SHOPPING MALL & RETAIL DESIGN

2018/19

In South Africa a growing consumer class and urbanisation has led to a demand for new shopping malls throughout the country.

The South African Council of Shopping Centres issued a report last year that noted that South Africa had the sixth most shopping centres in the world. Furthermore, a study conducted by MSCI also noted that as of July 2017, the SA retail development pipeline measured 1.9 million square metres across 68 centres - the bulk of which is planned for completion in this year. And, of course, new malls mean that existing malls must constantly re-invent themselves to remain relevant and popular. This leads to renovation, refurbishment and redesign. Shops and restaurants within the malls also need to refresh their look on a regular basis in order to remain relevant and to attract foot traffic, which is where the growing profession of retail design comes in. All of this calls for a wide variety of building products and services, which is the reason for the fourth publication in our Powered by Specifile series, where we concentrate on specific sectors of the architectural and construction industries. And don’t forget that you can find detailed product brochures on www.specifile.co.za. Will shopping malls change in years to come? I have no doubt they will. As e-commerce grows, shopping malls will need to adapt and retail stores will need to transform in order to align with online shopping. Whichever way it works, shopping malls and stores are going to be working harder to get feet walking through them making superb design, excellent products and awesome experiences more important in years to come. It will be interesting to see how this directory changes in years to come.

oise and sound control in retail environments poses many challenges. Each application requires specific acoustical product solutions to prevent sound problems and create a comfortable environment for shoppers and staff. People’s living habits are changing. Spaces now rarely have a single use but must be multifunctional, with several activities co-existing. With the continuing rise of online shopping and a shift in customer expectations of what the store experience should be, retailers are finding they need to offer a multi-sensory experience to shoppers. While visual aesthetics are usually the priority, acoustic performance plays a crucial and integral part in the creation of retail spaces. Whether you’re an Architect, Contractor or Project Manager, we understand how crucial it is that your ceiling design is the best possible solution for the space you wish to create. Saint-Gobain Gyproc offers a versatile range of acoustic ceilings that combine contemporary, stylish designs with outstanding acoustic properties that have a direct impact on visual comfort and

aesthetics. Gyproc’s Gyptone® and Rigitone® ceiling products benefit from the natural properties of gypsum, a 100% recyclable material. It contains no environmentally hazardous or toxic substances, making it the truly natural choice for a sustainable building material. These acoustic products are designed to create aesthetic design and acoustic control, with unique environmental properties resulting in excellent performance and durability. No matter how big or small a space is, SaintGobain Gyproc is committed to providing a tailored range of sustainable ceiling products that provide the perfect solution to make any shopping experience a pleasant one. Focus areas include office and commercial premises, retail architecture and mixed-use developments. The Practice also provides architectural services to government departments, educational and healthcare facilities and medium to largescale residential developments. The Pan Africa Shopping Centre in Alexandra is quite possibly the country’s first shopping centre designed to combine a taxi rank and informal traders with upmarket shops. Pan Africa Shopping Centre and Taxi Rank was built along a key route linking Sandton and Central Alexandra, on a number of stands previously accommodating Putco bus parking facilities. The retail component is situated on two levels with a taxi rank situated on the roof level ensuring good foot traffic through the

centre as pedestrians are linked with access roads into Alexandra via street entrances on three sides of the centre. The neighbouring stand consists of a taxi parking facility which also accommodates a number of informal traders. Anchor tenants in the centre include Pick and Pay, McDonalds, KFC, Truworths and Mr Price. The centre was opened in 2008, with a further extension being completed in 2010. The development showcased a partnership between the City and private developers as it was supported by the Alexandra Renewal Project and included extensive engagement with local informal traders and taxi associations and operators. Ketan Patel from BI Architects and Space Planners was engaged on the initial development as Project Architect, while GAPP Architects, BI Architects and Space Planners were subsequently appointed for the extension to the centre in 2009. Geberit Southern Africa Sanitary technology and bathroom ceramics. Market leader for sanitary products. Products include WCs, taps, urinals, water-saving products, touchless and vandal-resistant sanitaryware. Please feel free to contact Geberit for detailed information regarding all of our problem-solving technologies as well as a full product view from behind the wall technology to our beautiful

Going touchless:

PUBLIC BATHROOMS

H

ygiene is the most important factor to consider in public bathrooms and the Geberit team believe that a touchless environment is key. The less shoppers or maintenance staff need to handle items, the better from a sanitary and hygiene perspective. Geberit sees touchless use in the public sector growing at an astounding rate and define it as one of the strongest trends in public bathroom design. A sad reality is that another prominent trend impacting public bathroom design is the growth of theft and vandalism over the years. Where possible, architects and designers should specify vandalresistant products. Both trends have also resulted in a minimalistic design style for public bathrooms, with bright lights and polished fixtures and fittings leading the way. So which Geberit products are suitable for public bathroom design, especially when taking into account the touchless, vandal-resistant and minimalist properties ideal for public sanitaryware? Rimfree toilet bowls in the cubicles are a good place to start, while Geberit also recommends toilet seats without lids, which avoids the necessity of

lifting the lid to check the toilet before use. Geberit concealed cisterns save both space and water, while they offer actuator plates in touchless and tamper-proof options, as well as stainless steel options. The latest wall-mount taps from Geberit are vandal-resistant, with the electronics and valves hidden below the counter and completely out of site. Geberit urinals have all the controls hidden at the bottom of the urinal unit. These ‘plug and play’ control units make it very easy for maintenance to be carried out effortlessly and without having to close off the main water supply. ranke offers an extensive range of sanitaryware and bathroom accessories to suit public ablutions of various applications. Sanitaryware products include WC pans, urinals and wash basins. Franke commercial washroom accessories include both manual and automatic soap dispensers, foam dispensers, paper towel & toilet paper dispensers, waste and sanitary bins, hand dryers, grab rails, soap racks, towel rails, mirrors and taps in various styles. When working with the architect, Renatta Govender, Business Development Manager for KZN, most commonly recommends the Franke Stratos Designer Range of accessories for high end shopping centre ablutions. This range is a popular choice with its unique arched design and sophisticated look. As important, the Stratos range has InoxPlus Technology a nanotechnology process surface treatment which visibly reduces fingerprints and makes these accessories exceptionally maintenance friendly something very important to the developer of a mall. Vandalism and theft are often big factors to consider in public ablutions and so architects may choose stainless steel products which are very robust and therefore vandal resistant. The Stratos range of accessories is manufactured from high grade 1.5mm gauge stainless steel making them particularly resistant to damage or denting. For

security reasons, Franke stainless steel mirrors are also a good choice versus typical glass mirrors which are easy to break. Complementing Franke’s accessories, are its selfclosing pillar taps which are designed to improve hygiene and decrease water consumption. In a choice of styles, these taps offer a much more modern design than similar taps in their price range, and have a reputation for the highest of quality in the inner working mechanisms.

