Want Reliability? Go Solar!
By Erick O’Donnell
It’s been almost two months since Arizona’s utility regulator kicked off what’s sure to be a long and contentious fight over how much homeowners with rooftop solar deserve to be paid for the electricity they share with their neighbors. We’ve commented on the Arizona Corporation Commission’s head-slapper of a decision to reopen an already thoroughly litigated issue, so now we will try to anticipate some of the anti-solar rhetoric that’s likely to pop up in the ensuing discussions. One of the most pernicious falsehoods about solar is that it’s unreliable—and, conversely, that its Earth-heating legacy competitors are a firm rock we can stand on. The state’s largest provider of electric power has cited its abundant stock of fossil-fuel infrastructure as reason to dismiss any concerns over the state’s energy security. Such reassurance might satisfy those who have listened to comments from public officials—many of whom are closely associated with fossil-fuel interests—who have derided solar, wind, and other renewable energy sources as fickle and unreliable in comparison to coal and natural gas. But people who have paid attention to recent developments in the planet’s changing climate are more likely to have some skeptical questions. Even as officials seek to roll back Arizona’s gains in solar-enabled energy independence, recent events are proving that solar power will be crucial to Arizonans’ energy security and access to scarce resources. Rosy predictions about the resilience of Arizona’s energy infrastructure in its current, heavily fossildependent state are far from reliable given some stark realities. Researchers at ASU found that the risk of cascading grid failures increases by a factor of 30 with each increase of a degree celsius in average annual temperatures. What’s more, the financial viability of fossil fuels
as a cheap, dependable energy source is doubtful given that the EPA, under President Biden’s direction, is currently preparing regulations that would dramatically increase the cost of such fuels to account for the damage they cause to our planet. All in all, fossil fuels could soon turn out to be as unreliable as they are dirty. By contrast, renewable energy, especially solar, is proving its value as a critical component of a resilient, dependable grid. Solar power and battery storage helped prevent power outages in Texas during the heat wave that struck the southern half of the United States this past summer, according to Inside Climate News. When energy demand shot up along with the mercury, solar power helped stabilize the grid with badly needed electricity, preventing grid failures. That likely saved lives. Meanwhile, events proved more embarrassing for fossil-fuel energy, which we’ve heard touted as the only energy source we can count on, apart from nuclear. One of two plant failures mentioned in ICN’s article was a coal plant. The other was a nuclear plant. Whether we can rely on our electrical infrastructure determines whether we can rely on our taken-for-granted access to vital resources, especially water. Global warming simultaneously increases the need for fresh water (as a coolant for the power plants needed for air conditioning) and decreases its availability in the form of precipitation. Reduced rain and snowfall, in turn, threaten to idle the state’s sources of hydropower, increasing our reliance on water-sucking power plants. As we observed in our previous article, the interconnected nature of our resource challenges means there is virtually no aspect of civilization that is left untouched by the climate crisis. We should be looking for solutions that are correspondingly wideranging in their effects.
Solar power is one such solution. Solar panels require no water to cool them down, unlike Arizona’s thirsty coal and nuclear plants. What’s more, they eliminate the need to burn a corresponding amount of coal or natural gas to serve a given household, slowing the accumulation of greenhouse gases that is depriving us of water. Speaking of reliability, it’s worthwhile to reflect on who we can rely on to foster the clean, abundant energy sources that we need. It doesn’t seem to be public officials, who are often eager to stymie the country’s clean-energy transition with imaginative interpretations of facts. You may recall that pro-fossil-fuel politicians and pundits blamed renewable energy for Texas’s deadly winter power outages in 2021, contributing to the anti-solar misinformation that makes going green such a steep climb. This is especially ironic given that renewables helped save Texas’s hide this past summer. That spontaneous disinformation campaign was just one data point in a trend line that is fairly easy to read. Public officials are as liable to inhibit as to encourage the growth of America’s green-energy economy, especially in states with deeply established profit centers in the form of fossil-fuel infrastructure. That’s why people who benefit from a reliable energy grid and a healthy environment—which is to say, everyone—has a civic duty to stay engaged in public discussions over whether to foster or stymie the growth of clean energy. (We know we will, and once the Corporation Commission schedules another public meeting in its rate case, we’ll be sure to let you know.) As it turns out, we are the ones we have to rely on to secure our energy future. A bright energy future is won through individual initiative, not just government support. Experts from the Arizona Department of Revenue will lead the workshop, providing in-depth information and guidance on TPT tax applicable to businesses. Attendees can expect to gain insights into tax compliance, reporting procedures, and other crucial aspects of business taxation in Arizona. The workshop will take place at Peoria City Hall in the Pine Room, located at 8401 W. Monroe St. This central location offers convenient access for business owners throughout the city. Registration for the event is now open and interested participants are encouraged to secure their spot as early as possible. PEORIA RESIDENTS INVITED TO ENGAGE IN CITY COUNCIL MEETING ON DECEMBER 12 The city of Peoria invites its residents to connect and participate in the upcoming city council meeting scheduled for Tuesday, Dec. 12, at 6 p.m. This regular meeting, to be held in the council chamber located at 8401 W. Monroe St., offers a platform for community members to stay informed and involved in local governance.
