantially sized garage/sleepout in Rotorua and soon to start a new dwelling inside a commercial shed in Tauranga.

New showroom brings more choices Karen Phelps Cambridge Homes Waikato Limited has moved to a new showroom at 2 Williamson Street. The showroom, which will be developed over the next few months, will display to clients a variety of options and price brackets for items for the home such as hardware, fittings, heating, flooring and roofing, says one of the company directors Noel Shaw. “Typically a show home can just present customers a few of the options for their home. Our new showroom will give people a lot more choices and ideas,” he says. The new showroom is complemented by the company’s show home at Temple View. The 208sqm show home comprises four bedrooms, two living areas, ensuite, bathroom, double garage and outdoor patio. The home is clad in traditional brick and Linea weatherboard. Cambridge Homes Waikato Limited is owned by Noel and business partner Phillip Webb. Phillip, who comes from a sales background, has been involved in the franchise for 14 years. Noel, who is a qualified joiner/carpenter and has managed a variety of building related businesses in the past, bought into the franchise around two years ago. Cambridge Homes Waikato Limited focuses on design and build contracts. The company also offers the national Cambridge Homes range of standard plans, as well a huge range of nearly 200 plans that is specific to the Waikato franchise. “The Waikato series plans are all from popular house plans we have built before. Each concept is presented in three different ways – with gable, hip and mono pitch roof lines to give people plenty of options,” he explains. “The Waikato series gives people a good starting point for the design of their new home with plans specifically developed for the Waikato market.” Noel says that the point of difference for Cambridge Homes Waikato Limited is that the company works very closely with its clients, taking them every step of the way through the whole build process including the quotation stage: “We’re very detailed in our specification and contracts meaning there are no hidden surprises.

Celebrating 10 years of success Kelly Deeks Celebrating 10 years of growth and success with a birthday candle was like the icing on the cake for Gary and Jane Watt, owner/operators of Taranaki Construction and Maintenance Ltd, who have worked hard to deliver on their business philosophy “One Phone Call Covers All Trades”, with outstanding results. “When I worked for NZI as an insurance assessor I struggled at times to find all the necessary trade components in a project and thought then that there was a real business niche in this void at that time,” Gary explains. Tired of being at the mercy, as Gary describes it, of ‘corporate decisions’, he and Jane decided to turn this challenge into an opportunity, stepping out to forge his own business. That was a decade ago and proof of the sensibility of that decision can be seen in what he and Jane have since achieved. “We are totally about simplifying the business for our clients. They deal just with us. All of the trades are TCM staff, removing the inconvenience of multiple companies entering the clients home or more importantly not turning up when they are scheduled to do so,” Gary says. These days, TCM Ltd’s client base has grown,
along with its reputation, by word of mouth and the couple employ 20 staff, including seven builders, one apprentice, two labourers, five painter/ decorators, one gib stopper, two waterproofing specialists and two administration staff. It also has ongoing contracts with a plumber and electrician who give priority to the company’s projects as these arise. TCM Ltd has also teamed up with Leisure Pools Australia to be the local dealers for Leisure Pools in Taranaki enabling TCM to create outstanding outdoor recreation spaces as a recent project for the Fabish family attests. The project, completed in early April, involved extensive ground work enabling a beautiful 6-metre ‘Elegance’ pool to be set in to a limited outside space, along with a stunning outside entertainment pool house wing. The project’s brief meant that everything forward of the owners home was developed involving a large number of trades, all organised by Gary, overseen by site foreman Brad Young. Another project Gary is proud of was the recent complete renovation of an old Villa in New Plymouth. It involved changing ‘bitsy’ individual room spaces, so common with this era of home design, into open easy flow spaces and included a beautiful brand new kitchen.