Another important range of products to include is grab rails for the disabled. With Franke South Africa introducing worktops to their product offering in 2017, they are now able to offer a turnkey solution for a public washroom. The first shopping centre ablutions fitted with Franke Quartz worktops were completed on the 28th September 2018. The 29 000m² KwaDukuza Mall on KZN’s North Coast is a R220 million development with 80 shops and 900 parking bays. The mall’s ablutions are fitted with Franke’s Italian Quartz worktops. The ablutions are also fitted with Franke soap dispensers, hand dryers and grab rails. At the mall opening, project developer Vivian Reddy commented: “There was not a negative word spoken about the architecture and design of the mall and many regarded it as high end. Another positive was how well our toilets were received. We spent much on quality finishes. Often developers short-change communities on projects in smaller towns.” FRANKE SOUTH AFRICA 0861 372 653 www.franke.co.za

Concrete – precast

Solving all your

PRECAST PROBLEMS

A

re those precast concrete products which are specified on your construction plans giving you sleepless nights because you just can’t find a

supplier? TWINSTAR PRECAST was founded in 2014 with the objective of assisting civil engineering contractors & civil engineers with those complicated sites and situations where currently available precast concrete products just won’t work. With 20 years of experience in the precast industry, owner Annemerie Hilhorst realised that there was a gap in the precast market for custom products and once-off items. In the concrete pipe and manhole market, the emphasis is on high volumes, and the time to design and build moulds for non-standard products disrupts any normal welloiled production line. To manufacture those products that are not commonly produced on a daily basis, requires additional skills and supervision. For these companies it is not profitable to “break” a profitable production process for a once-off item. With TWINSTAR’s experience in precast concrete, they understand what is possible and give expert advice on the feasibility of your design. Precast concrete needs special knowledge and skills and not all contractors have the necessary manpower and facilities to manufacture such 22

products on site. With this in mind, TWINSTAR PRECAST strive to be the problem solver and are solution driven in all aspects of precast concrete. With products ranging in weight from 20kgs up to six tonnes, the company is capable of solving almost all your precast problems and turning your nightmare requirements into a quick solution. TWINSTAR PRECAST also recently started in house manufacturing of polymer products. The risk of theft of products with steel and cast iron components increases daily. These polymer products have no metal components and reduce the safety risk of open manholes, as well as the financial implication this has on Councils and developers. TWINSTAR manufactures manhole lids and frames, as well as storm water gratings. These components can be bought as a loose item, or casted into the required precast concrete slabs. Situated in Olifantsfontein, Gauteng, but TWINSTAR will deliver anywhere in South Africa. Their crane mounted trucks can offload the product on your site. TWINSTAR PRECAST also offers a service where the crane mounted trucks can assist with placing of slabs during installation. TWINSTAR PRECAST +27 (0)12 670 9083 www.twinstarprecast.co.za

raditional clock faces, referred to as Tower Clocks, still play a very important part in time information on many buildings. Not only do they do the obvious but, done properly, they will enhance and add to your building façade. It is very important when choosing the clock and dial for your building or shopping centre that they are chosen in accordance with the building’s architecture and appearance. At Sport and Time Systems, they customise the clock to your requirements and aesthetic needs, thus incorporating it into the style of the building to

provide that added dimension. From style to shape, to size and colour, everything is possible. From ultra-modern, to more traditional, the elements of your clock dial and hands can express a very wide aesthetic range.

CLOCK MOVEMENTS Sport and Time Systems, using specialist parts from BODET, were the first company to supply intelligent tower clock systems, whereby the clock movement is connected directly to the GPS antenna. Thus a totally accurate clock system, with no manual setup or time correction, is created. In the event of power failure, the clock will reset to the correct time automatically. The company can offer tower clock movements with a dial diameter of 0,5 to 7m. SPORT & TIME SYSTEMS +27 (0)82 555 2293 www.sportandtime.co.za Shopping Mall & Retail Design 2018 | 2019

The face of your shopping mall

FACADES

&

CLADDING

The exterior of a shopping mall is always important. It’s the first thing the visitor sees before setting foot in the mall and is usually visible from kilometres away. The facade is the face and personality of your shopping mall or centre. And, of course, the facade provides a number of essential properties.

T

he character of any facade will complete your design vision and generate energy. Rhythm and flow will be expressed by panel shapes, cladding and design profiles. Materials such as steel, aluminium, Cor-Ten, and glass – all of which stand the test of time will always be available. The extensive variety of materials, together with the various colours they are available in, add visual quality and interest, all with the power of expression. Facade systems comprise the structural elements that provide lateral and vertical resistance to wind and other actions, and the building envelope elements that provide the weather resistance and thermal, acoustic and fire resisting properties. The type of facade system that is used depends on the type and scale of the building and on local planning requirements that may affect the building’s appearance in relation to its neighbours. For example, brickwork is often specified as the external facade material, but the modern way of constructing the inner leaf consists of light steel wall

elements (called infill walling) that have effectively replaced more traditional blockwork. Other types of facade materials may be attached to light steel walling, such as insulated render, large boards and metallic panels. A wide variety of facade treatments and shapes may be created using light steel wall, including large ribbon windows, curved and inclined walls, with projections such as solar shading or balconies often included. Facade materials may be mixed to enhance the aesthetics of the building. It is also possible to prefabricate light steel wall panels with their cladding pre-attached. In multi-storey buildings, unitised curtain walling systems have been developed that are attached to the floors or edge beams of the primary steel structure. Steel and glass is also widely used in facade and roofing systems, and the local attachments are in the form of stainless steel brackets.

