gour·met /ˌɡôrˈmā,ˌɡoorˈmā/ | noun: a connoisseur of good food; a person with a discerning palate
Two Italian chefs... Cooking up a storm
According to a survey of 25,000 people undertaken last year, Italian cuisine is ranked the number one most popular national cuisine in the world, with Chinese second and Japanese third. This is, I suppose, fairly unsurprising bearing in mind the fundamentals of Italian cuisine are pizza, pasta and loads of cheese –
the ultimate comfort food. When looking a little closer at the results across only Thailand, predictably Thai cuisine came first, ahead of Chinese, Japanese and Korean with Italian a respectable fifth. With an estimated five hundred plus Italian restaurants across Thailand, it is indeed the leading non-Asian cuisine. However, only 14 of these restaurants
feature in the current edition of the Michelin guide and we are extremely fortunate to have four of these gems in Phuket. Italian food does mean different things to different people; from the lowly but classic Margarita pizza all the way up to an exquisitely refined dish of fagottelli carbonara.
I am headed today to the luxury Rosewood Phuket, where I will meet two experienced Italian chefs who – whilst both proud of their shared heritage –showcase their country’s cookery in two totally different ways. Arriving at this chic serene villa resort, I am smoothly whisked off by efficient buggy service to Red Sauce, the hotel’s signature Italian restaurant, located beachside.
Seated in this stylish, high ceilinged yet cosy and relaxing restaurant, named after the legendary Italian tomato-based sauce which is the foundation of many dishes, I am greeted by two depressingly young and handsome gentlemen. The first, Luca De Negri, Executive Chef of Rosewood Phuket who in addition to his duties of overseeing all food across the hotel’s outlets, passionately helms Red Sauce; the second Claudio Barzano, newly arrived Chef de Cuisine of Banyan Tree’s flagship restaurant, Tre.
Cappuccinos served and settled into a comfortable sofa, I ask Luca and Claudio to share their philosophies. Luca begins, “I joined Rosewood Phuket as part of the pre-opening team and, across our restaurants, we support a Partners in Provenance initiative which is a global company programme borne out of respect for local farmers to utilise fresh seasonal local produce and be as sustainable as
possible.” Claudio adds, “At Banyan Tree we also adhere to a similarly worldwide core commitment to protecting and sustaining the environment with locally sourced products wherever possible.” I suggest this must be a delicate balancing act for both of them. Claudio agrees, “Yes, this can be a challenge as diners expect a level of authenticity which may not be achieved with local products, as in my risotto, where we use imported aged Aquerello Rice, the Continued on next page...
finest carnaroli available; but I combine it with stunningly fresh organic Chiang Mai vegetables.” Luca is nodding in agreement, “I also walk the same tightrope; for my Sardinian fish soup, I use a combination of local sea bass and local clams. However to enhance the authenticity, I need mussels from Europe.
As a further example, we took a decision to serve Chiang Mai coffee in our restaurant in preference to a classic Italian roast, as it is a truly high quality artisan product. But in contrast, for our signature red sauce, we could not find tomatoes which can match the pomodorino del piennolo del Vesuvio, grown around Mount Vesuvius, where the environment lends these a high concentration of sugars and acids which defines their unique taste and explains why they are considered to be the best in the world.”