Blackley Construction has the edge Sue Russell With more than 50 years of construction experience, Palmerston North’s Blackley Construction has the skills, equipment, and experience to build a wide variety of farm infrastructure from complete land drainage systems to geometrically correct effluent ponds. Graeme Blackley started out contracting in Carterton in 1960, completing mowing and farm drainage. Five years later he moved his business and his wife Janice to the Manawatu to take up an opportunity to further develop the land drainage side of his business. By 1969, he had established Blackley Construction’s depot on Stoney Creek Road, well located to service the company’s rural and urban based clients. The downturn in the rural market during the 1990s saw Blackley Construction lend its team and its equipment to civil projects, while still remaining loyal to its agricultural roots and completing the small farm work that was still going on. At that time, Blackley Construction employed a contract manager Grant Binns, who held a previous role with the Ministry of Works and was well versed in putting together and managing civil projects. He helped to establish the company in the civil market. As the company grew, Grant was appointed general manager, and while he has since retired from this position, he still works for Blackley Construction on a part-time basis as business development manager. Blackley Construction now services the greater Manawatu region, including Feilding, Marton and Rongotea, and also services the Wairarapa and Central Hawkes Bay As a construction specialist, Blackley Construction operates a shingle plant, provides trenchless technologies, and completes civil and rural projects. Blackley Construction rural contract manager James Christensen looks after the rural team and its machinery, and he surveys, designs, and prices

Provida eyes future expansion Sue Russell Opening a new operations centre in Palmerston North was not only a sound strategic move for family owned refrigerated food distributor Provida Foods but was also a very positive experience, owner Adrienne Hudson describes. “We wanted to place ourselves in Palmerston North given its strategic geographic position. This would allow the company to eventually refocus its whole network of distribution centres with the goal of potentially growing the company long-term in new directions,” Adrienne says. And the reason why the process of firstly determining the site, then planning and eventually constructing the $7.5 million 3000sqm complex on just over one hectare of land in Palmerston North’s NE industrial quarter was such a pleasure, she says, came down to the brilliant team at the Palmerston North City Council. “They were easily the best council I have every worked with. The resource consent was granted within the time frame allocated for the project. The council has this really welcoming progressive attitude to businesses. We have to say a big thank you to the Palmerston North Council. They made it possible for us to do what we did. I really wish more councils were like them!” Adrienne says. For large-scale developments bringing significant benefits to the city such as the Provida Foods project, the council has evolved a specialised in-house multi-disciplinary group to support developers to move through the planning and construction processes in the most seamless and efficient way possible. “You are always dealing with the one person as the point of contact; I can’t really say enough about the difference working with this council made to the whole project. “Peter Eathorne and Grant Rigby always made themselves available for queries. The interesting add on was the council also involved Steve Williams and Craig Nash from Spearhead Manawatu. They wanted to make the project a success.” Unlike other leading food supply businesses Provida Foods is 100 per cent locally owned. Adrienne and late husband Gerald took over complete ownership of the company back in 2001 when it concentrated on food distribution solely

Daughter Haynie Kent who has a Masters Degree in Business with quadruple majors has served as general manager since 2001. Adrienne says Haynie’s keen business eye and acumen and energy have taken the business from strength to strength, with centres in Hamilton, Manukau, Mt Maunganui and now Palmerston North “We now employ around 180 staff across these centres and have a fleet of 80 dual temperature trucks, distributing to all parts of the North Island and linking with other distributors in the South Island.” The Palmerston North facility opened in 2014 and like Hamilton, which acts as a link between Auckland and the greater Waikato/Central North
Island region, is strategically vital as a hub servicing the lower North and South Island. New Zealand-owned food and refrigerated freight company Provida Foods has opened a new distribution centre in Palmerston North to tap into its strategic geographic position.
Business friendly Palmerston North City Council is establishing a reputation as being business friendly and general manager of Customer Services Peter Eathorne says the city and business operators alike are reaping the benefits. With a view to attracting significant businesses to the city, council has developed a Major Projects Service to streamline the communication pathway for large-scale developers through the consenting process. “It’s a brilliant service that has attracted a lot of positive feedback from developers and business owners. “When we supported Provida Foods recently to establish their distribution centre in Palmerston North, the owner Adrienne Hudson gave us really positive feedback about how very helpful council was,” Peter says. The Major Projects Service was first introduced about five years ago and Peter says the emphasis has been on continual improvement to deliver the best possible outcomes to business owners keen to establish large-scale operations in the city. The council created criteria to define what is meant by the term ‘major project.’ “We are talking about projects involving a substantial financial investment. The service is available to a business that falls within our identified priority sector, provides new employment opportunities or is located on a prominent or strategic site,” Peter says. When a new development meets those criteria, a multi-disciplinary team from various council departments is established under the guidance of the Client Engagement Officer. The process begins with a preliminary meeting with the developer to identify the project’s parameters, key issues that need
to be worked through with the priority on maintaining effective communication throughout. “It is not about watering down the rules but ensuring that the communication and approach is timely and relevant. T “o this end the developer needs to do their bit by informing council staff about key project deadlines and requirements as soon as possible.” Client Engagement Officer, Rebecca Kinloch is responsible for engaging with developers during the consenting stages. “We are very much about being proactive. If we read something in the newspaper about a possible development we make contact. We have learnt over the years we just can’t sit and wait for things to happen,” Rebecca says. Having a dedicated contact person in the council attached to a major project means the customer isn’t going to get mixedmessages as can happen when a person deals with several different departments. Peter stresses the council is keen to do what it can to assist any business setting up or expanding within the city. “The Provida Foods project was successful because the council staff across all departments had a tremendous desire for it to succeed. “We have a common goal to ensure a new business can get off the ground in a timely and cost effective manner. “We also have a ‘go-ahead’ culture within the council and that has made all the difference,” says Peter. For any developer considering establishing a large business in Palmerston North it makes sense to approach the council as soon as possible.

