CRITICAL RESEARCH / MULTIMEDIA INSTALLATION

Motivation I am traveling and wondering through an artificially created environment - that can not be hardly more artificial. Facades-that are looking untouchable staged and like a scenery. In 2015 - I was in US for a period of time about 6 months to find out the roots of the aesthetics of crises cycles within the real estate economy. I visited key-places of the hypercapitalism like the first prefabricated single-family house community ‚Levittown‘ near NYC, Detroit or ‚Slab City‘ - an informal community for motorhomes and Trailers in Southern California. I lived in various forms of living. Ranging from a bunk bed-6-bed-room for 1000$ monthly in a Sillicon-Valley-Dream-Community in San Francisco to Andrea Zittel’s ‚Wagon Station Encampment‘ for Investigative Living situating at High Desert. I was able to feel the spatial and economic shortages that force people into the most conflicting forms of living.

such as foreclosures, redlining, flipping moreover subtraction, territorialization by the National Grid, Place-making by community-building, meaning of authenticity through an ideal facade, fake-materials and hierarchy of housing through mobility. Statement I wanted to make visible processes based on the infrastructural, economic and material-related space production system. I have visualized the dialectic between the economization of architecture and its material properties, and thus regarded architecture as system whose appearance stems from the infrastructures of the capitalist system. In my opinion, designing means to understanding and changing the conditions under which space and architecture is produced. Architecture should not describe forms but the forces that reshape our environment. Around the world, the past decades have consistently been working to produce an unprecedented uniformity. This is accompanied by the unification of activities and the reduction of possibilities. This requires a rethinking in the design process, which can only happen through cooperation and overlaying different disciplines. We must open our eyes and understand why our environment becomes more and more homogenous in order to preserve and not destroy habitats for all people. We can intervene - by not always creating new forms of space speculation, but by revealing the underlying processes, dependencies and power structures.

Status Quo Houses are treated as products all over the world - with them is traded and speculated. My diploma thesis ‚COLLAPSE CONSTRUCTION‘ explores the American single-family home as an ideal of freedom and as a mass product. Moreover it has become as a method in an industry that is aiming to change housing and so the life in general into a marketable product. The American single-family home is operating like a manure in a system that is going to grow at all costs. This capitalistic system acts on political, economic and aesthetic levels. CRITICAL RESEARCH / MULTIMEDIA INSTALLATION

LAWS/CREDIT SYSTEM - THE ARCHITECTURE OF COLLAPSE

How do the cycles, which consist not only of addition but also of subtraction, work? How became the single-family home a product?

Not only the addition of homogeneous building products are the appearance of the capitalist spatial order. Their subtraction - the destruction of buildings and space, is also an instrument for rebuilding, producing or selling. In the construction cycle of the construction industry growth starts at the beginning, which may lead to a bubble and burst. This is followed by a recession and crisis. A cycle results which oscillates incessantly between growth and collapse. These two poles are interrelated - according to the principle of total agglomeration and the tabula rasa. This system is not stable, it has never been and has always been a condition that always threatens to tilt between growth and collapse. A very fragile system. Real estate crises, bubbles, and depressions in the USA - to a greater and lesser scale - have however caused the national economy to collapse at ever shorter intervals since the beginning of the nineteenth century. The real estate market collapsed in 1930, because 80% of the mortgage loans were not repaid and the banks were stuck with the houses, which fell sharply in their financial value. In addition, there was the property price bubble of the 1830s, the stock market crash of 1929, the real estate crash of 1973, and the stock market crash of 2001 etc. The crisis affected not only the construction sector. Its direct dependence is on gross domestic product, the unemployment rate, housing prices, the number of foreclosures, vacancies and homelessness, to name but a few. A capital value is allocated to property. Its amount depends on interest rate and discount rates in the finance market. This is determined by supply and demand. If more houses are built and the demand for available living space increases, the value of the real estate grows. Therewith the stake of subprime credits rises, too. These are risk loans that are granted at high interest rates to people with little or no income. The bank lends money to a private customer for the house purchase and thereby regularly earns interests on the loan. At this time the house is a security for the bank. In order to enable a large part of the society to build single-family houses, some auxiliary constructions were required: 1 - „Mortgage-backed securities“ or MBS „- sum a number of mortgages into bundles. Thereby, the bank is able to sell the bundle to another bank. It thus allows the trading of mortgages worldwide. 2 - In order to rate the quality of the mortgages to calculate the probability of interest default, rating agencies are charged with assessing the creditworthiness of borrowers.

