Businesses are built on people. Empowering them to make decisions and giving them ownership and opportunity enables them to create change, going beyond the accepted to achieve a new standard. Strata has a culture that creates a desire to go further, to do better and work harder to realise shared ambitions. We devised all of our people processes, from land acquisition to after care service, around our customers. We made it our mission to really know them: how they live, their worries, dreams and desires. This inquisitiveness has allowed us to listen and learn without fear or presumption. All of our procedures and communication are intertwined with their journey, service and interaction. We have based our support office and our entire way of working around this concept.

Martin Monaghan Architectural Technician I provide technical support to the Product Innovation Team, reviewing the suitability, usability and performance of products which go into the fabric of the building. My role is about ensuring the technology we use is not just sustainable but also practical for our homeowners, making people’s lives easier today as well as ready for the future.

Lee Harrison Production Manager I deliver our homes from concept to completion, overseeing construction activities on site, and managing all sitebased teams and sub-contractors to make sure we achieve the agreed build programme and keep our people safe, working to all relevant Health and Safety standards. I get great satisfaction from knowing we are providing a home we can be so proud of; the design is outstanding and the attention to detail in the finish means our homes are like no other.

Vernon Cunningham Chief Operating Officer I oversee the whole project, from land receipt to our customer hand over. The aim was to identify, select and prove a product that exceeds expectations for both now and 2030. It needed to be simple to construct, allow freedom in design, exceed current and future building regulation and not be restricted by topography or weather conditions. It also needed to deliver sustainable and cost effective homes that support customisation. It was my pleasure to support the team as we moved from bare land to occupation in a matter of weeks.

My role is all about change, understanding about customer needs and learning from their feedback to develop our strategy. I’m responsible for generating and implementing wider business ideas. As an organisation, we don’t want to stand still, and I’m constantly looking for opportunities to improve every aspect of what we do and make our service even better.

I’m motivated by creating an exciting journey throughout the buying process, from customers considering buying a Strata home, to moving day and beyond. We want to share the experience with our homeowners, guiding them through the process, helping them to make their home their own and sharing their joy. We also want to provide opportunities for people to connect and create vibrant communities.

As part of my role I work on the research and development of new products, determining their suitability, cost efficiency and availability. I also assist in the management and implementation of these products. I’m focused on improving the customer experience by constantly reviewing what we offer, to ensure we bring real benefits to the people living in our homes.

These homes are clever, not complicated, designed to enrich lives by making it easy to reduce environmental impact. Smart technology intuitively adapts to the unique needs of the occupier, learning over time about the way they live and adjusting accordingly to reduce energy costs and waste. Water will be heated only when it’s needed, light switch sensors attune to the natural rhythms of the day, and the PassiveHaus construction means a warmer home. Lower running costs mean higher living standards and increased opportunities.

We understand the impact home has on health, wellbeing and families. Strata empowers people to make more choices about how they live, from the home design they prefer, to interior options such as kitchens and flooring. Our floorplans are designed to be flexible, giving space to grow, and adapting to the changing needs of the people who live, work and connect there. Neff kitchen appliances, contemporary sanitaryware, and triple glazed windows are all included as standard, along with landscaped front gardens and external lighting. Our embedded technology works with a full mechanical ventilation and heat recovery system, smart hot water cylinder and dry underfloor heating, to learn about the way homes are used to make life easier and greener.

Our production method reduces carbon emissions throughout the lifecycle of the home, from fabrication, through build, running and eventual removal. Wood is the key material, and our quality control process minimises wastage at every stage of production, using CNC technology to maximise yield from logs into engineered timbers, and sending any timber by-product to fuel the onsite biomass energy plant. Each tree used in our homes has been capturing carbon and producing oxygen for 25 years, and two more trees are planted for each one felled. The production factory is co-located with the sawmill, and together with the flat pack design this minimises transportation and associated carbon emissions. Offsite fabrication reduces onsite build time, improves quality tolerances, and the use of factory installed external cladding significantly reduces onsite waste and CO2 production. The closed panels remain completely dry during the build process, reducing water usage and minimising the need for remedial works, which is kinder to our planet, and improves the customer experience. It also enables a faster build: the home can be erected and water tight within four days, the external shell completed within two weeks, with a superstructure quality check undertaken within eleven days, followed by internal completion. Every stage is subject to rigorous quality control. Depending upon the size and design of the home, it can be completed within seven to ten weeks, half the time of a comparable traditionally built home.

All homes include the Wondrwall intelligent living system that builds a picture of how the environment is used over time as standard, applying machine learning and predictive modelling to make it more comfortable and cheaper to run.

Smart Cylinder with Smart Controller which takes data gathered from the Intelligent Switches and adjusts the amount of water heated to suit living patterns. Water is warmed from the top of cylinder, only heating the amount required at the time. The Smart Cylinder can also be connected to PV options as a primary power source to reduce energy consumption from grid. Intelligent Switches to the ground floor living areas, which are not only part of lighting circuits, but also act as smart thermostats which perform automated temperature adjustments based on data gathered from living patterns.
