Kitchen countertop style Want to make a statement in your kitchen? Let your countertops do the talking. By Susie Steckner

ell-planned countertops and islands can be a centerpiece in your kitchen. Here’s how to get the look you want and the product that fits your lifestyle. Look and feel Decide what aesthetic you are trying to achieve, said Jane Dressler, regional design studio manager for Toll Brothers. Certain countertops will be a better fit than others depending on the style — whether transitional, traditional or contemporary. For instance, granite works better in a traditional or transitional space, she said. Consider lifestyle too. Do you have young kids? Do you do a lot of cooking? How will the space be used? “Maintenance goes hand in hand with the use of the space,” Dressler said. “A matte finish will not show fingerprints and smudges as easily as a polished finish.”

It’s also important to think about the future of the space, said Brian Murrieta, owner of Aztec Interiors, a sister company of Aztec Marble & Granite. Beyond the obvious budget, style and maintenance questions, ask yourself this: “What do you want to look at for the next 10 or 15 years?” he said. traditional white marble streaked with dark or light gray but also comes in a clean white style for a very modern look. “There’s a lot of versatility to it,” Murrieta said. Granite is still popular, but more often it might be used as a statement piece on just the kitchen island, Dressler said.

Butcher-block is also a top pick for an island as an accent with the natural wood adding warmth to the space. For outdoor kitchens, homeowners are turning to porcelain slabs which are durable and can stand up to the elements outside, Murrieta said. This surface can also be used for indoor kitchen countertops. Porcelain can be a higherpriced option but offers a clean look and low maintenance. Don’t forget to think about the edge of your kitchen counters and islands. Do you like the clean lines of a square edge? Does your traditional kitchen call for a bullnose, or rounded, edge? Do you want a full “waterfall” end on your island for a contemporary look? Ideal ﬁt Be sure to ask your builder’s design center representative to explain the pros and cons of different types of countertops so you can decide which options are the best fit for your new home.

What exactly is stucco?

Stucco is a cementitious mix that is applied over a substrate to create a clean-finished surface. It is perhaps the most common exterior siding material used in the Southwest. This finish can be seen all around the Valley from homes to high-rise buildings. However, there are more variations of stucco than meet the eye: a traditional three-coat stucco; Western one-coat; and EIFS (Exterior Insulation Finish System) which is commonly referred to as “synthetic stucco.” These can each be finished in a variety of textures and then painted, stained or colored for lasting durability. • Three-coat stucco is typically the most labor intensive and can be the most expensive but it is durable and forgiving if the framing is imperfect. It can be molded in a number of shapes and styles. • One-coat is a cheaper version of three-coat with typically two coats

So much paperwork! Take out your pen to get into your new home

o reach your goal of homeownership, you’ve signed dozens of documents — probably more than a few times for various companies. You’ve repeatedly confirmed your income and thoroughly verified your identity. You and your loan officer have met in person and/or by phone, email or text. But first, at closing, a ream of paper is presented to you. You’re probably thinking something along the lines of: “What the heck are all these documents? Do I really have to read all of them?” Listen to dear old dad “Like my dad says, you should read every page you sign,” said Greg Gale, senior loan officer in the Scottsdale office of The Gale Team/Nova Home Loans. “We go over the highlights and important information, along with encouraging the borrowers to read the documents. We provide copies as well for them to take home and review.” “I always encourage borrowers to read the documents so they understand what they are signing and I encourage them to ask questions for clarity on documents that they do not understand,” added Tim Jorden, Southwest Regional Sales Manager for Scottsdale-based Homeowners Financial Group. “With that said, many of the documents are standard forms with the same verbiage that has been on loan documents for years.”

Closing Disclosure: “In the industry, the Closing Disclosure is known as the CD,” Jorden said. This extremely important document contains final details about the mortgage loan that you, the borrower, have selected: the loan terms, projected monthly payments and the amount of fees and other costs of obtaining the mortgage loan. “Ultimately, this document puts a signature on the document with all the revisions that have been made since

the initial application,” Gale said. For example, the new owners said they had $2,000 in their bank account but when the most current bank statements come in, they document $2,353. “We put the actual figures and account numbers on the application that they sign at closing,” Gale said. Note: The Note contains the terms of the loan and its terms should match the information listed on the CD. “The Note is the official document between

the borrower and lender agreeing to the amount that is to be paid back and at what interest rate and monthly payment,” Gale said. Deed of Trust: Finally, the Deed of Trust is a document used to secure a loan using real property. “They are not used in all states but they are used in Arizona in lieu of mortgages,” Jorden said. “The document will contain the amount of the loan, a legal description of the property, inception and maturity date of the loan, and the parties involved in the process.” “The Deed shows that the parcel of land and home are now owned by the borrower,” Gale said. “Once that is recorded with the city, it’s official: You can receive your keys and move in.”