Other interfaces that affect the design of the facade include the attachment of brickwork to steel edge beams, the design of projecting balconies, solar shading and attachments of parapets. Profiled sheeting with all its different flutes, and having been around since 1954, is most certainly the most effective source of cladding. There will always be an affordable space for this in the industry.

Factors impacting facade choice The building facade has a significant impact on the environmental and economic performance of buildings and projects. The specification of their elements at the early design phase depends on numerous technical, environmental and economic factors and involves several stakeholders. The procurement and delivery of the facade work package from the early design phase, through detailed design and manufacture, to installation is a process with several inherent risk factors due to the involved cost, technical and engineering complexities and its position on the critical path in all projects. The complexity of specification at the early design phases is exacerbated by factors such as the inadequate technical knowledge of stakeholders involved in the decision making process, the noninvolvement of building facade consultants, the late involvement of specialist facade subcontractors and, in a few cases, by some commercial exclusivity agreements that restrict specification decisions. Aesthetic appearance is very important but what is the most economical and affordable will be the final product and outcome on any design. Stalcor Facades points out that versatility, longevity (i.e. colour retention and fade), and propensity to corrosion are all factors that architects will take into account when selecting materials for a building’s facade. Alubond aluminium composite cladding, available from Stalcor, is such an aesthetically versatile material that just about anything can be done when using it, such as curving, bending, colour matching, specialised design perforations, backlighting and more. 30

Global Roofing Solution’s (GRS) pierced fixed range consists of several popular purpose design profiles, including the tranquil Victorian style Corrugated 10.5 and inverted box rib shapes, IBR 686 & 890, Nu-Rib 762 and BR7. These well-established designs offer optimum strength, mass and load-span characteristics compared to alternative profiles and still remain the most cost effective solution. Fitting these profiles on a building with the broad flute out allows one to achieve fixing on the Light Steel Frame (LSF) or girt section without any movement. Renowned Brownbuilt™, established in 1964, with its narrow thin flutes is still used as a facade option. This classic and well-known concealed fix sheeting system is available upon request and also for site-rolling in neighbouring countries (subject to minimum order quantities). Some of the biggest advantages of these profiles are the options of colour availability and the choice of an affordable profile meeting your requirements. The coatings exhibit excellent formability and elasticity to facilitate roll profiling and bending operations without damage to the paint coating appearance required. As Stalcor warns, another aspect that is often overlooked is what products are suitable in the event of a fire and this must be taken into account when specifying. Stalcor’s Alubond aluminium composite cladding has two types of internationally certified fire rated panels, namely Euroclass B (or

2018/10/24 19:14

FR-B1) and FR-A2. The low percentage of mineral core in an FR-B2, just 15%, means that this can hardly be classified as a fire rated panel when on a facade. With Alubond FR-A2, however, along with the right substrate system, a 3 hour fire rating can be achieved.

How have trends for in shopping mall facades and cladding changed over the years? Besides increasing the performance of the existing building and reducing effective time on site, cladding an outdated building can ‘transport’ it from the previous century and bring it up to date with current trends. Many new buildings exhibit these systems because they make sense and are the way environmentally conscious developers are moving. Naturally, the initial outlay is offset with the savings achieved in consumption and maintenance bills in the longer term. Increasingly, landlords, asset managers and tenants are embarking on a holistic property

portfolio greening strategy in order to reap the full financial benefits relating to all aspects which impact on the environment. These include categories such as water management, recycling of materials, materials used when refurbishing a building, and active awareness management, among others. More and more these role players are looking to their property managers to provide them with a one-stop solution involving not only energy management, but also action plans in regard to other categories which have an impact on the environment. New materials mean that we have transitioned from plain painted surfaces that need constant maintenance to aluminium composite panels that allow for an always vibrant, new look. ACP encourages creativity and often makes it possible. Facades no longer need to be monotonous, as 3D looks can be created, and shapes and patterns can be perforated. Glazing and curtain walling has also been a big player in design, allowing for natural light into buildings.

urtain walls often act as an aesthetically pleasing feature or facade of a building. Aluminium curtain walls allow for the maximum penetration of natural light within a building, providing for a pleasant internal environment. Most commercial properties utilise this feature and retail spaces are noting this along with other important benefits, most especially the design flexibility, enhanced thermal insulation and the improved weatherproofing characteristics. Curtain walls are carefully designed to manage air and water infiltration. Alsysco Curtain Wall Systems have been used at national malls seeking the above benefits, namely Menlyn Maine in Pretoria, Balfour Mall in Johannesburg and both Gateway Shopping Centre and Galleria Mall in Durban. Curtain walls are available in both pressure and flush glazed variants. Alsysco also provide facade-shading solutions which are designed to seamlessly integrate into its

As fire safety is a vital part of the design, specialist consultants and fire engineers Sparq Consulting, were appointed to provide all consulting services on HVAC and fire engineering to both dealership projects to ensure the systems met the relevant construction and safety requirements. SE Controls Africa was specified by Sparq to provide the range of actuators and control solutions for the smoke control systems used at both JLR Constantiaberg and William Simpson. Although the smoke control system operating principles are the same for both dealerships, each required tailored solutions due to the individual building design and layout in relation to access doors, escape routes and automatic opening vents (AOV). At JLR Constantiaberg, the system uses 30 SECO Ni 24 40 twin chain actuators and 9 SECO Ni 24 40 single chain actuators, all with 600mm stroke length

to open the high-level automatic window vents. Two SE Controls automatic door openers are also installed on a double door, which is used to provide inlet air in the event of a fire. In normal operation, the doors use mag-lock to provide security when the dealership is closed, but these are de-activated using key switches during business hours and re-activated at night. When the smoke vent system is triggered, they are released allowing them to open automatically. Six SHEVTEC control panels and OSLink cards control the operation of the AOVs and doors, while a manual control point is also installed as an over-ride for use by fire service personnel. At William Simpson, the system uses 20 SECO Ni 24 40 twin and 3 SECO Ni 24 40 single chain actuators together with six automatic double door openers and mag-locks, which are installed on the building’s three double access doors. SIKA floors THE

