When Architects Decide to “Do No Harm.”

Before graduating from medical school, many medical students take the Hippocratic Oath. It’s a pledge to “Do No Harm” and, while it is actively applied to physicians, it’s certainly a concept that could apply across several different occupations. After all, doctors see a person once they are sick. What if the professionals tasked with designing daily living conditions were held to a Hippocratic standard?

If architects took their own pledge to “do no harm,” what would that mean for the projects they would deliver? Beyond vowing to create structures that won’t injure or afflict the people inside, could the baseline goal be elevated? Would it be possible to design buildings that would actually advance the health and wellbeing of people in the built environment?

According to the WELL Building Standard, it is.

The WELL Standard incorporates evidence-based medical and scientific research to create spaces where people have all the necessary tools, amenities, and opportunities to thrive. It’s more than environmental. It requires more than clean air and water and a toxin-free interior, although those elements

are certainly important pieces. Creating a building that’s wellness enhancing requires psychological and physiological considerations. For example, movement is a basic building block of human health.

This issue of Architectural Products takes a deeper dive into a few projects where the architectural teams were dedicated to designing a building that met the WELL Standard.

The Ohio University’s Heritage College of Osteopathic Medicine in Athens, Ohio, recently completed a project believed to be the first medical education building in the country to achieve WELL building standards—making a medical education something that could be good for one’s health (pg. 60). The keys? Access to glare-free daylight. The thoughtful incorporation of environmental elements. Acoustic

ceilings and high-performance MEP systems. Students and faculty will “bump into wellness” throughout Heritage Hall, said Kenneth Johnson, , Executive Dean of the Heritage College and Chief Medical Affairs Officer for Ohio University.

Global furniture manufacturer OFS recently renovated its Indiana-based headquarters to reflect the ergonomic and sustainable qualities of its furniture. Now the country’s second-largest WELL Platinum facility, this corporate headquarters is making WELL working a reality (pg. 52). Some of the fanfavorite features? A two-story living wall, an incredible fitness center, and the right furniture in every corner to foster comfort and wellbeing throughout the workday.

We are also happy to celebrate the return to in-person industry tradeshows. The AHR Expo, the largest HVAC show in the U.S., welcomed over 30,000 people to the tradeshow floor in February.

Here were the overarching themes: oil/gas out, electric in—as electrification mandates throughout the country are gaining headway. Heat pump technology dominated the show. Check out page 30 to see some of the products that captured the attention of contributing writer John Mesenbrink.

This issue also features many new products helping architects to design buildings that are better for the environment and better for the people inside.

Several Cradle to Cradle (C2C) certification winning products deemed “safe, circular, and responsibly made” are profiled on page 14. The article also includes what might be the first motorized shading system to earn the C2C version 4.0 certification, from Mecho.

New fan technology has also been developed to help architects ease the threat of illnesses in a workplace. Find the ultra-violet germicidal irradiation and bipolar ionization solutions that can help to improve health with better air circulation and air cleansing (pg. 18).

For physicians, the practice of the Hippocratic Oath has evolved since its inception, as knowledge and technology advanced. So too, has the ability for architects to create spaces that are good for the people who spend time in them. Hopefully this issue will offer a few more tools to our architect and engineer readers that have committed to idea of, “Do no harm.”

A More Perfect (and Private) Restroom Experience Life. Liberty. The pursuit of happiness. These inalienable rights were famously set forth within the Declaration of Independence more than 200 years ago. America’s forefathers might not have expressly listed easy-to-use and accessible public commodes therein, but the following truth remains evident: Roughly 40 million people in the U.S. have some form of disability, according to the Census Bureau.

This equates to more than 12% of the population, and many of these impairments can make it challenging to perform life’s most-basic functions.

When in the course of human events it becomes necessary to do in public places what bears do in the woods, the Americans with Disabilities Act (ADA) mandates that public facilities and services be fully accessible to people with different abilities.

Designing public restrooms to be ADA-compliant is an obvious must. But designing a space to be merely functional doesn’t automatically make it enjoyable to use. As an emphasis on customer delight takes hold of the economy, designers are waking up.

Bare-minimum code-compliance might have been sufficient in 1990, when the ADA was first passed, but, moving forward, it isn’t enough to stop there.

“The desire for privacy is not new, people have always wanted privacy,” notes Cyrus D. Boatwalla, Director of Marketing for ASI Group, an industry leader in designing, engineering, and manufacturing fully integrated washroom accessories, partitions, lockers, and visual display products from one source.

As such, the emerging emphasis on bathroom privacy shouldn’t be a surprise. The surprise should be that it took so long for it to finally force itself to the forefront. “There are people who don’t eat or drink enough during the day in order to avoid public restrooms,” he says.

If students, employees, healthcare providers, and others feel vulnerable or unsafe within public bathrooms, it affects their mindset throughout the day and they cannot learn, work, or perform at their best.

When this happens, all of society suffers.

Twenty-first century innovators are designing restroom compartments with enhanced privacy features. These include zero sightline compartments

equipped with privacy systems built-in at the manufacturing stage to eliminate the unfortunate peep-show opportunities brought about by the alltoo-common gaps between the door and the pilaster. This, in tandem with taller partitions that are installed lower to the ground, makes it more difficult for prying eyes to invade what is supposed to be a private space. This might make it harder to ask your neighbor if she can “spare a square,” but that’s an acceptable tradeoff for most.

Providing more-private restroom compartments, while still maintaining ADA-compliance, means rethinking the standard bathroom stall dimensions.

Lowering compartment panels closer to the floor can mean that there won’t be enough toe clearance to meet ADA requirements.

“The answer is twofold,” says Boatwalla, “and it has to do with usable clear floor space as it relates to toe clearance in a wheelchair.” The space for a wheelchair to make a 180-degree turn must be a clear space of 60 in. in diameter or a T-shaped 30 in. × 48 in. of turning space. In order to facilitate this turn, a standard ADA-compliant stall must have the door and at least one side wall with at least 9 in. of toe clearance—this clearance must extend

continuously 6 in. or more beyond the compartmentside face of the partition.

