One of the very few downsides of editing this magazine is being made constantly aware of all the incredible destinations there are around the world. I find I’m always weighing up the pros and cons of going back to places that I know and love or allowing my curiosity to get the better of me and opting to explore somewhere totally different. Print deadlines always have to take priority in this job and so, aside from press trips, my holidays must always be carefully planned around them. So far, this year I’ve spent a fabulous cruise on our boat sailing locally around the Essex and Suffolk coast taking in the beauty of its many rivers. Next up is my jealously guarded annual week in Cannes during September where I can revel in the spectacle of the Regates Royales which features more than 150 of the world’s classic and vintage yachts. Last but not least on this year’s agenda is a fortnight in the Caribbean, hopping between the islands of Barbados and Grenada. This year I’ve played safe as these are all return visits but, as for next year, who knows? Having worked on the Bermuda feature this issue it looks very appealing and what’s more, I’ve not been there before...

of Mayfair This world-famous part of London is undergoing significant changes to make it even more desirable for residents both new and old

ayfair is moving forwards; no longer lingering in the past, it is heading for a bright new future. Hannah Aykroyd, founder and MD of Mayfair buying agency Aykroyd, explains, "The new proposed Westminster City Plan released on 18th of June sets out planning policies in Mayfair, working toward more open green spaces and an environment that encourages business growth. What this means for the borough is that the old Mayfair passing away. The Mayfair residential property that you see now, will not be repeated. You will not see new Mayfair mansions with double basements. What you will see, what you are already seeing, is an amazing, incredibly high-end selection of new residential property available or scheduled to be available in the next five years. “Mayfair has always been a highly sought-after area, but for many it had lost attractiveness from a residential perspective. However, this has been changing recently with an influx of impressive super prime schemes coming to the market. Taken all together, this is the biggest change Mayfair has seen in more than a century.” Simon Barnes of the buying agent, H. Barnes, agrees that Mayfair has undergone and continues to undergo a radical transformation. “This is creating a unique characterful ‘independent village’ backed by the major landlord – the Grosvenor Estate, which is committed to creating a bespoke shopping and social hub with a distinctive character. As you walk around Mayfair you will often see the front façade of a listed building being propped up by scaffolding, yet behind everything has been knocked down only to be reconfigured and inside everything is brand new creating a perfect layout designed to entice and appeal to the discerning shopper, the happy ‘moocher’ or the fortunate resident.

Balfour Mews This two-bedroom first and second floor maisonette is in the heart of Mayfair village. The first floor is host to an impressive reception/dining room, kitchen and study. The second floor comprises a master bedroom with en suite and a second double bedroom. The £3.15m / €3.49m / $3.97m Carter Jonas

property also has a loft on the third floor and a spacious private terrace.

Charles Street Beautifully presented, Grade II listed, Georgian townhouse with 276m2 of flexible living and entertaining space. It includes a drawing room, master bedroom with en suite, three further en suite bedrooms, a roof terrace, dining room, lower ground reception area, separate kitchen, utility room and patio courtyard. The property offers considerable scope for further alteration and adaptation (subject to planning permission). There is also separate mews accommodation located to the rear which is available for purchase. The mews house measures approximately 77m2 and comprises an entrance lobby, reception

The area is no longer populated with international residents who live out of London for most of the year

“Little do passers-by realise that behind the period frontages of Mayfair townhouses are generous, long, secluded private gardens to the rear. Practicality, security and desirability of having your own private garden in London are three important factors that will make these properties in demand and prices will carry a premium. Buyers can wait a very long time for such properties to be available and often they are never publicly launched.”

Golden Tangle

As far as the ‘Golden Triangle’ is concerned – the prime central London enclaves of Knightsbridge, Belgravia and Mayfair – Patrick Alvarado, director of Nicolas Van Patrick, reports that Mayfair property has performed the strongest over the past few years. Paul Pavlides, sales director, Chestertons (Mayfair), has also noted a 7.2% increase in the number of new applicant registrations compared to the same period in 2018. “This is not currently being matched by increased transaction levels however and there are a couple of reasons why,” he explains. “Firstly, there is still a shortage of properties coming to the market as some vendors wait for values to recover, and secondly, buyers here are predominately from overseas and exchange rates play a key part in their transactional decisions. Brexit has made sterling more volatile and many foreign purchasers are waiting to see whether the pound depreciates further before committing. Having said that, prices have come down circa 15% since 2014 and some buyers are seeing it as an opportunity to grab a bargain.” David Johnson, co-founder and managing director of Inhous property consultancy, believes that Mayfair’s typical buyer portfolio is changing. “The area is no longer populated with international residents who live out of London for most of the year. It is the London commuter who is moving in and looking for a ‘central London pad’ to reside in from Monday to Friday.” A final observation comes from Fred Scarlett, sales and marketing director at Clivedale London, who says, "London is London and despite all the recent political upheaval regarding Brexit, increasing numbers of buyers are keen to purchase now for the right product. Motivation varies buyer to buyer but we are at a turning point in the market cycle. After a period of slower sales, a weak GBP and the best quality new build schemes coming to market, is creating a huge amount of interest which in turn has led to a significant uplift in sales numbers, further reducing inventory.” »

Clarges Mayfair This super prime landmark development now has just a few select three-bedroom, three bathroom apartments remaining. Designed by award-winning international architect, Squire & Partners, it complements the surrounding architecture of prized Piccadilly landmarks, including The Ritz Hotel and The Wolseley, through the use of traditional Portland stone with contemporary detailing. Artistic flair Dori Hitti, a multi-award winning Lebanese interior decorator, architect and designer, is renowned for creating high-end designs with unique twists all around the world

redited by many as being the pioneer of contemporary architectural designs, Dori Hitti first pursued his interest in the arts in Florence, Italy at the Accademia delle Belle Arti. It was here in 1991 that he later specialised in Arredamento Progettazione di Interni (interior design) at the city’s Palazzo Spinelli School. On his return to his native Lebanon, Dori built a reputation as a leading interior designer known for working with clients from concept through building to attain their dream spaces. DoriHitti Architects is his private architecture and design firm specialised in bringing opulence and perfection to all areas of interior and exterior design. His talent for designing and creating exceptionally beautiful and high-quality designs with a unique twist of individualism has won him many high-profile design projects in the Middle East, Europe and USA. These span the domains of residential apartments and villas, to yacht interiors, boutiques, spas, restaurants, hotels and many others. Having also gained recognition for collaborations with many international artists, Dori’s target audiences are people who appreciate art and have an eager urge to make their desire a reality. 26

Five-star achievement

Due to his vast and extensive assortment of projects, Dori’s influence and style are admired and recognised, making him one of this decade’s leading interior designers. He was selected as one of the Top 50 Middle East Talents by Architectural Digest magazine. His project HD South Villa also received the highest ranking five-star award in the 2019-2020 Best Architecture Single Residence Lebanon category of the highly prestigious Arabian Property Awards. The villa was also nominated to compete for the Best in Arabia category. Designed in collaboration with Dori’s colleague Nabil A Rjeily, HD South Villa is a private residence in South Lebanon, situated at 220 metres above sea level on a 12,000m² piece of land. The villa is built on only 30% of the total area leaving 70% of the surrounding greenery. Its concept was based on simple pure lines with maximum luminosity and skylights. Providing access to green landscaped areas in any location throughout the house, including the upper floor, was of high importance. The villa’s design has been inspired by the famous architect Miles Van Der Rohe’s projects, such as Farnsworth house and Barcelona Pavilion. Taking into consideration the modern design, the tiled roof was replaced by a ‘green’ roof with solar

panels, to blend even more with the surrounding nature. This project is the third one to win this prestigious Arabian Property Awards’ accolade. Two other projects won last year under various categories: The Patio House: 2018-2019 Best Interior Design Single Residence Lebanon and The North

Villa: 2018-2019 Best Interior Design Private Residence Lebanon. As to the future, Dori’s vision is to grace the halls of celebrity even further. What’s more, he hopes to be able to one day attain an international name for himself that can coincide with the most famous designers of the 21st century.

in the conditions of weightlessness, Space Stretch is also perfectly suited for the use on Earth. It enables you to carry out resistance training for eight muscle groups. This product is ideal for personal training, group training, as well as exercises performed at home or at a hotel. It takes up little space and weighs almost nothing, therefore it can easily be taken on a trip or outdoor training. Its bridge structure allows you to implement comfortable training with an individual selection of the load, while the use of an additional bar provides the possibility of diversifying the exercises.