SQUARE

Shopping Centre

T

he Square, a shopping centre in Ladysmith, has just opened and represents the largest tile adhesive project for Sika SA to date, covering a total of 11 880m² of floor and wall tile area of the mall. Sika recently launched a brand new tile adhesive range, including a porcelain adhesive product which was ideal for this particular project. SikaCeram-200 Porcelain was the tile adhesive used for all floor tiles throughout the mall, as well as the walls in the passages leading to the bathroom areas. SikaCeram-200 Porcelain is a single component, pre-packed tile adhesive mortar, combining cement with selected grades of

sand and synthetic polymers. SikaCeram-200 Porcelain tile adhesive is easily mixed with water to produce a smooth, thixotropic, tile adhesive for thin or thick-bed application. In addition to the interior finishes, the project also required waterproofing of the outside walkways and entrance. Cemflex (250lt), an acrylic based emulsion was the simple solution, chosen for its ease of application and efficacy. It improves the water resistance and adhesion of Portland cement based composites. It is watertight and has good abrasion resistance, ideal for the general wear and tear caused by foot traffic. For minor patch repairs incorporated into the screed mix, Sika Latex® was the product chosen and is a synthetic rubber emulsion. The product is suitable for use in tropical and hot climatic conditions. It is known to have extremely good adhesion, reduced shrinkage, greater flexibility and excellent water resistance. Sikaflex®PRO 3i is a one part, moisture curing, elastic joint sealant that was used for the expansion joints of the floor in the interior section of the mall. This multipurpose floor joint sealant is suitable for movement and connection joints in floors, joints in contact with potable water and indoor and outdoor applications for pedestrian and traffic areas.

FLOORING EXPERTS Norcros SA manufactures and supplies innovative quality products to the construction industry, focusing on tiles, tile adhesives, bathroom ware, taps, accessories and construction chemicals. The company comprises TAL, Johnson Tiles and Tile Africa. As such, they have a wealth of experience in all aspects of shopping mall flooring. Here they discuss flooring trends in malls, and the importance of correct specifications.

S

pecifying products that are fit for purpose is key. For tiled floors, this means selecting a tile that is well suited to high traffic and cleaning frequency, with superior strength and scratch resistance, conforming to a PEI 4 or 5. Consideration should be given to wearability and if the finish is fit for purpose in terms of the installation area, i.e. covered or exterior, wet areas such as bathrooms, or back of house. Floor tiles are given an anti-slip or slip-resistance rating, shown as ‘R’ value (ramp test). This ‘R’ value ranges from R9, which has a small degree of slip resistance, right up to R13, which is the highest slip resistance. A higher R-rating is required for sloped walkways, access ramps, and exterior areas that are exposed to the elements. Clients are generally concerned with having a good aesthetic appeal which is long-lasting and at a good price. Additional concerns are centred on ease of maintenance, cleaning requirements and acoustics. Tiles remain a popular choice as they are extremely durable and available in a variety of colours and patterns.

In terms of colour, although black is a growing trend, darker tiles are not advised for high traffic areas as the colour tends to wear more than lighter colours, shortening the aesthetic longevity of the floor. A trend to watch is combining glossy and matt finishes to create interest or to use matt tiles with a textured finish. Coming out of Europe, the look is semi-polished but with an R-10 rating, making them suitable for use in uncovered, outdoor areas. The terrazzo look is evergreen, either as tiles or as customised decorative flooring systems which are installed in-situ, then ground and polished to expose the coloured aggregates. In terms of installation, a growing trend is to tile over the existing tiles. This type of project is costeffective as there is no removal of rubble, less mess and is a faster installation overall. A tile-over-tile installation is therefore ideal for trading concerns. It must be noted that the existing floors need to be in good condition and firmly bonded to the surface, and careful attention must be paid to doorways and interfaces with other floor coverings. Using products that are loyal to one another, from a single source, ensures that the flooring system is compatible across all levels for best results. TAL provides a 10-year warranty on projects that have used their multi-level systems of fully compatible products, subject to some conditions relating to specification and workmanship. an Dyck Floors focuses on comfort, style, feel and colour - all important factors in retail store design where the customer needs to be enticed to buy or to relax, and where floors play a large part in the image that the store wishes to portray. Van Dyck has a number of products suitable for the retail store design environment. Selected due to its durability and modern outlook, Rococo in Golden Sand was installed at the Milady’s store in Gateway Shopping Mall. The product was installed throughout the shop, in display areas as well as in the fitting rooms. Rococo has AO9 which is a superior surface

treatment consisting of minute particles of aluminium oxide which are encapsulated in an advanced UV coating. It is applied to the surface of all Rococo LVT products and provides a superior protection against scratches, scuffing and stains. AO9 is a very hard material which registers just below diamonds on the official MOH Scale. AO9 helps to maintain the appearance of LVT and results in low maintenance requirements and costs, as well as less downtime for cleaning in commercial environments. Rococo comes in a plank form, and is offered in a range of stylish colours and designs. It is suitable for commercial and residential installations.

BARCODE EARTH

EASIGRASS

Barcode Earth is one of Van Dyck’s heavy commercial carpets. This very stylish, contemporary, linear-patterned carpet is suitable for a variety of commercial applications. In an installation done at Heroldt Furnishers and Appliances in Hermanus, the customer used Barcode and selected the colour Cedarberg. This product was used throughout the shop. Barcode is suitable for high traffic areas because of its durability.