Residents seeking to prepare in advance can access meeting agendas and detailed information at the city’s official website, peoriaaz.gov/government/mayorand-city-council. These resources provide valuable insights into the topics and decisions that will be addressed during the meeting.
For those unable to attend in person, the city of Peoria ensures accessibility through live broadcasts. The meeting will be aired on Cox Channel 11 and on YouTube through the Digital Peoria channel. This multi-platform approach ensures that every resident has the opportunity to stay engaged with the city’s developments and decisionmaking processes. PEORIA TO IMPLEMENT SERVICE FEES FOR CREDIT CARD PAYMENTS Starting January 1, the city of Peoria has a new policy regarding service fees for payments made via credit or debit cards. This change will affect all utility payments and business license transactions conducted using these payment methods.
PEORIA CITY COUNCIL APPROVES PARTNERSHIP FOR STATE-OF-THE-ART REAL-TIME CRIME CENTER In a significant move to bolster public safety, the Peoria City Council has given the green light to an Intergovernmental Agreement with the Arizona Department of Public Safety (DPS). This collaboration paves the way for the establishment of a Real-Time Crime Center (RTCC) in Peoria. Thanks to this agreement, DPS will allocate $2.6 million to the city for setting up and operating the RTCC. The proposed location for this advanced facility is the Pinnacle Peak Public Safety Complex. This initiative represents a major step forward in integrating modern technology with law enforcement and community safety strategies.
Over the past six years, the city has absorbed credit card service fees totaling approximately $772,000. These fees are charged by credit card companies for processing transactions. In a move to allocate these costs more equitably, the city will introduce a 2.8% service fee on all credit and debit card payments, with a minimum charge of $1.95 per transaction.
The RTCC is designed to centralize a variety of technological tools essential for crime investigations, community policing, and crime prevention. Its primary mission is to streamline resources, focusing particularly on high-crime areas, ongoing criminal activities, and significant public events requiring law enforcement or fire-medical intervention.
Residents and business owners can avoid these additional fees by opting for alternative payment methods. The city recommends using ACH electronic funds transfers or e-check payments, which are not subject to these service fees. In these transactions, customers provide their routing and checking account numbers to facilitate the transfer of funds directly from their bank accounts.
Mayor Jason Beck expressed strong support for the project, emphasizing its importance in maintaining safety across Peoria’s neighborhoods and commercial districts. Current plans indicate that preliminary design and development work for the RTCC is already in progress. The expected completion date for this state-of-the-art crime center is set for late 2024, marking a significant advancement in Peoria’s commitment to public safety and community wellbeing.
For further details and guidance on these upcoming 4 • December 2023 • UPPER WESTSIDER
changes, residents and business owners are encouraged to contact the city at 623-773-7160. This policy change is part of Peoria’s ongoing efforts to manage costs effectively while continuing to provide high-quality services to its community.

Peoria Invests in Water Security with $63.5M Project for New Wells Near Lake Pleasant IN A FORWARD-THINKING MOVE TO SAFEGUARD ITS WATER FUTURE, THE CITY OF PEORIA HAS ANNOUNCED PLANS TO CONSTRUCT FIVE NEW WATER WELLS AND A BOOSTER PUMP STATION, A PROJECT AIMED AT FORTIFYING THE CITY’S WATER SUPPLY AMIDST ONGOING DROUGHT CONDITIONS. Strategically located north of Loop 303 and west of Lake Pleasant Parkway, these new wells are designed to act as a reserve in worst-case scenarios, particularly in the event of reduced water allocations from the Colorado River. This initiative marks a significant step in Peoria’s long-term strategy of storing and accumulating renewable water sources to meet the growing demands of its expanding community. The selected site, south of the Central Arizona Project
(CAP) Canal, emerged as a prime location following exploratory water sampling drills, which revealed the area’s abundance of high-quality water reserves, surpassing initial expectations.
