A real estate investment professional and Certified Public Accountant, Mark Tersigni has built a career across public accounting, corporate finance, and commercial real estate investment. In the course of more than ten years, he has gone from auditing investment companies to underwriting and managing multibillion-dollar commercial real estate portfolios; his view of how real estate assets are valued, financed, and positioned for sale is analytically grounded. His focus has been the financial analysis underlying major real estate decisions, ranging from valuing a single property to setting strategy for an entire portfolio. Most of his experience lies in commercial real estate investment. In the role of Vice President of Investments at a private-equity-owned commercial real estate company, he established and led an underwriting team of five analysts overseeing a portfolio of more than $5 billion made up of large-format open-air retail and enclosed malls. Acquisition and disposition underwriting, business planning, asset management, and transaction support all fell to the team, spanning the complete analytical cycle behind the portfolio's buy, hold, and sell decisions. Directing the team meant combining technical command of the underwriting with judgment about the most influential assumptions and the ability to develop analysts capable of consistent work. During a two-year period, more than $1 billion in property sales were completed across the portfolio, to which as a key contributor, he helped originate a $1 billion single-asset, single-borrower CMBS loan, the largest open-air retail securitization of 2023, which depended on detailed property-level analysis across about forty assets. The corporate model the company's private equity ownership relied on to forecast investment returns was one he created and owned, consolidating individual property plans into a corporate-level view that let ownership assess options for the entire portfolio while keeping sight of each asset.