Whilst Luca’s Italian chef prepares a couple of dishes for us, I learn that Luca is a native of Turin in Piedmont and Claudio hales from nearby Lombardy. Almost neighbours! Both chefs have worked across the globe: Luca in both Asia and Dubai at several renowned restaurants, while Claudio, having trained with the celebrated Giorgio Locatelli, tells us, “Having just arrived from Australia, I have been impressed with the quality and variety of local produce available. I like using the local sea bass and serve it in a modern presentation of oyster mayonnaise and somewhat classic Parisienne potatoes.” Luca’s eyes twinkle, as a classic Branzino of salt crusted local sea bass, prepared by Chef de Cuisine Giuseppe, is brought to our table by restaurant manager, Gherardo. Coincidently, Luca serves his
with dill potatoes. Also accompanying this is one of his signature dishes, “I am proud of my lamb chop with caponata and rosemary jus, however whilst the caponata is predominantly local eggplant, I cannot find quality local lamb.” Claudio echoes this, “My lamb saddle is not local, but I do serve it with 100% local accompaniments, including eggplant
caviar, chestnuts and barley.” Both chefs certainly have a driving desire to explore and utilise what is available locally, but this is not always possible; I notice on Luca’s menu a pizza diavolo with lashings of Italian mozzarella and authentic spicy salsiccia, while I recall, when recently dining at Tre, a memorable Claudio signature dish of smoked wagyu
Tre - Main - Andaman sea bass, pearl onion, potato parisien, oyster mayonnaise, black rice puff
striploin from Australia. Currently, he is sourcing a local Thai wagyu but it remains to be seen whether origin or quality will win this struggle.
As I prepare to leave, Luca presents us with his latest, totally local dessert, a banana passion fruit creation with fruit sorbet, mango marmalade, meringue and topped with lime whipped cream. Not to be outdone, Claudio invites us to Tre, “Please come any time and try my local yoghurt mousse with
Chiang Mai strawberries.” It is etched in my memory, truly sublime and were it in front of us now, it would be difficult to choose a winner!
A truly entertaining lunch. I initially arrived dreading the thought of two potentially mercurial Italian chefs at one table, each vying to outdo the other with their different styles of cookery. However, they have much in common
and, while their dishes look and taste very different, they have a shared approach, respect for local ingredients and a mission to delight the diner with creative dishes of premium products – whether local or not. So, Luca and Claudio, molto grazie and ciao ragazzi!
My conclusion is simple, try both Tre and Red Sauce soonest!

What is Traditional Thai massage?
Traditional Thai massage (nuad Thai) is an ancient form of massage thought to have been developed by Buddhist monks more tha 2,500 years ago. thai massage is a traditional healing system including acupressure. the idea of shen-lines alias energy-lines was first used in “ thai massage”. i t uses passive stretching and gentle pressure along the body’s energy lines to increase flexibility, relieve muscle and joint tension, and balance the body’s energy systems.
Traditional Thai massage has many benefits for the individual. i t uses the gentle pressure on energy lines and the yoga-like stretching to relax the whole body on a deeper level. this deeper level of relaxation improves the individual’s personal outlook and their emotional status.
Traditional Thai Massage is a native massage, which was passed down from one generation to another. there are two main styles of thai massage.
Chaleysak massage: 1. “Chaleysak” means freedom; the therapist will be free to use a variety of body parts to give massage such as hand, palm, knee, foot or fingers. this massage has evolved to provide a variety of techniques and body positions.
Racha-samnuk massage 2. : “r acha-samnuk” means royal Court. this style was modified for use at the ancient royal court by the royal physician. the knowledge was passed down from one royal physician to the next. the massage is more deferential, gentle, delicate and precise. this massage has only three position such as supine, lying on the side and sitting position.
Hong Hern or “flying swan” – the signature of Thai Warrior Massage.
thai Warrior massage is a part of thai Chaleysak massage, which was assembled by master pathompon aiyarattanaruk. since 2017, thai Warrior massage has been known worldwide after wining of the World Championship in massage (2017) in the i nternational massage association at Copenhagen, denmark.
thai Warrior massage is the combination of this rhythmic massage, acupressure, gentle twisting and deep stretching approach aiming to relieve tension and promoting life force energy in our body, bringing an extraordinary sense of wellbeing to both the recipient and therapist.
Hong Hern or “flying swan”, the signature of thai Warrior massage techniques, helps to release and reduce trigger points. once a trigger point is released, there will be a significant reduction in pain. the massage with flexibility training helps to loosen muscles and prevent a return of the trigger points and sciatica. once the trigger point is released, there will be a significant reduction in pain. the massage with flexibility training helps to loosen the muscle and prevent a return of the trigger points and sciatica.
a trigger point may cause the muscle to compress and irritate the sciatic nerve, causing the pain to travel along the course of the nerve. the pain may radiate down the back of the leg and into the hamstrings, the calf muscles and possibly the foot. the pain may initially be confused with a hamstring strain or diagnosed as true sciatica. Weakness, stiffness and a general restriction of movement are also quite common. tingling, numbness, or shooting pains down the leg can also be experienced. symptoms tend to be aggravated by prolonged sitting or by intense activity.
there are a lot of different techniques that can be used during a massage session. the range is from the most delicate touch. Knowing how to perform these procedures is the key to a successful massage.

