ello and welcome to the seventh edition of Mesa COMPASS! As the years go by, time just seems to be picking up speed and it is hard to believe that I have been part of this wonderful publication for so long. As is the case every year, I am truly excited to share with you some of the many interesting things that the Mesa Chamber of Commerce has been doing over the past 12 months. In this issue, you will see a number of stories that highlight some of our incredible members, our amazing activities and events, an update on the Mesa Veterans Program and much more. But first, I’d like to share some big news with all of you: in case you have not heard, the Mesa Chamber of Commerce has a new home! We had outgrown our space awhile back —which for a Chamber is a positive problem to have — and I had been hoping to relocate our offices into a larger space for some time. After looking at a number of locations, I found the perfect spot for us on the downtown Mesa Community College campus. We moved into our new space last July, and I’m proud to say that we are now spread out over 5,000 square feet instead of packed into 1,800 square feet like before.

In addition to enjoying being located on such a vibrant campus, our new Chamber building is located very close to the Mesa Veterans Resource Center, a partnership with Mesa United Way, Mesa Community College and our Chamber. The Chamber team is delighted to have them literally down the stairs and across the breezeway. We have all enjoyed watching this center grow and flourish. Additionally, the Mesa Chamber recently launched a new program devoted to addressing teenage suicide — a subject that is immensely personal to me. I am alarmed at how teen suicide is reaching epidemic proportions in the East Valley and I am proud to be part of a new program that is devoted to finding answers to such a sobering subject. As always, please remember one of my favorite sayings: “The World Belongs To Those That Show Up!” Sincerely,

Mesa Public Schools sets strategy for a bright future PROFILE

W

hen Dr. Ember Conley joined Mesa Public Schools in May as the district’s new superintendent, she quickly realized that while the the district faced certain challenges, a strong foundation was in place.

“I’ve just been so impressed by the support the community provides for our schools in Mesa, and that there’s this tremendous pride,” she says. “There’s an opportunity to do a lot of good for our kids, but things don’t happen overnight.” Rather than create a disruption, Dr. Conley is embarking on what she calls “a refresh” of an ongoing process in Mesa that will be reinvigorated. She has a five-year plan that uses a national framework, similar to many other districts around the country. The ultimate goal is to increase the district’s four-year high school graduation rate to 95 percent by 2023, up from 75 percent today.

To boost graduation rates, the district must start from the beginning. But not just kindergarten, Dr. Conley notes, even earlier.

“This is really about addressing the different concerns at different grade levels,” she says. “Direct links exist between early academic success and success in high school and into adulthood.” One priority is to focus on reaching a 90 percent proficiency rate in reading by third grade. This has been identified in studies as when reading development is crucial for long-term success. It involves working with early childhood development programs to get kids ready to read, overhauling preschool and all-day kindergarten offerings, and building partnerships outside the district to ensure children are meeting learning milestones from birth to third grade. “We need to be a strong (grades) one, two, three institution,” she adds. “That means working with community partners from prenatal to crib to kindergarten. We’re looking to build partnerships and stronger foundations with the community.”


Math and English proficiency is key

Tapping national models, Dr. Conley and her team are also implementing a 90 percent proficiency goal in eighth-grade math, another learning milestone year according to research. “Eighth-grade math is shown to be typically when students’ brain development is ready for conceptual math, and if you have that strong foundation, you’re able to bridge into high school and career readiness,” she says. In addition, a targeted 90 percent proficiency rate in English language arts for 11th grade has been established. This is often seen as what Dr. Conley refers to as “a final exam” before graduation. To achieve these goals, the district is reigniting its professional learning communities model that has three core ideas: a focus on learning, a focus on results and building collaborative teams. The structured process is based on shared best practices. Professional learning communities also allow educators to gain better insight of local challenges and steer instruction toward better outcomes by connecting directly with local

challenges like poverty. “It’s really forcing us to educate differently,” Dr. Conley adds. “We need to know the students’ stories and what we can do as a community to break the cycle of poverty.” The goals are part of a national framework that also involves keying in on four questions for student outcomes: What do we want students to know? How do we know they’ve learned it? What do we do if they haven’t learned it? And how do we enrich their experience if they have learned it?