Collaboration is key in this endeavor. The Arizona State Land Department (ASLD), the primary landowner in the project area, along with other local stakeholders, are actively involved in the development process, ensuring smooth progress in establishing the well sites and necessary road access for infrastructure. Funded through a combination of loans and grants from the Water Infrastructure Finance Authority of Arizona (WIFA), including a COVID-19 Stimulus grant, the project carries an estimated cost of $63.5 million. This financial package underscores the project’s
significance and the city’s commitment to securing its water resources.
Scheduled to break ground next year, the construction of these new wells is set for completion by spring 2026. This project not only represents a critical investment in Peoria’s water infrastructure but also serves as a proactive response to the challenges posed by climate change and regional water scarcity. By bolstering its water reserves with these new wells, Peoria is taking a significant leap towards ensuring a reliable water supply for its residents, even in the face of uncertain environmental conditions. This initiative positions the city as a leader in sustainable water management, setting an example for communities grappling with similar challenges.

Corgis and Australian Shepherds. The books’ central character, “Cat” Wright, stands out as the lone cat aficionado in a town obsessed with dogs. Wright, alongside her eccentric family, tackles complex murders shaking up the local community. Wilson’s journey into this niche genre began with a familial anecdote. Her mother adopted a Jack Russell Terrier, and that experience highlighted the significance of finding the perfect dog for each person. Her passion for writing was ignited by a childhood interaction with a Nancy Drew book, which led her to pen an alternative ending. This early creative spark blossomed into a career marked by literary acclaim and a deep appreciation for storytelling. Beyond her novels, Wilson engages her readers with personal dog food recipes and a monthly newsletter. Her Bow Wow Boutique furthers her canine advocacy, offering a unique dog product each month, with proceeds aiding dog rescue organizations across the nation.

Education Peoria Honored as ‘Hero of Education’ by Glendale Community College
Photos courtesy of city of Peoria
T
he city of Peoria has been named the Hero of Education for 2023 by Glendale Community College (GCC), a commendation that celebrates Peoria’s unwavering commitment to educational advancement and community partnership.
A PARTNERSHIP ROOTED IN COMMUNITY GROWTH This prestigious award, presented during the Heroes of Education celebration at the Phoenix Art Museum on November 16, recognizes Peoria’s longstanding partnership with GCC. The collaboration is notably highlighted by the PeoriaAZ Promise program, an initiative launched in 2022 to support local students in their pursuit of higher education. BRIDGING THE EDUCATIONAL GAP The PeoriaAZ Promise program stands as a testament to the city’s dedication to education. Designed to supplement federal financial aid, this program aims to bridge the financial gap for Peoria families, making college education more accessible and affordable. The program, funded with $200,000 from the American Rescue Plan Act/COVID Stimulus Grant, offers scholarships and stipends to eligible students attending GCC. Focusing on fields like first response, IT, and other municipal-related studies, the initiative has already benefited 84 students since its inception in spring 2022.
EDUCATION FOSTERING ECONOMIC STRENGTH Peoria Mayor Jason Beck, speaking at the event, highlighted the intrinsic link between a strong economy and robust educational systems. “I believe that a strong economy and education go hand-in-hand,” says Beck. “The PeoriaAZ Promise program, managed by our Neighborhood and Human Services division, is a wonderful example of how we are investing in the next generation of first responders here in the West Valley. Thank you to Glendale Community College for the partnership and recognition.”
QUALITY EDUCATION FOR TOMORROW’S JOBS The city of Peoria’s investment in education reflects a deep understanding of the critical role postsecondary education plays in community growth and prosperity. By ensuring consistent and affordable access to quality education, the city aims to equip students with the necessary skills and training for future job markets. THE COLLEGE PROMISE PROGRAM The Peoria program aligns with the national College Promise Program, a nonpartisan, nonprofit initiative supporting the funding of the first two years of college education. To be eligible for the PeoriaAZ Promise, students must meet income criteria for the Free Application for Federal Student Aid, reside in Peoria, and maintain at least a 2.0 GPA. Applications are vetted through the Maricopa Community College Foundation, ensuring a fair and impactful selection process. Neighbors
Hello Neighbor! the state. My kids have given meaning to everything I do and bring so much excitement and fulfillment to my life by living their lives. We are super close!