3 - The “credit default swaps” or “CDOs” are insurance policies which banks take out on the loans. They thus insure themselves in the case that house buyers can no longer repay their loans. These insurances can also be bundled and traded. In shorter words, the speculators deserve not only the interest rates of the private homes. Is properly earned with the risk of non-paid loans. This creates a chain of fictitious capital. The exchange of fictitious probabilities increases until the bubble bursts. At this time the house price is at a maximum. However, if the property value falls because the demand for real estate decreases, the borrower must pay a loan for a house that is only a fraction of its value, which he actually pays off. These processes occur cyclically and counter-cyclically in larger and smaller scales. However, if there is massive demolition in entire neighborhoods and districts, a house can already reduce the purchase price of a whole area. It is like a runfire, in which one house destroys the next. In Chicago, for example, a vacant house, which is in the foreclosure auction, pushes down the value of another 13 houses within a radius of only 46.00m. Another parameter that can drop down the value of the house is, for example, the crime rate. The largest mortgage lenders in the crisis in 2008 were the Fanny Mae and Freddie Mac. These are acronyms for the Federal National Mortgage Association and Federal Home Loan Mortgage Corporation. Both are tax-financed, federal banks. According to the documentary „Fault lines for sale: the American Dream“ of 2012 at that time 60% of the housing market belongs to these to banks. Throughout the history of the American Housing Market, countless reforms have been enacted to boost the national economy. Among other things, the Housing Act of 1937 legitimized the resale of mortgages by the bank Fannie Mae. Banks were enabled to buy mortgages from homeowners and then sell them back to other banks or investors around the world. Fannie Mae and Freddie Mac triggered the financial crisis of 2008 by the mass granting of house loans to credit-deficient house-buyers. When they became insolvent in 2008, the state repaid the debts with rescue loans.

3 - The “credit default swaps” or “CDOs” are insurance policies which banks take out on the loans. They thus insure themselves in the case that house buyers can no longer repay their loans. FORECLOSURES - BUILDINGS DESTROY BUILDINGS

Which processes will help investors and real estate brokers make resoldable properties out of their once sold homes?

From 2000 there was a massive mass-sale of house properties, vacancies and demolition. At that time, about 7 million homes were empty in the US. In 2009, after the collapse of the real estate sector, there were 14 million houses in vacancy. Districts and neighborhoods died out completely because a house after the next lost its one-time purchase price. The states of Florida, California, Arizona, Nevada, New Jersey were and are most affected by the crisis. A nationwide method to profit from multiple-sold houses is the ‚Foreclosures‘, foreclosure of private property. Borrowers who can not pay a rate or have failed to make a payment can lose their house. In this case, the house is pledged and transferred to the bank through which the credit runs. The legal legitimation of a foreclosure auction can be read in the laws of the Federal Housing Association (FHA). The ‚30 Day Right of Withdrawal ‚states that the owner of the property can proceed judicially against the notice of eviction within this period. A common method to push the process of foreclosure by realtors representing the banks is the cash-for-keys-method. It is a key prizes, in which the responsible bank pays about 3500 $ in cash to the home owner, when they leave the house before the foreclosure will be executed. In addition the procedure is carried out by the sheriff and an evacuation squad. This saves the bank time and money for an eviction that is degrading/inhumane. So they just can set up the house for the resale. In the period between the evacuation of the house and the new sale, the house is cleaned, remodeled and re-advertised by realtors. The speculative buying and selling of real estate is referred to as ‘flipping’. The ‘90 -Day-Flipping-Rule ‘states that between buying a house and selling it must be at least 90 days. On training websites for flippers, it is recommended to turn off the property as soon as possible when a profit of at least 20% is reached. Without a barrier, you can detailed browse through properties on countless internet platforms which have been foreclosed or already are unoccupied. There you can see at the very least, for what reason the homeowner was seized, on which bank the house was overwritten and in what property status the real estate is.

TERRITORIALIZATION ‘THE NATIONAL GRID’

How do these processes appear in the built space?