As toilet compartments are designed to offer a more private experience, doors and pilasters can be specified that are 76.75-in. tall. These taller components can be installed at a height of 6 in. above the finished floor, which shrinks the gap, and potential exposure, that exists under the panels. It is important to note, however, that these more private stalls no longer provide the 9 in. of toe clearance under the door.

Luckily, there is a simple remedy which allows architects to deliver ADA-compliant toilet compartments that provide a more private experience.

Design the stalls to be deeper to provide the necessary turning radius, without relying on the 9 in. of toe clearance under the door and partition.

Finding Cradle to Cradle Products While more architects, contractors and building product manufacturers are paying attention to cradle to cradle sustainability, the vast majority of products and materials in buildings are still winding up in the landfill.

The latest additions to Version 4.0 include:  New frameworks for Product Circularity and Social Fairness that define global best practices.  More rigorous requirements in Clean Air & Climate Protection that promote urgent action to address climate change.  Expanded requirements in Water & Soil Stewardship to ensure clean water and healthy soils are available to people and all other organisms.  Improved alignment of Material Health requirements with leading chemical regulations and other standards, including a new Restricted Substances List.

Let’s Clear the Air

The uplight design directs UV-C light away from occupants.

Isolating in place. Lockdowns. Quarantines. These pandemic-related issues, plus fear and sickness, can exert significant downward pressure on a business’s bottom line. While no bulletproof offering currently exists to completely eliminate COVID-19 or other illnesses from a work space, good indoor air circulation—when done right—can reduce the spread of illness, according to the CDC. Fans have come a long way since the pharaohs of ancient Egypt enjoyed the man-made breezes generated by servants waving the leaves of a palm tree.

Two emerging technologies in particular are gaining momentum in the fan industry to help keep people safe and productive. The first is upper-room, ultraviolet germicidal irradiation (UVGI), and the second is bipolar ionization.

Medical facilities have long used upper-room ultraviolet germicidal irradiation. That’s not new. The technology has been utilized for 70-plus years in hospitals to eliminate airborne pathogens. But since the onset of COVID, a new spin on this technology is gaining popularity. According to the CDC, UVGI devices utilize fans to draw air from the room below into an upper chamber, or disinfection zone, where UV energy kills viral, bacterial and fungal organisms and then returns the air to the space below. The process is designed to prevent direct UV exposure to people, which can be harmful. Many of these units— such as the one pictured below by Go Fan Yourself— are now designed to resemble existing ceiling tiles to blend neatly into the work space.

Another pandemic related trend is to equip ceiling fans with bipolar ionization. These devices generate charged particles and aim to remove viruses from a treated area. According to the EPA, there is little research available outside of lab conditions on this, and as with most newer technologies, the evidence for safety and effectiveness is less documented than for more established ones. Still, many industry insiders are backing the science.

Here are a few unique fans currently on the market along with noteworthy features and their application in regard to fighting COVID.

HVLS MEETS UV-C Combining the air cleaning benefit of upper-room UV lighting with the air circulation capabilities of powerful overhead HVLS fans, Greenheck’s AMPLIFY DC-5 Overhead Fan With Northern Light Technology offers a unique spin on using ultraviolet light. In large-scale testing, this combo “has shown increased inactivation of airborne pathogens,” according to the company. HEALTH-IMPROVING HVLS What if a company’s workforce complains of headaches, dry cough, dizziness, nausea and fatigue but then returns with COVID-negative test results? It might be time to investigate “sick-building syndrome.” If so, the final remedy will depend on finding the root cause, but that takes time. Hotel Retrofit Saves Tons of Money and Waste The CBRE-Armstrong Ceilings partnership on a Chicago project diverted 220,000 sq. ft. of ceiling tiles from landfills.

A recent CBRE commercial renovation project remodeled several floors within an existing 18-story building to transform it into a 284-room, five-star luxury hotel in downtown Chicago. The project also had lofty LEED certification goals. To earn the maximum number of LEED credits available, CBRE needed to find ways to divert most of the construction waste away from the landfill.

Ceiling Recycling Program Background The Armstrong Ceiling Recycling Program offers building owners and contractors the opportunity to salvage ceiling panels that are removed during renovation and demolition projects and return them to the nearest Armstrong plant, where they are used to make new ceiling panels in a closed-loop manufacturing process. Since 1999, this program has diverted over 200 million sq. ft. of old ceiling materials from landfills. That is equivalent to over one million tons of virgin raw materials saved.

Interior Demolition On this project, the demolition crew placed the old ceiling panels in containers provided by Independent Recycling Services, an Armstrong recycling partner in Chicago. “This process with Armstrong and Independent Recycling was as easy as our regular demolition,” says Brian Duddy of BreakThru Demolition. “We removed the ceiling panels, loaded them in a designated dumpster, and they were taken away.

Nothing additional needed to be done for processing or pick up.”

Ultimately, the upside of recycling the ceiling panels was incredible. 220,000-sq.-ft. of old ceiling panels were recycled. 110 tons of construction waste was diverted from landfills. Three weeks of demolition time were returned to the timeline. More than 50,000 kg CO2 equivalent greenhouse gas were avoided. 208,120 gallons of potable water were saved, as were 152,900 kWh of energy and 1,210 tons of virgin raw materials. The project earned  credits for waste diversion.

“The key benefit of any waste diversion program is cost savings,” said  Development Director Michael Tobin. “It is a long-term value to save money on demolition, but it is also good for the environment.”

His, Hers, Theirs The choice of products and colors in a luxury apartment can evoke a variety of moods, literally setting the daily tone for the people living there. The husband/wife team of architect Don Freeman and interiors specialist Renee Freeman, known as Freeman Interiors, has built a nationwide practice that offers a wide range of services, from design-build to selecting linens and towels.

One of Renee and Don’s objectives is to regularly update their knowledge of the materials they recommend. Their lessons take place all over the world—from showroom events staged locally by furniture manufacturers to the shops of antique dealers in Paris. “Our clients range in age from those under 40 who want a newer and fresher look for their interior living spaces to clients with more traditional tastes,” says Renee. “It is our role to make them feel

comfortable and find whatever fits their personal style, assembling the materials options that they relate to.”