Exciting times for St Andrews Limes Kim Newth Hawke’s Bay lime grower and food producer Ant Williams is looking forward to showing his wares at Fine Food New Zealand in Auckland for the first time this June. Fine Food New Zealand is the country’s foremost food service and hospitality biennial trade exhibition. St Andrews Limes, started by Ant and his wife Alison in 2002, produces a range of lime-based retail food products, along with juice, peel and preserves for the hospitality and manufacturing industry. “We generally find that from June through to November, most of what we sell is lime juice and lemon juice, so this is good timing and a good platform for us.” It is an exciting year for the company in other respects. Six of its products, including three dressings and preserved lemons, have been accepted by Progressive Enterprises. These are due to go into the deli section at a big new Countdown on Ponsonby Road, Auckland, at the end of May, with a view to rolling them out across the North Island later this year. St Andrews Limes is currently supplying lime and lemon juice to industry in drums, and 20kg ‘bag in box’, as well as lime and lemon peel. “We also sell preserved lemons to hospitality and industry in one kilo jars, and five kilo vacuumpacked bags.” In addition to growing limes, St Andrews Limes buys in approximately 400 tonnes of lemons and 160 tonnes of limes per year from New Zealand growers. The fruit is peeled, juiced and pasteurised locally at Fruitpacker’s processing factory in Whakatu. Some of the first products ever made by the company remain firm favourites within its range of delicious preserves and dressings, including Lime and Date Chutney and Just a Dressing. “I swapped onion juice for lime juice in one of my mother’s vinaigrette recipes, and marketed it as a dressing for salads, only to find everybody used it for something else, including paua and fish. I gave it the name ‘Just a Dressing’ and it still has that name to this day!” The most popular product is Lime and Mustard Seed Dressing, made using New Zealand lime juice and olive oil from Hawke’s Bay. It has no vinegar.
St Andrews Limes produces a range of lime-based retail products, along with juice, peel and preserves for the hospitality and manufacturing sectors. “In starting out, our focus was making products using limes, and apart from selling lemon juice and preserved lemons, we have stuck to our philosophy.” Unlike other food processing companies in New Zealand, St Andrews Limes works in two different areas – one is based upon producing retail products for the consumer, the other is supplying raw product to the manufacturing industry. Meanwhile, the company is working closely with Business Hawke’s Bay, Village Press Olive Oil, local landowners and interested parties in the Wairoa area to explore options for growing limes, lemons, olives and avocados to help boost local economic growth.