The “National Grid” is the spatially rational strategy, which already in 1785 with the “National Land Ordinance” made the surfaces of the US speculative. Territorialization by parceling subdivides large parts of the United States into precisely equal squares, which are divided into smaller units according to fixed rules. The landscape was thus divided into a two-dimensional grid. Townships, sections, communities and lots were created, regardless of the topography, or the interplay of spatial variables. The largest unit is the township from 36 to 36 miles, which corresponds to an area of 58.0km2. The township is numbered from 1 to 36 in equal size sections per 1 x 1 mile, which is 2.6 km2. Sections 8, 11, 29 and 26 were released by the government for future sales. Depending on the size of the investment, it is halved, quartered, paved, etc. to the property on which the family home is located. The lot is the smallest unit and on average 18 x 38m. The family home is the real motor of urbanization. By its almost infinite multiplication, uniform landscapes with equally multiplied problems arise. Huge areas, surfaces are developed monotonously. From the 1930s to the 1960s, the government propagated life in the suburbs‘ home as the heart/centerpiece of the American dream. Due to the political framework conditions, there was a huge demand for single-family-homes - standardized and standardized architectural and spatial products, which could be manufactured and placed on the market in the Fordist tradition. Private property ownership rose in the US from 40% in the 1940s to 70% in the 1970s. For the first time in 2012, the number of construction side starts fell to the level of 1940. The public housing is a peripheral matter. The short phase of public housing programs ends no later than 1972 with the demolition of the housing complex ‚Pruit Igoe‘ by Minoru Yamasaki in St.Louis, only 17 years after its completion.

PLACE-MAKING COMMUNITY BUILDING

In order to be able to sell the homogenous houses and neighborhoods at all, authenticity is staged. ,Place-based communities’ arise. Places are attributed to meanings and loaded with desires, hopes and ideals. Meaning assignments are made by superficially linguistic and material symbols which often refer to a historical context of European origin. A spatial product is thus placed against the beliefs of the people in the American dream, as well as the need for private property.

People choose from this catalog of meanings. They select the appropriate community with their lifestyle according to their values. This is how they create their own individual home. The investors of the communities also advertise slogans like “Living like on Vacation.”, “Buy a new home Sleep like a baby!” Or “Let us help you, achieve your American Dream”. These are spatial forms, which can be read subtly, but reveal little about their content. They are called ‘Carefree Village’ (Tampa, Florida), ‘Century Communities’ (Austin, Texas), ‘Rhode Ranches’ (Las Vegas, Nevada), ‘Coral Springs’ (Florida). A housing hierarchy has evolved that extends from the single-family home to living at the campsite depending on the financial situation, the nationality, the age and other factors. The more the ownership of private property decreases, the more the degree of mobility increases when they have failed in their lifestyle of the single-family home. The typ of community is divided into ‚gated communities‘, ‚tract housing‘, ‚trailer parks‘, ‚RV parks‘ and ‚camp sites‘. In their spatial infrastructure, they are looking strikingly similar. There are asphalted streets with private driveways leading to the garage, green front gardens, the house, which is mostly equipped with a pool. They all stand close together as on a chain of pearls, while the inhabitants isolate themselves from each other. If the lawn is not mown, or if the façade patina is on, the community patrol moves around in order to draw attention to compliance with the „Design Guidelines“. In case of doubt the facade has to be sharpened. As the design guidelines of Walt Disney’s ‘Celebration’ community describe as an example.

Die Investoren der Communities werben zugleich mit Slogans wie: ‚Living like on Vacation.‘,‘Buy a new home - Sleep like a baby!’ oder `Let us help You, achieve your American Dream’. Räumlich unterscheidet man in ‚Gated Communities‘, ‚Tract Housing‘, ‚Trailerparks‘, ‚RV-Parks‘, ‚Campingplätz‘.

AUTHENTICITY ADDITION OF THE SAME

With ‘Design it yourself!’ the online catalogs of the construction industry advertise. For a price of 500 to 8000 $ you can buy the complete plan material like on amazon. The websites ‚PlansourceInc. com‘ or on ‚BuilderHouseplans.com’ offer a lot different ground plans. For that, there is no architect needed anymore. Nationally standardized construction companies build the houses in just a few weeks. Prefabricated structure components are optimized for material economy and installation simplicity. The U.S. Patent 3,813,832, 1974, by Sidney Caplan, aims to optimize labor, working time, and construction materials for the wallframe system. Whether 2by6 or 2by4; whether vinyl siding or fiebre glass siding: with the loosening of the credit licensing system in the 1930s, building became an assembly line activity. ‘Levittown’ was founded in 1947 by the father of the single family house William Levitt - the first mass-produced single-family home settlement in the world. The company, ‚Levitt & Sons’, which was one of hundreds of single-family home producers, built throughout all the USA. ,Levitt & Sons’ established 3 house types in the 1950’s - Type A, B and C, all furnished or unfurnished. Construction time, building materials and the use of manpower were optimized to a minimum. In 1948 the company was already able to produce 30 houses per day. Until the late 1960s ‚Levitt & Sons‘ built more than 140,000 houses. From the ground grew copied ,Lewittowns’: 1958 ‚Levittown Pennsylvania ‘with 17,311 houses in 1963, ‚Levittown Puerto Rico‘ 11,701 houses in 2010. Parallels can be found in the growth rates of production at comparable domestic construction companies in the USA. E.g. the ‘YESCommunities’ of the company ,Clayton-Homes’, which has been producing factory-ready and modular houses since 1956. ‘Clayton-Homes’ has distributed 178 communities across 17 states. In 2015 the company produced 34,000 houses.

