Al-Futtaim IKEA believes that better products enable better homes. As work and personal lives become more flexible, designing homes to mirror the flexibility and functionality has become increasingly important.
Al-Futtaim IKEA believes that creating a functional home shouldn’t feel like a luxury for anyone. Affordability is key to the business idea, which is built into every product and service to ensure that many people can enjoy a better life at home. Despite rising inflation over the years impacting transportation and delivery costs, the brand has not passed these costs on to customers. With no compromise on quality, the prices of over 40% products in UAE remain unchanged.

Al-Futtaim IKEA undertook an independent research study of more than 1600 people in the UAE to further understand consumer behaviour when it comes to the space they live in, and if it satisfies their needs and wants with the right amount of rest.
Based on the research, 80 percent of the respondents agree that their home is a multifunctional space. However, over half of the respondents do not own furniture that will help satisfy their diverse needs. Whilst the Living Room remains the favourite room in the home, one third of the respondents would like to establish a more multifunctional, creative and organized space with appropriate storage solutions. Over 80 percent of the respondents also agreed that their home atmosphere influences their mood, solidifying the relation between multifunctional homes and personal wellbeing.

Gomez comments: “Design solutions appear to be evolving into products that can be transplanted across multiple locations and contexts almost without typological variation. This is a by-product of the concentration and creation of the mega engineering firms. In the last few years, we have seen how engineering firms have been joining and merging together, creating huge conglomerates never seen before in the construction market. The size of these engineering firms cannot be compared with the size of architectural practices, and therefore the product (the design of buildings) is somehow becoming commod itised and generic, losing its particularity and specificity.”

As a result, the hardware will essentially already exist and will not be replaced at the rate at which technology evolves. A balance that is constantly being assessed and critiqued within Design by Mahsa, is the access and inclusion of technology in the human process of design. There are many tools to support de signers on multiple levels, from the mass market Pinterest to the specialized VR and Augmented Reality. TALABATBOTTOM HQ, CITY WALK- DUBAI
Design By Mahsa will expand in the re gional hospitality sector, capturing the niche of boutique hotels and resorts, as a result of a strategic move driven by demand and strategic partnerships.
When describing Design by Mahsa, the term "boutique" can be misleading; in fact, the corporate philosophy adopted the term "boutique" to describe the personal and bespoke approach to each design and project. It is clear that Design by Mahsa is capable of delivering large projects, as evidenced by the completion of two of the largest commercial design projects in Dubai in 2022.
2022SEPTEMBER|EASTMIDDLEDESIGN
Mahsa explains: “It is this level of care and client involvement that clearly promotes return business and referrals, it brings the human touch back into pro jects of all scale with no discrimination.”
The general design concept of all of Talabat’s offices is distinctive by the use of open spaces and urban industrial décor elements. This is evident in the proposed design where a futuristic story is visibly told by depiction from motorbikes to robots as well as drones, and eventually to spacemen.
In parallel to designing Talabat’s 15,00sqm HQ, Mahsa also complet ed the design of Dubai Holdings, Dubai Outsource City (DOC) covering 8,000m2 of common area over 8 buildings.
However, a lot of attention is placed on making sure that development plans don't compromise Mahsa's ability to offer individualised and distinctive services.
It is widely acknowledged that technol ogy is a critical tool, and as a standard practise, Mahsa employs 3Ds Max and Rhino for modelling, as well as V Ray and Vantage Design on all projects to provide clients and contractors with high-quality 3D rendering. However, it is the constant ly evolving Virtual Reality that provides clients with an exciting experience, allowing them to step into a holographic projection of their space.

For over 2,000 employees, the design includes ergonomically ena bling spaces that encourage creative development, spatial flexibility, and technology-driven workspaces. While retaining Talabat's brand identity, the design incorporates elements such as innovation tech-pods, digital team rooms, and wireless digital walls. The design incorporates greenery, a ver tical height garden, and other organic materials to account for sustainability and biophilia.
Strategic and managed growth will be maintained through 2023, with a healthy pipeline of projects in the works, with a focus on bespoke F&B designs and premium commercial projects.
In addition, Mahsa has completed a premium rooftop lounge at the icon Hazel Wong designed Emirates Towers in DIFC. The roof top lounge leverages unparalleled views of the Museum of the Future and will provide a competi tive edge for the hotel operations.

What are the high points of your professional career? In my professional career, I've had several high points. In the UAE, I began my career as a sales manager in the fit-out industry with Cloisall Company. For three years in a row, I was named Best Producer in Sales Achievement. Within five years, I was promoted to sales director, responsible for all sales operations in the UAE, Qatar, and Oman.Ofcourse, being in my current position at Universal Trading Company (UTC) is a highlight because I'll be able to leverage all of the industry relationships I've developed to help the company grow. It's a great place to work, and our market presence is well-established as a result of our relationships. We've been able to grow tremendously in the UAE the last three years.

