We meet the doctor whose new clinic is changing the lives of mothers struggling to breastfeed their babies in Hampstead Garden Suburb

Dr Silberstein is a medical doctor with a passion for breastfeeding. “I graduated from medical school in Germany, then specialised for over a year in Gynaecology and Obstetrics in Switzerland before moving to London in 2008 and starting my own family,” she tells us.

While taking a career break to devote time to her children, Dr Silberstein discovered her own passion for breastfeeding – and at the same time realised how little support there was available for mothers who were struggling. “I noticed that mothers go to their GP when they have mastitis or thrush and get a prescription, but they will soon return because the cause for the problem has not been treated,” she explains. “I was blessed with a very straightforward and beautiful experience breastfeeding my babies; I realised I would like to be able to help others to share the same gift.”

Realising how little training doctors receive on the topic of infant feeding, Dr Silberstein made the decision to become an International Board Certified Lactation Consultant and qualified in 2019. While studying for this qualification, she discovered the impact tongue ties can have on infant feeding and decided to qualify as a Tongue-

Tie Practitioner in 2016. She has since helped over 4,000 families with infant feeding.

“These qualifications enable me to provide medical advice alongside the breastfeeding support mothers need, and to be able to treat the cause as well as the symptoms,” she tells us. “Breastfeeding Medicine is not yet a known or recognised specialty in the UK, but we are hoping that this will change in the near future as more doctors are recognising the need for skilled specialist support for their patients.”

MIND THE GAP

Health gaps are differences in the prevalence of disease, health outcomes, or access to healthcare across different groups. In many countries across the world, men are likely to face greater health risks, says research by Manual, a wellbeing platform for men, but the UK bucks this trend. Here, they reveal, we have the largest female health gap in the G20 and the 12th largest globally. One explanation for the female health gap is that women are traditionally underrepresented in clinical trials. In research by University of California, Berkeley, published in the journal Biology of Sex Differences, author Professor Irving Zucker explains that this is because, “for decades, women were excluded from clinical drug trials based, in part, on unfounded concerns that female hormone fluctuations render women difficult to study.” The thalidomide scandal also resulted in women of childbearing age being prevented from participating in trials due to liability concerns about exposing unborn babies to drugs that may be harmful to their development – this decision was only reversed in the mid 1990s.

This all matters because sex-based differences influence all tissues, organs, and bodily functions. These differences account for the fact that men and women react differently to certain health conditions, and do not respond in the same way to some drugs. For example, endocrinologist Dr Paul Jenkins, founder of Echelon Health, the world’s leading provider of bespoke preventative health assessments, tells us: “Women’s symptoms of cardiovascular disease are often milder; they can arise later in the illness, and they can be unusual. Women may experience a heart attack with no symptoms of chest pain. They may experience nausea or vomiting, which are often confused with acid reflux or the flu. Because heart disease in women often goes undetected, the damage caused can be more advanced and outcomes can be poorer than for men.”

It is ironic that the reasons that women have been excluded from studies in the past are the very same reasons that they have different, often more complicated healthcare needs than those of men, in particular when it comes to reproduction, gynaecology and menopause. It’s no surprise, then, especially when considering how overstretched our National Health Service is, that more and more are choosing private providers when it comes to these aspects of their healthcare.

Private maternity care is one such example. As well as providing a more comfortable, less clinical-feeling birthing experience, private maternity care can ensure a continuity of care that is understandably not available through the NHS, guaranteeing that expectant parents see the same obstetrician and midwife throughout their pregnancy. One such provider is the Kensington Wing, a private maternity unit within the Chelsea and Westminster Hospital. The facility offers consultant-led and midwife-led care, as well as antenatal classes, scanning services, neonatal baby checks and a community postnatal package. And because it is attached to one of the safest hospitals in London, emergency support is available in the event it is required. Lucy Coe, matron here, explains that for many, the appeal lies in being able to access a more bespoke care package, providing a higher level of personal reassurance. “At the Kensington Wing we have the ability to adapt our packages of care around the needs of

our patients. For some this may be reflected in additional antenatal appointments to provide more reassurance, or a longer stay with us on our postnatal ward after your birth,” she explains. “For others this may come in the form of additional screening, from ultrasound scans with our foetal medicine consultants to the NIPT (Harmony test) with our specialist screening midwife. Every mother will be contacted after baby is born by our physiotherapist, setting them up for a faster and easier recovery. Babies are seen by one of our expert consultant neonatologists to ensure the newborn assessment is completed by the most qualified professional possible.”

Other exclusive services offered by the Kensington Wing include an overnight nursery service to facilitate a more restful night’s sleep in the early days, and a package of home midwife visits to fully support the transition to parenthood. And, as with most private providers, there are various levels of care available. While many receive all aspects of their maternity care under the team at the Kensington Wing, some parents may choose to have their antenatal care under the Chelsea and Westminster NHS team, and give birth at the hospital, but transfer to the Kensington Wing after the birth as an amenity patient, allowing them to take advantage of the luxurious accommodation and catering facilities there while they recuperate from the birth.

and language therapy, baby massage courses, paediatric first aid courses and osteopathy, from a range of expert practitioners. “At the Dr Silberstein Clinic in Hampstead Garden Suburb I have a wide range of patients, with babies from newborn to toddlers. I specialise in the diagnosis and treatment of tongue-ties. I support women with mastitis, infections, low supply, over supply, Vasospasm and other conditions. I help women induce lactation if they are expecting a baby via surrogacy or adoption, or in same sex couples who want to share breastfeeding. I also support babies who struggle with bottle feeding.”

The end of a woman’s reproductive period presents its own set of problems. Women spend more than a third of their lives in peri- or post-menopause, with most reporting that the symptoms interfere with their lives on a day-today basis. Though the need for better recognition of the issues women face around menopause has been widely discussed in the media, work is still required to properly address these issues. Alongside this, and often not spoken about, is the fact that menopause is characterised by a reduction in circulating oestrogen levels and that this, together with general ageing, makes women more susceptible to disease, including cardiovascular disease (CVD) and osteoporosis. It is something about which Dr Paul Jenkins of Echelon Health is passionate. “Women often think breast cancer is their biggest threat after the menopause, but the most significant danger they face is actually CVD,” he tells us. “Nearly a third of women develop cardiovascular disease and the rate of heart attacks in women begins increasing roughly a decade after menopause. A key reason is that oestrogen helps keep blood vessels flexible, so they contract and expand to accommodate blood flow. Once oestrogen diminishes, this benefit is lost. Coupled with other changes, such as the rise in blood pressure that can thicken artery walls, women’s hearts suddenly become vulnerable. Studies have indicated that those women who have frequent and persistent hot flashes earlier during menopause also seem to have a higher risk for heart disease.”

The postnatal period presents its own challenges, and one area of care during this time that is particularly badly represented on the NHS is that of Breastfeeding Medicine. It is often the case that new mothers are discharged from hospital without having successfully established breastfeeding. Dr Sharon Silberstein tells us that: “the speciality is new to the UK, and because it is not yet known or recognised, there are currently very few doctors specialising in this field.” A specialist in gynaecology and obstetrics, it was only when she herself had children that she realised how little support was available for mothers who were struggling to breastfeed.