Bridging the gap between cultures Sue Russell Three years ago, an enterprising trio of New Zealand Mandarin speaking entrepreneurs based in Hamilton saw an opportunity to create a company, Info-Site which would provide a bridge between New Zealand businesses and the rapid growing Chinese market. This service provides thousands of Chinese speaking immigrants with a way of transacting online in their native language. Chip Dawson, CEO of Info-Site, says the services it offers have opened up huge marketing potentials, not only for Mandarin speaking owners of businesses linking with other businesses here and overseas to expand their business potential, but also for the wider New Zealand, and overseas cohort really keen to find highly effective and innovative ways to evolve business relationships to the benefit of all. “It’s about taking their products and services to new markets where Mandarin is not the business language used. Our niche has been the smaller to medium enterprises here enabling them to take their off-line businesses on-line,” Chip explains. Through Info-Site, a “big data” information business hub for online services has been established with phenomenal growth reaching 50,000 to 70,000 hits to the site per day. In the first year, initial targets for website hits was exceeded five times over and the company’s founders Luke Lee, Fang Fang and Bob Qin were surprised to discover that many of the 1.5 million hits had come from China. Info-Site’s birth came out of a really simple idea. Luke Lee, the company’s head of sales and marketing, increasingly saw a community of immigrants wanting to connect to businesses in New Zealand to create added-value opportunities but struggled to negotiate local and overseas English-based websites.
Info-Site provides thousands of Chinese speaking immigrants with a way of transacting online in their native language. “Language is subtle and complex and the frustration in not necessarily comprehending well what these websites were offering and linking to was a real barrier to Chinese immigrant business growth,” say Chip. While the birth place for the company was Hamilton, plans are afoot to expand to Wellington, Christchurch and Queenstown, and one of Chip’s roles as CEO is to forge key relationships with existing business infrastructures in these areas. “We have introduced the concept and benefit Info-Site offers to business to members of organisations like the Chamber of Commerce and the response has been really positive.” When considering that New Zealand has

The business owner/operator of iHome Mortgage Brokers has based her business in her adopted city Hamilton, where she works and lives with her 8-year-old daughter. “I began working as a broker in July, 2013 and started my own business as iHome a year later, mainly providing a range of brokering services to the Mandarin speaking immigrants, and other Asian ethnicity groups, many of whom had chosen to settle and work in Hamilton,” says Emily She says many immigrants come with the aspiration to start a new business or purchase a new home to settle in New Zealand but do not necessarily have all the capital to do so. This is where the professional relationships Emily has created with the mainstream banks and clients becomes something of real value. “It takes a while to build up the trust and relationships with clients. Even though you have accreditation with banks, only reputation and word of mouth can build up your network.” Her philosophy is very much about finding “win-win” solutions and while acknowledging the early days of her business life were not always easy she is proud of the level of trust she has secured with clients. In the early days, Emily concentrated on securing mortgage finance for her clients but a future direction she hopes to move in to is in providing financial solutions to her growing numbers of business and commercial customers.
“I have firmly established my corporate culture and my business goals and I plan to take in more commercial customers. While this is my future direction and has naturally evolved from initially finding home mortgage finance for my customers, I am in no hurry as it is very important the relationships with clients are secure.” She has observed that many brokers concentrate on interest rates as the keydriver in the relationship with clients whereas Emily has deliberately focused on the quality of services to clients. “Certainly I look at my professional life in a qualitative rather than in quantitative targets, and that is how I intend to continue.” Then there is the social responsibility toward those, like herself, who have chosen New Zealand as their home. “Immigrants from Asia come with high ideals and aspirations for their families. It is the way the family unit operates where hard work and enterprise underpin success. As a result the relationships I would like to have with clients are long-term as the family settles and establishes itself.” Emily’s achievements as a broker and business operator were recently recognised with the annual achievement award from KEPA, an organisation dedicated to provide ongoing professional strategic support and advice to all financial advisers who have joined them. “Compared with other well-experienced brokerage business owners I am still very new in this industry. “This prize says to me that my dedication for trying my best for my customers and to learn from them, to share and to keep learning is something of real value.”

