Your home deserves more than a standard range Many builders work from a fixed builder's range of inclusions: a set list of fixtures, fittings and finishes, with anything outside it priced as an upgrade. At CKS Projects we do it differently. There is no catalogue to choose from and no standard range to work around. Every tap, tile, benchtop, light and cabinet in your home is selected for your design, your site and the way you live. Our designer-led selections process takes you through every decision with specialist support, so the finished home looks and works exactly as you imagined.

Paiano Design Through our collaboration with Paiano Design, CKS Projects clients can access award-winning interior design led by Eliesha Keenan, named KBDi Australian Kitchen Designer of the Year in 2025 and again in 2026. Eliesha works hand in hand with the CKS Projects team. Before your first session she has already received your client brief, so she understands your design, your site and your budget from the outset. Together we guide your selections within your allowances, so your time is spent choosing, not starting from scratch. The Service: Curated Home Sessions An interiors service designed to be affordable for anyone building or renovating. Book as many sessions as you need, whether that is your whole home or a single space

Each confirmed selection is logged in your client portal with itemised pricing. Any change from your allowance is priced immediately.
Your specification schedule is locked into your fixed-price contract and build program before a single trade starts on site.
BUILDER KNOWLEDGE BEHIND EVERY SELECTION
Not just how it looks. How it performs. Keiron brings more than 25 years of construction knowledge to every selection. A tile is checked against the waterproofing system, slip rating and grout compatibility. A tapware finish is confirmed for corrosion resistance on the coast. A joinery profile or cladding product is chosen with its installation already understood. By the time your specification is locked, every material in your home has been chosen deliberately, priced accurately and validated for the life of the build.

Your inclusions questions, answered Do you have a standard inclusions list? No. Rather than a fixed builder's range, every inclusion is specified to suit your design and budget through our selections process. Your detailed specification and fixed-price quote are prepared before you sign a contract. Do I have to use particular suppliers? No. We are not tied to a single supplier range. We shortlist pre-vetted options from trade suppliers across the Illawarra and Sydney, and we are happy to consider products you have found yourself. How do I know what my selections will cost? Every selection is logged against your allowances in the client portal with itemised pricing. Any upgrade or downgrade is priced before you commit. Can I work with an interior designer? Yes. You can access award-winning interior design through our collaboration with Paiano Design, including the affordable Curated Home Sessions package, or bring your own designer. When are selections finalised? Before construction begins. Your specification schedule is locked into the fixed-price contract and build program, so trades are never waiting on decisions.