Contrary to what might seem, the exercises with Balans Bag are not all about weight. Due to the constantly unstable fluid, the balance of our body is permanently disturbed. The deep muscle groups, involved in this training, are constantly working on maintaining the balance. Moreover, in addition to the training of balance and coordination, which is useful during rehabilitation and for various occupational groups, such as helicopter pilots, Balans Bag also allows you to carry out a safe form of inert training, as well as classic training with the selected load. £105 / €115 / $133

One indeed, Theodore Butler, was lucky enough to woo and marry the great man's stepdaughter Susanne Hoschede. So many came to paint haystacks and poppy fields that the American Terra Foundation built a museum in Giverny to

A new exhibition devoted to Ker-Xavier Roussel (1867–1944) includes 100 paintings that take you from his decorative Nabis period works to strange pastoral scenes of half-naked woman, children, nymphs and fauns in the lush and now lost landscapes which the impressionists so adored. Of course, you will be bound to visit the home and gardens of Monet which are on the doorstep. Until November 11th at the Museum of Impressionisms, Giverny, France

Two award-winning interior designers offer advice on creating the perfect home cinema environment

Blackout blinds were added to allow the living room to be transformed easily into a space perfect for movie nights

A focal point is one of the most important features of any design; it adds balance to the room and draws the eye into a space before allowing it to wander around and savour the rest of the space. In today’s day and age, the media unit tends to be one of the biggest and most important focal points, especially in a family living room. For this project, we wanted our client’s gadgets to be incorporated into a media unit that looked stylish and which also hid all unsightly wires. Another vital aspect of the design was making sure that the TV itself was positioned at the perfect height and ideal angle in order to ensure the best viewing experience for the family. Blackout blinds were added to allow the living room to be transformed easily into a space perfect for movie nights. To offset the TV screen and create an alternative focal point, we made sure it was surrounded by plenty of family photos, books and items that the clients have collected during their travels around the world. »

Personaling your viewing

Zoe Allen, design manager of Swiss Bureau Interior Design Designing a home cinema is all about tailoring the space to the people using it. It is as much about aesthetic as it is about function that is uniquely you. Creating a private home theatre presents the opportunity to personalise any movie experience distinctive to the user’s personality and includes an enthralling mix of video display options, lighting, and loudspeakers - all components that are essential to creating a truly authentic cinematic experience in the comfort of your own home.

Key things to consider even before drawing out the design concept are whom you will be designing the space for: is it for a family with young children who can’t seem to sit still for long periods of time? This might mean copious amounts of space will be needed for them to roll around and play. Will they be playing Wii Fit or is this an idea sprouted by a modern young couple’s dream of an entertainment centre, where they might request integrated wine coolers into the seating? Who will be using it? These are the type of questions we ask when designing a home cinema fit for our client’s wishes and lifestyle needs. For our recently completed chalet in Megéve, France, we wanted to create a warm and cosy environment throughout the space with sleek wooden interiors and warm colours. The space, which emulates a modern ski resort intended for multiple families or group of friends getting together for a snowy escapade includes a full movienight option located in the basement. The home cinema room provides a spacious sophisticated addition to the rest of the chalet with darker colours and vital blackout curtains. It is fully encased with wooden wall panels and decorative acoustic wall panels to further absorb the hidden surround sound systems incorporated into the design. To further portray a comfortable home-like setting, large spacious sofas and wall art were embraced to create a pleasantly inviting home cinema fit for everyone.

With today’s state-of-the-art designs, there’s no reason why your floating abode should be any less comfortable than your residence on dry land

Picture: Winch Design

uying a boat is very much like choosing a property, there are many things to take into consideration before making a final decision. Jim Dixon, Winch Design’s Director of Yachts and Aviation, advises that, first and foremost, it is most important to think of the function of the superyacht. “Due to today’s technological advancements, they can be anything you choose them to be,” he says. “We consider design from a 360-degree perspective.”

Established in 1986 by Andrew Winch and his wife Jane, Winch Design has grown to be an awardwinning multi-disciplinary design studio. Beginning its design journey with a 36-foot sailing boat, the company has now designed and delivered some of the world’s most iconic superyachts, private jets and residences. Today, the team comprises of over 100 designers, naval architects, 3D visualizers, merchandisers and support staff. Winch Design holds a number of awards and records having designed and delivered the largest yacht in the world by volume, the biggest private residence in London as well as the largest private jet to hit the skies.

“This summer we have three yachts delivering, each of entirely different character to one another and each one industry leading in its own right,” explains Mr Dixon. “The iconic 80m M/Y Excellence features a striking and angular American Eagle bow and her silhouette is more synonymous with that of a spaceship rather than the typical superyacht. The 111m M/Y Tis is an unequivocally elegant superyacht; her palatial interiors taking inspiration from iconic residences around the globe. Last

but not least, the 67m M/Y Aurora Borealis takes inspiration from nature and the surrounding skies.” He says that the superyachting landscape is unrecognisable from 10 years ago as the fleet is larger, more capable and more luxurious. Curved interior corridors and spaces are taking the place of long corridors with adjoining cabins. Typically, dark, high gloss wood has been used on the interior of yachts, however now you can expect to see a huge diversity of materials on board, including rare marbles, agates and aluminium. “Clients now expect their home at sea to be able to function in the same way as their home on land,” continues Mr Dixon, “they expect a synergy and flow between the two and are more

ambitious when dreaming up their design. Some of our clients are no longer content with simply mooring up in the most beautiful parts of the Mediterranean, but want their superyachts to be robust, explorer type yachts, with hulls capable of cruising through ice, a higher crew capacity to facilitate extended periods of time at sea, and the capability to house the most adventurous of exploration toys such as helicopters, tenders and submarines.” Finally, and most importantly, Mr Dixon highlights the recognition and investment being put into ecologically viable and sustainable methods of yacht production and propulsion. “Our designers are seeing a resurgence in the interest of luxury sailing yachts which produce no carbon emissions when under sail. The future of superyachting lies in hydrogen fuel cell technology and Winch Design has recently signed a deal with an internationally recognised and pioneering technology leader who develop and deploy energy-efficient products and systems. Pending the right project and client, Winch Design would be on its way to deliver the first hydrogen fuel-cell powered superyacht on the market.” »

Vacational voyages If the thought of a sailing holiday appeals but you’d rather not take the plunge and invest in your own boat, both experienced and novice sailors, or those with no previous experience at all, can hire boats via Click&Boat. The company’s co-founder, Edouard Gorioux, explains, “For those interested in taking to the seas during their holiday, Click&Boat has over 30,000 boats available to rent in over 50 countries worldwide. Although we welcome seasoned sailors ready to take the helm, no previous sailing experience

is needed as many of the boats can be rented with an onboard captain.” With unspoilt bays and charming villages, Spain and Italy have been revealed by the online boat hire platform as the most popular destinations for British travellers taking a sailing holiday this summer. Looking at the bookings of 3,300 UK boating enthusiasts, 25% planned to travel to Italy and the same percentage to Spain for a boating trip, with the picturesque island of Ibiza claiming the top spot as the most popular destination overall.