John’s team has plenty going on Sue Russell Te Awamutu-based John Harty has been in the business of maintaining and repairing commercial diesel vehicles for five and a half years. Back in 2010, having the opportunity to purchase a workshop space owned by his former employer, John set up Harty Mechanical, and since that time business has been going well. “We have doubled our turnover and staff since I formed the company and nowadays the only thing holding us back from growing bigger is the purchase of these premises we’ve been leasing and we’re in the process of doing this,” says John. He employs one full time welder with the other six staff and the ‘boss’ providing full diesel servicing and repair. “We are keen to develop the large 1.2 hectare site we’re on to create more workshop space. This will result in improving our already quality service. “There is always pressure when repairing large commercial vehicles to get them back on the road as soon as possible and our aim in the future is to be able to do this even more efficiently.” John employs two apprentices, one in his second year gaining his tickets and one who has been taken on since Christmas. Along with servicing commercial trucks Harty Mechanical also look after the needs of earthmoving, haulage and forestry operations. The company also offers a hydraulics service resealing rams and control valves. Key to the businesses continued success has been a solid core of repeat loyal customers, along with suppliers, who John says do their best to give him really good value for money when it comes to purchasing refurbished and new engine components. “I remain loyal to my suppliers and they in turn give me great service. It’s a win-win situation.” Once the site has been further developed John plans to extend into undertaking full COF inspection and licensing as well as a brake machine, given deregulation of that industry.

John is reliant on companies such as Commercial Autos and TRT Engineering for supply of parts and plans in the future with the additional space to carry more parts at the site. “When we’re dealing with a customer wanting to have his equipment back into productivity just as soon as possible it can be frustrating at times waiting for parts to be delivered. “Our clients though are understanding of this and know we’re doing the best we can.” Another string to the company’s bow is a domestic water delivery service which has been operating in a part-time capacity providing water to those on tank supply in outlying areas. While demand for this service has been a little quiet of late, John is keen to push it further and get news out that this is a service his company supplies. “Weather patterns are more and more unpredictable and for those relying on regular rainfall to fill their tanks it doesn’t always happen. Give us a call and we’ll be able to help.” For John, the next few years are all about consolidating a good business with a strong foundation already formed. When the premises have been bought the company will enter a new phase. “I have a very good team working here who are multi-skilled in all aspects of diesel mechanical engineering. Our site at Bond Road Te Awamutu is in a great situation with excellent access for vehicles in and out.”

A new concept in dementia care Sue Russell Introducing a new approach to caring for those suffering from dementia in New Zealand is the inspiration behind the new Whare Aroha CARE facility in Rotorua. Whare Aroha CARE is owned by the the Rotorua Continuing Care Trust, which two years ago turned its attention to building a new facility when the lease of its existing building was not renewed. Whare Aroha CARE chief executive Therese Jeffs says the new facility has been inspired by the ground-breaking dementia care village ‘De Hogeweyk’ in The Netherlands. Therese first visted the world-renowned village two years ago as part of a scoping study, and saw first-hand the impact the village setting had on the quality of life for its residents. “It is a completely new philosophy around care for those in care and those suffering from dementia,” she says. Along with project manager Deanna Smit, she has now been leading the development of a New Zealand’s first dementia care community based on the De Hogeweyk philosophy but with a unique New Zealand take. When completed, the village on the shores of Lake Rotorua, will house thirteen homes each giving expression to an iconic Kiwi life-style. Therese hopes the Whare Aroha CARE facility will bring lasting benefits to residents in the Trust’s care and in time to dementia sufferers nation-wide as best practice. “The whole basis behind what our architects, Ignite Architects from Auckland have designed is to give to our residents the experience of living in what were typical life-style experiences common to those growing up in this country.” She says that when completed the village will also be home to a community centre, cafe, supermarket, hairdresser, children’s playground, and sports bar. “All the services and spaces we typically find in any community setting. “We see high quality care as being empowering in context. “Generally the models applied in New Zealand currently are resource and system driven, an institutional model. “Our patients remember their life growing up in a household with all the routines and familiarities that this brings. “We want to give the experiences back to them so their last years are positive and secure for them as much as we can achieve.”
Therese Jeffs: “We see high quality care as being empowering in context.” Whare Aroha CARE’s approach to dementia care also caught the attention of the School of Nursing at Auckland University of Technology. Therese says AUT are interested in researching and writing an academically rigorous paper on alternative approaches to dementia care. “We approached the University who then offered a doctorate level nursing student to undertake a thorough research process and produce an academically rigorous research paper. “I think it is tremendously exciting that what we are creating will be viewed through academic lenses in the future.” With a target of $4 million to raise, funding has now been secured to acquire the land, put in all the infrastructure services for the village and build the homes. When more funding has been gained the whole village will be completed.

because they are dedicated to real care and I know they will do everything possible to make the transition in to the new homes as smooth as possible.” Therese says it is also timely to look at new approaches, given this country’s ageing population where those over 65 years of age will represent over a quarter of New Zealand’s residents within the next two decades.

