The transformative power of colour This issue really speaks to the creative in me. The first introduction to my love of colour was when I was about 12 years old and my mother gifted me $200 to redecorate my room. The colours I chose were a soft violet and emerald green. This experience was transformative. It ignited my passion for design and proved my ability to transform a space through colour. The feeling it generated in me formed the basis of my long creative career that is still going strong.Colour is certainly a major player in this issue. We need it in our life to elevate our spaces and bring joy to our everyday home tasks. before and after “ T hey don’t build ‘em like they used to.” This has to be one of the greatest colloquialisms in the building industry. Usually, that statement is used to suggest that today’s standards are below those of yesteryear, but in many respects, modern ideas and technologies can make for a distinct improvement. Case in point, a recent project we designed and built in Toronto’s first condominium highrise building, Helliwell Place. Built 50 years ago, it overlooks the Don Valley and the ever-changing Toronto skyline. A walk into a mostly original suite, and the views and relatively spaciousness compared to a newly built building was pleasantly shocking, which was quickly soured by cabinets falling from ceilings, duct-tape-sealed shower walls and an awkward ensuite powder room serving the principal suite. And, it was HOT, with electric in-slab radiant heat, south-facing windows and doors, and zero air conditioning. Hollow-core doors, tired parquet floors and an unusual kitchen layout left little to be desired.

Can-do condo
The biggest challenge in drastic condo remodels revolve around condo board rules and common elements. Changes we take for granted in single-family homes, such as HVAC, fireplaces, power or data cabling, plumbing locations and structural modifications, can be all but impossible in many instances. In this project, we touched on them all, resulting in a dramatic and impactful transformation Lighting This building has electric in-slab radiant heat, so adding new ceilingmounted fixtures was a non-starter due to the risk of costly damages. A carefully designed perimeter bulkhead with integrated strip lighting inside provides a nice ambient and refractive glow of light around the great room, eliminating the need for lamps. In the kitchen and bathrooms, the ceilings were dropped to permit recessed pot lights. LED lighting ensured we did not overpower the supply of power to the suite when paired with the other changes we were undertaking.
Fireplace In some condos, a direct vent gas fireplace is possible, but it’s rare and requires venting. Other options include a bio-fuel ventless unit, or electric. Most electric units can look cheap and fake. A new line of units by Dimplex uses water vapour, LED lights and a crackling speaker to mimic a real flame. An unconventional update to an old condo suite
Relocating existing or adding additional plumbing fixtures to a current condo system creates challenges. First, the drains are all linked with stacks that are tied to suites above and below. Adding fixtures adds drainage demands that could exceed the original design specs. Shifting locations of fixtures could have an impact on the wall or slab structural integrity, which in a highrise is prohibited. In this project, we devised a strategy to add a shower to the principal bedroom by running surface drainage and tying it into existing drains in a concealed manner.

The herringbone floors, contemporary trim, custom high-gloss millwork and dramatic Canadian mined quartz counters, all paired with system upgrades, including the new walk-in shower, ribbon-fire steam fireplace, air-conditioning and bright lighting, converted this condo suite from its once cutting-edge 1970 debut, into a stylish contemporary home. They might not build ‘em like they used to, but with the changes we designed and built into this suite, it is now the best of both eras.
The introduction of air-source heat pump technology in a cold-climate heat pump (CCHP) and a pair of ductless heads was the best solution to add air-conditioning to the suite. These units operate electrically, are hyper-efficient, and can perform basic air movement, intense cooling, dehumidification and supplemental heating up to -25 degrees Celsius.

Colour was critical because we wanted the home to be as interesting as our client. He had a wonderful collection of rolled prints, trinkets and knick-knacks that he collected over the years. We wanted to create plenty of opportunities to display them – especially in the gallery wall in the dining area. We wanted each space to be enticing and encourage someone to look around for just a second longer. We also felt that being bolder with colour was the best way to emulate our client’s wonderful personality.