According to Click&Boat, the average length of a sailing trip for UK holidaymakers is four days, with those travelling to Croatia and Greece usually hiring a boat for longer than those who visit Spain. The most popular type of boats for UK holidaymakers this summer were motorboats and sailboats, but the website has also witnessed an increase in the demand for catamarans, especially by those who are planning to spend an extended period of time at sea. As for the US, the most popular destinations for sailing are Miami, Fort Lauderdale, Marina del Rey, Seattle, Newport Beach, Annapolis and Chicago. Although the percentage of bookings in the US is relatively small as Click&Boat has more boats located in Europe, the number of US boats is rapidly increasing.

Celtic connections We explore a number of nations that are renowned for their Celtic history and culture

here are six Celtic nations – Wales, Scotland, Ireland, Brittany, Cornwall and the Isle of Man - all with their own languages. Each one is rightly proud of its heritage and offers stunning locations and fabulous properties. Here, we look into the appeal of four of those listed and highlight some of their homes currently on the market.

Why Scotland?

“Scotland as a whole is highly sought after as the countryside varies dramatically and all purchasers have their own preferences from the remote Highlands to the rolling Perthshire countryside and down to the Borders,” says Emma Chalmers of Galbraith. “The west coast is always of great interest with its beaches and dramatic scenery. “The appeal of the Scottish estate endures and on average there are about 12-15 estates changing hands per year. The weak pound can be attributed by some as the reason for the increased appeal of the Scottish estate by foreign buyers but equally the undisturbed remoteness held by most are a big attraction, not only from the foreign purchaser but also those from the UK. “More and more estates are sold privately as owners do not wish the sale to be accompanied by intrusive media coverage, speculation or general comment. The most soughtafter estates are those with a sporting element such as a stretch of fishing, a low ground shoot and some hill ground, with a principal house or lodge in a good state of repair. “The country house with perhaps five to 25 acres, also continues to appeal. Those commutable to the cities are in great demand as the country life with perhaps horses, gardens, beekeeping or indeed some livestock has grown in popularity. Perthshire is in high demand as it is generally highly convenient for Edinburgh, Glasgow and Dundee with its rolling countryside and good proximity to small towns; Auchterarder is very popular and has the five-star Gleneagles Hotel with Michelin-starred restaurant and three championship golf courses on its doorstep. “Other towns with the draw of golf are St Andrews and Troon, both very desirable with their famous golf courses and costal locations. In Inverness-shire the Black Isle is in demand and properties with access to a loch or river will command a premium. Buyers also choose Scotland for its traditions and history being one of the draws of Ayrshire where there are several places with a connection to Robert Burns, Scotland’s national bard, who was born in Alloway. “Currently the market is very buoyant, with fierce competition for realistically priced property in scenic rural locations. Country properties with five to 10 acres of land offer an enviable rural lifestyle at a price which is far more affordable than for example, parts of the south of England, with a pace of life difficult to beat.”

The Garabal Estate, Loch Lomond & The Trossachs Garabal includes 4,367 acres and offers an opportunity to develop and capitalise on the inherent potential of the estate as well as enjoying the benefits of a maturing productive forest. It has a mixture of mainly afforested lower slopes running the length of its southern and eastern boundaries and open hill deer forest which dominates the northern two thirds of the estate. There are also two elevated lochs, Lochan Srath Dubh-uisge and Lochan Beinn Damhain, which offer wild trout and char fishing opportunities. Garabal also has sporting potential and permission to build a new house overlooking Loch Lomond which is within a National Park and steeped in the history of Scottish clans. £2.85m / €3.13m / $3.51m Bidwells

Why Ireland?

“This year, the average value of Irish established homes rose by 0.3% during the second quarter of 2019, bringing growth in the year to date to 0.6%. This compares to growth of 3.2% recorded in the same period in 2018,” says Rosanne De Vere Hunt, agent at Sherry Fitzgerald affiliate of Christie’s International Real Estate. “We predict the market to increase by around 3% or 4% a year. “Many of the trends evident in 2018, have carried over into the opening quarter of the new year. Transaction activity continues to develop nationally. While new home sales remain the primary stimulant of this growth, there was a slight bounce in the number of second hand units sold in the final quarter of 2018. “Kinsale in County Cork has seen one of the highest house price increase outside of Dublin and in 2016 alone prices increased 40%. In the regional centres outside of Dublin, Limerick recorded the highest increase of 2.2% during the year to date, while prices in both Cork and Galway increased by 0.8%. and 0.7% respectively.”

Caisleanui, Castlefreke, Rosscarbery, West Cork

Set on eight acres with panoramic ocean views, Caisleanui translates from Gaelic as ‘Little Castle’, taking its name from one of the many headlands adjacent to this property. The original house was built approximately 30 years ago but an extension added in 2008 has more than doubled its size. Although integrated, the old and the new are two very distinct entities with their own separate entrances. The original house is accessed via a welcoming entrance hall where stairs then lead up to the two large bedrooms and family bathroom. There are also stairs leading to a lofted attic room. The design of the extension is distinct from the original house through the impressive use of American cherry wood timber floors. It has three large double bedrooms which all open on to the sun terrace and lawn. Outside, a seating area is positioned just above the secluded beach where the everchanging marine activity from minke whales, basking sharks and dolphins to fishermen dropping their lobster pots can be viewed. £892,700 / €995,000 / $1.11m Charles McCarthy

sweep of the Kinsale coastline and the Sovereign Islands beyond, the focal point of the house is the flowing reception rooms. There are four double bedrooms, including a generous master suite, with a signature en suite. There is a small harbour at Sandycove, where residents are exclusively allowed a private mooring in the estuary. Today's tight planning conditions make it unlikely that such a house will ever be created again, making Avalon an exceptionally rare opportunity to live an enviable life-style. Found off a quiet roadway, electric gates lead to a drive that brings you down through a grass amphitheatre. To the front of the house are flat grass areas for family games of football or a helipad subject to planning, and a large parking area, with a very generous double garage, workspace and extensive outbuilding. There is a fire pit and a hot tub.

Home to the illustrious Coote Family for 100 years, Ballyfin which opened as a hotel in 2011, has long been admired as one of the most distinguished late Georgian houses in Ireland

ocated at the foot of the Slieve Bloom Mountains, a 90-minute drive from Dublin airport, Ballyfin has just 20 individually designed bedrooms and its newly renovated Gardener’s Cottage. This latest addition to the hotel’s accommodation provides a private residence environment with the comforts of an international hotel. The Gardener’s Cottage is located adjacent to the main house with accommodation spread over two floors with glorious views out across Ballyfin’s 614 acres of private parkland, walled gardens, ancient wood and 28-acre lake. The theme and aesthetic is similar to that of the main house but with a slightly more relaxed feeling, reflecting its scale and location. Furnishings are grand yet contemporary blending seamlessly with the soft furnishings and carpets. On the ground floor, guests can relax in a refined and comfortable sitting room featuring cosy open fireplaces at either end of the room and with large double doors which can be opened directly on to the outside lawn in the warmer months. Upstairs, there is one guest bedroom, which can be set up either as a double or twin, plus two bathrooms.

The Gardener’s Cottage will appeal to couples who are looking to enjoy all the amenities and luxuries afforded by a stay at Ballyfin yet who also wish to have a little more privacy. Although the cottage is just a short stroll from the main house, guests staying here will also have access to their own golf buggy to drive themselves around the estate at leisure or they can be driven by one of Ballyfin’s butlers.

Wales is a real option for the part-time London commuter who can work some of the week from home

Why Wales?

