California Title 24

In Control? Title 24’s Impact on Lighting When it comes to delivering high-performance projects, a common goal is to achieve those results without completely blowing out an owner’s budget. That said, individual system budgets must be carefully considered, and sometimes pieces of the project must be pared back to deliver the most efficient, but economically feasible, plan. In other words, spend your pennies wisely. Lighting, unfortunately, often falls victim to the budget axe even if it’s a high performance project. That said, sometimes clever lighting designers are able to suggest costeffective lighting control options, such as bi-level switching—a simple strategy that can generate 10% to 15% energy savings. Ironically, new legislation in California—intended to improve lighting performance through mandated dimming and occupancy sensing—may actually force those pennies into purchases that don’t return the required value, particularly for anything involving a retrofit. According to Stan Walerczyk, an energy-efficiency consultant, author and frequent lighting lecturer with the Lighting Wizards, the 2013 revision of California’s Title 24 that went into effect this past July now includes the same strict requirements for retrofit as it does for new construc-

REDISCOVERING WOOD

With a plethora of sustainable benefits, wood also offers an under-appreciated value as a structural material.

While natural wood is famous for its warmth and beauty, when it comes to interiors, its application as a structural system in larger commercial buildings remains largely untapped. Fortunately, a number of high-profile projects are helping spur wood’s potential as a sturdy, structural building material.

Bullitt Center Seattle’s Bullitt Center offers one example of wood’s versatility. Described as “the greenest office building in the world,” Miller Hull Partnership defines this net zero phenomena as 83% more energy efficient and 80% more water efficient than a typical Seattle office building. Yet Brian Court, project architect with The Miller Hull Partnership in Seattle, points out that, even though the project’s energy-efficient achievements have received a lot of attention, the building team was just as excited to discover how heavy timber came out with the best

of finding non-toxic products. This essentially helped the building team avoid many Red List-banned chemicals in its quest to achieve Living Building Challenge certification.

life cycle assessment profile―earning its place as the building’s main structural system. “Ultimately, the carbon footprint of a concrete structure greatly exceeded that of timber frame,” explains Court. Furthermore, “timber is actually carbon negative once the carbon sequestered within the wood is considered.”

Interestingly, the use of wood also helped the architect achieve greater daylight penetration. As opposed to other building materials―which would have shortened the occupied floor-to-ceiling height―the use of 2 × 6 wood floor panels, instead of deeper floor joists, delivered an extra two ft. of open floor-to-ceiling space, essentially increasing daylight penetration to the interior by four ft. In addition, there was no need for a perimeter beam; this enabled the window to fully extend to the bottom of the decking, further enhancing daylight penetration.

Miller Hull took advantage of wood’s architectural beauty by leaving the structural frame’s Type IV heavy timber Douglas-fir glulam beams and columns exposed. Their choice also minimized interior finishes―and the challenge

Heavy timber came out with the best life cycle assessment profile—earning its place as the building’s main structural system. In considering a more extensive application of wood, fire protection concerns are sure to come to mind; yet larger wood members actually offer natural fire resistance. While wood does burn, it does so at a slow and predictable rate, says Court. So in the event of a fire, while the wood is smoldering, there would be ample time for occupants to egress and firefighters to arrive. That said, Court says the fear of fire in twentieth century American cities forced timber to take a back seat to noncombustible concrete and steel. “However, as carbon becomes an increasingly important part of the material selection process, we see wood becoming the structural material of choice to handle gravity loads in buildings up to six stories,” says Court.

2 × 6 wood floor panels instead of deeper floor joists delivered an extra 2 ft. of open floor-to-ceiling space essentially increasing daylight penetration to the interior by 4 ft.

