Welcome to this Summer 2023 edition of the Residence magazine
After a rather late Spring this year, many house hunters have at last come out to find their next home, and we are pleased to report plenty have found their way to Wentworth and Virginia Water!
The uplift in activity is very welcome after the post ‘mini-budget’ mayhem, and the continued interest rate rises saw buyers and sellers tread with some caution. A continued trend in the fall of inflation would significantly help borrowers to see more attractive interest rates on offer and further invigorate the market.
Pricing for rental properties has seen a marked increase, driven by demand and inflationary factors. As always, we attract a respectable number of international buyers with plenty in attendance this time of year, for Royal Ascot, Henley, Wimbledon and the numerous other sporting and social events on our doorstep.
We have also seen the spotlight shine positively on our local area, with the Coronation Concert showing the full spectacle of Windsor Castle, and the new Prince and Princess of Wales putting down roots in the area.

Heathfield girls saddle up to excel

Tell us about your school’s philosophy
Happy confident girls succeed – that’s the simple but powerful philosophy at Heathfield School. Founded in 1899, Heathfield was in the vanguard of educational establishments advocating the theory that happiness equated with academic success and has always placed high importance on co-curricular activity and pastoral care accordingly.
In their latest ISI Inspection the school achieved ‘Excellent in all categories’. The inspectors found that: ‘the overall achievement of the pupils is excellent and represents the successful fulfilment of the School’s ambitious aims’. They also stated that ‘pupils are happy, articulate and confident’ and that ‘pupils grow into young people who make a difference to the world and live their lives boldly’.
And your equestrian programme?
In addition to being an academically ambitious school, Heathfield also boasts a growing reputation in equestrian disciplines and runs a full programme including show jumping, polo, dressage, hacking and military riding, for beginners through to advanced riders. Pupils train locally at venues including Berkshire Riding Centre, a BHS approved riding school; Cool Hooves Polo Academy part of Berkshire Polo Club (RCBPC), a 5 star rated riding establishment that is licensed to hire out polo horses for lessons and competitions;
Why do we offer it? Horse-riding is a truly exhilarating activity, and most importantly it is ‘fun’, and good for mindfulness and developing confidence in our students. This is why 25% of our students opt to make it part of their co-curricular programme, the roots of which are firmly established in the aims of the school ‘to discover and develop every girl’s unique talents to enable her to excel.’
Tell us about polo
Polo is one of our most popular co-curricular options and one in which our girls have triumphed – we are three times winners of the SUPA Ladies Schools National Arena Championships and this year a group of our girls who were new to horse riding when they started school, won the Beginners Division in the Junior Nationals. National Schools’ Polo Tournaments go on throughout the year. Our students also enjoy saddling up for regular matches with boys schools Eton and Harrow and taking on Radley and co-ed independent Millfield at national tournaments five or six times a year. They can definitely hold their own!
And how about show jumping?
Show jumping as an option is open to students who own their own horse or have horses in livery locally. Special coaching and seminars are also on offer.
Teams of girls are sent to compete in nationwide events hosted by the NSEA, the recognised body for equestrianism in schools throughout the UK, providing inter-schools competitions for teams and individual riders at state and independent schools, as well as colleges of further education.
Dressage - a form of horse riding performed in exhibition and competition settings, as well as an art sometimes pursued solely for the sake of mastery – is also offered to girls that own their own horse. As too is military riding –synchronised riding in an arena with a specialist coach.
Tell us about riding for pleasure
One of the major highlights of our year is the annual hack in Windsor Great Park. Part of the Windsor Estate, Windsor Great Park is an ancient Royal landscape of forests, grasslands, lakes and gardens featuring historical monuments, rare wildlife and National Collections of plants and Champion Trees. Our annual hack is truly uplifting and always brings a big smile to the faces of all our riders.