For a client residence in the Sherry-Netherland building in New York, the husband had in mind a contemporary look for the bedroom, while the wife had a vision of a dramatic star-worthy bathroom.

“The unit is in a 38-story apartment building built in 1927, facing Central Park, so there is a feeling of sumptuousness as soon as you enter,” says Renee.

This is carried over into the furnishing and product selection by the Freemans that satisfied their clients individually and together.

The bathroom communicates a “Here Lives Glamour” feeling. Renee matched the flooring and vanity top with honey onyx slab. The ribbon mahogany vanity and dressing table lend continuity to the

A major ingredient in a recipe that makes an apartment in a luxury building feel like a home is the lighting that makes it come to life. Lighting designers Stephen Bernstein and Michael Hennes of Cline Bettridge Bernstein Lighting Design (CBBLD) approach a project fully aware that the effect of the illuminated living spaces and their furnishings increases in visual value over time.

Bernstein, a founder and principal of the firm whose client roster involves a spectrum of building types, says that the complexity of residential lighting design involves paying close attention “to every inch, every elevation, every material.” Hennes, who is an associate principal, points out that as lighting consultants they collaborate with gifted architects and interior designers to create beautiful living environments. “The quality of the lighting not only adds to the three dimensionality of the space but is an important factor in making the residents look good and feel good whenever they are in the apartment.”

The far-reaching influence of lighting in a space is something the clients are much more aware of these days. “They are critical and want to see and examine

One technique that Bernstein and Hennes have successfully employed to gain client’s acceptance of the lighting program and its overall benefits to the finished interior is to construct vignettes featuring materials and products under consideration. “It is critical that they see the products in person they will be living with and respond to the colors, textures and profiles under actual lighting conditions,” says Bernstein.

This is an especially important approach when working with clients in different geographic locations. In Miami Beach, the cool white background has accents of blue and green and a blue area carpet to echo the sky and ocean. A mirror plaque for the ceiling-hung light fixtures also reflects the outdoor environment.

For a Park Avenue apartment in Manhattan, (opposite page) the foyer is a transitional art-filled space with dark polished flooring, and a recessed cove-lit ceiling square with a circular fixture. In the library, above the warm neutral furnishings and patterned carpet is a chandelier composed of white glass cylinders extended by black metal rods.

Project: Penthouse Architect and Interior Designer: Massimo Iosa Ghini

Creating Casual Class Occupying three levels above the sixtieth floor of a downtown skyscraper, the 9,200-sq.-ft. penthouse reflects the sophisticated tastes of the owner, who took an active role in creating the elegant environment in collaboration with Bologna, Italy-based architect and interior designer Massimo Iosa Ghini.

The main living area comprises a two-story structure within the apartment, divided into the living room, dining area, kitchen, pantry and wine cellar, and main bedroom with bathroom and dressing area. A fully equipped home theater has a wall-size screen and professional sound system. There is also a pool, fitness center, sauna and Turkish bath.

“Different areas of the unit are designed to offer residents comfort, beauty and uniqueness,” says Ghini. His client, like the others shown here, has a significant art collection, a major factor in contributing to the selection of background colors and furnishing styles. “By combining rich fine finishes and natural

materials, the interiors are elegant and contemporary, with a feeling of timelessness,” says Ghini.

Ghini and his client agreed that modern classic furnishings and accessories created by iconic contemporary designers would create a refined and casual overall layout. “The luxury is subtle,” Ghini says, citing the upholstered L-shape sofa in the living room. “It is by French designer Jacques Grange, whose work is in the homes of A-list clients worldwide. This example shows his talent for furniture that is beautifully proportioned for comfort.” Ghini also specified widely distributed products from manufacturers known for their top-tier merchandise, such as Gio-Ponti’s sculptural chairs for Cassina.

Each fabric and furnishing was carefully selected for both form and function. Textured tiles from Moka contrast with the sleek, glass-enclosed shower stall.

The walls and ceiling in the theater are covered with dark blue fabric for added sound control.

According to the 2022 Trend Report, produced by AHR Expo, “The future is clean.

Decarbonization. Electrification. Low-GWP refrigerants and regulation updates are key themes in the industry right now.”

The industry’s largest HVAC show in the U.S. returned in person this February, and the attendance results exceeded all expectations. After two years of uncertainty and a longing to reunite the industry, the event represented an eagerness to return to business-as-usual drawing 30,678 attendees.

An overarching theme: oil/gas out, electric in, as electrification mandates throughout the country are gaining headway. As a result, heat pump technology dominated the show.

CHILL OUT By marrying key design attributes of variable refrigerant flow (VRF) technology with chilled water production, LG is raising the standard for air-cooled chillers with a robust set of high-performance features—reflected in its cooling capacity and low ambient heating ranges—providing specifiers with a cost-effective and properly-sized solution for air-source heat pump heating and cooling.

THE FUTURE OF WATER HEATING The Heat2O, an all-electric domestic hot water heating system is designed to improve sustainability and reduce energy consumption in multifamily buildings and largescale commercial facilities. TAKE A SEAT As businesses prepare for the return of staff to the office, the Hopper AA adds a playful yet practical element for both outdoor and indoor spaces. NEAR COLUMN-FREE Solar carport manufacturer Quest Renewables supplied a 907kW system in tandem with its installation partner Hannah Solar to erect 10 of the manufacturer’s QuadPod double cantilever canopies for AVX in Fountain Inn, S.C. in just 28 days. The 273-panel truss was constructed and panelized in 100 labor hours.

After the on-the-ground assembly, panel placement, inverter mounting, wiring and lighting, the canopy units were lifted by crane for final attachment.

Because 90% of QuadPod’s construction takes place on the ground, construction with QuadPod canopies is three times faster than traditional carport systems.

Each double cantilever in the system is supported on just three foundations and produces 90.7kW of power per canopy. The system contains 2,730 bifacial modules from Trina Solar.