WHAT WAS THE DESIGN INSPIRATION FOR THIS HOUSE?
HOW DID COLOUR PLAY A KEY ELEMENT IN THE DESIGN OF THIS PROJECT?
During our first meeting, our client said how he always wanted the colourful Eames Hang it all Rack, so we put it up in the foyer. And it’s funny because all the colours on that piece ended up somewhere in his home. It was a great jumping-off point for the entire project.
WHAT IS YOUR BEST ADVICE FOR HOMEOWNERS WHO ARE AFRAID TO USE COLOUR?
Contrast is key and don’t be afraid to go darker on the walls. If the room has windows and is orientated with the sun, the room won’t feel dark.
WHEN WORKING WITH COLOUR, WHAT DESIGN PRINCIPLES HOMEOWNERSSHOULDKEEP IN MIND?
HOW WERE YOU ABLE TO CREATE YOUR VISION AND MEET THE NEEDS OF YOUR CLIENT? We started from the living room and worked our way out. On our first design meeting, we pitched a rounded sofa, as it would work with the existing layout of the room better and from there, we carefully selected pieces that were functional, flexible and allowed our client to entertain large groups of people with ease. The fireplace was a challenge, as we replaced an electric one with gas, and the client wanted to keep elements of the existing concrete wall. So, we came up with a linear design to salvage as much of the concrete as possible.

Designing with colour is very personal and is not a onesize-fits-all approach. Pieces should be considered if they bring you joy and tell a story as well as have a function. If you have an out-of-the-box idea, go for it! Life is too short for everything to be grey walls and natural tones.

To achieve the look, Genovese chose a neutral palette and combined various textures and natural touches. “I mixed woods, leather, faux shearling, wools, linen, paper and more to create interest and bring warmth and character to the space,” she explains.
W hen JaclyndesignerGenovese of Spaces by Jacflash set out to design a nursery for her own baby, she had a clear vision in mind; it had to be tranquil, organic and feel like a haven. “I knew I wanted to design a space for my son that marries both contemporary and traditional pieces to coincide with the rest of my home,” says Genovese, “but it also needed to be a calm place that felt special to me and my baby.”

So, how did Genovese tackle the challenge? “Functional pieces like a change table/dresser can be boring, but if you customize it by swapping out the hardware, it’s an easy way to elevate the design,” she says.

In addition to the organic elements that are draped around the room, Genovese incorporated beautiful antique zoo paintings from the 1800s that hang above the crib, a nod to her mother who purchased them at an auction when she worked as a zookeeper for the Toronto Zoo. “The images are very sentimental to me,” says Genovese. “They were in the house that I grew up in, in gold frames, so I refurbished them with wood frames to match the neutral and organic vibe of the nursery.” Of course, when designing a nursery, function must be equal to beauty.
Genovese also suggests making sure there is a place for everything and to combine old with new for a unique look. “For my son’s nursery, I combined an antique dresser that I found on Facebook marketplace, a vintage IKEA pendant lamp that I bought on eBay, a wooden side table from my family’s cottage, the vintage zoo photos, along with modern elements such as the crib and modern rocker from West Coast Kids,” says Genovese. With her savvy shopping skill and keen design eye, all of the elements in the space combine to create a dreamy nursery overflowing with special touches, a perfect place to spend time with her baby. Before you can consider a chair’s esthetic attributes, think about its function. Will you be sitting on it for short or extended periods of time? Will you be engaged in any activities while seated? In terms of the space itself, is it casual or formal in nature? How many people do you need to seat? Is it a high-traffic area exposed to dirt, wear and tear? by JENNIFER BACKSTEIN

Now, consider the style of seating that will best meet those needs. Your seating options run the gamut from chairs, loveseats, sofas and sectionals, to less conventional pieces such as stools, benches and ottomans. What about upholstery? Should it have a back or armrests? What about the depth and angle of the seat? When evaluating for comfort, online shopping simply can’t give you the insight you’d get from seeing it (and sitting in it) in person. Construction (and price) When shopping for seating, you’ll undoubtedly come across a wide range of products and price points. Generally, you get what you pay for and quality (think comfort and durability) is often reflected in a higher price. What’s behind that price difference? The joinery, the construction of the seat and whether it’s coil, web, down or foam, the quality of the materials and upholstery – these all factor into the final price. Measure (and measure again) You know what they say – measure twice, buy once. When buying any big-ticket items for your home, don’t rely on the “eyeball” method for measurements. This is especially important now, given the reality of supply chain issues and the resulting delays on delivery. Ensure the pieces you’re buying will fit your space –and through the doorways, hallways, stairwells and if you live in a condo, theHavingelevator!afloorplan in hand can also be extremely helpful when shopping for large-scale seating, such as a sofa or sectional. This will give you a view of how the piece, and its scale in relation to the rest of the space and everything else in it, may impact the natural flow of traffic and sight lines to windows and other focal points, like the fireplace. Research is key As you can see, there’s a lot that goes into choosing just the right seating for your application, your space and your… rear end. Do your research, make a list and discuss your options with a designer or furniture salesperson. We have lots of experience, we know what works, and can we bring some new ideas to the table – or in this case, the chair!
Ottomans and cubes are very versatile and are a great option for extra seating or surfaces in a pinch. Pushed up to a coffee table or beside the fireplace, an ottoman makes a great seat. We use them often in our projects and like to top them with a tray to double as a side table. And if you think ahead and choose something with integrated storage, you’ve also got a place to put extra pillows or blankets.