MY LIFE IS… organized chaos. While my days are busy from start to finish, I always manage alongside the great team that I have around me at home and at work.
ONE THING I CANNOT LIVE WITHOUT IS… my cellphone. Whether it is to reach my family, business, or as a part of my community involvement, connectivity is important. MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY IS… “Happy Gilmore.” It’s hilarious, rewatchable, and has great one-liners, but it also reminds viewers that even as serious as things are, it’s important to have a laugh every once in a while. HI, MY NAME IS… Kyle McMillian. I’VE LIVED IN PEORIA FOR SEVEN YEARS AND I LOVE IT BECAUSE… Peoria is a growing community that has everything my family and I need. We love the schools, food, and retail options, and the beautiful parks and community activities that are available to us. A TYPICAL DAY IN MY LIFE INCLUDES… my mornings typically start with school drop-off duty for my two kids. From there, I spend my workday identifying businesses with lending needs through my work as a senior vice president commercial banking officer at UMB Bank. After work hours, I am usually taking my kids to sports or helping out with one of the local philanthropic organizations I support in the community. If I’m not doing that, I am usually riding my Peloton or working off stress through exercise. MY FAMILY IS… my wife, Cari, my daughter, Avery, and my son, Frank. My wife and I are originally from Kansas City and moved to Arizona in 2008, so we are the only family we have here in myhyperlocalnews.com
WHEN I WAS YOUNGER, I WANTED TO BE… a professional athlete, but size genetics prevented me. I also wanted to be a pharmacist but ultimately decided on finance because of my love for numbers. THE SONG I WOULD SING AT KARAOKE NIGHT IS… “Ring of Fire,” or another track from Johnny Cash. His songs are usually three minutes or less, so I can quickly hop on and off stage and use a deep baritone voice. THE ONE PERSON WHO MOTIVATES ME IS… this is a hard question, but family is a key motivator for me. I also like to find motivation through my customers, as I want to see their success, as well as through my involvement in the community, as I work with nonprofit teams to support a cause. THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… probably something I said. My family says I always laugh at my own jokes and my daughter is 10 years old and at the age of finding parents kind of embarrassing, so it was most likely something hysterical I said to make her laugh.
THE BEST GIFT I’VE EVER RECEIVED WAS… the birth of my kids was the best gift. There are no words to describe what it’s like to introduce them into your life.
THE PERFECT DAY IS… for me, the perfect day means exploring within Arizona or traveling somewhere new with my family. Hanging out with my kids and helping with their activities is another part of my perfect day. I recently had the opportunity to be an assistant coach for my son’s baseball team, where I got to see him grow and improve while sharing my love for sports with the other kids in the community. MY FAVORITE LOCAL NONPROFIT IS… Fiesta Bowl Charities. Through my involvement in the organization, I have been introduced to powerful initiatives like the Palo Verde Fiesta Bowl Charities Wishes for Teachers program, which provides $2,500 classroom grants to 500 teachers across Arizona for a total of $1.25 million. As a parent with kids in school, you realize you can never repay a good teacher for the value they are giving your kids. The Palo Verde Wishes for Teachers program was designed to honor the rockstars in the community who are doing great work and provide the funding for educators who are building our future leaders. The organization goes beyond the Vrbo Fiesta Bowl and Guaranteed Rate Bowl to make a difference in the community, and it is an honor to serve as a member of the Yellow Jacket Committee.
MY DREAM VACATION WOULD BE… I would love to visit Czech Republic to learn more about my heritage. I would also love to travel anywhere in Europe. My wife and I love international travel but traded in our trips to the Mediterranean for trips to the amusement park with our kids. We love it, but also look forward to traveling the world as a family soon. THE BEST PIECE OF ADVICE I’VE EVER RECEIVED IS… from my dad, who reminded me that you must be willing to outwork others to achieve your goals. And another great word of advice is to smile. It is a simple way to pick yourself up and brighten someone’s day.

