So you want to sell
Luxury Homes? WRITTEN BY RIKI MARKOWITZ
Presorted Standard U.S. Postage PAID Austin, Texas Paid Permit #715
Finding a niche in real estate is a common strategy many REALTORS take to find that sweet spot. Selling luxury homes is an area that can seem beyond your reach if you don’t know where to start. Acquiring one or more professional real estate designations is pretty normal for REALTORS who want to increase opportunities and earnings. Certifications are not the same as licensing classes, a broker program, real estate electives or continuing education credits. For example, a Certified Residential Specialist (CRS) is the highest designation awarded to residential real estate agents. To qualify, applicants must have 60 residential real estate transactions or $30 million in volume over the past three years. Agents with their CRS designation can earn up to four times more than agents who don’t, according to the National Association of REALTORS (NAR). Agents that have a Seniors Real Estate Specialist (SRES) designation receive specialized training to
serve the needs of senior buyers and sellers over the age of 54. Each year, hundreds of REALTORS in Austin enroll in courses to earn these and other certifications. Kim Dydalewicz, the president of Champions School of Real Estate, says that agents should start working on getting certifications as early as possible because they’re a great investment. Since Austin seems to have a robust luxury real estate market, we asked Dydalewicz what she thought about the Accredited Luxury Home Specialist (ALHS) certification. She said Austin has a great market for agents who like working on high-end properties. The Luxury Home Specialist accreditation was developed by Jim Remley in 2005, one year after co-founding the Luxury Home Council. When his age still ended in “teen” Remley was listed in the top 1 percent of REALTORS in the
country. In his early 20s, he launched a start-up real estate business, which he grew into the largest independent real estate company in Oregon. Later, NAR recruited Remley to be an instructor.
Why Austin REALTORS should care about the ALHS designation According to KVUE’s Boomtown 2040 series, the biggest population jump in the Austin area happened between 1990 and 2000. Ryan Robinson, the city’s demographer, says the population is set to hit 1,000,000 in 2020. As the number of people here swells, so too does our luxury housing market. Technically, REALTORS are not required to be an ALHS to work with luxury buyers and sellers. And the general public doesn’t really know what the designations even mean, says Michelle Allen, CRS, SRES, MCNE, CLHMS,

AUSTIN BOARD OF REALTORS®
Membership Access Fees Going UP for first time in 45 Years
15th Street in Austin 1970s Photo: Chuck Fuhs at Parsons Brinkerhof
Some of us remember when Austin was just a sleepy town on the edge of the Hill Country. It was a city with various hidden gems, such as creeks and green spaces, scattered throughout, and a music scene so rich it brought Willie Nelson out of retirement. But as our beloved “weird” city has grown, so has the need to restructure our membership access to meet the needs of ABoR agents and brokers today. This fall, your annual ABoR membership access will increase by $50. We’re taking it back — way back — so we can put this long-overdue change into perspective.
KEVIN SCANLAN 2019 PRESIDENT
Let the starlight sequins move you, baby, because the year was 1974. Austin’s population was under 300,000 and the Ford Pinto was the hottest ride on I-35. ABoR printed the weekly MLS for its 2,500 REALTOR® members, and Austin’s median home price was an astounding $16,500. Compare those numbers to today’s median price of $420,000, and you’d think we’re talking about two very different cities. So, why 1974? Because it’s been 45 years since the Austin Board of REALTORS® has increased its membership access. A lot has changed in half a century. Level pricing is simply not sustainable for our 13,000-plus members, and the time to take action is now. It's time to ensure that when, not if, our market dips, we are here to serve you and provide the resources you need to remain successful in this industry. We’re committed to being the engine of your success. By increasing our membership fees, we are preparing to better serve the needs of our membership today so we can avoid raising prices again in the near future. Although this increase will not go into effect until the 2020 association billing cycle, we aim to be as direct and transparent
6
as possible by starting the conversation now. Plus, we want to use this time to shine a light on the many benefits we currently offer at ABoR. After all, your membership funds a full suite of benefits. Our core member benefits include a $120 credit and ongoing discounts for Remedy’s on-demand healthcare delivery service, an annual subscription to Inman Select, and — hot of the presses — FREE CE license renewal as part of your membership! We’ve teamed up with AceableAgent to cover all 18 hours of your required CE renewal starting now (ABoR.com/FreeCE). Starting in January 2020, you’ll also be able to take your 18 hours in the classroom at any of our three locations for free! By providing free CE renewal courses, we’re making sure our members can save big and focus on getting the next-level education necessary to prosper in this industry. We’ve come a long way since 1974, but we’ve never stopped being a strong community. Although ponchos and bell bottoms may have never left Austin, our city is now 931,830 Austinites strong and changing a little more each day. Let us cover your essentials so that you can build your career and get to work on your own terms. If you’re an ABoR Member and have feedback, I want to hear from you. Go to the ABoR Engage Portal at ABoR.com/Engage now to let us know how we’re doing.

