The spicerhaart corporate sales team is located on the Fylde coast in Blackpool, Lancashire. The dedicated team at Blackpool continually monitor the agentâ€™s performance and maintain a constant contact for day to day issues. In addition to this service our client account managers act as a liaison and a point of contact for all clients. The appointed selling agents are instructed to visit the property on a regular basis and once a sale is agreed we monitor it closely through to completion. Overall, the selling agent is contacted at least twice per week to discuss the marketing activity and any subsequent issues that may arise. When the selling agent forwards an offer to ourselves it is immediately reported to the client. Offers can be accepted by ourselves under an agreed mandate with a client if preferred.

property review inspectors
The corporate sales team have a number of Property Review Inspectors. Their role is to visit each property that remains unsold after an initial eight week period and produce a full report.
The technology and systems that are currently in place are both flexible and informative. Our experience has shown that different clients require different levels of information. The key to our reporting is the flexibility available, we will work with you to ensure that our systems work with yours.
The report will consist of valuations, appraisals, comparables, agent interview, summary of branch information and any recommendations that are required. The Inspectors also back up the report with a full set of colour photographs. The pack is then forwarded to the client for their perusal.

LPA Receivership We have a specialist in-house department which provides a wide range of LPA Receivership services. Our main staff members have a unique level of experience in the sector and are able to deal effectively with a varied and complex array of appointments. Successful LPA Receivership depends upon a detailed knowledge of a range of property related disciplines in addition to the required understanding of the role of the Receivers and the associated legislation. These disciplines in our view can best be described as those connected with residential and commercial property investment. We have an unrivalled level of experience in the area of residential and mixed use property investment. Our lead Receiver was a principal advisor to a major housing Group on a wide range of residential and mixed use investment opportunities as they built a substantial national portfolio between 2000 and 2006. The skills developed in investment appraisal, acquisition, development and refurbishment, portfolio management and disposal have proved invaluable when establishing the most suitable strategy for any given LPA appointment. We sell property from all over the UK via 10 auctions a year at the prestigious New Connaught Rooms in Covent Garden, London. We sell on behalf of private individuals, charities, housing associations, councils, high street banks and many other corporate bodies. Our auctions are major events, attracting hundreds of bidders from all over the UK to the room as well as on the telephone and by proxy.
residential lettings Our spicerhaart residential lettings division provides tailored solutions to both corporate and private landlords alike. With thousands of properties under management we can source, acquire, refurbish, let and manage residential property throughout the UK. As a leading member of the Association of Residential Letting Agents (ARLA) we act with the utmost professionalism and integrity and the company is represented within the Royal Institute of Chartered Surveyors Lettings Committee. We will instruct either a letting agent through our own network or a suitable local ARLA registered agent. The property will then be marketed via all the main property portals. In addition we have been part of the Tenancy Deposit Scheme (TDS) for a number of years, which ensures that any obligations as landlords are complied with under the 2004 Housing Act.

We offer a total ‘in-house’ invoice service. This in effect means that we process all of your invoices that are incurred during the sale of the property.

On completion, a final account is forwarded to you listing the complete breakdown of costs.
We do this by employing the agent best positioned to deal with the sale. This may be one of our National Group offices or one of our carefully selected panel of estate agents across the UK working to strict service level agreements. Towards the end of the transaction we also acquire and satisfy the selling agent’s invoice (once funds have been received from your solicitors).