Why it may be time to move to phuket … hours away, a world of difference
Hong kong families find schools, fresh air, and a lifestyle upgrade in phuket
Nestled between the jungle-covered hills of a national park and acres of rubber plantations, uWC t is a breath of fresh air for families used to hectic and cramped city life. the greenspace was one of the big attractions for Benjamin and denise gilmartin— parents of tess and Lexi— who left Hong Kong three years ago. “everywhere we’d send our kids to school [in Hong Kong], they’d have to play football in an enclosed gym. You can’t see anything green.” at uWC t, students walk outdoors to get to the cafeteria, the library, the
gymnasium. they run around and climb aboard the “pirate ship”, a large bamboo play structure in the middle of the campus. “ the pace of life is slower and calmer, there is far less competitive tension and little to be stressed about, the air is clean, we have ample opportunity to spend time outdoors with our kids. Fresh fruits and vegetables are bountiful, delicious and cheap,” explains denise gilmartin
Built on the foundation of the i nternational Baccalaureate programme, the school aims to help students ages 2-18 years develop a “good Heart, Balanced m ind, and Healthy Body”. as part of the united World College family, an international network of 18 schools, it shares the mission of making education a force to unite people, nations, and cultures for peace and a sustainable future. o ver 60 diploma level scholarship students from around the world call the school home for two years, studying, sharing and training to become the next generation of global leaders. denise notices the difference those students bring to the campus. “i love the community of students. the bigger kids get involved with the little kids. the secondary kids come into nursery and have this personal connection. You have kids of different ages integrating well and playing well together.”
ADVERTORIAL
the gilmartins attribute that enthusiasm to the school’s success in fostering a real love of learning and developing the holistic child. “We liked that the school was strong academically, despite academics not being its sole focus, and the fact that social-emotional learning and mindfulness was a key pillar in their educational approach. all of these factors are important in molding our children to be kind human beings, to be adaptable, critical thinkers, to be ready to take on the challenges that will be thrown at them in a rapidly changing world,” added Ben and denise.
Bettina Farrimond discovered uWC t ’s unique approach to learning much earlier on. eight years ago, she and her husband sam moved their family of four kids to phuket. While reducing costs and living a healthier lifestyle were factors, the school and its inquiry-based iB programme was the main draw.
“i’m german, and i want my kids to be able to go to european universities if they want. the iB programme is best suited for that,” says Farrimond. “i think that the students have very good chances to get into good universities and get scholarships. and while the academics matter, Farrimond also appreciates the quality of life they have in phuket, especially since they live close to uWC t. Her kids can bike or walk to school on their own, and she thinks living a quieter island life is helping them enjoy childhood longer. “if i compare Finlo (age 14) to his friends in Hong Kong, he doesn’t need to show off. the acceptance is fantastic here. there’s no bullying.” Farrimond’s daughter, Zoe, is 12 now and still not into makeup like her friends in Hong Kong.
“ there’s no pressure to do anything like that. in Hong Kong schools, at 13 everyone has a boyfriend. i don’t have a problem with it, but i prefer if [it happens] a bit later.”
angela Ward, who moved to phuket most recently, admits that it took time to make the adjustment from their larger, slick, academically-driven Hong Kong school to the more intimate uWC t experience. “You don’t understand the differences that matter at first,” she says, but she knew they couldn’t go wrong with smaller class sizes and more individual attention. “i t’s a more relaxed, boutique experience, which is what i think kids need at this age.”
