DIVE STRAIGHT IN

123OBR is the Broadbeach residential project redefining the meaning of ‘Pool House’.

WITH A GRAND double-storey 444 square metre residence made up of elegant finishes and bespoke details, 123OBR’s Pool House offers a boundless sense of space. The welcoming entrance is set on the ground floor, providing residents the unique luxury of entering their new home through their own private verandah – an ode to the historic Queenslander which provided ample inspiration in the ideation process. The Pool House is just one of 14 new fullfloor and multi-floor homes included in the development project on 123 Old Burleigh Road, proving to be more a vertical village than a traditional residential tower. The project is an ambitious collaboration between Brisbane-based developer Bottega Group and world-renowned architecture firm Woods Bagot, certain to raise the stakes for luxury living on the Gold Coast. Its iconic nautical design nods to its coveted coastal location, as the building’s articulated slab edges appear to onlookers as a grand ship. This proud bow design is shaped to provide privacy for residents while still maintaining sweeping views across the horizon and hinterland. Unlike the other residences, the Pool House encompasses its very own private pool with an adjoining sun deck as well as a private garden terrace accessible through two of the five bedrooms.

An upper-level master suite offers a substantial walk-in-robe, alongside another two spacious bedrooms, each with their own private en-suites. The open plan kitchen, dining, and indooroutdoor living space offers plentiful opportunity for generous social gatherings, while other separate living areas equally allow for quiet, private retreats. Below ground lies a four-car garage as well as sufficient storage for surfboards that residents will no doubt have in tow. Internally, Woods Bagots’s interior designers have married relaxed textures with opulent finishes, paying meticulous attention to all the finer details. Extra high ceilings, floor-to-ceiling windows and oversized spaces allow the Pool House to be flooded with natural sunlight year-round. World class craftsmanship is ubiquitous, from the 150-year-old French Oak hardwood timber floors to the custom champagne brass finishes, natural stone benchtops, 100 per cent wool carpets and bespoke warm lighting. This is the definition of luxury living. V-Zug was the natural choice for all the kitchen and laundry appliances because of its trademark Swiss efficiency along with its commitment to sustainability, timeless aesthetic, user-friendly interfaces, and durability. The list of premium appliances is extensive, including a 60cm Combair Pyrolytic Oven, Steam Oven, Warming Drawer, Vacuum Drawer, Built-In

Coffee Machine, 72 bottle Wine Cabinet and a Refresh Butler that allows the resident to dry clean clothes at home, to name just a few. V-Zug is the only company in its industry in the world which develops and manufactures most of its product range in Switzerland, and are increasingly focused on conserving natural resources, having achieved 100 per cent carbon neutrality since 2020. “123OBR features some classic beach house features wrapped up in an elevated, modern design that exudes the opulence of beachside living,” explains NPA Projects director Andrew Erwin. “The divide of public and private areas in the home sees all living spaces facing east encapsulating ocean views, while the private sleeping pods are located at the hinterland end of the building providing a cosy, private escape conducive to rest and relaxation. “In true beach house-style, residents enter their beach home via the verandah, a space which effortlessly mediates the transition between public and private but also acts as a habitable breezeway that takes advantage of the elevated views, lights and sub-tropical climate.” Priced at $4,990,000, the Pool House is currently under construction, expected to be complete in 2023.