One-stop-shop for accessibility needs Karen Phelps Enable New Zealand has opened the country’s first EASIE Living and Demonstration Centre. Located in Palmerston North the centre aims to help the ageing members of the community and people with disabilities to access the latest products and information to help them lead fuller, more productive lives, says Enable New Zealand general manager Scott Ambridge who led the development of the centre. The EASIE (equipment, advice, services, information, education) Living and Demonstration Centre includes not only a range of equipment (including both low and high tech options) for people to try out with staff on hand to assist and answer any questions, but also a 180 square metre Smart Home. Scott says that the Ministry of Social Development’s Positive Ageing Strategy recognises that the vast majority of older people prefer to live independently in their own homes and the centre’s accessible Smart Home features the latest innovations such as appliances, cabinetry, ergonomically designed furniture, lighting and nonslip flooring. He says that this allows customers to experience solutions in a real life environment. Importantly the centre will also provide impartial advice as well as offer assessments to people who might be interested in purchasing aids and equipment privately. Scott says another important focus of the centre is as an education hub to provide opportunities for learning and training for those working in the health and disability sector. “The aim is to demystify accessible design. For example people can see that sometimes simple and inexpensive design elements when building a house – such as making doorways slightly wider - can help to future proof a home, making it liveable for the occupants for their entire life. “We provide technical staff who can advise on house plans if people are building or renovating.” Enable New Zealand has been providing disability support services for over 40 years and now reaches 50,000 people a year. The organization provides support services across the health, rehabilitation and disability sector including the provision of equipment, housing and vehicle modifications. Regional and national contracts are held with the Ministry of Health, ACC and District Health Boards. In the first three weeks after it opened in

Founded in March 2013 CSI Ltd has grown from ‘a team’ of 2 to a team of 13 fabulous, dynamic and intelligent staff. The Co-Director (Michael Roach) has long had an interest in the diagnostic testing of concrete and steel structures and started scanning in 2009 working ‘after hours’. Concrete Structure Investigations Ltd (CSI Ltd) assess, evaluate and report to Professional Consulting Engineers, Building Owners, Councils and Government Institutions on areas of existing reinforcement. CSI Ltd can determine reinforcing bar size, cover and location of the steel within concrete structures. Other diagnostic testing includes: pile integrity tests, concrete core sampling, reinforcing yield strength tests, crack monitoring, void detection, carbonation of concrete and rebar corrosion determination and control. CSI Ltd also assist Construction Companies and Sub Trades with hit prevention. CSI Ltd started their diagnostic testing using Hilti scanners. The extent to which CSI has been able to utilise the capabilities of the Ferroscan and Ground Penetrating Radar has all been self-driven and meets ‘American Standards for Testing and Materials’ (ASTM) standards. The engineers interpret the data and compile the information in comprehensive reports for clients. CSI Ltd believe they have developed this science beyond the capability of any other company in New Zealand.Just buying a scanner is not nearly enough; what counts is being able to maximise their capacity and interpret the data to the highest level. CSI Ltd are the only company in New Zealand to offer Pile Integrity Tests. Research and development is a large part of the investment at CSI and will continue to be going forward. The philosophy is that there are plenty of areas within non-destructive diagnostic testing of concrete and steel structures that require development, and could be of great value to the assessment industries (i.e engineers, governments and government agencies, infrastructure contractors, construction industry and building owners), not only for seismic upgrades but also for general assessments.

With this in mind, CSI has not only developed existing ‘science’ in terms of scanning and PIT testing to be useful diagnostic tools for clients; they are always looking for new technologies and techniques to research and develop to further boost the assessments available for the aforementioned concerned industries. In the longer term CSI are keen to offer their services overseas. These opportunities became particularly apparent at recent conferences where the team had the opportunity to talk with Australian Engineers in the seismic field. CSI are also presently tendering for work in China albeit very cautiously at this stage!
