EMERGENCIES

Fortunately these are rare but easily identifiable. These are the things that have potential to be lifethreatening or cause major damage to the home and property. Such things as major flooding, overflowing hot water systems, storm damage and danger from electricity are good examples.

WHAT IS AN EMERGENCY REPAIR?

Under the Residential Tenancy Act, there are certain repairs that are deemed “Urgent”. These are deemed as repairs to essential services under the Act and are defined as following:

• A burst water service or a serious water service leak

• A blocked or broken toilet/s

• A serious roof leak

• A gas leak

• A dangerous electrical fault

• Flooding or serious flood damage

• Serious storm or fire damage

• Failure or breakdown of the gas, electricity or water supply to the premises

• Failure or breakdown of the hot water service

• Failure or breakdown of the oven or stove

• Failure or breakdown of a heater or air-conditioner

• A fault or damage that makes the premises unsafe

IMPORTANT: Council approval is required for any pool installation (including inflatable) with a depth of 300mm or more as pool fencing laws etc apply. Please do not erect any type of inflatable pool as this is a breach of your tenancy agreement.

Please ensure your repair fits the emergency criteria before phoning the above contacts as the call out excess fee may be passed on to you if deemed not to be an emergency.

Paying Rent Over Christmas

You must continue to pay your rent as normal over the Christmas break. Late payments and arrears will show on your tenancy ledger and may influence your credit rating with another provider.

If you pay rent in the office via EFTPOS please pay your rent in advance or online.
