The planks from the Unique collection, on the other hand, have different knot contours, heartwood or distinctive cracks, with a lot of colour play or sapwood content.Hywood is a real wood hybrid floor that is extremely durable. It combines the best of both worlds to create something entirely new. Hywood is completely composed of wood. Nonetheless, Hywood is superior to a standard wood floor because it employs a combination of three new technologies, the most important of which is wood powder. They become highly resistant when combined – to water, deep scratches, pressure marks, and dirt.

Moreover, despite its superiority, Hywood is a genuine wood product that offers a natural, sustainable, and healthy home environment. Hywood is for people who love and want wood but do not want to compromise functionality.

The real wood floors are made entirely of wood and hand-finished with oils derived from linseed and walnut oil. Al-Futtaim IKEA believes that better products enable better homes. As work and personal lives become more flexible, designing homes to mirror the flexibility and functionality has become increasingly important.

Al-Futtaim IKEA believes that creating a functional home shouldn’t feel like a luxury for anyone. Affordability is key to the business idea, which is built into every product and service to ensure that many people can enjoy a better life at home. Despite rising inflation over the years impacting transportation and delivery costs, the brand has not passed these costs on to customers. With no compromise on quality, the prices of over 40% products in UAE remain unchanged.

Al-Futtaim IKEA undertook an independent research study of more than 1600 people in the UAE to further understand consumer behaviour when it comes to the space they live in, and if it satisfies their needs and wants with the right amount of rest.

Based on the research, 80 percent of the respondents agree that their home is a multifunctional space. However, over half of the respondents do not own furniture that will help satisfy their diverse needs. Whilst the Living Room remains the favourite room in the home, one third of the respondents would like to establish a more multifunctional, creative and organized space with appropriate storage solutions. Over 80 percent of the respondents also agreed that their home atmosphere influences their mood, solidifying the relation between multifunctional homes and personal wellbeing.

Al-Futtaim IKEA expands to reach more of the many people Reaching more and more of the many people requires Al-Futtaim IKEA to become more accessible, affordable and sustainable and to enter markets in new and optimized ways. As a part of its expansion plan and with the aim of providing a better shopping experience and more products and solutions, the IKEA store in the Abu Dhabi City Center is expanding to a two-floor store. The collection point in Al Ain will also be upgraded to a four times biggerCommentingstore. on the launch, Vinod Jayan, managing director of Al-Futtaim IKEA, UAE, Qatar, Egypt and Oman said: “As a brand that believes in creating a better everyday life for the many people, it is important that we constantly improve the way we do things. Everyone deserves a space that can be used to create a better everyday life no matter what it is being used for. We have a vision, a commitment and a task to empower everyone to create the home they desire at affordable prices. Our latest collections are all rooted in the idea that a better home is a home that is multifunctional. Our role is to encourage people and share our know-how, which will enable customers to create their better home in their own way.”

Gomez comments: “Design solutions appear to be evolving into products that can be transplanted across multiple locations and contexts almost without typological variation. This is a by-product of the concentration and creation of the mega engineering firms. In the last few years, we have seen how engineering firms have been joining and merging together, creating huge conglomerates never seen before in the construction market. The size of these engineering firms cannot be compared with the size of architectural practices, and therefore the product (the design of buildings) is somehow becoming commod itised and generic, losing its particularity and specificity.”

ith over 16 years of experience, Mohamed Ali is the design director at RMJM. He worked on over 40 projects, including high and mid-rise residential buildings, hotels, mixed-use, retail, commercial, industrial, and office buildings.

He is currently working on a number of significant projects, includ ing Thakher Gardens, a model world-class development that will be commercially sustainable, vibrant, and connected. It will serve as a gateway destination for Makkah and Thakher City through its archi tectural expression. Another example of a high-level development is the Innovation Hub - the new business park is a contemporary A-grade office floor plate with high efficiency, flexibility, and internal space quali ty. Google and other major corporations have already relocated their headquarters there. The recently opened Hills Park in Dubai Hills Estate epitomises modern living in harmony with nature. In a country-village setting, it consists of elegantly planned neighbourhoods of contempo rary apartment buildings and villa compounds.