W hen Clipsham’sTracy client, Denise, retired, she decided to move back to her hometown in Grimsby, Ont. and hired Clipsham to renovate a newly purchased 2002 bungalow condo unit. While the request might sound like a typical reno, doing the work in the middle of the pandemic made for some interesting challenges.
“The design process started with an initial visit in August of 2020 and construction started in January of 2021. The whole project, including furniture and accessories, was completed in September 2021,” says Clipsham, founder and principal designer at Live4 Design Inc.
“During the pandemic, we encountered several supply issues that impacted the project from start to finish, and because of COVID-19, it was awkward for Denise to move out. We renovated the basement first, so she could stay on the main floor and then moved her to the basement while we worked on the main floor. In the end, we are thrilled with the results.”

The project: Task #2
Although Denise was just newly retired, she wanted the renovation to incorporate elements that would make her home accessible as she ages, and that included choosing materials that were durable and easy to maintain. Switching up the flooring, which was a mix of carpet, hardwood and tile, was the first step. “We chose the same flooring throughout the main floor and the basement to eliminate any threshold changes,” says Clipsham.
The interior design plan was to modernize the style of the 1,000-sq.ft., two-bedroom, two-bathroom plus basement home and open up the space to allow for more natural light. The original home had beige walls with a red accent wall in the kitchen, oak hardwood flooring, cabinets and fireplace, all on the main floor, which comprised the kitchen, dining room and living room. It all felt just a little too dark and a little too dated and “Thecramped.newlayout for the open-concept living space incorporated a large kitchen island, ample cabinetry that stretches across the back wall, as well as an upholstered window seat to create the new dining area,” explains Clipsham. “A cut out in the kitchen wall to the staircase as well as changing out the glass block window for a frosted pane allowed more light to stream into the kitchen and stairwell, while maintaining a level of privacy from the house next door.”

Clipsham took space from the main bedroom area and created a larger ensuite to incorporate a new toilet that is a comfortable height, as well as a curbless shower that has a corner bench seat. The existing doorknobs throughout the home were switched out for a lever-style that are, when compared to knobs, much easier to grab and are recommended for accessible design. Adding colour Aside from updating the style of the home and bringing in more natural light, Clipsham used a specific colour palette to brighten it up and tie it all together. “We went with accents of blue for the pops of colour. Benjamin Moore’s Hale Navy was used on the kitchen island and basement bar. An accent wall in the guest bathroom was done in a gorgeous blue tile.”
Final words “We had to have a sense of humour for this project,” recalls Denise. “Honestly, looking at the before and after pictures makes me wonder why I bought the house in the first place. Must have been the location! But the contrast is startling. Even being on this side of the reno, it still amazes me when I look at the pictures. Not to mention we were in the middle of a COVID-19 lockdown with no end of supply chain issues. Remarkable, to say the least.” Basement bar Ensuite Guest bathroom

Now, about those shade trees If you have trees on your property that were planted within the last three years, watering is of critical importance this time of year. A mature 20-metre-high maple tree transpires over 500 litres of water on a hot day. That is why it is important to get water on its roots this time of year. Apply water to the root zone of your young and mature trees by placing a hose at the base of the tree with just a trickle of water coming out at the end of it. Leave it there for three or four hours. The water needs to seep deeply into the root zone for it to be of any benefit. Mark Cullen is a member of the Order of Canada. Rhododendrons Rhodies, as they are affectionately known in the business, have a special place in the shade garden. They love an acid soil, which is opposite to the alkaline stuff most of us put up, if you live in Southern Ontario. Always plant your rhododendrons in an open, sandy soil mixed with finely ground-up pine bark, about 30 per cent by volume. Add about four tablespoons of garden sulfur every six weeks throughout the summer and early fall to help acidify the soil. Keep in mind that you are not fertilizing them per se; you are changing the pH of the soil. For fool-proof garden performance, we recommend the winter tough ‘PJM’ varieties if you live in Ottawa. Boxwood (Buxus) Here is a broad-leafed evergreen that performs very well in Ottawa and Montreal. Since boxwood is an evergreen, treat it as such with a humus-based soil of peat or compost, and fertilize with an evergreen food such as 30-10-10 every month or so until the middle of the summer. Check out the many boxwood hybrids that have been introduced over the years. You will get a deeper colour and more finely textured foliage with these versus the original version of Korean Boxwood.