Having access to thanyapura, a world class health and wellness centre connected to the school, helps on the good health front. parents get free membership as part of the uWC t package. Beyond good health, the move has brought positive changes to all the families. For the gilmartins, moving to phuket allowed them to achieve their goal of leaving their Hong Kong finance careers. “phuket has given us the space (literally and figuratively) to live healthier lives.”

Students develop a 3D prosthetic limb to help a little girl in Bangkok
British International School, Phuket (BISP) IB students Melanie Preen, Michael Larsson and Arsenii Barbashov, should be extremely proud of themselves, having recently made a significant impact on the life of a five-year-old girl living in Bangkok born with amniotic band syndrome causing the loss of her left arm.
Amniotic Band syndrome, according to m ichael Harrison md, is a rare condition caused by strands of the amniotic sac that separate and entangle digits, limbs, or other parts of the fetus. this constriction can cause a variety of problems depending on where strands are located and how tightly they are wrapped and, in her case, these bands were wrapped around her left arm, causing a significant reduction in the flow of blood, ultimately resulting in a loss of her limb just below the elbow.
“Joren, the little girl’s father, contacted me after reading an article in the phuket news about our students having the capability to 3d print prosthetics,” said Jonathan Clark, head of iC t & computing at Bisp
“ the team then took charge of the project, working with scale photographs of the girl’s arms to accurately produce a suitable fit, and after much hard work and perseverance to perfect the 3d designs, the students were successful in printing and assembling the arm to the required specifications,” he added.
“ the Bisp team Cas project, involved the creation of a fully functional prosthetic arm, utilising to the fullest extent, the technological opportunities at Bisp.”
i nspired by the project and his students, Jonathan added, “i t has been overwhelmingly satisfying for the students to see images of the girl wearing their 3d printed creation. although the family did not wish for the images to be made public, they are extremely grateful to melanie, m ichael and arsenii, and are thrilled to see their little girl getting used to her new arm.”
the phuket news spoke with the students about their involvement in the project and how it has made an impact on their own lives and future goals.
With quite a touching altruistic mindset, they shared their thoughts. m ichael Larsson stated, “i was extremely happy to be part of this project that could help someone. around the world, there are people who are put in unfortunate situations, and for several reasons – whether for financial, social or other factors – may not be able to help themselves. so i think it is important that those who do have the resources should help out those who don’t. Considering my interests and hobbies, i saw this project as more of an opportunity rather than an activity. i had the opportunity to both learn from this new experience with 3d printing and some of the 3d designs and also had this opportunity to help someone who needed it.
although we only helped one person, i think it shows that if we really put the time and effort, we could help people all over the world who need it. this project also showed the true capabilities of technology and how this will hopefully be utilised in the future to help more in need, despite some of the disadvantages or concerns.”
student arsenii Barbashov stated, “ throughout the project, i only had a positive and inspiring experience. although our group helped only one person, it is still a great achievement for us and our school community as it is well known that the hardest part of every great project is doing the first steps. the perfect reward for completing this project was knowing that we helped to improve someone’s life. moreover, when you are making a prosthetic arm, you are putting a part of your soul into it, which makes every prosthetic unique. now reflecting on our project, i think that we, and society as a whole, should be aiming to provide bigger opportunities for everyone and that everyone must be given a chance for success.”
melanie preen wrote to the phuket news to say, “i am glad to have joined this project as i know that i’ve made an impact on someone’s individual life. my motivation for the project was to enhance the plethora of skills needed in today’s society being: problem-solving, decision making, benevolence and applying technology to alleviate problems. For instance, through available resources online, we were able to learn how to craft the prosthetic hand by combining 3d printing and build these printed components tangibly.
throughout the process, we were able to enhance these aforementioned skills through collaborative efforts and heuristically understanding the capabilities of technology in our digital age to impacting the day-to-day life of a little girl.
o verall, this project allowed me to propel my aspirations to be a female role-model for the stem community and emanate impactful attitudes towards our school community. i hope that me and my teammates will continuously emulate our success in the future – by utilising technology to deliver solutions that are much needed in our world full of environmental and social issues.”