“Midwives on the postnatal wards are often too busy to offer sufficient support,” she tells us. “Many mums are not prepared well for breastfeeding difficulties after birth; it comes as a shock that breastfeeding is not easy and often needs skilled support. I believe that early intervention is key and reaching out to the right support can change the whole journey.”

It was this belief that led her to seek specialist qualifications as an International Board Certified Lactation Consultant and tongue-tie practitioner. She has now set up a clinic in north London offering specialist infant feeding support and tongue-tie divisions, alongside speech

The process takes four hours and is followed by a consultation during which the results are analysed, and a bespoke lifestyle plan is presented that will help clients reach optimum health.

It is 1936 and Oswald Mosley’s British Union of Fascists is threatening to march through the Jewish East End. Shylock is a survivor of anti-Semitic pogroms in Russia. A widow, she runs a small business from her tiny, terraced house in Cable Street, working hard to provide a better future for her daughter. When aristocratic antisemite Antonio desperately needs a loan, he makes a dangerous bargain with her – the same woman he has spat on in the street. This is the setting for Tracy-Ann Oberman’s ground-breaking new adaptation of The Merchant of Venice, which sees the Shakespeare classic reframed, placing the action in east London, against a backdrop of rising fascism across Europe and in Britain.

The Merchant of Venice 1936 will open at the Watford Palace Theatre at the end of this month, supported by Trafalgar Theatre Productions and the Royal Shakespeare Company. “This was meant to happen the year of Covid; it was going on a big tour. Unfortunately, because of Covid, it got cancelled. And the assumption was that it wouldn’t see the light of day again – as many projects didn’t – but so many people were behind this project and wanted to tell this story, it has been really humbling,” Tracy-Ann tells me when we sit down to talk about the project. “I just cannot believe that this is it! I made a trailer that I put out on social media – and it is exactly what I wanted it

to be. And it has whipped up an enormous amount of interest. It feels amazing.”

In the end, it couldn’t have come at a better time, she believes. “I think it is very topical because we are living in a time where extreme politics have brought about a great deal of hatred – there has been a rise in anti-semitism, a rise in racism, and I think that it is in certain peoples’ interests to have minorities at each other’s throats, fighting an oppression Olympics, but actually, we are much stronger together. And prouder together, and we celebrate each other when we work together and protect each other.”

Tracy-Ann describes having had a complicated relationship with the play since her first introduction to it. “I first read it at school,” she recalls. “I think I was in year eight or nine and it was a really difficult read. It was a very uncomfortable experience hearing everybody shouting, ‘My ducats, my daughter’ and wringing their hands and doing impressions of Jewish people. When you think that the two archetypes in this country are Fagan and Shylock, they are not very positive role models to have as part of our canon. That was my first experience of it, but I have seen it many times since and never liked it particularly.” Over the years, the desire to reclaim the story and retell it in a way that she felt comfortable with grew. “It was important for me that people understood Shylock,” she explains.

Thanks to the events of the past two years, Tracy-Ann Oberman’s latest project has been a long time coming, but the anticipation makes its realisation all the sweeter, she tells us

Tracy-Ann’s own experiences of anti-semitism played a big role in her desire to reframe the Shakespeare classic. “There has been a real rise in anti-semitism, both on the left, and the hard right, and I found myself, particularly on social media, standing up against it,” she tells me. “And there was such an intersectional experience of misogyny and anti-semitism; I found people like myself and Rachel Riley, Luciana Berger, and the Jewish women who were talking about it, and standing up and saying, ‘This is unacceptable to use these racist tropes’, we were the ones who were getting really horrible, misogynistic responses, whereas the men saying the same things were not.” With this on her mind, and after watching Phyllida Lloyd’s all-female Julius Caesar at the Donmar Warehouse, Tracy-Ann began to wonder how the reading of The Merchant of Venice might change if Shylock was cast as a woman.

The change of setting, meanwhile, was inspired by Tracy-Ann’s own family history. Her great grandmother was a survivor of the anti-semitic pogroms in Russia – Tracy-Ann describes hearing tales of how she nearly saw her father being beheaded by the men of Tsar Nicholas’ Cossack army, and that those same men attempted to rape her. She was consequently sent to Britain in 1907 to work at her aunt’s factory in London. It was on the journey there that she met a young man called Isaac, who was escaping because he was a political activist; she later went on to marry him. “She became very politically active herself,” Tracy-Ann tells me, adding, “I was brought up with stories of her involvement in the Battle of Cable Street.”

This particular moment in history is one that I am not familiar with, and in that I am not alone, Tracy-Ann reassures me. “This was the other thing that I wanted my play to represent,” she explains. “We know a lot about American civil rights, and what happened there, but we had our own civil rights moment at the Battle of Cable Street, when Oswald Mosley and his Blackshirts, his British Union of Fascists, all dressed up like an army, and marched through the East End of London, flanked and protected by police on horseback. He wanted to stick it to the Jews and bring as many ordinary British people with him as he could,” she tells me. “What he didn’t reckon with was that the immigrant communities who lived there, they stood with their Jewish community, and they said, ‘If you attack one, you attack us all’. The dockers, the Afro Caribbean neighbours, the Irish working class, the English working class… they literally stood together, and they stopped this militia from passing through. And they overturned milk floats, and they linked arms, and my Bubbe, my great grandmother was there, they were all there, linking arms and saying, ‘You shall not pass!’. It was an incredible moment of hope. Because it was about all working-class minorities pulling together to say to a greater evil, we are stronger together, and you cannot divide us. Really, that is the framework of the backing of my Merchant of Venice. It celebrates a political moment of unity, a fight against fascism.”

With this germ of an idea, a conversation at an awards ceremony set the ball rolling to bring Tracy-Ann’s vision to life. “I mentioned this to Brigid Larmour (artistic director and CEO at Watford Palace Theatre) at the Tonic Awards,” she tells me. “The awards are a fantastic, all female celebration of theatre – we are the perfect example

of how they can make things happen. She asked me what I wanted to do, and I said that on the back of seeing Julius Caesar, I wanted to know what would happen if you made Shylock into a woman, and you turned her into a tough Jewish matriarch with a single daughter, living in the East End of London, scratching out a living, lending money under the counter. And she loved the idea!”

The pair set to work fitting the original Shakespeare script to their new 1936 setting. “Brigid and I have adapted it, so that it is much shorter – I think often people groan if they are not a Shakespeare lover, because they think that it is going to be really long and boring, but this one absolutely will not be,” Tracy-Ann reveals. “We have been working with our set designer Liz Cook. I have also got the wonderful composer Erran Baron Cohen, who is Sacha’s brother, who did all the music to his films, he is coming in to compose new music for it. So, there are lots of people involved. I think Erran’s grandfather remembers Cable Street and was there – everybody involved,

in some way or another, has got a connection to this project, and feels extremely passionately about it.” Tracy-Ann herself will be taking on the role of Shylock. “It is such a personal project to me, it is so much based on my great grandmother, so much based on my family’s memories of the East End and growing up in and around Cable Street in the 1930s, that in a way, I think in this instance I had to play it, because it comes from my heart, and my lived experience,” she tells me, proudly.