“It’s been proven that when these metrics are followed, students are ready for college, career and community,” she says. “It’s a big vision, and I’m excited about it.”

s the third largest city in Arizona and the 36th largest city in the country, Mesa offers all the conveniences of a large metropolitan area with a hometown feel. As one of the fastest-growing cities in the country, it’s no surprise that Mesa attracts large employers and more than 1,000 new residents each month who are seeking a high-quality and safe community to work, live and play.

Affordable, convenient housing options Mesa is situated just 15 miles east of Phoenix and offers a variety of residential neighborhoods, perfect for families, business commuters and retirees. “Beautiful golf communities like Las Sendas and large masterplanned communities such as Eastmark continue to be very successful,” Giles said. “We are also looking forward to the addition of a second master-planned community, Cadence at Gateway, opening this year.” Giles says the real estate market in Mesa is strong and the city is among the lowest in rental vacancies.

Plenty of growth In recent years, Mesa has increased the number of large-scale industrial, manufacturing, aviation and engineering employers in the area, which has boosted jobs and the economy. Companies like Boeing, MD Helicopters and Apple, Inc. are choosing to operate their corporate headquarters in Mesa. “Our business-friendly environment is very much on display in all parts of Mesa including Phoenix-Mesa Gateway Airport, Falcon Field Airport, the Dobson Corridor and Downtown,” said Mesa Mayor John Giles. To accommodate the city’s growth, Valley Metro is extending the light rail two miles on Main Street from Mesa Drive to Gilbert Road, which will be completed in 2019. The expansion is expected to attract more local businesses and visitors to the area. “The Downtown Innovation District is another up and coming project in Mesa that will add more high-tech employers, entertainment venues and newly-constructed housing units,” Giles added. “This will give the area a completely new look but maintain Mesa’s authentic character and charm.” Retail, shopping and dining establishments are popping up all over Mesa, which is indicative of a healthy community. With four public school systems, including Mesa Public Schools, and numerous charter schools, there are plenty of choices when it comes to K-12 education for Mesa families. Higher education, which has always been a focus for Mesa, includes Mesa Community College, the largest community college in Maricopa County with more than 20,000 students, offering unique programs available at three campuses. Arizona State University and Benedictine University are two large academic institutions that continue to bring students to Mesa. ASU is also adding a second downtown Mesa campus, which is expected to be completed in 2021. “This project will not only add more jobs but provide a quality workforce and attract future employers,” Giles said. t’s an iconic American brand whose founder was Howard Hughes — and it calls Mesa home. MD Helicopters, Inc. (MDHI) certainly doesn’t fly under the radar in the aviation industry, and its presence at Mesa’s Falcon Field is anything but subtle. [Continued on page 10]

or more than 110 years, the Mesa Chamber of Commerce has been instrumental in helping hundreds of local businesses to succeed. From smaller mom-and-pop-sized companies to larger companies that employ huge workforces, the Mesa Chamber is proud to be an advocate for local businesses while helping to build a stronger community. As President Sally Harrison notes, she is also very pleased with the success that the Mesa Veterans Program (MVP) is experiencing.