Oregon Grape (Mahonia aquifolium) Native to B.C., this plant features holly-like leaves that remain on the plant all winter and are replaced each spring as new growth occurs. They have a delightful yellow flower in spring and a dense, shrubby growth habit. Oregon grape matures to about one metre or so high and equally wide. We like it best when planted on the fringe of a hardwood bush or under the shade of tall deciduous trees and shrubs.

An interior designer will want to use your budget as carefully and cleverly as you, and they’re going to be honest about what’s possible with what you’ve got. They are experts in brainstorming solutions when supply issues or construction delays affect the original plans and, consequently, the budget.
How do you know who has the skills to complete your project and ensure it works for you? Ask an interior designer these three questions to help you find out.
WHAT PROFESSIONAL ORGANIZATIONS DO YOU BELONG TO?
It is important to determine the education and qualifications of the interior designer you hire. Consider the benefits of choosing one who is a member of the Association of Registered Interior Designers of Ontario (ARIDO). You can have confidence in their credentials and expertise, and ARIDO also requires all registered members to maintain professional liability insurance.
WHAT’S YOUR PROJECT BUDGET AND WHAT’S INCLUDED?
Even if your project is a simple bathroom reno, knowing the designer’s experience can help manage your expectations. If your project is over a large area of space, includes preserving historic elements, or has restrictions about noise, you may need someone familiar with your special concerns.
An interior designer will want to know how involved you want them to be in the overall project. Will they just do the drawings, or will they also liaise with the trades and be responsible when issues arise and the design needs to evolve, but still suit the project? Talk to your renovator about your household’s daily routine, any planned vacations and any special circumstances that need to be accommodated, so that it can be factored into the workplan and scheduling of your project. That way, particularly disruptive or messy parts, such as refinishing hardwood floors, can be arranged to be done when you are away or worked around your family’s schedule.
Depending on the scale of your project, you might want to rent storage space nearby or bring in a portable storage container. If you are storing things in boxes, be sure to label them with an inventory so you can find things easily.
Extra storage space
Make sure you discuss which parts of your house will be affected by the renovation. Depending on factors like plumbing and wiring, your renovator and work crews may need access to more than just the immediate area being renovated. Clean out the rooms that will be affected by the renovation and consider temporarily removing valuables, such as art, from other parts of your home that could be damaged by vibration or dust.

Make a plan for how you will live in your home while it is under construction. For example, if your kitchen is being renovated, figure out where your temporary “kitchen” will be and what you need to make it work for your family. Plan and stock up on meals that can be easily prepared in your temporary kitchen. Look at how you might be able to utilize your small appliances and your barbecue to fill in for your oven. You will likely be without running water in your short-term kitchen, so make sure you consider how you will clean up after meals. Living in your home while it’s being renovated will have its challenging moments, but careful preparation and clear communication with your renovator will set you up for success.

Some homeowners choose to live elsewhere during a renovation, but if you are like most people, you cannot easily vacate your home. Instead, you must live alongside the work. Fortunately, there are ways to prepare, and communicating with your renovator is a big part of the process.

Make a plan Work with your renovator to draw up a project plan that best accommodates your family’s needs. I encourage you to choose a RenoMark renovator. The advantage of a RenoMark renovator is that he or she must abide by the RenoMark code of conduct, provide you with a detailed written contract, offer a minimum one-year warranty on all work and carry a minimum of $2 million in liability insurance.

1 Give the renovators adequate time to prepare a bid for your project. For all but the simplest projects, he or she should present their bid in person, so that they can discuss each aspect with you and answer any questions. Decide the importance of each aspect of your evaluation. The overall price is only one factor.