However, he is quick to point out that concrete and steel are still necessary below grade and to handle lateral loads. Another issue to be aware of, according to Court, is that wood shrinks over time and can be compressed if it is loaded perpendicular to the grain. To work around this issue, the contractor connected the timber columns with a steel tube so that any radial shrinkage in the beams and girders would have no effect on the columns. w PAGE 26

Federal Center South Only five miles south of the Bullitt Center is another example of a highly sustainable project’s use of wood. Charged with reusing materials from the U.S. Army Corps of Engineer’s (USACE) former warehouse as part of the U.S. General Services Administration’s Design Excellence program, the building team reclaimed approximately 100,000 board ft. of salvageable structural timber and 200,000 board ft. of decking to form the commons foundation, structural system and interior cladding for Federal Center South―the new USACE Seattle District Headquarters. Inside the building’s stunning 3-story, skylit atrium, a woodclad “treehouse” is the centerpiece of a peaceful courtyard where harvested rainwater flows across rocks and boulders. Wood is also showcased as wall paneling, exposed beams, ceilings, flooring, staircases, bridges, benches and railings. “Throughout the atrium, super graphics on both wood and glazed surfaces enhance wayfinding while offering technical data on the area’s waterways––the focus of the U.S. Army Corps of Engineers work,” adds Todd Stine, partner, ZGF Architects, Seattle. Of course, a major aspect of the project’s construction was salvaging the reclaimed wood, which involved a phased demolition process where wood components were individually harvested from the old warehouse. “The team―led by G.R. Plume Co.―pulled nails, unfastened bolts, removed brackets and devices, trimmed out fractures, and sorted the wood before it was shipped to a local mill for structural grading and fabrication,” relates Stine.

(2 × 80 psf) for 24 hours, and then recover at least 75% of the measured deflection within 24 hours of being unloaded. After passing the test with flying colors, the different wood pieces were sanded, but not too heavily, in order to maintain the original appearance of the reclaimed surfaces. “Wood surfaces not subject to heavy wear, such as wall cladding and structural members, were finished with a waterborne polyurethane spar varnish; wood subject to greater wear, such as stair treads and floors, were finished with a waterborne urethane/acrylic polymer,” explains Stine. Ultimately, the reclaimed wood enabled the team to reduce structural materials by 30%. One wrinkle in the process was discovering that not enough salvaged timber had been recovered to fully frame the interior atrium if the beams were to be spaced 4 ft. on-center. The structural engineer, KPFF, proposed increasing the beam spacing to 5 ft. on center using composite construction. “This innovative approach eliminated the need for non-salvaged timber and retained the intended architectural character of the design,” reports Stine. As for overall sustainable achievements, the LEED Goldcertified facility meets GSA EUI goal of 27.6 kBTU/sq. ft. per year, as compared to a regional average of 106.

The team then built a mock-up to test the structural integrity of each beam slated for use as part of a unique composite timber/concrete beam system. The test process required each beam to hold twice the design live load

Packard Foundation Seeking to make its mark as a replicable building― not only for energy efficiency, but for the use of healthy and sustainable materials―the EHDD-designed David and Lucile Packard Foundation headquarters in Los Altos, Calif. also hoped to earn LEED Platinum and net-zero certification. FSC-certified wood was a natural choice. For the structure, EHDD used wood as exposed columns, beams and trusses, as well as framing and roofing. As a finish, the firm selected wood for the siding and soffits, and as pavers in a landscaped courtyard. Inside the 49,000-sq.ft. office building, the wood theme continues in the form of acoustical ceilings, wood paneling, office fronts, doors,

floors and furniture. In fact, some of the casework, doors and furniture actually use eucalyptus veneer salvaged from towering eucalyptus trees that were cut down during a road construction project at the Presidio in San Francisco. “For the exterior, in particular, the use of wood reflects the California tradition of wood buildings, underlining the emphasis on the indoor-outdoor lifestyle and love for natural materials,” says Brad Jacobson, AIA, LEED AP BD+C, senior associate, sustainability leader for EHDD, San Francisco. “This is also clearly referenced in the building layout, as the building is centered around a wooded courtyard with operable doors all around.”

