The surrounding, mostly single-family neighborhood is dominated by small homes sited on streets without curbs, gutters or sidewalks. Most of the area houses are postWorld War II ranches on tree shaded lots.


Analysis

Parking The property has new driveway starting with single drive approach that widens out to a two-car wide driveway leading to an attached single car garage. Three cars can park off-street on the lot: two in the driveway and one in the garage. Two cars can park on the street out front. Unruly Guests/Security The property will be listed on the AirBNB site. The management company states it has years of experience in properly hosting guests and has developed a three-part system to eliminate problem situations: 1. Screen potential guests before they have the chance to reserve the home – Guests must have a Five Star rating to rent, no parties or gatherings. 2. If a guest passes through the initial screening but causes problems - The property utilizes noise monitoring hardware, external cameras, and electronic locking system. 3. If guests need to be removed – Reservations are canceled, management works with guest to leave, and local authorities called as last resort. Trash Removal Trash pick-up will be provided weekly via Ted’s Trash Service. Inspections The property has been inspected by the Fire Inspector and passed the Initial Short-Term Rental Safety Inspection. There are no other Short-Term rentals in this area, therefore this application follows the density limitations of the City Code.

Staff recommends APPROVAL of this Short-Term Rental with the following conditions: 1.The Short-Term Rental shall obtain a business license in accordance with the City Code and comply with Article 3, Chapter 5 of the City Code. The occupation license number shall be listed on all advertisements and online platforms. 2.The business must comply with all safety and other standards established by Section 14-420 of the City Code. 3.The maximum occupancy of the premises shall be limited to six.