Easigrass artificial grass was installed at the Stoneridge Centre in Edenvale at the Papachinos for the kiddie’s playground area. Easigrass artificial grass is safe for everyone including children and pets, which makes it the best choice for installing in areas where children play. Artificial grass looks and feels almost as real and beautiful as natural grass and can be fitted in any space, both indoors and outdoors.

lowcrete Africa has been bringing colour and creativity to a number of Mr Funtubbles children’s play areas across the country with unique floor finishes designed to deliver bright, fun and exciting surfaces. Mr Funtubbles provides a family-friendly atmosphere that reflects the visuals and experience of a traditional funfair. To this end, each site’s visual identity revolves around vibrant, clean, safe and colourful environments filled with rides and attractions. It was important that this image extended to the floor underfoot with a finish that would fill each venue with light, colour and shapes to reflect Mr Funtubbles’ bright and happy image. The chosen finish would also have to be able to maintain its visual impact despite the scuffs, scrapes and stains that lots of running, playing children would inflict on the floor. This was achieved in both Johannesburg’s The Glen Shopping Centre and in Durban’s Gateway Theatre of Shopping by installing a selection of decorative epoxy flooring solutions from Flowcrete Africa. The large-scale Gateway Theatre of Shopping built a family-friendly space as part of a project to enhance its food court

44

flooring stars in MR FUNTUBBLES PLAY AREAS and entertainment zones. A completely new wing was added to the shopping centre so that they could upgrade the existing Mr Funtubbles by moving it into a bigger space. The places that required flooring included the main rides and attractions area and a private party zone, as well as a more understated coffee shop for the parents to relax in. 1 349 m 2 of Flowshield SL and Peran SL Fruity was used to create a floor with the aesthetic and functional properties required by Mr Funtubbles. These systems gave the designers the versatility to get creative and innovative with the surface underneath the customers’ feet. The hard-wearing nature of Flowcrete Africa’s resin flooring systems is ideal for such scenarios, as these types of conditions won’t deteriorate the finish and thanks to its seamless and impervious nature, it is very easy to clean, ensuring that the floor stays fresh and unblemished. CREATING the MOOD

C

lients are looking to create an appropriate mood for their stores. An outdoor goods store would use something rustic, a fashion store something more radical, while franchised clothing or food stores something repeatable and recognisable. However, it is important that the product should be “fit for use” in the intended area. You can, for example, use the exact same pattern for the main entrance way and for the quiet jewellery shop in the corner. Designers need to know about the different surface and wear characteristic of floors. And obviously, ease of cleaning and cost of maintenance is also key. Hugh Krog of Traviata Flooring Systems points out that technology has changed what is available for use in these type of environments. It is no longer the case that concrete and tiles are the only options from a wear and tear perspective. The advent of Luxury Vinyl technology, either in interlocking or glued down options, means you can get any look you require. This can be traditional timber, stone and masonry, solid colour, and even patterned flooring such as herringbone, basket weave, etc. Traviata currently has two types of flooring that are well proven for use in retail environments. The first falls into the category of “Rigid Core” LVT. Ranges such as the “Firm Fit” and “IsoCore” are ideal for in store use. These are warm and quiet under foot, easy to clean and available in a large variety of patterns. Users of this type of flooring include Milady’s, Soviet, Drimac, Steers, FNB, Standard Bank, Mercantile Bank, Spitz, Kurt Geiger, Ocean Basket and many more recognisable brands.

The second is the new “Tru-Wood” range. This is 12mm thick large format AC5 laminate. Engineered to perfection this product looks, feels and sounds like genuine timber but has none of the drawbacks of solid or engineered wood. It is very highly scratch-resistant, waterproof, can be used in wet areas and can be wet washed or steam cleaned without any fear of swelling or warping. This product is ideal for high end restaurants where it will look completely authentic but can totally withstand the daily scraping of chairs and tables and handle any spillages. One of the key benefits that “rigid core” boards bring to the table when doing refurbishments or installing new tenants is that these can be installed with no noise, no mess, no adhesive smells and no inconvenience to neighbouring businesses. They can also be installed over any firm surface – even over existing tiles. Installation is quick and simple and any store can be changed, literally overnight, and be back in business the next morning. No loss of turnover or rent!! Preserve the wear cycle of shopping mall floors with

SUITABLE ENTRANCE MATS

As floors often take up a large part of the budget – both in new builds and in renovations – in shopping malls, it is crucial that they are protected from the pounding meted out by thousands of pairs of shoes on a daily basis.

E

ntrance mats to shopping malls must be effective, removing dust and absorbing moisture. Dust must be removed due to the grit and fine debris people carry in on the soles of their shoes, all of which causes fine abrasions on that expensive flooring, while moisture on glossy tiles can cause slips and injury claims. The function of entrance mats is to keep the shopping mall flooring looking pristine and ensuring a reasonable lifespan for the flooring.

So what should specifiers be looking for in shopping mall entrance mats? There are a number of nonnegotiables. The mats must be: • Static. A static mat will attract the dirt mechanically and is known as an active mat (i.e. it actively sucks in the dirt) • Absorbent. The mat must be able to absorb moisture and dry people’s feet / soles of their shoes. It must also be able to harbour the dirt removed. • Heel-proof and robust.

Be aware too that there are internal and external entrance mats and that an internal mat will not cope with the rigours that an external mat can cope with. Shopping mall entrances require both. Maintenance is also crucial. An entrance mat must be regularly vacuumed and cleaned in order to operate effectively and optimally. Decramat’s Mat-Lok Aluguard is an entrance

46

What else should specifiers take into account when selecting entrance floor matting for shopping malls? • The anticipated traffic volume • The average stride of an average person • The average amount of footfalls needed to ensure dirt is cleaned off and moisture is absorbed. This will affect the width of the mat required. • Realistically consider how many pairs of feet you expect 1 square metre of matting to handle? And how many sets of trolley wheels?

DECRAMAT +27 (0)12 804 3584 www.decramat.co.za

mat that is guaranteed for four years but has an indefinite lifespan if well maintained. Installed at Gateway Theatre of Shopping in KwaZulu-Natal, the mats have coped with over 300 million pairs of feet and trolleys over the past 17 years. After 18 years of continuous use, Canal Walk, which installed Mat-Lok reversible entrance matting, has only just replaced some of its entrance mats.

