One of the objectives of this magazine is to educate and inspire our readers. We open the doors and show you inside Manitoba homes that went from boring to spectacular. We shine the spotlight on new and innovative products and reveal the latest in design and decor.
Drawing inspiration from all this information and imagery takes time, but it’s most definitely worth the effort. Whenever we walk into breathtaking homes and speak with the designers, renovators and homeowners, one thing is immediately apparent. A great deal of time and attention went into the planning process to ensure that every part of the renovation was spot on.
Employing professional designers and renovators is a must. However, they cannot get started and head in the right direction without clearly understanding your renovation objectives and style preferences.
The time you invest in this endeavor will earn real dividends when your renovation project has been completed. Those who put in a minimal amount of time in the pre-renovation planning stage often end up feeling dissatisfied and say they feel like they’re living in someone else’s home. On the other hand, those who take the time to understand their design style, thoroughly enjoy their renovated space because it is a true reflection of who they really are.
The good news is that you are never on your own. Your professional designer and renovator will be happy to assist you in determining your design style. They will also help you to define your goals, priorities, wish list and budget.
The Canadian Home Builders’ Association has provided a fantastic article on page 60, entitled, planning your project. The association reminds us how important it is to do the necessary homework – to consider your lifestyle and the needs of your family. These will change over time, so plan for both the short term and the long term.
Once the project is underway, there is a lot you can do to ensure that the renovation goes smoothly. Roles of the renovator and homeowner (page 64) explains what can be done on both sides to promote good communication, an orderly worksite and prompt payments. 2022 proved to be an exceptionally busy year for residential renovations in Manitoba. The beginning of a new year is often a time to reflect on the past and look at things from a fresh perspective.
As you make plans for 2023, you may be looking at giving your homes a “fresh start” with a renovation project or makeover, but you aren’t sure how to get started or who to turn to for advice. The MHBA has some tips that will help you get your project planning underway:
What problems are you trying to solve? What is the purpose of your renovation? For instance – your bathroom may be cramped; you may be working from home far more often now and need a dedicated workspace; you need more storage space in the kitchen; or there is no place for the children to do their remote learning under your supervision. Now may be the perfect time to transition a space for a new use. Having a clear idea of the purpose of the project will help you get started.
Have a plan:
Have a clear focus on what must be included in your project, as well as any other features you would like to include if your budget allows. Which renovation items are must haves, and which ones would be nice to have, but are not essential?
The demand for professional renovators has never been higher. Many contractors are booking 9 to 12 months out for projects. If you have a significant renovation project that you are planning,
give yourself time to properly plan the project and to hire the right contractor for the job.
Keep it simple:
Whether you want to build on to your home, change roof lines or reconfigure interior space, consult with a professional renovator on the impact of design on construction and budget.
Select a RenoMark Renovator:
Look for a professional RenoMark renovator. The RenoMark symbol tells you that your contractor has agreed to abide by the MHBA’s renovation-specific Code of Conduct.
Check references:
Ask about the renovator’s experience. Ask for references and check them out. Many renovators have design professionals or architects they work with. Contact these professionals as well. Check social media reviews and other resources to see if they have a record of reliability.
Get a written contract: When you make your decision to hire a professional renovator, get it in writing. Include the scope of work; the exact price including a schedule of payments; a reasonable timetable for completing the work, and any instruction for protecting parts of the house not under construction. It is important to avoid any significant changes during construction
because this may cause delays and add extra costs. Avoid renovators who offer to do work without a contract. This type of renovator may not be paying provincial worker’s compensation coverage or carrying adequate insurance, leaving you at financial risk.
Set a realistic budget: Decide as early as possible how much money you want to spend. Speak to your lender and discuss the amount you can reasonably afford and the most suitable financing options. Remember— your budget should cover everything that may result from the renovation, such as draperies, blinds, furniture, and appliances.
Building permits:
Generally, a building permit is required for renovations that involve changes to the structure or systems of your home. Ensure your renovator includes all required permits as part of your agreement.
An Energy Efficient Renovation: Renovation offers many opportunities to make a home healthier and more energy-efficient. Consider these options during the planning process. Efficiency Manitoba and the federal Greener Homes programs are a great resource for homeowners looking to make their home much more energy efficient.