A departure from conventional framing, the building’s walls were structurally engineered to reduce wood use and thermal bridging, while increasing the area available for insulation. “Headers and double studs at jambs were eliminated, where possible, as the wall was braced back to the post and beam structure for stability,” explains Lotte Kaeffer, AIA, LEED AP BD+C, associate at EHDD. “Reducing the amount of wood reduced building cost and helped pay for the upcharge to achieve FSC certification.” Also, by using wood framing instead of conventional metal stud framing, the team was able to achieve an overall wall R-value of 24, which was necessary to

OUTSIDE, INDOORS FSC-certified wood supports an “indoor-outdoor lifestyle,” says EHDD’s Jacobson. “The building is centered around a wooded courtyard with operable doors all around, giving staff the opportunity to work outside, or inside with natural ventilation and direct access to the outdoors.”

support a passive thermal comfort design and eliminate a perimeter heating system. However, due to code requirements, all the wood studs to frame the exterior walls had to be fire treated. While wood offers a plethora of sustainable and aesthetic benefits for this project, the building owner needed to accept the fact that regular maintenance would be required. To help minimize maintenance, EHDD specified a wood stain with a UV protective layer; however, based on several mock-ups, the owner decided to eliminate the UV protection layer for aesthetic reasons, according to Jacobson. In addition, the design team was not able to

rely on the wood structure for lateral loads, particularly due to the building’s location in a seismic zone. As such, the team used a hybrid wood and steel structure, with buckling restraint braces taking the seismic loads.

What’s Next for Wood? These and other projects demonstrate that wood can be much more than a warm interior finish; however, as a structural system, it remains a novelty. For now, U.S. building codes generally discourage its use in many applications; yet, as LEED and the Living Building Challenge continue to gain steam, this may eventually

bring about code changes and ultimately affect building material and structural system selection. Designers also anticipate that greater emphasis will be placed on life cycle assessment, reflecting favorably upon wood as a structural choice. After working on the Bullitt Center, Court believes that wood has the structural capability to do far more than the industry is letting it do at the moment. “People need to look at wood with fresh eyes, especially because it has so many environmental virtues over concrete or steel,” he concludes.

PIA PRIMER

A User’s Guide to the 2014 Edition of the Product Innovation Awards Welcome to the Product Innovation Awards. Now in its fourth season, the PIAs may be routine for some, but as our subscription base grows, others may be new to the competition, leaving me to ponder how best to introduce this annual feature… The competition is inspired by two forces at play year-round: the product manufacturers who continually research and develop new products in their respective market segments, and our readers who perpetually seek the best solutions in the built environment. With a focus on bringing innovators to the forefront, the competition asks manufacturers to present their best products to a jury of knowledgeable critics.

We ask architects, engineers and experts familiar with taking products to task to solve day-to-day design dilemmas to evaluate the entries. We look forward to sharing your contemporaries’ expert insights, and live quotes captured from the judging process appear in the awards issue―it’s like being in the jury’s collective mind. Our intrepid design department treats you to a visual feast when perusing the pages of the Product Innovation Awards, making navigating everything from building envelop to surfaces to HVAC and energy management self explanatory. Each page represents a category’s fresh and innovative product selection represented with exquisite art accompanied by clear, concise text.

Finally, the end of the section features Products in Application Award winners and our Industry Leadership Awards―hats off to them, and all of our winners, for setting the pace for the year to come.

Cheers to innovation,

SAGEGLASS® INSTALLED IN OVERHEAD GLAZING KIMMEL CENTER FOR THE PERFORMING ARTS, PHILADELPHIA, PA

200 guests. 96° outside. 1 bride. No sweat. The Kimmel Center’s Hamilton Garden Terrace was always in high demand for events, especially weddings. But a mix of intense heat and no shade created by the Center’s vaulted glass roof made the temperature impossible to control. The venue was unusable in the summer. And couples had to settle on another site for their big day. Then SageGlass® was installed. Now, at the push of a button, the heat of the sun is tamed. The temperature is comfortable. And hosting weddings year round is a piece of cake. See more SageGlass® transformations at sageglass.com or call 877-724-3321. SageGlass is a product of Saint-Gobain. Circle 46

SOLAR CONTROL AND SHADING/SITE-GENERATED ENERGY MERMET USA T Screen with KOOLBLACK Technology 1