FERNDALE ON REPUBLIC marries nostalgia and a breath of fresh air

approached by the Moolman Group and asked to invigorate the development and rebrand it as Ferndale on Republic. The new additions increase the total GLA to about 42 000 m2. Sean Pearce, a partner at MDS Architecture, says that while some parts of the existing building will be retained, others will be demolished to allow for more efficient parking and to link it with the new enclosed mall. Landscaping will be a key design principle to soften the design and help integrate the old with the new. Randburg is experiencing rapid development. Ferndale on Republic has good access from both

We wanted to retain some of the nostalgia of a waterfront, as well as the greenery and landscaping. For this reason, greenery was used as a design ethos.

F

erndale on Republic, previously known as the Brightwater Commons and the Randburg Waterfront before that, was initially created as a city waterfront development – a romantic notion in Johannesburg in the 1980s. The waterfront element was removed when it underwent a renovation and became the Brightwater Commons, which introduced landscaping and parks to the development, as well as a flea market. The Moolman Group has been instrumental in developing the new scheme, starting with the refurbishment of the existing cinemas into Kagiso Media’s new Urban Brew Studios. This project then served as a catalyst for the upgrading of the existing buildings as well as the addition of a new 27 000 m2 shopping mall. MDS Architecture was

Republic Road and Hans Strydom, with a quieter entrance via Cross Street into the neighbouring Ferndale. “We are trying to create a convenient, neighbourhood shopping centre providing a safe, family destination with feature lighting and pedestrian walkways, with creepers and living green walls. The large parking lot will be broken up by red brick paving and landscaped vertical screens, serving as a strong axial link,” he says. Pedestrians have much greater prominence and further design measures are being taken to soften the area. Large trees from the existing Brightwater Commons will be relocated to the main entrances to create strong focal points and connect to the past development. The development will feature ‘green lungs’ around the perimeter where people can relax and enjoy a safe shopping environment. The interior will also include a lot of greenery to soften the spaces. Lighting and signage, floor tiling and paving will all contribute to a completely different experience.

CAMPUS SQUARE

EXTENSION

C

ampus Square is a convenience centre situated on the corner of Kingsway and University Road, Melville. Anchor tenants include Pick ‘n Pay, Woolworths and a new Dischem, while the restaurant offering includes an upgraded Dros, RoccoMamas, enlarged Wimpy and a new Nandos. The Centre offers food, shopping, and convenience all under one roof and it is loyally frequented by students of the nearby University of Johannesburg. The centre was recently extended and the brief to the architect was to create a very lightweight steel roof, with sidelights facing south to avoid heat gain. A curved aspect was required on the sidelights to create a unique appearance. The extension of Campus Square was envisaged in steel from the start. Structural steel trusses (consisting of angles) at an average depth of 1m were used to span between 12 – 25m. I-beams were used where the roof span was less than 12m. When tying into an existing building, there are usually unforeseen challenges that arise. With the extension of Campus Square, the existing building dimensions were not exact and the on-site dimensions weren’t measured prior to fabrication, which lead to the design team requiring additional brackets that had to be designed to enable the elements to span from column to column.

Another challenge that arose was that the designed steel members weren’t always available when they were needed, which delayed the construction process. To overcome this challenge and meet the deadline, a similar sized element was then identified and specified for the project. A further challenge was dispensing of water off the existing roof which had a large number of steps and angles, together with a new roof which was higher. A large concrete gutter was then created between the two roofs, which in turn was used to support the steel structure. The roof is undoubtedly an innovative aspect of the project. The roof was designed according to the minimum requirements as specified by the code, which resulted in a very light weight roof. Klip Lok 700 by Global Roofing Solutions was specified for the 8 000m2 roof. Fortnightly meetings were held where the professional team and contractor would discuss issues, progress and the program to ensure the project ran smoothly. The end result is a successful extension of a widely popular convenience centre in Johannesburg. Why

RETAILERS are having to

MANAGE MORE CASH

I

n many parts of the world, central banks and retail banks have been pulling back from operational activities within the cash cycle. This is no different in South Africa with the Central Bank implementing criteria that tend to push these operational services further along the cash cycle. More and more cash is being recirculated away from banks and often in increasingly smaller cycles, such as inside an individual store. This has led to retailers having to dedicate more time, resources and money to managing cash.

MANUAL CASH HANDLING IS HURTING RETAILERS Taking care of cash processes occupies shop staff before the start of business, during the day and after opening hours with tasks such as float preparation, till skimming and reconciliation.

This is hurting retailers for a number of reasons: • There is a high risk of cash differences • Cash-counting errors are hard and time-consuming to track • There is a high level of staff and managerial involvement • The risk of internal theft and in-store robbery is greater

HOW TO MAKE CASH MANAGEMENT MORE EFFICIENT There are multiple costs for retailers involved with processing cash but these can be reduced. Automated cash management cuts the time spent working with cash, lessens the number of cash-related procedures and limits the number of people required to be involved in cash processes. Closed cash management, for example, is a method of combining front and back office systems which removes the necessity for cash to be handled manually by shop staff. As well as the obvious security benefits, advantages include the elimination of cash differences, automatic reconciliation and the refocusing of resources on more value-driven activities. Gunnebo has a range of cash handling systems that will assist retailers and are able to advise on the best solution for your retail environment.

SAFETY & SECURITY SYSTEM UPGRADE

for The Zone @ Rosebank

The Zone @ Rosebank is an integrated mixed-use development in Rosebank, Johannesburg. Consisting of five buildings with two levels of retail space, a hotel and a 2-storey office tower complex, it is well established as a shopping, dining and nightlife destination for a broad cross-section of people.

I

n 2015 The Zone @ Rosebank embarked on a R500 million revamp project and FS-Systems was contracted to upgrade their Electronic Security and Life Safety System and install a new High Definition IP Surveillance System, a SANS 10139 compliant Fire Detection System, as well as SANS 7240 Emergency Voice Evacuation Systems.