ALI has worked on a wide range of projects, including high and mid-rise residential buildings, luxury villas, hospitality, mixed-use retail, commercial, industrial, and office buildings, as well as masterplanning. His goal is to generate ideas that will broaden the creative capabilities of his team by providing neat, successful, and efficient building design solutions for each project.

Ali is part of the innovators of the industry. Several of his projects focus on bridging the gap between design and technology, besides architectural design, he runs RMJM PIM - the studio that combines the latest technologies and international design standards with a collabo rative mentality, resulting in a seamless and efficient delivery service. Ali says: “My leadership model is transparency: the ability to listen and act, while being responsible for the final deci sion. It is a tough job that requires a lot of strength to keep progress in a perfect balance between capabilities and requirements. Yet to be achieved by simply being.”

Architects can create designs that will last a long time by focusing on the needs of the growing community, and tech nology will play a central role in smart cities, with shared data and information to improve efficiency and connectivity for homes, businesses, and transportation systems. Smart city technologies can create a platform for two-way com munication between citizens and cities on a small scale.

Guelaff's design philosophy has always been based on his sociology background: "The spaces we have the hon our of crafting influence the way people will live in those spaces." At the end of the day, it's all about emotions: emotions when we design and emotions when people interact in physical spaces. We shape how people inter act with others and influence their daily lives through design,” says Guelaff.

Guelaff has been the design director of the award-win ning boutique firm studio Bruno guelaff’ for the past 14 years. He has played a heavy role in all aspects of every project from architecture to lighting, to landscape, furni ture design and branding. Guelaff, as a multi-disciplinary doyen, ensures that all design elements culminate in a complete fluid personalised project.

Guelaff felt there was something missing in the equa tion of the typical project process from conception to realisation over the years. There was a lack of fluidity in work ownership during the construction process, which

A balance that is constantly being assessed and critiqued within Design by Mahsa, is the access and inclusion of technology in the human process of design. There are many tools to support de signers on multiple levels, from the mass market Pinterest to the specialized VR and Augmented Reality. Mahsa’s process moves away from mass market products as it creates repetitive and imitative designs. Every space is unique and the client’s purpose is individual, therefore Mahsa’s design philosophy emphasises on drawing and adopting unique experiences and observations to create purposeful designs that promote a competitive edge for the client.

Design by Mahsa's success has been driven by reputation since its inception in 2018. Since 2020, the boutique design studio has grown significant ly, with repeat and referral business accounting for more than 85% of total revenue. With some of the largest and most prestigious design projects in Dubai awarded to Mahsa and her Team in 2021/22, Mahsa's position in the design industry will be Mahsaredefined.believes that the company's success is defined by the human element and the personal relationships that are fostered throughout the project cycle, rather than by her innovative and progressive designs. Design By Mahsa will expand in the re gional hospitality sector, capturing the niche of boutique hotels and resorts, as a result of a strategic move driven by demand and strategic partnerships.

When describing Design by Mahsa, the term "boutique" can be misleading; in fact, the corporate philosophy adopted the term "boutique" to describe the personal and bespoke approach to each design and project. It is clear that Design by Mahsa is capable of delivering large projects, as evidenced by the completion of two of the largest commercial design projects in Dubai in 2022.

Mahsa explains: “It is this level of care and client involvement that clearly promotes return business and referrals, it brings the human touch back into pro jects of all scale with no discrimination.”

The general design concept of all of Talabat’s offices is distinctive by the use of open spaces and urban industrial décor elements. This is evident in the proposed design where a futuristic story is visibly told by depiction from motorbikes to robots as well as drones, and eventually to spacemen.

In parallel to designing Talabat’s 15,00sqm HQ, Mahsa also complet ed the design of Dubai Holdings, Dubai Outsource City (DOC) covering 8,000m2 of common area over 8 buildings.