Faced with lockdowns, isolation and a changing world, many set out to carve a way of living for themselves and their families.
Designer Rebecca Hay turns a pandemic purchase into a dream destination up north
For designer Rebecca Hay’s client, the pandemic gave them the idea to purchase a cottage that would allow them to spend more time together up north, surrounded by nature and a beautiful lake.
Hay was enlisted to completely refresh the dark interiors with minimal construction and maximum decorating. “My
clients are busy working professionals with three young children,” says Hay. “The space needed to be familyfriendly but still have an elevated, comfortable look.”
Hay chose a neutral palette of white with hits of blue and green, echoing the lake and trees surrounding the property. Natural wood details can be found throughout the cottage’s
design, along with stone and brick accents that were part of the cottage’s architecture. “The look feels cottagey but without being too rustic,” says Hay.
The stunning kitchen was refreshed by removing some cabinetry and valances, repainting the remaining cabinets and island, and adding new hardware and window treatments.
“The kitchen is one of my favourite rooms in this cottage. I love that my team and I were able to completely transform the room without a major reno,” says Hay.

Additionally, Hay saw the opportunity for a bonus space by creating a loft area above the entrance of the cottage, which was previously a two-storey open space. This offered an additional sleeping area for guests and served as the kids’ new playroom/game space.
“I added warm textures with grass cloth material and layered in different textures and colours with blue furnishings, a continuation of the look found throughout the cottage,” says Hay. The loft also includes a nifty
window seat/pullout bed that marries functionality and style. “The window seat is perfect for curling up to read while also serving as an additional bedroom for guests,” explains Hay.
For Hay’s clients, a pandemic idea turned into a purchase of a lifetime.
“My clients were never cottage people, but the pandemic changed that,” says Hay. “Now they have a beautiful oasis up north to enjoy whenever they want.”

Are you planning a home reno this year? Why not incorporate sustainable touches? For example, flooring options such as bamboo and cork are renewable resources that have less of an impact on the environment compared to hardwood. Energyefficient appliances can help reduce energy waste, lower natural gas and water use while saving your household money. And paint with no or low volatile organic compounds (VOCs), and eco-friendly wallpaper creates less waste while being made, and can cut down on airborne toxins.
There are so many benefits to starting a compost. Not only does it keep food waste from being put in plastic bags that end up in landfills, but adding compost to your soil and yard is rich in organic nutrients, reducing the need for pesticides or synthetic fertilizers. Composting can save you money and helps the environment. It’s a win-win!
Thinking twice about purchases enables you to be mindful of what you really need to buy. Being mindful can lead to better purchasing decisions. For instance, with a bit of research (hello, world wide web!) that amazing marble coffee table you’ve been swooning over may be available gently used at a fraction of the price. Buying used items helps reduce carbon emissions and saves on resources such as water and energy. If buying used isn’t an option, then why not buy locally? Supporting small businesses helps keep the community thriving and minimizes carbon emissions, not to mention a more personalized shopping experience as well.
Did you know that one million plastic bags end up in the trash every minute? And that plastic makes up 80 per cent of all marine debris. Shocking, right? There are simple things we can do to reduce our plastic use. Whether you are buying food or shopping for clothing, bring a recyclable tote along. Using a reusable shopping bag can decrease reliance on plastic bag production and protect the environment from plastic pollution. In the kitchen, why not substitute your plastic wrap for beeswax wrap? Beeswax is better for the environment and more breathable than plastic, ensuring your food stays fresher for longer. And, of course, cutting down on plastic bottle use is a must. With a little forethought, having a stainlesssteel reusable bottle with you will cut down on the need to buy plastic when you’re in a pinch.
Furniture can take up a lot of space in a landfill. Do you have a piece of furniture you want to shift? First, ask yourself, can this piece be upcycled? With a new coat of paint and cool hardware, you can transform a dated piece of furniture into a one-of-a-kind statement piece. If upcycling won’t work, you could sell the piece on accounts such as Kijiji or Facebook Marketplace. And, if selling is a nogo, give a new life to that piece of furniture by donating it to places such as Value Village. Remember, someone’s trash is another person’s treasure.