How Stapleton Roofing Keeps a Solid Roof Over Your Head

T
his summer, Arizona endured 55 days at or above 110 degrees, and when the season totals are released, it may be one of the driest monsoon periods. But your roof did its job keeping you out of the sun, right? Yes, but while you replace sunburned plants, you should check the health of your roof. Just as your air-conditioning worked overtime this summer, so did your roof. “I guarantee the heat this summer has destroyed more roofs than people think,” says Pat Stapleton, president of Stapleton Roofing in Phoenix. “And when the winter rains hit, which are coming soon, there are going to be a lot of people in a lot of trouble.” A third-generation roofer, Stapleton started roofing out of high school and worked up to foreman, supervisor, and roof sales for the past 20 years. In 2010, he and his wife, Cindy, opened Stapleton Roofing “because we felt we could do a better job than most,” he says. The most challenging part of starting the business, he says, was finding quality roofing crews that could follow his rules and regulations and place roofs how he wanted. “We’ve grown the business enough to have good help, supervisors, and crews. We remove everything down to the wood substrate to determine if there is rotten wood, but some companies will place new underlayment over old underlayment. We never have any complaints. Everyone is proud of their work, and they do a good job.”
PREVENTING ROOF DAMAGE
As Arizonans know and the experienced Stapleton Roofing crew sees regularly, the sun isn’t the roof’s only threat. Thunderstorms, hail, heavy winds, and other severe weather conditions constantly pummel a home’s protector. A roof will stand firm through many tests, but sometimes it needs a little boost or repair. When it comes to storm damage and your roof, Stapleton Roofing recommends three categories of action: prevention, inspection, and restoration. “Since it doesn’t rain a lot, when it does, it rains hard,” Stapleton says. “That’s also what gets people in trouble. It goes so long without rain that people think their roof is fine. Suddenly, when it rains hard, your roof leaks.”
Before
He says that when bad weather is brewing on the horizon, a few quick preparations can help protect your roof. First, make sure all loose items in your yard have been brought in or secured. This includes lawn ornaments, patio furniture, or some loose hanging decorations. Second, ensure no branches are within six feet of your roof. In high winds, tree limbs can act like whips or even snap off and impact your roof. Third, clean out your gutters and drainage systems. Ensuring no blockages are present will help keep water flowing as it should and protect your home. “Tree branches are the big killer for us,” says Stapleton. “When the wind blows, the branches get caught in the tile. So, you want to trim your trees and the branches off your roof.”
INSPECTING YOUR ROOF
While you can prepare your yard to prevent roof damage, bad weather can still harm it. That’s why inspecting your roof is essential before and after bad weather. Stapleton says beforehand, on shingle roofs, it’s a good idea to check for cracked or worn boots around pipes; excessive amounts of shingle granules in your gutters; missing, warped, or broken shingles; and shingles that are curling or buckling. Look for shifted tile, exposed underlayment, and lifted vents on tile roofs. “Each of these can lead to larger problems with your roof, including potential water leakage during the next storm,” he explains. You can also call Stapleton Roofing to do the inspection. It’s free to have your roof assessed. Stapleton stresses to make sure your homeowners/ property insurance is current. He says most insurance companies will cover storm damage but won’t replace an old, neglected roof. Additionally, most insurance companies will provide a discount when a roof is replaced. It’s also important to know that not all states require contractors to have a license to perform work, says Stapleton. “Arizona has a regulatory agency, known as the Arizona Registrar of Contractors, which requires roofing contractors to have a license to perform work legally. It requires a minimum of a two-year
warranty from the contractor.” And in most cases, it’s recommended to obtain three bids. You can check the status of any licensed contractor at azroc.my.site.com/ azroc/s/contractor-search.
HOW LONG WILL YOUR ROOF LAST?