High Definition IP Video Surveillance FS-Systems proposed Avigilon as the Video Surveillance Solution and installed more than 180 cameras, ranging from 1MP to 8MP resolution, recording on Avigilon Network Video Recorders. Operators in the control room can monitor activities and movement of patrons and vehicles throughout

Centre Management needed to ensure that their patrons and staff were protected by the best and latest Security and Life Safety Systems. Ageing infrastructure in some areas needed to be upgraded to ensure compliance to the new Fire and Life Safety Standards and Regulations.

the public areas, walkways, drive ways and parking areas using Avigilon ACC5 software. With Avigilon’s Appearance Search Technology, individuals can be tracked using advanced video analytics as they move throughout the complex.

Fire Detection and Emergency Evacuation More than 600 Ziton Fire Detection and Alarm Devices were deployed throughout the buildings and 5 levels of underground parking. The building Emergency Voice Evacuation System was upgraded and now includes over 100 indoor and outdoor EN54-24 compliant speakers supplied by TOA. Installation and selected devices comply with relevant Fire Detection and Life Safety Standards.

Integrated Security Management System Integrations have been done between the various systems to enhance the operators’ situational awareness and to improve responses to emergency situations. In certain alarm conditions, the fire panel will trigger pre-recorded voice messages to alert patrons and staff of imminent emergency situations. Alarms are displayed on graphical maps in the control room to assist first responders.

Maintenance and Support The FS-Systems Maintenance Division has now taken ownership of servicing the installed solution to ensure that it functions properly at all times.

A constant supply of

HOT WATER

Save on Capex, Opex and up to 40% on energy.

Rinnai Tankless water heaters heat water directly without the use of a storage tank. When a hot water tap is turned on, cold water travels through a pipe into the unit. Either a gas burner or an electric element heats the water. As a result, tankless water heaters deliver a constant supply of hot water. You don’t need to wait for a storage tank to fill up with enough hot water.

C

ontinuous flow water heating technology can achieve over 97% gross efficiency and boast modulation ranges from 59.5kW to 2.4kW, creating significant energy, cost and emission savings. With the Rinnai Gas Tankless Rack System, you can harness all the benefits of tankless water heating technology, pre-assembled and ready to replace the boiler in your existing or planned boiler and storage tank water heating system. The TRS (Tankless Rack system) - an instantaneous system - installs in place of an oldstyle boiler and provides built in redundancy by banking individual Tankless Water Heaters to ensure your hot water supply keeps flowing even if a unit is down. The TRS comes standard with Rinnai’s Heavy Duty Commercial Condensing Water Heater that boasts 95% thermal efficiency and a commercial application. Rinnai’s Tankless Rack System™ is a true water heating solution. Fully approved for direct contact with portable water it offers complete flexibility of design for any water heating purpose without

the use of additional equipment such as heat exchangers or indirect storage tanks to separate the water being heated from the water heater itself. Rinnai’s Tankless Rack System™ is designed to supply a packaged water heating solution as a fully assembled system. The TRS includes preassembled water and gas connections and manifolds under the water heaters that are adequately sized to maintain optimum performance. Rinnai Gas Tankless technology provides an endless supply of hot water and the Tankless Rack System provides the ability to link multiple units together, giving redundancy and ensuring the business remains open 24/7/365. All of the water heaters on the TRS can be electronically connected and use the multi systems control board. When operating, multiple tankless water heaters are linked together with the multi systems control board and are designed to supply equal amounts of hot water. They will also rotate occasionally to ensure equal usage throughout the entire system. On initial water flow, 1 to 3 units will start up based on the configuration of the multi system control board. Once the flow rate is

determined, the multi system control board will initiate additional water heaters as required. With Rinnai’s Tankless Rack System™ no backup is required as with conventional boiler systems. Save at least half the capital cost. Built with superior quality and reliability, Rinnai’s Tankless Rack System™ offers the perfect BTU upgrade of an old-style commercial water boiler that is reheating storage tanks. On retrofit applications, often times you can keep your existing tank and pump and simply replace with the lower cost and better performing TRS. Pre-assembled with one connection point for gas, water, electrical and the condensate drain, the Rinnai Tankless Rack System (TRS) offers simple installation while reducing labour time and cost. Rinnai has completed numerous turnkey projects worldwide, including new and replacement systems, using Gas Tankless water heating technology. The projects include global hotel chains, sporting facilities, apartment buildings, food production and industrial process facilities.

Stacking up the benefits

MAXIFLEX INTRODUCES THE NEW

STACKDOOR® SECURITY GRILLE

M

axiflex is proud to introduce Stackdoor®, a completely unique and innovative certified security door solution that combines robustness, high safety specifications, efficiency and optimum security in a neat, compact and flexible package. Manufactured in The Netherlands, Stackdoor’s ground-breaking stackable, strong, lightweight construction sets it apart from any other rolling door, security door, open security grille and speed gate currently available in the market. As the name implies, the door stacks rather than rolls, delivering a host of advantages. This patented Stackdoor® security grille owes its unique stacking system to its ingenious design; the grille is constructed from steel slat profiles and solid steel pins which disappear into horizontal beams. The aesthetic thin design of the steel slats allow for maximum transparency when closed. Another key feature is a unique mechanism which locks automatically after the grille is closed making it virtually impossible to forcibly lift it. This anti-lift design which requires no lock, provides a break-in delay of up to 15 minutes. Stackdoor® is specifically designed for restricted spaces. As the security grille does not roll around its axis but rather stacks neatly and compactly upright, it takes up very little head room and eliminates the need for large shutterboxes normally required for rolling doors. The modular mounting system allows for easy integration into the ceiling or wall. The unique design and special stacking technique also offer the additional key benefit of complete installation versatility. The grille can be easily installed inside or outside in straight, round, U- or L-shaped areas, in corners as well as in upwards or