And she sincerely hopes that the two-week run in Watford is very much just the beginning for this production. “Trafalgar have absolutely loved it from the start, and they have taken it over. And the RSC have been incredibly supportive and helped us to work with them. So yes, this project will have a much longer life, and an international life as well, I’m hoping,” she exclaims. “What I really love about it is that great intellects like Howard Jacobson and I are talking to audiences all over the country about Shylock and The Merchant of Venice Anthony Julius, the great lawyer who fought

Holocaust denial for Deborah Lipstadt, he has been incredibly helpful, and we are talking around the country about the legal side of the bond that Shylock forms with Antonio. And the Holocaust Education Trust, lots of education charities want to get involved. It has been fantastic – we are getting lots of schools involved. So, for me, it is more than just playing a part, it is more than that. It is a real passion that brings in everything that I do: acting, activism, writing, adapting, all to try to make positive change.”

It is a world away from the role she is currently playing – that of Belinda Blair in Noises Off “I was doing the tour, and then they wanted to bring it into the West End, for the play’s 40-year anniversary, so we agreed that they would work it out so that I was able to do the initial part of the job – the first four weeks in the West End – and at the same time, I would be able to work on The Merchant of Venice and be rehearsing, and that I would finish in enough time to be really focused on The Merchant of Venice and get that up and running,” she tells me. “So, at night I have been running around, up and down stairs, making people laugh, and then in the day I have been rehearsing and producing this. So, it has really stretched me. I have always tried to have my career like this. I just feel very blessed that I can go from heightened farce and comedy to antisemitism and Shakespeare and 1936 and doing a project like this.”

Indeed, her CV could not be more varied. Perhaps best known for playing Chrissie Watts in EastEnders and Auntie Val in Friday Night Dinner, her TV credits also include Doctor Who, Toast of London, Ricky Gervais’ Netflix hit After Life, Russell T Davies’ award-winning Channel 4 series, It’s A Sin, and BBC One anti-fascist thriller Ridley Road. She has extensive theatrical experience, too, including appearing with Kenneth Branagh in David Mamet’s Edmond. And she has appeared in over 400 radio plays, herself writing several well-received plays for Radio 4.

“Oh gosh, it is so difficult to say…” she exclaims, when I ask about the moments that stand out in her career. “Standing on the Olivier stage opposite Kenneth Branagh at the National in a David Mamet play. Walking into the Tardis and working with Cybermen and Daleks, and David Tennent in Doctor Who was another massive thrill, because I had always been such a Doctor Who nerd as a kid. Hearing my first play go out on Radio 4. Getting Kenneth Branagh to be in my last radio play. Getting nominated for an award for that. So many…” she begins to tick off highlights.

“Standing with John Malkovich in Lisbon, having been called up at the last minute to go and work on a film with him at the Opera House – that was a pinch me moment. Just all of it really. Also, things like Friday Night Dinner – going in for one episode, and still doing it years later. That was a real privilege, and people loving, loving, loving that series, and loving Auntie Val. That was a huge pleasure. There’s so much,” she continues, enthusiastically. “I loved being in EastEnders

Murdering Dirty Den and burying him under the Queen Vic was great, but I could see that being in a soap for a very long time, you end up doing the same scene and the same character over and over again. And to me, that wasn’t why I went into acting. For me it is about having lots of different creative outlets. And for me, as I get older, I feel so

blessed and lucky that it is just getting better and better. I feel so much that I am really fulfilled and in control and I am able to initiate projects. And I am hoping that things just keep going like this.”

If the start of this year is anything to go by, the trajectory looks fixed – alongside Noises Off and The Merchant of Venice 1936, Tracy-Ann is working on a new writing project. “I am writing a one-hour radio play about Mae West at the moment,” she reveals. “About how she smashed the glass ceiling. She was the Madonna, before Madonna, Ru Paul before Ru Paul, Miley Cyrus before Miley Cyrus… she really was the original feminist icon in the 1920s. So, I am writing a play about her choosing to go to prison for writing a play called Sex rather than take it off. She was totally amazing.”

How does Tracy-Ann find the time to fit in all this work, I ask. “Gosh, tell me about it!” She exclaims. “I do find time, but at the moment my

head is so full of my other two projects that I am really having to discipline myself when it comes to writing. Plus, trying to be a good mummy. And a good wife, and a good daughter,” she laughs. “It does take some time management. But I enjoy doing it. If I didn’t what would be the point? I absolutely love all of it.”

With so much going on, I wonder if there are any unfilled ambitions. “I would love to appear in something as amazing as White Lotus,” she exclaims, after a moment’s thought. “I am obsessed. It is the right level of humour. It is the Chekov of the small screen. Something like that, that has the glamour and the biting social humour, and understanding of the human spirit. Yeah, a project like White Lotus would be the dream.” We’ll be watching this space.

Last year, natural hair, body and home brand Faith in Nature (faithinnature.co.uk) legally appointed ‘Nature’ to its board of directors: affording it the same voting weight as any other company director. “This will hopefully spark a big change in how the business world perceives and acts on its responsibility to the natural world. For too long, Nature has been seen purely as an expendable resource: this kind of thinking has led us to the brink of ecological collapse. It can and must change,” says Brontie Ansell, director and co-founder of Lawyers for Nature.

Things are indeed changing; consumers are more conscious than ever when it comes to their self-care routines, demanding not just excellent results, but socially and environmentally responsible products, too. Mintel’s Beauty and Personal Care Trends 2022 report revealed that over half of those asked had expressed concerns about the environmental impact of the brands they use.

From a push for sustainable packaging, to a drive to use ingredients and formulations that are planet-friendly, here’s what the year ahead holds for the beauty and self-care scene.

PLANET-FRIENDLY PACKAGING

With consumers being increasingly clued up on the environmental impact of their beauty routines, brands are looking to more sustainable packaging solutions. It’s a message that is close to Anna Priadka’s heart – and the founder of refillable natural hair and body care brand fiils (fiils.co) believes that innovative packaging upgrades are set to become bigger than ever, telling us: “Brands are looking to innovate their refillable/sustainable models even more to bring a standout concept to the market. Now, the larger players have also switched to refills.” Among them, luxury fragrance house Miller Harris (millerharris.com), whose marketing director Alex Oprey tells us: “Refillable products are a key focus for development, as well as reusable, second life packaging.”

SUSTAINABLE SOLUTIONS

Appearances matter in this industry more than most, but though packaging is high on the agenda, there’s an equal focus on what’s inside: “Suppliers are working on reducing their carbon footprint, becoming B-Corp registered and improving their sustainability,” reveal the team at Faith in Nature. For many, this includes addressing water-usage. According to Sophie Lowe, brand manager for We Are Concentrate (weareconcentrate.com), the only

industry lapping up more water than beauty is agriculture. We are Concentrate was born out of a desire to help consumers monitor their water footprint, Sophie explains: “We use an in-house manufacturing method called a ‘closed loop water system’, which is proven to be more sustainable than other manufacturing methods.” Many brands are also making savvy ingredient swaps to help combat the sustainability crisis. In particular, upcycled ingredients are on the rise, reveals Alex (Miller Harris marketing director). “We are developing a new EDP which will be the first in our range to incorporate Hydrolat water – a by-product of the essential oil production.”