after following up with m r Joren a few months after his daughter received her new prosthetic, he stated she is doing quite well. “she had been asking for a few months after initially contacting Bisp, “daddy when am i getting my new hand,” so now that she has it she is quite excited. o f course, there are some adjustments that need to be made as life with the articulating prosthetic is new for her. as with wearing a new pair of shoes, there is the time needed to break them in and similarly, she is working on getting used to the weight and mechanics of the prosthetic. she was very happy to assist in the design of her prosthetic, choosing pink for the primary colour, and purples for the highlights and articulating components.” m r Joren added that while at times it may be a challenge for his daughter to get used to the new limb, m r Clark and the Cas student group at Bisp ip are continuously working with her to improve the ease and comfort of the articulation, expressing that her 3d printed prosthetic is a vast improvement over her first prosthetic, which was primarily aesthetic in nature when she was two years old.
Jonathan Clark said of the project, “ the work undertaken has fully encompassed what Cas is all about and stands for, that is Creativity, action and service.”
according to the amputee Coalition, 3d printing is a relatively new but promising technology available to amateurs as well as professionals. Free, editable designs are available online without copyright. anyone with access to a 3d printer, such as the students at Bisp iB program, and creative mentality, can create a prosthesis at quite a reasonable expense.
a prosthetic hand can cost hundreds of thousands of baht; however, a 3d -printed prosthesis could be made for as little as B1,500.
3d -printing materials cannot yet replace the long-term durability of traditionally-made prostheses. However, this will soon change. i n the meantime, technology is making costeffective prosthetics a reality and encouraging creative people from all over the world to participate in their design.
right now, suggests the amputee Coalition, the field of 3dprinted prosthetics is in its infancy, and many models are still in the developmental stage. the 3d movement inspired many to take matters into their own hands in a “do it yourself” spirit, providing the tools for many to make homemade prosthetics. this practice is now influencing the professional market in how professional-grade prosthetics are made.
We can expect to see, suggest the amputee Coalition, more companies prototyping various prosthetics using 3d -printing technology. 3d printing using higher-end metals, such as titanium and other alloys, is not common practice now but they are expected to be more so in the future.

There is an upside and downside to any financial decision. The upside is obviously the potential gain, while the downside can be either the opportunity cost of taking no action or the risk of making a poor one. In most cases, the risks associated with getting in on the ground floor can be mitigated, reducing the cons and offering a lot more pros.
This is definitely the case if you are buying a condominium in Phuket. With new build condos, it may be months, or even years, after signing your purchase agreement until you actually set eyes on your new unit. You will likely get to tour a showroom configured and furnished to look like your new condo, but you will have to base your decision to buy on marketing literature and architectural drawings.
That is the reason why, when a development may not even have broken ground, it is called ‘Buying off-plan’
But why are off-plan purchases so popular?
The early bird gets the worm
The early bird gets the worm, as the saying goes. When investing in an off-plan condo, the early birds get first choice on the best units.
The first units to be snapped up are almost always those on the high floors and/or those with sea views. Units overlooking the swimming pool also go quickly. As a foreigner it is especially important to be an early bird because foreign freehold ownership is capped at 49% of the total unit area.
Being among the first to buy these highly prized units means it is easier to resell your condo in the future because the highest demand will always be for the best views.
Off-plan discounts
With off-plan condos, early birds actually enjoy two separate worms. They not only get to choose from the best available units, but they are also offered with attractive discounts. If a condo is still in the planning/construction phase, the discounts offered can be too good to ignore. Occasionally there are added incentives like a free upgrade to freehold, or a furniture package at no extra charge.
If you view your condo not only as a home, but also as an investment, an off-plan condominium can provide greater capital appreciation thanks to these early bird discounts.
Guaranteed returns
It is common for new-build condos to offer attractive guaranteed returns, and for off-plan buyers the developer may even enhance the terms. Typically this is either an enhanced annual yield or an extension of the guaranteed return period (e.g. an extra one or two years).
Payment by installment
When buying off-plan you are not always required to pay the full amount upfront. A reservation deposit is standard practice, with a larger payment to follow after a few months. After that, however, payments will only become due following completion of specific stages of the construction.