Cooler on the Dark Side

This dual-colored window shade fabric combines the superior heat reflectivity of a white fabric with the glare control and clear view-through of a dark color fabric. The KOOLBLACK Technology dark yarns maximize the heat reflection of the fabric’s white side, offering preeminent solar protection. Unlike conventional dark color fabrics, KOOLBLACK Technology does not rub off or fade over time. Judges said: “A darker-colored product that can reflect sunlight as opposed to absorbing it is a bit counter-intuitive but also impressive.” www.mermetusa.com, Circle 505

CERTAINTEED CORP. Apollo II Solar Roofing System 4

Plays Well With Others

The Apollo II solar roofing system features integrated photovoltaic (PV) panels that combine greater electricity-generating efficiency and improved aesthetics with easier wiring installation. Unlike rack-mounted solar systems, Apollo fully integrates with roofing shingles for a seamless appearance. Apollo II is lightweight, durable, and resistant to wind uplift; each slim, 12-pound module features 14 monocrystalline silicon solar cells. Judges said: “The fact that it integrates well with existing roofing materials is very appealing.” www.certainteed.com/solarroofing, Circle 502

SOLAR INNOVATIONS Universal Clamp 5

Clamp of Approval

The Universal Clamp is a standing seam roof clamp for the safe attachment of racking and panel systems without roof penetration. Other clamps used to attach photovoltaic panels to standing seam roofs require pressure points, which may cause holes in the roof and thus possible leaks; the Universal Clamp uses a patent pending design that allows for continuous pressure contact against the attachment surface, resulting in no permanent damage to the roof. Manufactured for quick installation and high performance. Judges said: “Definitely a noteworthy replacement part to ease the burden on existing rack systems.” www.universal-clamp.com, Circle 501

Toward a More Monolithic Ceiling

3

By Nathan Baxter

4

Armstrong introduced the industry’s first acoustical ceiling system that organized lighting fixtures, air diffusers, and sprinkler heads in a narrow technical channel or “zone” to create a cleaner, more monolithic ceiling visual. The innovative new TechZone™ Ceiling System eliminated the need for penetrations in the ceiling panels, making them more aesthetically pleasing as well as easier to install. Initially, the system was only available with Armstrong Optima® ceiling panels and a 6” wide technical zone. Today, however, there is a much wider variety of design options from which to choose to meet the continuing desire for an uncluttered, more linear ceiling visual.

1

JUDGES’ COMMENT:

2

“With Prescolite’s ability to replace metal halide downlights with a dimmable source and reduced wattage, this fixture brings LEDs one step closer to full market penetration.”

Numerous Panel Options For example, ceiling panel options now include the fine-textured look of both Armstrong Optima and Ultima® ceilings as well as the smooth, drywall-like visual of new Calla™ and Lyra™ ceilings. The rich, warm visual provided by WoodWorks® ceiling panels and the sleek, sophisticated look of MetalWorks™ panels are also available. For an even more uncluttered visual, Optima panels are offered with a Vector® edge detail. The patented Vector edge detail produces a sleek 1/4” reveal that minimizes the visible grid, thereby creating a ceiling that is much more monolithic in appearance than ordinary suspended ceilings.

Technical Zone Options

LIGHTING: INTERIOR HUBBELL LIGHTING Sportsliter Solutions ArenaLED 1

Final Frontier

To further expand design possibilities, the system’s technical zone is now offered in 4” and 12” widths as well as the original 6” width. Among the linear lighting options that the narrow widths offer are continuous and linear recessed light fixtures including LED in both the 4” zone and 6” zone. In addition, a variety of linear diffusers for air supply and return are available for use in both the 4” and 6” wide zones, while energy-efficient TechZonecompatible chilled beam fixtures can be integrated into the new 12” wide zone. By partnering with the nation’s leading lighting, diffuser, fire protection, and chilled beam manufacturers, Armstrong is able to ensure a wide range of compatible fixtures that have been pre-qualified for fit and finish and to provide a pre-engineered, easy-to-specify ceiling system that not only uses standard components but also imparts a clean, custom look to a space. PRODUCTS IN APPLICATION The Special Citation for Products in Application recognizes a product performing exceptionally well in a given application that truly shows off the core of the product’s capacity for innovation as it provides ideal solutions for each building challenge. AIR PEAR Air Pear Destratification Fans

Air Pairs Well with Childcare

Child Care Center at Hort Woods, State College, Pa.

