What is your favourite room in the house and why?

The south facing drawing room is a favourite room of ours, with the well-proportioned Regency features and wonderful uninterrupted views towards Salisbury Plain.

Who do you think will be the ideal new owner?

Any future owner of The Old Vicarage will, we think, be a lover of period property and the countryside.

What do you love most and why?

Undeniably the position is outstanding. Set within a lovely village, close to the church, quiet and yet within easy reach of the picturesque towns of Devizes and Marlborough and the Saxon village of Pewsey, with its excellent links via the Great Western Railway to London Paddington, approx. 1 hour and of course through the west country down to Exeter and beyond.

What do you love about the local community?

The local community comprises all ages enjoying similar interests, namely lovers of the countryside, wildlife, tranquillity, and neighbourliness. Wilsford has always enjoyed many generations of the same family residing here and currently there are three such families in the village.

How easy is it to commute from here?

To commute from the village is easy with a short drive to Pewsey station approx. 4 miles and direct train services to London Paddington in just over 1 hour. Access to the A4, M4, A34 and A303 are all within easy reach.

What made you choose this property over others?

We simply loved the village and were downsizing from just a short distance away and had family already enjoying living here in this area of outstanding natural beauty.* *

KEY FEATURES

Ground Floor:

An attractive porch area leads to into the main hall via a vestibule door, and it’s immediately apparent that this gorgeous Georgian property retains so much original character and feel. The drawing room enjoys delightful views over the rear garden and beyond, with French doors leading to the south-facing flagstone terrace. One is struck by the excellent ceiling height throughout, without the property feeling cavernous. Both the drawing and dining rooms have lovely fireplaces, although we understand the dining room one has not been used recently.

The kitchen and adjoining utility/boot room have been relatively recently refurbished, with limestone flooring and underfloor heating. The AGA provides a wonderful focal point, and the adjacent larder/ pantry some very useful storage. It may be possible to extend the kitchen to the rear (subject to the necessary consents), perhaps with an orangery-style addition which would then allow the addition of a kitchen island.

First Floor:

The wonderful proportions and timeless charm carry through to the first floor, reached via the original staircase with elegantly turned banister. The front corner-aspect bedroom and landing afford views across the village to the 13th Century church. The principal bedroom benefits from a large bathroom next door and generous wardrobe cupboard. The two further bedrooms are separate but benefit from a connecting door and are complimented by a large family bathroom at the end of the landing.

Outside:

The Old Vicarage is tucked away from view, despite having two entrances/exits to the gravelled carriage driveway. The front area is laid mainly to lawn with a selection of fruit trees and is enclosed on the north side with a grade II listed cob wall.

Of particular note is the substantial coach house, currently in use as storage, but ripe for conversion (subject to the necessary consents). There is also an attractive courtyard behind this, accessible from the utility/boot room from the main house. A large boiler house, provides great space for a garden store, and an area adjacent to this is ready to become a productive vegetable garden.

The gardens continue to the other side of the house, with formal box hedging leading to the sizeable rear lawn. The raised terrace and garden here are almost directly south facing, and enjoy spectacular views. Shelter is provided by trees on either side, and the garden could be developed further should the new owners wish. From the north of the property are wonderful views towards the Marlborough Downs.

Location: Wilsford is a quiet and pretty village situated in the picturesque Pewsey Vale, an Area of Outstanding Natural Beauty. The village is surrounded by beautiful downland scenery, and many buildings of significant character and charm, including the 13th century church. There is excellent walking and cycling in the area and The Millstream public house in Marden and The Seven Stars in Bottlesford are nearby to provide refreshment and delicious food. The vast expanses of Salisbury Plain lie to the south of the village, offering further opportunities for walking and riding.

A wide range of amenities are available in Pewsey, including direct rail services to London Paddington which take around 1hr. The nearby market town of Devizes caters for all additional needs, whilst Marlborough also remains within easy reach.

Excellent schooling is available locally, including Woodborough Primary School, St Francis Prep (private), Dauntseys School (private), and the world-renowned Marlborough College (private) and this remains a draw for many families moving to the area.