“Wales attracts property buyers who are looking over a wide price range as it offers an excellent lifestyle balance,” says Matthew Jones of Watts & Morgan. “Close by there is nature in abundance: beaches, waterfalls, mountains, woodland, historical sites and more. You can collect the children from school and head straight to the beach or walk in rural valleys. Wales provides a healthy work/life balance. Prices are lower than London and the Home Counties, and with the everimproving transport links Wales is a real option for the part-time London commuter who can work some of the week from home. Trains from Cardiff can now reach London in about two hours. “The Vale of Glamorgan alone offers rolling green pasture land, coastline with beaches of outstanding natural beauty, and the vibrant city of Cardiff close by. Wales is also an extremely popular second/holiday home choice for many, including those living in Birmingham and other Midlands’ cities. “It was a difficult market last year due to the introduction of Land Transaction Tax in Wales in April 2018. This replaced Stamp Duty and was intended to be more equitable (but is generally more onerous for buyers purchasing properties over £400,000). Multiple Dwellings Relief – available on appropriate properties – on the other hand can mean a significant saving. There’s a much better market this year, with activity increasing, both in terms of properties coming to market and people looking for larger properties to buy.”

A third but growing sector is for those who can work from anywhere in these high-tech days and be able to switch off at the end of the day into a relative relaxed environment. “Potential buyers are local but others are from away from the county looking for a better quality of life. We are located in a prime area for those wishing to relocate not only from elsewhere in England but from Europe and also for those seeking a safer environment in these sad days of increased levels of terrorism. Demand is also fuelled by the sense of escape to Cornwall with its hundreds of miles of Atlantic and Channel coasts and some benefitting from a sub-tropical climate and the sheer beauty of contrasting scenery and sought after coastal as well as inland village haunts. Other very important factors are the sheer ease of access from many parts of the country by air into Newquay Cornwall airport, close to the heart of the county with its ever-expanding range of internal and international links and daily services now into Heathrow. This makes Cornwall an attractive commuter proposition for many. “Here in the south west, growth, whilst modest in the last 12 months nevertheless has increased by 1.3%, far higher than the South East of 0.3%. and this has also applied to Cornwall. Recent Cornish instruction levels are healthy and prices are holding well. Despite Brexit still not being settled, we are finding buyers and sellers saying enough is enough and have decided to move on positively resulting in good premium and country market sales in Cornwall this spring and early summer.”

St Edmunds House

Owned by the famous chef Rick Stein, this beautifully restored Georgian townhouse in Padstow offers the finest in hospitality and seafood cuisine

et in a private garden with fabulous views across the Camel Estuary, this delightful hotel with just six superb rooms designed by Jill Stein provides a true taste of coastal charm. The highly luxurious accommodation features beautiful bathrooms with powerful showers and, in some cases free standing baths. Four poster beds, oak flooring, double French doors and American shutters all combine to complement these light-filled, stylish rooms. Breakfast is served in Rick Stein’s flagship seafood restaurant, just a short walk down the hill, with a choice of speciality dishes such as smoked haddock kedgeree, grilled kippers or the classic English breakfast. Alternatively, if preferred, a continental breakfast can be served in the privacy of your room. Talking of the locality of St Edmunds House, Mr Stein comments, “I love Padstow for its strong sense of identity. There are Cornish coastal towns that seem to exist almost solely for the summer season, and all

but die at the end of October, but Padstow is very different. There’s a year-round community here, which makes the town feel very much alive, even in the depths of winter. A big part of this is that Padstow is not a seaside town, but a working fishing port – it’s a beautiful place to come for a holiday, but it has a purpose that is distinct from tourism, giving the town a defined character rooted in the traditions of the fishing industry.”

he benefit of a wide range of property styles in an equally broad choice of stunning locations proves a massive attraction for buyers looking for a place in France. In fact, as Jane Berry, head of Prestige Property, Leggett Immobilier, reports, “The high-end property market in France has hit new heights as demand soars and a record 970,000 property sales were recorded last year – an increase of 71% since the depth of the Crise Financiere.” Strong demand from domestic (French) buyers has increased prices in Paris by around 5% in the last year. “However, over the last 12 months,” continues Ms Berry, “international buyers have jumped from being 9% of the prime market in Paris, to 14%, as investors appreciate the value of property here, compared to other global capitals such as London, New York, Singapore and Hong Kong (where the price per m² is double that of Paris). “For our Prestige buyers looking for a country property, there is always a wonderful choice to be had throughout France, and Leggett currently have listed over 170 beautiful chateaux and country homes, at under €2 million. The most important factor by a long way, is as always, ‘location, location, location’, but even that is no longer enough it seems, as buyers are now also demanding high-speed internet access, not only for international communications but also for taking advantage of the multiple energy saving and hi-tech home management/security devices on the market today. So clearly, technology will play an increasing role in what buyers are looking for in the years to come.”’ Despite Brexit, Tim Swannie, director of buying agency Home Hunts, tells us that his company still helps more Brits to buy in France than any other nationality (currently, around 35%). “As a whole, the French property market hasn’t really been affected,” he explains, “and we have had more clients from mainland Europe over this past year or two, particularly from Germany, Switzerland, Scandinavian countries and Benelux.” Prime property markets in France are on the up, with prices slowly rising in the South and the Southwestern regions, and very rapidly in Paris. “Interest rates in France are low and competitive at the moment,” says Mr Swannie, “so many British buyers look to take a mortgage rather than spend all of their sterling. That way they will be able to pay off their mortgages if the exchange rate strengthens in the future.” He advises that Cannes is the number one place to buy apartments to rent out on the French Riviera because of its events held all year around. “Nice is also »

great for buyers looking for a good long-term investment, especially as improvements to public transportation mean that you can now literally land at the airport and walk out straight on to a tram and be downtown in 10 minutes or so. The back country of the Riviera is popular with families who want a more laid-back way of life whilst having access to the sea (and also the mountains in winter), and we have seen a real increase in budget for buyers in the Mougins, Valbonne and St. Paul de Vence areas. “Paris has been booming for the past few years and it is really benefitting from Brexit currently. This is particularly true with buyers from outside the EU, such as the Middle East, China and USA, who are now choosing Paris instead of London as the best city to have their European base. The 6th and 7th arrondissements are still extremely popular but we have found the largest amount of interest has been in the 8th and 16th districts, because these two areas are well known to the wealthy and offer high financial security for investors. Prices keep increasing for Haussmannian-type building apartments in particular, and there is a rising trend in buyers looking for spacious apartments to renovate to add value to their property and take advantage of the rising house prices.” Mr Swannie is also noting an increase in demand for more rural locations in France. “This is where you can get more for your money, especially in the south-western part of the country,” he explains. “It particularly appeals to retired couples as well as families who look to relocate and create an income from holiday rentals. Areas like Nouvelle Aquitaine and Occitanie offer varied property styles and lifestyle choices, from tiny hilltop villages, to international cities such as Bordeaux or Toulouse and stunning rolling countryside. Prices have remained quite stable for the past two to three years, but some locations are seeing a rise and we expect sales to increase in this part of France in the second half of 2019.”

Château De Montcaud This stunning hotel in Provence is celebrating its rich history by encouraging guests to explore France’s fascinating silk story from the 19th century to present day

uilt in 1848 by silk trader Alexandre Eugène Collain, Château De Montcaud has strong ties to France’s historic, thriving silk industry. More than half of the production of silk cocoons came from nearby Cevennes National Park and Collain set up his production site on the estate. However, a virulent epidemic progressively wrecked silkworm breeding, and while the founding family kept up appearances by entertaining in the château and remaining benefactors of the region, wealth slowly diminished alongside the disappearance of silk production in the area. Now the château is collaborating with pioneering silk company, Sericyne, to offer guests a fascinating journey along the Silk Road in France’s rural Cèze Valley. This exciting partnership will include the inauguration of an exclusive silk masterpiece made using an innovative, new, patented technique in the château’s fine-dining venue, Restaurant De Montcaud. Guests will also have the chance to discover how the silk trade is woven into every aspect of the region, from mulberry plantations to museums. Each of the 29 bedrooms and suites offers fabulous views of the surrounding park as well as a large framed panel of silk on the wall behind the bed, as unique pieces of art. The spacious bathrooms come complete with rain showers, large mirrors and, in some cases, chandeliers, to ensure guests enjoy ultimate comfort and relaxation.