downwards closing applications without requiring additional support beams. Available in unlimited widths, Stackdoor® is ideal for securing extra narrow spaces or entrances that are too wide for standard solutions. Even revolving doors can be secured with Stackdoor®. Subsequently these doors meet a virtually unlimited spectrum of security requirements that range from securing shop fronts to entrances and parking areas at malls and office parks. As the security grille stacks vertically, there are no limitations with regards to the thickness of fabrication materials. The grille is constructed with significantly stronger materials that are three to five times thicker than traditional rolling doors offering an extremely robust yet lightweight solution. Placing focus on unmatched reliability, Stackdoor® contains patented high-quality components. The security grille is also efficient, consuming minimal energy. Stackdoor® is an official certified security solution and holds the title of the safest security grille in the European market. The break-in resistant grille is the only product on the market to be officially RC2/RC3 certified (EN1627) and is compliant to security level 4 and 5 standards. The security grille is available in various powdercoated colours as well as in stainless steel and carries a 5-year warranty. The extensive Stackdoor® product portfolio from Maxiflex includes Stackdoor® Compact, Stackdoor® Corner, Stackdoor® Curved, Stackdoor® Up, Stackdoor® Park and Stackdoor® Bold (RC2). We are proud of the fact that we provide not only products of the highest quality (backed by exceptional technical support), but also design ideas to help you create something truly unique. 227 Jan Smuts Avenue Parktown North Johannesburg Gauteng 2193 Tel: +27 (0)11 447 3149 Email: info@cemcrete.co.za Web: www.cemcrete.co.za

ith competition for a share of consumers’ wallets becoming ever fiercer, retailers and retail property owners are going all out to attract shoppers. This has become crucial to their survival in an environment where consumer confidence and spending are hampered by a lacklustre economy. “Retail property owners have taken bold steps to grow the foot traffic they need to remain viable,” says Emma Corder, country manager for Nilfisk South Africa. “Large capital expenditure projects like regional mega malls and refurbishments can win them only so much room to manoeuvre. Thereafter, shoppers have to be encouraged to keep returning by creating an experience that appeals to them. “It should come as no surprise that substantially more than 90% of shoppers say they expect these spaces to be clean and well-kept. This represents clear, low-hanging fruit that the retail sector can grab to remain relevant.” Nilfisk is a leading global provider of professional cleaning products and services across many industry sectors, including retail. International studies show that as many as 99% of shoppers say poor cleanliness would negatively

affect their perception of a retail environment. Not surprisingly, unclean washrooms and unpleasant odours rate higher than poor customer service in turning consumers away. While it may seem obvious, this key insight could prove to be the difference between a shopping centre or retail store outperforming nearby competition. Corder notes that in many instances, investing in suitable cleaning equipment does not garner enough attention. “Purchasing cleaning products is often seen as a grudge purchase and whilst many retailers aim to bolster their cleaning resources there are also those who invest very little or choose only to do so at certain times of the year, e.g. just before an audit is due. “Overall, the investment in cleaning products is inconsistent and the staff is often left using products that are not part of the original cleaning specification. For a supplier, it’s important to offer a consistent standard especially when servicing a chain of the same stores,” says Corder. Corder points out that throughout the years of supplying the retail industry, Nilfisk has gained in-depth insight into the challenges that both the supplier and customer face.

BRINGING BRANDS TO LIFE Bringing feet to shopping malls

n 2015 Creative Collective began to focus exclusively on Shopping Centre Marketing, with the aim of becoming the country’s leading supplier of events, promotions and brand activations. Creative Collective played an integral role in the Menlyn Redevelopment Campaign (2013 - 2016) with its strong focus on the customer experience. Founder Maia Jordan explains that the company’s job was to make shoppers feel at home in the newly refurbished centre. “Our campaigns included the Grocery Avenue launch, featuring JSomething and Suzelle DIY (Gold Footprint), and the Christmas in Paris Campaign – with a pop-up Patisserie and Concierge Staff,” she says. Among 2015’s highlights, the Nelson Mandela Square Relaunch saw Creative Collective delivering a 360º service, from conception to execution. The Westgate Super Regional Shopping Centre Redevelopment Campaign, including Westgate’s rebranding, was handled by Creative Collective. The relaunch went on to win two Gold Footprint Awards for the #WestgateCares Campaign (Digital Marketing Category) and the Walk a Mile in her Shoes (Community Relations Category) campaign. In 2017 Creative Collective conceptualised and executed the biggest LEGO® event ever seen locally at Sandton City. The goals of creating a world-

class event for the centre (and all commercial targets) were met with great success. Creative Collective’s exceptional attentionto-detail made sure that visitors were delighted with the innovative structures and creative application of the LEGO® brand. In February 2018, Creative Collective celebrated ten years of extraordinary growth across South Africa, on the back of the company’s vision of “creating and implementing stand-out events and activations, packed with visionary elements that captivate audiences and make clients and their brands look awesome.” The company’s involvement in a multitude of projects includes shopping centre, festive and Easter campaigns, event staff procurement, design, bespoke fabrications, rentals, and strategic marketing campaigns. WINDOW & SURFACE vacuum cleaner

With the WVP 10, Kärcher has developed a new window vac to meet the requirements of commercial operators. The machine is a practical addition for manual cleaning of, for example, glass doors, mirrors, smooth tables, windows and tiles. With the WVP 10, dirty water remaining on surfaces after cleaning is vacuumed away – streak-free and without residues. This machine is used by building service contractors, in shops, public facilities, hotels and restaurants or at petrol stations.

The window vac can be used with one hand. An advantage is the relatively low machine weight of 750g – similar to a tablet PC. The on/off switch on the outside of the handle can be operated conveniently with the thumb. The 200ml dirty water tank is designed for both horizontal and vertical use without dripping. After use, it is simply removed from the machine and washed with clear water or cleaned in a dishwasher. The battery run time with one charge is about 30 minutes, which is sufficient for an area of about 110m². An LED display above the on/off switch shows the remaining energy reserve. The battery can be changed for long periods of use with minimum or only short interruptions.

The new model is available in two versions, the WVP 10 with one battery and a standard battery charger (185 min charging time) and the Adv version with two batteries and a 60-minute quick charger. This version features a second, narrower suction lip (170 mm), which is ideal for narrow surfaces such as windows with bars. KÄRCHER Tel: +27 (0)11 657 7300 www.kaercher.com/za/ 82