WILLIAMSON COUNTY ASSOCIATION OF REALTORS®
Passing your real estate exam is just the first step in establishing a successful real estate career. Along with joining the National Association of REALTORS® and the Texas REALTORS®, you get to choose a local real estate association, which becomes not only your home but provides multiple opportunities to grow your business. Our members have the power to choose and network! Our CTXMLS subscribers can now choose how they would like to be billed for their CTXMLS service. As a CTXMLS subscriber, you can choose to have your MLS billed to you every month, remain on the semi-annual subscription or event pay annually every January. It is your choice!
CYNDI BELL
2019 PRESIDENT
You have a new member benefit “All Access.”As a member of WCREALTORS and a CTXMLS subscriber through WCREALTORS, you will benefit from over 40+ hours of continuing education provided at the association at no additional cost. WCREALTORS is committed to investing in its members and subscribers so that they are successful; this is an investment of over $250,000 that WCREALTORS is making into our members and subscribers.
At WCREALTORS, we have numerous opportunities for you to get involved in your association. Our community service committee has collected over 100,000 pounds of food for Williamson County food pantries in the last five years. The Events Committee organizes activities such as our famous Super Bowl of Builders and the bus tours. Our governmental affairs committee is very active with local politics, from city planning and
zoning to the state legislative level. However, how does getting involved help your business? Networking with committee members can open the door to new thoughts and ideas within the real estate realm. Meeting and working with affiliates at our functions can help you grow your preferred vendor database. Being on a committee or task force affords you more knowledge of what is happening in and around your association. Being better-informed means that you can parlay that information directly to your clients. Board and committee members are very well informed about the issues and challenges not only at the association level but throughout the community as well. That wealth of knowledge can then be shared with clients, therefore building a reputation of wisdom more significant than just the real estate field. When clients begin to share with their family and friends, how educated their agent is, not only in the real estate transaction but the surrounding community as well, then their family and friends can become referrals. In the month of August, we began the process to elect our new slate of officers to lead WCREALTORS for 2020 and beyond. Please mark your calendar for our annual business meeting that will be held on Oct. 31. I look forward to seeing you there.

Have you ever attended a networking event and not known anyone? When you arrive, you immediately find your seat after checking in, smile politely at a few people as they join your table or walk by, listen to the speaker and leave the moment it’s over. You were curious and interested in a few of the interesting events or volunteer opportunities mentioned during opening announcements, but you don’t look further into it because it’s either intimidating or you fear the awkwardness you will feel being the new face in the room. Let’s take it one step further; you’re new in your career and you think everyone in leadership roles (or those doing the interesting things) have been there for a while and it’s a little daunting. You’re not alone! And to help our members navigate all that the HBA has to offer, we have a variety of committees and councils to offer so that they can become more comfortable attending events, in joining those committees and will get the most out of their membership. One of our newest groups is the HBA Young Professionals Council. We want to provide a welcoming place for career-minded individuals (under 45) with opportunities to develop professionally, civically and socially. The organization hosts a variety of networking events and educational classes, provides opportunities to serve the community and give back, and even offers career support and mentorship. Still not sure if an in-person networking council is right for you?
10 Reasons Why... you should attend a Young Professionals event! Build a targeted professional network: Meet like-minded professionals. Giddens Homes
ADOPT.
If you can’t adopt,
Specializing in Hill Country estate homes with open concept floor plans, Giddens Homes was founded in 2010 with a customer-oriented approach. “We’re a small local builder focused on customer satisfaction and making the new home building process easy for our customers,” says James Giddens, founder, owner and president of Giddens Homes. “Our designs always offer lots of natural light, large room sizes and abundant storage spaces.” While founder James Giddens, who had recently left a large public homebuilding company, only had plans to build three to four homes per year with no staff, Giddens Homes has quickly become one of Austin’s premier builders. “I was given the opportunity to add some key associates in our early years, and today, we have grown to close 60-70 properties per year, with an average sales price of close to $600k,” Giddens says. “Fortunately, since I had been in the Austin homebuilding market since the early 1980s, I had good contacts on both the land side and contractor side. Giddens Homes was able to enter top notch developments and have an excellent group of quality suppliers and subcontractors.” Giddens Homes primarily builds in Northwest Austin in Williamson County including Liberty Hill, Leander and West Georgetown, as well as West Round Rock, Cedar Park and North Lake Travis. Currently, they are building in master-planned communities like Grand Mesa at Crystal Falls in Leander, Greatwood in Leander, Clearwater Ranch in Liberty Hill, Northgate Ranch in Liberty Hill, The Hollows on Lake Travis in Jonestown/Lago Vista and The Estates at Santa Rita Ranch in Liberty Hill. Additionally, the company is constantly considering new communities and markets focusing on areas with larger homesites, such as The Hollows on Lake Travis, its most recent community. “I have had my eye on the North Lake Travis area for many years, but could not find the right opportunity,” Giddens says. “When Legacy bought The Hollows, they provided a gateway into a long-term building opportunity in a terrific location between Jonestown and Lago Vista. We have been active in the West Georgetown market for several years and are in the process of finding a replacement community after selling out in the Mission Oaks community.” Giddens Homes properties offer open concept floor plans with