Pretty inPINK

The 21-square mile island of Bermuda is renowned for its pink sand beaches, crystal caves and wealth of natural beauty. If all this sounds appealing, the non-Bermudian freehold property market is small but well worth pursuing

Bermuda.indd 1

merican writer Mark Twain was famously quoted as saying, ‘You go to Heaven if you want to, I’d rather stay right here in Bermuda’. There’s no doubt that the island has much to tempt those who favour a relaxed lifestyle surrounded by a fabulous coastline. Karin Sinclair, agent at Sinclair Realty, affiliate of Christie’s International Real Estate comments, “As a British Overseas Territory uniquely located just two-hours from New York City and six-plus hours from London, Bermuda’s gracious way of life, sophisticated business infrastructure, quality schools, and semi-tropical climate make it the quality choice for today’s international purchaser who values being near (but not necessarily ‘in’) the United States.” Ms Sinclair goes on to explain that few people (including many real estate agents) understand just how small the Non-Bermudian house market really is - and has always been. “Based on our 25-year data analysis,” she says, “with rare exception, between six and nine freehold single-family houses typically sell in the Non-Bermudian category in any given year. Of those six to nine houses, one or two will have purchase prices in excess of $10 million; between one and three will be in the range of $6 million - $9 million, and the rest will be under $5 million. “Last year performed at the upper end of average with eight completed sales (a further three Non-Bermudian category houses had pending contracts but did not make it through the immigration approval process in time to be counted in 2018). Some people mistakenly believe the luxury market is ‘down’ because eight is a small number. But, in fact, that’s very average in a pattern that has remained steady for over two decades. There are no great peaks and valleys in the NonBermudian freehold house market, just slow, steady growth.”

Ms Sinclair points out that, if you consider luxury homes as a global asset class, Bermuda’s luxury properties offer exceptional value for money when compared to other jurisdictions where the wealthy choose to live. “As an example,” she explains, “let’s look at the very top of the market. In Bermuda, a $35-million guide price buys Chelston, an ultraprime 14-acre beachfront estate with a 10,000 square foot; main house, four cottages, a swimming pool complex, and beautiful park-like grounds leading to a spectacular pink sand beach – all within minutes of the City of Hamilton. In the Hamptons, you’ll get only four acres of beachfront for the same price; in Cayman, a supersized home on a smallish waterfront lot. And in London – even with its downturn – you’ll be fortunate to acquire a five-bedroom lateral apartment at £35 million…albeit in Kensington Palace Gardens.” »

Bellevue Estate at Grape Bay Beach, Paget Pash Comprising over five acres within minutes of the City of Hamilton, along with ownership of the road and access leading to coveted Grape Bay Beach, this magnificent Grade I historic estate was originally constructed sometime after 1871. nce again, our annual quest is underway to find the most innovative, imaginative and effective interior designs, developments,

architectural projects and single properties. We also seek each region’s most accomplished real estate agents and property consultants to determine those with the most impressive portfolios, strategic marketing and outstanding customer service.

Dubai, Africa and Arabia now have the opportunity to demonstrate their expertise and professionalism across all categories. Following our judging panel’s deliberations, here are just a few companies that have been awarded multiple international nominations: Pam Golding Properties in South Africa has won three of these coveted accolades in the categories of Real Estate Agency over 20 Offices, Marketing and Website. Uptown, a residential development in Saudi Arabia by Alkhoyool Alarabia, has won three awards, two of which are international nominations for Multiple Residence Architecture and Development Marketing. The First Group has then demonstrated its diverse ability admirably by winning four for its mixed-use project Ciel Tower in Dubai. These range from Commercial High-rise Development and Residential High-rise Architecture to Hotel Architecture and New Hotel Construction and Design. These and many other highest scoring entrants will now compete against other equally successful companies from Europe, the UK, Asia Pacific, Canada, the USA, Central and South America and the Caribbean to determine the World’s Best in each category. This year’s grand final will be held on December 2nd at London’s Savoy Hotel where the ultimate winners will be revealed. Visit for further information. Many congratulations to all those listed in this publication.

Jumeirah Royal Saray Bahrain

  , WA International is a Dubai-based interior design studio which is renowned for creating exquisite interiors for the hospitality market. The company has established an enviable clientele with longstanding relationships reflecting its superlative performance and commitment to unique interiors. The two award-winning projects featured here are prime examples of WA International’s attention to detail and expertise. Jumeirah Royal Saray Bahrain is a highly luxurious five-star hotel offering 174 guestrooms, four Royal Residences, a spa, gym and restaurants. The exterior of the building was inspired by the Andalusian Moorish style of architecture, while its interiors embrace a contemporary Arabic design. They have

been designed to reflect both the abundant pearl diving waters of the Gulf as well as the stunning patterns seen in the vernacular architecture and its detailing. WA International’s greatest influence for this project was from Sheikh Isa Bin Ali Al Khalifa’s beautiful heritage home with its intricate Bahrani patterns. These wonderful layers of complex designs have been etched in rows in marble, wood, plaster and on glass. The overall colour scheme of the hotel features luminous marble and pearlescent specialist paint finishes. Almost white chenille fabrics have also been selected to further reference Bahrain’s lustrous pearling industry. Royal blue and purple accent cushions are then added to provide a pop of colour throughout the interiors to great effect.

The new Hyatt Regency Addis Ababa is located off Meskel Square which is the centre of the city, connecting artery roads to the heart of the capital. Within walking distance of the United Nations Conference Centre, the Hyatt Regency offers something not seen before in Addis Ababa: luxury with a design rooted in history, nature and the people of Ethiopia. The property offers 188 keys including Regency Suites and Royal Suites, an all-day dining and speciality restaurant, wellness centre and state-of-the-art fitness centre, an outdoor heated swimming pool and exquisite landscaped areas. The client’s brief was to create a five-star hotel with modern amenities, contemporary in design with a sense of location and Ethiopian pride. Catering primarily for the delegates of the African

Union and other diplomatic summits, the hotel had to provide a unique experience. When translated, Addis Ababa means new flower and so WA International created a multifaceted concept with inspiration from nature. The lily, which is the national flower of Ethiopia, contrasting landscapes of the country’s vast highlands, valleys, rivers and the source of the Blue Nile have all helped to shape the design concept. Bird colours and characteristic feather markings also transcend conceptually into the interiors in a subtle and sophisticated approach. Last but not least, woven into the concept are beaded Ethiopian jewellery, indigenous body painting adornment and traditional Tibeb fabrics. The ensuing interiors have not only met all the necessary requirements but also created a truly exceptional guest experience.

   UAE since 2005, Kart Group has become renowned for providing the highest quality modern design and services. The company collaborates closely with its clients to realise their aesthetic ideas and practical needs while adhering to their established budgets. Kart Group firmly believes that interior design is much more than being ‘just about space’. Interior design is about finding creative design solutions for interior environments while supporting the health, safety and wellbeing of occupants and enhancing their quality of life. While elegance and uniqueness is the company’s first objective, its utmost pride comes from the fact that every environment Kart Group reflects the personality of the owner, making no two projects the same. The firm’s award-winning interior design for the General Secretariat of the Cabinet

in Dubai was created to form a distinctive working environment. Featuring the local heritage of the past and the multi-cultural diversity offered in the present, the translation of these notions through design convey an idea of movement and dynamic activities. Feng Shui interior design principles have also been carefully included to provide a vital work space and a positive energy perspective throughout the building. Bespoke artworks were specifically designed to customise the décor, celebrating Dubai patriarchy figures and the vitality of emblematic symbols. For example, the profile of Sheikh Zayed bin Sultan Al Nahyan is incorporated via the implementation of a creative installation of gradient colours superposed on different layers. This image has been designed to be visible from one angle while displaying an abstract artwork from another.