CHALLENGE: A 55-unit condominium development purpose-built for short-term rentals, the Muse Airbnb

hotel is the first of its kind in Nashville. Because the project caters to business travelers and vacationers, Muse’s designers knew it was essential to build in safety and cleanliness. And since our hands are responsible for 80% of infections, encouraging proper hand hygiene was vital, both for public safety and to reassure guests. But ugly plastic sanitizer bottles were out of the question. What was needed was a hand hygiene fixture that would enhance the building’s modern design, rather than detract from it. It also needed to be so inviting that people would want to use it as well as easy to maintain, so busy staff could focus on guests’ other needs. The designers found their solution in Vaask.

INFLUENCE: Throughout history, architects and urban designers have been influenced by public health and

safety issues and our growing understanding of their causes. Broad streets, underground sewer systems and even the large, plate-glass windows favored by modern architects all came about in response to widespread illness. COVID-19 has reminded everyone of the importance of hygiene.

So when Muse designer ES Design Group saw the permanent hand hygiene system Vaask at a trade show, they immediately knew the sleek, touchless fixture would be a perfect fit for the project. “Vaask is the first company to address the germ problem in an elegant way,” lead designer Emily Smith said. “While everyone else is producing plastic jugs, Vaask decided to bring (a solution) into the 21st century.”

SOLUTION: The Vaask touchless dispenser was designed to permanently solve the problem of inadequate

hand hygiene. With features that include a PalmPilot sensor for superior hand detection, precision pump for reduced mess, and eye-catching LEDs that both invite people to clean their hands and alert staff when it’s time to refill, the fixture turns a necessity into an amenity.

Muse Property Manager Patty Williams said the sleek dispensers look right at home in the luxury facility. Since being installed, she added, “Vaask is doing exactly what it’s meant to do. Get people’s attention and encourage them to sanitize their hands.”

Williams tells a story about the day the property’s developer came in with his 4-year-old daughter: “They walked in the front door, and she saw it by the elevator. Drawn by the LEDs, she immediately walked over and held her hand up. It was proof positive of the whole concept. If a 4-year-old is instantly drawn to it and can use it, you know it’s going to work.”

CHALLENGE: Garvies Point is a mixed-use community on Hempstead Harbor

in Glen Cove, Long Island. The development features LEEDcertified residential buildings, restored wetlands, an ecology pier, marinas, ferry service to Manhattan, and 28 acres of public outdoor space. The variety of amenities achieves the goal of Developer RXR Realty and the City of Glen Cove to make the waterfront accessible to all.

NYC-based landscape architecture firm reached out to Studio 431 to create the site’s custom elements, including large-scale metal pergolas and cast concrete tables and stools.

While some of the elements, such as the lounge seating, is a MPFP-branded element that Studio 431 has manufactured for other projects, others presented unique challenges.

INFLUENCE: Notable for Garvies Point is the breadth of materials specified

for the custom products, not unlike MPFP’s landscape design that blends a range of landscapes and activities, from natural and formal landscapes to open and programmed spaces, including an amphitheater, playground, and dog park.

SOLUTION: Among the site’s custom elements is an iconic shade structure

prominently located at the entrance to the pier. The complex structure, which stretched the engineering know-how of Studio 431, is constructed of stainless steel columns and a fabric roof, and features multiple angles, shapes, and elevations, “nothing parallel to the ground,” adds Studio 431 Engineering Group Lead Jim Hargrove. MPFP wanted the shade structure to have a refined, elegant look. In particular, they didn’t want to expose any hardware that attached the fabric to the metal tubes.

Hargove and team devised a solution that wrapped the fabric around the tubes and then secured them with lace ties. It’s also a solution that still supports ease of maintenance and disassembly.

Community visitors to the site can relax on ipe benches in various shapes, from simple curves to flowing serpentine seats. Courtyard terraces for Garvies Point residents feature custom carbon steel powdercoated pergolas.

“Garvies Point showcases Studio 431’s expertise in working with a variety of materials,” says Studio 431 Project Manager Emily Lonsbury. “The custom elements are made of cast concrete, stainless steel, aluminum, metal tubing, fabric, and wood. We have engineers who specialize in each of these materials. Our familiarity with a range of materials was critical to the success of this project.”

CHALLENGE: The Charlotte Regional Realtor Association (CRRA) asked Little Diversified Architectural

Consulting, Charlotte, to design a new headquarters adjacent to its previous site. The group wanted an iconic and inviting space for its members and the real estate industry.

INFLUENCE: The design team needed to find a material for the façade that would not only accomplish their

design intent but that was also low-maintenance, durable, and would work within their budget.

Additionally, the team was looking to achieve LEED Silver level with the building and needed the exterior to contribute to the sustainability goals. Other sustainable features in the building include bicycle facilities, green vehicle parking spaces and electric charging stations, a cool roof system, outdoor/indoor water use reductions, advanced energy metering, energy-efficient mechanical and lighting systems, and low-emitting materials.

colors were chosen for the façade of the new CRRA headquarters. “A few factors that contributed to the choice of Dri-Design include outstanding design services, flexible modular sizes, speed to construction, aesthetics, and performance. The concept of the metal panels is driven by the role of the realtor’s mission, turning houses into homes and homes into communities. The gradation of color from light to dark symbolizes the creation of those communities at the scale of the city block, with the panels reflecting those individual plots transforming into a new and welcoming neighborhood,” says Garrett Herbst, AIA, an architect with Little Diversified Architectural Consulting.

Adding LEED features into the building was essential to CRRA. Dri-Design helped contribute to this goal with its longevity, recycled content, and recyclability.

“The Charlotte Midtown location and the siting was strategically placed such that CRRA would be a visible landmark for and ‘front door’ to the community. Visible and experienced from multiple scales, the CRRA headquarters has a presence that is intended to be an open invitation and a welcome,” says Herbst.

OFS Corporate HQ Huntingburg, Ind. In the business of creating biophilic, ergonomic and sustainable furniture for commercial interiors, global furniture manufacturer OFS decided to bring its wellness-focused philosophy into its Huntingburg, Ind. corporate headquarters in a larger way, transforming its 49,900 sq.-ft. building into the country’s second-largest WELL Platinum facility.