NATURE BACKED BY SCIENCE

This focus on sustainability feeds into an ongoing push for ingredients that are nature-rooted, but just as hardworking as their more traditional counterparts. Science-rooted practices are the way forward, according to Zoe Wasfy, co-founder of sustainable hair and skincare brand Wild Science Lab (wildsciencelab.com). She tells us: “We are carrying out extensive studies to test the efficacy of the products. We always use active ingredients backed by science and sourced from nature.”

TRANSPARENT TALK

When it comes to science-backing, there’s been a boom in ingredient-focused marketing claims over the last few years. And because of this, beauty consumers are more clued up than ever when it comes to talk of formulations, particularly with regards to efficacy. With certain ingredients only being effective in certain doses, consumers are on a mission to bring misleading marketing to an end. “We’ve noticed an increase in customers’ knowledge about ingredients – they have asked for the percentages of the naturally derived ingredients and the percentages of the active ingredients in the formulations,” says Wild Science Lab’s Zoe. Jasmine Wicks-Stephens, founder of FAACE (wearefaace.com) agrees. “People understandably want to know more about the ingredients in their products, as well as where and how ingredients are sourced, and the impact on the environment,” she explains. “I am seeing more consumer interest in tracing stories, where they are able to identify all the ingredients in their products via a batch number, and also see the story of how the product was produced.”

Former gallerist Alex Costa grew up around both art and hospitality – his mother is a fine artist and his father, Angelo Costa, opened legendary Hampstead hotspot Villa Bianca in 1969 and La Sorpresa in 1977. It’s perhaps no surprise, then, that he had always dreamed of opening his own restaurant. And last summer saw him do just that when he relaunched Aeon Gallery as Heath Street Kitchen. But though the gallery may be gone, artworks still adorn the walls of this contemporary, bright space, with regularly changing exhibitions of work by local artists planned. You’ll currently find vibrant, abstract works by Kimbal Bumstead hanging here.

Working with business partner Joe Sheasgreen, part owner of Wood Green’s Goodness Brewing Company, Alex has created an all-day eatery that brings a fresh eating experience to Hampstead. “We were always intending to open a restaurant in Hampstead,” he explains, “then we had the idea to marry our two businesses together – the art and the brewery, with the restaurant in it.”

From brunch through to dinner, the restaurant is open daily, with breakfast served on weekends, too. No matter what time you dine, the menu promises exciting dishes, made with the freshest ingredients. Starting the day in the best possible way, on the brunch menu you’ll find favourites like eggs benedict and shakshouka. Come evening time, dinner is a sharing affair, with platters and grazing dishes featuring on the tempting menu – think slow cooked beef short ribs with red wine jus reduction; salt and pepper squid; and Heath Street Kitchen’s famous millionaire’s potatoes with truffle oil and aioli (which have already earned a cult following among regulars). Meanwhile, on the drinks front, you can expect great coffee, classic cocktails, unique craft beer, and exceptional wines.

Decadent design, exquisite Japanese fusion food and creative cocktails make for an irresistible proposition

I’m getting ahead of myself, but Rika Moon, in Notting Hill, has stolen my heart. Here’s why…

Stepping through the door is like stepping into a wonderland –grandeur is the order of the day: the walls are painted with Romanesque murals and a beautiful marble bar commands the space.

With a bar like this, it goes without saying that cocktails are a speciality; I’ve sampled many an Old Fashioned in my time, but Rika Moon’s unique take on the classic makes it by far the best I’ve ever tasted. So much so that I’m compelled to enquire who made this masterpiece, and how it was achieved. Resident mixologist Ciara describes the process she uses to infuse the bourbon with sesame oil. It’s safe to say we’re off to a great start.

Onto the food, and aside from pointing out a few items from the menu that are really calling out to us, we ask the team to select others to complement our choices. The meal starts with a seaweed salad; it is subtly sharp and salty, served with a delicious black goma dressing. Rock shrimp tempura follows; crisp and light it is incredibly moreish. Tuna, salmon and sea bass sashimi are all mouth-wateringly delicious. The tuna especially so, being a chutoro

cut (taken from the belly area along the side of the fish). A rather special churasi salmon, tuna and kingfish sushi maki comes next.

Indeed, everything is excellent – if we’re really pushed to choose, we’d have to say that the stars of the show are the Kyoto miso black cod, and the Wagyu of lamb. The former is flaky, velvety, buttery perfection, while the latter is exquisitely tender. Special mention, too, goes to the Wagyu clay pot of minced beef and gohan rice, which is comfort in a dish and perfect fare for a dark, wintery night. We finish with mochi and black sesame fondant, the slight bitterness of the matcha ice cream cutting through the glossiness of the fondant beautifully. We are utterly replete and gloriously satisfied. It has been a flawless experience from start to finish. The staff, the cocktails, the presentation, the quality of the fish and meat, the subtle complexity of the flavours –all perfect. Our only regret is that, because of a private party occupying the space downstairs, we don’t get to visit the ‘disco loo’. Apparently, it’s a real showstopper, and already famous on Instagram. We resolve to return and see it for ourselves as soon as we possibly can – like we need an excuse.

FOR EACH PERSON

3 spring onions, trimmed

1 slice of bread

butter

1 teaspoon olive oil

3 fresh sardines, butterflied, i.e. split and flattened

1 organic egg

METHOD

1. Heat a griddle or frying pan over a high heat. Lay the spring onions on the hot pan to blister, turning after 3–4 minutes to blister the other side.

2. Toast the bread and chop the spring onions finely.

3. Butter the toast and spread with the chopped spring onion.

4. Lightly oil and season the skin side of the sardines, then lay them in the onion pan, skin side down, and cook undisturbed for 3 to 4 minutes, until the flesh turns pale, then flip and cook for no more than 1 minute on the other side.

5. Heat a small frying pan and gently fry the egg.

Endless sunshine, and superlative hotels and culture set the scene for the holiday of a lifetime in Miami

Miami is surely one of the most iconic cities in the world: the name alone conjures up images of kitsch poolside cabanas, art deco architecture and cool beach vibes.

We start our trip in the best way possible, flying Aer Lingus Business Class. From Heathrow we take a quick flight to Dublin, where we are able to do our US pre-clearance paperwork, rather than queuing for hours when we arrive. The process is swift, and before we know it we’re brunching and sipping on cocktails in the Aer Lingus Business Lounge. There’s something undeniably special about being called first to board, not to mention hearing those lovely words: “turn left”. The huge seats can be fully reclined and even boast a massage setting. Fabulously friendly service starts with a glass of Champagne, and once we’re up in the air we snuggle under quilts to check out the excellent in-flight entertainment. I manage to watch two films before the allure of the reclining bed, and the effects of the wine I had with lunch, result in my best ever plane sleep. The fact we don’t need our passports when we land, and can go through to collect our baggage as domestic travellers is an absolute game-changer; I’ll definitely try to do it on all future US flights.