Many of the components of the offices’ interior design portray an industrial style but used in an elegant way. These include open spaces, weathered wood, metal grids, concrete building systems, exposed industrial lighting and ceiling fixtures. Diverse exotic plants, strawberry shoots, colourful fixtures and patterns on modular plant pots reinforce the energy flow and encourage playfulness, productivity and enthusiasm amongst staff members. One of the many highlights of the offices’ interior design is a central preserved tree with a clear mirror symmetrically installed above on the ceiling and below on the floor. This creates an infinite reflection, grounding the roots of the boundless development and growth of the United Arab Emirates. The Gallery Lounge is a creative, hand-made installation of marine ropes forming a semi-enclosed structure with seating inside. The twisted net of natural jute

represents the Dyyeen, a woven bag that pearl divers used to hang around their necks to save their treasures. The overall interior design of the General Secretariat of the Cabinet revisits the standard codes of a conventional and corporate environment. The executive wing was designed with luxurious marbles, wood and clean lines and provides comfortable Majlis lounges within the convenience of the work space. On the other side of the building, the general staff areas are designed in contrast featuring a more contemporary, industrial and playful design. Multicolour accents and zones stimulate a friendly and creative atmosphere including a tropical lounge surrounded by exotic plants. By introducing nature into the built environment through biophilic design, an investment has been made into the employees’ health, wellbeing and performance.

The practice has developed over the years into a leading emerging market professional architectural firm, providing innovative and practical solutions for the built environment across Africa, India and the Middle-East. Inclusive of architectural, master planning, interior design, store-planning and green building services, BAI’s expertise covers multiple sectors, including retail, office, residential, hospitality, mixed-use, education, healthcare and infrastructural projects. Grandview Addis is an award-winning, landmark mixed-use development located in Bole sub-district, a prime area in Addis Ababa City. Here the most iconic, historical and prestigious establishments including foreign

The project is being implemented by MDM Developers, a subsidiary of CP Power E.A which is a leading market player in real estate, construction and project management in the Eastern Africa region. With architecture and interiors by BAI, it has been designed to be a landmark differentiator in the market. Comprising of 700m² of retail, 5,000m² of office space, it also includes three residential towers which are separate, yet intrinsically linked. These towers range from 13 to 16 storeys high and contain a total of 182 luxury apartments – 24 studios, 47 one-bedroom, 50 two-bedroom, 56 three-bedroom and five penthouse apartments. The basis of the development’s design was influenced primarily by context, orientation, topography, certain pre-determined site parameters and a sensitivity to how it

responded to the surrounding urban fabric. Consequently, the office building has been located along the highest point, addressing the road side in a sculptural form whilst also creating an active edge and entrance to the site. Slightly north of this is the piazza which is framed by a split-level retail offering. The overall design has been multi-layered with an emphasis on the horizontal progress of functionality. Thus, the architectural language of the office building is one of an iconic form, introducing a slightly ‘wavy’ and curvilinear form to articulate and provide a contrast between itself and the adjacent geometric residential buildings. Externally, the buildings are modern and simplistic with clean lines. They feature a combination of concrete finishes, timber composite, plaster and glazed curtain walls. Natural lighting has been encouraged via large apertures, whilst aluminium louvres will be

used on the southern façade of the building to enhance its aesthetics and reduce glare and sunlight penetration. Spaces between the buildings are landscaped to form an attractive pedestrian interface including the piazza, terraces between the three buildings and the floodplain zone between the site’s boundary and the water’s edge. A communal pool and clubhouse are conveniently located between the two and three-bedroom buildings. Grandview Addis is capitalising on an urgent and growing demand for high-end, secure, luxury housing and offices in a city that hosts over 130 diplomatic missions, multinationals and a fast-growing number of young professional and upper-middle class residents. Comprising an intricate mix of living, shopping, working, leisure and visiting, the project’s palatial design embraces light and shadow, rising over the city to create a silk lining of architectural marvel.

Plot 116, 3rd Avenue, Gwarimpa, Abuja, Nigeria

  N, Spring Interiors is a one-stop interior design company dedicated to providing its clients with creative concepts and high-quality design. The first of the company’s two latest awardwinning designs is Project S, a world-class retail store. The client’s brief required space for each item to be showcased beautifully in a calming colour palette. Spring Interiors used a variety of different dividers to complement the goods featured alongside. These elements helped to avoid monotony and included some divisions made of marble to give a rich ambience to the store. The ceilings were given an intricate design to provide an additional point of attraction while 3-D wallpaper offers fabulous textures. Careful attention was also paid to designing effective lighting

throughout the store, enhanced by natural daylight through large windows. Project A involved the complete interior design makeover of a residential property in just five weeks. The client wanted to make optimum use of the available space and also placed great importance on the textural appearance of the walls and ceilings. Therefore, Spring Interiors applied carefully selected wallpapers, screeds and textural paints to each designated area. Contrasting textures have also been added to certain sections of walls to give a dominant feature. The master bedroom includes mood lighting on the ceiling, reflective floor tiles and the use of gold enhancements to exude a touch of royalty to the room. Quality furniture, furnishings and fittings were also chosen throughout to suit the class of home being designed.

 M C has won two awards for Waterfall, the largest mixeduse development in Africa as well as the largest property development in South African history. It will ultimately combine over 28,000 residential units with approximately 2.5 million square metres of GLA for commercial, retail and office space. Located on a 2,200-hectare tract of land in Gauteng, Waterfall is extraordinary in the sense that it is a ‘greenfield’ development, unaffected by the constraints of older developments and existing infrastructure. This has allowed developers and planners to create a new city from a blank slate, utilising the latest

urban design principles for infrastructure, services, open public spaces and the buildings themselves, all within the development’s secure perimeter. With both a hospital and a cemetery on site, Waterfall is literally a ‘cradle-to-grave’ development, where a community of diverse individuals can live, work and play in an environmentally conscious and technologically advanced haven. The development’s aim from its outset 26 years ago was to raise the benchmark for urban design on both a local and international level and to remain on the forefront of innovation. Having been named the World’s Best MixedUse Development for the last two years, it seems as if Waterfall is achieving this goal.

  K C’ bustling business district, Al Hamra Real Estate Company provides premium shopping, culinary, entertainment and office space experiences of the 21st century through a forward-thinking mindset, cutting edge technology and personalized services. Its iconic Business Tower, at 413 metres high, remains the tallest tower and a modern landmark of timeless elegance in Kuwait. Designed by Skidmore, Owings & Merrill LLP, the Tower is a recipient of 10 international awards, including an impressive trio of world records for the tallest carved concrete tower, first asymmetrical skyscraper; and tallest stone cladded tower. The design inspiration for its stunning asymmetrical form came from a desire to maximise the views of the Arabian Gulf, while minimising solar heat gain.

Calling to mind the traditional robes worn by Kuwaitis, the tower is an iconic symbol of contemporary Kuwait, heralding a new era of development and prosperity in the country. Like an enshrouded figure with its delicate glass veil, the apex of the tower with its carved flared walls depicts a continuation of the sculptural form infinitely upward. The results reveal a rich, monolithic stone at the south wall framed by the graceful, twisting ribbons of torque walls, which define the iconic form of the tower. Al Hamra Business Tower has created a modern office space environment specifically designed to meet the highest international standards, revolutionising the way work is executed in the new age and forming ‘the’ business hub par excellence in Kuwait.