It is not uncommon that your final payment is only due 24 months after signing the purchase agreement. In other words, you may enjoy the benefit of an early bird discount, and still not be asked to pay 100% of the purchase price upfront.
Personalize your condo
Buying off-plan often gives you the option of changing certain aspects of your unit before the foundations are even laid.
It is commonplace that you can personalize your interior, including selecting a suite of furniture to suit your tastes. It may also be possible to voice your preference for the types of finishings and fixtures for the kitchen and bathrooms.
In short
When buying off-plan, you sometimes need a bit of foresight and vision. This is especially true if the site has yet to be cleared for construction, and it is difficult to visualize what the development will look like.
But investors in off-plan condos are driven by the ability to pick and choose the best units, the fact that they are able to personalize their unit, and by the early bird discounts which make off-plan condos more affordable.
However, there are risks associated with any investment, and an off-plan Phuket condo is no exception. In order to mitigate any risks, you should always seek competent legal advice before buying a property –especially if that property has not yet been built.

When buying Off-Plan goes off plan
Our article on the benefits of buying condos off-plan expounded on the virtues of being an early bird, but it also cautioned that there are inherent risks.
This true of any investment, including property, so if you are buying off-plan, you should always be aware of the potential stumbling blocks.
Projects abandoned
If you are investing in a property “pre-construction” it stands to reason that the obvious risk you face is that the condo development is never finished. This is not an indictment of buying in Phuket; this is a risk you run the world over.
If a developer is relying on off-plan sales as a significant component of their financing, but sales are for any reason are underwhelming, the project in question may never get off the ground.
Investors whose only financial commitment thus far is a deposit could still see some money back, but they may struggle to receive more than that if they have already paid multiple installments.
Developer goes bankrupt
some developers may have issues that go beyond their struggles in selling out one specific development.
While a general weakness in the real estate market is one possibility, a developer can also overextend itself. some developers take on too many projects at one time, but having ‘too many balls in the air’ can put pressure on their finances.
As an investor, you need to understand that this possibility exists, and do the necessary due diligence to find a developer who is not over-exposed. This is where the right lawyer is instrumental, as they may even have past experience with risky developers and can advise you to avoid them from the start.
Environmental Impact Assessment (EIA)
It is also possible that you will encounter some unanticipated hurdles related to the actual parcel of land on which the development is intended to sit. Even after initial planning permission has been given, we have seen projects delayed or abandoned as a result of changes to regulations/legislation.
It is possible that, when off-plan sales commenced, an Environmental Impact Assessment (EIA) had not yet been conducted. If any problems are identified by the EIA, it could have negative repercussions for investors and developers alike.
Expectations v. reality
When buying off-plan, it is also possible that the final product could differ significantly from the brochures and marketing materials which persuaded you to buy in the first place.
When it was amended in 2008, the Condominium Act addressed this exact issue. Today, all marketing materials issued by a developer are legally tied to the purchase agreement.
If the finished product differs greatly from the marketing material, this is technically a violation of the Act, and of the contract the developer signed with you. Unfortunately, most variations and/or flaws are not evident until construction has been completed.
These quality control issues can be minor or quite significant, but even if a developer is obviously in the wrong, it is possible that you could nevertheless struggle to get compensation. This is another reason why you should seek out developers who are renowned for their quality and reliability.
Paying a deposit
When you decide on the unit you want, you will typically be asked to pay a reservation deposit. But in order to safeguard your deposit, you must ensure you have a competent lawyer. Most lawyers can not really start the due diligence process until after your deposit has been paid, but a skilled lawyer will make sure that your deposit is fully refundable if their due diligence identifies a problem with either the development or the developer.
In short
Buying an off-plan condo certainly has its advantages, but there is also a certain element of risk involved.
But these risks can be greatly mitigated if you are careful in your choice of developer, and you hire a qualified lawyer to help you navigate any potential minefields.

Riverhouse Phuket
The solar powered villa sets the new bar for Phuket villa development
Riverhouse is setting itself apart as a new type of pool villa development with a focus on modern technology and clean energy done in a trendy industrial loft style setting.