Even with the best prevention and inspections, roofs must be replaced at least once in their lifetime. If your house was built over 15 to 20 years ago, it will be ready for a reroof anytime, says Stapleton. He warns that tile roofs aren’t as easy to determine the condition without lifting the tile to view the underlayment. Signs of a failing roof are shifted tile, damaged facia, or damaged wood under the eave. Shingle roofs are more accessible to view when there is damage to the roof. You will see rotten wood, and the shingles will lose their granules and curl up. “Start inspecting your roof when it’s 15 years old,” Stapleton says. “It’s time for a new roof if it’s 20 years old. And don’t put solar panels on old roofs; it’s costly to have them removed and replaced, which we’re seeing a lot of lately.” The cost of your roof depends on the size and complexity of the roof. “If I evaluate a roof and it doesn’t need repair or replacement, I tell them they don’t need anything,” says Stapleton. “I’ll tell them to call me next year, and we’ll look again.” Visit Stapleton Roofing at stapletonroofing.com or call 602-833-ROOF (7663) to schedule a free estimate. onorHealth has commenced construction on a new medical campus in Peoria, promising to enhance healthcare services in the West Valley. Located east of the Loop 101 on 83rd Avenue, between Thunderbird and Bell roads, the 100,000-square-foot facility is a significant addition to the region’s healthcare landscape. The HonorHealth Medical Campus is set to offer a wide range of healthcare services, including cancer care, primary care, physical therapy, gastroenterology, breast surgery, outpatient surgery, and medical imaging. This expansion is in line with HonorHealth’s commitment to provide comprehensive healthcare solutions to the growing West Valley community. Representing a total investment of $70 million, the project is a testament to HonorHealth’s dedication to enhancing healthcare accessibility and quality in Arizona. The campus is expected to be fully operational by 2025 and will create approximately 275 jobs, including physicians, nurses, technicians, and various other roles. myhyperlocalnews.com
Todd LaPorte, CEO of HonorHealth, emphasizes the organization’s commitment to the community and points to the tremendous growth in the West Valley as the catalyst behind the campus. Echoing this sentiment, Peoria Mayor Jason Beck hails the project as a “winwin development for Peoria,” noting that it will not only create high-quality employment opportunities but also provide residents with easy access to diverse medical services. The land for the medical campus was acquired by HonorHealth in late 2023. The project is being developed by Anchor Health Properties, with Oakland Construction as the general contractor. Davis Architects is responsible for designing the core and shell of the facility, while Archsol is handling the tenant improvement architectural work.

A Historical Journey Through 30-Year Fixed Mortgage Rates By Frank May, Real Estate Agent
I
n Peoria, the story of 30-year fixed mortgage rates is not just a reflection of national economic trends, but also a narrative deeply intertwined with local real estate dynamics. This journey, since its tracking began by Freddie Mac in 1971, has seen rates as high as 18.63% in 1981 and as low as 2.65% in 2021. The 1970s saw mortgage rates start at 7.5%, escalating and fluctuating throughout the decade. The 1980s were marked by economic upheavals, with rates peaking early and then stabilizing around 10% by 1988. By 2003, rates in Peoria, like the rest of the nation, had declined to the high 5% range, and the 2009 recession pushed them further down to 5.04%. In Peoria, these shifts were mirrored in the local housing market. The historic low rates during the COVID pandemic led to a surge in home buying, while the recent climb above 8% has cooled the market, changing the dynamics for homebuyers. Prospective buyers and homeowners in the area are now navigating this complex market. With predictions pointing towards a potential rate decrease in the coming year, it’s a critical time for real estate decisions in the area. For Peoria residents, understanding these fluctuations and their implications is crucial. Lower rates typically mean more affordable borrowing and a vibrant real estate market, while higher rates can lead to decreased demand and a cooler market, with more negotiation power for buyers.
PROS OF BUYING NOW: • Anticipated future rate decreases could lead to more affordable mortgages. • Current market conditions offer a wider selection of homes and less competition. CONS OF BUYING NOW: • Higher mortgage rates mean increased borrowing costs. • Uncertainty in rate movements poses challenges for financial planning. As an experienced professional in Peoria’s real estate landscape, I understand the complexities of navigating the market, particularly during times of fluctuating economic conditions. My role is to provide you with the expert guidance necessary to traverse these everchanging waters. Peoria’s housing market often reflects broader national
trends, yet it is the local nuances and informed insights that truly guide successful real estate endeavors in our community. Whether you are looking to buy, sell, or simply explore your options in the area’s dynamic real estate market, a deep understanding of history and current trends is crucial. My commitment is to ensure that you are well-equipped with the knowledge and expertise needed to make informed decisions, helping you achieve your real estate goals. Uniting Generations: The mutual rewards of volunteerism Photo courtesy of Benevilla
V
olunteerism bridges communities, offering diverse benefits to those who give their time and those who receive it. This is particularly true for military personnel, retirees, and dependents, who find unique value in serving their communities. Volunteering creates a meaningful connection with local communities, particularly supporting military families. It’s an avenue for skill development enhancing leadership, teamwork, communication, and problem-solving abilities. These skills are not only personally enriching but also valuable in civilian careers. Volunteering also provides a platform for networking, fostering connections across various backgrounds, which can lead to job opportunities and community integration. AARP notes that 87% of seniors prefer to age in their own homes and communities. With the Baby Boomer generation aging, the demand for support services is increasing. Benevilla, a nonprofit established in 1981 in Surprise, addresses this need by offering varied volunteer opportunities, especially for senior care.