Harrison has fond memories of meeting with the late Senator John McCain to get his thoughts on the importance of helping local veterans. “I had this idea of starting a program devoted to veterans for a while and I reached out to Senator McCain for his assistance. I was amazed when he spent seven hours with me, talking about the issue and sharing his ideas on what we could do, all centered around veterans,” Harrison says. The Chamber’s Mesa Veterans Program opened the Mesa Veterans Resource Center in partnership with Mesa United Way and Mesa Community

College in August of 2017. It is now located close to the new Mesa Chamber office, and is continuing to grow and help local veterans, Harrison says. “It is a one-stop resource that we didn’t have before in Mesa,” she says, adding that she is grateful for the partnerships that the Chamber has with the Mesa United Way, the college and others to make the MVRC a success. Renée Castillo, current board chair for the Mesa Chamber, says there are a number of ways that the chamber advocates for local businesses. “From helping with a ribbon cutting ceremony and welcoming a new business

to the city, to assisting our members with getting in touch with business-related resources, we help so many people within the business community,” Castillo says. “Also, if we know about any issues that are facing our members and impacting businesses at a local level, we can get help from advocacy partners, get city officials involved and be very swift in our response.” Castillo is also proud of the way the Mesa Chamber’s keen focus on local businesses helps to build a stronger community for everyone. “We have a strong relationship with the business leaders in our city, and that speaks to building a strong future workforce,” she says.

COMMUNITY LEADERSHIP Our community has never been more involved in what is happening in Mesa. Community members are actively engaged with City leaders to express their opinions and make suggestions. This makes for a well-informed and involved community — which is exactly what we want from our citizens.


Events, activities are key highlights of Mesa Chamber

ach year, the Mesa Chamber of Commerce offers its members more than 400 events. Some take place weekly, while others occur once a month or annually. Regardless of whether they take part in a handful of events or try to attend as many as they can, Mesa Chamber members definitely have plenty from which to choose. Below is just a small sample of the events and activities:

Mayor’s State of the City Address The annual Mayor’s State of the City Address is one of the largest events that the Mesa Chamber holds every year; more than 730 people attended the most recent one held in February 2018. The event, which is also open to the public, includes breakfast and the opportunity to hear the Mayor speak on a number of topics that impact the City of Mesa.

Valley Against Sex Trafficking

This always-popular event takes place in November. Local businesses with ties to aviation bring in some of their equipment for people to see up close; examples have included an Apache Longbow from Boeing and a helicopter from MD Helicopters. The event has steadily grown in size, and is free to the public to attend.

Even though it already hosts hundreds of happenings a year, the Mesa Chamber is always looking for new and fun events for its members. In October, the Chamber hosted its inaugural Motorcycle Ride fundraiser for the Mesa Veterans Program, thanks to a partnership with Desert Wind Harley-Davidson. Participants rode their cycles together in the event, which will undoubtedly grow even more in attendance next year.

The Mesa Chamber of Commerce also hosts a number of meetings that address serious topics. Working with a local non-profit called VAST and a number of local police departments, the Chamber facilitates monthly meetings for its members to learn more about the sex and human trafficking issue, as well as how it is impacting local children.

It’s Mesa Morning Live! BY ALISON STANTON

O

n the second Friday of each month, 100-plus people arrive at Crescent Crown Distributing in Mesa at 7 a.m. to watch internationally acclaimed comedian Mark Cordes host “Mesa Morning Live.” Cordes has hosted the show, which is also broadcast on Mesa Channel 11 and YouTube, since its inception. Every month, Cordes will interview a variety of guests on a number of topics— everyone from the heads of non-profit organizations and business leaders to famous people from around the Valley, golf instructors and many more. “There are four or five segments in every show, and each month there is a great mix

of serious guests and light-hearted guests. I’ll do a silly Top 10 list, and members of the audience can also play games for a chance to win a gift card,” Cordes says. “There really is something for everyone in one hour.” While Cordes says it is definitely a challenge to name some of his favorite guests—simply because there have been so many memorable, funny, poignant and interesting guests on the 60-minute show, he says the late Senator John McCain’s appearances definitely rank at the top. “Senator McCain was on a couple of times, and he was always a huge highlight of the show. His wife, Cindy, also appeared on the show without him and spoke about the importance of stopping human trafficking.” Cordes says he enjoys organizing the show