lofty ceilings, expansive windows, ample storJAMES GIDDENS age and closet space, three-car side garages and stone and stucco exteriors. “We offer a wide range of floor plans with numerous luxury features such as 8-foot interior doors, granite countertops throughout the home, double ovens and microwave drawers, floor-to-ceiling stone fireplaces, large kitchen islands, built-in pest defense systems, security systems with WiFi remote access and many more,” Giddens continues, “In addition to these notable features, we have various options to choose from and can customize any of our floorplans to suit a buyer’s specific need. We’re always improving our products and designing new floor plans to meet current buyer trends.” Giddens Homes’ buyers are just as diverse as their floorplan and design options. “Our homebuyers are mainly local move up buyers or re-locating newcomers to the market,” Giddens says. “We also get a mix of young families, empty-nesters and retirees looking for their forever home.” According to Giddens, much of his company’s success can be attributed to the community it serves. “We are fortunate to have our business in the Austin marketplace,” he says. “The strong job growth in Austin, as well as the quality of life offered, has been a big part of our success. I have also been blessed with a group of employees who love the homebuilding business and believe strongly in the products we are offering.” For those interested in building a home in the Austin area, Giddens Homes has proven to be one of the area’s most sought after builders. “Giddens Homes is committed to providing luxurious features, quality construction and overall value,” Giddens says. “The fact that we are small local builder without many corporate layers makes it easier for homebuyers and realtors to do business with our company.” Move-In Ready I NV E N TO RY

“
the purchase price of qualifying transactions must be at least two times the price of a home in the local market... Kim Dydalewicz, President Champions School of Real Estate
and a broker associate with Realty Austin, but it’s still important because “the credentials give you more clout.” Also, without this designation, REALTORS can’t advertise their expertise in the luxury market and they can’t use the ALHS logo. That means even if you’ve closed more than half a dozen $1 million plus transactions, without an ALHS designation, you can’t identify yourself as a luxury home sales specialist.
How you’re missing out Anyone who’s been paying attention knows that the luxury market in Central Texas has been growing year over year. Here are some statistics from a recently published snapshot of luxury home sales by Realty Austin comparing home sales between July 2018 to July 2019: There were 910 $1M-plus properties on the market this summer, up 6 percent from a year ago. The sale of $1M-plus properties increased 23 percent. The median price for $1M-plus homes increased 5 percent. Luxury homes spent 21 fewer days on the market. There are a limited number of ways clients find agents. They get a referral, contact a REALTOR they worked with on a previous transaction or they respond to real estate listings, including ads and social media posts. When it comes to online marketing, if an agent doesn’t mention her certification or feature designation logos, the chances of a client finding that agent is extremely slim. And foregoing certifications altogether means no listings on professional websites, like the Luxury Home Council’s member database. These days, cli-
28
ents find agents by conducting online searches using SEO keywords, like ALHS or luxury home sales real estate agents. So foregoing the opportunity to pick up a certification puts agents at a disadvantage.
VA Loan Options Class: Chad Bowman of Veterans United Home Loans
What is an accredited luxury home specialist? To earn an ALHS designation, you need to take a class and pass an exam. Courses are available onsite and online. Applicants must also close on two luxury transactions and submit an Achievement Verification Statement (AVS) to the Luxury Home Council. According to Dydalewicz, “the purchase price of qualifying transactions must be at least two times the price of a home in the local market,” which comes to roughly $800K for a single-family home. These transactions must occur any time prior to taking the course or no more than 24 months after completing the class. In order to display the ALHS designation logo, accredited agents are required to pay dues and maintain an annual membership with the Luxury Home Council. The membership fee for the first year is included with the cost of the ALHS course.
What you’ll learn Kim Dydalewicz says the ALHS course covers topics that are critical to the day-to-day dealings of agents who service clients in the luxury residential real estate market, such as working with high and ultra-net-worth individuals; and understanding wealth, status and affluence. Agents learn how to find clients, how to market themselves and make it easier to be found by potential clients, how to create client-facing presentations, luxury home staging how-tos, negotiating techniques and how to manage transactions.
Why Austin is a great city for being an ALHS Last May, Forbes senior contributor Laura Begley Bloom, wrote a flattering article about Austin, titled, “Is Austin, Texas, The Best City in America?” She reported that Austin has been ranked the No. 1 place to live in America three years running, thanks to affordability, job prospects and quality of life. The city also ranked No. 4 for being the “best large city to start a business.”And then Texas received an honorable mention in the article for ranking No. 1 on a list of states most welcoming to female entrepreneurs. The same month, a study by career-news website, Ladders Inc, found that very high paying jobs are more common here than in other cities. These are all indicators that the luxury real estate market is healthy, and agents with expertise in this area will continue to be needed to help clients with some of the biggest transactions they’ll ever make.