  , Jacket Interiors derives its name from a fusion of the first names of the founders, Jacci Samios and Ockert Dixon. The company has been successful in winning awards for the two following projects. Worker’s Cottage Cape Town is a newly renovated 100 year-old property with a large, seamless extension. The new owner wanted to make some small tweaks to elevate the final look and create a relaxed home that still retained a sense of style. Overall, the chosen interior design features grey shades offset by touches of black, white and teal. By using the same colours throughout the house, Jacket Interiors has provided a perfect backdrop for the client’s art collection. By updating

the flooring and lighting and creating a new dressing room area, the property’s value has significantly increased. Jacket Interiors was also commissioned to redesign the interiors of an iconic hotel in Johannesburg when it changed ownership to become the Four Seasons Hotel – Westcliff. The brief was to give it a sense of place and tell a story of the city and of South Africa. Every area including all bedrooms and suites, the entrance lobby, new spa, ballroom building and new deli coffee shop were refurbished. Three elegantly contemporary room types were created exuding an essence of Africa. The restoration of existing pieces of furniture also gives a feeling of a home that is lived in resulting in colonial meets contemporary appearance.

Each of the hotel’s 286 guestrooms and suites have been designed to offer picturesque views of the azure lagoons, mountains and surrounding marina. Guests can take advantage of a myriad of retail, dining and entertainment venues and Jordan’s first 18hole golf course designed by Greg Norman. B10 Beach Club – Ayla Oasis consists of a design concept inspired by the territorial morphology of Aqaba’s surroundings. The project was designed to be sympathetic and well-integrated, taking in the silhouettes and colours of the mountains as its main

characteristics. Its main attraction is a spiral tower which recalls ancient architectures and allows natural light to reach the interiors, providing natural air ventilation and good sound insulation. The other buildings, furnishings and surroundings have then become part of a unified, interrelated composition. Beach Apartments – Ayla Oasis is part of the mixed-use community’s objective to create offerings for various segments of the market. These beachfront properties have been developed cost effectively, while still paying homage to the architectural integrity of Ayla and the brand’s quality. Masingita Properties

41 West Street, Houghton Estate, Johannesburg 2198, South Africa

 P  part of the Masingita Group of Companies, a leader in largescale retail property development in South Africa. The company has won awards for two of its latest projects. Masingita Towers is a contemporary, urban styled, signature apartment project with its top lofts and penthouses on the 15th floor prominently placed on the magnificent horizon of the Sandton highveld skyline. Consisting of 174 units with a full range of amenities and services, the building’s sculpted form was designed from the inside out. The generous outward facing bedrooms and living rooms were then further refined through a sculptural exterior skin layered in sun screens, expansive glass, stone cladding and aluminium framed window walls.

The Masingita Mall project required a 30,000m² extension to the existing centre, totalling the GLA at 42,000m². On completion, it will be the largest shopping centre in the Mopani District. Its architectural design is rooted in nature and the landscape. Inspiration was drawn from the trees and the shaded canopies they create. This is evident through the mall’s sweeping roof emulating the tree tops with structural columns representing tree trunks. The theme is carried through the interiors of the mall where diffused natural light, as if through a tree canopy, enhances the shopping experience. Visually linking the interior and exterior spaces, an al-fresco dining area covered by a curved roof stretches out towards the edge of a natural riverine. This further engages nature and softens the boundaries between the mall and its surroundings.

 D  I was commissioned to design the award-winning Zimbabwe House 720 – Colours of Life. The residence is located in an affluent neighbourhood of Maputo in Mozambique. Originally built in a colonial style, the house is a three-storey building surrounded by a large garden. Owned by a couple with two young children, their brief was to treat each room’s design uniquely giving the house a sense of cohesion. The clients’ specific requirement was for privacy hence each room is segregated to allow different activities to take place without disturbing each other. On entry, the visitor is ensconced in a relaxed tropical jungle style foyer where a neutral colour palette is

complemented with lush tropical plants. Each room has been tastefully decorated throughout using modern furnishings and neutral flooring, which draws the eye to the striking wall coverings and object’s d’art, which the family were keen to display. Created to be a ‘home away from home’, Al Rayyan Village is a carefully master planned environment. The company has impressively won four awards, two each for the following projects. ‘The Address’ features outstanding design, spectacular views and flexible floor-plates, making it the most desirable office space in Westlands, Nairobi for decades to come. Every aspect from functional and aesthetic building design to advanced sustainability features has been created to make each working day more inspired and productive.  – D  B is a Ghanaian firm with a dedicated team of more than 20 professionals whose broad expertise ranges from architecture to engineering. Its awardwinning project, The Moro Residence, is a contemporary dwelling of 280m² on a 585m² site in Ashaley Botwe, a suburb of Ghana’s capital city, Accra. The two-storey property’s design is based on the principles of minimalism, sustainability and tropical architecture. Featuring a well-lit interior, large windows and a gorgeous exterior design with green roofs, large overhangs, recessed walls and openings on opposite walls, the house provides optimal thermal comfort to its inhabitants. Sustainability elements include

solar panels on the roof as well as a shingled roofing system with a gentle five-degree slope and gutters placed at the eaves to optimise rainwater harvesting. The Moro Residence’s floor plan is rectangular, with a smaller square located at the extreme end of the front wall to accommodate a security guard. Like its interior, the house has a white-coloured exterior that pops against its natural green surroundings. Façades are arrayed in panels of 8mm tempered glass and black coated steel meshes to add to the décor and add a dash of colour to the otherwise neutral building. Plants trailing off the roof also help to blur the straight form of the structure, while also cooling the building and drawing fresh air into the spaces.

 E A, an awardwinning interior designer based in Beirut, Lebanon, was commissioned to transform RN Residence, an apartment belonging to a couple with two young daughters. Her motto is: Our mission is to positively influence the lives of our customers by shaping their spaces with timeless designs and gracing their homes with the style, sophistication, elegance and warmth that capture the essence of their personalities. The brief was to create a timelessly stylish, luxurious and functional living area which would fully utilise the available space for both the family and entertaining on a large scale. Although the couple have very different style preferences, some commonalities emerged that helped the design process.

Drawing inspiration from their personalities and lifestyle, a concept of ‘where two opposites meet’ evolved. This emphasises contrast, intersection, interlocking connection, pairing and symmetry across all furniture, textiles and materials. Being a believer that an interior is the natural projection of the soul, the resultant design naturally features a graceful combination of interconnected spaces that progress seamlessly from the television area to the main entertaining area and finally to the dining area. Neutral tones have been used to allow the finer details of the furniture and metal elements to shine through while also enabling Mariam El Alaoui to be creative with textures and patterns. Light and bright walls also prove more reflective, making the space feel open and airy and maximising the natural light.

Al Nakhla City Company PO Box 7828, Qurtubah, Riyadh 13244 Wasel, Kingdom of Saudi Arabia

- Al Nakhla Residential Resort in Saudi Arabia is a uniquely creative residential and commercial project. Following an extensive web survey distributed to a large number of expats in Riyadh, the resort’s design was based on its findings. The entrance to the resort is via The Boulevard which includes the administration building, various maintenance facilities, visitor’s parking and the entrance to Danube Hypermarket, the largest in the Middle East. Beyond the central gate, the residential zone begins where facilities, shops, services, satellite pools, villas and apartments are located across 20 towers with apartments and nine different zones with villas. Each residential zone has an average of 60 villas with exclusive facilities such as a swimming pool, parking, seating, a gathering

area and pedestrian access. Al Nakhla Towers offer different types of one and two-bedroom apartments for a short stay accommodation of corporate clients or friends and family of residents while visiting Riyadh. The Royal Villas Zone meets the needs of senior executives and their families. There are 10 Royal Villas, each with a private swimming pool, private garden, four bedrooms, five bathrooms and separate maid and driver accommodation. The Central Park is a further important element of the resort. This outdoor space has remarkable landscaping and design, blending greenery with impressive water features and structural ingenuity. Today, Al Nakhla Residential Resort is the happiest Western community in Riyadh with a waiting list for many popular unit types as people want to join this unique community surrounded by luxury, comfort and like-minded neighbours.