WeWork, New York City

On the campus of Penn State, the Child Care Center at Hort Woods uses Air Pear fans to help kids learn about the environment. Architects studioMLA of Boston and Reese Engineering of State College, Pa. chose Air Pear fans to help create a natural ventilation system in the LEED Platinum facility. To take advantage of the neighboring wooded microclimate, employees at the center get an email to open slider windows when outside conditions are favorable. Children in the classrooms then see a green light and help teachers slide panels that open the windows on the south side. By opening the panels, the Air Pear fans are activated to draw cooler air in from the woodland courtyard area on the north through the building and exhaust at the higher south-facing side of the building, where there is solar heat gain. By moving the cooler air inside, the center has been able to limit mechanical cooling for most of the summer months. The woodlands also introduce outdoor breezes, sounds and even smells that, according to ASHRAE standards, add to thermal comfort of people in a building. www.theairpear.com, Circle 315 LG Multi V III Heat Pump System

Co-Working Comfort WeWork collaborative workspaces provide shared and co-working office space for small businesses and startups. A recently established 75,000 sq. ft. WeWork office space in New York’s Hudson Square/SoHo West neighborhood involved a renovation of the existing building systems. The space needed a new heating and cooling system that wouldn’t disturb the building’s infrastructure and offered individualized comfort for each tenant. In collaboration with mechanical engineers, the owner selected a variable refrigerant flow (VRF) system for the 10-story historic building. LG’s Multi V III Heat Pump system provides zoned temperature control to work spaces of varying sizes. It fits within the limited footprint on the rooftop and provides both the horizontal and vertical piping distances required to deliver custom temperature control to more than 50 individual zones on multiple floors of the building. To ensure minimal impact on the tenants, WeWork required a phased, floor-by-floor renovation approach, with the initial floor completed in just eight weeks. Multi V’s modular design proved to be an asset for this renovation approach. LG’s AC Smart control system allowed each floor to be added to the centralized system as it was completed without compromising temperature control for building tenants. www.lg-vrf.com, Circle 313 Science Pyramid, Denver Botanical Gardens

COSELLA-DÖRKEN DELTA-VENT SA and DELTA-FASSADE SA

Facade du’Triumph The new Science Pyramid at the Denver Botanical Gardens is a dining area and discovery center for student groups and visitors. The striking new profile complements the tree-lined walkway, ponds and fountains; however, its pyramid shape presented several challenges. Its complex dimensions require it to be watertight to manage moisture inside and out. Also, the structure’s open joint cladding exposes the membrane, requiring its water-resistive barrier (WRB) to provide long term resistance to direct UV light and direct impact of wind, rain and snow. A final challenge to the envelope is that the building accommodates large groups of people and areas of cooking, generating a large amount of moisture within the building. Using DELTA-VENT SA and DELTA-FASSADE SA together gives primary protection to the plywood substrate, and ensures that the enclosure is watertight while managing moisture vapor with no risk from a double vapor barrier. DELTA-VENT SA is liquid waterproof, but permeable to moisture vapor to prevent significant interior moisture buildup while remaining watertight. Placed behind open-joint cladding, DELTA-FASSADE S is also watertight, yet very highly moisture vapor permeable. The flat black of the DELTA-FASSADE S enhances the beauty of the Science Pyramid while protecting the wall system, adding depth and dimensional looks that heighten the striking appearance of this landmark building. www.cosella-dorken.com, Circle 312

AWARDS 2012

INDUSTRY LEADERSHIP Beyond feting products, we wish to recognize manufacturers who do outstanding things for the community outside of making quality products. We asked companies to provide examples of their industry

Local Youth Artist Gary Chen is inspired by graffiti, says his artist profile, which is featured in Artaic’s URBN catalog.