I’m going to let you in on a little design secret. Besides knowledge and a knack for creating stunning spaces, an interior designer uses simple math when decorating. To create a room with that certain je ne sais quoi, interior designers use measurements to ensure a room looks balanced and beautiful. In this article, I
break down four areas where accurate measurements play a role in the overall harmony of a well-decorated interior space.
Lighting is important in every room for its function, esthetic and ambience, and when it comes to a ceiling fixture,
the correct proportions are the key to achieving a desired impact. To determine the appropriate size of your ceiling fixture, measure the length and
width of the room in feet, and add those numbers together. That sum, in inches, represents the ideal diametre of your light fixture. For example, a room that measures 15 ft. by 20 ft. would require a light fixture measuring 35-in. across.
Seating — and how it is spaced — is a factor in virtually every room in some capacity, but in the living room, it’s everything. The sofa is the
centrepiece of a living room. Standard sofas measure about 84-in.-long and 38-in.-deep, but they can range from 72-in. to 96-in.-long, suited to smaller and larger rooms, respectively. The seat height of most sofas and armchairs is 18-in., so keep this in mind when choosing side tables and a coffee table, which should be about two-thirds the length of your sofa. When positioning your seating, give each piece enough breathing room.
Pay attention to the suspension height of light fixtures. If it hangs above a table or counter, the gap between the bottom of the fixture and the tabletop or countertop should be approximately 30-in. to 36-in. Otherwise, the space between the bottom of a light fixture to the floor should measure between six and seven ft.
It’s best to hang single artwork at eye level, with 60-in. from the centre to the floor being the magic number.
Leave a gap of 12-in. to 24-in. between the edge of the rug and the wall.
A rug forms the base of a furniture grouping, such as a living room sitting area or a dining room suite, so these measurements should be factored into the design plan from the beginning. If a room has one express function, such as a dining room, then the rug should be chosen relative to the size of the room and should accommodate the entire furniture grouping to create a cohesive look. If the area rugs are for a large, open-concept area, sketch out a floorplan and layer in all the individual “zones” that are planned for the space, such as the sitting area, the reading corner, the television area, the office nook, and so on. Adding rugs to these areas acts as a visual anchor and helps define them within a large, open
space. Each area rug should be large enough to accommodate the furniture grouping related to that particular area, with about eight inches of rug peeking out from beneath furnishings.
Artwork provides visual interest and dimension to a space. When hanging artwork, consider the size and scale of the piece. I love to place large pieces over a sofa or console and group smaller pieces in corners.
If you’re hanging your art above furniture, it can be four to six inches above the piece. If the art is going above a sofa or console, the piece should be approximately two-thirds the width of the furniture. Lastly, think about layering art. This is especially effective in places such as the kitchen, pantry or in a bookshelf vignette.
If you follow and play by these rules you will for sure create a great stylish place to call home.

hen designing your new home or planning to renovate there is so much to think about! Often small details with a big impact are overlooked and the end result is compromised.
Here are some design elements to consider when designing your home.
When planning finishes in your home, the first thing that might come to mind are a handful of paint swatches
Wand a roller. While this might be the most cost-effective option, adding texture to your walls might be something you want to consider to add a little depth and character to your space. Something as simple as tongue and groove will immediately transform your room. Other wall details to consider are plaster (yes, this has made a comeback over the last couple of years), wallpaper (don’t be afraid to go bold with it), stone, or wainscotting.
Don’t forget to look up! The “fifth” wall in a room, that often gets neglected, is the ceiling. Adding texture to the ceiling, such as wood paneling,
will add warmth, dimension and that custom look you’re longing for.
Windows aren’t just for the exterior. In fact, they really lend themselves well in an interior space. Consider it an architectural moment - a divide between two separate spaces while still letting the natural light dance around from room to room. Often, we find ourselves wondering how we can get more natural light into a room and this one is sure to be impactful, while functional in your home.
When thinking about ways to elevate your home, hardware may not be the first thing that comes to mind but think again! Your hardware selections can really bring life to a space. Take some time to curate your hardware room by room and don’t be afraid to mix and match metals - even styles. Play with scale and choose a larger pull or knob for a more dramatic look.
Lighting can really make a difference in your home. Try adding a series of decorative fixtures where you might think to put pot lights. Add multiple pendants to your dining room instead
of just one. Think of lighting as accessories to your rooms and have fun with it!
There are other little details that won’t go unnoticed… or, maybe they will because of their seamless incorporation into your home.
Things like outlets, floor/wall vents, countertop edges and window & door trim can really elevate a space when considered in planning.
Electrical outlets don’t always need boring white cover plates. Instead, try going with a metal plate to match your cabinet hardware. Do you have a stone or tiled backsplash and don’t want to draw
the eye to the outlets? Opt for flush or inlay outlets for a beautiful minimalistic look.
Instead of the generic metal floor and wall registers, select flush vents that will match your floor or wall finishes.
We often see squared countertop edges, but this doesn’t have to be the case. Make sure to ask your designer what options are available when thinking about your countertops. Increase the height of the countertop edge for a more substantial look.
When selecting trim, add a profile to your casing or baseboard for some character. Low ceilings? Opt for a tall baseboard to make the ceiling look taller.

