SHOP selected OMNIPLAN to reimagine this lackluster retail plaza built in the late 1970s and early 1980s. Located in Far North Dallas, the center was characterized by one and two-story commercial buildings containing an array of retail and office tenants. Once slotted for demolition in favor of a multifamily development, the center has found new life as a community destination. Central to the project is a 1.5-acre City Park, developed as part of a PublicPrivate Partnership with SHOP and the City of Dallas. An existing retail building was torn down to free up space for the park that includes a programmable central lawn, activated promenades, playground, and public art.

Block 23
Location: Phoenix, Arizona
Located on the most significant block in downtown Phoenix, Block 23 will create a vibrant live-work-play environment on a site that has been waiting to be redeveloped for decades. The mixed-use project centers around 410,000 SF of residential space, totaling 330 units on 13 floors. Tenant amenities will include a pool, fitness center, private cabanas, makers’ garage and pet spa.


The project also includes 175,000 SF of office space, a 65,000 SF grocery store and 16,000 SF of retail/ restaurant space at street level. An additional 480,000 SF of structured parking will be provided on site, with residents parking on 3 levels below-grade, and office/ retail/grocery parking separated on four above-grade levels. The site borders light rail lines on the north and south sides making it a viable residence for both people who work downtown or who commute and want easy access to public transportation and urban style living.