he Grid, a mixed-use housing, commercial and retail development in downtown Mesa slated for opening by the end of next year, will revolutionize brand-new residential options in the heart of the city. “Bringing a quality urban neighborhood to an area that hasn’t seen new housing options in 35-plus years is challenging,” said Tony Wall, president of 3W Management, the developer of The Grid. “Our design reflects a true mixture of uses that will create a contemporary lifestyle. We have to get it right.” When The Grid opens on Main Street west of Mesa Drive between Pomeroy and Hibbert, it will be part of the City of Mesa’s Innovation District. This District is intended to transform downtown Mesa into a hub for Mesa’s entrepreneurs, students, educators and residents looking for the best of urban living, with offices, retailers and restaurants walking distance from new residences.

AMR ambulance service in Mesa finds new ways to excel in complex healthcare environment

A

n EMT or Paramedic experience is often associated with adrenaline-pumping life-saving moments, at least that’s what many of us may think about the profession. At the same time, between those intense experiences, there are

many small but equally important ones.

Beth Yancey has been an EMT for American Medical Response (AMR) in Mesa for 14 years. This summer, on a shift at a local Mesa hospital, she befriended a pediatric Leukemia patient named Zaelynn. What started as a simple “hello” led to an ambulance tour for the young patient; it then evolved into a friendship where Yancey would regularly brighten the child’s day with visits, and Zaelynn would often ask for her new friend to come by while she underwent treatments. This story is one tiny example of what it takes to succeed as an emergency medical professional in today’s complex healthcare environment, while working in the field for a service provider like AMR. Tending to the many details that arise in any given day, AMR leaders assert, is key to great service. “We’ve had to change what we do and get away from just being seen as an ambulance provider. We are mobile healthcare professionals,” said AMR’s COO for Arizona and New Mexico, Glenn Kasprzyk.

esa is a busy city these days. With the completion of the Valley’s first light rail extension into downtown Mesa in August 2015, the city has seen more than $400 million in private and public projects either built, permitted or announced since then. And now, with another two-mile extension taking light rail to Gilbert Road wrapping up in less than a year, Mesa leaders should expect to see considerably more development activity in the future. “We’ve seen a huge impact in just three years and we’re looking for the same kind of private investment to follow this extension,” added Scott Smith, CEO of Valley Metro, the agency overseeing the light rail expansions. “Gilbert Road has always been that unofficial dividing line between east and west Mesa … and it’s really a good spot for light rail to terminate.” Funded with local and federal dollars, the Gilbert Road extension should be completed by summer 2019, Smith emphasized. Air travel has brought another promising economic boost for Mesa. Opening in 2007, Phoenix-Mesa Gateway Airport is on pace

Light rail expansion, airport growth, downtown redevelopment powering Mesa’s future Residential units coming to downtown BY BRIAN SODOMA

W to serve more than 1.5 million passengers this year. It’s now home to five different commercial carriers and connects to nearly 50 destinations. “This is the busiest year on record since the airport opened in 2007,” added Ryan Smith, airport spokesman. The airport has made numerous investments to accommodate its growth, including reconfigured TSA lines and baggage claim area, and ingress and egress in parking areas have also been updated to handle higher traffic volume. In addition, the airport just announced that it will start development of two new private hangars

to accommodate corporate and general aviation aircraft. The airport is also now home to SkyBridge Arizona, the first international cargo hub to house both Mexican and U.S. customs. With SkyBridge, cargo planes can now gain customs clearance in the Valley then land in any of 130 airports in Mexico, Ryan Smith explained. The program is in its early stages and will soon enjoy its own dedicated cargo processing facility at Phoenix-Mesa Gateway. The hub is expected to create 17,000 direct and indirect jobs, according to a Governor’s office press release.