leadership through various efforts, including education, the creation of useful tools, or other initiatives. Based on these submissions, judges recognized the following companies:

ARTAIC Special Citation: Industry Leader in Community Outreach

Partners in Art Artaic’s corporate culture of community involvement is a true example of social justice in design and manufacturing. The company’s most recent outreach program involved a collaboration with Artists For Humanity (AFH), a local Boston-based non-profit that bridges economic, racial and social divisions by providing under-resourced youth with the keys to self-sufficiency through paid employment in the arts. The two organizations’ mission to create transformative art aligned―and the stunning results elevate both the community and the company’s unique mosaic collection. Titled “URBN,” the diverse collection draws from the convergence of nature, construction, and street art. “I have to applaud the community involvement―it’s an example for all manufacturers,” says one judge. Seconds another judge, “They are making a difference in the ‘people, planet and profit’ where their business originated. Like art, this example speaks louder that words, and hopefully the catalog is widely distributed and recognized among their peers in the industry.” www.artaic.com, Circle 311

BIG ASS SOLUTIONS Special Citation: Industry Leader in Research and Education

Education for the Future Big Ass Solutions employees are actively engaged in professional organizations including ASHRAE, AIA, USGBC and IES. While they donate time to meetings, conferences and presentations, they are helping to shape the future of innovative HVAC design standards and efficient construction practices. A recent collaboration between Big Ass Solutions and Harvard University will study how ultraviolet light and air movement can mitigate the spread of tuberculosis. Big Ass Solutions also offers online, on-demand courses and in-person continuing education. “Big Ass Fans has helped the A/E community make big advances in more passive natural ventilation solutions. They also practice what they preach by having a LEED facility and encouraging their staff to be actively engaged in professional activities,” observes a judge. “In speaking and participating in those areas (ASHRAE, AIA, USGBC, IES) their associates are helping to spread the word about a highly efficient component that should be integral to every HVAC strategy. And now they are exploring the greater health implications of their product, which is an interesting front in the industry,” says another judge. www.bigasssolutions.com, Circle 310

Since 2001, Smart Vent Products’ responsible corporate citizenship has included educating consumers, designers and government officials on floodplain management techniques. The company offers AIA-approved courses and has made a concerted effort to reach more than 5,000 professionals each year. Through their efforts, Smart Vent is able to provide critical information such as the most recent government rules and regulations to professionals working in floodplains. “Given the unstable and dangerous nature of the elements today, I think it is critical to better manage and survive flood conditions. I applaud Smart Vent for taking a leadership position on bringing this critical issue to bear, including offering a number of educational programs to help architects address an issue often ignored,” says a judge. “Its products are extremely timely and its outreach efforts to educate regulating bodies as well as industry professionals is commendable.” www.smartvent.com, Circle 309

Buckingham County Primary & Upper Elementary Schools at the Carter G. Woodson Education Complex Dillwyn, Va. The fight against childhood obesity has a new ally: creative architectural design. According to VMDO Architects, Charlottesville, Va. and their firm’s Foodsmart Kids design initiative, schools can be built to get our kids moving and making healthier food choices. And they’ve designed the LEED Gold Buckingham County Primary & Elementary Schools’ K-2 and 3-5 grade school campus to prove it. From organizing classrooms in a way that requires students to use the school’s main staircase multiple times a day to designing the cafeteria line to steer students toward better food choices, the VMDO team worked with specialized pediatricians to employ the right daylighting, bright colors and unique furniture to encourage interactivity, movement and overall health. The cafeteria features a demonstration area with a big counter so students can see their food being prepared, a food lab so they can prepare their own dishes and a garden where students grow their own fruits and vegetables to eat during the school day. “Training begins early so that later in life when kids walk into McDonalds they’re not on autopilot; they know the selections they’re responsible for making,” said architect Robert Moje, FAIA, LEED AP, VMDO. “Through the school’s design we’re challenging kids to make their own choices and understand that there are real life implications.” The schools were originally built as neighboring, standalone K-8 elementary and high schools; the latter was the local high school for African American students prior to the U.S. Supreme Court’s decision in Brown vs. the Board of Education, and sat vacant for 50 years until this project commenced in 2009. Today, the Buckingham County Primary & Elementary Schools’ building is a combination of renovation and additions that connects the current K-2 and 3-5 grade schools by way of a second story balcony. Because the two schools share communal spaces including the kitchen, cafeteria, library and music labs, the district was able to spend more on interior finishes―like the Hoki Stool, which encourages constant, subtle movement when in use. “The ultimate objective is for all kids to have a great, healthy environment to learn in,” said Moje.