A short drive through buzzy high-rise streets takes us to our first hotel, citizenM, in downtown Miami. Cool and quirky, it’s in Brickell, a neighbourhood that has undergone huge regeneration. There’s a smart shopping centre packed full of designer brands and it is home to Miami’s version of New York’s High Line, the Underline, a park, community space and public art destination under the city’s Metrorail. The hotel itself is packed full of cool artwork and the rooms, though capsule-sized, come with enormous beds and very powerful showers that are just what we need to blast away the jet-lag. Everything is super high-tech, run from an iPad – the blinds, room temperature and lighting are all adjusted with the tap of a finger. And a 24/7 kitchen in the lobby feeds peckish guests whatever time zone their body clock happens to be on.

On our first night we head out to Red Rooster Overtown, a Michelin guide Bib Gourmand restaurant where we tuck into huge portions of ribs and fried chicken. The atmosphere is fabulously laidback, with brilliant service and great music. There’s a cool, speakeasy-style bar and roof terrace, too, though we are too tired to do more than take a quick peek, resolving to head back for drinks later in our trip.

Fully rested the next morning, we head to Treetop Trekking Miami. It’s the first and only aerial zipline adventure park in South Florida, with ziplines, suspension bridges and balance obstacles, set high up in the lush, tropical jungle. I wimp out of actually participating, instead taking on the role of photographer, capturing my brave friends zipping past overhead. I also take the opportunity to explore the park’s wildlife, including a huge orange iguana the size of a spaniel, and hundreds of chatty parrots and vibrant pink flamingos.

Lunch – delicious Cuban food and the ‘world’s best pina coladas’ – comes courtesy of La Cañita, in Bayside. Though their cocktail assessment is probably accurate, it’s possibly not the best choice prior to taking a ride with Thriller Miami Speedboat Adventures… Nonetheless, it is a thrilling ride, and gives us a chance to look at the incredible houses on Fisher Island, spotting the homes of Will Smith and Gloria Estefan and various other celebrities.

Miami is one of America’s most art-friendly cities and there are plenty of tours available to help visitors explore the history and culture of the various neighbourhoods. First stop for us is the Design District, a haven for art and shopping lovers alike. The outdoor installations and murals are stunning, and the mix of independent boutiques and designer stores give our credit cards a bit of a hit, but what a way to do it!

Giving our wallets a rest, it’s our waistlines that are in danger in Little Havana. Mirka, our passionate and knowledgeable guide from Miami Culinary Tours, takes us on a walking tour, explaining how Cuban immigration has shaped the neighbourhood over the years. The area was recently listed as an official ‘national treasure’ by the National Trust for Historic Preservation, and it’s easy to see why. The incredible street art means we are constantly stopping to take photos.

Miami is not short of museums, and we fit in visits to the Frost Science Museum, with its incredible aquarium, and to Superblue. The latter sees us walking through labyrinths in an immersive, light-based, multi-sensory experience – the chance to walk into ‘clouds’ is not to be missed.

For the second half of our holiday, we head to Miami’s South Beach, where we stay at the Moxy South Beach. Everything about the hotel feels classically Miami; it is slick and contemporary with beautiful interiors, and there are even statues of the ubiquitos pink flamingos pool-side. A fabulous roof-top bar offers panoramic views, and is the perfect spot for sundowners, while Serena, a lushly planted open-air restaurant offers hand-crafted cocktails and shareable dishes. The rooms are compact and comfortable with floor-to-ceiling windows that allow light to flood in. Just a stone’s throw from Ocean Drive, it’s conveniently located, and you can even borrow bikes to explore the area on two wheels. We use our feet, however, taking in the stunning art deco architecture on a 90-minute walking tour with the Miami Design Preservation League. It’s a fascinating introduction to the art deco, Mediterranean revival, and Miami modern (MiMo) styles found within the Miami Beach Architectural Historic District. We are shown the ‘Versace Mansion’ and hear the gruesome story of how the legendary designer was murdered on its steps in 1997.

Afterwards, tummies rumbling, we head to the Time Out Market Miami, home to the city’s top chefs, most-talked-about restaurants, and the buzziest bars. Here, we sip on frozen cocktails, tuck into delicious dishes, and enjoy the ambience. We’re not done with Miami, but it would seem remiss not to explore more of Florida, so we dedicate a jam-packed day to doing just that, starting with the Everglades Alligator Farm. Here, we go on a thrilling airboat tour (top tip: take a set of dry clothes!), watch the alligators being fed, and even get to hold a baby alligator.

On the way back we stop off at Robert is Here, a family run fruit stand in Homestead. Specialising in rare and exotic fruit and veg, it has grown into a complete tourist destination with farm and play area. The smoothies are excellent, and it’s a great place to spend your dollars on homemade preserves to take home as gifts. Schnebly Redland’s Winery is our next treat, where we sample wacky sounding wines made from avocado and guava – it’s comforting to know if the world runs out of grapes, we’ll be okay.

With its beach-side buzz, Michelin star restaurants, glitzy late night bars, incredible art scene and designer shopping, you could holiday in Miami for a year and not get bored. And it’s called the Sunshine State for good reason. You won’t regret putting it on your 2023 travel wish list.

Explain the appeal of Belsize Park and Primrose Hill.

OL: Both have historic properties with handsome architecture but what truly marks them out is their wonderful sense of community. Both areas are multicultural, inclusive and filled with good restaurants and cafés serving a loyal clientele. Chain stores have never featured in Primrose Hill and now Belsize Park is moving away from them too. Instead, you’ll find independent boutiques and businesses run by local owners fully immersed in the community. On top of that, you’re never far from open green spaces – Primrose Hill itself with its legendary view over the capital and also Belsize Woods and nearby Hampstead Heath. And it’s all within 15-20 minutes of central London. I’ve lived in north London all my life and my loyalty to this area is replicated again and again in our clients, many of whom have bought and sold with us several times.

What location and properties appeal to super-prime tenants?

CW: In Belsize Park especially, super-prime tenants who want a sizeable property with light and airy volumes, off-street parking and garden, focus on individual properties rather than specific roads. Look at the Edwardian and Arts & Crafts homes in Elsworthy Road where you can walk directly onto Primrose Hill or the Victorian villas in Eton Avenue and Belsize Square. Both Primrose Hill and Belsize Park have an appealing bohemian edge, artfully – and delightfully - original.

What are the prime locations within Belsize Park and Primrose Hill for buyers and tenants?

OL: The tall pastel-painted townhouses arranged around the garden square at Chalcot Square are perhaps the most famous homes in Primrose Hill but there’s a wonderful mix of period styles including handsome white stucco-fronted houses, some with blue plaques. Elite roads include Bedford Square, Stills Road and Belsize Park Gardens. I believe more and more high-net-worth clients, who might previously only have considered prime central London, will see what this part of north London offers, its proximity to the city centre, and consider the exceptional family homes here as well.

What properties most appeal to super-prime clients?