MATERIALS WALLPAPERS OF IDENTITY

A huge industry has established itself behind the single-family home, which tries to optimize the exterior visually, occasionally. Companies like ‚TAPCO GROUPE‘, ‚JAMES HARDIE (since 1888) and CLAYTON HOMES (since 1956) imitate in their facade components parts of seemingly European styles. These are cheap, do not age, and are to remain lifeless for a long time. These quality products, however, often have a guarantee of one year and only if they are correctly installed. These products are the splitting image of the natural product stone, wood etc. and all similar in shape, color and haptics. In the online shop fake material variants are available, such as plastic windows from ‚Atlantic Premium Shutters‘ available in the colors ‘Federal Brown’, ‘Paintable’ or ‘Foundry Specialty Sidings’ just to name some. They correspond to national styles, which have been accepted as mass-effective average styles from the 1940s to the present. The residential style catalog also features the Colonial Revival Style, the French Country Style, the Victorian Style, the Cottage Style and the Federal Residential Style, just to name a few. For every style you can find the matching stucco, shutter, roof form and door in the stained color. An idealization of lifestyle through a perfect facade. Each individual pore of the house from the artificial grass to the roof shingle is capitalized on, just as the cheese type with a self-assembled sandwich from ‚Subway‘. Each house is the same, but it should be individual.

STATEMENTS These facades are valueless shrouds. Since the real value of the property is not influenced by these stylistic surfaces, but by the variables that the real estate market creates. THEREFORE: A reinterpretation of these parameters is necessary:

1.Against Growth: We need an awareness of renewable consumption. That is Degrowth. 2.Against

Building: ‚Re-designing a single house or the object form of the house or a settlement is probably less effective than changing the active form (…)‘, says Keller Easterling in 2014 in ‚EXTRASTATECRAFT: THE POWER OF INFRASTRUCTURE SPACE,. IT FOLLOWS:

3.Causes and Effects: Symptoms are treated ONLY with detection of the causes. That is to say, an architectural constructional solution is only necessary in my opinion when the network has been analyzed. I propose actions that interfere with the system to generate long-term changes.

Within the new borders, housing forms are created, which can grow and shrink depending on the financial situation of households. Heterogeneous boundaries arise. The land is no longer nationally and globally comparable and thus less speculative. The stability of communities is not dependent on interchangeable capital flows.

10.Against fake-communities: Identity is created by a sense of belonging, by cultural, social and societal values that arise out of the community rather than through the construction of a community affiliation that is based on a concatenation of consumption spaces. This makes the place homogeneous, ineffective and anonymous. Spaces should be heterogeneous and active to promote and not to inhibit togetherness. 11.Real fake-architecture: A culture and industry that builds on the staging of images is hard to rush. If it must be !: abstraction of authenticity of the architectural cover. Identities transform from the plastic to the planar material. The facade becomes reversible, a printed or painted envelope. Inside the house is installed a static cell, which protects against weather and burglary. Energy consumption and resources must be reduced.

4.Against Private Property: to legally limit the That’s it! lending to financially weak house-buyers, as happened in Germany with the legislation of the EU guideline for building loans from March 2016. MORE EXISTENTIAL BUT:

5.Yeah, Rental !: This is only realizable if sufficient affordable housing and government subsidized rents are created at the same time. 6.House price-inflation-curb: A long-term price brake on the purchase price of real estate. At the same time this means the disengagement from the Wall Street. 7.Against Trump: The ‚Trump Organization‘ is one of the largest property speculators in the US. If he is to win the election on November 8th, it will also mean an expansion of the award of risky loans and the racist discriminatory lending rules. IF NEEDS MUST:

8.‚Resistance to this specific territorialization so fundamental to capitalism, means resistance to private property.’‚says Bernd Belina in 2013, ‚Raum: Zu den Grundlagen eines historisch-geographischen Materialismus‘. AS A CONSEQUENCE:

9.Negative territory: The infrastructure of the streets, which remain after the disintegration of the Sections in the Townships, creates new borders. This increases the size of the plot. Small parceling is thereby prevented and can only be sold as a whole. A lot with one house and one family becomes a plot with housing for many people. The property as a former private property becomes a common. Residential areas are interconnected.

THE POWER OF INFRASTRUCTURE SPACE.