Nolte is a German-made product and also Germany’s #1 kitchen brand. We’re proud to represent the brand in the UAE because it truly is a superior and innovative product with beautiful design elements.
What elements play into UTC’s designs?
The UAE is known for being forward-thinking and at the forefront of design ideation. Beautiful interior design is seen everywhere – from private villas to restaurants, and coffee shops, to large residential projects. We see that respect for beauty in every project and kitchen we do.
Family and relationships mean so much in this region so people take pride in having homes that are beautiful but still feel inviting. With our customers, we can bring warmth into their kitchen spaces while also honouring the appealing design elements that we appreciate so much in this region. >>>

Explain briefly how UTC works with Nolte Küchen.
One of the many things that make our kitchen designs so special is the innovation and technology that goes into the products. There are many excellent Germanmade kitchen brands but the ones we work with stand out because they seamlessly merge innovation with a sleek design. Even with features that offer more storage space and better capabilities, the finished product still gives a modern compact look. Our portfolio of brands is not just functional manufacturers that produce the kind of world-class quality that German products are known for, they also all have beautiful design elements.
What are your thoughts on the kitchen industry in this region compared to other parts of the world?
One of the great things about UTC is that we’ve been with this community for a long time. People know that they can come to us and we’ll listen to their needs and also work with them to design a kitchen space that exceeds their expectations. We’ve built an excellent reputation in that area.
One of the best things about working with a brand like Nolte is that the company has nearly a century of experience that yields seamless logistics. All the products are manufactured from the company's production facilities in Germany. This allows the company to control efficiency and quality.
What is the most difficult aspect of setting up the kitchen?
When the products arrive in the UAE, we take care of the installation process from beginning to end. It’s one of the reasons we’ve had such success in the market. We know customers want to be able to deal directly with a company where they are.

As with any project, meeting deadlines for delivery is critical to earning the trust of your investors, but always a challenge with so many moving parts in the con struction a building. However, the challenge with this building was to ensure privacy while housing 753 apartments within the two towers. The amenities and communal spaces were strategically designed to spread out the footfall. While the two lobby the system ensured ease of access for residents as well as providing more open spaces on podium and connecting bridge level.

The huge shift we are seeing in increasing hybrid and remote pat terns of working means that, more than ever, our living experiences have become fundamental to our well-being, as we spend anywhere up to 90% of our time at home. Add to that, a broader, more general trend toward convenience, and we are seeing greater demand for state-of-the-art facilities that people can enjoy, quite literally, on their doorstep.
In the short term, we are seeing positive and sustained growth in the luxury segment as Dubai’s real estate sector continues to be a beacon of resilience against a backdrop of global geopolitical and economic uncertainty. In recent months we are seeing investors from the UK, India and Germany driving demand, with many of our buyers looking for ready properties such as 1 Residences and branded addresses.Offeringall the conveniences of modern living, these branded properties offer an assured and consistent signature living expe rience. shtaar Interior Design is a full-service interior design and fit-out firm founded in 1997. With over two decades of experience, Ashtaar provides innova tive solutions and creates cutting-edge design that is tailored to the needs of its clients. They offer turnkey design and fit-out services for a wide range of projects, including villas, retail, hospital ity, healthcare, workspaces, boutiques, restau rants, and cafés. Ashtaar Interior Design changed management two years ago, and with it came a slew of other changes aimed at improving the overall customer journey and experience.
To begin, they constructed a 320sqm fully customised 2-bed room show apartment showcasing their work by designing and executing a fully furnished show apartment including 2 bedrooms, living room, dining room, kitchen, office, and bathroom. This allows the customer to fully grasp the scope of what Ashtaar Interiors can do while also demonstrating the high quality of finishes that customers can expect when working with Ashtaar Interiors.
One of the main challenges in the fit-out industry these days is that customers want to see what they will get ahead of time, and with this new showroom, Ashtaar Interiors helps close the gap because it is nearly impossible to take customers to completed projects to see the work, especially for private residential projects, which are the core of Ashtaar Interiors' business. In addition to the showroom, they have renovated their reception area and offices, incorporating new designs and technologies that demonstrate their ability to execute even the most difficult designs while remaining true to the designer's design.
Ashtaar Interiors upgraded its machinery to state-of-the-art machinery in their joinery division to be able to consistently deliver at the highest quality, aligning with the latest market trends and standards. ONYA is a modern Pan-Asian restaurant and bar with strong Singaporean influences that is poised to become the next social heartbeat of the vibrant JLT neighbourhood. NONYA, located on the 44th floor of the five-star Taj Jumeirah Lakes Towers, provides guests with a lively dining experience inspired by a rich melting pot of Pan-Asian cultural influences. This contemporary venue features a lush indoor dining area as well as an alfresco option, a full bar, and private dining areas.

NONYA's ultra-chic and luxurious interiors are inspired by Singapore's Peranakan culture, with bright floral elements and intricate patterns. Throughout the evening, the lighting changes to reveal textures and layering details in the venue's décor. The terrace has the feel of a secret garden, and guests can enjoy breathtaking views from both inside and outside.
Highlights for foodies include the tried-and-true cereal chicken and the delectably light fried taro dumplings with edamame and mushrooms. You can expect a mix of spicy, sweet, and sour flavours in each dish on the diverse menu. Head Chef Kong Sieng Yueh recommends the Assam Prawns, NONYA Black Cod, and Hainanese Chicken, all of which are on our must-try list. On the drinks front, there's an inventive list of mixed drinks to try, with striking garnishes that make them look especially glam.