“We wanted to make sure we had an environment that was vibrant, full of life and a place [where employees] really wanted to come to—a destination,” relates OFS Senior Vice President of Sales and Marketing Ryan Menke.

One of the central ideas behind the  design concept is that a building can be created that will help people thrive. In the case of the OFS Headquarters, it seems to be working. Product Application Specialist Joshua Andrew says, “I like to wake up early, come into the office and work out because we have a great facility. It jumpstarts my day and makes me feel like a happier, better person.”

The latest version of the  Building Standard, WELL v2, is built upon eleven  concepts of measurement—Air, Water, Nourishment, Light, Movement, Thermal Comfort, Sound, Materials, Mind, Community and Innovation. While the OFS Corporate Office successfully met WELL guidelines in several of the concepts, its four strongest areas of performance were in Air, Nourishment, Movement and Community.

Some Favorite Features

Doors/Entry Systems A telescopic glass door system from Klein USA, the frameless glass door simultaneously slides open and closed. It requires a much smaller footprint than typical doors, the system can be paired with two, three or four doors.

One employee-favorite feature of this WELLdesigned interior is the two-story, green planted living wall. To make space for the living wall, and enable it to be viewed throughout the building, a new floor in the three-story atrium space was inserted below an existing skylight.

“The selected system consists of a waterefficient integrated irrigation system that delivers the exact amount of water the plants need so there is little to no waste,” explains Jack Faber, , principal, architect + designer, with the Evansville, Ind.-based Hafer Design. “In addition, the tiles forming the system contain materials that evenly distribute water oxygen, and nutrients in a method that prevents mold and decay while, at the same time, providing an ideal rooting and growing environment.”

The retrofit also moved and reconfigured office space to optimize daylighting and views to the outdoors. While the office had a good amount of natural light prior to the redesign, the creation of workstation rows and panel heights that don’t exceed 4 ft. provides more workers with daylight access.

“Interior glass walls open views to the exterior and skylights allow daylight to penetrate deep into the core of the structure which improves energy levels, mood and increases productivity,” he says.

WELL v2: Achieving the Air Concept The OFS Corporate Office project scored ten points within the WELL v2 Air concept. They minimized the creation of interior dust and pollution, while the jobsite was active, and demonstrated enhanced air quality through performance testing.

One of the big unknowns as the project began was whether it would be possible to meet WELL required ventilation rates if the existing HVAC system was programmed for maximum efficiency. Through consultation with their facilities management team and external mechanical engineering consultants, it was deemed possible. However, this created a significant internal positive pressure issue as the doors kept blowing open.

“We remedied this by installing some additional exhaust fans within the system,” reports Brames, “but that entire process ended up setting us back about nine months.”

In addition, the existing HVAC system had to be reconfigured to accommodate changes to the building’s interior. “We performed calculations for the ventilation air requirements and some of the areas were being over ventilated, due to current occupancy configurations, while others did not have the required ventilation airflow,” explains Faber.

“The ventilation ductwork system was extended/ modified and balanced to the required ventilation airflows. This improved the indoor air quality of the building for the occupants.”

The project also earned points for Air Filtration and Microbe and Mold Control. One HVAC addition was the specification of MERV 13 filters to improve the air filtration system and further boost indoor air quality levels. Steril Aire UVC light sanitizers were installed in each of the main air handling units to address any mold or microbe growth on cooling coils and drain pans.

WELL-Minded Furniture + Materials To foster comfort and wellbeing during the workday, the interior is designed to offer employees options to suit their unique and changing needs. OFS invested in ergonomic and sitting/standing desking, giving employees the ability to adjust their positioning throughout the day. The interior is also equipped with several different types of space, enabling employees to change their scene and their state of mind.

For example, there is a free address lounge with open workstations and a number of mindfulness areas.

The right furniture to fit the functionality of the space was also key. “A variety of furniture solutions are strategically located throughout the building creating distraction-free environments when deep focus is needed, while also providing acoustically controlled spaces when team conversations are necessary,” explains Faber.

“Materials played a large role in our certification,” adds OFS Director of Marketing Molly Prior. “Wood flooring, natural stone tiles and nature-inspired paint colors feel soft, warm and welcoming, but are also clean and simple.”

Echoing OFS’ “Imagine a Place” brand, and emphasizing user well-being and connections to nature, wood plays a prominent role as wrap-around desks, cabinets, shelves, tables, chairs, doorframes, ceiling panels and even an indoor terrace area. The interior design scheme and specified products also mimic natural shapes, textures and forms.

“A natural color palette, soft fabrics and natural textures were selected to further enhance feelings of peace and comfort,” adds Faber. “The concrete floor is ground and polished to expose the aggregate within to further connect the space back to nature.”

“People from all areas of the office now bump into each other in this social space.

This creates opportunities for conversations and social interactions that would not have otherwise occurred.”

WELL Movement: Encouraging Movement There is a new health adage that is quickly being adopted that says, “Sitting is the new smoking.”

The WELL Movement concept explores the ways that movement and physical activity can be encouraged through design.

The original OFS Corporate Office, designed in 2005, already offered many areas where physical activity could occur. There was a 2,300-sq.-ft. fitness center filled with weights, exercise equipment, a lap pool, dry saunas, steam rooms and Jacuzzis. During the warmer seasons, the lake and walking trail are popular hot spots, and the fire pit is usually lit for community gatherings, events and dinners.

During the WELL-focused renovation, the interior layout was revamped to encourage free movement between different open office spaces and point-ofdecision signage was installed to inspire stair use.

All of these items helped the project achieve several Optimizations within the Movement Concept including Movement network and circulation, Active commuter & occupant support, Physical activity opportunities, Physical activity spaces and equipment, Exterior active design and Physical activity promotion.

According to lead architect Perkins&Will, these three tenets of osteopathic medicine were fundamental to the design of the Ohio University’s Heritage College of Osteopathic Medicine. They also aligned well with the tenets of the WELL Building Standard— the wellness-focused

design initiative that influenced the development of the project. In fact, in a Perspectives article authored by Perkins&Will in January 2021, they stated, “We anticipate that Heritage Hall will be the first medical education building in the country to achieve WELL building standards.”