a laboratory for sustainability The Golisano Institute for Sustainability (GIS) serves as an advanced laboratory for scientific discovery and experiential learning. Climate, context and the Institute’s mission were key drivers of the overall design. The building is composed of two shifted “bars” that together form a central galleria. The four-story north bar contains laboratories and test beds, mechanical spaces, and academic and student areas. The three-story south bar accommodates teaching spaces, administrative offices and

support areas, with a green roof above. The galleria, a central social/interactive space, connects and encloses part of the university’s pathway system. A soaring roof canopy spans the light-filled galleria and extends outward, providing an icon for the Institute and a gateway to the quadrangle beyond. The project actually improved the site through sustainable infrastructure strategies for permeability and rainwater management, including a bioretention area, dry swale, rain garden and vegetated roof.

and enabling the use of active chilled beam technology for cooling. The design of the high performance building envelope and the application of innovative radiant glass technology helped eliminate perimeter radiation systems. Pipes within the galleria floor are connected to eight 150-ft. deep geothermal wells. During cold months, fluid in the pipes brings heat from deep underground and releases it into the floor to warm the air in the building; in warmer months, heat from the slab is drawn into the ground by the circulating fluid.

Domed Skylight Gets ‘Finishing’ Touches new meets old The Alfond Inn embraces the surrounding campus’ SpanishMediterranean revival style, with softly curved corners, stucco and cast stone walls, wrought iron accents and high ceilings. Alfond Inn, Winter Park, Fla.

challenge: The domed skylight crowning the Alfond Inn’s atrium quickly became a key identifying feature of Rollins College campus’ new landmark hotel in Winter Park, Fla. The skylight-capped, 112-room destination opened Aug. 2013 and is one of only three hotels in the area. Located 30 minutes from Walt Disney World, the new boutique hotel is owned by Rollins College, Florida’s oldest post-secondary institution.

influence: The Alfond Inn embraces the surrounding campus’ Spanish-Mediterranean revival style and incorporates as much natural light as possible.

criteria: Durability, recycled and reusable materials, daylighting, energy efficiency and other environmental practices are all being reviewed by the U.S. Green Building Council for LEED Silver certification. The specification for the domed skylight requires paint coatings to meet rigorous testing performance standards, plus heat- and humidityresistance. Per AAMA-2605, the coating also must maintain its film integrity, color retention, chalk resistance, gloss retention, and erosion resistance properties for a minimum of 10 years on the South Florida testing site.

solution: Manufactured and installed by Super Sky Products Enterprises, this multi-slope, dome skylight with cupola and finial spans nearly 39 ft. in diameter. This signature glass structure is framed in aluminum, finished by Linetec in Valspar’s durable Fluropon Classic II bronze finish. As an environmentally responsible finisher, Linetec safely captures and destroys the liquid paints’ volatile organic compounds (VOC) content before the finished material arrives at the job site. “For projects seeking LEED certification and other green goals, choosing durable products with non-VOC finishes can be an important part of the selection and specification process,” explains Linetec’s senior marketing specialist, Tammy Schroeder, LEED green associate. Helping manage solar heat gain, the skylight also features Viracon’s high-performance, insulated laminated glazing units. Visit www.linetec.com or Circle

Bathroom Pods Help Complete Renovation

challenge: GE Johnson Construction performed the $57 million project at the historic Broadmoor West Hotel in Colorado Springs, Colo. The project involved a full “gut” renovation down to slab and rebuild of the entire stand-alone hotel. They also added 31 rooms to the building. The 26-week schedule was extremely aggressive.

influence: Prefabricated bathrooms were a critical part of GE Johnson’s strategy. The prefabricated bathroom pods were shipped to the site and slid into the structure from the side prior to erection of the facade.