 S was launched in 2010 by interior designer Nathalie Ryan whose creations reflect years of experience in Haute-Couture by transposing emotions into the world of architecture and interior design, through the subtle interplay of colour, matter and light. Acqua Di Parma – Dubai Mall, the brand’s first boutique in the Middle East, is an award-winning project by Kirei Studio. It is a joyful interpretation of the Acqua di Parma brand values, aimed at offering a fresh and modern luxury retail experience that appeals to both male and female customers. Opened in May, 2018, the 50m² boutique is characterised by an enveloping design. Natural and precious materials are complemented by

Parma bright yellow, the symbolic colour of the brand, to communicate the quintessential vibrant Italian style. Kirei Studio has also emphasised the brightness that is the ‘leitmotif ’ of the store by alternating wooden grooves with textile coverings referencing the sun’s artistic rays of light. Further reflecting Acqua Di Parma’s Italian roots, the design features yellow armchairs and oak floors that pair perfectly with timber elements and a central ringed chandelier. The boutique also includes a barber corner, Barbiere, with a custom-made mosaic floor by Sicis. This sublime boutique truly reflects the values of Acqua Di Parma as well as those of Kirei Studio – elegance, individuality and a taste of savoir-faire.

   of Lebanon’s most trusted and reliable finishing materials suppliers, specialising in designer kitchens. Two of its latest awardwinning designs are featured here. Abey Kitchen is located in a 100 year-old former boarding school in one of the prettiest villages in Mount Lebanon. The client has renovated the derelict building into a private residential villa, retaining its traditional features but adding modern and luxurious finishes. Upon entering the contemporary kitchen, an abundance of daylight floods into the space through large windows which also optimise the surrounding views of nature. Fitted with top quality Velvet Black Nobilia cabinetry and black counter tops, it features clean lines and

stylish glass framed doors. Blue mosaic tiles then provide a classical modern finish, adding contrast and also reflecting the colour of the sky through the windows. FR Kitchen is within a large apartment in 3BEIRUT, an exclusive project in the city consisting of three iconic towers. The Zeyko kitchen is equipped with a centre island designed to seat 12 as a dining table and a sliding door to open out into the dining and living areas. Featuring simple white cabinetry with clean lines, the addition of black counter tops gives an elegant, contemporary look. A small niche of black painted glass creates a strong design impact and adds to the overall Art Deco style where alignment and symmetry have been major elements.

  , Dar Al Omran is a group of building and infrastructure consultants based in Riyadh. With a strong regional presence and local knowledge, it has succeeded in establishing a solid reputation in the world of architecture and engineering consultancy. The group has won two awards for its project Development of Al Bujairi Heritage Quarter in Ad Diriyah. This 23,000m² multi-use development includes an office building, retail and outdoor souq, a small mosque and parking for 230 cars for retail customers in the basement levels. Built on a site of 54,354m² in close proximity to Turaif vernacular village, its aim is to revive the Albjeri area through an understanding of the place and its history. Starting with the past, through the present

and into the future, each era has been given the opportunity to express its important role in the wheel of time. The design combined a contemporary outdoor experience with historical values, satisfying all required areas and functions while giving the retail experience a twist of discovery. Regional materials such as palm leaves have been used for the roof and clay and local stones for the external walls. The design enhances the penetration of daylight into the building by using courtyards. These increase the occupants’ connection with the outdoors, reinforce circadian rhythms and reduce the use of electricity. Shading elements and canopies together with recessed windows, high external walls and roof thicknesses also improve the building’s thermal comfort.

  , iki design group is an architecture and design company that is committed to developing dynamic and interactive space arrangements that are sensitive to culture and climate. The firm has won an impressive five awards across the following three projects in Iraq. Baghdad Tower is an iconic high-rise development comprising a mix of offices, hotel units, serviced apartments and retail areas. These different entities are carefully arranged around various circulation schemes throughout the upper floors of the tower. The main design inspiration was giving the city a new rising hope, resulting in a unique structure on the Baghdad skyline. The brief for Baghdad Residences was to create a high standard of living for residents

Majidi Mall

throughout multiple units. Baghdad’s urban grid pattern inspired the design which features residential towers attached to each other, yet staggered to allow openings on all four sides. Following vastu principles in their alignment, self-shadowing façades dramatically reduce heat absorption. Majidi Mall boasts a new architectural style offering a harmony between classic and modern lines in order to emphasise the historical assets of Erbil city with a contemporary edge. The 145,000m² project will accommodate stores, an anchor supermarket, cinema, entertainment areas, restaurants and cafés. Shoppers will also be enticed outside of the mall’s interiors into the surrounding sequence of spaces, forming a new public heart for the city.

 A’  encourage a synergy between their design and engineering processes creating distinctive, exceptional buildings, which resonate with their surroundings and environment. City Centre Twin Towers in the Seef District of Bahrain is an award-winning example of this philosophy. Soaring 43 floors high, the iconic towers consist of 594 apartments across a 100,000m² built-up area. They have been designed to symbolise elegance in an architectural form while also respecting the project’s modern surroundings which include Bahrain’s most significant shopping malls. Arab Architects has also designed the towers so that they can easily be converted into a hotel in the future if required as per the client’s request.

One of the major architectural innovations is the 55-metre long mast – the tallest in the Kingdom. Positioned on top of each tower, it provides resistance against all design loads while an RGB LED light on the crown can be activated to celebrate special occasions. The residential units vary throughout the buildings and offer eight different types – all of which are both luxurious and hospitable. They range from studios, one, two and threebedroom options to various penthouses. A great number of balconies have been added to emphasise the alternating views of the city and the sea. All residents have access to facilities that complement their lifestyle including a gym, spa, kids’ club, theatre, party hall, multi-purpose hall and a swimming pool.

The multiaward winning company has accrued two further accolades for its project El-Terrace Hospitality Tower in Riyadh. The client’s brief called for a multi-storey building on a 2,600m² plot to house various types of hospitality outlets with open-air seating and dining areas as well as a few retail outlets and children’s entertainment areas. The aim of its design was to create a contemporary architectural landmark to become the ultimate gourmet destination for Riyadh.

El-Terrace Hospitality Tower

The approved design features large balconies and terraces and two separate entrance lobbies – one for the commercial part of the building with its retail stores and children’s areas, the other to the hospitality side with restaurants, lounges and cafes. The building’s design takes an organic form with beautiful curvy lines that extend over all 12 floors. It was this sculpturelike form and the uniqueness of each terrace on every floor which inspired the client to name the project El-Terrace. Over the last five years, Darwasa Designs has completed award wining projects that varied from Leisure Retail architecture to residential and hospitality interior design, driven by the quest to provide unique, quality design that enhances the well-being of users.

 - firm, , covers all aspects of design across the construction and planning process. Its projects are located in Lebanon as well as in some Arab and European countries and include the award-winning Chalet in the Mountain. Located in the Lebanese mountains and overlooking the ski slopes on one side and with the breath-taking valley views on the other, the property is in a newly renovated high-end residential compound named ‘3S’. Initially a core and shell space with a tiny stairway linking the four levels, the client’s brief required  to transform the chalet’s interiors into a genuinely cosy environment. The aim was to create a warm and welcoming

place where friends and family could meet to spend relaxing weekends around the fireside in winter and the poolside terrace in summer. A structural column in the centre of the space was removed and replaced by a structural ‘H’ beam drop, covered in wood. This has opened up the space beautifully and enabled a chimney element to become the centre piece of the chalet. By demolishing the existing stairs and relocating and replacing it with steel structural elements, a special relationship has been created between all floors, both physically and visually. Natural materials such as wood on the walls, solid stone floors and stone bricks around the bar all add to the chalet’s stylish yet homely ambience.