These donuts have a specific shape that resemble a flower. We embraced this shape and use it sparingly throughout the space.
Located near Central Park in Winnipeg is a street called Balmoral Street. It is an area rich with culture and diversity; and was the perfect spot for our clients to open their latest restaurant, Umaido. They had already decided on the location and were looking for direction to develop the character of their restaurant. Heather sent us the marketing material and inspirational images… and that was it! Embracing the story behind the branding, the design concept for Umaido flourished
into a clean, minimalistic aesthetic with a sense of playfulness.
What is Umaido? More like a casual café, it is a donut shop! Instead of the traditional donuts that we know of, these donuts are made with mochi, a glutinous rice flour. These donuts have a specific shape that resemble a flower. We embraced this shape and use it sparingly throughout the space. The final design results in a fun, visual experience. Here is how the vision came to be.
The overall look started with a colour that the clients had in mind. They wanted to embrace the use of white throughout. While an allwhite interior can feel cool, we still wanted a space that was warm and inviting. In the end, the use of white allowed the other design elements to pop and create a sense of warmth and youthfulness.
The distressed white wood paneling on the walls and table counters adds warmth and dimension to the space and plays off the warm toned floors and wood accents. The framed wood opening to the kitchen
invites you to become apart of the process and see how these donuts are made.
The white walls allow the neon lights to really shine in the space. Pairing them with the wall graphics accentuates the idea of youthfulness and playfulness in the space. Finding the balance between white, orange, and natural textures was important. We created a display wall using warm wood to frame the orange donut boxes, which added colour and dimensionality to the space. Selecting white wall tiles with a subtle pattern adds visual interest, creating pockets of vignettes in the space.
The large expansive storefront glass brings a lot of natural light into the space, making it seem bright and cheerful. Mixing in touches of nature as seen in the wood accents and live plants creates a cozy, warm and inviting atmosphere.
We love how the bright, open space, and pops of colour deliver on the brand. We also loved working closely with our clients to conclude another fun project.

Research is the key to getting what you want.

If you accept the renovator’s offer, it’s time to write up the contract. Even the simplest of jobs should be outlined in writing because the contract is the basis of understanding between you and your renovator. Before signing a contract, read it carefully. Are you satisfied with the description of the work to be done? Does the payment schedule include holdbacks? Are the responsibilities of the renovator clearly spelled out? Remember that if something is not in the contract, then it’s your responsibility.

Don’t omit this step just because you are too busy or “they seem like the right person for the job.” Call the renovator’s previous clients to ensure that you are making the right decision.

Expect a brief report on the progress of your job at regular intervals and be available to make decisions when they are needed so work is not held up. Research, good planning, a professional work crew and open communication and trust – a recipe for a home renovation that you will enjoy for years to come.

PROJECT | To update an ensuite bathroom with a larger soaker tub, 2 sink vanity and all new finishes…all with a lean budget.
The prefabricated vanity was one of the first elements to select as choices are somewhat limited and the overall concept was developed from there. The black cabinet, walnut trim and gold hardware together with the white quartz counter top and sink, add glamour without the custom price tag.
Black and gold prefab mirrors and light fixtures build on the theme.
A wall hung prefab. unit provides extra storage and display area. The textured baskets repeat the natural, wood tone detail.
As the existing shower & fixtures are unchanged, we selected black faucets instead of gold.
Oval soaker tub was selected for its length and soft curves to fit into the bay window area.
The dramatic floor tile in neutral tones of white, cream, taupe, charcoal & pops of gold adds drama to the large floor area.