The attention to enhancing the wellness of medical students and the demand for new, more collaborative learning spaces are just two of the ways that the design of this project signify a seismic shift in the medical education of the future.

Where windowless classrooms, dark lecture halls, long hours,

incredible stress, and a certain degree of suffering were considered par for the course, this new medical school building prioritized a light-filled atrium, the creation of fitness and healing spaces, healthy eating options, a water filtration system, and connections to outdoor spaces. “These are all key components of the

WELL building standard, underscoring the college’s commitment to creating a healthy environment,” said Jerry Johnson, Design Principal, Perkins&Will.

The Connected Exterior While designed to function on the next level of wellness, the form of the building closely resembles the architectural style of the main campus. The new school sits outside the historic campus, but uses a matching red brick and limestone detailing to connect to those classic buildings. The expression of exterior columns was another element intended to relate to the college’s former building. The result is a new building meant to fit into its immediate more industrial-site context while also a reflection of the broader university architectural character.

Its location on the university’s Union Street Green, Heritage Hall is a connector to other facilities on campus and directly to the community. The building is accessible to the community for events, its street level café, physician partners, and more.

Community members will also be encouraged to volunteer as “standardized patients” for student labs. During the pandemic, Heritage College welcomed hundreds of frontline healthcare workers into its spaces for their COVID-19 vaccinations, provided by the local health department.

Of course, access to daylight can be tricky, because access to too much daylight can cause discomfort and headaches. The building was designed to maximize the presence of daylight in the interior, while mitigating its intensity through several strategies. The geometry of the building creates overhangs that protect large areas of glazing. The largest wall of windows faces north with panoramic views of a future quad, while being protected by the cantilevered third floor. Limestone fins and piers help to shade windows on the east and west, while the signature trellis structure controls the light in the atrium.

“Glare in the daylit atrium is controlled though high-performance glazing and the deep trellis structure, creating a comfortable interior environment,” explained Johnson.

Thoughtful Incorporation of Environmental Elements Environmental elements have been thoughtfully incorporated into the project in many ways, an important nod to the biophilic design principles that have been shown to improve the health and wellness of people in a space.

Team-based learning and teaching labs in the new facility have sweeping outdoor views which promote mental health and wellbeing and reinforce healthy circadian rhythms. “The visual connection of programmatic spaces within spurs imagination, movement and exploration,” says Ross. There is a direct connection to nature and green space in and around the building.

Beyond offering a visual connection to outdoor spaces while learning, the school is designed to use outdoor spaces as part of the educational environment, encouraging students, faculty and staff to take advantage of the healing and calming properties of nature, as they learn the science behind healing themselves.

“The design also incorporates environmental graphics with natural forms, scales and patterns. Areas of refuge provide safe places for retreat—meditation and yoga spaces—yet still feel connected to the larger community. Together, they help to improve concentration, attention and perceived safety,” says Ross.

WELL building features include fitness and mindfulness spaces, an outdoor balcony and a 1/8-mile walking loop.

Designing a building to satisfy the WELL Building Standard requires that every aspect of the project be examined through the WELL lens—even the mechanical, electrical, plumbing, and fire protection systems. These systems are responsible for addressing important health-related performance issues in the built environment— indoor air quality, thermal comfort, clean-tasting water, just to name a few.

Bringing the whole team together—design through construction—early in the process was critical in realizing the original design intent.

“Starting with clear goals and requirements for building systems is important for the WELL process. Acoustics, air quality, water quality, hazardous materials are all impacted by the design of these systems,” said Ross.

Here’s a quick overview of the MEP systems in place at Heritage College: Cooling is provided via the campus chilled water system and heating via standalone high efficiency condensing boilers.

The building features demand control ventilation in classrooms and conference rooms, and the building automation system is integrated into the campus system. In the anatomy lab, special MEP design considerations promote occupant safety.

Water at the facility is filtered and regularly tested for harmful chemicals that may impair occupant health. In addition, plumbing fixtures were designed to reduce potable water use in flush and flow fixtures. Compared to LEED baseline metrics, there was an 18% reduction in water use for flush fixtures and a 33% reduction for flow fixtures.

The electrical systems are connected to the campus medium voltage distribution, and an emergency generator provides backup power.

The Importance of WELL Collaboration Beyond designing with WELL goals in mind, there is a learning curve to constructing and operating a WELL certified building. “Owners are asked to contribute to the process more than other certifications and need to modify or implement policies around benefits, communication, education, as well as building maintenance and operations,”

says Ross.

Collaboration across the team was vital to this project’s success.

“From the earliest stages of design, our construction partner participated in the client meetings that shaped the program spaces and defined their function,” said Jerry Johnson. “Not only did this allow the team

to make cost-based decisions, it served to forge relationships and align the team to the project goals with the very people that would take the project through construction.”

Ultimately, the transformative design of Heritage College fosters a healthier environment and a better teaching and learning

experience. Where the old building had its limitations, the new space allows students more flexibility. They can split up, work in smaller groups, and engage with faculty in different ways. The organization of the interior has evolved from traditional lecture halls to easily convertible spaces that better meet student and faculty needs.

Hoboken Southwest Park employs three coordinated systems to reduce the negative effects of stormwater runoff: rain gardens, bioswales and permeable pavers. Two large rain gardens, as well as a grassy lawn, soak up water and filter it through the sandy soils and plants, removing pollutants. Vegetated bioswales channel water from adjacent streets and sidewalks.

Finally, Unilock permeable pavers offer the space the hardscape solution necessary in this urban public space, that manages runoff like a landscape.

Unilock’s Eco-Promenade pavers redirect rainwater back into the subbase and detention system through the open-graded joint material while keeping it away from sewer systems. Beyond eliminating surface runoff and replenishing groundwater, permeable paver systems help to clean the water that passes through them, removing harmful pollutants. It is so adept at cleaning the water, in fact, that permeable paving is recognized by the EPA as a best management practice (BMP) for non-point source pollutants.

Here’s how it works. A permeable pavement system is a configuration of paving stones that feature a void space between individual pavers. This surface of paving stones and void space sits on top of a bed of open-graded aggregate base material that serves as a holding area for stormwater until absorbed by the subsoil below.