“The factory-controlled environment where Oldcastle fabricates the bathroom pods facilitates automation, precision and strict quality control.”

criteria: Additionally, a hotel of this caliber demands a high level of finish.

solution: GE Johnson hit its scheduling goals with help from Oldcastle Modular’s prefabricated bathrooms. Oldcastle delivered 175 prefabricated bathroom pods for the 5-Star Broadmoor West, helping GE Johnson Construction complete the hotel project within the tight time schedule. The ability of Oldcastle Modular bathroom pods to accelerate the schedule was just one reason GE Johnson included them in their integrated approach. The factory-controlled environment where Oldcastle fabricates the bathroom pods facilitates automation, precision and strict quality control, helping the project achieve quality goals as well. Oldcastle worked closely with GE Johnson Construction throughout the planning, design, manufacture, and installation of the bathroom pods. The custom-built, prefabricated luxury bathrooms are extremely high end, fivefixture bathrooms that include double sinks, a stand-alone soaking tub, separate marble walled shower stall and a private toilet closet, in addition to a marble tiled floor. Memorial Museum Store Brings Light into Design

challenge: The National September 11 Memorial & Museum at the World Trade Center Foundation wanted a retail space for the Museum Store appropriate for the visitors’ journey throughout the memorial, while also providing an opportunity to purchase commemorative items. The Foundation tasked architectural firm Callison with designing the space.

influence: Given the project’s high-profile nature, the number of visitors and the sensitivities surrounding the museum, Callison needed to create a design that would strike the appropriate chord for the 2.5 million expected annual visitors, while also considering the need for durability associated with the high volume of traffic.

“Corian Glacier Ice provided an innovative way to bring light into the design; more than 90% of the walls in the museum store are made with DuPont Corian.” criteria: A critical element of the chosen design would be to convey a sense of light—coordinating with the overall museum design, but also providing contrast, offering brightness and warmth for visitors finishing their museum tour.

solution: DuPont Building Innovations donated more than 240 sheets of Corian Glacier Ice to help Callison achieve its vision for the Museum Store. The appreciation of light was a major consideration for the design, and Corian Glacier Ice provided an innovative way to bring light into the design. challenge: Levi’s Stadium in Santa Clara, Calif., new home of the San Francisco 49ers, is designed for use for a wide range of events besides football, including soccer, motocross, concerts and civic events. Woodland, Calif.-based architectural and structural precast building systems manufacturer Clark Pacific was chosen to produce the precast for the project. The stadium construction project boasted a unique “green-focused” philosophy with an eye toward sustainability. The stadium incorporates photovoltaic panels, a green roof, water-conserving plumbing systems, sophisticated building control systems, and recycled materials. visibility with little heat

LS3P Architects, in their design of the newest addition to Coastal Carolina University's College of Science complex, specified the first commercial low-E glass product with a visible light transmission (VLT) above 50% and a solar heat gain coefficient (SHGC) below 0.25. The glazing, SunGuard SNX 51/23, is a triple-silver coating glazing with a VLT of 51% and an ultra-low SHGC of 0.23. “The low solar heat gain coefficient helped us to reach high energy efficiency targets and achieve LEED qualifications without a reduction in desired glazing quantities,” said Daniel J. Scheaffer, AIA, LEED BD+C, senior associate architect at LS3P. Furthermore, he said the new glazing option allowed the firm to stay within budget. "The product performs as well as comparable glazing with dark or reflective tints, while also providing the visible light transmission the design demanded.” A new addition to the SunGuard portfolio, SNX 51/23 also offers low reflectivity and a neutral blue appearance compared to other triple-silver low-E coatings. It is available on clear, green, UltraWhite, CrystalGray, gray and TwilightGreen substrates, in both annealed and heat treatable versions. Circle 375