However, a lot of attention is placed on making sure that development plans don't compromise Mahsa's ability to offer individualised and distinctive services.

It is widely acknowledged that technol ogy is a critical tool, and as a standard practise, Mahsa employs 3Ds Max and Rhino for modelling, as well as V Ray and Vantage Design on all projects to provide clients and contractors with high-quality 3D rendering. However, it is the constant ly evolving Virtual Reality that provides clients with an exciting experience, allowing them to step into a holographic projection of their space.

For over 2,000 employees, the design includes ergonomically ena bling spaces that encourage creative development, spatial flexibility, and technology-driven workspaces. While retaining Talabat's brand identity, the design incorporates elements such as innovation tech-pods, digital team rooms, and wireless digital walls. The design incorporates greenery, a ver tical height garden, and other organic materials to account for sustainability and biophilia.

Strategic and managed growth will be maintained through 2023, with a healthy pipeline of projects in the works, with a focus on bespoke F&B designs and premium commercial projects.

In addition, Mahsa has completed a premium rooftop lounge at the icon Hazel Wong designed Emirates Towers in DIFC. The roof top lounge leverages unparalleled views of the Museum of the Future and will provide a competi tive edge for the hotel operations.

Her main focus for the future is on digital transformation in urban design and experi ence. Another key focus area is sustainabil ity, and SNC-Lavalin's Engineering Net Zero solutions for the built environment.

Novel Nolte

What are the high points of your professional career? In my professional career, I've had several high points. In the UAE, I began my career as a sales manager in the fit-out industry with Cloisall Company. For three years in a row, I was named Best Producer in Sales Achievement. Within five years, I was promoted to sales director, responsible for all sales operations in the UAE, Qatar, and Oman.Ofcourse, being in my current position at Universal Trading Company (UTC) is a highlight because I'll be able to leverage all of the industry relationships I've developed to help the company grow. It's a great place to work, and our market presence is well-established as a result of our relationships. We've been able to grow tremendously in the UAE the last three years.

Nolte Küchen, a German kitchen brand, offers trendy and classic modular system kitchens to retail and commercialcustomers.

Nolte is a German-made product and also Germany’s #1 kitchen brand. We’re proud to represent the brand in the UAE because it truly is a superior and innovative product with beautiful design elements.

What elements play into UTC’s designs?

The UAE is known for being forward-thinking and at the forefront of design ideation. Beautiful interior design is seen everywhere – from private villas to restaurants, and coffee shops, to large residential projects. We see that respect for beauty in every project and kitchen we do.

Family and relationships mean so much in this region so people take pride in having homes that are beautiful but still feel inviting. With our customers, we can bring warmth into their kitchen spaces while also honouring the appealing design elements that we appreciate so much in this region. >>>

Universal Trading Company is the exclusive distributor for Nolte Küchen in the UAE. We operate three Nolte Küchen showrooms in Dubai, Abu Dhabi and Al Ain.

The UAE is known for being forward-thinking and at the forefront of design ideation. Beautiful interior design is seen everywhere – from private villas to restaurants, and coffee shops, to large residential projects. We see that respect for beauty in every project and kitchen we do.

The Nolte Küchen brand stands for exceptional quality, for outstanding design, diversity and service, reliability and continuity.

At UTC we have a full portfolio of German appliances as well. We admire the quality, innovation, and attention to detail that German-made products have. We distribute AEG, IGNIS, and Deutz – all premium appliances and machinery that are some of the best in the industry.

Explain briefly how UTC works with Nolte Küchen.

One of the many things that make our kitchen designs so special is the innovation and technology that goes into the products. There are many excellent Germanmade kitchen brands but the ones we work with stand out because they seamlessly merge innovation with a sleek design. Even with features that offer more storage space and better capabilities, the finished product still gives a modern compact look. Our portfolio of brands is not just functional manufacturers that produce the kind of world-class quality that German products are known for, they also all have beautiful design elements.