When arriving at Riverhouse you will be greeted by a meandering river that runs through the project, lined with lush green natural landscaping with quaint steel and wooden bridges adding to the charm of this beautiful part of the island.
The steel structure by the entrance already shows the commitment to solar energy as a skylight of solar panels has been installed right over the entry. These help to power the on-display water treatment plant and the opposite sales office clearly expressing the play on industrial loft style.
A double height ceiling makes for a great area to entertain, as the living room opens onto the garden and swimming pool. A steel and wooden stair extends right over the pool, connecting the living area with the upstairs bedrooms on the other side. A loft floor sits above the kitchen – all connected, letting everyone be part of one open space.
Each villa is equipped with the latest solar technology that produces enough energy to power the entire villa all day long with clean energy. The hybrid battery system stores the excess power harnessed during the day so that you may use it throughout the night. This make Riverhouse development even less dependent on the local power grid. ADVERTORIAL
Riverhouse is the very first development in Thailand that offers an interconnected power grid. By linking the villas together in a unique and groundbreaking smart grid system, the development can share and transfer power between villas to ensure no energy is wasted.
Other details that make Riverhouse villas stand out are the Daikin vR v air-conditioning system, the Munters dehumidifying system built into all wardrobes and bedrooms. The double glazed and tinted glass throughout and a central hot water heat pump. All these systems make Riverhouse very energy efficient and are all included in the sales price.
There are 2- and 3-bedrooms versions of the villas with 228 sqm. and 361 sqm. built up areas respectively. Plot sizes range from 207 up to 400+ sqm.
Riverhouse villas are conveniently located only 800 metres from Boat Avenue and the new Central Development, Porto de Phuket. Right outside the prestigious laguna area with its beautiful Bangtao beach.
A perfect investment opportunity. Phuket’s popular rental market will appreciate, not only the great location, but the trendy and well laid out design during their stay. Riverhouse offers full rental services and has even tailored furniture
packages with the rental market in mind. Investors will definitely appreciate the low running costs of the villas.
Perhaps the most attractive feature of all in terms of rental investment, Riverhouse offers a free lifetime membership to Blue Tree waterpark. Tied to the villa, and not the investor, rental guests can take full benefit of the membership during their stay. Blue Tree is located only 2km from Riverhouse.
There is no question why Riverhouse has been awarded Property Guru’s “Highly Commended” accolade in “Best luxury Housing Architectural Design” and “Best Housing Development, Phuket”.
now available for sales, a new standard of what investors and villa owners expect has been set in the popular real estate market in Phuket. You can enjoy paradise responsibly with the future of our planet in mind.

law is supposed to be a servant to the master of the needs of society. The shape of law is formed nationally and internationally in patterns that reflect politics, economics, society and culture. law becomes irrelevant if its original purpose is overtaken, if the changes in the world are not properly reflected in legal process or outcomes, or if using the law becomes more inefficient than ignoring or violating it.
foreign parties and domestic parties must assess, at the early stages of conducting business, the risks associated with entering into a joint venture. Their due diligence may be centred around their respective backgrounds, financial standing and reputation. serious foreign parties will be looking for a reliable, reputable Thai business partner which may be an entity with a skill or knowledge relating to local market conditions. serious Thai parties will be looking for a foreign business partner that has good financial backing, has expertise that perhaps the Thai party doesn’t have, and can bring into Thailand skills, services or products that are needed in the market and can compete. One major requirement in the minds of each party will be legal compliance. The foreign party will naturally be cautious about compliance with domestic Thai laws, and instead of incurring inefficient costs, may rely upon the Thai party’s assistance. This may be built into joint venture terms. The Thai party will look at the compliance record of the foreign party, and will wish to ensure that the approach of the foreign party is not to take shortcuts. It will be in the interests of the Thai party that the foreign party remains compliant.
However, the dynamics of the symbiotic relationship can change over the period of a project or doing business together. If the parties enter into a dispute, compliance may be brought forward by one party to damage the other significantly.