TRANSPORTATION In the past few years, major transportation projects have transformed Mesa. New freeways, street improvements and light rail expansion have all made Mesa a better place to live and do business.

ith the $400 million in projects, built, announced or in the works, some 1,500 residential units are projected for downtown Mesa, adds David Short, CEO of the Downtown Mesa Association. Notable projects in the works include: The GRID, which will be located in the heart of Mesa’s innovation district, just east of Benedictine University. The 3.3-acre project will have groundfloor restaurants, co-work office space, 196 apartments, 15 row homes and 75 urban flats. Nonprofit, Chicanos Por La Causa, is also looking to develop 100 apartment units at the corner of Main Street and Country Club, and City Creek, the development arm for the downtown Mesa Mormon temple is expected to add 240 market-rate apartments in two years. Short is excited about light rail expansion and ASU’s efforts to bring its film school, an entrepreneurship program, along with other developments, to the area by fall of 2021. The moves should bring even more traffic to support downtown’s residential development. “People living downtown and using the businesses on a consistent basis, that’s kind of been the missing piece,” Short said. “I think Downtown Mesa will have a totally different atmosphere five years from now.”

t 12 years of age, Kevin Humphrey used to come to Sunshine Acres Children’s Home to help answer the phone for his great grandmother — Sunshine Acres Founder — Vera Dingman.

Today, as the private Christian nonprofit’s executive director, he’s answering a different call. The children live on the 109-acre Sunshine Acres campus in homes that house 10 children in each. Each child is required to stay at least one year. If their home situation remains unstable, they can stay longer, even through college or trade school. Sunshine Acres staff assesses home environments before allowing the child to leave. The organization also assumes legal power of attorney for the children living on its campus. It relies heavily on volunteers, dedicated house parents and support staff to provide a wholesome loving caring home. “Through the years we’ve really improved our training. We have a lot of trauma training to help these kids. We’re able to react differently, and better, to situations,” Humphrey added.


Expansion, funding

With the help of local builder Blandford Homes, an eighth home is in the works for 2019, which will boost capacity to 80 children. The site is master planned for 15 homes, or 150 children, and the organization builds as funds allow. Sunshine Acres’ annual budget is the result of generous private donations from the community either in the form of financial donations or gently-used goods that can be sold at its two thrift stores and boutique. The concept for the thrift stores and boutique was established about 12 years ago after leaders realized many donated goods in its warehouse weren’t being used. Today, the stores cover about 20 percent of the annual budget. “We couldn’t continue to hit our budget to support these neglected children without the support of the community through volunteer hours, private donations and estate gifts,” Humphrey said. “We don’t solicit for funds, grants and we don’t take any state or federal funds either.” In addition to its eighth building, Sunshine Acres is also building an aeroponic greenhouse, which will cover 80 percent of its produce needs. The site will be completed and dedicated in January of 2019. “I think our end goal is to just be able to take care of 150 children (at once). … We know we’re a great alternative to the current system in place,” Humphrey said.

and CEO of Phoenix Logistics. “It improves the likelihood of additional defense jobs, above-average paying jobs with good benefits. Small companies like ours are able to compete for these jobs and win. We can get up to (Washington) D.C. and deliver our message. It’s helped us secure contracts and execute on the contracts we have.” Phoenix Logistics provides design and manufacturing of aerospace products as well as engineering services to the department of defense. But the Industry and Defense Council isn’t just about Mesa. It’s estimated that more than 54,000 jobs in Mesa are in aerospace and defense – those workers live

in not just Mesa, but also other Valley cities. And their work, and the economic impact of their work, spreads far beyond the East Valley. That’s why Hesston Klenk is part of the Council. He’s the manager for government assurance and engagement for Resolution Copper’s mining project in Superior. The $6-8 billion project is expected to be the single-largest capital investment in Arizona’s history. “Being part of the Industry and Defense Council has helped our project through the years because it’s a voice that can stand up and say that this project isn’t just critical to the local economy, or even the state level, it’s critical for the country,” Klenk said.