OL: Most of the homes locally are apartments which means there’s always a steep imbalance between the

relatively small number of large family houses on the market and the number of affluent clients who want them. It’s not unusual for prime and superprime buyers to wait a year or two for the right property to come to market. Last November, we sold a six-bedroom red-brick house in Belsize Park Gardens with a guide price of £7,000,000 and in its first three weeks on the market, it attracted around 40 viewings with five competing bidders. In a prime Primrose Hill location, a wonderful property sold off-market in excess of £8,000,000 to a family we had worked with previously when they looked to rent. bed. This gives the illusion of a larger room, even if that floor space isn’t usable. While divan or ottoman style beds can be a godsend if you’re short on storage space, these bulky furniture pieces can easily overwhelm a smaller bedroom. Luxury brands like Button & Sprung and Furl offer the best of both worlds with bed frames that boast good leg height and a slimline silhouette, yet they offer decent hidden storage, too. And with all that extra floor space, you can elevate your sleep space even further by adding a large, plush rug underneath the bed which extends outwards on all three sides. For a streamlined and clutterfree look at home, you cannot beat bespoke cabinetry. In a well-designed hotel room you have the convenience of zoned lighting spaces, handy bedside switches, and different mood settings that you can touch (or voice control) at a whim, along with the air con. At home, it’s all about utilising multiple light sources, which not only gives you ultimate control of your bedroom lighting, but it inevitably aids sleep, too, with softer lighting options for just before bed. A pair of sculptural wall sconces (symmetrically positioned, of course) will free up precious bedside table surfaces, while a well-placed reading light will have the effect of sending you off peacefully. Nani Marquina

When Nani and her partner Albert moved into their Barcelona home over 30 years ago, the upper neighbourhood wasn’t really considered a part of the city, but as the sprawling metropolis expanded, so the area was swallowed up. The flat was built in the 1940s by renowned architect Eugenio Bona and, as it was originally built out in the ’burbs, it boasts an unusually large floor plan for a Barcelona apartment. “We love both the house and the neighbourhood, as it is the neighbourhood where I was born,” Nani reveals. “When we looked for somewhere to live, we ended up here as it was like going back to our origins. When I leave the house, I remember the route I used to take to school along Avenida Tibidabo, the park where I used to walk my dog... many wonderful memories. It’s an area with a lot of green spaces, which is something we really appreciate in the city.” With such rich pickings on her doorstep, I wonder how living in Barcelona has inspired Nani’s career as designer. “It has had a definitive impact in my decision to study design and be able to dedicate myself to it as a profession and as a way of life,” she says. “Barcelona is the city of design par excellence in Spain, where the design movement was born. My father Rafael Marquina was one of its founders, who together with several architects decided to promote this profession in the 1960s. At that time, Barcelona was coming out of a period of civil war, and design was a way of escape and a breath of fresh air. Industrial life grew very quickly in the city and a link between craftsmanship and industrial processes was created. Barcelona has always been a culturally rich city, where architecture and modernism have always been very important.”

Typical of its style and period, the apartment features glass doors, high ceilings, decorative mouldings, and imposing colonial wooden frames to all of the internal openings. But what strikes you the most when you enter is its abundance of natural light, something Nani feels very strongly about. “For me, the most important thing in this house is how the light enters the building,” she says. “It comes in through the back of the house. We’re lucky this is now a restful and quiet area. The large factory that was there previously no longer exists, which means there’s a lot of unbuilt space to allow light to flood our apartment – wonderful”. This, of course, is aided by the huge floor-to-ceiling windows, the large open spaces, and Nani’s considered approach to décor: pale wood floors are met with clean white walls and sheer white curtains, allowing the daylight to bounce around the flat freely. “For me, light is the most important element in a home,” she says. “Light defines the colours, the tones, it tells me what time of day I am living, the sunset, the sunrise... even what time of the year it is. It connects me with the outdoors, with nature and it is an indispensable element in our lives.”

While there’s a degree of minimalism at work, the apartment is not without colour, pattern, and interesting details. In fact, Nani’s home boasts a wealth of fascinating books and curiosities – but of course, the key to a clutter-free look is proper storage. Corridors are lined with vast modular shelving units, each compartment displaying a carefully curated object or objects, gallery-like. That old adage, ‘a place for everything and everything in its place’ certainly rings true here. “My interior design style responds to a basic need, which is comfort. Comfort means large spaces, light, things in order,” Nani explains. “I like simple, minimal things, but also have some classic design objects; those pieces that have been with you all your life and that you end up loving, such as the butterfly chair, lamps by Miguel Milá TMC... as well as things that don’t have a signature behind them. Something very important is also having the space to display items that I collect from my travels and other important moments in my life.”

Naturally, Nani’s carpet game is strong, and where better to show off a collection of beautiful rugs than in a light, bright apartment like this. The pale wooden floors act as the perfect backdrop to funky geometric runners, chic artisanal weaves, and the expansive Flora Promenade, a plush, contemporary floral rug that brings colour and energy to the living room. Nani tells me: “The rug is an ancient element in our homes, it’s been used for many different purposes over the ages: from prayer areas, to living spaces in the desert, protection from the cold, in palaces to lend sumptuousness to certain rooms… Rugs and carpets help us to turn spaces into what we want them to be. Nowadays rugs offer style, they mark a style. They have become a piece of domestic art. By using rugs in our homes and designs we can express emotions, feel the touch, the texture, the colour... It is an element that allows us to give a lot of character to a space.”

From the chic, mid-century furnishings in the living room and bedroom, to the serene spa-like bathroom, and the sleek contemporary kitchen complete with open shelving and trailing house plants, the apartment boasts a wonderful sense of calm. That Nani cannot pick a favourite piece, or space, is testament to the fact that the couple have created a “harmonious whole”, as she puts it. “The furniture in our house is simple; there are pieces that I like, others that I don’t like so much... but the important thing is that they respond to an ensemble that brings me comfort and convenience. Home provides a space where I store all my memories. I like to be surrounded by pieces that tell stories. Always in a very minimal style, very Nani and very Albert.”

TELL ME A LITTLE BIT ABOUT YOUR PRACTICE

HollandGreen is a multidisciplinary residential design studio of architects, interior designers and landscape designers. We have a collaborative approach that forges a strong bond with our clients, which is really creative, and we focus on giving an exceptional experience across the whole design and build journey. The breadth and holistic nature of our experience across the three disciplines, all under one roof, makes us unique as a practice.

HOW WOULD YOU SUM UP YOUR DESIGN ETHOS?

To create uniquely beautiful homes with a timeless design quality and which are sustainable for future generations – ethical design is really important to us. Each commission is a bespoke response to our clients’ individual needs and the characteristics of their property and location, whether town or country. We are working to meet the RIBA 2030 Sustainable Outcomes initiative, delivering projects that vastly reduce energy consumption and are ‘zero carbon’. We also support the UK charity Woodland Heritage, offsetting the carbon used in our projects by planting trees in British woodlands through donations.

Not withstanding our Fabric First approach, every project has some element of sustainable technology as standard – be that heat pumps, micro power generation and batteries to store that power, such as Tesla Power walls, or MVHR systems (that’s ‘mechanical ventilation with heat recovery’) delivering fresh filtered air into a building while retaining the energy used to heat it. These are all standard practice for us, and our goal to meet the RIBA 2030 Sustainable Outcomes is a journey our clients are excited to be on with us.

HOW DOES THE NOTION OF WELLBEING TIE IN WITH SUSTAINABILITY? Without wellbeing, I don’t believe there is such a thing as sustainability. If a building is super insulated with all the bells and whistles of technology but people hate being in it, then we have failed as designers and the building has failed as a place where people want to be – ultimately it will get torn down and the efforts to make it energy efficient will have been futile. We need to design buildings that are inspirational, making people feel great physically and emotionally, while being super energy efficient – only then will we have succeeded. And it’s not just humans we need to think about, we need to design with the wellbeing of the whole of the natural world in mind – not be in conflict with it. This may sound a utopian point of view, but I believe this is the type of thinking that’s needed.