During the course of a joint venture, one party may observe the other party’s domestic compliance has a defect. This could be an infringement of a license, an ambiguous labour law regime with protectionist focus on jobs reserved for Thai nationals, or basic compliance with immigration law when agents are
often used who may conceal their lack of attention to detail on disclosures or take shortcuts to optimise their profits. It may suit one party to remain silent on compliance, or to represent to the other party that Thailand’s enforcement regime may be loose enough for the non-compliance to be minimal or unimportant. This type of approach can be a direct deceit and be used to entrap the other party for leverage in a commercial negotiation or dispute in the future.
Upon the commencement of negotiations, the knowledgeable party may contact the authorities and anonymously ‘report’ its joint venture party for an alleged infringement, as a tactic to disrupt the business operations. Whilst this may seem illogical because both parties suffer immediate issues and potential damage, the reporting party may have calculated that the longterm gains from the leverage may exceed the short-term losses of the non-compliance.
Unfortunately, this tactic can be imposed in surprising and extremely hostile circumstances and may often be covered with a veil of insincerity of the reporting party expressing a desire for ‘strict compliance’ with law, when it suits them.
Here are some key examples of this tactic in practice: foreign workers may be reported to the labour Department • for investigation as to whether or not they are in breach of any minor technical matter relating to their work permits, and further, there may be ambiguity between their work position and a prohibited job. During the investigation, the foreigner will be interviewed, and the directors of the employer may also be interviewed. Even if the party is innocent, the process can be severely damaging to business operations and, we should not forget, to the wellbeing of the foreign worker and their family foreign workers and employers may be reported to the • immigration authorities in conjunction with the labour issue, which is connected to the visa on which the foreign is permitted to stay in Thailand. This can then result in significant issues for the foreigner in relation to doubts over the renewal of their visa.
foreign workers may also, together with the directors of the • employer, be reported to the police who will be obliged to investigate infringements. Ultimately if the reporting party applies some pressure and there is at least a case to be answered, notwithstanding the principle of innocent until proven guilty, criminal proceedings may commence The reporting party may then use, combined with legal • advice and pressure, these investigations to damage the joint venture party. This can include threats of confiscation of foreign workers’ passports during investigations.
In these types of circumstances, a humane counterparty may give in to the party applying pressure, if they value their workers more highly than commercial wins over their joint venture party. Alternatively, they may embed themselves and commit to a long-term dispute and provide contingencies in their accounts for the expense. They will likely never do business with the reporting party again, and may consider withdrawing business from Thailand altogether based on their experience.
The lessons for all joint venture parties from these types of scenarios are numerous, but here are some samples:
When conducting due diligence on a potential partner, 1. ask them for written disclosure on whether they have ever reported, or caused another person to report, an entity to the authorities to procure ‘strict compliance’ investigations
Ensure that, if the Thai or domestic party has agreed 2. to assist, and has made representations that due to its familiarity with the local legal and business environment, that the scope of duties – and importantly – liabilities, are attributed to reflect this in the joint venture and/or shareholders agreement and articles of association of the company.
Ensure that the joint venture bears the costs of strict 3. compliance, and that the joint venture puts in place a mechanism for reporting alleged infringements in its management structure, to at least try and avoid direct reporting, so that compliance breaches can be remedied promptly before incurring penalties. A fine balance must be achieved between remedying breaches and not concealing breaches from investigators.
Of course, when Thai investors invest in other jurisdictions, they face similar issues. However, in the context of Thailand and a general policy of trying to attract foreign investment, with appropriate conditions and protections for the economy, society and culture, if the behaviour of domestic parties is given freedom to abuse laws and reporting procedures for opportunistic commercial gains, the strategy will backfire on the entire market as foreign investors will learn from their experiences and invest less money to reflect the risk or seek more secure markets where the risk premiums can be properly assessed. strict compliance is a dangerous weapon to bear in commercial quarters due to both its narrow and wide ramifications. Investors should be aware of the issues and attune their risk analysis and behavioural patterns to take these issues into account.