To win a defense contract, a company has to demonstrate a variety of capabilities and certifications – often, the biggest hurdles come in the form of red tape. Facilities, as well as individuals, have to meet rigorous standards to earn security clearances. That’s where AZ Labs comes into play. The City of Mesa created AZ Labs in 2011 to help small, innovative companies compete for defense contracts. Those companies can lease security-accredited space from AZ Labs. Dane Mullenix, owner of Danan Technologies, runs AZ Labs for the City of Mesa. “It’s a unique model,” he said. “To our knowledge, we’re the only non-government lab that leases security-accredited space to organizations that need the security protocol to do business with the government.” When a business leases space at AZ Labs, they get the secure facility, utilities, furnishings and maintenance. It all meets government standards for security, and all they have to do is write a check for rent and get to work.

PUBLIC SAFETY Our terrific city is one of the safest places in the country and ranks in the lowest echelons of Part 1 crimes (homicide, rape, robbery and aggravated assault). In fact, 15 years ago Mesa reported a ratio of 66.96 Part 1 crimes per thousand population. Last year, we recorded 26.47 Part 1 crimes per thousand population — that’s something to celebrate!

Chandler Regional has become a highly advanced facility with a Level 1 trauma unit. Medical staff include cardiac specialists, thoracic specialists from Norton Thoracic Institute, and brain and spine surgeons from the renowned Barrow Neurological Institute. Chandler Regional will be building a new patient care tower, showing continual growth for the hospital since opening in 1961. Mercy Gilbert opened a little more than a decade ago and has also continued to grow with the needs of the community. Dignity Health and Phoenix Children’s Hospital recently announced its collaboration on a Women’s and Children’s Pavillion to expand care to these patients. “Born as community hospitals, Chandler Regional and Mercy Gilbert have grown into healthcare powerhouses. No longer do residents in our burgeoning area have to fight crosstown traffic to find cutting-edge and specialty care. Instead, the specialties that many need are right around the corner,” added Mark Slyter, CEO of Chandler Regional and Mercy Gilbert. Hanson also noted that doctors today expect to have the latest technology available to them and she notes that the Chandler and Gilbert hospitals have technologies that offer robotic-assisted, minimallyinvasive surgeries. The Mesa hospital plans to offer the same early next year.

Expanding care in Mesa

Located at the northwest corner of South Ellsworth and East Elliot roads, near the Santan Freeway, the 92,000-square-foot Mesa Arizona General Hospital has 50 private inpatient rooms, a 24/7 emergency department, intensive care unit, and four advanced operating suites. The hospital offers a variety of general and specialized surgery services. The Mesa facility is the third Dignity Health acute-care hospital in the East Valley, joining Chandler Regional Medical Center and Mercy Gilbert Medical Center.

The opening of Dignity Health’s Mesa hospital will bring more than 500 new jobs to the East Valley. Hanson said that nearly 400 applicants turned out at a recent job fair. She predicts that, in the future, the new hospital may have three times the number of employees it had on opening day. “With the opening of Dignity Health’s newest hospital, we are delighted to be an official member of the Mesa community and we are so happy to hear about all the excitement around the new hospital,” Hanson added.

Past meets future PIONEER PARK PRESERVES TRADITION IN DYNAMIC 21ST CENTURY DESIGN BY JOAN WESTLAKE

n the heart of downtown Mesa, Pioneer Park has been the place to stroll, picnic, play and relax for more than half a century. Known to many as the Train Park, today, Pioneer Park has been reimagined as an exciting recreation hub that incorporates reverence for tradition and cutting-edge park design, making it a truly multigenerational and accessible destination. Sally Mesarosh, a Mesa resident for more than three decades, recalls her first memory of the park was in 1987, a few weeks after her son was born. An outing with a group of young mothers was an opportunity for her and her three-year-old daughter to socialize and enjoy the outdoors.

cities are quick to plow down the past and I am pleased this particular park had enough sentimental value so features like the train were restored for future generations.” After a $7.9 million renovation, the new Pioneer Park includes a splash pad, a 9,000-square-foot playground, vivid colors and an additional 130 trees. Historic trees were carefully preserved and the Daughters of the Utah Pioneers monument was refreshed. The city removed asbestos and lead paint during the restoration process of the Southern Pacific Engine #2355 and now a new generation can climb into the cab of the train with dreams of being an engineer.