CAN YOU TELL ME ABOUT THE KIND OF SUSTAINABLE BUILD PRACTICES THAT AREN’T IMMEDIATELY OBVIOUS TO HOMEOWNERS?

Homeowners are typically well informed on the technologies they may be able to employ because of media coverage. Then as designers we go into a deep dive with them on what is possible on their own projects. However, I think the Fabric First approach is something that isn’t always immediately obvious, and our clients welcome this. It’s the foundation to any good design –from a sustainability point of view and also in terms of energy cost savings in the longer-term.

TELL ME ABOUT THE ROLE OF SUSTAINABILITY AT HOLLANDGREEN

It was already a big focus, but now it’s the bedrock of everything we’re doing moving forwards. With the effects of climate change now at the forefront of everyone’s minds, it can no longer be something we focus on ‘later’; the world seems to have finally had an ‘aha’ moment and it’s honestly a huge relief to us as we’ve been working on pushing this agenda for a long time. I’m excited to be part of delivering the commitments we’re making as leaders in our industry.

A ‘Fabric First’ approach is always our starting point – ensuring walls, floors and roofs are designed to the highest standards with the most efficient insulation values we can feasibly achieve within budgetary and other constraints. We make sure that solar gains are mitigated, natural light is maximised and energy is not lost so that we know we have a good design to start with, before considering what technology to employ.

ARE CLIENTS INCREASINGLY MORE MINDFUL ABOUT CREATING GREENER HOMES?

Yes absolutely. Whereas perhaps 10 years ago it might have been a challenge, now our clients are coming to us with sustainability as one of their main focuses. Many are well informed –they have a good idea of what they want to achieve, and this makes for a great collaborative approach to designing.

WHEN IT COMES TO SOURCING MATERIALS, FIXTURES AND FURNITURE PIECES, HOW DO YOU MINIMISE THE IMPACT ON THE ENVIRONMENT? If we can, we source our materials and products with artisans and craftspeople local to the project site. We’re honest enough to say this is not always easy, but our goal is to deliver sustainable solutions through the furniture and finishes as well as the building fabric, and of course this supports British and local businesses, too. We look at the manufacturer’s sustainability policies and always choose non-toxic and VOC (meaning solvents) free materials. One of my favourite materials is UK-provenance vegan leather across interior furnishings.

HOW DO YOU SEE THE FUTURE OF SUSTAINABLE HOMES? In big picture thinking, I see the future as newly built homes which are so energy efficient, they generate more energy than they consume and then export the surplus energy out onto the national grid. So as a country we create new housing stock that can be part of our nation’s power generation strategy. Where homes (and buildings in general) use much carbon and energy at the moment, as we go forward, new ones built can become part of the solution – it’s a really exciting prospect. If all new homes acted as mini power stations, imagine the impact that would have not only to our collective fight against climate change but also to the UK’s energy demand, it’s a win-win.

HOW LONG HAVE YOU BEEN PRINCIPAL?

I have had the privilege to own St John’s Wood Pre-Prep for some 20 years now.

WHAT ATTRACTED YOU TO THE SCHOOL? My former wife was working here as the deputy head at the time. We had become good friends with the founder. After a particularly entertaining dinner party with her and her husband, we woke up the next day and remembered we’d said we would buy it!

I moved from working in lobbying to working alongside my then wife. After a while our divorce dictated that should I want to stay at the school, I would have to buy it for a second time. I’m a sort of Victor Kiam on steroids! (That’s showing my age.)

HOW WOULD YOU SUM IT UP IN A SENTENCE? A happy village school that becomes an extension of home and family for our children and our parents.

WHAT MAKES IT DIFFERENT? Being a small school for three- to seven-year-olds, everyone knows everyone, and our parents are a very important part of the community. For many, the last time they were at school they were the pupil – now it’s their turn to be the grown-ups. They join us for our weekly assemblies and we have plenty of social events and opportunities for them to get involved.

We also specialise in the 7+ entrance tests, so the academic curriculum is quite steep. Our results live up to that. Topic-based learning can be great fun – better still is having introduced our Forest School. The children adore it.

HOW WOULD YOU DESCRIBE THE ATMOSPHERE? Me being the biggest child here means it has to be well-mannered, respectful fun.

WHAT ABOUT YOUR PERSONAL EDUCATIONAL ETHOS? Perhaps not being the most academic of children, I didn’t really enjoy my schooling. I want our children to want to come to school, to be with and care for their friends, learn together and never be afraid to ask questions, or indeed make mistakes.

WHAT’S THE BIGGEST LESSON YOU’VE LEARNT ABOUT EDUCATING CHILDREN DURING A PANDEMIC? Apart from the roads being clear, the pandemic was a nightmare – first running a virtual school, then running two schools, virtual and physical (for the children of key workers). Those long lockdowns taught me how important it is for children to be with each other.

As adults, most of us have forgotten what it was actually like being a child, apart from rose-tinted memories of halcyon days. We often project on to them what we think they should be thinking. For example, when we anxiously ask children returning from 7+ tests how it went, we’re met with a quizzical look and told, “They gave us a biscuit”. The pandemic reaffirmed my view that we should let children be children, and protect the delightful innocence of childhood. The other lesson I learnt was exactly how amazing my team are. They went over and above the call of duty and we ended up having one of the best leavers lists in several years. I am so grateful for their service and dedication.

playing such a big part in young people’s lives, conversations about online safety are key

With regular media coverage of cyber-bullying, grooming and harmful content, the internet can seem a dangerous place for kids. But for Will Gardner, CEO of the charity Childnet, it’s important that conversations about online safety start with the positives. “Technology offers huge opportunities for education, creativity, socialisation and careers, and can give young people a voice,” he says. “So, when we talk to children in schools, we start by asking what technology they love. We then build on that conversation to make sure they have the critical thinking skills and strategies to manage the risks.”

Childnet also runs training sessions for school staff, including teachers, as well as education sessions for parents and carers. And it has free materials that can support all these audiences in helping to keep children safe online. But if schools in England already have a statutory duty to put appropriate filtering and monitoring in place on their internet-connected devices, why is the extra help necessary? “These safeguards are useful in reducing exposure to inappropriate content, but they aren’t 100 per cent effective, and education has to play an important role,” says Will. “It’s why we want discussions around online safety to be part of the curriculum for computing, sex and relationship education, and to be embedded into other areas of teaching.”

THE POWER OF PEER TO PEER

For Will, one of the most effective means of disseminating messages and changing behaviours is via young people themselves. “Technology changes so fast – we’ve gone from Facebook to Instagram, Snapchat and TikTok in just a few years,” he says. “Mobilising the youth voice within that fastmoving environment can really help.” To encourage this peer-topeer info-sharing, Childnet runs a Digital Leaders programme.

The theme of this year’s Safer Internet Day – “Want to talk about it? Making space for conversations about life online” – reflects this focus on the youth voice. Childnet is heavily involved in organising and publicising the day, which this year takes place on 7 February. It’s a great way to reach large numbers of people through educational materials, social media and TV.

