BIOLABS NORTH CAROLINA

HEAPY was engaged by Whiting-Turner to provide building commissioning services on a 31,000 SF complete renovation of the historic building in Brightleaf Square with a 10,000 SF building expansion in downtown Durham, North Carolina. The facility is being developed for Cambridge based BioLabs for their second multi-tenant flexible laboratory incubator space in Durham. The facility will include seven ready to occupy lab spaces fit with fume hoods, bio-safety cabinets, gas lines, vacuum lines, point of use RO/DI process water, and a full generator emergency back-up power system.

Each lab space will have open benches with equipment provided by BioLabs, with tissue culturing rooms and various office and conference room capabilities.

This flexible biotechnology space is specially designed to facilitate startup companies and entrepreneurs to accelerate development and speed-to-market advancements.

The laboratory spaces were designed to be negatively pressurized to the interior corridors and general working areas, with the tissue culture rooms and microscope rooms negative relative to the general lab spaces. These pressure relationships are a key factor in providing a healthy and clean work environment for the building occupants and safeguarding the critical research performed on site.

The facility relies on two large dedicated outdoor air systems (DOAS) to provide 100% fresh air for ventilation, humidity control and building pressure, with four large zones of variable refrigerant flow (VRF) indoor terminal units for space temperature control. The VRF system utilizes multiple terminal units per circuit and a branch controller to allow for heat recovery for simultaneous heating and cooling in different zones around the facility.