The Benevilla Free Home Services program exemplifies this commitment. It offers seniors assistance ranging from grocery shopping and medical transportation to wellness checks and minor home repairs, catering to those with limited resources. In 2022, Benevilla’s volunteers significantly impacted the senior community: 847 medical appointment rides, 1,020 grocery deliveries, and over 48,807 acts of service, including home maintenance and companionship. A seasoned Benevilla volunteer encapsulates the sentiment: “Volunteering is good for the soul.” Beyond the tangible help provided, volunteering enhances mental health, reducing stress, anxiety, and depression. It offers a sense of purpose and fulfillment, particularly for military families, fostering community spirit and continued service to the nation.
As a family services agency, Benevilla has been enriching lives in the West Valley since 1981, offering services for older adults, disabled adults, children, and families. Interested individuals can join Benevilla’s mission by calling 623-584-4999 or visiting benevilla.org.
Volunteers work with members of the Benevilla “Mary’s Place” Life Enrichment program for those with mid to advanced levels of dementia.
Benevilla needs volunteers for our Home Services program. We assist homebound adults with routine tasks helping them remain independent, in their home, as long as possible...

Motoring Safety: DrivingMBA’s 20-year legacy of driver education Photo courtesy of DrivingMBA
D
rivingMBA celebrates 20 years of keeping teens safe on Valley roads. With two Valley locations, DrivingMBA is the only driving school in Arizona that offers a comprehensive program using a combination of simulation labs and on-road instruction to teach driving fundamentals and defensive driving skills to teens, and other drivers, across the state. “Since opening in November 2003, our singular mission has been to provide teen drivers with the training and tools necessary to become competent, responsible and safe solo drivers,” says Maria Wojtczak, chief operating officer at DrivingMBA. “Our system is unlike any other driving program available in Arizona and the whole country.” According to the U.S. Department of Transportation, more than 3,000 people are killed each year in car accidents involving a teen driver (aged 15 to 18 years old.) Driving is the single deadliest thing teenagers do every day. “When my husband Rich and I started this business two decades ago it was a true passion,” says Wojtczak. “At that time, our daughter was in middle school and learning to drive was on the horizon. We were shocked at the lack of professional driver training and education needed to attain an Arizona driver’s license.” Arizona’s high rate of red-light runners, road rage incidents and wrong-way drivers compounds the complexity of educating inexperienced drivers. DrivingMBA mitigates these dangers through its indepth training for teens that highlights skills needed to avoid these and other issues like distracted driving.
“Our goal was to develop a program that would ensure novice drivers were prepared for the many situations that come up daily when driving,” Wojtczak adds. “Driving has changed over the last 20 years, vehicles are faster, roadways are more aggressive, and the level of distraction today is significantly higher with all of the technology available in cars, cell phones and of course, social media.” In 2021, DrivingMBA expanded to a second Valley location and now trains roughly 1,200 students each year in a variety of programs, including classes for adults, seniors, exceptional learners, and fleet drivers. The pinnacle of these options is the DRIVE Certification Training Package, a 30-hour course that is one of the most thorough teen training programs in the nation. Spread out over six months or more, it takes participants from permit to official license and includes 14 hours of driving in simulation labs, both driving fundamentals and defensive driving and a minimum of 10 hours of on-road training. Additionally, DrivingMBA incorporates elements of partnering with parents of teens who play a key role in the total learning process. “Over the years, DrivingMBA has invested more than half a million dollars in simulator equipment, some of which is used to train local police, firefighters, and truck drivers to be defensive drivers,” Wojtczak says. “It is all part of DrivingMBA’s effort to provide all drivers with the advanced training they need to return home safely each and every day.” For more information, drivingmba.com.