In Hoboken, the herringbone paving pattern was achieved with the plank shape paver, while the color selected plays on the building hues in the neighborhood. Exposed granite and quartz aggregates integrated throughout its surface create a striking visual effect with speckles of color and sparkle. This effect is enhanced the longer the product is exposed to outdoor elements.

Interior window film delivers big benefits to the JW Marriott/Ritz Carlton hybrid complex in Los Angeles.

CHALLENGE

The abundant sunshine in Southern California makes it a beach lover’s hotspot, but those same solar rays sometimes force the HVAC systems of Los Angeles to sweat. One such building—the 54-story JW Marriott/ Ritz Carlton hybrid complex—has an exterior that is sheathed in blue-tinted glass. The visual effect is stunning, but those many windows made it a challenge to cool.

SOLUTION

“The glass was letting in a considerable amount of heat,” said Zack Burke of Burke and Associates, the architectural energy consultancy tasked with finding a solar-heat reduction solution for the tower. “So, we started by applying exterior window film to the lobbies of the residential areas as a test.”

Immediately, according to Burke, the temperature in those spaces dropped 10 to 15 degrees. After subsequent testing inside the hotel produced a similar outcome, his firm won the greenlight for a pair of installers to apply Avery Dennison R Silver 20i window film to the 30,000 sq. ft. of glass within the building’s meeting spaces. The project was completed in 30 days, according to a press release, and earned a $33,000 energy rebate from the Los Angeles Department of Water and Power.

“For the first time in five years, the building’s management was able to turn off their HVAC chillers in the treated area,” said Burke.

Window film is applied as a retrofit to existing glass to improve performance without having to replace the window, according to Randy Garcia,

a Regional Technical Manager at Avery Dennison.

Technology in the window film industry is continually improving, added Garcia, which means everthinner products that perform at ever-increasing levels. Plus, window films “work immediately. There is no down time, and in most cases the cost is less than replacement windows.”

Avery Dennison R Silver 20 interior window films are easy to install, according to the company, and they block more than 99% of UV light, provide an excellent level of heat rejection, and offer outstanding glare control. Additionally, the bold appearance can enhance a building’s aesthetics and help to maintain privacy.

Conversations regarding energy efficiency products frequently revolve around LED light bulbs and water-saving plumbing fixtures, according to Burke, but “architectural window films can have a big impact for building managers working to save energy and perhaps get LEED certified.”

Metal Proves its Mettle in Texas A metal roof offered the optimal surface for a large field of solar panels helping the city of San Marcos meet their sustainability goals.

CHALLENGE

SOLUTION

Looking to consolidate public service departments and agencies scattered across the city into a modern, centralized location, the city of San Marcos, Texas, constructed nine buildings on a single site. The new Public Service Complex was designed to increase communication between departments and give the city an opportunity to grow in place over the next several years.

More than 52,000 sq. ft. of SuperLok standing seam panels were installed on the various buildings. The five-section utility building has three workspace areas topped by SuperLok 24-gauge Galvalume Plus panels, connected by two smaller office sections with built-up roofing.

“We wanted to create a flexible office space that provided natural daylighting to all the occupants within a very tight budget,” said Project Manager Edgar Zarate of Lawrence Group Architects.

The city and their architectural team at Lawrence Group Architects also had sustainability and resiliency in mind. The use of solar panels was an important design objective of the project. Metal is considered a sustainable material because of its durability, long life cycle and recyclability. Metal roofing is also an optimal solution when solar panels will be incorporated into a roof, as the lifespan of the metal material exceeds the life expectancy of the solar panels, unlike shingles. This project features metal roofing and metal wall panels as a consistent design element throughout the campus.

SuperLok is a mechanically seamed, vertical leg standing seam roofing system that offers wind uplift resistance in a 2-in. slim rib, suitable for attaching solar panels.

MBCI wall panels were installed on the administration and crew buildings. Among the colors used were Galvalume Plus, Slate Gray, Hawaiian Blue, Ash Gray, Charcoal Gray and Polar White.

“We integrated a 360 kw-ac solar array, four 18,000-gallon rain collection tanks for irrigation, two 750 eKW, 938 kVA back-up generators with a 2,700-gallon capacity tank per unit, with a third option design for future connection,” Zarate said.

“Also, two 1,000-gallon fuel tanks onsite for emergency use.” The project was also designed as the emergency operations center in the event of a major catastrophic event.

Long-time MBCI customer Red Dot Buildings of Athens, Texas, designed, fabricated and erected the pre-engineered metal buildings and installed the MBCI metal roofing and wall panels.

“The metal panels helped us achieve the industrial look we wanted for the complex and met the owner’s budget,” Zarate says. “The MBCI panels provided an industrial look without making the complex look like an average warehouse.”

Swing and Slide into the Future Medical facilities have specialized access needs so choosing the right door system is critical in today’s ever-changing healthcare environment.

CHALLENGE

The 120,000-sq.-ft. Medical Center Muncy in northern Pennsylvania, which opened in January, has a full-service emergency department, clinical decision unit, intensive care unit, operating suite, 20 inpatient beds and primary and specialty care areas.

When construction began on the new $100 million medical center architects at NBBJ needed a door system that would meet the demanding requirements specific to the clinical sector.

Horton Automatics’ systems were used in a number of applications within the facility, including patient rooms, ICUs and pharmacies. For example, within the ICU, the Profiler ICU system was installed. The self-closing, smoke-rated ICU/CCU door system is the first airborne infection isolation room door that requires no power. The doors are used in patient rooms to maximize light and views to promote recovery. Larger openings for moving beds and equipment are also now possible with the smokerated telescoping door system.

SOLUTION

Automatic Door Enterprise (ADE) utilized Horton Automatics and its range of ICU/CCU door products.

“We weren’t surprised to see that Horton was specified for this project,” said Sam Ferster of United Plate Glass, a company that worked with ADE’s team.

“Horton is a quality product and is dominant in the healthcare industry.”