What are your thoughts on the kitchen industry in this region compared to other parts of the world?

One of the great things about UTC is that we’ve been with this community for a long time. People know that they can come to us and we’ll listen to their needs and also work with them to design a kitchen space that exceeds their expectations. We’ve built an excellent reputation in that area.

One of the best things about working with a brand like Nolte is that the company has nearly a century of experience that yields seamless logistics. All the products are manufactured from the company's production facilities in Germany. This allows the company to control efficiency and quality.

What is the most difficult aspect of setting up the kitchen?

When the products arrive in the UAE, we take care of the installation process from beginning to end. It’s one of the reasons we’ve had such success in the market. We know customers want to be able to deal directly with a company where they are. 2022SEPTEMBER|EASTMIDDLEDESIGN Kitchen

now so more than ever. Having a place where people can cook, dine, work and entertain is a priority and with our design and innovation, it’s possible.

What does the future of kitchen design look like?

We’re professionals and have been in this industry for years. Things of course come up but we always find a solution and a way to make our customers happy. Honestly, the most difficult part for our customers is picking an option! Nolte and our

All of our appliance brands, AEG, IGNIS, and Deutz, are also 100% made in Germany. These brands have years of experience in manufacturing their products in their facilities.

We’re seeing kitchens that are becoming a part of open space designs, merging effortlessly with living areas. It’s not something that has been particularly typical of kitchens in the Middle East but as California-style homes become more prevalent in the region, we’ll see more airy designs and open floor plans.

The brand believes in an individual style that reflects your home and creates a functional space that encourages your family to spend time together.

I can lead and direct our team because I believe they

understand our goals and values. I know that whenever we need to pivot or solve a problem, they will do what is best for the company, our customers, and our partners.

When I think about Universal Trading Company's and my own future, I want to be able to look back in a year, five years, and 10 years and know that we were a positive and strong presence in the market. We already have an excellent reputation, but there is always room for us to grow, expand, and form new relationships. I'm very excited to be a part of it.

The huge shift we are seeing in increasing hybrid and remote pat terns of working means that, more than ever, our living experiences have become fundamental to our well-being, as we spend anywhere up to 90% of our time at home. Add to that, a broader, more general trend toward convenience, and we are seeing greater demand for state-of-the-art facilities that people can enjoy, quite literally, on their doorstep.

In the short term, we are seeing positive and sustained growth in the luxury segment as Dubai’s real estate sector continues to be a beacon of resilience against a backdrop of global geopolitical and economic uncertainty. With over two decades of experience, Ashtaar provides innova tive solutions and creates cutting-edge design that is tailored to the needs of its clients. They offer turnkey design and fit-out services for a wide range of projects, including villas, retail, hospital ity, healthcare, workspaces, boutiques, restau rants, and cafés. Ashtaar Interior Design changed management two years ago, and with it came a slew of other changes aimed at improving the overall customer journey and experience.

To begin, they constructed a 320sqm fully customised 2-bed room show apartment showcasing their work by designing and executing a fully furnished show apartment including 2 bedrooms, living room, dining room, kitchen, office, and bathroom. This allows the customer to fully grasp the scope of what Ashtaar Interiors can do while also demonstrating the high quality of finishes that customers can expect when working with Ashtaar Interiors.

One of the main challenges in the fit-out industry these days is that customers want to see what they will get ahead of time, and with this new showroom, Ashtaar Interiors helps close the gap because it is nearly impossible to take customers to completed projects to see the work, especially for private residential projects, which are the core of Ashtaar Interiors' business. In addition to the showroom, they have renovated their reception area and offices, incorporating new designs and technologies that demonstrate their ability to execute even the most difficult designs while remaining true to the designer's design.

Ashtaar Interiors upgraded its machinery to state-of-the-art machinery in their joinery division to be able to consistently deliver at the highest quality, aligning with the latest market trends and standards.