“In 2022, we reached 54 per cent of eight-to-17-year-olds and 32 per cent of parents and carers, which for a one-day campaign is extraordinary,” says Will. “And of the schools that took part, 41 per cent said it led to disclosures about potential safeguarding issues. This shows that the day equips schools and parents to discuss online safety, which in turn makes children feel more comfortable approaching them about it.”

THE IMPORTANT ROLE OF PARENTS

So, what advice does Will have for parents who are keen to keep their kids safe online? “Get involved,” he says. “Make sure your child’s school has activities planned for Safer Internet Day – this year or next. And if they don’t, try to get them to support it. We want all organisations to take part too, not just schools, so speak to your employer.”

Beyond that, Will says it’s important to use free parental controls for younger children, to block access to ageinappropriate content at home. It’s also never too early to open the channels of communication for conversations around technology and online safety.

Childnet’s website has resources to support this for children of all ages. “The crucial thing is that young people know they can talk to you about what’s happening online, and without judgment,” says Will. “It’s not easy to have these conversations, but the internet is a big part of young people’s lives. NURSERY: WHY START YOUR CHILD’S EDUCATION EARLY?

Dwindling are the days of stay-at-home-mums. While the cost of childcare has, like the cost of living, spiralled, the Department for Work and Pensions says that 76 per cent of mothers now return to work within 18 months of having a child. So how do you choose the best nursery for your child? The difference between settings often lies in how the Early Years Foundation Stage is delivered. This is the statutory framework and standards that all providers must meet for the learning, development and care of children up to age five.

EYFS providers are not bound by the same staff to child ratios. For example, for children aged 3+ years in a private nursery or preschool, the typical staff to child ratio is 1:8. At North Bridge House West Hampstead, the ratio at Nursery (age 2+) is 1:4 and in the Pre-Reception (age 3+) class, it is 1:6, which allows for truly individualised teaching and learning.

“Upon entry to Pre-Reception at 3+ years, all children from our Nursery class could write their own names, whereas those who joined us from other day nurseries could not,” reveals Eilish. “Similarly, all children transitioning to Reception from our Pre-Reception class were already halfway through their phonics programme, way ahead of the children who joined us at Reception from other settings,” she continues.

NBH West Hampstead also takes a mastery approach – which ensures that all pupils have mastered key concepts before moving on to the next topic, by providing individualised support to those taking longer to grasp an idea – to maths from nursery age, to build a deeper understanding of numbers beyond basic counting from the very beginning of a child’s education.

Non-cognitive skills are just as essential. The opportunity nursery provides to interact and empathise with others, express feelings and opinions, and discover more about life outside of the family unit develops key social and communication skills in children, and grows their self-confidence. CAUTIOUS OPTIMISM

Buying and selling in the Capital can be tumultuous at the best of times, and 2022 proved particularly challenging, especially towards the end of the year. As we look forward to spring 2023, however, London property experts tell us there’s reassuring calm after the storm. “All the international volatility last year from the Ukraine conflict, together with the strikes, Brexit and government policies – including the unmitigated disaster of the appointment of Liz Truss – created a huge amount of uncertainty and instability in the financial markets,” says Vivienne Harris, owner and managing director at Heathgate. “In turn, the rise in inflation figures and higher interest rates were worrying for those wishing to invest, particularly in property.”

With gloomy predictions of prices inevitably tumbling, how can the London property market hold its ground? “Interestingly, due to the lack of stock, whether for sale or letting, the housing market remained relatively buoyant with most estate agents reporting good end of year figures,” says Harris. “This trend looks set to continue, and with spring fast approaching, the days getting longer and the weather warmer, there is every likelihood that prices for both sales and lettings will remain stable, or possibly improve, depending on the availability of homes for sale or to rent.”

Liza-Jane Kelly, head of London Residential at Savills, is confident that the Capital will maintain its reputation as one of the best places in the world to buy property. “The cache of owning property in the Capital is world renowned and is why London is widely recognised as one of the most desirable places to live,” she says. “Although there is some hesitancy, particularly amongst buyers, there is still plenty of opportunity left in the market with a flight to quality being one of the main themes

to consider. Buyers and sellers who are serious about moving will continue to fuel the market. In fact, according to a recent survey of Savills’ prospective buyers, over three per cent of all respondents said they were more committed to moving within the next three months, and over 12 per cent over the next six months. This rises to over 20 per cent for those moving for work,” she tells us.

For international buyers, and for high-net-worth individuals, the draw of central London remains strong, adds Kelly. “Despite values across Prime Central London set to be down two per cent across 2023, they will be up over 13.5 per cent by the end of 2027. In the meantime, buyers will also continue to capitalise on those homes that offer the golden formula – outdoor space, community, and connectivity. The drive for sales will be helped by the active pool of dollar buyers looking to capitalise on London property given the drop in the pound. These buyers have been transacting most actively in the Prime market since the last quarter of 2022 and this is something we have continued to see over the new year. International buyers have always been key investors to the market, with education and the calibre of stock in this global city being the main drivers.”

As much as we’d like to put memories of the pandemic behind us, the London property market is still very much feeling the effects of 2020. But this comes with a positive spin. The way we live and work has changed dramatically over the last three years, and there’s every sign that some of these changes are here to stay. New attitudes on work/life balance, and the sharp uptick in working from home – at least for part of the week – means there’s a greater sense of permanence, of setting down roots, and properly investing in our properties, not just financially. “Serious buyers will take a long-term view on their next purchase,” confirms Kelly. A vast majority (93 per cent) of Savills agents agree that the value of home life is now more important than ever for their buyers. Fewer than one in 10 (9.7 per cent) of buyers anticipate owning their next home for less than five years, while 60 per cent expect to own for at least 10 years.”

Marc von Grundherr, director at Benham & Reeves, is also cautiously optimistic about the London property market in 2023. “I always like to tread carefully in my evaluation of what the year ahead has in store for us as property owners and landlords, but I believe, with some crystal ball gazing, things will not be too bad,” he says. “Property sales values will not crash. A slight weakening perhaps but mortgage rates have settled down, demand is still pretty strong, and purchase stock is as short as ever, so I predict no more than a five per cent drop in values in the first half of 2023.” When it comes to transactions, von Grundherr tells us that, interestingly, sales volumes are rarely discussed in the media but they are important in analysing the health of the market. “‘Normal’ is around 1 million annual transactions, with 2021 seeing 1.4 million due to government intervention to prop up the market. This year will be leaner than normal as sentiment in the first few months continues to be bashed. However, the Autumn Statement by Jeremy Hunt hid in the small print the fact that stamp duty thresholds will drop down to 2021 levels in 2024 and so there will be an enthusiasm from buyers in order to save on the tax.”

And while there are some predictions of property prices nosediving nationally, we all need to bear in mind that London continues to tell its own story. “Many reports are estimating that due to the continued shortage of available homes the price falls with be softer than anticipated, with the rental market probably holding or seeing further price rises,” says Vivienne Harris. “So for the foreseeable future it is probably a good time to sell or rent your property, as historically, the onset of spring has always seen an increase in the number of buyers and tenants coming into the market.” heathgate.com; savills.co.uk; benhams.com