Movie Reviews and Upcoming Release Dates By Tony Beal
IN THEATERS & ON PEACOCK “Five Nights at Freddy’s” A security guard discovers a chilling secret behind the animatronics at a children’s restaurant. While "Five Nights at Freddy’s" boasts a cast of talented actors, the film struggles to deliver a compelling horror experience. The narrative takes an excessive amount of time to progress beyond its initial setup, resulting in a sluggish first act. The remainder of the film seems to experiment with various elements—such as dream sequences, playful encounters with animatronics, and a murder mystery—but these aspects feel underdeveloped. The actors, despite their capabilities, are constrained by the film’s uneven direction and lackluster script. Furthermore, the cameos, although potentially exciting, come across as overly indulgent. This movie, even for younger audiences who might be new to the horror genre, falls short in providing the engaging, thrilling, and genuinely scary experience that can be both entertaining and a suitable introduction to the genre. In summary, "Five Nights at Freddy’s" misses an opportunity to captivate its audience with the kind of horror that is both enjoyable and memorable.
misses an opportunity to develop these characters beyond superficial traits, which diminishes the emotional investment in their outcomes. The gore, although competently executed, may not stand out to viewers familiar with more intense horror films like "Evil Dead 2013." The film’s attempt at visceral impact falls short, leaving little impression of actual terror or pain. Additionally, the portrayal of autism in the film raises concerns about sensitivity and accuracy. Overall, "When Evil Lurks" struggles to leave a lasting mark in the horror genre, lacking both the thrills and the depth that could have made it more memorable and engaging.
ON NETFLIX
“The Killer” A hitman goes on a revenge killing spree where he starts questioning his own methods.
ON AMC+ & ON SHUDDER “When Evil Lurks” The citizens of a small town are at the mercy (or lack thereof) of a demon which will destroy anything in its path. "When Evil Lurks" may initially seem like a jarring experience for those new to the horror genre, particularly due to its graphic content. However, the film primarily suffers from its characters’ lack of depth and rational decision-making, reducing the impact of their fates. While featuring unlikable characters can be an intriguing approach in horror, the film 28 • December 2023 • UPPER WESTSIDER
This superficial treatment may give the impression that the filmmakers and cast are more focused on emulating a Scorsesestyle approach rather than developing a unique voice. The direction, editing, and performances come across as overly deliberate, possibly detracting from the film’s intended tone and impact. Regarding its commentary on the opioid crisis, “Pain Hustlers” presents the idea that greed is detrimental, a theme that has been more intricately and compellingly handled in other films. The message, while important, doesn’t seem to add new insights or perspectives to the conversation. Furthermore, the film’s approach seems tailored for immediate, short-lived attention on platforms like Netflix, relying heavily on its cast to attract viewers. This strategy might contribute to the film being quickly forgotten after its initial release. Overall, “Pain Hustlers” may disappoint viewers looking for a deeper, more original examination of a critical and complex issue.
“Pain Hustlers” A high school dropout joins a low-level pharmaceutical company where she engages in their shady practices. "Pain Hustlers" falls short in its attempt to delve deeply into the complexities of its subject matter. The film appears to skim the surface of the opioid crisis, rather than offering a nuanced exploration.
Nearly three decades after “Seven,” David Fincher and Andrew Kevin Walker reunite to create a film that surprisingly blends dark humor with its narrative. Michael Fassbender shines in the lead role, portraying a character who is as much a pitiable loser as he is dangerous. His quest for vengeance is driven more by personal ego and pride than by a pursuit of justice, adding layers to his character. The film’s approach to its antagonist’s targets is noteworthy, featuring a series of mishaps that could be likened to a comedy of errors. These encounters often end unexpectedly, either through accidental circumstances or quick, unceremonious conclusions, deviate from the typical climactic showdowns common in the genre. Fincher’s use of handheld cameras marks a departure from his usual style, contributing significantly to the film’s dynamic and intense
mood. This technique is especially effective in a standout fight scene towards the end of the second act, which is both thrilling and visceral. The film’s strength lies in its simplicity and straightforward storytelling, avoiding unnecessary complexities. The reunion of Fincher and Walker is a welcome one, as they bring their unique talents to a film that successfully merges elements of humor and action in an engaging and entertaining way.

DO YOU KNOW WHAT YOUR HOME IS WORTH?
Your Complimentary Home Valuation is Waiting!
“When we decided to sell our house of 39 years, we contacted Frank May to help us with this life changing event. We first met Frank several years earlier when he helped our son buy his first home and never forgot how helpful and patient he was. Frank sold our house quickly and for more than we expected. While our house was on the market, his team member, Christine Nelson helped us find our new dream home. Frank and his team were phenomenal. They answered our texts quickly and at all hours of the day or night. We highly recommend the May Team for anyone that is looking to sell and/or buy a home.”