With hands-free access in public spaces on the rise, the sliding door system was selected for its easyto-clean surfaces that minimize infection hazards linked with curtain screens. The unique trackless threshold design also prevents the build-up of possible contaminants in guide tracks and ensures a smooth transfer of patients and equipment.

INTERIOR AND EXTERIOR

The facility includes interior and exterior fit outs and features 26 Horton swing door entrances, 52 Horton sliding doors and Horton S4000 Operators with push plates.

The self-closing, smoke-rated ICU/ CCU door system is the first airborne infection isolation room door that requires no power.

The Fabric-Wrapped Fiberglass Sky Is Falling… On Students Officials at Toronto’s Islington Junior Middle School needed to replace old ceiling panels that were a danger to students and staff.

CHALLENGE

SOLUTION

Islington Junior Middle School in Toronto had a problem. The fabric-wrapped fiberglass panels installed on the ceilings and walls in many of the classrooms were detaching and dropping to the floor. They had to be replaced and quickly before they landed on an unsuspecting student or faculty member. The school needed ceiling panels that could be easily installed, even on its curved ceilings. The ideal panels would also be able to offer sound management that could help create quieter classrooms.

To improve safety and noise management, SONEX Valueline panels, from pinta acoustic, were selected. These panels offer excellent acoustic control across all frequencies with a noise reduction coefficient (NRC) that ranges from 0.75-1.05. Made from WILLTEC foam, the panels have a subtle surface pattern that adds a little texture to the interior, and they are easily mounted to any ceiling or wall with acouSTIC adhesive.

INFLUENCE

Sound management is a common problem in schools.

Typical classrooms have many hard surfaces—tile, white boards, black boards, glass—that reflect sound rather than absorb it. All this reflected sound in a space can make it quite difficult for students to hear and understand instruction. Administration officials at Islington Junior Middle School understood the importance of optimized classroom acoustics for student education and contacted Sound Solutions, Ontario, Canada, for acoustic product options.

A total of 5,664-sq.-ft. of 1.875 in.-thick SONEX Valueline panels have now been installed in the school. Each of the classrooms has 144 panels on the ceiling. The panels are 24 in. × 48 in. and were easily installed on the curved ceilings with acouSTIC adhesive. Thirty additional 48-in. × 96-in. panels were glued to the walls of each of the classrooms, again using acouSTIC adhesive. The panels in two of the classrooms were coated with pinta’s premium waterbased acoustic coating in frost. Panels in the other classrooms have a custom bright-blue water-based acoustic coating.

Flooring

A Prescription of Acoustic Flooring for Patients, Staff at Methodist Mansfield Renovated medical center’s NICU experiences the unexpected quiet of vinyl Rx surfacing.

CHALLENGE

SOLUTION

The center in Mansfield, Texas, began the $8.7 million expansion of its existing Neonatal Intensive Care Unit (NICU) in 2018. The hospital, which offers full-service maternity care, added eight private rooms, family amenities, a state-of-the-art infant security system, and dedicated respiratory and lactation support spaces. They needed a flooring fit for the job.

Hendrickson worked with Thais Pimentel,   ID+C and Interior Designer II with Perkins&Will, to specify Ecore’s Strait Rx and Infinity Rx flooring for the Methodist Mansfield . Both engineered surfaces from the Rx Collection feature its patented  technology, where vinyl is fusion bonded to a vulcanized composition rubber backing. The result is two bonded surfaces that, in addition to significantly reducing surface-generated noise, provide a force reduction of 11.5% and energy restitution of 72%— a major benefit for healthcare environments where staff spend the majority of their shifts on their feet.

The enhanced ergonomic performance also reduces the force of impact related to falls.

INFLUENCE

Interior designer Whitney Hendrickson had unique insight into what the space demanded. Prior to becoming a certified interior designer, Hendrickson was a pediatric nurse.

When it came time to select the flooring, Hendrickson recalled a 2017 tour of a Philadelphia hospital where Ecore’s Rx Collection was installed. “It was so eerie because it was unexpectedly quiet,” said Hendrickson. “My eyes and ears did not match up.

I thought they must not have had many patients, but they did! I could see staff moving around and carts being pushed down the corridors, but I didn’t hear what I normally hear in an . It didn’t feel ‘clinical’ at all—in a good way!”

The Ecore solution was specified in a subtle curved pattern to assist with wayfinding and to help delineate staff and family areas. Additionally, the inclusion of the recycled rubber improves the environmental footprint of the floor. Ecore uses reclaimed truck tires in its products, and the material is technically upcycled, which means it is turned into a higher value product that has a much greater lifespan. The flooring used for the Methodist Mansfield project diverted 5,897 pounds of tire rubber from the landfill, equivalent to about 59 tires.

HEALING ENVIRONMENT

The designers of Methodist Mansfield NICU specified flooring for its acoustical and ergonomic needs to create an environment conducive to healing.

Dovetailing with this design philosophy is an emphasis on research, internal education and empowering young designers with professional growth opportunities. Considering that 50% of the staff have been with the firm for more than 10 years, and many for more than 25 years, it seems to be working. “I think that the reason people stay here is the opportunities, I know I did. We encourage entrepreneurial spirit and give people the resources to grow.”

Actively incorporating highly sustainable design practices long before LEED was a household name, Irvine, Calif.-based LPA Inc. is the country’s largest firm to meet the AIA 2030 Commitment for energy reduction in building projects and has racked up 266 national, state and local American Institute of Architect design awards since 1997.

Most recently, LPA earned a coveted AIA California 2021 Firm Award. One AIA California juror noted that the firm was “tackling environmental issues before climate action was even a term. To call them strong in the sustainability category would be an understatement.”

Heading up the 400+ practice, Wendy Rogers, ,  ,  and chief talent officer—who has spent her entire 34-year career with the firm—states, “sustainability is fundamentally a part of our DNA and we consistently find ways to increase the rigor of how we hold ourselves accountable.”

LPA is also an early adaptor and proponent of integrated design. Unlike traditional design models which heavily rely on the architect, the firm’s integrated approach creates a forum where multiple disciplines can optimally pool their collective expertise. Accordingly, landscape architecture, civil engineering, mechanical/electrical engineering, structural engineering and lighting sit equally at the design table.