RECREATION In addition to The Silver Star Theater adding summer shows for the first time, I am excited about the sheer number of quality performing arts venues and shows available in the East Valley. When we have a vibrant performing community (as we have), we all try a little harder to produce quality recreational entertainment.

The multilevel playground is a groundbreaking concept, designed to get parents engaged on equipment with their children. Longbow Business Park and Golf Club developer hungry for mixed-use plan

L

ast year the Longbow Golf Club in East Mesa, celebrated its 20th anniversary. Considered one of the best walking courses in the Valley, Longbow is consistently ranked among the top 20 courses in the state and

among the top 100 in the U.S. It has hosted numerous junior, collegiate and professional championship tournaments and boasts one of the most vibrant junior golf development programs in the southwest. A 30,000-person fan following and 4,000-person strong loyalty program also speaks to its enormous popularity. Longbow Golf Club is the 165-acre centerpiece of the 315-acre Longbow Business Park and Golf Club site that developer, Daedalus

Real Estate Advisors, LLC, aims to one day invigorate into a thriving modern mixed-use development. In the past year, the site has seen two 10-acre projects completed and a few upcoming projects are chipping away at the 150 acres set aside for development. “It’s a good start,” says General Manager, Bob McNichols, but he candidly admits that the completed projects only scratch the surface of the site’s potential.

plan to incorporate workforce housing, but city officials have so far rejected the mixed-use concept. “We have to approach this differently. The successful development plan today is totally different than what had been envisioned 18 years ago,” McNichols added. McNichols contends that bringing residential development to the area will support retail and build a population base that could feed area employers with workforce talent, and it would be something different than the primarily single-family home development seen in Mesa. McNichols hears only compliments from golfers about the unique planes that fly over Longbow Golf Club from Falcon Field. “I tell people ‘You pay for the golf, the airshow is free,’” he added.

In the past year, Longbow Gateway One, a 148,000 square-foot modern warehouse facility was built by Opus Development Company LLC. The industrial site, at the southeast corner of Higley Road and East Longbow Parkway, fills a need to attract large industrial users in northeast Mesa. Longbow Marketplace, a 75,000 square-foot community retail center at the southwest corner of Recker Road and East Longbow Parkway, recently completed its Phase 1 by Kitchell Development. The busy corner retail parcel is home to Sprouts Farmer’s Market, Verizon, Club Pilates, MOD Pizza, In-N-Out Burger, men’s and women’s salons and other retailers. Up next, in late 2018, construction of another seven acres will commence for Fat Cats, a 60,000 square-foot family entertainment center with a seven-screen movie theatre, a twenty-lane bowling alley, indoor glow golf, a wide array of arcade games and food and beverage service. In 2019, a 3-acre site is set for completion of a 107 room Hilton Home 2 Suites hotel. An adjacent 4-acre hotel site will be developed after the Hilton project is completed. Longbow Business Park saw considerable interest from developers in 2003 all the way up to 2008. Big plans were scrapped when The Great Recession ground virtually all Valley development to a halt for four years. In 2012, McNichols started to see more developers considering re-entering the market. For McNichols and his team, the ultimate dream is to follow through on a mixed-use vision with multi-family (sometimes known as workforce housing) units complementing retail and other commercial and employment uses. Post recession business park and employment development concepts nationwide are shifting to include housing. The successful business park of today includes a greater mix of uses with employment sites and McNichols and his team was open to embracing the shift. His team looked to the City of Mesa for a change in the development
